Zane Tate’s zany taste
The design world bombards us with conflicting trends, but Zane Tate’s curated maximalist approach offers the best of two worlds at odds. Ben O’Connell picks the brain of fashionista-turned-interior design sensation Zane Tate on all things colour, community, and culture.
What are some realistic and cost-effective ways for readers to inject colour and excitement into their home interiors?
There are loads of cost-effective ways to incorporate colour into a home! Paint will have the biggest impact, but instead of doing a feature wall, think about doing all the walls in the room, or using it in more creative ways, painting the ceiling, or having the door a feature colour. If you want to keep your walls neutral and would like to add colour in smaller ways, you can do this with your cushions, artwork, and smaller décor pieces. A tip to do this successfully would be to choose one colour, like green, and have hints of it in your cushions, artwork, and décor pieces so it’s featured around the room. This makes the space feel cohesive and well thought out.
What tips and tricks would you give busy adults who want to bring maximalism into their homes but have little extra time?
Maximalism, at its core, is about featuring items that reflect you and your life; the pieces you add should be things you love or have a story attached. The easiest way to do this is to look at the things you already have and try styling them in new ways, grouping pieces in similar colour tones together, or creating an art
wall with photographs and art pieces. I collect home objects and art when I travel, so my home is full of things that remind me of the places I have been and the people I have met.
What are some major trends you’ve noticed in the fashion and design world this year? Are there any that are coming back?
When thinking about colour, the cool tones and black and grey palettes we have seen over the past few years have been replaced with warmer tones of beige and ochre, featuring burgundy and terracotta colours again. We are also seeing a return to craftsmanship. People are beginning to understand the impacts of large-scale manufacturing and want to support local makers, artists, and designers, which is really fabulous to see!
Like fashion, interior design trends are circular. We always reference the past to find future trends, but I see a much bigger focus now on personal style. Rather than recreating a room from a magazine or leaning into the ‘show home aesthetic,’ I see people embracing their individuality and creating interiors that reflect their personalities, their loves, and their values.

What are some of your fashion and interior design influences?
Like fashion, interior design trends are circular. We always reference the past to find future trends, but I see a much bigger focus now on personal style.
Do you have any tips for changing interiors with the seasons?
Cushions and throws are easy to swap out seasonally. You can have a set for the warmer months and a set for the cooler ones. The warmer set can feature brighter colours and patterns for a fresher feel, and the cooler set can incorporate richer colour tones and heavier patterns and fabrics like tartans and velvets. In the bedroom, you can have winter and summer bedding and cushions that follow the same rules.
For interiors, I am really inspired by some of my peers here in New Zealand; through my company, the Independent Design Collective (a buying and networking group for interior designers), I get to see loads of fabulous interiors! I also love Alex Fulton’s use of colour in her work, and Mal Corboy’s kitchens are exceptional. I am really inspired by the fashion of the 60’s and
And how does it feel to know you’re now a design and fashion influencer?
I don’t really think of myself in terms of being influential. Everything I do is about creating a sense of community
and support where people can be uplifted, such as in the design world with my own interior design clients and The Independent Design Collective. As the Riccarton Park Fashion Coordinator I run fashion competitions that welcome and encourage people of all ages, ethnicities, and sizes to get involved in the fun, and The Gala is an annual charity event where we raise money for Gumboot Friday and I Am Hope and encourage people to remove the stigma around mental health by talking about their own struggles.
How did you start?
I got my Diploma in Interior Design from Ara just before the 2011 earthquakes and ended up as the showroom manager for a local tile company throughout most of the initial earthquake recovery. They were incredibly supportive of me when I started my own company and let me work part-time while I built my roster of client. Being able to use my industry contacts and extend my relationship with the tiling clients to help with the rest of their homes gave me a really great start. After that I have been lucky enough to get work through referrals from my previous clients. Being

