A coastal home is all about making your place a relaxing, tropical sanctuary. Here are some top tips for making your home a coastal dream:

• Use earthy tones and colours

Choosing to layer textures helps to break up white-on-white helping the space from falling flat. Adding white-washed woods such as on a feature wall or on the ceilings can also give coastal accents.

“Removing clutter and only including objects, which are used helps give a feeling of lightness. Especially if you’re lucky enough to have a view you want to make it the hero.”

Most importantly, a coastal home should make you feel relaxed as soon as you walk in the door.

“We live such busy lives and a home with a coastal theme should make you feel relaxed. Using design interior finishes in your home, which are practical yet beautiful, means you will feel comfortable in your home.”

Taking inspiration from overseas is another way to bring coastal tones into your home if you don’t have access to an outdoor living space.

Considering the cardinal direction of your room can help you decide on colour tones needed for the space.

Susannah suggests Italian yellow tones for a South facing room needing to feel warmer, or traditional blues if the room is West facing and needs to be cooled down.

Solar can be built at any scale, and in almost any location (unlike hydro and wind) meaning it is less reliant on our transmission and distribution assets to move the power to where the demand exists.

Solar power is no silver bullet but is a valuable part of our total energy solution. What solar power does offer is a number of advantages that can benefit stakeholders from individual households, to business owners, commercial and industrial clients, right up to our network providers and even Transpower. Every unit of electricity that is generated and consumed from solar is a unit of electricity that doesn’t need to be generated by a hydro dam (or coal plant) – it doesn’t need to be shifted by our transmission network and it doesn’t need to be distributed by your local lines company and

The do’s and don’ts of creating living space

People often wonder how to open up space in their homes, especially in their living rooms because more space often makes a living space look tidier, allowing homeowners and guests to move around the room more easily.

Here are some dos and don’ts with opening up space, particularly in the lounge area.

A few different references touch on various ways people should and shouldn’t create more space in their homes.

Housely.com advises homeowners to have:

1. Mirrors

Do: hang a mirror as it makes a space feel more spacious as it reflects light and creates an illusion of spaciousness. Hang one or two mirrors in your lounge or near a window.

If it’s close to the windows, it’s more likely to reflect the light, the wall colour, and décor, which makes the room feel bigger.

Don’t: have a small mirror/s because it doesn’t help make the room feel big. Ensure the mirror/s are big, tall and strong so they don’t fall either.

2. Furniture

Do: have furniture around like a couch, TV, dining table or coffee table, and/or maybe a chair in the living room as this will help the house feel homely and cosy. Also, try to space out the furniture, so it’s not too close/touching one another.

Don’t: have lots of furniture, causing the space to feel enclosed and cluttered.

According to idealhome.co.uk, there are other things people should consider to make a room look spacious and stylish.

3. Make elements blend together with colour palettes

Do: pick a colour for the lounge. Homeowners should choose colours they like and can try to colour co-ordinate with other things in their lounge like a dining table cloth, which could match with the cushions on the couch, the rug, or the kitchen.

Don’t: use too many colours or different tones of the same colour because it becomes overwhelming and takes the attention away from the spaciousness.

4. Huge rug

Do: include an oversized rug to form an idea that the rug becomes a room of its own, different from the dining or kitchen area in the same space. Choose a rug with nice patterns to match the graphic shapes and patterns already used in the area.

Don’t: have a small rug even if it suits the colour scheme. Get a

large, comfortable-looking rug, big enough to be placed under furniture like a coffee table, TV and TV stand, another chair, and/ or a couch.

5. Simple decoration

Do: use a table and couch in the living room with some cushions, a couch throw, paintings, and even plants, which will look good together. If you have neutralcoloured walls then use bright

décor to keep the room looking funky, lively and open.

Don’t: overdo it. When someone has a small room, it’s best to not overdecorate because the room will look smaller than it already is. Don’t have more than three furniture pieces if the room is already too small. Simple and less will go a long way.

6. Storage

Do: store storage in drawers, on a table, or on the shelves, if needed, because having some storage spaces can make the room look homely, tidy and spacious. Storage spaces should be used to the homeowner’s benefit. For instance, blend the storage in with the décor; have plants, books, and other things on the shelves to look decorative and deliberate.

