Established in 1999 as part of an expanding company Ear Health Canterbury is a client-focused, community-based nursing service providing safe, accessible and affordable ear care to people of all ages.

The experienced registered nurses at Ear Health have specialized training in microscopic examination of the outer canal and middle ear and use micro suction for the removal of any canal debris which may be causing discomfit and reduced hearing. This is a much less invasive technique than the previously accepted method of syringing ears with warm water.

As well as advice and preventative ear care education being offered, Ear Health nurses work closely with their clients’ GP, secondary care consultant, audiologist or hearing yherapist and ear health has accreditation for ACC and War Pension funding for those with approved sensory neural hearing damage.

Appointments may be self referrals or through other health professionals such as GPs and may be made by phone or online booking.

Another popular service provided by Ear Health Canterbury is their Rest Home clinic service. Residents are offered an initial free ear assessment and this is followed by an appointment in our portable clinic set up in the comfort of the Rest Home. Private home visits for those with limited mobility are available and made by arrangement with reception.

Initially located in the Christchurch Hearing Association building in Beveridge Street, Ear Health moved to the present larger premises at 275 Riccarton Road in 2004.

Recent extensive renovations to the 1901 building have resulted in a fresh, professional and welcoming environment for the 8 staff and their many clients.

Sharing the building is Life Unlimited Charitable Trust with Hearing Therapist Debbie working with and supporting those with Hearing disabilities.

Its dramatic design by First Light Studio draws inspiration from the clients’ love of European supercars – specifically the all-powerful Maserati.

Embracing Historical Value with Modern Architecture Stroll along St. Heliers and no doubt the endless coastal road surrounding Waitemata Harbour and breathtaking views of Rangitoto Island will have you lingering. The same happened to the owner of 349 Tamaki Drive.

He spotted this historic gem, where he envisioned to revitalise and elevate its value while embracing the historical soul of the building, bringing history past the façade into today’s trophy properties.

In the growing property market of Auckland, Kiwis are not strangers to apartments anymore. In fact, apartments have become more popular for young families and professionals to get into the Auckland metropolitan lifestyle.

Yet, at 349 Tamaki Drive, one can get more than just the Auckland metropolitan lifestyle, by being able to unwind at the end of a long day through the beautiful New Zealand nature with St. Heliers beachfront at its doorstep.

The background of this residential building goes back to 1935, which a Californian-born architect, A. B. Crocombe built for H Jenkins Esq, using a mixture of influences from the Marseilles Tile roof, typical of the English Bungalow style (popular in the 1920s and 1930s) and a forerunner to the “State house” designs. Most notable of American influence here is demonstrated in the arched windows and vents, known as the “Spanish Mission Style”, and Auckland Boys Grammar School and Lopdell House Museum in Titirangi are also two of the best known examples of this style.

Where luxury housing market owners are still after state-of-theart housing with uncompromising living spaces overlooking expansive nature, the recent trend sees more people (whether they are owners or occupiers) placing importance on the history of the houses they reside in. In fact, by keeping the story

and design elements of the house whilst renovating, owners can see the blend of old and new coming together for a better lifestyle experience.

The owner of 349 Tamaki Drive aims to embrace all the merits together by revitalising the property. A property that fits the definition of today’s luxury, while retaining the history of it. The 7 apartments provide various sizes to suit different needs from 1 to 3 bedrooms, ranging 42 sqm to 106 sqm.

We asked the architecture firm 10x10 Architecture who carried out the redesign and construction project management how they revitalized this historical building. “We retained the original architectural features by bringing attention to this delicate exterior archway, keeping existing fireplaces throughout and the early grill pattern feature details.” To create harmony between the interior

and the outside, a natural, softer colour tone was paired with the dark and colour carpeting and contemporary fixtures and fittings – bringing a modern touch and lively look. A contemporary sculpture “Rocket” by local visual artist, David McCracken, was recently installed just outside this historical building, bringing alive the idea that art can and should be enjoyed freely by the public.