70’s. I follow a lot of people on social media who may not be interior or fashion designers, but they are showcasing their own homes and personal style, which I really love!
self-employed is never easy, but I love the flexibility it has given me to follow my passions and help a wide range of clients.
If you had one minute to talk to teenage Zane, what would you say?
Be open to the opportunities that come your way! Having a plan is great but some of the best things to have happened in my career and life are when I have veered off that path into unknown territory!
Where are some of your favourite places to shop in Canterbury?
I work with some great furniture manufacturers like David Shaw and Kovacs, who are based here. Becky Lee Interiors is another amazing local maker who creates gorgeous cushions, and Loft Furniture on Moorhouse Ave has a great range of furniture and homewares! I buy a lot of my clothing online, but I love to shop for vintage pieces locally! I
have been lucky enough to work with local designers like Mikhal Designs to have clothing made and Wilmott Dalton Millinery for my headpieces for the races.
Are there any surprising reasons why enlisting the help of an interior designer is a meaningful and worthwhile venture?
You don’t know what you don’t know, and building and renovating can be an overwhelming experience. There are so many decisions that must be made that you have never had to think about before! Interior designers are there to help guide you through that process. We help you make decisions in the right order, balance your budgets, and communicate your wants and needs to other trades. Our services go well beyond the colour specification that people know us for. We take a lot of the hard work out of the experience which makes it a whole lot more enjoyable!
12 | B&R Interior Design
Rather than recreating a room from a magazine or leaning into the ‘show home aesthetic,’ I see people embracing their individuality and creating interiors that reflect their personalities, their loves, and their values.
What would you say to people who feel shame about unapologetically injecting personality into their homes?
People often get bogged down in other people’s opinions; you are going to be living in your home, so as long as you love it, that is what matters! When you style your home for someone else’s approval or because you ‘might sell at some point,’ all you are doing is renting the home from the next owner. Just have some fun and create spaces you will enjoy!
What does the process of meeting a client at their taste/ vision look like?
I normally work with my clients over many months and, through that process, get a really good understanding of who they are and their personal style. I take all that information and create a design that is reflective of them
and the way that they live. Every client is different, so their homes should be, too.
What inspired you to start the Interior Design Collective?
There wasn’t much support for interior designers, especially for independent designers, who are often working alone, which can be quite a lonely experience! I wanted to create a network of designers and suppliers who support each other and help them reach their business and financial goals.
And what is the best part of the Interior Design Fair?
I love hearing feedback from the exhibitors and attendees! People always tell me about the great conversations they have had, the new products they have found, what insights they gained from the seminars, and when they have connected with people they haven’t met or seen in a while!
Where can readers find more? They can go to www.zanetate. co.nz, which connects to all my businesses and events, and they can follow me on Instagram @zanetatedesign or @thenzdesigncollective
There are so many great social media groups and designers that you can join and follow! Find a style that you like, and then start searching for designers and groups that match that aesthetic!

Is your vehicle correctly insured?
Making sure your vehicle is insured correctly is vital. Private vehicle insurance policies are not designed to cover vehicles used for business – vehicles operated in a commercial capacity should have commercial motor vehicle insurance.
Whether your vehicles are on wheels, tracks, on-road or off-road, accidents, damage or theft can halt your business operations in its tracks.
Insurance policies for business use vehicles ensure that all parties are covered: the business, the vehicle, the driver and any other vehicles or people that may be involved with an accident. Even if the vehicle is used infrequently for business purposes, the correct insurance is important to protect against
unforeseen circumstances. Accidents can be costly –especially when you are at fault. If your vehicle is involved in an accident you caused, you will not only have the expense of repairing your own vehicle– you may also be held liable to pay for damage to the other vehicle or property too.
Insurance policies for business use vehicles ensure that all parties are covered: the business, the vehicle, the driver and any other vehicles or people that may be involved with an accident.
It is important to consider adding a loss-of-use extension to your vehicle policy. This cover can help pay reasonable costs incurred to hire or rent a substitute vehicle that can carry out the activities of the insured vehicle, or financial reimbursement if no replacement is available. This crucial coverage makes sure your business services are uninterrupted after an accident. Cartwrights can tailor commercial motor vehicle insurance to insure each of your business vehicles individually. For larger fleets of 15 or more vehicles, Cartwrights can offer a commercial motor fleet option. This policy insures your commercial vehicles together and includes extra benefits that will help your business stay on the road if you need to make a claim.

The art of tactile harmony
Layering textures like a design pro
By Jamie Quinn
Texture layering is a powerful tool in interior design that can add depth, visual interest, and tactile appeal to a space. By combining different textures, designers can create a rich and engaging environment that invites exploration and interaction.
At its core, texture refers to the surface quality or “feel” of an object or material. It can be visual, meaning it is perceived through sight, or tactile, meaning it is perceived through touch. In interior design, texture can be found in everything from the rough-hewn wood of a reclaimed dining table to the plush pile of a shag rug to the cool gloss of a ceramic vase.
Before you start layering, you’ll need a base texture that sets the stage for your space. This could be something like the smoothness of a stone bench or the plainness of your walls. This base acts as the canvas for all the other textures you’re going to layer on.
16 | B&R Texture
The key to successful texture layering is contrast. By juxtaposing textures that are markedly different, you can create visual interest and draw the eye to particular elements within the space.
Layering textures involves combining different textures in a single space to create a dynamic and engaging visual effect. This can be achieved through the strategic selection and placement of various materials, furnishings, and decor. For example, a room dominated by smooth surfaces such as sleek hardwood floors, glossy paint, and polished metal fixtures might benefit from the addition
of rougher textures like a jute rug, a chunky woven basket, or a stone sculpture.
Meanwhile, a space filled with rough, natural textures like exposed brick, reclaimed wood, and nubby upholstery might be balanced by the introduction of smoother elements like a glass coffee table, a leather armchair, or a silky throw blanket.
Another important consideration is balance. While contrast is key to creating visual interest, too much of it can result in a space that feels jarring or disjointed.
In addition to contrast and balance, it’s also important to consider the tactile experience of
the textures you select. While visual texture is important, the textures that surround us can also have a profound impact on our physical and emotional responses. For example, a space dominated by hard, cool surfaces like metal, glass, and polished stone might feel cold and uninviting. In contrast, a room filled with soft, warm textures like plush upholstery, woven baskets, and soft rugs will feel cosy and welcoming. By thoughtfully selecting and layering textures, you can create spaces that engage not just the eye but the entire body, promoting comfort and relaxation.
Ultimately, the key to successful texture layering is a thoughtful and intentional approach. By carefully selecting and combining different textures, designers can create spaces that are visually engaging, tactilely appealing, and emotionally rich. Whether the goal is to create a sleek and modern loft, a cosy and inviting den, or a bright and airy living room, texture layering provides a powerful tool for realising the vision and bringing the space to life.