Don’t: have things lying everywhere. Use furniture to hide storage rather than have things lying around.

The keys to sustainability

Making sustainable home design work for you

Building sustainable homes is becoming more popular as people start taking initiative when caring about the planet and finding ways to individually do their part. However, some people believe sustainable homes mean they’re less attractive, so what are some ways houses can be environmentally friendly, as well as modern and aesthetically pleasing?

Directors from an award-winning practical, design-orientated architectural company Borrmeister Architects, and a sustainable and bespoke architectural studio Common-Good Architects, share their advice on making a sustainable home look modern and appealing.

Directors and Registered Architects Wulf Borrmeister of Borrmeister Architects and ToniRose Brookes of Common-Good Architects, believe if a sustainable home is considered from the get-go, then there is no reason its aesthetic should be constricted.

“A holistic design approach starting with looking at a home’s placement and orientation within its site, considering how it responds to its site and surroundings, including sun paths, prevailing winds etc., will assist in the design of a home, which naturally and thoughtfully integrates into its landscape,” Toni-Rose says.

They both agree that including design features like wellconsidered roof overhangs or screening to provide shading can help the look and appeal of a home in addition to serving a practical purpose, when combined thoughtfully into a design.

“Design is very subjective, what one person finds appealing can be very different from another’s perception.

“That is one aspect of designing a bespoke home that can be so rewarding, as everyone is different. This allows the opportunity for different styles and aesthetics to be explored,” Wulf adds.

The directors work closely with their clients during the design and planning process to understand their desires and recommend suitable options when creating responsible and Homestar rated designs.

“Having an open conversation from the outset; considering what you would like to aim to achieve in terms of sustainability is important and is where certifications, such as Homestar or Passive House, are useful to use as a guideline and to assist in determining what is right for each individual project, considering factors, such as the proposed use of the home and the build budget,” Toni-Rose says.

The New Zealand Green Building Councils Homestar certification lets people target what level of sustainability they’re hoping to achieve, including the various systems and standards needed to achieve each rating, and how that correlates with the overall performance they can expect as an outcome.

“Some clients we work with are very interested in the sustainability aspects and the different systems that can be integrated, whereas others simply want a home that is going to perform in terms of comfort and energy efficiency, as well as be a home that suits their needs and is a pleasure to live in – a place you are proud to call home,” Toni-Rose says.

Both Architect firms start their projects by looking at the site, the surrounding environment and context, considering the placement, orientation, and appropriate passive design principles.

“Ensuring good natural cross ventilation is able to be achieved throughout the home, incorporating good levels of insulation, looking at opportunities for the incorporation of thermal mass where appropriate and considering sun paths – providing shading in summer, but allow the sun to enter the building in winter.”

Considering these basics from the start allows homeowners to incorporate other systems, which complement the design and its performance.

The summer months in New Zealand are often heralded by spending more time outside and encouraging the indoors out. However, bringing some of the outdoors in adds a bit of flare to your home.

Even if the weather means you can’t get outside, you can still feel in touch with nature and the great outdoors.

Furniture is a great way to incorporate the outside to your living spaces. For example, utilising wood-based furniture can bring a sense of nature into sometimes bland spaces.

Cushions, rugs and throws in more earthy tones can also set the mood and create an incredibly homely aesthetic.

Another way to bring the outside in is to start introducing plants, both living and preserved. Drying plant matter such as leaves and flowers and then placing them around your home.

Air drying flowers is a simple and easy way to add a pop of colour

and life to a room, whether you hang them, place them in a vase or use them in potpourri.

How to air-dry flowers

1. Gather your flowers. You’ll want sturdy flowers that retain their petals. Collect plenty of flowers as you may lose some during the process.

2. Strip your flowers. Remove any excess foliage and separate the flowers by type. Large flowers should be dried individually.

3. Tie the stems together. You can fasten them with a rubber band. Remember that the stems will shrink as they dry out so keep an eye on them.

4. Hang the flowers. They need to be hung upside down in the open air. You can use just about anything to hang them from.

