Ownership When buying property with a friend or family member the ownership you will enter into is called Tenants in Common where both parties have shares in the property.

The advantage of being in this type of agreement means that each property owner owns the property and can have equal or unequal shares in the property. It also means each owner can have their say in their will on who they wish to give their share to if they died, which can also go to the surviving owner if that is what their wish is in their will.
Many people have dreams of getting onto the property ladder but may not have the funds to do it.
While this may be stopping you from buying, you might not have to rule it out altogether.
Have you ever thought about buying property with family or friends? This means you could share the mortgage and the monthly repayments which could get you onto the property market faster.
In this case it’s important that each property owner’s will is up to date so it’s not left to the surviving person to deal with.
Potential risks One of the biggest financial risks when you are in a joint agreement
is that you are still liable for the mortgage, so if one of you is struggling to pay, the other has to cover the mortgage repayments. The other thing to note is when you have a mortgage with someone else your credit score will be linked with the other person so any financial neglect can affect the other party. If you’re looking at buying a property with a friend or family member, it’s important to put your relationship to the side and ask yourself questions such as: have they been in debt, are they reliable with money and how much can you trust them? If you’ve had an open conversation, ticked all the boxes and decide you both are happy, then it’s time to bring in financial advisors so everything is out on the table and you both know what each other’s expectations are.

Above and beyond When it comes to fixing your home, it’s easy to head down to the hardware store to get the tools to do it yourself.
want to be the person that has a roof leak and you need your roof replaced and every roofing contractor in a 100-mile radius has a six-month lead time.”
But some jobs are better to be left to the experts and Wise Roof solutions director Scott Cresswell says roofing is one of them.
So how can you maintain your roof to avoid future problems?
As well as being costly, working at height is dangerous if you don’t have the right tools and expertise for the job. “The thing is that roofers climb on roofs most days so they’re a lot more confident in it, whereas if it’s not something that you’re used too then don’t do it. “Weigh up whether it’s worth living the rest of your life with a broken back or paying someone a couple of hundred dollars to do the job.” Scott also recommends bringing in a professional before doing it yourself to avoid a hefty bill if
something goes wrong. “If you have to phone a professional to come and fix your attempt it’s probably going to cost you more.” When it comes to any concerns around your roof, Scott says there are five things to look out for: • Nails that have come loose • Moss and mould growing on the roof • Gaps between the sheets of roofing iron or between the tiles

Build & Renovate Today chats with Anthony Bown, Licensed Building Practitioner and Registered Master Builder, about how to make the most out of your home extension When people are looking to renovate homes, they usually know what they want – a bigger bedroom or an additional bathroom – but don’t delve into why they need the extra space.
“The process is quite complex, and it changes from building to building. Of course, it has to be a site-specific response that both corresponds to what the client’s trying to achieve and what the building will allow us to do within the compliance format,” Smith & Sons Port Hills owner and builder, Anthony Bown says. Understanding the why of your renovation project is key to the project’s success – your builder may be able to recommend an alternative solution that will match your needs more specifically than your original idea.

Small changes, big results One of the smallest changes a homeowner can make while renovating with the biggest results are maximising light and heat. Things like better insulation and a solid heating system, as well as double glazing, will do wonders for not only your house but for your wellbeing.
Anthony uses the example of a six-bedroom home where the client would like to add an ensuite. The client loses a bedroom to do it, however, it gains value with two bathrooms in it.
This goes beyond what renovations would increase the market value of your home.
Losing a bedroom will theoretically devalue the house, Anthony says, but any real estate agent will say that it doesn’t matter how much you think your house is worth – at the end of the day, it’s about the buyers you’re trying to sell it to.

