Home Heating
Heat friendly home design Homes can be designed to be naturally warm in winter and cool in summer, if they’re built using passive heating concepts. The idea behind passive heating is to maximise a home’s ability to absorb and retain the sun’s natural heat to create a more comfortable home and minimise energy bills.
The aim is to control the temperature and ventilation of a home without the use of appliances that consume energy. Embrace these simple concepts when you build for a much more comfortable and energy efficient home.
Good passive design includes: House orientation – your home should ideally be positioned as far as possible away from neighbouring buildings that might block north sun. Note that in winter, objects cast shadows up to three times their height, blocking out sunlight. It is also important to decide which rooms you want to be the sunniest; typically living spaces are chosen. Shade protection – wide eaves are a useful feature to help shade from the harsh sun in summer and provide increased weather protection in winter.
Insulation – well insulated homes are capable of using heat from the sun more effectively to retain heat and also slow the flow of heat loss. Plus it maintains a more constant internal temperature to reduce the need for heating. Window placement – larger windows should face the sun to capture the warmth while south-facing windows, which receive minimal sun, should be small to avoid heat loss. All windows should be double glazed as a minimum standard. Colour consideration – if you live in a cooler environment use dark coloured roofing
material to absorb heat, and likewise if you live in a warmer environment use light coloured roofing to reflect the suns rays. Ventilation – use window joinery with security catches which allow windows to remain partially open to help ventilate the home and remove condensation. Draughts – once a house is well-insulated and appropriately glazed, the biggest potential heat loss is through draughts around windows and doors. Use weather-stripping and high-quality sealants to reduce air leakage.

The benefits of home ventilation Wintry days are settling in and families around the country are doing their best to prevent the cold weather from getting inside. In an ideal world every home would have sufficient insulation, heating and ventilation – unfortunately that is not the case in thousands of Kiwi homes.
A lot of New Zealanders avoid using their heaters during winter, fearing hefty power bills. But by making the right choices you could save on the cost of heating while providing a healthier environment for your family. A typical household will produce about 12 litres of water per day from cooking, showering and
general living – the equivalent of a big bucket of moisture sloshing around your home. It’s easy to see how fast a healthy home could transform into a damp, unhealthy one and that it would take more than the occasional opening of a few windows to dry it out. Ventilation systems are the most effective way to reduce excess water vapour. They continuously push out the moisture-laden, stale air, replacing it with fresher, drier air. “Good ventilation and home heating are essential for maintaining air quality,” says DVS managing director Tony Sandes. “While you can’t heat your home with a ventilation system, you can make it drier and healthier. Dry air is quicker to heat as opposed to damp air – which helps to reduce the cost of heating.” Ventilating your home properly
removes the excess damp, moisture-filled air and improves the overall air quality inside the house, making it much healthier for you and your family. And, once it’s installed, a DVS ventilation system costs from just eight cents a day to run, making it a good investment for not only the wellbeing of your family, but also the value of your home. Another way to save on the cost of heating is to make the best use of the heat you’ve already paid for with the help of a heat transfer system.
While you may have a perfectly good heating source in large living spaces - such as a wood burner - the heat it generates does not always extend to other areas of the house and it’s not within everyone’s reach to individually heat each room. It’s believed more than half of the people in New Zealand (58 percent) own at least one dog or cat, and chances are they live inside. But that doesn’t mean your home has to suffer. Making your home aesthetically and ergonomically pet-proof could be easier than you realise. Here are some top tips for sophisticated yet comfortable homes where you and your pets can share the space (and it won’t look like or smell like 20 animals live inside). Flooring Hard-surfaced floors like polished wood, concrete or ceramic tiles are aesthetically sleek and elegant, easy to clean, resistant to stains and provide a cool place for the pet(s) to nap on inescapably warm days. Avoid porous materials like marble or natural stones that trap grime. Rugs Rugs are a much better alternative than wall to wall carpets which seal odours in. It’s also much cheaper and easier to replace a rug than it is carpet, should either become irreparably soiled. • Small, tight patterns mask stains better than large blocks of colour • Indoor/outdoor rugs give that soft interior feel but are easy to clean •
Low-pile fabric is flatter, more tightly woven and doesn’t have as wide-loop strands so it’s harder for cats to sink their claws into

