How to create a cohesive colour palette

Just as clothes can date us, the colours you dress your home in can date it is as well – even when trying to follow the latest trends.

However, when you take the right steps you can end up with a cohesive colour palette that’s sure to dazzle. According to Olivia Skene, director and interior designer at Olivia Skene Design, trendy colour palettes currently include muted autumn tones and bright colours that have been greyed off. Some of Olivia’s favourite paint colours from 2020 are Dulux’s soft sage green. Also popular is Pantone’s classic blue. Olivia says that any shades in between are also on trend, ranging from greens, teals and blues and often accented with
terracotta, dusky pink and ochre coloured accessories. Although it’s exciting to introduce new colours in the home, even trendy colours can look dated if existing furnishings and homeware aren’t taken into account. In fact, Olivia advises clients that paint selection is one of the last steps in creating a colour palette. This is because when paint is chosen first, it immediately limits the accessories and furniture pieces that can be incorporated into the space. Unless you’re able to completely redecorate whenever you change

paint colours, it’s better to base your color palette on the furniture and accessories you already have and go from there. Sometimes homeowners turn to trendy colours because they don’t know where to start. That’s where a trusted interior designer can come in to provide guidance. When that happens, Olivia often asks clients about their favourite objects in the home so she can work those into the overall look. To illustrate her point, Olivia recalls a particular experience with a client and says, “I started with asking her what colours were her favourite and if she had any items she loved in her bedroom. “She only had one. A small mirrored trinket box. So, I asked her if she liked the duck egg blue colour of the edge of the glass. She did. “We chose a feminine, draped wallpaper for the bedhead wall and teamed that with textured white voile curtains, a lovely textured white duvet cover, duck egg throws and cushions.” Along similar lines, Olivia says to first look to surfaces and fixtures that are less likely to change

Blue, if used in a south facing bedroom, could feel too cold due to the light but perfectly fine on the north or west side of the home. “Be careful when selecting color as you need to compensate for the natural light available and which direction rooms are facing. What might be the perfect colour in your friends’ home may be terrible in yours.” and have limited colour choices; examples include flooring, cabinetry, benchtops, curtain fabrics and blinds. “Paint colour choices are endless so you can easily select the correct colour and tones to suit. There are so many shades of white and they all throw underlying colours,” says Olivia. Now, before you pick up that paintbrush, be sure to take a good look at the colours already on display in your home. The design process took inspiration from the local surroundings to create a unique exterior and interior form – specifically the grand pоhutukawa adjacent to the property, where the house gets its namesake.
The entry, tucked away, melds together with the rest of the exterior – it gives a sense of cohesion, connecting the sky with horizontal landscapes.

As you move to each space inside the home, interior spaces unfold from the bright, sky-lit core. “Each internal space has been oriented to take advantage of the
specific views over the Tauranga harbour, Mauao and the port of which have special meaning to the owner,” Stufkens + Chambers director, Steven Chambers says. The project includes a number of sustainable features, from recycled materials to passive solar design, from thermal mass to grey water harvesting. In the carport space, a ‘future proofed’ power source for electric car charging was included.

