If you just wing each interview, the direction, tone and outcome of each conversation can vary wildly, making it more difficult to compare candidates to each other. The outcome of this can be that, despite spending all that time interviewing people, to a certain extent, you’re still none the wiser. Then, the chances are, when it comes to deciding who to hire, you’re going to go with your gut, as you won’t reliably be able to compare one answer to another because you didn’t ask each candidate a few standard questions you can compare them by. So, a little planning can go a long way towards helping you make an informed and considered choice of who to hire, as opposed to just sitting down with each individuals, having a completely random chat, and then hoping you get it right.
Mistake 2
- OVERVALUING EXPERIENCE
It is risky to bet too heavily on how much experience a person has, when there are so many factors that determine whether someone will be successful in the role and a good fit for your organisation. An applicant’s skills, knowledge, aptitude and personality all factor into the equation. Because experience is a tangible and measurable component, it is very easy to overvalue it above less easily measurable factors such as intelligence, drive, and other components of raw talent. Experience accumulates with time in the role and skills can be learned and acquired.
Hiring new employees is not an easy process. You’ve got to wade through a mountain of applications, weed out the few you’re interested in and then interview all the candidates – all while still running your company. But if you want your company to grow, you need to hire the right people. You need people that are not only right for the now but can also help you move the business towards bigger and better things in the future. This is especially so for smaller businesses and startups because they have fewer employees and a limited income with which to work. For these companies every single dollar they spend on finding and hiring an employee can affect their longer term success, meaning it’s vital that they avoid making major mistakes while hiring. But the trouble is that running a small business is hard work and there often simply isn’t the time to commit to a thorough hiring process; and as result, corners get cut. The good news is that your competitors are probably making these mistakes whilst hiring as well. This means there’s an opportunity for you to seize; to waste less time and money by hiring right so you can get back to running your company.
Mistake 1
- NOT HAVING AN INTERVIEW PLAN
The single biggest hiring mistake small business owners make is winging it or not having an interview plan. At best they’ll have a few questions written down on a piece of paper, but little else. You need to treat an interview like a deductive science. You’ve sorted through all the resumes and selected the best individuals to be interviewed – but now you need a better way of evaluating their suitability for the role than just having a chat and going with your gut. You achieve this by having an interview plan. First – decide what questions are the most important, and ask them to each candidate.
Your next great employee might be someone with limited experience, but who has fantastic aptitude and flexibility. Placing too much stock on a heavy list of qualifications in your job description, or only considering applicants with x amount of experience and not considering other factors, means you might be turning a blindeye to someone better suited to the role and your company’s culture. However, this is a double-edged sword and there is a flip side. If you’re looking to hire someone without any experience in the hope of finding someone cheaper – you might be buying into a false economy. Ignoring a candidate with what you consider to be necessary experience in the hope of saving a few thousand dollars a year by hiring an unproven person, might not actually save you anything, due to the amount of on-the-job training and potentially decreased productivity the less experienced employee will deliver. So, as with all aspects of running your business, you need to find a balance. But it definitely pays to consider more than just the experience a candidate comes with. You want someone with the potential to grow into the perfect for your company.
Mistake 3
- ASSUMING THE HIRING PROCESS ENDS ONCE THEY’RE HIRED
This is a common mistake many small business owners make. An employee’s productivity is comprised of 50 percent ability [the reasons you hired them], and 50 percent of what happens once they’re in the workplace. So conducting a good interview, offering that promising person the job and them saying ‘yes’ is only half the task. Employees need to be properly induced and introduced to your company, well trained and supported. It doesn’t matter how impressed you are with someone’s potential – poor training, insufficient access to resources, and little feedback will add up to poor job satisfaction and this will impact their performance. So recruitment doesn’t stop at the ‘welcome aboard’ handshake – you need to make sure they are introduced, trained and supported every step of the way.

be proactive in asking whatever builder they choose for a written contract, ideally for any job regardless of the size and cost,” he says. The survey also revealed that only 44 percent of homeowners had a building guarantee in place for their last build or renovation in the past 10 years, 47 percent did not have a guarantee, and eight percent were unsure.
A survey released by NZ Certified Builders (NZCB) found that 50 percent of homeowners who had used a builder to renovate or build a home in the last 10 years, mostly in the past two to five years, did not have a written contract. Of the work done without a written contract, 23 percent was for work valued at over $30,000. NZCB chief executive Grant Florence says this level of complacency about written contracts is consistent with the findings in NZCB’s previous survey
undertaken in 2016, and it is worrying that this is still the case despite the fact that a legislative change in 2015 made written contracts mandatory for building work over $30,000.