• Opt for fibres and textiles that are colour-fast and can be scrubbed. Upholstery, fabrics and bedding Whether it’s the sofa or cushions or even the bedding, make sure it lasts as long as possible and retains all its aesthetic glory. Furthermore, co-ordinating your colours and accessorising your home to compliment the colour of your pet will help mask any hair shed. •
Use a throw to add style, texture and warmth to a room while protecting the lounge suite from damage

Final tips: • Choose your pet’s toys wisely – this could make all the difference between your pet keeping entertained in their own company and destroying the entire home in your absence. Dogs in particular need something to chew on; avoid smelly, messy bones and pigs’ ears for when you’re away and opt instead for rubber toys that offer the same relief without the mess • Know where to splurge and where to save – put your money into something more likely to last and less likely to be ruined, like artwork over a lounge suite • Hanging shelves have a dual purpose – not only are they a cool way to display decorative details but they provide another height level within the home to prevent cats from clawing their way up good furniture • Litter boxes – there are plenty of sleek and subtle litter boxes these days designed to cover the litter and minimise the amount of it traipsed around. The latest design? Cats have to jump down through a small hole in the roof and climb back out through the same entrance.

Animal mud-room Transforming any mud-room or suitable entry-zone into an animal friendly mud-room has many benefits.

Twenty years ago, the idea of creating a dedicated space in our homes for our children to study was simply not on the radar. And even now, the thought of creating something ergonomically sound and peaceful for them is still a bit radical.
If you are planning to design a specific office space, look at the type of lights you have installed. Task specific lights such as floor and desk lamps can also be used to improve overall lighting on the computer.
However, having spent almost two decades helping adults deal with the effects of poorly set up commercial workspaces – for example, sore necks, tight shoulders, back ache, headaches and eyestrain – coupled with the fact that many children are now using digital devices from kindergarten age, I know that by creating a safe work space and cultivating good habits at home they will form lifelong, positive work habits that will serve them well in the future.
”
Doing this is not too difficult, but it does require forethought before you start work on your home. Here are some ideas to consider when planning a space for your children in your renovations or new home build. If you’re not a DIY enthusiast, you may want to share these ideas with your architect, designer and/ or your builder. 1. If there is adequate space, consider creating a dedicated study area which allows your child to work uninterrupted. This lets them get their homework and study done so that they can then actually relax in the other spaces at home (their bedroom and your shared lounge areas). If they are going to be working online when 10 | B&R
they are younger, this will ideally still be in a shared space so that you can monitor their online activity. However, it’s not only about safety, as it can also help them form good work habits, like moving into a ‘work zone’ for the brain. If possible, avoid the temptation of squeezing a tiny computer desk into a gap under the stairs or in a cupboard. All too often this is a poorly lit space and is not