Whereby an elevated lifestyle experience can be enjoyed by the young professionals who choose to live here, the owner sees potential of such trophy properties with amplified rental value after rejuvenating them. “There should be a tier of property, through the right renovation and revitilisation that transform aging properties into trophy assets – preserving history, creating value and connection, and moreover, brings a return on investment.

At the moment it seems like homeowners need to do very little to increase the value of their home.

Still, for those wanting to get the most they can when selling their home, there are some alterations and renovations that can make or break the bank.

It’s a hot house market right now. If you owned a stick in the mud last year, without doing anything, that same stick in the mud could be worth about 23 percent more than it did in March 2020.

Still, with winter at our doorstep, there’s usually a dip in house sales and many are anticipating the market to simmer down. If you know that your current home isn’t your forever home, the renovations you make now can affect what you can afford later.

Simple jobs are fine and well like repainting a home’s interior with white or neutral paint. Also, swapping out personalised fixtures and the like before listing your home for sale can increase general appeal and prevent potential

Although the projects don’t require consent, they often require the involvement of a chartered professional engineer or a licensed building practitioner.

Building without consent can violate the terms of your home insurance and incur a fine from your local council which can total up to $200,000. If you can’t afford to do a project right, you probably can’t afford to do it wrong either.

According to MBIE, some projects are exempt from building consents such as single-storey detached buildings. Such buildings include structures like sheds, greenhouses and sleepouts, but do not include kitchen and bathroom facilities.

Do keep in mind that just because building work qualifies for consent exemption doesn’t mean that it’s exempt from professional involvement.

Making it official

Even if you have all the right paperwork for the renovations done on your property, the other danger homeowners encounter is that the renovation is ‘too you’.

In other words, the renovations and design choices you’ve made accommodate your specific lifestyle but don’t allow others to imagine living in the home during an open house.

If you’re looking to online value providers or valuation websites to determine the value of your home, they won’t take your hard work into consideration because they don’t conduct physical evaluation of houses.

This is where a real estate agent can come in to give guidance on what they think is keeping you from getting the highest selling price for your home. Real estate agents are usually in tune with market demands and can highlight the renovations you’ve made that would have been overlooked otherwise.

Residential valuers differ from real estate agents because real estate agents typically value the home for how much it can sell for, not necessarily how much the home is worth. Along with market

valuations, residential valuers provide services including pre-sale, purchase and lending valuations, all of which banks rely on.

With the housing market still hot to the touch, be sure to get a hold of a trusted real estate agent or residential valuer as soon as you can so you can get the most out of your renovations.

Real estate agents can give insight into market demands and get you the highest selling price possible.

You’re eyeing what can potentially be your next home while scrolling through your favourite property sales website.

Then, you click your way over to an online valuation website and discover that the house you’re looking at is selling for more than what it was valued at.

How to make your home cosy With winter fast approaching, it’s not just your wardrobe which needs a seasonal shake up.

Your home too needs a bit of WLC (winter loving care), but that doesn’t have to mean blowing the budget.

While it’s easy to reach for the thermostat, there are ways of warming up your home without blowing up your energy bill.

Build & Renovate Magazine talks to interior designer Karen Candy from KCandy&Co. about her top tips for keeping warm this winter as the temperature starts to drop.

Winter woolies With winter just around the corner, investing in some decorative soft furnishings is always a good idea to prepare for the cooler months ahead.

But what is the best material to go for on those frostier nights?

Karen recommends opting for wool or wool blends and feathers rather than polyester to really reap the thermal benefits.

“The nice thing about coming into autumn is there is a great selection of big, chunky throws and blankets available that are both warm and decorative. They sit nicely across the back of a sofa, and it’s just what you need for a Sunday afternoon nap or staying up late for a Netflix binge.

Take for example two identical rooms at exactly the same ambient temperature, the only difference being one is lit with a warm light bulb (3000K), and the other lit with a cool white daylight bulb (5000K).

Change out your light bulbs for a warmer colour

The person in the daylight lit room would insist their room was cooler because subconsciously their brain has registered the cooler light and interpreted it as a cool room.