From flames to fans Comparing fireplaces and heat pumps for your home
By Paige O’Brien
In the quest for a comfortable and energyefficient home, the debate about better fireplaces and heat pumps has been a long-standing one. Both options have their unique advantages and drawbacks, making the decision a complex one.
On the one hand, fireplaces embody the allure of traditional warmth and ambience, while on the other, heat pumps offer modern efficiency and versatility. This article delves into the intricacies of these two heating solutions, comparing their performance, cost, environmental impact and other relevant factors. As we navigate through this discussion,
we aim to provide you with a comprehensive understanding to help you make an informed decision that best suits your lifestyle, preferences, and home environment.
Fireplaces offer a unique blend of practicality and aesthetic appeal that can significantly enhance the ambience in your home. One of the most significant advantages is the warmth and comfort they provide. There’s something inherently soothing about the crackling of wood or the gentle hiss of a gas fire. Fireplaces also serve as a focal point, drawing people together for shared moments of relaxation and conversation. They foster a sense of cosiness and intimacy, making them a popular choice for creating a welcoming
atmosphere in living rooms and bedrooms. In addition, fireplaces can add a touch of elegance and sophistication to a home’s interior design. Whether it’s a traditional wood-burning model or a sleek, modern design, a fireplace can serve as a timeless centrepiece that complements any decor style.
While fireplaces can add a touch of warmth and charm to a home, they also come with several drawbacks. One of the main concerns is safety. Traditional wood-burning fireplaces can pose a risk of carbon monoxide poisoning if not properly maintained or vented. They also require regular cleaning to prevent chimney fires. In terms of efficiency, fireplaces are notorious for their inefficiency.
A significant amount of heat can be lost up the chimney, making them less economical compared to modern heating systems like heat pumps. Additionally, the installation and maintenance costs of fireplaces can be quite high, especially for woodburning models, as there can be significant restrictions in some regions due to air pollution. Finally, soot and particles released by the burnt wood also increase air pollution, making it a relatively environmentally unfriendly option.
Heat pumps are one of the most efficient and cheapest forms of heating options in New Zealand. They offer a range of advantages that make them an attractive choice for heating and cooling your home. One of the
18 | B&R
Heat pumps are one of the most efficient and cheapest forms of heating options in New Zealand. They offer a range of advantages that make them an attractive choice for heating and cooling your home.
most significant benefits is their energy efficiency. Heat pumps are capable of transferring heat from the outside air into your home, even in colder temperatures, making them highly cost-efficient. They also provide a dual function, acting as both a heater for winter and an air conditioner for during the warmer months. This combined functionality means you can enjoy year-round comfort with just one system, which can lead to significant savings in energy costs. In addition, heat pumps are generally low maintenance, requiring less upkeep compared
to traditional heating systems. They are also environmentally friendly, as they don’t release any additional carbon emissions apart from the small amount of electrical energy required.
Despite their numerous advantages, heat pumps also present certain challenges. One of the primary concerns is the upfront cost. Installing a heat pump can be more expensive than other heating options,
and the price can escalate if additional ductwork is needed. Another potential issue is their performance in extremely cold climates. Although heat pumps are designed to operate efficiently even in low temperatures, they may not be able to provide adequate heating when temperatures drop significantly below freezing. Furthermore, heat pumps can be noisy, which might not be ideal for homeowners seeking
a peaceful environment. Lastly, while heat pumps are efficient, they aren’t as effective as gas or electric furnaces in providing immediate heat, especially in larger homes.
Choosing between a heat pump and a fireplace depends largely on your specific needs and preferences. Fireplaces, with their traditional charm and ambience, provide a cosy and inviting atmosphere, making them ideal for creating a warm and welcoming living space. However, they are less efficient than heat pumps, can be hazardous if not properly maintained and require a constant supply of fuel or electricity to operate. On the other hand, heat pumps offer superior energy efficiency, providing both heating and cooling and require minimal maintenance. They are also more environmentally friendly, as they don’t release any additional carbon emissions. However, they can be more expensive to install and may not provide the same level of cosy ambience as a fireplace. Therefore, if energy efficiency and year-round comfort are your priorities, a heat pump might be the better choice. If you value traditional charm and the sense of warmth a fireplace provides, it could be a more suitable option.

Engineered stone concerns
By Ben O’Connell
Imagine this: you’ve finally saved up for your dream kitchen renovation, complete with beautiful new countertops. But what you might not realise is that those stunning surfaces could harbour a hidden danger – silica dust.
Silica dust? In my home? It’s more likely than you think. Silicosis, a serious lung disease caused by inhaling tiny silica particles, is usually associated with industrial jobs like mining. However, the growing trend of using quartz and engineered stone for countertops brings this risk right into our homes.
Engineered stone is a popular choice for countertops because it’s durable and stylish. But here’s the catch: it’s made from crushed quartz mixed with resin, and that quartz can contain up to 90 percent silica. Cutting,
grinding, or drilling these surfaces releases microscopic silica particles into the air. Inhaling these particles can scar the lungs and lead to silicosis, a condition that can take years to show symptoms.
Australia recently made a big splash by becoming the first country to completely ban engineered stone. This decision was sparked by a rise in silicosis cases among workers who installed and handled these materials. They didn’t want engineered stone to become the “asbestos of the 2020s.”