Downsizing 101: The do's and don’ts By Georgina Oldfield
If you have retired or you are looking at retiring chances are you’ve considered downsizing.
But like many senior citizens, you’ve probably accumulated a lot over the years and the idea of moving feels too overwhelming. This reaction is all too familiar to Elderly Assist founder Janice Willis who has been helping seniors scale down for almost a decade.
But it isn’t just the initial process of downsizing that is a problem, many seniors have never had to sell their property before, so they are unfamiliar with the complexities of the real estate market. “Unlike the general population, they have lived in their homes for 30-40 years plus, so they

“They need to have neutral advice from a financial advisor or a lawyer. “Their lawyer is one of the best places to assist them and they need to be working with their professionals, their accountant, their lawyers, people who will give them good sound advice.” Along with advice for selling, Janice also suggests that elderly should seek help for their possessions too because of the emotional attachment associated with their items. “A lot of them collect and some of them hoard. So where to start; they often start in the worst places of their home to start - they need to start in the periphery of their homes and also, they need to give themselves plenty of time - when they need to put the house on the market is not the time to declutter, they need to be doing it as a process over a long period of time.
Downsizing
“They also need to be careful about what they are getting rid of, they don’t want to get rid of sentimental things or things that are very difficult to replace. “They want to be getting rid of generic things and if they need them again it wouldn’t be difficult to replace them.” When it comes to what elderly should look for when they are looking at where to move too, Janice’s advice is to consider what’s around them, their mobility and somewhere that is close to other people. “It needs to be one level, close to bus stops and amenities, because they may not be able to continue driving going forward.

“They want to be part of a community, so somewhere with a gated community is good or terrace housing is quite good, because they are actually closer to their neighbours who like to be in the community and have time to say hi. “They also want to be considering what’s ahead of them as far as their mobility is concerned.”

However, many people conflate DVS and HRV ventilation systems work on two different levels, even though they are really similar.
DVS ventilation systems DVS is a positive pressure ventilation system used to continuously ventilate your home. It takes stale air from inside your home and replaces it with fresh air from inside using fans and diffusers in the form of ceiling outlets, where it mixes with warmer air. What is positive pressure ventilation? Essentially, ‘positive pressure ventilation’ is a fancy term for when a pressure limit is reached in an airway and the valve opens to expel air. It does this by

Keep in mind that a DVS and HRV system should only be installed after you have adequate floor and ceiling insulation. This will make sure you’re not leaking any unnecessary warmth.

Kiwis have a reputation for throwing themselves into the thick of things, whether it’s traversing the world or settling down.
Much like the use of number eight wire, New Zealand has a history of ingenuity which shows even in the housing industry through the construction of kitset homes. You can find catalogues for kitset homes as early as the late 1800s. By the 1950s, a few New Zealand kitset home manufacturers cropped us as well, which saved time and money on importing from overseas.
For kitset homes, Fraemohs Homes development manager Amanda van der Kley says the main benefits are cost savings and the opportunity to build your own home – with Fraemohs’ solid timber kitset homes at least. “The method of construction or the way that you can construct them is quite simple, so you don’t necessarily need to be a what I would call a ‘qualified person’ in order to do it. “Saying that, that’s not the case for all kitset homes, but that is one of the benefits of our solid, timber one.”
Amanda also notes that kitset homes afford people with the desire to build their home with their own hands the time they need to build at their own pace.
“There’s no land or anything like that, and because you’re having to pay up front for a kitset home, that’s quite a significant cost if you can’t find it yourself.
Still, before making any major decision it’s best to consider its pros and cons but especially when it comes to our homes. Some drawbacks to buying and building a kitset home include the financing.
“I think the biggest issue our customers have is the financing because the lending requirements are a lot stricter.”
To explain, Amanda says, “Generally, it’s down to finance requirements. As you can imagine, there’s nothing really for the bank to leverage against.
Previously, many relied on the use of kitset homes because of little access to building materials and the convenience of transporting materials to remote parts of the country.
Amanda’s advice for kitset home buyers: secure the land first. That way, the bank has something to leverage when coming up with your financing options. Additionally, before going through the process of purchasing and building a kitset home, buyers should talk to necessary trades and their local officials early so they know what the land and build require.
Although Kiwis can still enjoy these benefits, there are others to consider as well. Kitset homes are often confused with prefabricated and transportable homes. Still valid options, prefabricated homes and transportable homes differ from kitset homes because they are built off site, while kitset homes are built on the land in which it will reside.
An open and clear line of communication with your bank is helpful with any home purchase, but even more so with kitset homes.