Avoiding
DIY disasters Home DIY projects are as much part of the Kiwi summer as jandals or barbecues, but they need a bit of planning.
While some rules around home renovation have been relaxed in recent times, it always pays to check the fine print before breaking out the tools and launching into a project. First of all, you should always find out if the planned work needs either building or resource consent, and check what
you can do versus what needs a qualified tradesperson. Worth remembering is building work is covered by both the Building Act and Resource Management Act, so both need checking. Ensuring DIY work is compliant will also help property owners ensure they don’t compromise any future property sales. It’s also important to think about how you build, especially how you clean up afterwards, as building activity can have a real impact on the environment.
What goes down drains will end up in the sea via the stormwater system, so it is important to keep the drains just for the rain. Concrete waste, paint, and even soil particles can have a devastating impact if they get washed into the stormwater system, streams or the sea. Paint brushes should be washed with running water onto open ground which will absorb the waste water and prevent the chemicals from reaching more vulnerable stream or marine environments.
Ezinets Back in the day, well before Ezinets was established, there was no fall protection whatsoever if you fell you hit the concrete. Ezinets was established because a couple of local building companies weren’t using nets. Therefore, we couldn’t put roofs on and there was a gap in the market that needed to be filled.
Building site safety has come a long way in in the last 10 years – in fact, it has improved dramatically and Ezinets was created to play its role in this development. Our system is very simple. When the builders have the frames up and the building is straightened and well braced, that is when the safety nets are installed before the trusses arrived. All our nets are tested and recertified every year – if a net fails its test the net is scrapped. Also, all Ezinets’ site supervisors have been FASET (Fall Arrest Safety Equipment Training) trained and certified. All of Ezinets’ nets are yellow to identify the business. With summer upon us, we’re all dreaming of days underneath the sweltering sun, whether that be at the family bach or reading a book on the deck at home.
But is your home ready for warmer temperatures? Here are four ways to protect your patch during sunny months.
Bug proof your home Summer means bugs come out of hibernation and crawl out in full force, popping up in every nook and cranny of your home – spiders creeping through the windows or flies buzzing around the ceiling. The first line of defense is making sure everything is properly sealed. Check for leaks, drafts and gaps around the house, fixing as needed. From there, spray the outdoor perimeter with spider spray and pesticides. If you have pets or small children, make sure these sprays are stored in secure places. Besides keeping your home tidy, such as cleaning up spare crumbs off the counter and vacuuming regularly, a key thing many people forget is that bugs are attracted to water. Damp environments are breeding and feeding grounds for bugs, especially mosquitos. Keep
gutters clear, and make sure to properly ventilate the bathroom.
Check in on your heat pump Ideally, you should be checking or changing the filters in your heat pump once a month, but it’s especially important for temperature control during the summer. A handy trick to clean your filters is to wash them in the dishwasher. As summer is on its way, try running your air conditioner to see if it’s cooling your home effectively and efficiently. The easiest way to do this is to leave the air conditioning on while you’re away to test it out. Clean excess debris around vents and exhausts, as well as from the main unit outside. If it’s still not up
to scratch, you can call a HVAC professional or tackle it yourself if you’re handy around the house.
Prepare your pipes Summer is perfect for inspecting your plumbing system – the weather is warm and there’s plenty of daylight to look at outdoor components of it. Your water consumption is bound to increase as it gets warmer, from increased lawn and garden irrigation to more showers, so it’s important to make sure your pipes are in tip top shape. Inspect your faucets, from sink, bath and shower faucets to faucets sitting around the perimeter of your property. Look out for corrosion; if you find significant levels of it, it’s best to replace it as soon as possible.
Keep a look out for ‘sweating pipes’, or pipes that appear as though they’re leaking, as well. It’s a waste of water, so wrapping your pipes like you do in winter prevents more waste than necessary.
Clean up your ceiling fans Chances are your ceiling fans have been collecting dust after a season of disuse. Dust and wash them so you’re not in for a dirty surprise once you turn them on again. One trick is to use an old pillowcase to get rid of dirt and dust before cleaning it. Stretch the pillowcase over the fan blade – then, slide the pillowcase against the blade, pulling the pillowcase back, allowing the pillowcase to catch the remaining dust. Repeat on each blade until finished. A little-known fun fact is that ceiling fans are designed to rotate differently depending on the season. In winter, your fan should rotate clockwise to distribute heat that rises; in the summer, your fan should run anti-clockwise at higher speeds to circulate a breeze around your home. Taking these steps ahead of time pays dividends throughout the summer, from smaller power bills to less headaches around the property, so you can play underneath the summer sun.

Is your yard ready for this summer’s lineup of barbecues? When compared to the rest of the home, outdoor spaces are often after thoughts even though they host much of the summer fun at home. One reason why some homeowners put off addressing any landscape design issues is because they don’t consider themselves gardeners and find yard maintenance intimidating.
However, when asked if you have to be a great gardener to have a great yard, One Square Rate managing director, Karl Odell says you don’t have to be a great gardener to have a great yard. This is where a landscape designer is helpful and can provide guidance. If you’re not known for having a green thumb, your yard can be designed with properly placed, hardy plants so that your yard doesn’t need a lot of maintenance.

Karl says, “I think if you can design your house with some consideration to the outside, you’ll end up with a much better landscape and something you will use all year round.” Preparing for summer Karl likes to think of outdoor spaces as an extension of the home. A popular trend in new homes includes decking that attach to the lounge or dining areas of the home.