The ban has had a ripple effect here in New Zealand. While engineered stone is still available, WorkSafe is urging caution. The workplace safety agency issued a 2019 alert about the risks of working with engineered stone, emphasising strict dust controls and personal protective equipment.
The Asthma and Respiratory Foundation NZ is calling for a ban on engineered stone to safeguard everyone’s lung health. They point out that safer alternatives exist, and worker safety shouldn’t be sacrificed for aesthetics. Peter O’Brien, the general manager of O’Brien Group, the largest benchtop manufacturer in Australasia for the last two decades, says silica dust poses no risk to tradies provided it’s not dry cut on-site.
Air quality testing and wet cut and polish procedures ensure the silica does not become airborne. It’s important to ensure all workers involved

with engineered stone have adequate training, ventilation, and protective gear. As for what you can do, if you have engineered stone countertops, be aware of the potential risks. Ask professionals about dust control methods when installing or modifying them.
Peter’s only concern with the Australian ban is the looming deadline that suppliers have over the ditch to sell silica-based engineered stone products. The New Zealand market might experience a supply influx in
the second half of the year, disrupting local business.
Other than engineered stone, the market currently offers ceramic, natural stone, and acrylic products as viable alternatives. Newly introduced by the O’Brien Group, the Imperio benchtop range is made of paper and resin yet looks like ceramic products (without the ceramic price). The development of products like the
Imperio range eliminates silica dust health concerns altogether.
Whether New Zealand follows Australia’s lead with a ban remains to be seen. But one thing is clear: the conversation about silicosis and engineered stone has begun. As awareness grows, we can expect to see changes in how these materials are used and regulated, keeping both our homes and our workers safe.

Simple solutions to banish dampness from your home
In the quest for a comfortable and healthy living environment, dealing with dampness in the home is a challenge many of us hate to admit.
Whether it’s the musty smell that greets you as you walk through your door, or the uninviting patches of mould on the walls, the signs of dampness are not only unpleasant but can also pose significant health risks and damage our homes. Fortunately, addressing this common issue doesn’t always require drastic measures.
Regularly opening windows several times a day is a straightforward and effective strategy to combat dampness.
This practice encourages the exchange of stale, moist indoor air with fresh, outdoor air, significantly improving ventilation and reducing humidity. Enhanced airflow aids in dissipating accumulated moisture, which is often the result of everyday activities like cooking, showering and drying clothes indoors. By allowing fresh air to circulate, you not only prevent the build-up of condensation on windows and walls but also discourage the growth of mould and mildew, which thrive in damp environments. Additionally, this habit can improve indoor air quality, making your home healthier and more comfortable to live in.

Air drying wet clothes indoors might seem like a convenient and cost-effective solution, especially in regions where the weather is not sunny enough for air drying your washing outside. However, this practice can contribute significantly to indoor dampness and elevate humidity levels within your home. As clothes dry, the moisture they release into the air increases the overall humidity, creating an ideal breeding ground for mould and mildew to thrive. Investing in a dehumidifier can significantly reduce indoor humidity levels, or using a well-ventilated room or an extractor fan can also help dissipate moisture effectively. For those with outdoor space, drying clothes outside on a line not only minimises humidity indoors but also uses the natural disinfecting properties of sunlight.
Covering pots while boiling water on the stove and utilising the range hood extractor fan are simple yet effective practices to
prevent contributing to a damp home environment. When you boil water uncovered, steam escapes into the kitchen and disperses throughout your home, significantly increasing indoor humidity levels. This excess moisture can settle on walls, ceilings, and other surfaces, fostering the growth of mould and mildew, which can damage your home and negatively impact indoor air quality. By simply covering your pots, you can minimise the release of the steam, reducing indoor humidity. Additionally, turning on the range hood extractor fan helps to actively remove moisture-laden air from your kitchen, further aiding in keeping your home dry.
Over-watering indoor plants is a less obvious yet significant contributor to dampness within a home. Each time plants are watered more than they require, the excess water either drains out of the bottom of the pots or evaporates into the air, increasing

the indoor humidity levels. This might seem negligible on a case-by-case basis, but when multiple plants are consistently over-watered, the cumulative effect can be substantial. By understanding the specific water
needs of their indoor plants and avoiding the tendency to over-water, homeowners can maintain healthier humidity levels, contributing to a drier, more comfortable, and healthier living environment.