Wayne says it’s important to have a security system that is more than just an alarm system. 1. It needs to be armed when you are not there. 2. If it is activated, the alert needs to go to the person or a monitoring station and then they need to consider what are the actions upon that activation – so if they have an activation and it goes to a monitoring company do, they ring family, their contact list, a security professional or do they just ring their guard and send a guard out? “These are the kinds of considerations people need to make.”
When considering your options, Wayne recommends looking at it from a reliability and functionality standpoint, not from an affordability perspective. “You need to put in an alarm system that works, an industry standard one, one that works with many platforms and that is respected in the industry as a security system. “People are putting a lot of these self-help things in out of the boxes – we call it Prosumer equipment, but you’re setting yourself up for fail if you don’t know how to look after it or have it monitored.” STRETCH THE BUDGET “If you’re paying under $3,000, you’re probably not getting the best system. “You have to question how well that system was installed and the person that installed it, do they actually have a security license and does that company have a company security license? “It is a law in New Zealand, but it’s not something that’s heavily policed; you’re supposed to have a security license but most people don’t unfortunately. “Do it right, spend the money, get some good advice and actually use somebody who is a professional in the security industry.”

The logistics involved in transporting homes takes forethought and preparation.
Even with winter’s frosts, the housing market is still hot. If there seems to be any sort of slowdown, it’s because the demand for housing is greater than the supply which in turn increases prices. Adapting to the housing climate, home buyers are finding creative ways to get on the property ladder.
In May, REINZ reported that the median number of days to sell a house in New Zealand was about 30. Looking at the South Island, Canterbury was middle of the road compared to other regions with a median house price of $582,000 – a record increase for Canterbury according to REINZ. Swirling in a sea of numbers and looking for solid ground, home buyers are getting creative with how they get into their first home, and this includes home relocations. NZ Building Removals director Angela Campbell says in the last six months or so her business
has had a lot more enquiries from people considering home relocations as a result of the current housing market. Different to what you’d expect in a traditional home purchase, Angela says the first step in home relocation is finding a section to place a house on and then finding a house that fits that section. Once the appropriate home is acquired, homeowners must provide plans and submit them to their local council. Still, drawing up plans is different to putting them into action. Home relocations don’t only include portable homes, but also homes that were never designed to be transported in the first place.
With larger homes in multiple pieces, they will require extra finishing work. Doing a relocatable you should be able to achieve it at approximately 50 percent less cost than a new build according to Angela. “So, I always make them aware if the house needs to be cut up for transportation, then there will be some extra work to be done. It’s not going to turn up looking like it looked initially ready to move in.” As intimidating as it might seem, Angela says it can be done and is frequently done for various reasons.
Nevertheless, if there’s a will, there’s a way. Some homes you could never imagine moving from its foundations are moved.
One reason these homes are sold separate from their original sites is because the previous homeowner didn’t want to go through the demolition process.
Understanding the realities of home relocations, Angela says you have some houses that can be relocated in one piece and larger homes in multiple pieces.
Some prospective home buyers seek out houses for removal because they like the idea of saving a home from being unnecessarily demolished.
The colder months are usually the slower months in real estate. However, REINZ reported that the median number of days to sell a house in New Zealand was 30 days in May. In the South Island, regions ranged in median house prices with the West Coast’s median house price at $295,000 and the Tasman region boasting a median house price of $850,000. According to BRANZ, construction and demolition waste can make up about 50 percent of all waste generated in New Zealand. Others like the charm of older homes that’s harder to replicate in a new build – especially those with historical heritage. Whatever your reason might be, it’s good to know all of your options when it comes to getting on that property ladder.