Nevertheless, decking is just one way to create that desirable, indoor-outdoor flow.
In addition, Karl likes to bring attention to vertical aspects of landscape design including pergolas and similar structures that shelter from rain and walls and fences for wind protection. Altogether, they give a spatial, “outdoor room” feel to the space.
A properly watered yard makes the perfect backdrop for any summer activity. To keep your outdoor living space looking as fresh as possible, a well-designed irrigation system is a must. “We use dripper tube a lot, which just drips water under the surface and keeps plants watered. Having a system that’s attached to a timer is very important because the watering occurs at a time of the day which can be used most efficiently,” says Karl. With water conservation in mind, Karl says its best to water early in the morning when there’s not so much wind or heat. That way, water is less likely to evaporate and you can make the most of every drop.

Wouldn’t it be just wonderful to enjoy the sweet outdoors this summer without having to involuntary sneeze or pat down your runny nose and red watery eyes? Allergies are the bane of many allergy sufferers’ lives when it comes to this time of year. And for some it can be so severe that it sucks the joy out of everything they want to do in the great outdoors, even just sitting in their own garden.
The good news is that it doesn’t always have to be this way. No, I’m not talking about getting yourself down to the pharmacy to stack up on a shed load of hay fever tablets. I’m talking about heading into your garden

and eradicating plants which trigger allergies. Instead, you can enjoy your outdoor spaces by opting for bee-pollinated trees and shrubs. Trees and shrubs which have small, pale or insignificant flowers should be avoided as these plants use wind to spread pollen. Trees to avoid at all costs include wattles, ashes, elms, oaks, maples, pine, privet, willow and the large growing poplar or cottonwood. Flowers that are large, scented and brightly coloured attract bees with its colour and scent. The pollen is heavy and sticky and so is not as irritating to humans.

Mow your lawn early before the dew has dried to reduce the pollen which rises up to a metre above the lawn. If you think you can live without a lawn, replace it with paving or decking. But if you can’t, choose groundcovers such as thyme or mercury bay weed. Japanese
Scandi style New Zealanders have been looking abroad when it comes to bathroom trends, with Japanese Scandi style, also known as ‘Japandi’ style, being all the rage. By Claire Wright
Japandi draws from both traditional elements of Japanese design and sparce, rustic Scandinavian style. The two design philosophies, while seemingly different at first, actually share the main principle: minimalism. With minimalist design, specifically bathrooms, Japandi focuses on the functional aspect of the space without too much décor. It often brings elements of greenery inside, with a blend of white, black and splashes of nature. The melding of the two allows designers to expand the best aspects of both – with Scandinavian design, there’s more variance in texture and with Japanese design, there’s elements of colour and patterns that normally wouldn’t be found in what is considered ‘Scandi’.
Playing with colours As Japandi is characterised by contrasts, combining the neutral tones of Scandinavian design with striking shades or prints in

Smart storage solutions Stairs – ever thought of storing items in the stair risers? Or place drawers inside the steps so you can pull them out when you need something? It’s a great way to hide items and a bonus that it adds visual interest to your home. Furniture – ottomans, window seats with a lid, sofas with drawers in the bottom, beds with inbuilt storage, and trunks. These furniture pieces not only work as storage but they add character. Closets – build rows of shelves inside the closet and additionally, add rows of hooks to hold handbags or jewellery on the inside of the door. Hang an overthe-door rack or hook to keep things organised and out of sight. Walls – fringe your hallway with shelves or cabinets, particularly if you have a wide hallway. For something creative, add character with a wall decal. Want to store some books on a shelf? Apply a tree wall decal and attach the shelves high up in the tree. Remember: look up, look down, look inside and look behind for unused storage solutions around your home.