If budget is front of mind and double glazing isn’t an option for every room in the home, there are other more cost-effective ways of retaining heat in your home which don’t break the bank.

While changing out your lightbulbs before the winter, maybe something you haven’t given much thought to, Karen says opting for a warm white lightbulb

Warmly lit rooms create an illusion of a higher more comfortable temperature. “It’s a handy trick to know as a designer when creating a desired atmosphere for a space.”

For single glazed windows, Karen recommends a curtain with a thermal backing or a three-pass lining that offers some thermal protection.

“With cushions I always make sure that I choose the one’s with a feather inner, feathers are just so warm, squishy and cuddly and when choosing rugs, those made with natural wool or wool blends are so much warmer underfoot.”

Winter Warmers “Often when the person does the renovation, they don’t renovate the whole house and there’s still quite a lot of single glazing still in the home. They don’t go through and retrofit double glazing everywhere because budgets are front of mind.

“I recommend installing double curtain tracks, with the main curtain lined with a 3-pass backing then hung the back track closest to the window. Then the shear on a separate track to the front, this allows more versatility for how the home owner uses their curtains in through the season.”

“During summer, furnishings can be protected from the harsh UV light by pulling the shears during the day. On winter evenings when it’s cooler, pulling both the lining and the shear together with the sheer hung on the front track offers a layering effect of fabrics which is a far more decorative way to enjoy your window treatments.”

Curtains should drop to the floor “Even if you have a half window (a window that doesn’t go to

the floor), your curtain must and should always have a drop to the floor. This prevents a recirculating convention current forming in the room and sucking heat straight through a window surface.”

Heat loss and convection currents are a direct result of warm interior air touching and condensating on a cool (glass) surface – the perfect ingredients for unwanted recirculating convection currents, and a quick way to lose hard earned heat.

“By taking your curtain all the way to the floor, not only does it look more stylish, but it prevents the convection currents from forming.”

Insulation The last important tip to make sure you’re prepared for winter is ensuring your home is well insulated to provide year-round comfort.

“With insulation what you’re trying to achieve in your home is what’s called a ‘thermal envelope’ with no thermal voids.

Bring your interior vision to reality. Tap into my experience, creativity, resources and knowhow to create the home you truly deserve!

“A floor that’s not insulated would be classed as a thermal void – so to effectively insulate a house you need to have the ceiling, the walls, the floor and the windows insulated. A single glazed closed window would be an example of a thermal void and a floor that’s not

insulated would also be classed as a thermal void.”

Karen says to effectively insulate a house, the home owner should try to have the ceiling, walls, floor and the windows insulated for optimum comfort.

The stunning restoration of Thornton Earl Manor took home both the 2020 ADNZ Resene Architectural Design Award for the Residential Multi-Unit Dwelling category and the 2020 TIDA Designer Renovation of the Year Award.

Designed by AO Architecture director Michael John, the restoration and alterations of the manor blends modernisation while maintaining the integrity of the building in its language and character.

Housing prices are hitting an all-time high up and down the country, according to recent data released by the Real Estate Institute of New Zealand (REINZ).

Median prices for residential property across New Zealand increased by 24.3 percent from $665,000 in March 2020 to $826,300 in March 2021 – this is another record high for the country.

On top of that, 12 out of 16 regions reached record median prices, as well as 32 districts.

Despite Otago being one of the hardest hit regions by the COVID-19 pandemic – with Queenstown taking a hit of 50 percent reduction in income for local economies, according to Tourism Minister Stuart Nash – the housing market is red hot with no look of cooling down.

Otago as a whole has seen housing prices increase by 30.8 percent from $535,000 in March 2020 to $700,000 in March 2021.

The Queenstown-Lakes District housing market specifically has reached record highs, breaking market trends around New Zealand, with a median house price of $1,185,000.

REINZ states that 34.8 percent of houses sold in New Zealand of March this year have been sold for over a million dollars.

CoreLogic senior property economist, Kelvin Davidson said in a February market the physical supply shortage could be the strongest reason the market rebounded so quickly.