One of the main reasons for touching up paint is to cover up repairs. The best touch ups are the ones you don’t notice when finished.
When inspecting roofs, the Ministry of Business, Innovation & Employment (MBIE) first suggests that inspections take place from the ground if possible. This is to prevent falls from height.

Painting Painting is one of those tasks that seems easy enough when starting out but is difficult to execute in reality. Touch ups present their own challenges. We usually need to touch up paint to cover up any damage or repairs that have been made to a wall or ceiling. Touching up paint isn’t as simple as slapping on a bit of the same paint on a wall. Help for missed earthquake repair costs On-sold applicants asked to get their building quotes, consents and scopes back to EQC For applicants that have been deemed eligible and have been assigned an EQC Settlement specialist, this is only the beginning of their repair journey, in which the applicants lead their own repair programme. Since the announcement of the Government’s Onsolds support package in 2019, there has been an overwhelming amount of interest in the programme, with almost 6,000 Canterbury homeowners registering their interest between August 2019 and October 2020. Administered by EQC on behalf of the Government, the $300 million On-solds support package is aimed at eligible Canterbury homeowners who bought a house before August 15, 2019 with a settled under-cap EQC claim, but who have since discovered missed earthquake damage which exceeds EQC’s cap to repair. Before the On-solds support package was announced in August 2019, homeowners who had bought a property that subsequently proved to have missed damage above the EQC cap, had no recourse with their private insurer and would have to pay for any repairs out of their own pocket. “Repairs that take a home’s settlement over EQC’s cap (typically $100,000 (+GST) for Canterbury earthquake claims) are a big cost and often significant and complex,” EQC head of onsolds Pip Andrews says. 34 | B&R
This role ranges from choosing a licensed building practitioner to obtaining quotes and reports from the relevant specialists, as well as council consents (if applicable), so they can be reviewed by EQC. “As with any repairs to a home, it can be a daunting process and we do not underestimate the commitment required from homeowners to get these repairs carried out,” Pip says. EQC has recently created a homeowners’ process guide which applicants can use as a guide to understand the steps to take and when. “The homeowners’ process guide will tell applicants who they need to speak to, what they need to consider and when EQC expects to see certain documents. This will help make the journey easier to navigate,” Pip says. She explains that EQC wants to agree on a settlement with homeowners as soon as possible, so EQC needs to receive the building contractor’s assessment, quote(s), and any specialist reports within five months of confirming an applicant’s eligibility for the Support package. “If applicants are unable to get this information to us within five months, we ask them to tell us, so we can work through it with them.”

The On-solds programme’s structure is set up to provide assurance to Cantabrians that they will be owning, buying and selling homes that have been properly repaired. The guarantee control around the programme is managed by EQC through tranche payments where applicants receive their overall settlement in partial payments as construction progresses. At different points, parts of the settlement are paid when the applicant provides appropriate evidence to show the repairs have been completed to an acceptable standard. This will provide both EQC and fellow Cantabrians the confidence that the earthquake repairs are either underway, to be completed or are already complete. The programme has proven to be a success with 257 applications already resolved in the repair phase as of 21 June 2021. “The response from homeowners so far has been really positive. We know we are making a difference for people within our Canterbury community and that’s what matters,” says Ms Andrews.