BY THE BOOK The latest changes to the Building Code will improve fire safety requirements, surface water drainage and waterproofing in bathrooms, kitchens and laundries. The changes will come into effect on November 4, 2021.
Manager of Building Performance and Engineering at MBIE, Dave Robson, says the changes support high density housing, will make consenting easier, and ensure buildings are safe, healthy and durable.
“We are going ahead with the majority of changes proposed earlier in the year with some amendments, after receiving mainly positive feedback through the consultation process. “Gathering sector feedback through public consultation is a vital part of the Building Code

We are making it easier to determine rainfall intensities for specific locations by updating rainfall intensity maps. “We are also introducing a new Acceptable Solution for waterproofing in bathrooms, kitchens and laundries by referencing the Waterproofing Membrane Association code of practice for internal wet-area membrane systems. After this update, MBIE will be moving to annual updates of the Building Code. The next update published will be in November 2021.
“MBIE is committed to updating the Building Code so that it keeps pace with innovation, current construction methods and the needs of modern society. “It provides clarity, consistency and certainty for the whole construction sector, including homeowners, designers, builders and building consent authorities,” he says. Mechanic gone mobile Since its establishment in 2018, Hadland Truck Services, has steadily grown over the past two years with multiple mobile workshops around the wider, Christchurch area. The New Zealand based, family owned and operated company has plans to expand further in the near future and is ready to take on more clients. Harmony on Hawthorne Street A 2020 winner of the Canterbury Architecture Award, the Hawthorne Street House in Strowan has turned heads with its “simple formal response to complex site constraints,” the judges said about the home. The modern home has a naturefocused feel, with large windows opening to the outside while retaining privacy. The interior of the home retains a cosy and tranquil atmosphere while keeping the house airy, with tall ceilings and open spaces.
When Sheppard & Rout director, Tim Dagg redesigned this home for him and his wife, one of the reasons was to create a larger kitchen, as Tim’s wife had a strong interest in food having worked as a caterer.
For six years, they lived happily on the property in an old, single storey bungalow. At first, they were satisfied with their quaint and charming home. Then, it was time for a serious upgrade. One of the main features that stood out on the property, both before the rebuild and after, is the natural and abundant foliage on the property. It was perfect for privacy and a spectacular view. “We were familiar with the site, and we chose to rebuild there because to the north, it had an established garden, quite a lot of existing native trees and a swimming pool. We kept all that in the design. “We built basically in the footprint of where the old bungalow was, though I did expand out to the sides a little bit to fit everything in,” Tim says.

another outdoor room. The key for the home retaining a spacious feel is the outdoor area, as well as building upwards.
“We were able to get some volume in the design by going two-storey and having some double height space and having a second mezzanine living space upstairs. “This looks out to the north with vegetation, and this provides a second living area, especially during the evenings during winter. It’s quite warm there.”

Clever fixes and materials Using a combination of natural materials, along with polished concrete floor slab, Tim aimed to design a low maintenance and energy efficient home. The Hawthorne Street House design used an abundance of different woods, from ash timber boarding in the hallway to Fijian kauri battens in the upstairs ensuite. The living room walls and ceiling are made of birch veneer. One of Tim’s hates is when a bedroom is facing the street with a large window where you can see the bed. A fix to this design was cladding the wall in polycarbonate, which brings light into the room without people seeing in.

After that, the polycarbonate was backlit with LED lights that can change colours. It’s become a talking point on the street, according to Tim, with multiple neighbours requesting different colour lighting on the house for their birthdays.
Even though the house has full north-facing glass, he didn’t want to rely on heat pumps for cooling in the summer. To fix this, there’s a metre and a half of roof overhang to provide shade to the glass and prevent solar gain. Another design principle used was sliding door windows downstairs, along with open electric skylights upstairs, to ensure warm air travels up and out of the house. Natural fixes for winter include extra-thick insulation and doubleglazed, thermally broken windows to retain internal heat. The Hawthorne Street House balances the best of both worlds – a modern and open feel with a relaxing and cosy interior.