5. Be patient. The drying process can take anywhere from two to four weeks but may take longer if your bundle of flowers is bigger. You’ll know when they’re dry and ready to use when the petals are crisp. You can use this method to dry bunches of herbs as well. Herbs such as rosemary and oregano look lovely dried and hung in a place such as your kitchen. They offer a real sense of cottage core and earthiness.

Live plants can also aid in bringing the outside in but, of course, these require ongoing maintenance and care.

Keeping flowers and plant cuttings is another great way to bring life into a room but remember, these will eventually die and look less

than appealing so, you need to keep an eye on them.

Art and décor goes a long way to bringing a natural element to your home. Consider pieces of art that incorporate botanical drawings for a classy, natural feel.

When framing pieces of art, use wood-based colours, textures and materials to really incorporate the New Zealand outdoors.

The classrooms have been weatherproofed by a full temporary canopy to streamline the work and to eliminate weather delays.

Highlighting the scope of work JDBuilders can tackle, the company has completed an impressive renovation on a beautiful two-storey rural lifestyle home clad in Oamaru stone in Herbert.

A key aspect of the renovation was to replace its roof.

“New roofing was required and initially the client had opted for slate, however, this was not possible due to the pre-existing trusses/framing in place which had been designed for a lighter roof.

“Fortunately, we were able to suggest a product with the aesthetics of slate but much lighter weightwise.”

The project also involved cleaning the Oamaru stone, fitting doubleglazed windows, the addition of barge boards, and the installation large-format frost resistant synthetic porcelain tiles, which replaced the original paving outside the front entrance.

“Our clients were so happy with the result that we have been invited back at a later time to complete some interior upgrades.”

“As the seasons change from warm to cooler temperatures, we start to retreat back inside from outdoor living.

“Creating focal points for a new season and defining elements which add visual warmth is at the heart of autumn.”

She says this can be achieved by adding rugs, tones of rust, moss greens and heavier weaves of fabrics into throws and rugs.

Scented candles are another texture which play with our senses and add ambience to a room.

Donna says her current favourite candles are the Lyttelton Lights in amber and clove.

The best room in the house to start to create a cosy core theme is the living room, “The living room is a great place to start.

“Simple aspects such as changing your cushions, adding rugs, throws, coffee table styling with books layered, beautiful tones of dried flowers and scented candles make this space cosy.”

Another tip for adding autumn into your space is greenery. Donna says greenery is an easy way to add ambience and calmness to create internal focal points to conversation areas.

Making someone feel comfortable is at the centre of the cosy core aesthetic.“I personally feel like autumn is the calm after the storm.

“Summertime is busy with entertaining, being outdoors on the lake or sea. Autumn brings you back inside to rest and take time to enjoy our own company again.”

Adding soft furnishings such as a fluffy rug under your feet or a beanbag for the kids to lounge in adds to the cosy atmosphere of your newly decorated home. Swapping light bulbs for warm tinted lights instead of cool whites can also bring the ambience of peace and softness into the space during the season.

With summer still around, homeowners still have time to make the most of their outdoor area by using lights to brighten up their place at night, so when they’re hosting a BBQ or dinner and drinks, guests will be impressed.

Outdoor lights make a huge difference to the homeowner’s outdoor aesthetic. They can boost emotions and make people want to stay around because it’s eye-catching. That little bit of effort can go a long way. Homeowners should try to include either fairy lights, Christmas lights, LED lights, lamps, a string of light bulbs, solar lights, and/or anything that glows can also work too.

“All outdoor lights must have a rating of IP44, which is rated for outdoor and bathroom use. An electrician must install all outdoor lighting that needs to be hard-wired.”

You can also follow the colour trends of this season which are mustard and pastels. This can be easily conveyed through accessories such as cushions, pillows and umbrellas. Your Home and Garden says because New Zealand weather can be pretty temperamental, any overhead cover you can add to your outdoor space will be well worth it.

Better than grass

User-friendly surfaces

Although neat grass lawns can look aesthetically pleasing, more and more research is showing they’re not great for the environment.

Consider how often you water your lawn in the summer time. When it starts to brown up due to the heat and lack of rain, do you throw the sprinkler on? Probably.

Not to mention a plain turf lawn doesn’t provide a welcoming habitat for pollinators and bugs, and does not offer food opportunities for birds and insects.