The Waimakariri District Council’s Building Consent Authority (BCA) Team will soon achieve re-accreditation following its latest two-yearly independent assessment. IANZ (International Accreditation New Zealand) assessors spent four days onsite with the BCA Team auditing procedures and compliance against regulations. Building Unit Manager Warren Taylor says he was pleased with
the result, but more so with the auditor’s acknowledgment that the Council has ‘a very high performing and functioning team’. “Without accreditation we don’t operate. It’s our lifeblood. The result reflects the work and commitment our BCA Team have to the process,” says Warren. The accreditation of building control processes (IANZ) was introduced in 2006 as a way of ensuring a council’s building
practices meet criteria and standards across an array of regulated requirements. Accreditation is mandated by legislation and is assessed by IANZ on behalf of the regulator, MBIE. The latest assessment highlighted a small number of minor tasks to complete to reach accreditation and once these are signed off, it will be the seventh consecutive accreditation for the Council since it was first assessed in 2008. Waimakariri District Mayor Dan Gordon says it’s a great result for the district. “I have confidence in the technical decisions we make and in the processes we have which make sure we end up with a quality built environment. I extend my congratulations to the Building Unit Team for the great job they do and have done as has been recognised by IANZ.”

Kaiapoi township’s placement on and around the Kaiapoi River, one of the many braids of the Waimakariri River, is reminiscent of its rich history in Mahinga Kai – the value of natural resources that sustain life, including the life of people. With its rebuilt riverbank, new marina with both visitor and permanent berths, and boutique businesses on its fringes, the river has once again become a stimulant of activity.
Established in 2019, the ‘Kaiapoi River Queen’ provides visitors to the Canterbury region with a unique, leisurely activity – seeing the local sights by water. On the river is also the Cure Boating Club (rowing since 1868) and KORE Hire who rent kayaks and paddle boards all summer. Whitebaiters can be seen spilling from the riverbanks into the shallows; people come and go on jet skis and boats; and patrons both passing through and visiting their local can be heard enjoying the new Port and Eagle Brewpub delivering award winning craft beers and café food that celebrates fine fare.
“Residents are very pleased with the results and you only have to go down to the river on a sunny day to see how well used and appreciated it is,” says Regeneration Portfolio Councillor, Al Blackie. Nearby are more popular recreational hotspots – the BMX park, dog park, softball diamonds, playing fields, and coming soon the NZ Motorhome Association Park.
The vision for a water sport park called Wai Huka o Waitaha (WHoW) is receiving positive backing. A surf and aquasports park, it will be designed and built to give the feel of a natural ocean surf break and to provide for a wide range of activities and users. If all goes ahead smoothly, it’s due to be open this October
Waimakariri District 2021, where it will be open five months of the year before being packed away for winter. The project was initially earmarked for Christchurch’s red zone, but trust spokesman Scott Kotoul said Kaiapoi’s red zone was “ready to go” with new developments now. There were fewer hurdles to open the park in Kaiapoi compared to Christchurch, and the aim was to create a regeneration project just as much as an amazing facility, he said. WHoW also had great support from the Waimakariri District Council and Enterprise North Canterbury. Originally due to open June 2020 but pushed back by Covid, the Kaiapoi Cycleway opened this year, connecting the Christchurch Northern Motorway bridge to the Passchendaele Memorial Path and providing safer, easier access throughout the region for cyclists. On the other (western) side of Kaiapoi township, the focus is
on community and economic vitality. A new library, service centre and Town Hall have been instated. The loss of more than 1,000 homes to red zone land has been replenished through new housing developments Silverstream, Sovereign Palms and Ruby Views – meanwhile providing huge opportunity for the re-appropriation of red zone land for recreational activities. “Everything we’ve done has had an eye on future natural disasters and meets the new earthquake code,” Al says.