conducive to them feeling good about having to study there. If you want your child to be focused and productive, being able to enjoy the space they’re studying in really helps. 2. You may be considering using a breakfast bar as a study space. This is fine, but if your child is going to be using a laptop there, you can make their set-up even more comfortable by making sure they have a separate keyboard,
and raising the laptop up so the eyes are level with the top of the screen (similarly if they are using a tablet, a separate keyboard will improve their situation, so they can put their tablet on a stand and spare the additional strain on their neck that comes with using a tablet flat). To make it easier for this to happen, you might want to consider some storage space either above or below the breakfast bar to keep these additional pieces of equipment out of the way and out of sight when they are not studying. Also, while sitting perched on a bar stool is fine for short periods, it just gets uncomfortable with pressure under the legs after a while, which is particularly true for younger children, who are much shorter. 3. If you are creating a built in desk or bench, that’s fine. But
Home Design given that it’s something you’re unlikely to change any time soon once it’s built, just make sure it’s at a comfortable, standard height that your children can ‘grow into’ – somewhere between 680 and 700mm is a good benchmark. To measure their ideal sitting height, have them sit on an adjustable office chair and measure from the floor up to the bottom of their elbow when held in a bent position with their forearms parallel to the floor (as if they are holding their hands over a keyboard). Depending on the age and height of your children, you may need to provide them with a footrest. 4. If you are getting them a freestanding desk, make sure it’s one that will suit the study space as this is often smaller than a commercial office space and can make the room feel tiny if the desk is too big. This is particularly no fun in your child’s bedroom, which is essentially their sanctuary and place to rest. 5. If you are looking at a multi-user and inter-generational workstation for yourself and your family,
you might want to look at an electrically adjustable desk and definitely a height adjustable office chair, again possibly with a footrest for children. 6. Choose a study space which has good natural lighting, but is not too bright. Conservatories used to be a favourite place for home based offices, but these are often too sunny and subsequently get too hot. Use of a room which faces south is handy as you don’t get direct sunlight coming in, but can still enjoy a view out. Ideally you want to position the monitor or laptop at 90⁰ to the window to avoid any direct sunlight shining onto the screen or your child looking out into sunlight. 7. If you are planning to design a specific office space, look at the type of lights you have installed. Task specific lights such as floor and desk lamps can also be used to improve overall lighting on the computer. Also consider your flooring. Hard flooring such as wood is fine, but if

using an office chair, make sure it isn’t too slippery. Tiles can be colder and harder, especially when standing at a height adjustable desk. If you are going to lay carpet, a shorter piled carpet is preferable in a study area as it is harder to move an office chair over the standard thicker carpet typically used in houses.

The future of grand designs in Canterbury By David Sheppard of Sheppard & Rout Architects
It would be safe to say that grand designs are in the minority and are not impacting the local property market to any measurable extent, thus preserving the prestige of the grand designs that do exist. A grand design, in Christchurch terms, would be seen as a large home or dwelling that exceeds 400 square metres in size, for example, one that is easily bigger than the current standard home.
Some smaller houses offering outstanding features can also be seen as grand designs. Our practice is involved in a range of residential projects. Less than 10 percent of these however, would be considered to be in the grand design range. Most are in good quality homes in the 200400 square metre range and there is an increasing range of clients moving into the sub 200 square metre range in both townhouse and stand-alone projects.
The stated desire of these clients is to spend less on “bricks and mortar” and to spend what is available on quality of life interests such as sports, vacations, overseas travel and so on. Many also state their income will cover for only basic needs. However, the practice has been fortunate to be commissioned to design a range of large homes over the past recent years. Their geographic spread has encompassed all of the likely areas including Akaroa, Cashmere and on out to Ohoka.

It is relatively rare for the client to ask for a contemporary style of home at this level in the market. The interior fit out is likely to be in traditional style as well. A small number of exceptions to this pattern have occurred where the client has embraced high quality contemporary design. the clients have added appealing high end art and artefacts both inside and out.
Buying and selling grand designs is limited to a small section of the market and while the entry level has risen a little in recent years, most households need to limit their purchase to suit their income level. There is also a discernible trend towards downsizing and interest in more urban living. Concerns for sustainability are working to some extent against living some distance from places of employment and increasing support for a range of more intensive developments.

For my husband Chris and I, living small began with a little sleep-out in his parents’ backyard when we were first married. It was approximately 3m wide and 9m long, with three pokey rooms fitted into it. It had a bedroom at each end (the larger of which we used as a living space), and an entry hall and bathroom in the middle. For a sleep out, it was generous, but as a house it was limited. It had originally been designed
as some sort of school building, not a home. I remember knocking my knees each morning on the dresser as I got out of our double bed (which was pushed against the wall on the other side). In the “living area” we had found a bench top on Trademe, but it didn’t have a sink or hob, and each night was like camping as I filled a small plastic tub from the bathroom sink to wash the dishes. It was less than ideal, but a wonderful place to start.