Maximising the sunlight your property gets each day makes a world of difference, especially during winter. For homes that don’t naturally benefit from a sun-smart floor plan or layout, this can be particularly challenging. But with the right strategies, you can enhance natural light and make spaces feel brighter and more welcoming.
Daylight promotes energy efficiency and good health. If you’re building or renovating your home, take care in designing with light in mind. Some key principles for using natural light are to use diffused rather than direct sunlight, avoid over-glazing, which may cause glare and seasonal heat loss and gain, and keep nature in mind when considering the building’s location, orientation, and layout.
Let the
sunshine in
By Ben O’Connell
The New Zealand Building Code’s clause on natural light functionally requires that “habitable spaces shall provide adequate openings for natural light and for a visual awareness of the outside environment.” There are two performance requirements: “Natural light shall provide an illuminance of no less than 30 lux at floor level for 75 percent of the standard year” and “Openings to give awareness of the outside shall be transparent and provided in suitable locations.” Find more at www.level.org.nz
The conversation starts with windows. If you only have one window, make the most of it! Use light, sheer curtains or blinds that allow maximum sunlight to enter while providing necessary privacy. Another option to consider is retractable blinds or shades that can be pulled back completely during the sunniest part of the day.
If possible, installing skylights in darker areas like hallways or bathrooms can dramatically increase natural light. Solar tubes, which are less invasive and easier to install than skylights, can also funnel sunlight into central areas of the home.
Maximize sunlight by planning your garden strategically and placing larger plants in areas where they won’t cast shadows on the house. Also, regularly trim trees and shrubs that block sunlight from entering your windows. Don’t block sunlight before it even has the chance to reach inside.
After windows, the focus turns to maximising reflections. Mirrors and other reflective surfaces can multiply sunlight from the strangest-placed windows. Place mirrors directly opposite windows to reflect sunlight into darker corners of the room, and consider using mirrored furniture

or decor items to help distribute light throughout the space.
Go for glossy or shiny surfaces in your furniture, flooring, or decorations, which can help bounce light around the room. For example, high-gloss kitchen cabinets can be installed, or ceramic tiles with a glossy finish can be used to enhance the effect in the heart of the home. Backsplashes in glass tiles or metallic finishes improve light distribution.
28 | B&R
A minimalist décor approach allows light to travel freely throughout spaces. Paint walls and ceilings in light colours such as white, cream, or pastels to reflect more light, and adopt a similar design eye when picking furniture pieces.
A minimalist décor approach allows light to travel freely throughout spaces. Paint walls and ceilings in light colours such as white, cream, or pastels to reflect more light, and adopt a similar design eye when picking furniture pieces. Arrange furniture to avoid blocking natural light. For instance, avoid placing large, tall furniture items directly in front of windows. Transparent pieces made from glass or acrylic, say, can help maintain a light and airy feel as the sun passes through them. Lighting is another key factor. In some cases, natural light
only goes so far. A well-planned artificial lighting scheme will look great, improve your well-being, and have you forgetting just how little sun your space gets. Start with a combination of overhead lights, task lighting, and accent lights. Daylight-simulating and natural-appearing lightbulbs in areas where natural light is scarce are another option.
By implementing these strategies, you can maximise the amount of sunlight entering your home and make the most of every ray, even if the layout isn’t originally sun-smart.

Mastering winter warmth with the right lighting
By Paige O’Brien
As the winter season is looming, the warmth we seek this winter isn’t just from our heating systems, but also from the ambiance around us. Lighting, often overlooked, plays a pivotal role in transforming our living spaces into cozy sanctuaries that welcome us home from the chilly weather outside.
Beyond its functional purpose of illuminating our homes, the right lighting can add layers of warmth, comfort and aesthetic appeal to any home.
Table and floor lamps emerge not just as mere home accessories, but as essential components of creating a warm, inviting atmosphere.
The soft, flickering light of candles creates an unmatched ambience, casting gentle shadows and a warm glow that can soothe the soul and uplift the spirit during darker, colder days.
These lighting options are effective during winter for several reasons. Firstly, they offer a softer light compared to harsh overhead lighting, mimicking the gentle glow of a fireplace and fostering a sense of warmth and comfort. Additionally, these lamps can be equipped with bulbs that produce a warmer light. Their versatility in style and design also allows them to serve as decorative elements, adding a touch of personal flair to the home’s decor. Table and floor lamps are not just tools for illumination; they are instrumental in transforming a house into a warm, welcoming haven during the chill of winter. Dimmer switches play a crucial role, offering an easy and

efficient way to adjust the lighting to match the desired mood or time of day. During the long, dark winter months, the ability to control light intensity not only helps in creating a snug environment but also aids in energy conservation. By lowering the lights, we can reduce electricity usage, which is especially beneficial during a season when energy costs can skyrocket due to heating needs. The versatility of dimmer
switches, therefore, makes them an invaluable tool in lighting homes in winter, enhancing both the ambience and the practicality of our living spaces.
Candles offer a timeless charm that becomes especially appealing during the winter months, serving as a beacon of warmth and comfort in the heart of our homes. The soft, flickering light of candles creates an unmatched ambience,
casting gentle shadows and a warm glow that can soothe the soul and uplift the spirit during darker, colder days. Beyond their aesthetic appeal, candles can also contribute to a sense of serenity and relaxation, their gentle light often accompanied by soothing scents that can help reduce stress and enhance the feeling of cosiness.
Sconce lights, with their unique blend of functionality and
decorative appeal, offer an elegant lighting solution that is particularly beneficial during the winter months. Mounted on walls, they provide a soft, diffused light that can illuminate spaces without the harshness often associated with overhead lighting. This softer light is ideal for creating a warm and inviting atmosphere in the home during the cold, dark days of winter. Sconces also add to the aesthetic value of a room, serving as pieces of art in their own right while casting a cozy glow that enhances the room’s decor and architecture.
Lighting plays a pivotal role in transforming the ambience of a home during winter, offering both warmth and a welcoming atmosphere that counteracts the season’s darkness. Through strategic use of various lighting options, one can create a haven of comfort that not only elevates the mood but enhances overall living during these colder months.