News “That’s why NZCB introduced our own proprietary building guarantee in 2016, called Halo, which we require our members (on a mandatory basis) to apply to every new home build or building alteration over $30,000 that they undertake.” The most comprehensive building guarantee currently available in New Zealand, Halo stacks up well against other building guarantees in a recent Consumer NZ comparison. As well as being underwritten by Lloyds, it is independently managed, which ensures there is no conflict of interest in the management of claims. Comprehensive coverage and financial strength were the two most highly-ranked attributes sought for a building guarantee by survey respondents. “Given that only about one third of all builders in New Zealand are members of NZCB, there is obviously a lot of work being undertaken by other builders that
do not have access to Halo and do not have the same imperative as our members to ensure there is a building guarantee in place for high-value work. This again reinforces the need for consumers to be proactive about the whole contractual arrangement,” Grant says. In addition to complacency about the paperwork, the survey also indicates that homeowners could be more proactive about managing potential seismic risks. Less than one in five respondents that had undertaken building work in the last 10 years said they had seismic work actively included in their last build or renovation. “The data suggests that although there were small increases in people actively specifying seismic work as part of a building project immediately following the 2011 and 2016 major quakes, this tends to taper off and be less ‘front of mind’ for Kiwis as time goes on,” he says.
Key findings • The 2018 survey revealed more NZ homeowners had used a builder in the last 10 years (51%) than in 2016 (48%), and this is reinforced by the finding that nearly half (45%) of the 2018 respondents had used a builder in the past two years • Nearly twice as many respondents who had used a builder in the past 10 years, did so for renovations (33%) vs new builds (18%). However, this represented an increase in new builds on 2016 (14%) • A new question added in the 2018 survey was: “After selecting your builder, how long did it take for the actual building work to commence?” The results show that delays of more than four months are becoming increasingly common – at 23% for building projects in the past two years compared to
18% for building projects in the past three to 10 years • Less than one in five respondents (19%) said they specifically included seismic work (such as strengthening, tying foundations, and chimney removals) in their last building or renovating project • A larger proportion of respondents proactively included seismic work in the last two years (21%) than in the last three to five years (12%), while the proportion was highest (25%) for those whose last project was in the past six to 10 years (the period following the 2011 Canterbury earthquake). • A larger proportion of respondents from rural areas (27%) proactively included seismic work, than those from metropolitan areas (21%), towns (13%) and provincial cities (12%).

These days as working from home – at least some of the time - becomes a more realistic option for many of us, it makes sense to include a home office or home-based workspace as part of your build plan.
Furniture I have seen many built-in desks in new or newly renovated homes. Often seen as a space saver (probably more so when we were still trying to fit a computer zone into that tiny, unused space), these types of desks/shelves are frequently built-in too high, and don’t allow for any flexibility of positioning. I’ve also seen some beautiful old desks used as computer desks which, while they might look good, are usually designed for writing, not typing. Both of these elements restrict your ability to adjust the sitting height upward.
It’s not really all that long ago, as computers started to infiltrate our home lives, you might have created your ‘office’ in what was perceived as otherwise ‘wasted’ space under stairs or in cupboards.
These spaces were fine if all you needed to do was check a few emails (possibly via dial-up!) or briefly logon to look up some information, but they were definitely not designed for you to be at your desks for long periods of time. Usually cramped and deliberately tucked ‘out of the way’ so that you could close the door on ugly computer ware and printers, they were less than ideal for setting up an efficient workstation. Over the past five or so years though, digital connectivity has seen our work options change dramatically. As long as we’ve got decent internet access, we can easily work from home - so realistically, with real work to be done, you don’t want to be tucked under the stairs or stuck out on the landing! There are quite a few things to consider when creating a study or home office though, and it is well worthwhile doing some planning with your builder/ architect, to optimise this space. Things to consider include:
Location Consider which room to use for your office, particularly in terms of the lighting. For instance, to reduce glare and heat from the sun at different times of the day, a room with windows which 8 | B&R
My advice is to buy yourself a specific computer desk, and if it’s within your budget, preferably one that’s electrically height adjustable so you can work both sitting and standing. A decent office chair is also important and these days and can blend in nicely with the rest of your decor. Look for a chair with good padding, adjustable height and back angle, and one which is easy to adjust. faces east, north or west will need good light control. The size of the window as well as aspect should be considered.
Computer cabling Make sure that you allow for appropriate cabling, particularly if you are likely to have high computer use, or more than one computer in your workspace, either now or in the future.
Light fittings The trend for light fittings these days tends to be downlights, however they are not always positioned in the best place for computer screens. If you are

planning to install these, see if you can get LEDs with a wide angle and have one positioned above where you are planning to put your desk, so that light goes onto your screen, not into it. Otherwise, you may need to take up space on your desk and use a desk lamp.
Colour schemes Walls which are painted a dark colour make a room feel smaller and like they are soaking up the light; this makes the room feel dark, which is not ideal for working in. And if the room has a lot of sunlight, lighter colours can make it feel too bright. Head for something which is neutral,