The majority of Rangiora’s High Street has been rebuilt and its old buildings demolished or strengthened. The structural and aesthetic makeover of the main street paints the perfect picture for its beloved boutique shopping scene. Resilient buildings What could make a building more resilient to climate change and environmental challenges during its lifetime? There is more to this than making a structure earthquakestrong and weather-tight.
Rain on the plains A warming climate brings greater water-carrying capacity in the atmosphere: we can expect heavier winter snow on higher ground and more frequent rain or hail than experienced last century. Drains could be overloaded as 'fifty year flood frequency' becomes perhaps 'ten year frequency' and detaining flood water will be needed to help roadside swales cope. In the east of NZ, climate change may mean the year's rain falling in uneven bursts between periods of drought: rain water storage may become a part of resilience for buildings as well as farmers. Garden watering and toilet flushing are good uses for stored rainwater, reserving piped supplies for
essential uses. Water storage is also really useful in civil emergency, such as after quakes.
What's that buzz? Warmer temperatures and dwindling frost nights may allow mosquitoes to spread their habitat southwards, boosting demand for insect screens on windows. Longer growing seasons may favour home food production, coupled with fashionable edible decorative gardens. The resilient home needs space for raised garden beds and healthy soil left on site after construction: free from lead paint scrapings or construction debris.
Warming to the idea Sunshine is the free heat that a resilient design incorporates by increasing north-facing glazing and reducing on the south, provided the structure has internal thermal mass to absorb heat by day and release it overnight, achieving temperature stability. External shading from mid-summer heat
is important too. Insulation needs to be extensive, and be placed outside the thermal mass of the floor or sunlit walls, for it to work. Placing carpets on insulated concrete floors does not work: floors need to have attractive surfaces such as tiles, to let the energy flow in and out. Photo-voltaic panels are most useful on buildings where most of the energy use is 9am to Spm, such as schools, factories and offices; although fast developing battery technology may soon make 24 hour power storage cost effective for households. Decentralised power production increases resilience by reducing reliance on large and distant generators, linked by the national grid.
Future Living Skills A more resource-efficient, less polluting future will call on new life skills from building users as well as designers and constructors. We may need to know something about local food production,
low-carbon transport, waste and water minimisation and community resilience. These topics feature alongside energy and eco-design in a community education programme which is freely available in Christchurch and Waimakariri. Superhome Movement
Healthy home tours go nationwide While the building industry has been universally building homes to our building code standards rather than treating it as a minimum, there is a growing section of the industry that is focused on creating comfortable, energy efficient homes that are healthy for our people and our planet. The Superhome Movement – started in 2015 by Bob Burnett and Martin Reilly – coincided with New Zealand’s first 10-star Homestar home.
During the years the movement has become a nationwide collective of architects, builders,
engineers, industry professionals and supporters.
With the overarching goal of normalising healthy, low carbon homes, the Superhome Movement is attracting more industry participation and reaching more people every year.
One of their flagship events is the Superhome Tours which aims to educate the public on how our homes in New Zealand should be designed and built to a better and more rigid standard. The first 10-Star home will be open to view and is set to go on sale during this year’s Superhome Tours August 14-15. “The whole idea of the winter Superhome Tours is to give the public the opportunity to experience the warmth and quality of a healthy home,” Bob Burnett Architecture director and Superhome Movement founder, Bob Burnett says. “Most people decide what house they’ll build after visiting a show home. Usually, the only show homes available are [building code minimum] building company show homes, so the Superhome Tours are a unique experience. “It’s really useful to for people to be able to talk to the owners, designers, builders and others involved in the project. “People can ask things like the cost of the build, as well

as questions like, ‘What’s your power bill?’ and ‘Who did you work with?’” The Superhome Tours have been happening once a year since 2016, with the exception of 2020, which produced virtual tours in response to the constraints of Covid. The success of the Superhome Tours is evident in the number of visitors. In 2019 the Superhome Tour was held over one weekend which saw around five thousand visitors to nine homes. Previously, when the tours were held over an entire month, up to ten thousand people visited 10 to 12 homes. The Superhome Tours this year will take place over one weekend in August on the Saturday the 14th and Sunday the 15th. As part of the ticket price, attendees will receive a free copy of the new homeowner’s version of the Healthy Home Design Guide which was released late last year and includes valuable information on what truly makes a healthy home.

Bob Burnett Architecture recognises the enormous importance of renovations because the quality of most New Zealand homes is not up to standard; additionally, not everyone can afford to build a new house. “More and more people are becoming aware of the importance of having a healthy home, not just making it look pretty,” Bob says.