How to save on renovation costs
Here are some top tips to mitigate rising renovation costs.
1. Make a thorough plan first
Creating a renovation plan and budget should always be a number one priority for anyone taking on a home improvement project, but at times of more uncertainty, it is even more important to draw up a detailed budget. This allows you to fully understand the scope of the project, highlight your priorities and pinpoint areas for potential savings early on.
2. Seek out fixed prices where possible
With prices always rising, it is worth enquiring with
professionals about fixed-price contracts. Try to gain price stability by ensuring that contracts are as fixed as possible, especially when construction costs are confirmed.
3. Ask about alternatives
When trying to cut back costs, ask your professionals whether there are any opportunities to use alternative materials or building methods that may incur savings. Reducing structural work and using alternative methods for building walls and floors, where the majority of the cost goes in a large-scale project, could offer some savings.

4. Carefully consider your wish list
It pays to do your homework before you get started and really consider what you do and don’t need. The clearer you can be with your designers and builders on what you want, the more efficient your project will be, helping to keep costs down.
5. Source and order materials early on
With material costs fluctuating, it may be worth discussing with your pros whether it’s best to buy now and stave off potential price rises later on. If you have the option to safely store deliveries at the project site, this could also help ensure materials are ready when they’re needed. This will also avoid any potential hold-ups–and, in turn, unexpected costs–due to delays or longer-than-expected lead times. If storage is not possible, try to negotiate future delivery dates with vendors.

What Is Showerex?
A 9kw Power Station under your Shower Showerex is fuelled by the warm wastewater going down the drain, which instantaneously heats the cold water entering your shower. And amazingly, the dirty water never mixes with the clean water.
Showerex is a heat exchanger: a smartly engineered copper plumbing pipe with no moving parts, no fans, no pumps, nothing to fail, and no additional maintenance or running costs. Forever saving energy with every shower.
Patented and Proven Technology
Designed, Researched & Manufactured in Napier
Showerex uses our patented and proven spiral tube technology that global corporations including Zodiac, Rheem, Mitsubishi Electric, and Carrier have licensed from us for hot water heat pumps, solar hot water, wet backs, and numerous other applications.
Hot Water’s Increasing Share of Household Energy
As mandatory insulation makes modern homes warmer, the percentage of energy spent heating hot water is increasing and most of the hot water is used showering By recovering some of this energy with a smart heat exchanger, households can substantially cut their monthly power bills.
Saves Families Hundreds of Dollars Every Year
Choose Showerex and embrace sustainability with an innovative technology designed to save energy and reduce costs. The Showerex solution delivers both immediate and long-term benefits, visit www.showerex.com to calculate how much your family could save every year.
Improves All Hot Water Heating Systems
Every building and home with shower facilities can benefit immensely from installing Showerex as it complements and boosts performance (COP) of all water heating technologies: Electric, Gas, Heat Pump, and Solar.
• Save Money – Reduce your energy bills
• Save Energy – Lower your energy consumption
• Save Our Planet – Reduce your CO2 impact
Made in New Zealand
Showerex is manufactured in Napier by Vaportec NZ, New Zealand’s leading manufacturer and designer of high efficiency heat exchangers for over 30 years.
Approved by NZGBC for Homestar v5, Showerex was featured in New Zealand's first 10-star superhome and is now approved for use in all Homestar v5 homes.
Regional steps towards higher energy-efficiency
The Invercargill City Council recently celebrated the completion of four new energy-efficient housing units in the city.
The new units, built on Stirrat St, were constructed as part of Council’s long-term policy to replace and increase social housing for elderly people.
“These new units are the first step in renovating and revitalising Council housing for the elderly in Southland,” Invercargill Deputy Mayor Tom Campbell says.
“This aligns with Council’s desire to act based on social responsibility and to meet an
identified need for a vulnerable segment of our population.”
Invercargill City Council infrastructure group manager, Erin Moogan, says the project went above and beyond building standards for warm, dry and healthy homes that were built to last.
“The main frames are New Zealand pine and all insulation levels are sustainable and surpass the minimum set out in the building code to ensure that
the units need less energy to stay warm,” Erin says.
“The design of the units can also fit in various configurations on various Council-owned sites, reducing design and construction costs over time.”
The council’s Long-term Plan consultation, which closed in April, also asked the community
whether they’d like to further invest in replacing the city’s aged housing units.
Councillors will deliberate on the feedback on this issue, along with the rest of the draft Long-term Plan, in the coming months before adoption in June.