Grand Designs When we moved to Wellington so I could complete my Masters, we found an amazing single bedroom apartment in the city which had both a kitchen sink and plenty of room each side of the bed! It felt like luxury!
a little, because we decided to do something different, and buy an apartment. While it was true that you could get a freehold home in Rangiora with a garage and a backyard for the same price, this was a brandnew apartment right in the city, and it meant supporting a future where Christchurch could be vibrant at its core again.
The home was 55sqm, almost 30sqm bigger than our first place, and had everything we needed. Best of all, it had been designed specifically with compact living in mind. The kitchen opened towards the living space, which had a full width window at the end to make the room feel larger. The laundry was carefully tucked into the bathroom in a way that you’d never notice if you weren’t looking for it, and we even had a bath, in a “shower over bath” format. There were still limitations with our little home – we ended up storing a lot of our belongings under the bed and couch, because there weren’t many storage cupboards.
But not having storage cupboards also meant we didn’t accumulate things we couldn’t store, keeping our belongings to a minimum. Living small also meant we ventured out more. Many of our friends in Wellington also lived in compact homes, and in the evenings, we would sometimes gather at local eateries or walk along Cuba Street and the waterfront.
When you live in compact spaces, the city is your living room. In a way, each of our smaller homes, like building blocks, actually came together to impact the type of urban form and city that was created in central Wellington. A year after our return to Christchurch, Chris and I purchased our first home. It shocked some of our friends
We knew it wouldn’t be the same as the experience of denser living we had in Wellington, but we wanted to be a part of helping our city grow in that direction. Luckily for us, choosing this home was no sacrifice at all, rather the opposite. At 83sqm, our apartment is generous and unique. It has two bedrooms and a media room that could become a third bedroom if needed. The designer has pooled the floor area where you spend the most time – in the living space.

The laundry is in the bathroom, but both are a far more substantial size than we’ve had before. High ceilings, light colours and skylights all increase the sense of space. Unlike conventional apartment design, this building was retrofitted, which meant the apartment shape is more of a square than a rectangle, giving us a lot more glazing opportunities.
We love our little apartment. I wouldn’t want a bigger home because I know we would have more area to keep clean and would fill it with things we don’t need.

THE PLIGHT OF ‘TEMP-RENTERS’ New Zealanders dip into their pockets as they wait for their new homes.

Thousands of Kiwis are being forced to rent for longer than anticipated while they wait for their homes to be built or renovated, and the situation is not predicted to get better anytime soon.
We understand the plight that many people find themselves in and right now we are offering the opportunity for a family to live rent-free while their home is being built with us this summer.

In a recent survey undertaken by New Zealand homebuilding company Sentinel Homes, the cost of renting while people wait for their homes to be built is significant, and the number of ‘temp-renters’ is increasing. The average cost to rent based on an average building time for Sentinel customers, was $438 per week for 30 weeks, totalling $13,140. “Renting is the main form of temporary accommodation Kiwis opt for while waiting for their homes to be built,” says Sentinel Homes CEO Stuart Shutt. “Paying rent to a landlord obviously adds to the financial stress of building and renovating and our survey demonstrated that this is a growing problem. “While councils are working to reduce the time it takes to grant consents, Statistics New Zealand reports that in many regions across New Zealand including the Far North, Whangarei, ThamesCoromandel, Wellington, Kaikoura, Buller and Christchurch, dwellings
are being completed more slowly compared to the rest of the country. It’s an expensive wait,” he says. Statistics NZ data shows that it now takes around 10 months for a new home to be signed off after the dwelling consent is issued, an increase of four months compared to 10 years ago.