Now, more than ever, people are beginning to look at other options for covering ground. Benefits of a groundcover lawn:

Because this plant grows naturally in tidal estuary flats along the New Zealand coast line, it’s tolerant to salt. This means you can control weeds by applying fine salt when the weeds are wet. It tolerates hot or wet conditions and can be planted in all soil conditions except clay.

Other alternatives include natives such as Dichondra repens, also known as Mercury Bay Weed which is drought tolerant. It can be planted in all soil types and it’s the only ground cover you can buy in seeds as well as by the tray. It reseeds itself annually and grows in sun or part shade.

If you’re looking for a prettier lawn, you could consider a

thyme. They like sun and prefer dry conditions. Depending on the type of thyme, they have wonderful coloured flowers in the summer. Mentha requienii or Corsican Mint is the most fragrant ground cover and likes light to moderate traffic. It prefers the shade and can tolerate being wet, but not too wet!

Aiding native wildlife on your patch

Picture this; you look out your window just in time to see a Kererū swoop by to land on one of your trees. You step outside to hear the buzz of bees, flap of wings and chattering of insects.

There are little green geckos darting about under rocks and wētā making their homes on the bark of trees. A native wildlife sanctuary isn’t just for those who live out in the country – you can create a haven right in your own backyard in the city.

“As native wildlife is returning to our cities, it’s important for people to create more habitats and safe environments for species to live,” says CE of Predator Free New Zealand Trust, Jessi Morgan. She says there’s lot of things people can do to encourage native wildlife. She says people need to think about what plants they have in their garden. Different plants flower and seed at different times of the year so you need to ensure you’ve got variety for birds and insects to feed on.

“Think about the flowering and how it goes through the annual cycle so you have a range of things flowering at all times for bees and other insects,” Jessi says.

There are also heaps of products you can use to help encourage species to stay, too.

“You can buy things like bird feeders, wētā hotels, bee hotels and more,” she explains.

Keeping your garden messy under your plants is very helpful for lizards, especially places where there are some rocks for shade. Think about making sure there’s little places to hide and access water.

However, you need to be very mindful of predators. Once you attract all these wonderful native visitors, you need to ensure they’re not being picked off by the neighbour’s cat or local rats. Jessi says controlling most predators is pretty easy to do. “Put traps where predators are already going to make things easier on yourself. Animals such as rats like to track along house lines and fences so put traps along there.”

There are local predator groups you can join to get help with trapping and your local garden centre will likely have some advice for getting started.

Common predators include rats, possums, cats and hedgehogs.

Jessi says that rats are extremely common and sometimes, you don’t know they’re there until they cause damage to wires or chew a hole in something.

Although hedgehogs are incredibly cute, they’re also a really damaging predator. “They eat eggs from birds that nest on the ground as well as lizards and wētā,” Jessi says.

It’s not just rogue predators causing problems – local cats contribute to the issue too.

“It’s a problem with other people’s cats coming in, chasing the birds and eating the lizards. It’s a conversation we need to have nationally about what responsible cat ownership looks like,” she says.

So, pop down to your local garden centre to get some plants and trapping advice.

The more people start working on native wildlife sanctuaries in their backyard, the more native wildlife will begin to return which is only good news for New Zealand and the environment.

Starting from scratch

Part 2: The main structure

Secure Scaffold manager Nathan Applegarth helped build his own new house in Parklands in Christchurch.

Last time he explained what it was like dealing with the demolition and foundation process, now he discusses his experience with dealing with the structure of the build, which includes the framing, roofing, cladding, plumbing, and wiring.

The structure of the build “was a pretty easy process,” Nathan says. He says his builder from True Form Builders used laminated veneer lumber (LVL) framing. “He didn’t have to do a lot of straightening. The walls are pretty straight when using LVL,” Nathan says.

Nathan helped out by organising the roofing and the builder did the electrical plumbing, which turned out all good, he says.

True Form Builders completed the structure. Nathan dealt with them directly. The builder gave Nathan dates of when he needed to book his own trades in with the build, which helped make the process a lot smoother.

The structural process didn’t take too long, he says. Nathan’s builder had the framing and trusses sorted in about a week. After that, the scaffold went up, the roof went on, and the roofing only took about two days.