Not only will it look great and function well, getting elements such as the lighting, furniture type and placement right, means that you will also be more productive in what is your very own work space. Also the dissolving of separation between inside and out makes it common for parties to easily spill in and out often gathering around the outside BBQ. This lack of separate rooms and seamless flow accommodates today’s informal style of entertaining easily. It provides multiple stages for people to gather in smaller groups whilst still being able to see and interact with all. Grand designs Variety, flexibility and openness are all important. Aspects such as lighting and how it can vary mood and atmosphere is very important. You don’t want a place flooded with even strong light; a mood killer in the evening if ever there was. Acoustics is also important but often overlooked. That ability to easily have conversations whilst also having the background murmur of others around enhances the experience. Hard surfaces everywhere with the subsequent unpleasant reverberations this causes can also ruin a nice ambience. All these sorts of considerations go towards making a house more than just a home as a sanctuary for those that live there, but also a social place one can share with others and have the pleasant human interactions we all need and enjoy. What about the future though? What impact will emerging technologies have on our houses and how we entertain?
Will the extrapolation of virtual reality technologies and the ability to inhabit more and more realistic avatars change once again how we interact?
Will dwellings of the future be devised to enable this with spaces so infused with technology that they become the locus for our social life?
If these simulated worlds become so advanced that they are virtually indistinguishable from reality, will we interact with each other more via simulated environments and our avatars?

New Zealand is a young nation, in a postcolonial sense, but you can only have buildings that come to be 500 years old if you keep the ones that are 150 years old, William says. “I wonder if there’s a general apathy towards our cultural heritage, or if rather there is a path of least resistance that people are pressured into.” One local group committed to preserving Christchurch’s cultural heritage is local counselling charity, Home & Family /Te Whare Manaaki Tangata. Home and Family was gifted the former Convent building on the corner of Barbadoes and St Asaph Streets and engaged Fulton Ross as its architect. Taking about four years from start to finish, the building stands proudly restored, respectful of its past and dutifully delivering on its new use. “One big challenge we faced,” William says, “was how to retain
the things that are of value while meeting all of the building code and satisfying council requirements for both building and resource consents.” The client brief included requirements for administration areas and counselling rooms, to retain the cultural value of the historic Chapel and to create an onsite eatery, ‘Good Habit Café.’ Because of the nature of the work of Home and Family, a certain level of privacy in the counselling areas was needed to be balanced against the open and inviting public spaces associated with the café. “We opened the building up to the St Asaph Street frontage to give Home and Family a stronger street presence as a fantastic, thriving hub, to tie in with the fact that they’re all about strengthening communities. “Home and Family are delighted to call such an amazing building home.”

These factors are interactive with each other and it’s a balancing act that’s worth getting right. If you insulate, you’ll be warmer. A warmer house will have a higher relative humidity (more water in the air) and is more likely to generate condensation if there is a lack of fresh air movement. So how do you go about doing this in a more sustainable way?
Considering the environmental effects of what we do can be daunting, but can also be simplified into thinking about using resources efficiently. Positively enough, this includes the use of our money, so we can be budget conscious too! Insulation then is perhaps the most cost effective measure we can employ. Done properly, this can even make the humble one-bar heater efficient. Heating has many choices open to you. The best advice is to size the selected system properly. Given that you should be well insulated, this reduces your heating demand, so be sure this is taken into account in the design and selection of systems. Fresh air will reduce condensation problems and can simply come in through open windows. Unfortunately, heat seems to go straight out! In winter, modern homes need a fresh air source and this can be found in straight forward heat recovery systems which will retain your dollars as well. A healthy home is predominantly one that has a high quality of indoor air. The biggest influence on this is around the choice of materials that you make for your home.

Simply choosing a low-toxicity paint, now almost standard, is a big step forward initially. Reducing the ability for mould to form (less condensation, more fresh warm air) is an even bigger step to remaining happy and healthy too.