Your winter garden Now its winter, what can you do in the garden to keep on top of seasonal changes and best prepare your garden for a thriving spring season?
Lawns At this time of year, lawns can get mossy. You can use iron sulphate to control moss, or simply rake the lawn vigorously and remove the debris. If your lawn is poorly drained, you should think about putting in drains, or trees that absorb moisture, or if it’s too shady create more light.
Paths, decks and paved areas Hard surfaces such as timber decks and paving can also go mossy in winter. To control this, you can apply
bleach e.g. Chlorodux, or a product such as Wet & Forget. Apply it with a watering can or sprayer. If you use a water blaster on these surfaces it can roughen the surfaces, and make it easier for moss and moulds to grow.
Frosts Your frost-tender plants will need protection. Vegetables can be covered in a cloche, while tender ornamentals can have frost cloth put over them.
Vegetables You can plant garlic and shallot now – they can be planted on the shortest day and harvested on the longest day. Brassicas eg broccoli, strawberries and silver beet can also be planted now. Watch out for slugs and snails – use a product like Quash, which is safe around pets.
Fruiting plants Apples can be pruned in June. Remember, they need little pruning, especially dwarf apples, other than shaping the tree. Berryfruit can also be pruned – remove old canes and shoots of raspberries and

Giving new life to an old villa
Work is underway on Pzazz Building’s latest project in New Plymouth, where the team have undertaking a renovation on a 120-year-old villa.
The home had gone through a number of changes in its lifetime including relocation, recladding and an extension – not all coordinated or sympathetic to its original form. This project was completed in four stages:
Stage one: Lounge, kitchen and dining. Stripped back to a cleaner canvas on which to open up the lounge and kitchen, at the same time raising ceiling levels. From there the walls and ceilings were strapped and re-lined and a new kitchen installed.
Stage two: Laundry, hall and backdoor. A new back door was installed; the laundry and hallway fully stripped back.
Stage three: Hallway and bedroom. The new hallway has cavity sliding doors; the bedroom ceiling was raised and a double slider installed, along
with an inbuilt entertainment and wardrobe system.

Affordable housing in Arrowtown is a step closer to reality after vacant land was transferred to the Queenstown Lakes Community Housing Trust (QLCHT) in April.
The Queenstown Lakes District Council approved a 3.6ha site on Jopp Street to be assigned to the Trust to build 65 homes for a mixed tenure development. The Trust proposes to build 65 homes, comprising five onebedroom units, 20 two-bedroom homes, 36 three-bedroom homes and four four-bedroom homes. A mixed tenure development model is envisaged with the homes being allocated to the Trust’s various programmes, including its new assistedownership model Secure Home,
affordable rentals, rent-to-buy and senior housing.

With nearly 600 households on its waiting list, the Trust has had no shortage of demand in the district. A survey of Arrowtown renters undertaken by the Trust in 2017, revealed 89 percent of
the 122 Arrowtown respondents were interested in future rental accommodation options with QLCHT. The Trust anticipates civil works will commence later this year, with building construction to start in 12-15 months.
“It has been a long time in the making for us, and we’re incredibly grateful to the current Council for bringing it to fruition.” The total project is estimated to cost QLCHT $27 million. While some of this will be recovered through secure home sales, the Trust will be seeking additional funding from other avenues. “We have already commenced high-level discussions with local community trusts and Central Government, to tap into

New Zealanders have put over 10,000 homes through the free HomeFit online check, which was launched in midNovember by the not for profit New Zealand Green Building Council as a bid to improve Kiwi homes. Of the homes run through the HomeFit online check, around 400 met the warm, safe and dry standards.
Around 420 more homes were close to passing and needed just one improvement. The most common improvement needed was more ceiling insulation.

Besides the free online check, which thousands of Kiwis are already using, those that want to prove to others that a home is warm, safe and dry can put their home through a full, independent appraisal, carried out by a trained assessor. Those that pass can then display the HomeFit stamp, showing to prospective buyers that their home is warm, dry, safe and efficient. The online check is available at homefit.org.nz and contains around 20 questions before providing a tailored report on
the home, detailing how warm, safe, efficient and dry it is. And, if it isn’t, how to improve it. Around half of New Zealand homes have visible mould. Half of New Zealand adults say they live in a cold house, and over 60 percent of Kiwis say their homes need repairs. Cold and damp New Zealand houses have been linked to asthma, rheumatic fever and respiratory infections. Respiratory disease affects 700,000 Kiwis, is responsible for almost 80,000 hospital admissions, one-third of which are children, and costs New Zealand $6 billion a year, according to the Asthma Foundation. HomeFit is supported by ANZ, Bayleys, Bunnings Warehouse, Contact, the Energy Efficiency and Conservation Authority, Mitre 10, Pink Batts, Plumbing World, and Rinnai.