There’s never been a better time to retrain or upskill in preparation to enter the construction and building sector, according to Doug Rodgers, Head of Faculty – Trades and Technology, at the Southern Institute of Technology (SIT).
“With the Government’s investment and focus on infrastructure in response to COVID-19, there are many opportunities for retraining and getting into a high-paying career in the construction and building sector,” he says. To support New Zealand’s recovery from the impacts of COVID-19, the Government announced a free training initiative in July, through the Targeted Training and Apprenticeships Fund (TTAF). The fund is available across a range of subjects, specifically targeting sectors with possible skill shortages. This is to encourage displaced workers into better employment options upon graduation, and to provide employers with employees who can be utilised to meet the demand in those industries.
Q: Will I get a fee-refund if I have already paid my fees? Yes – either directly, by a student loan reversal, or reinstatement of your first year Fees Free entitlement. It may take time for the refunds to be made, or for student loan borrowing or first year Fees Free entitlements to be adjusted. Warm and healthy homes are always popular – it’s all the choices made between the design and final walk through that are influenced by the latest trends. This includes architectural features and the application of natural materials.
New Zealand homes are notorious for being cold and drafty. However, with increased awareness and changes in housing standards, more builders are incorporating materials like insulated panels, thermally broken joinery and other building materials to keep the thermal envelope intact. Of course, the design and layout of a home can affect its overall thermal performance. Along similar lines, one reason why the pavilion style is popular with clients at David Reid Homes is because the layout allows homeowners to close off unoccupied areas of the home and heat the areas that are in use.
David Reid Homes Queenstown sales manager Justine McCall says, “The beauty of that is you can live in one pavilion, heat that, and when you do have your guests you can turn on your underfloor heating, or your radiators on in the guest wing. It just means that you’re not having to heat the whole home all at once.” Also, Justine says that if you have kids, it’s nice to be able to put them to bed on one side of the
house and do whatever you like in the main living area without disturbing them. Another benefit to the pavilion layout is that it allows for flexibility in design. For example, Justine says a lot of her clients in Queenstown really love pitched ceilings. Despite the stunning look of a pitched ceiling, it can require more energy to heat. Nevertheless, because of the
adaptability of a pavilion style home, one wing of the home can have a pitched ceiling and the other wing can have a standard, flat ceiling to cater to practical and aesthetic preferences. “It just gives you some opportunities to put in some architectural features in different areas of the home,” Justine says. A trend that looks like it will stay for the long haul includes the use of natural products. David Reid Homes and other builders are using a lot of natural products, like timber and stone, to highlight architectural features like chimneys and the previously mentioned pitched ceiling. Natural products add textural interest to a space and can be applied in a multitude of ways because they are often considered neutrals. As a result, major features in a home can still pop without dominating the space. Plus, it’s a great way to bring the outside in. Now Gina’s sister Amy, parents Ian and Diane, Amy’s husband Jason, and Jason’s brother Hayden all have roles within the business. While working in a family owned business could be a little complicated at times, Gina says she wouldn’t have it any other way.
Since establishing the business, the team was almost always booked out nine months in advance each year. To keep up with the demand, a builder, cabinet maker, boat builder and office manager had also joined the team.

The NZGBC is helping to make this happen by introducing robust authentication schemes, such as Green Star and Homestar, which measure the health, warmth and efficiency of New Zealand homes and buildings.
The Intergovernmental Panel on Climate Change says that we need to achieve net zero carbon emissions by 2050, and to reduce emissions by 50 percent by 2030, if we are to avoid a range of climate change impacts.

NZGBC’s rating tool Green Star is an internationally recognized sustainability rating system. It is used as a tool to support stakeholders in the property and construction sectors to design, construct and operate projects in a more sustainable, efficient, and productive way. The Green Star tool measures energy, water, materials, indoor environment quality (IEQ),
transport, land use and ecology, management, emissions, and innovation of homes and buildings. NZGBC chief executive Andrew Eagles says the benefits of choosing a Green Star home or building are lower running costs, productive occupants, lower carbon emissions, lower water usage and less waste to landfill.

Homestar measures the health, warmth, and efficiency of New Zealand homes, using a rating tool from 6 to 10. Homestar rates a home’s performance and environmental impact across several categories including density and resource efficiency; energy, health and comfort; water; waste; materials; site; home management; and an optional innovation category. Since certification started, the demand for Green Star buildings has already doubled in the last
two years and there are now 10,000 homes registered with Homestar, compared with the few hundred there used to be, Andrew says.
Kāinga Ora, a New Zealand housing government agency have also jumped on board and are now working alongside NZGBC.
This increase is due to more volume home builders wanting to know about Homestar, as well as ANZ offering a lower mortgage interest rate.
This has resulted in all their buildings being built to Six Homestar rating or above.
Through the authentication schemes, Andrew says he hopes to normalise having energy labels on all New Zealand homes in the future.
While this means thousands of New Zealand homes built by the government agency have to now be up to this standard, there have been a few challenges to get there, Andrew says.