The rebound in values around Queenstown centred on suburbs like Arthurs Point, Fernhill and Kelvin Heights.

That’s why the two major subdivisions, Jack’s Point and Hanley’s Farm, in Queenstown – positioned between Jack’s Point and Frankton – are getting scooped up so quickly.

Walking into the auditorium of the Christchurch Town Hall for the first time after the earthquakes, the scene was dusty, dirty, and incredibly intimidating.

Complex foundation and relevelling work had been underway for more than a year, requiring the stage and auditorium floor to be ripped up. Where concertos were once performed, diggers and trucks had been at work – and it showed.

Every surface of the auditorium, from the hundreds of seats to the soaring walls and architectural features were coated in a thick layer of dust and grime.

At the Christchurch Town Hall, the work was not only huge in scale, but complicated by some very tricky heritage restoration work, tight deadlines, complex high work and absolutely vital health and safety planning for work around the public.

Soaring above us, eight huge white acoustic panels hung suspended from the ceiling, about 15m from the auditorium floor. But even at that distance, it was obvious the dust and dirt they had collected was turning them grey.

It took two years to complete, but eventually we packed up our cleaning tools and locked the door for the last time with the job done: marble columns sparkling, soaring timbers gleaming, and the rows of auditorium seats once again ready to welcome an audience.

There was one question on our minds: How on earth could we clean this?

Even those high, swinging acoustic panels were sparkling clean.

20 years ago, Genie Clean (1998) LTD was started from humble beginnings – just a couple of staff armed with squeegees and buckets.

We do know that the majority of homeowners want more bench space, an organised space and a place to gather,” Suzie says.

Making a comeback Looking at the design colour trends, Nicky says black cabinetry is still

super popular with people, and the popularity of woodgrains is gaining momentum every day.

According to NKBA members, the ideal kitchen will be a combination of matte white and timber cabinetry, engineered stone benchtops and a seamless splashback, preferably with a marble look.

The annual NKBA Excellence in Design Awards will be held on Saturday the 3rd of July.

Porcelain on the rise Mark Bruce of DesignMarked Kitchens says that in 10 years, porcelain will be the material of choice, but it needs more time in the market to seal its popularity.

“Engineered stone has been around a lot longer, is more affordable and has a wider reach, however porcelain is a high-end and innovative product that many designers prefer to work with.

“There is a much bigger design scope with porcelain and that means more unique options for the designers and their clients. I would watch this space.”

A reprieve away from the disruption Perhaps because we are spending more time at home, people are wanting a luxurious space where they can relax, unwind and block out the world for a while.

Because of this people are still big bathers but unlike the kitchen where more people are opting for black tapware, Nicky says the colour trend for bathroom tapware this year are the soft metals such as English Brass and Brushed Bronze.

“Tony and Sue’s site had great views. The challenge was making the most of that outlook while maintaining privacy for both the main home, and the smaller dwelling,” says Lockwood contractor Chris Fraser.

“The existing Lockwood Pavilion plan, designed by architect Pete Bossley, provided the perfect starting point.”

The soaring wing with laminated beams and large joinery openings captured the natural connection with the outdoors that Tony and Sue desired.

“The design was then customised to create sheltered outdoor areas, office space and other additional requirements.

The Pavilion was then sited in front and below the smaller dwelling providing privacy for both buildings.”

Tony and Sue are delighted with their new home and accommodation unit. The interior showcases Sue’s design flair and the special items they have gathered throughout their travels around the world.

They supported Wanaka-based industry where they could,

purchasing sustainably sourced redwood tabletops, serving bench and bench seats through a local timber craftsman.

The schist for the pillars came from Cluden Stone Quarry and the incredible stained glass window commissioned from local leadlight artist Jennifer Robertson.

Passive Homes Aotearoa (PHINZ) is a charitable trust working hard to bring the Passive House standard into the mainstream in Aotearoa New Zealand.

PHINZ CEO Amy Tankard says, “New Zealanders are starting to recognise that we don’t have to do things the way we always have. We deserve to live, work and play in comfortable buildings, and we shouldn’t need to pay a fortune to heat and cool our houses.