The Bob Burnett Architecture designed home was already innovative and built well above building code minimums; however only three and half years after completion it was damaged by the Christchurch earthquakes. The biggest heat loss in a home is through the windows, and the importance of thermally broken windows cannot be emphasised enough and this was a must for Burnett when replacing his earthquake damaged windows. To match the existing aluminium windows, warm core windows from Weathershield Windows were used. Normally, Bob Burnett Architecture uses PVC for windows as it is naturally thermally broken because of its nonconductive properties.

Home ownership in Queenstown is opening to a wider range of prospective buyers due to the Queenstown Lakes Community Housing Trust’s [QLCHT] groundbreaking assisted ownership model, Secure Home.
Three years after signing a contract for 50 of the 78 units in the Toru development at Remarkables Park, Frankton, the project has been completed and QLCHT took possession of its units earlier this year. The QLCHT is allocating Secure Home units to 25 households from its waiting list, with prices starting from just $200,000 for one-bedroom units. QLCHT executive officer Julie Scott says average one-bed units are selling for $220,000 and two-bedroom unit prices average $320,000. “Team these sale prices up with a deposit requirement of just five

Ladies Mile masterplan faces public concerns The over 500 submissions received on the draft Te Pūtahi Ladies Mile Masterplan and associated planning rules have now been published on the Queenstown Lakes District Council website. The feedback indicates that 86 percent of respondents do not support or have concerns regarding the draft Masterplan and Planning rules that have been presented in the recent round of community engagement.
Queenstown Lakes District Council (QLDC) general manager of Planning and Development, Tony Avery, says the project team would be carefully analysing the feedback in full before presenting final Masterplan and Planning rules to the Council for consideration. “The feedback has clearly shown that many people responding have concerns about what has been proposed. “The project team now needs to reflect on that and ensure these concerns are balanced alongside

the original goals and aspirations in undertaking this process.
“Acknowledging that private development may not deliver the best outcomes for a growing community, the project aimed to deliver highly efficient land use, a quality street network, and promote sustainable living, local facilities and sense of place.” Some of the key themes raised through the feedback include: • Concerns about traffic congestion (including bridge capacity/upgrades, queuing times, and alternative routes west) • Support for improved public and active transport opportunities however this was paired with scepticism as to whether this would improve traffic issues in this area

An expert consenting panel has approved the Queenstown Arterials Project, which will significantly improve transport links and reduce congestion for locals and visitors in the tourism hotspot.
The COVID-19 Recovery (Fasttrack Consenting) Act 2020 is one of the Government’s levers to boost jobs, speed up infrastructure development and improve environmental outcomes in response to the economic impacts of COVID-19.
Environment Minister David Parker welcomed the approval for the project that will construct, operate and maintain a new urban road around Queenstown’s town centre. “Traffic congestion has been a long-standing problem for Queenstown, and needs to be addressed as the city continues to grow and tourism recovers post-COVID-19. “This project will help futureproof the city and contribute to a much safer, more climatefriendly transport network,” he says.
The approval was granted by an expert consenting panel chaired by barrister Heather Ash. It will include cycling and walking connections which will reduce reliance on private vehicles and encourage more low-emissions modes of transport. “Through the construction phase this project will create jobs and support the local economy, which has been hard-hit by the impact
of the pandemic on international travel,” David says. Project consultants expect the project to provide 477 direct full time equivalent job and 702 indirect job opportunities during the construction period. “This project meets the requirements under the fast-track

If you just wing each interview, the direction, tone and outcome of each conversation can vary wildly, making it more difficult to compare candidates to each other. The outcome of this can be that, despite spending all that time interviewing people, to a certain extent, you’re still none the wiser. Then, the chances are, when it comes to deciding who to hire, you’re going to go with your gut, as you won’t reliably be able to compare one answer to another because you didn’t ask each candidate a few standard questions you can compare them by. So, a little planning can go a long way towards helping you make an informed and considered choice of who to hire, as opposed to just sitting down with each individuals, having a completely random chat, and then hoping you get it right.