Safety upgrades to Invercargill intersection
Major works to improve the safety of a high-crash intersection in Invercargill, which began in April, are due for completion in mid-June.
The works include the installation of a new set of traffic signals and improvements to the pedestrian crossing facilities and cycling infrastructure. The project also includes new drainage, kerbs and channels, chipsealing and asphalting.
Invercargill City Council infrastructure group manager, Erin Moogan, says the commencement of the new road layout marked an exciting stage in the project.
“The intersection of Yarrow and Lindisfarne streets has been identified as a high-risk area, with 18 crashes recorded in the past five years. The improvements that we will be making to this intersection will
make it safer for road users and improve pedestrian crossing and cycling facilities.”
West bound traffic on Yarrow St will remain open for the duration of the works. Temporary road closures will be in place for east bound traffic on Yarrow St and Lindisfarne St, between Mitchell St and Baird St. Detours will be in place and road users are encouraged to plan ahead and where possible use Tay and St Andrew streets.
The impacted bus stop located on Yarrow Street will be temporarily relocated to Ritchie Street, although residents can flag a bus down anywhere on its route, provided it’s safe to stop.
Parking for local businesses in the Lindisfarne shopping centre will be available on Lindisfarne St off Mitchell St.
The mid-June completion date is weather dependent.

The Power of high-end renovations
By Jamie Quinn
Homeowners are taking their living spaces to the next level with strategic investments in high-end renovations. These projects go beyond a simple facelift, offering a complete transformation that elevates functionality, aesthetics, and, ultimately, property value.
The key lies in collaboration. Skilled architects work handin-hand with homeowners to translate their vision into reality, ensuring the design aligns with both their dreams and structural requirements. Local building codes are also factored in, guaranteeing a renovation that stands the test of time.
High-quality and bespoke materials are distinct features of this approach. Imagine rare stone countertops or custom-designed furniture—each element meticulously chosen to reflect the homeowner’s unique style and desired functionality. Sustainable hardwood floors or handcrafted tiles add a personal touch, further distinguishing the property from the ordinary.
Sustainability is also a growing priority. Architects and designers are increasingly incorporating eco-friendly elements like solar panels, energy-efficient appliances, or reclaimed wood. This not only reduces the renovation’s environmental impact but also caters to the rising demand for eco-conscious living spaces.
The financial rewards are undeniable. High-end renovations significantly boost a property’s market value, making them a wise investment for homeowners considering future sales in a competitive market. This thoughtful approach creates a home that’s not just aesthetically pleasing but also functional, sustainable, and valuable.
Seamless design solutions
By Jamie Quinn
This project showcases a stunning transformation of a small, centrally located property, where the landscaping design masterfully blurs the lines between the indoor living space and the outdoor entertaining courtyard. Working alongside the builders for major internal renovations, the focus was on creating a seamless flow for maximum enjoyment of the limited space.
Semi-permeable timber fencing provides a sense of openness while maintaining privacy from the street. This clever use of materials allows light to penetrate the area, creating a more spacious feel. The main courtyard is paved with beautiful bluestone, featuring integrated tiled strip drains. This creates a visually uninterrupted floor flow that seamlessly extends from the large bifolding doors, further enhancing the feeling of spaciousness.
Feature lighting illuminates the space for evening enjoyment, while carefully chosen ground cover planting adds a touch of life and colour.
The team behind this project, Visual Wonders Landscaping Ltd, is a small, family-owned
business established in 2020. Specialising in mid- to highend residential landscapes, they are renowned for their meticulous attention to detail and exceptional craftsmanship. Notably, they are preferred installers for One Stop Deck Shop, ensuring top-quality decking solutions for every project.

From the minds of experts NKBA predictions for tomorrow’s
By Paige O'Brien
The National Kitchen and Bathroom Association (NKBA) has released its annual forecast for kitchen and bathroom design trends, drawing insights from its extensive network of over 500 industry professionals.
The 2024 report highlights a return to nature with oak, walnut, and other timbers taking centre stage in cabinetry finishes, as predicted by 53 percent of respondents. Despite the surge in natural materials, a significant 30 percent still favour the timeless appeal of classical, cream, white and beige tones.

muted, sage green,” as the next big thing in kitchen design. Navy is also gaining traction, offering a bold yet sophisticated alternative. The survey reveals a decisive shift towards porcelain for benchtops, with a notable 76 percent of designers endorsing it, up from 48 percent the previous year. As for finishes, matte and textured surfaces are neck and neck, with 32 percent and 29 percent of votes, respectively.
Functionality merges with sustainability as the top three must-haves for modern kitchens include: integrated appliances, eco-friendly solutions, and cutting-edge smart technology. Victoria Gaylard of Auckland’s Victoria Gaylard Design anticipates the rise of ‘beverage centres,’ envisioning spaces dedicated to wine storage, cocktail crafting, and coffee stations.
Sustainability is not just a trend but a necessity, according to Florence Taylor of Bates Joinery in Christchurch. She emphasises the importance of durable, sustainable materials that withstand the test of time, reducing the need for replacement and wastage. “As a designer, I take an interest in what companies are doing in this space, and I pay attention to the small details. I research and prefer to work with
products and materials that are more sustainable. I also like to recommend materials and products that will stand the test of time to reduce replacement and wastage.”
However, the industry faces challenges, including silicosis, material supply, skilled labour shortages, affordability, and client financing. The upcoming Australian ban on engineered stone due to silicosis risks is

set to have a profound impact, prompting a shift towards lowsilica products.
Rachael Kwok, Executive Officer of NKBA, says these issues are all significant to members, and the developments surrounding silicosis and engineered stone were likely to have the biggest impact. Effecting this is Australia, as they are set to bring in a ban on engineered stone due to a lack of compliance with the recommended practices in July.
Rachael says in light of the ban over the Tasman, it is “promising to see many major brands transitioning to low-silica products.”
In the face of a cost-of-living crisis, striking a balance between affordability and quality is paramount. Craig Hooper of Cooper Webley in Nelson stresses the importance of investing in quality materials for benchtops and drawer runners to deliver budget-friendly yet durable home spaces.
The NKBA’s report serves as a compass for industry professionals and homeowners alike, navigating the evolving landscape of kitchen and bathroom design with an eye on sustainability, functionality, and timeless aesthetics.