Designing a

high-performance home New Zealand home buyers are becoming increasingly aware of the importance of a well-designed, wellconstructed home.

With the influx of ex-pats returning home from overseas there has been a surge in demand for homes that perform better than what we have been putting up with.

More consistent, even temperatures, eradication of condensation issues, improved indoor air quality with fresh, filtered air, and elimination of cold spots or draughts can really make our homes and buildings more comfortable, healthy and enjoyable places to be.

Change is coming. Amongst the Climate Change Commission recommendations to Government is the advice that newly built homes should be 35 percent more energy efficient compared to today’s performance.

The Government is already consulting industry leaders on increasing minimum levels of insulation in roofs, windows, walls and floors to keep people warm, dry and healthy and to make sure that energy is being used efficiently.

This will affect both insulation and window joinery, and it is likely that increased ventilation requirements will come soon after. It would be smart to front foot these changes by improving the performance of your home or commercial project so you can start enjoying the benefits now.

The foundations of a highperformance home are form, insulation, heating, ventilation, airtightness, good design and details.

These all need to work together harmoniously to be effective.

Homeowners are often confused by advice from single product providers who don’t always explain how the different elements all interact. To create a high performing home, you need the full picture so the individual

components fit and work together, not against each other.

Create a high performing thermal envelope One of the key elements of a higher performing home is its thermal envelope, the heart of an energy efficient, sustainable, healthy home.

High levels of insulation help prevent energy loss and reduce the heating and cooling needs of a building.

The thermal envelope incorporates the roof, walls, windows, and underfloor or concrete slab. An airtightness barrier minimises the uncontrolled movement of air through wall and roof constructions, ensuring thermal insulation performance.

Couple this with thermally broken, double or triple glazed windows and doors, and your thermal envelope is complete.

Add in high-performance heat recovery ventilation systems To keep the air in your home fresh, a balanced ventilation system is needed to duct stale moist air out of a home and, at the same rate, replace it with fresh, filtered air.

European heat-recovery systems capture heat from the exhaust air and use it to pre-heat the incoming fresh air in winter, while summer mode assists with dumping excess energy by bypassing the heat exchanger.

Achieving healthy homes within standard budgets.

Respond Architects (R–A) are passionate about healthier homes, but the common perception is that they are difficult to achieve within a ‘normal’ budget. After seeing the impact his existing home was having on his children’s health, and the price of building a home to the minimal NZ Building Code standards; R–A Architect Joe Lyth decided to find out whether a healthy home was achievable on a first home budget, building his own home as a test case.

After a roller coaster journey, Joe and his family are weeks away from moving into ‘Lower Saddle Passive House,’ pending certification. Going through this process as Architect, Passive House Designer, client and builder gave Joe and R–A a unique opportunity to be part of every step, and share their learnings.

A bumpy road They knew it wouldn’t be straightforward, and issues began early on when the first price came back at over double their budget - despite assurances it would be fine. A few deep breaths and a second round of pricing later, Joe received costs back from three builders that were in the ball-park - a perfect example of why it’s always worth getting a few price options.

The next stumbling block came with the valuation, which typically takes into consideration a home’s size, general quality and level of finish – with no mention of its interior environment or thermal performance. To achieve the as-built value required to get funding from the bank, a future extension into the roof area had to be included within the build budget, and Joe worked hard to provide evidence to the valuer to justify a 12% increase in value due to the home’s performance.

Building in a mid-COVID world created ongoing issues around material supply chains and costs. To reduce cost, Joe looked further afield and explored alternative products and systems – specifying SIPs (structural insulated panels) for the wall and roof structure for performance and speed, and triple glazed, timber and aluminium window joinery from Poland, saving around 40% of the cost compared to purchasing them in NZ. One issue with achieving Passive House Certification is the lack of education in the industry. It’s essential to start by talking to designers, suppliers and builders who understand the principles behind healthy homes. While steps to make your home healthier can be taken at any stage, engaging the right people from the start will ensure the build is more cost effective and straightforward.