- OVERVALUING EXPERIENCE
It is risky to bet too heavily on how much experience a person has, when there are so many factors that determine whether someone will be successful in the role and a good fit for your organisation. An applicant’s skills, knowledge, aptitude and personality all factor into the equation. Because experience is a tangible and measurable component, it is very easy to overvalue it above less easily measurable factors such as intelligence, drive, and other components of raw talent. Experience accumulates with time in the role and skills can be learned and acquired.
Hiring new employees is not an easy process. You’ve got to wade through a mountain of applications, weed out the few you’re interested in and then interview all the candidates – all while still running your company. But if you want your company to grow, you need to hire the right people. You need people that are not only right for the now but can also help you move the business towards bigger and better things in the future. This is especially so for smaller businesses and startups because they have fewer employees and a limited income with which to work. For these companies every single dollar they spend on finding and hiring an employee can affect their longer term success, meaning it’s vital that they avoid making major mistakes while hiring. But the trouble is that running a small business is hard work and there often simply isn’t the time to commit to a thorough hiring process; and as result, corners get cut. The good news is that your competitors are probably making these mistakes whilst hiring as well. This means there’s an opportunity for you to seize; to waste less time and money by hiring right so you can get back to running your company.
Mistake 1
- NOT HAVING AN INTERVIEW PLAN
The single biggest hiring mistake small business owners make is winging it or not having an interview plan. At best they’ll have a few questions written down on a piece of paper, but little else. You need to treat an interview like a deductive science. You’ve sorted through all the resumes and selected the best individuals to be interviewed – but now you need a better way of evaluating their suitability for the role than just having a chat and going with your gut. You achieve this by having an interview plan. First – decide what questions are the most important, and ask them to each candidate.
Your next great employee might be someone with limited experience, but who has fantastic aptitude and flexibility. Placing too much stock on a heavy list of qualifications in your job description, or only considering applicants with x amount of experience and not considering other factors, means you might be turning a blindeye to someone better suited to the role and your company’s culture. However, this is a double-edged sword and there is a flip side. If you’re looking to hire someone without any experience in the hope of finding someone cheaper – you might be buying into a false economy. Ignoring a candidate with what you consider to be necessary experience in the hope of saving a few thousand dollars a year by hiring an unproven person, might not actually save you anything, due to the amount of on-the-job training and potentially decreased productivity the less experienced employee will deliver. So, as with all aspects of running your business, you need to find a balance. But it definitely pays to consider more than just the experience a candidate comes with. You want someone with the potential to grow into the perfect for your company.
Mistake 3
- ASSUMING THE HIRING PROCESS ENDS ONCE THEY’RE HIRED
This is a common mistake many small business owners make. An employee’s productivity is comprised of 50 percent ability [the reasons you hired them], and 50 percent of what happens once they’re in the workplace. So conducting a good interview, offering that promising person the job and them saying ‘yes’ is only half the task. Employees need to be properly induced and introduced to your company, well trained and supported. It doesn’t matter how impressed you are with someone’s potential – poor training, insufficient access to resources, and little feedback will add up to poor job satisfaction and this will impact their performance. So recruitment doesn’t stop at the ‘welcome aboard’ handshake – you need to make sure they are introduced, trained and supported every step of the way.
Second – know what answers you’re looking for. Then you can assess each answer objectively and place candidates in pecking order.

“We also replaced all the windows with double glazed windows and we put a new kitchen inside and a couple of fully tiled bathrooms as well,” Darren says.

The next few months were set to be busy for the team at Fixation Builders with several new builds, one in Jack’s Point and another on Queenstown Hill. “We’re also doing another renovation on Kelvin Heights, a renovation up at Alpine Retreat, and we’ve just finished a development up in Fernhill which was two 250 square metre homes on the same section on a steep site.”