Registered Master Landscapers started out in 1964 as a small network of local landscape professionals. From those early days the network has grown into a national incorporated association representing over 120 members. Known previously as Landscaping New Zealand, the Association undertook a major rebrand in 2018 to become what is today Registered Master Landscapers. “Our new name reflects the high level of business professionalism and expertise of our members,” Registered Master Landscapers acting chief executive, Janine Scott says. “When the public engage the services of a Registered Master Landscaper they can be assured they are employing skilled professionals, endorsed by a national Association. “Our Association is committed to promoting professionalism and
quality practices throughout the landscape industry.”
Membership To become a member, businesses must undergo an accreditation review that assesses both their business practices and skills in their area(s) of expertise. In addition, applicants must sign a code of ethics and are bound by the terms of the Association’s constitution to maintain professional standards. “It is these professional business standards that set Registered Master Landscapers apart from others in the landscape industry,” Janine says. The Association’s focus is on working closely with members to collaborate on initiatives that add value. Its plans include widening links with industry partners to deliver services and products that save time and money for members, and in turn flow on to benefit their customer’s experience. Being able to consider all areas in the crucial design stage ultimately produces a space with more value for offerings than one whose landscape or interior finishing’s must be designed around an existing structure. “When architect, landscaper and interior designer come together in designing the project, the combined end result can be often more beneficial than a typical piece-meal approach ,” Rob says. “All facets of the project design are coherent and well considered.”
Medium and high density housing The medium and high density development FGA undertakes eloquently reflects the needs of its target market, generally first home buyers and downsizers. The houses are smaller and designed more as a community of spaces, so external amenity design and landscape design become an integral part of the house design.
Social housing “It’s been a conscious choice for us to get involved with social housing work to utilise our skill
set and space planning for the more economical footprint house,” Rob says. FGA has substantial experience with social housing projects for clients such as Housing NZ. To improve and inspire the lives of those in social housing continues to be a strong focus.
Sustainability and energy efficient design Energy efficiency in architecture is being conscious about the footprint and the energy that is required to generate comfort in a house. An energy efficient house is more sustainable for the environment.

Case study Foley Group Architecture is no stranger to complex briefs and navigates specific challenges with vision and competence to create buildings of distinction. Project: New house Location: Rangiora Objective: Design and document the house Budget: $400,000 (including landscaping) Period: 5 months (3 months design, 2 months documentation) Foley Group was engaged by clients who wished for a threebedroom home with two living areas and two bathrooms, designed to be easy and relaxed, its thermal envelope to be of a high standard, and the house appearance to be modern, warm and inviting. “For an economic budget, we planned this house to have functional spaces that
opened into each other, and still maintained a high performance envelope. The house is sunny, warm, protective of its inhabitants, and comfortable to live in,” Rob says. The clients wanted cedar cladding, so this was incorporated into the budget control parameters that are in place on all projects, and designed accordingly. The house came in under budget at the completion of the project. “The clients are very happy living in their new house. It surpassed their expectations, and they were surprised with the volume of height in the living spaces. And of course very happy that the house was under budget.”
The average square footprint of a house is approximately 260sqm. “We can do that for 210sqm but design and build it better. That’s a better outcome,” Rob says. “It’s a significant trend which I think is a worthy trend of fostering, houses that are generally a bit smaller, more economic and well thought out. “The embracing of the market to that concept is quite encouraging, it means not necessarily that budgets are smaller but if you take a slightly smaller footprint and you design it well then you have more

Specialists in dairy design and construction, Darfield based Rural Building Solutions (RBS) operates within Canterbury and as far wide as the West Coast and Marlborough. Rural construction is unique in that it requires builders who are not only excellent at ‘plumb level and square’ but also who understand large rural sites, the challenges and opportunities of the natural terrain, and the logistics of moving animals, vehicles and large equipment with ease, every day and in all weathers. RBS is highly experienced in the complex requirements of each farm, and takes individual situations into account when custom designing milking parlours, feed pads, silage bunkers, effluent systems and more. RBS does not subcontract out their project management, building or concrete placing, their builders are onsite every day of the build. “We prefer to be onsite from start to finish, avoiding slippages in the programme, seamlessly managing demarcation of different services, and resolving issues as or before they arise. “Farming is a livelihood and efficient site coordination is crucial to completing a project smoothly and efficiently and not obstructing people’s livelihood, particularly on large, complex builds which are part and parcel for our team,” Nigel acknowledges. RBS recently completed two extensive dairy projects including sheds, large feed pads and silage bunkers for two brothers. On the first project, 2,245 cubic metres of concrete was used. RBS took the projects from the building consent and earthworks stages through to completion without a hitch and within approximately 12 months each because of efficient site coordination and good clear communication.

21st century farming The technology used in farming today is impressive and the knowledge gained from it allows farmers to continually improve and modernise their practices. For example, many farmers are no longer taking a reactive approach to environmental compliance but are taking a holistic view of their farm and its environmental future. Minimum compliance is not the aim for these farmers, rather they wish to do things properly first time round, and future proof their business so they are always ahead of the game.
This has resulted in RBS doing more full-site projects rather than just individual sheds. “We are increasingly working with farmers who wish to establish the full complement of dairy management systems to cover milking, feeding, and effluent management,” Nigel says. “This reflects farmers looking to the future and planning extensively. builds can include such features as recycling effluent water to wash down yards, and solar powered backing gates. Other advanced technologies in use on farms today include solenoids on centre pivots (irrigation), so that certain valves can be set to turn off when going over troughs and streams to reduce water waste. Soil mapping and moisture metering economises the use of irrigation water in heavy soil areas whilst minimising nutrient loss and nitrogen run off in areas
identified as not being as capable of holding moisture.