Joe’s knowledge as an Architect and Passive House Consultant was invaluable from a design perspective, and Joe also ensured Kane Build Group were involved early on, due to their extensive experience with SIPs.

What’s the cost?

While building to higher standards will cost more, this can be mitigated.

Lower Saddle House is a 169m2, 2 storey home with 4 bedrooms, 2 bathrooms and a 59m2 covered deck, built to Passive House standard on a rural property.

It includes all services and, when taking into account industry discounts, the build cost was around $3500/m2 - pretty reasonable for a custom designed home. And, as Joe says, the health benefits to his family are priceless.

How can I reduce the cost of my build?

Reduce the size of your design by 10%, this will free up budget to put towards the building envelope, while causing minimal impact to the plan.

Make your spaces work hard! Create storage space under the stairs and in the eaves, have one flexible room rather than a snug AND a spare room. Think about what do you actually need to live comfortably.

Work with simple forms – Passive House Certification is easier to achieve when a home has fewer angles or corners. Instead, add interest through cladding selection, window surrounds and exterior shading devices.

Design to extend – build what you can afford now, but keep in mind the possibility of a future extension into the roof or to the side.

Focus your priorities – put your budget into a high performing building envelope with a functional interior that can develop over time – it’s easier to upgrade your kitchen or bathroom than your walls or windows!

Calculate the additional heat you’ll need Your high-performance home is likely to require some heating, particularly in winter or colder climates – even if you only wish to warm the home two or three degrees more.

Consider a heat pump if you also need cooling in summer and if you have higher heating needs such as underfloor hydronic heating and radiators consider a wood pellet boiler.

It’s ideal where you have additional needs such as water heating for a swimming pools or spa. Wood pellets are a clean, cheap and renewable energy source.

Once the envelope of your home is performing, your hot water is likely to become your single largest energy user, and it’s by far the simplest to rectify with most systems paying for themselves within three to four years.

Passive house basics When building a new home, building energy efficient is key.

Those with existing homes can improve their energy efficiency significantly by adding in more insulation, switching old windows for modernised double or triple glazed windows, or even just switching appliances for the more eco-friendly options.

Everyone is jumping on the band wagon for energy efficiency, not only because it is healthier and more comfortable to live in, but it also makes that time of the month when the power company comes calling a lot less traumatising.

Rethinking housing standards You’re in a building right now. OK, there’s an off chance you might be reading this on a train or a bus, but you’re most likely relatively stationary and under a roof as most of us are for most of our lives.

For a large part of New Zealand’s history, most of us didn’t really mind if it was mostly cold or damp.

We need to listen to new ideas with a healthy level of scepticism, and equally apply the same critical eye over practices of the past. With open minds we’ll find a less painful way to reach the outcome we need.

Building Performance gives the example of designating different climate zones for Nelson and Queenstown even though they are currently in the same climate zone.

As you might expect, there is a proposed increased cost against each of these as the building code continues to strike a balance between high performance and cost.

While the final outcomes are several months away, this appears by all accounts to be the first of many steps as we create a new future for New Zealand buildings.

With any change comes opportunity.

However, this particular opportunity requires a systemic shift in how we think about buildings.

We’ve got to be aware of when we are making assumptions – some which are true, most which are not – and the way things have always been done.

Trial and error are a key part of improvement but unfortunately at times it seems New Zealand is stuck somewhere between the two – afraid to let go of the current trial and unable to admit that it’s an error.

As we venture into the next trial, we should first determine if this process is working. Is ‘she’ll be right’ still serving our country’s interests, or is there a new philosophy we need to adopt?

New building requirements necessitates new innovations and new models of designing and building. The way things have always been done will not work and the ways we think things worked in the past need to be scrutinised.

One of the proposals for the 2021 Building Code update involves tailoring insulation requirements to more specific climate zones.

Consultation opened on the 2021 Building Code update in April and will close 28 May 2021.

There are a number of proposed changes including: • Energy efficiency • Climate zones • HVAC systems • Natural light.