Nathan’s friend did the cladding and he used Integra panel, which saved Nathan heaps of money because his friend bought the cladding a year earlier (knowing Nathan was going to build his house in 2022), and also knowing there was a going to be a large increase in price for products in 2022.

“This saved me about $20,000.”

It was also important that the builder and Nathan organised and scheduled the project from the very start.

The builder estimated Nathan a finish date for the build and ended up handing over the house on the exact date he specified.

“He got the date perfect.” On the whole, Nathan was very happy with the finished product because most things went to plan. He wouldn’t have done anything differently to the structure.

“You choose this stuff when you sit down with the architect at the start, there are a few things the architect missed, we were supposed to have an attic in the garage.”

The builder was still able to achieve a large storage space above the garage and Nathan is pleased with how his house turned out. He’s been living there for nearly three months, as he moved in on the 1st of September.

Advice Nathan can give to future homeowners on whether to DIY and help build their own home or not is dependent on if they have experience in building or dealing with builds.

“If you’ve got the experience, 100 percent, get involved and keep an eye on it but if you don’t have experience... you may slow the builder down.”

In the future, Nathan is really keen to build another house of his own.

With rising house prices in New Zealand and more people choosing to live a life with less, tiny homes are quickly becoming a popular phenomenon.

Whether someone is downsizing, wanting to live a more minimalistic lifestyle, or likes the idea of having more money in their back pocket, tiny homes have benefits to suit everyone.

The tiny home movement is already huge in the United States and is continuing to grow in New Zealand, with thousands of homes being built in the last few years.

Build Tiny director and designer Gina Stevens says skipping the mortgage and being debt free are some of the greatest benefits of owning your own tiny home.

But it’s not just affordability that is driving the tiny home movement adopting a more minimalistic lifestyle is a popular decider for many people too.

“People are seeking simplicity; we’re getting more aware of the negative impact consumerism and busyness has on our mental wellbeing. We have more of an idea of how not having junk cluttering up your space can have a dramatic impact on your mental health and your peace of mind.”

These were just some of the benefits that appealed to Gina when she built her own tiny home.

After working professionally as a graphic designer, Gina took the plunge to design her own tiny home in 2016, alongside her brother-in-law Jason.

“I really wanted a tiny house, but back in 2016 there weren’t any professional tiny house building companies out there, the movement was still very young, so the only option was DIY.

“I started designing concept plans and discussing them with Jason (an LBP builder), he offered to help teach me the tools, and built it with me.”

During the build the whole family got involved and we really enjoyed the process. We could see an opportunity in the market for professional tiny house builders and that’s when Build Tiny was born.

Now Gina’s sister Amy, parents Ian and Diane, Amy’s Husband Jason, and Jason’s brother Hayden all have roles within the business. While working in a family-owned business could be a little complicated at times, Gina says she wouldn’t have it any other way.

“I’m sure we’ve bored many dinner guests with far too much ‘shop talk’, but there is no shortage of familiarity going around and you can always count on family.”

Since establishing the business, the team were almost always booked out nine months in advance each year. To keep up with the demand, a builder, cabinet maker, boat builder and office manager had also joined the team.

The future of Dunedin housing

According to the Dunedin City Council, during the previous five years Dunedin has seen a significant population increase of around 1,500 per year.

Compared to previous years, this population growth has meant housing development in Dunedin has reached capacity. As a result, the city’s district council are putting plans and measures in place to ensure Dunedin is well-equipped for possible future increases.

Dunedin District Council says their main goal of the Dunedin District Plan is to sustainably manage the natural resources of the region, to ensure they meet needs of current and future generations. This includes supporting projects such as: Warm Dunedin, Eco Design, Healthy Homes, Cosy Homes, and Energy Efficiency and Conservation Authority.

Overall, the city must ensure housing and infrastructure provides advancements in all aspects of the community including social, economic and cultural wellbeing.

The council says they are focusing on building and improving housing stock for warmer and healthier homes in Dunedin.

They suggest demographic factors create a need for specific housing types to be built for the community.

For example, there is a concentrated demand for unit style housing, alongside terraced housing and apartment style complexes.

With the need for one and twoperson households, as well as empty nesters or retired couples, the council recognises smaller and more energy efficient homes are needing to be built.