Should
I use a property management company for my rental investment?
For many Kiwis, owning a rental property is a key investment, often a component of retirement savings plans that generates a steady and passive income. However, it does come with great responsibility.
As the Government introduces more regulations, adding to the list of landlords’ responsibilities, a reputable property management company can add great value to your rental investment and ensure that your tenants and property are handled reliably and fairly, inline with your obligations.

Ensuring suitable tenants
A property management company will help find ideal tenants for your property. This can be a complex job, particularly if you do not have extensive experience in the property management profession.
Having a tenant-screening process that is compliant with the recently changed Privacy Act 2020, and facilitated by a property management professional, will enable you to find tenants who are reliable, long-term and with a mutually beneficial respect for the landlord and tenant relationship.
Managing all legal matters
Property management companies oversee all legal aspects of maintaining a property and working with tenants.
They are fully informed on the legal responsibilities and up to date with complex legislative changes — giving you one less thing to worry about.
They help manage risk by ensuring landlords do not accidentally get themselves into a difficult situation that may result in a Tenancy Tribunal hearing or financial penalties.

Property management companies have experience dealing with the various issues that can arise with maintenance and generally have trusted contacts for various service providers, such as plumbers, builders, and electricians.
The new Healthy Homes Standards, which became law on 1 July 2019, can be a challenge for real estate investors, as landlords are responsible for maintaining and improving the quality of their rental properties to meet the standards.
While it ensures the landlords provide healthier and safer properties to tenants and have lower maintenance costs, it can be time-consuming for people with already busy lives — particularly for those living in different cities or regions than their investment property.
Lower repair and maintenance costs
Property management companies have experience dealing with the various issues that can arise with maintenance and generally have trusted contacts for various service providers, such as plumbers, builders, and electricians.
They’ll also have access to comparative data about the market, ensuring that the rent a property investor is charging aligns with the market rate.
Identifying and repairing any maintenance issues early on will avoid larger and more expensive problems. Experienced property managers will inform you that keeping on top of maintenance and repairs will increase the value of your property and often the length of tenancy.
This will involve regular inspections and detailed documentation. A property management agency may also give you valuable feedback and
suggestions on upgrades and modifications that tenants prefer, which benefit both parties.
Personal benefits — peace of mind
An underrated benefit of using a property management company is the alleviation of stress. Being a landlord can be a full-time job.
By engaging someone to care of this for you, you’ll be free from after hours emergencies, following up rent payments, repairing any damages, paperwork, finding maintenance contractors and other tasks that require a lot of time and thought.
As you may not live where you invest, working with a property manager means that you will meet your obligations and rest assured that someone is undertaking regular inspections of your rental property and supporting your tenants as required.
With an expert tending to the day to day management of your investment property, you’ll win back some precious time.
Managing and trusting your relationship with a property management company
It is clear that utilising the skills of a property management company is highly beneficial however, it is important to recognise that this will not remove all of your responsibilities.
As a landlord, you will need to manage and trust in your relationship with your property management company.
REINZ recommends doing your due diligence when choosing your property management company — have broad conversations, ask questions and seek legal advice to ensure you are choosing the right company for you, your wants and your needs.
Choosing a REINZ Property Management member is recommended as they are supported to excel in the profession, provide excellence in customer care, and uphold the best standards of practice.

Life off the grid
Rural water systems differ from connection to urban water and sewage systems. For those looking at purchasing a lifestyle block or rural property that isn’t connected to mains water and sewage systems, or for those already living off the grid, understanding how these systems differ is more important than we might want to admit. It happens.
Rural water systems offer self-sufficiency, so greater independence from municipal services. When rainwater harvesting is combined with efficient water usage practices, the entire system can be highly worthwhile, but treatment and maintenance needs, such as capacity and filtration, should also be considered.
It only makes sense to capitalise on New Zealand’s generally high rainfall levels. Rainwater can be used in non-potable ways like irrigation and laundry, a sustainable venture. There are countless success stories from Kiwis who have made the most of rainwater
harvesting by implementing efficient water systems. Catchment areas must be kept clean to avoid contamination.
There’s plenty to learn from regional councils. Comparing and contrasting their services to self-sufficient water practices is a valuable process for

anyone establishing rural water systems. Councils can provide information and regulations regarding water source permits, rainwater tank installation, and septic tank systems.
Taking charge of your water needs isn’t just possible in New Zealand; it’s a way of life for many. With careful planning, rainwater harvesting, and support from local resources, you’re on the right track to creating part of a self-sufficient rural haven to be proud of.