Ra Dejardine is a Wellington property owner who wanted to be sure his family and tenants are living in warm, dry homes. He asked HomeFit assessor Craig Auty from Wellington’s Sustainability Trust to conduct a HomeFit assessment on each dwelling, including his own home.
Upon inspection, one of the dwellings met the HomeFit standard straight away. This house was the first HomeFit certification received since the launch. The two other dwellings required moderate upgrades and have since met HomeFit certification upon reinspection. As a landlord, Ra wanted to upgrade the tenanted properties to the criteria likely to come into
force over the next few years under the proposed Healthy Homes Standards. HomeFit has been designed to meet or exceed the proposed standards, which were released for public consultation prior to the launch of HomeFit in November.

Sustainable building solutions that work There are lots of things to consider when planning your new home or major renovation and one area rightfully deserving to be high on the list is sustainable building solutions.
Incorporating good environmental design before you commence a project is vitally important for the conservation and welfare of our limited natural resources, can save you money in the long run and can avoid costly alterations later on. Homestar is the official rating and certification programme, operated by the New Zealand Green Building Council, that evaluates the environmental attributes of New Zealand’s stand-alone homes in terms of energy, health and comfort, water, waste and more. The rating is on a scale from 1 to 10 (1 being very poor and 10 being world excellence). Many of the more problematic old kiwi homes
sit in the 2-3 star region - so there is plenty of room for improvement. With the introduction of a rating system homeowners are able to use Homestar to independently demonstrate the true value of their home. As the market develops and demand increases, homes with a higher star rating will be able to sell for more money. Many overseas countries are now requesting that homes be officially certified before they can be bought or sold, and it is expected that Homestar will be one of the biggest changes to the New Zealand residential market in years to come.
What a Homestar rated building looks like Homestar looks at many aspect of environmental and social sustainability within a home. It’s not all just about energy performance - the Homestar assessment framework is divided into seven main sections. A quick overview of the framework can be:
1) Energy, health and comfort Looking into energy efficiency throughout the house (space and water heating, whiteware, lighting and renewable energy), moisture control, noise control and useability for disabled people.
2) Water Focusing mainly on water conservation within the home, including rainwater harvesting and grey water recycling wherever possible.
3) Materials Ensuring you select environmentally certified materials, helping provide healthy indoor air quality and a more environmentally friendly supply chain for your home.
4) Waste Looking at waste management during the construction process as well as from user occupation.
5) Site Looking at items such as storm water runoff control, native ecology, access to regular transport connections and local amenities, etc.

What you need to know about subdividing Be it a large urban section, or a larger piece of rural land, subdividing can be a very effective means of maximising the value of a property.

Getting the lay of the land If you are thinking about subdividing a property, it’s useful to review the steps you’ll need to take.
Whether you are thinking of carving off the back of a section to make two lots, or developing a lifestyle block or a site that could be a large multi-development subdivision, the process is similar - it’s just the scale that changes. Checklist: • A feasibility study provides a thorough report on the subdivision options for the site as well as any restrictions, issues or considerations that should be known about before proceeding • A site investigation, including a geotechnical assessment
• A topographical survey, is required in most instances for subdivison/ engineering design • A Subdivision Scheme Plan is then prepared with input from a Licensed Cadastral Surveyor • Civil Engineering design for earthworks and site access, including roading, footpaths, driveways.
• Infrastructure design for the provision of sewage, water supply, stormwater drainage, power and telecommunication services • A subdivision consent is required for all types of subdivision and will include an Assessment of Environmental Effects