All of the proposed changes can contribute to New Zealanders’ overall health and wellbeing by setting new standards for new builds. More information can be found on: www.building.govt.nz.

We need to embrace the change, fear not the unknown but charge forward to a brighter and healthier future.

High-performance homes deliver comfort and quality

You can choose a home for your family that stays a comfortable temperature all year round, with absolutely minimal energy used for heating and cooling a home where the air is fresh and clean all the time and where condensation doesn’t exist.

The Building Code has improved since we were building draughty ice-boxes back in the 1960s.

Double glazing is required in Christchurch and further south. But it hasn’t improved enough and there are some unintended consequences.

A Passive House is just as enjoyable in summer. Inside it will still be 20-22 degrees everywhere, all the time. In Christchurch, a small reverse-cycle heat pump is usually installed, because it will provide the little top-up of heat or cool on the coldest and hottest days of the year respectively.

There are nine family homes like this in Christchurch already and 37 across New Zealand. They are diverse in design and budget but they are all certified Passive House buildings.

New building materials and methods mean houses are accidentally more air-tight than they used to be – but they still leak heat much more than a Passive House, with its carefully constructed thermal cocoon.

Code-minimum houses are the worst of both worlds: too leaky to be easy and efficient to heat or cool and too air-tight to be healthy.

Over-heating is increasingly showing up as an issue in Christchurch. This can easily happen when large areas of glazing face north and/or west.

There is 30 years of building science and evidence that proves the accuracy of those predictions.

The Building Code has improved since we were building draughty ice-boxes back in the 1960s. Double glazing is required in Christchurch and further south. But it hasn’t improved enough and there are some unintended consequences.

It removes damp, stale air from kitchens and bathrooms and introduces filtered, fresh air into living areas and bedrooms all the time, no matter whether you’re home or not.

A very clever heat exchange system uses the heat from the stale air to warm the incoming fresh air, so there is never a cold draught.

It’s good for the planet as well as good for you, because buildings account for 20 percent of New Zealand’s carbon emissions.

They are built to an independently verified standard and each design is carefully analysed in a process called predictive thermal modelling. It means the architect and home owner can be confident about how the house will perform, before it is built.

The air in a Passive House though is always fresh and healthy because of a small ventilation system. It’s very quiet and cheap to run.

The Passive House standard isn’t prescriptive about design or materials. Christchurch’s Passive House homes are diverse examples of their individual owners’ needs and vision. They are alike in being thoughtfully designed, very well-built and a delight to live in.

This is where thermal modelling really comes into its own because it can quantify the problem before building starts and test strategies for mitigating it such as introducing shading or reducing insulation or glazing performance.

Remember, the Building Code is not a target. It’s a legal minimum: the worst house you can legally build.

New Zealand buildings lag behind international standards and the government has signalled that the Building Code minimum will steadily increase.

If your concern is with resale value, it makes sense to at least match the level of performance that all new houses will have to reach in ten years.

Your winter garden Now its winter, what can you do in the garden to keep on top of seasonal changes and best prepare your garden for a thriving spring season?

Lawns - At this time of year, lawns can get mossy. You can use iron sulphate to control moss, or simply rake the lawn vigorously and remove the debris. If your lawn is poorly drained, you should think about putting in drains, or trees that absorb moisture, or if it’s too shady create more light.

Paths, decks and paved areas - Hard surfaces such as timber decks and paving can also go mossy in winter. To control

this, you can apply bleach e.g.

Chlorodux, or a product such as Wet & Forget. Apply it with a watering can or sprayer. If you use a water blaster on these surfaces it can roughen the surfaces, and make it easier for moss and moulds to grow.

Frosts - Your frost-tender plants will need protection. Vegetables can be covered in a cloche, while tender ornamentals can have frost cloth put over them.

Vegetables - You can plant garlic and shallot now – they can be planted on the shortest day and harvested on the longest day.

Focus on Oamaru

New growth for Oamaru Holmes Hill Estate will be the biggest subdivision of its kind in Oamaru, welcoming 100 new homes to the area.