THE IMPORTANCE OF AN INSULATED BUILDING Many builders and New Zealand home owners know that MAXRaft® is New Zealand’s premier insulated concrete slab foundation. the temperature, or lowers the temperature of the incoming air depending on the season. With this controlled air ventilation, the air coming into the home is filtered; even with the windows closed, fresh air is always being introduced into the home. This filtered and constant fresh air supply accounts in part for the reduction in sickness and improvement in quality of sleep. Getting back to the three pillars, Quality of Construction is at the top. Irrespective of budget, DCD’s quality of build is both evident and measurable. In its airtight constructed homes, DCD has achieved a 0.62 ACH
airtightness rating or better. As a point of reference, Passive House airtightness standard is 0.6 Air Changes per Hour (ACH). Most homes in NZ are in the range of 4 - 6 Air Changes per Hour. With two homes achieving a better than 0.26 ACH rating, DCD is setting the benchmark for consistent airtightness performance across a variety of building types, materials and sizes. “Our best airtightness rating came from the smallest home we have constructed. Smaller homes are more challenging to achieve airtightness so we are very proud of that result, especially as it was our first conventional SIPS home”. The first home DCD constructed was a SIPS home of a different type. Instead of the typical OSB sandwich over rigid insulation, these SIPS panels were timber frames fabricated off-site in Christchurch which were delivered to site ready for external cladding, and with the airtightness barrier already in place.

Quality of Performance is the touchpoint for all design decisions such as window sizes, house and window orientation, external shading, flooring finishes and building systems to be integrated. And it almost always includes performance modelling in either PHPP (a proprietary Passive House performance calculator) or WUFI (typically used to confirm how thermal breaks and the building fabric will respond to heat, cold and the environment to mitigate moisture issues and confirm the dew point location within wall assemblies). “How the building looks is important to us, but we place a far greater emphasis on how the building will perform in all seasons, how will it handle the wind and provide shelter and what will it cost to run”. The beauty of airtightness is that it is measurable. “A family moved into a new home we had built for them and they phoned me concerned their power bill had gone up compared to their previous home. When asked how they lived in their previous
home, they confirmed they lived largely in the living room, near the fire with the rest of the home not heated and being closed off from the one heated room. In their new home, with the outside temperature being -5C, the children moved around the house in t-shirts and shorts across multiple bedrooms, the lounge and the living room with lights and televisions going. Once they understood what they had achieved with freedom of movement throughout the house, they were able to manage their power bill going forward without compromising on warmth or comfort”. Lastly, Quality of Outcome is far more difficult to measure, much more subjective and yet is the easiest for customers at times to understand. In some respects, having achieved National recognition in the Master Builders Awards with a National Gold and a Regional category win, you can argue the quality of outcome is measurable. But that doesn’t address true running costs, quality of sleep, and protection
from the outside environment. It’s not uncommon for customers to pass on that they left their home in T-shirts, not realising the temperature had dropped 15 degrees overnight as the home gave no signals to them of it being cold, or were surprised to wake up to a wet lawn with the heavy rain not waking them at night or the howling winds. Quality of Outcome is in the in-between. It’s about sleeping well, being comfortable all year and not having the outside temperature and weather imposing on the enjoyment of your home, of having the sun inside at the right time of the day, of having a healthier family, of a quiet interior and good air quality to breath, free of pollen and pollutants and free of crying windows and mouldy corners. And where does sustainability fit into all of this? In part through the durability of a DCD home and in part through the lower impact on the health system, resources and through the long term sustainability of design.
A DCD home won’t have a retrofit in the future to improve the performance of windows, or increase wall or roof or underfloor insulation, it won’t need to have anything done to it to perform well. That won’t stop kitchen renovations, but all the building systems are selected with energy usage and durability in mind, windows are high performing and airtightness and external ply bracing all add to the robustness of the building as a whole. Maintenance will be needed, but just like the original Passive House which is nearing 30 years old and is still performing to the same benchmark standard, so too will a DCD home, and that is where sustainability is truly measured. Not in just the selection of ecofriendly carpet, or low flow shower heads and low energy appliances, but in a home that will continue to perform beyond the lifespan of the original home-owner and be a suitable place to live for our childrens’ children