Hiring new employees is not an easy process. You’ve got to wade through a mountain of applications, weed out the few you’re interested in and then interview all the candidates – all while still running your company.

But if you want your company to grow, you need to hire the right people. You need people that are not only right for the now but can also help you move the business towards bigger and better things in the future.

This is especially so for smaller businesses and startups because they have fewer employees and a limited income with which to work.

For these companies every single dollar they spend on finding and hiring an employee can affect their longer term success, meaning it’s vital that they avoid making major mistakes while hiring. But the trouble is that running a small business is hard work and there often simply isn’t the time to commit to a thorough hiring process; and as result, corners get cut.

The good news is that your competitors are probably making these mistakes whilst hiring as well. This means there’s an opportunity for you to seize; to waste less time and money by hiring right so you can get back to running your company.

Mistake 1 - NOT HAVING AN INTERVIEW PLAN

The single biggest hiring mistake small business owners make is winging it or not having an interview plan. At best they’ll have a few questions written down on a piece of paper, but little else.

You need to treat an interview like a deductive science. You’ve sorted through all the resumes and selected the best individuals to be interviewed – but now you need a better way of evaluating their suitability for the role than just having a chat and going with your gut.

You achieve this by having an interview plan.

First – decide what questions are the most important, and ask them to each candidate.

Second – know what answers you’re looking for. Then you can assess each answer objectively and place candidates in pecking order.

This doesn’t have to be an iron-clad, exactly repeatable process – but it does need to have some consistency to it so you can accurately assess candidates’ answers in relation to each other.

If you just wing each interview, the direction, tone and outcome of each conversation can vary wildly, making it more difficult to compare candidates to each other. The outcome of this can be that, despite spending all that time interviewing people, to a certain extent, you’re still none the wiser.

Then, the chances are, when it comes to deciding who to hire, you’re going to go with your gut, as you won’t reliably be able to compare one answer to another because you didn’t ask each candidate a few standard questions you can compare them by.

So, a little planning can go a long way towards helping you make an informed and considered choice of who to hire, as opposed to just sitting down with each individuals, having a completely random chat, and then hoping you get it right.

Mistake 2 - OVERVALUING EXPERIENCE

It is risky to bet too heavily on how much experience a person has, when there are so many factors that determine whether someone will be successful in the role and a good fit for your organisation.

An applicant’s skills, knowledge, aptitude and personality all factor into the equation.

Because experience is a tangible and measurable component, it is very easy to overvalue it above less easily measurable factors such as intelligence, drive, and other components of raw talent.

Experience accumulates with time in the role and skills can be learned and acquired.

Your next great employee might be someone with limited experience, but who has fantastic aptitude and flexibility.

Placing too much stock on a heavy list of qualifications in your job description, or only considering applicants with x amount of experience and not considering other factors, means you might be turning a blindeye to someone better suited to the role and your company’s culture.

However, this is a double-edged sword and there is a flip side.

If you’re looking to hire someone without any experience in the hope of finding someone cheaper – you might be buying into a false economy.

Ignoring a candidate with what you consider to be necessary experience in the hope of saving a few thousand dollars a year by hiring an unproven person, might not actually save you anything, due to the amount of on-the-job training and potentially decreased productivity the less experienced employee will deliver.

So, as with all aspects of running your business, you need to find a balance.

But it definitely pays to consider more than just the experience a candidate comes with. You want someone with the potential to grow into the perfect for your company.

Mistake 3 - ASSUMING THE HIRING PROCESS ENDS ONCE THEY’RE HIRED

This is a common mistake many small business owners make.

An employee’s productivity is comprised of 50 percent ability [the reasons you hired them], and 50 percent of what happens once they’re in the workplace.

So conducting a good interview, offering that promising person the job and them saying ‘yes’ is only half the task.

Employees need to be properly induced and introduced to your company, well trained and supported.

It doesn’t matter how impressed you are with someone’s potential – poor training, insufficient access to resources, and little feedback will add up to poor job satisfaction and this will impact their performance.

So recruitment doesn’t stop at the ‘welcome aboard’ handshake – you need to make sure they are introduced, trained and supported every step of the way.