Heading for the hills Lifestyle block sales are on the rise
According to Real Estate Institute of New Zealand (REINZ), house sales usually drop in December and January and rise in November and March.
Some volatility was evident with five regions experiencing a decrease and eight regions enjoying an increase; some of those increases were quite spectacular.
With that in mind, it was surprising to see sales of lifestyle blocks increase in September for no apparent reason which leaves us asking: why? REINZ recently released data on the national sales of lifestyle blocks in the three-month period starting in July and ending in September 2020. When compared to the same three-month period in 2019, the most recent time period showed an increase of 70.4 percent in the sales of lifestyle blocks. REINZ rural spokesperson, Brian Peacocke says, “Without any apparent explanation, volumes in total across the country

Why the increase in lifestyle block sales? There are millions of reasons why lifestyle blocks are so appealing. For many, this way of life allows for close proximity to city conveniences but is secluded enough for that desirable, rural tranquility lifestyle blocks offer. This is common knowledge, so why the uptick in lifestyle block sales now? Although many of us are exasperated with the subject, it’s hard to ignore Covid’s influence on New Zealand real estate.

market would take a serious hit. However, as events unfolded, Stats NZ reported in May that nearly 50,000 New Zealand citizens returned home from other parts of the world. With more New Zealanders returning home, some have suggested that the influx in population has created an increased demand for housing.
Actually, the Auckland region has only seen an increase in lifestyle block sales from May to September 2020. As a result, it’s unclear whether the increase in lifestyle block sales is a result of Covid or if it is a symptom of the urban sprawl already occurring before the pandemic. All we can do is wait and see what the numbers tell us as time goes on.

The dangers of DIY: where asbestos hides in your home The best thing you can do to boost the property value of your home is to renovate. Doing up your home is one way to get more people through the door of your property.
That’s why renovating is often on the top of the to-do list for many homeowners, with many people ready to dig into the work themselves. However, one thing to note is that if your home was built anytime between the 1940s and 1990s, there’s a high chance your home contains asbestos. Asbestos fibres were widely used in building materials before the mid-1980s. If your home was built or renovated before that time, it’s likely to contain asbestos. But where does asbestos lurk in your home? Products made from bonded asbestos cement include fibro sheeting – both flat and corrugated – as well as water, drainage and flue pipes, roofing shingles and guttering. Asbestos could be creeping in many places in your home, from textured ceilings and insulation, to the cement and cladding. It can also be found around fireplaces and on floor coverings. If you’re not sure if asbestos is in your home, it is a great idea 60 | B&R
for a licenced removalist to conduct an inspection. In a study done by the Medical Journal of Australia (MJA) named ‘Asbestos exposure during home renovation in New South Wales’, it showed the high prevalence of asbestos exposure, especially for those doing renovations themselves. • 61.4 percent of DIY renovators reported having had asbestos exposure, and 2.7 percent in the non-DIY group also reported having exposure • Of the total DIY renovators, 39.3 percent reported that their partner had been exposed to asbestos during renovations • 22.8 percent reported that their children had been exposed as well as their partner • DIY renovators were more likely to be male 57.2 percent than non-DIY renovators. Asbestos cement fibro sheeting was the most common type of exposure for DIY renovators at 96.4 percent, followed by

exposure to asbestos insulation at 13.9 percent. Other materials, like those used in bathrooms, roofing and fencing, were at 9.1 percent. If you happen to encounter asbestos in your home, don’t attempt to do anything with it. You need to call a licensed removalist immediately. Never use tools on asbestos materials because asbestos fibres will become airborne. This includes power tools. Make sure not to use water blasters or compressed air, either, as this will also cause asbestos fibres to make their way into the air. The takeaway from all this? If you’re looking at renovating your home, and it’s a bit older,
there can be asbestos hiding somewhere. Asbestos products, if left undisturbed, are not a significant health risk. For example, if asbestos fibres remain firm in solid cements heet or a structure, you don’t need to remove it. If your home contains bonded asbestos products that are in good condition, and that you’re not planning to touch any time soon, leave them alone. However, pay special attention to them for signs of wear and tear. That’s when you need a professional to come in.
