Since deciding to take on a building project myself, I have found I now have an interesting advantage when advising clients on the importance of budget setting. Although in some respects, this new viewpoint has made me rethink my professional perspective around cost control, how I understand cost hasn’t differed. However, I have found I am more alert to the incidentals that are attached to any project and are indirectly linked to cost control and budget setting. When finalising a budget with clients, it is critical that they determine the figure for their project on their own terms. This way their ability to raise funds and the relationship between their investment (capital) and the finished cost of the build can be fully understood. Once the client is comfortable in their own mind with that figure, I look to bring parity between the budget and the brief. As is human nature, the wish list is often greater than the budget, always wanting that little extra on top. This is all a normal part of the process, but what gives? Does the brief condense or does the pot expand? There is no right or wrong answer; my aim is simply to never put 6 | B&R

pen to paper until there is a comfortable degree of parity between budget and brief; the two need to be united in order for the project to be a success. In all projects, there are three principal components that inform building costs. The most critical being the size of the build. I endeavour to clearly demonstrate the direct relationship between size and cost early in the engagement phase, as once in construction, the size is set and there is no turning back. The complexity of the build also impacts greatly, but similarly has a deadline for cost-saving changes. Decreasing the quality of fixtures and fittings - the tactile things that are used every day - has the least financial impact. And, unfortunately, at the tail end of a project when the home is largely built, quality is the only real area left to make cost savings. The cost control process is tailored to each individual project. If a client’s budget seems out and out achievable, there may be a less rigorous cost control than if the budget was lean. One critical point to note is that an architect isn’t a cost expert. There is only so much support they can give before there is a need to bring in other professionals such as a quantity surveyor. Early contractor involvement can also be an option when working through a constricted budget,

as the cost of the build and construction methodology can significantly impact the overall cost of the project. There are some clients who can be reluctant at this stage to commit funds to a contractor or quantity surveyor when their budget is yet to be finalised, however, a small investment in this early stage ensures the client isn’t making a rod for their own back in the future. In the last 6-9 months, whilst working through my own building project, there have been many lessons to learn. One of the most important, I have discovered, is to always consider the incidentals and where they fit into the budget. The designer kettle to sit on the designer bench, the new TV, the $10,000 couch… all the new ‘things’ the client has always dreamed of buying to put in their new home. These are the contents that make the home feel complete to the

client, but the cost of which aren’t necessarily able to be considered by the architect. Although not part of the building budget, these purchases are part of an overarching budget for the client and including this in budgeting conversations with the architect can ensure all are reading from the same song book. It is critical to think holistically when setting a budget and to be realistic and honest with yourself about how much you are truly willing to invest. Being mindful to consider all the things that go alongside the actual building of the project; the landscape, the fixtures and fittings and all those ‘things’ you wish to purchase to make your new house a home. Allowing for all these elements will assist in setting a feasible budget for your project and ensure a successful result.

Moncks Spurs masterpiece This award-winning, stand-out Moncks Spurs residence in Redcliffs uses design to create endless live-ability.

It was awarded the Residential Compact New Home at the annual Canterbury/Westland Regional ADNZ Architectural Design Awards in 2015. The home took out the top Architectural Design Award for designs smaller than 150sqm. The home features three bedrooms and two bathrooms that draw on a harmonious balance of materials and form. It was constructed to replace a 1928 bungalow that was destroyed in the 2011 Canterbury earthquakes. The judges felt the design was sympathetic to the bungalow it replaced and presented a very clever twist on a well understood architectural type and the material selection provided depth to the spatial composition. The architect behind the home is Nic Curragh of Objects Limited.

Beyond the front doors often lies large generous living spaces with exposed natural timbers; its warm and inviting and feelings of restriction and clutter leave the mind instantly. The height and scale of a barn is very appealing; simple yet grand – everything you’d want in a home. Customkit founder and managing director, Michael Anselmi, began selling barns and barns with accommodation in 1993.

He says barn-style homes are growing in popularity “without question”, particularly in the rural and semi-rural settings. “Our look and feel has become synonymous with the [rural] lifestyle and that special rural ambience,” Michael says. His words encapsulate what a barn style home is all about, being able to live and breathe that “special rural ambience. They fit into the natural landscape and compliment the NZ lifestyle,” he says. His clients continuously tell him how in love they are with the wide open living spaces and high ceilings that the barns have to offer. They are not always your typical Americanstyle barn and although that is an option, there really is a barn to suit every character.

As an outdoorsy type family who enjoy hunting and wide open spaces; a barn-style home, to them, fits like a glove. Though a barn-style home wasn’t originally what they had planned it fit in perfectly with Lia’s dream to live in a large, spacious home. After “popping out” three children in a reasonably short amount of time they needed more space – fast. They had an existing barn on their property that with the right design plan would be the ideal space for their family of five. They had the architect for the job and Craig was able to make the final vision a reality.

Craig has built a few barn-style homes in the Canterbury region and Lia believes because of the increasing costs involved in building new homes, people are becoming more open to kitting out sheds/barns to keep their costs down. It may be the cheaper option to building your own home, but it certainly doesn’t have to look that way. Barn-style homes can look and feel glamorous, and why they often get a bad rap, Lia doesn’t think that’s because of the homes themselves. In her eyes they hold a lot of character and putting the time into landscaping will open one’s eyes to the beauty they offer. “I believe that it is paramount to have suitable landscaping when living in a barnstyle home, or it will just detract from the features. All too often people that are living in barn-style houses don’t landscape and it gives barn-style houses a bad rap as they look unfinished,” she says. It just goes to prove that the large, open plan home you’ve been lusting over all this time is actually more in reach then you would have first assumed.

Christchurch city is unique in that the CBD was designed around Hagley Park. ‘The Avenues’, which border the park, provide the boundary from which suburbia spans and from within the city thrives. Apartment-style living has long been a desirable way of life in Christchurch, dating back to at least the late 1800s.

‘Blackheath Place’ was one of the city’s very first apartmentstyle complexes. In 1876, London bricklayer Frank Hathway Hitchings purchased a parcel of land on Durham Street and built a small brick house for his young family, and in the backyard an observatory.

Dubbing his empire ‘Blackheath Place’, Frank kept adding buildings, and when his sons came of age, they did too, with the two different roof levels throughout the site being the clear distinction between the two building eras. In total, 10 tenant houses were built and it’s said that all those who lived there were quite content with their small commune.

A simple living style Today, apartment-style living can be a really simple, refreshing way to live and this appeals to a lot of people, from first home buyers to professionals working in the city, retirees, property investors, even people from the country that want a place to stay when they’re in town. “You are generally limited for space, so you tend to hold on to the stuff you need and a few bits that make you feel great, which is a really refreshing concept, Laird Management project director, Steven Laird says. Because the central city is defined by boundaries, apartment-style living is an appealing option, but we need to get it right, Steven says,

“I think we have created a really big problem with how these buildings have been repaired and I can see a lot of cost for body corporates and owners down the track if these repairs aren’t right.

“We have seen too many inadequate repairs to these buildings – cosmetically they probably look fine, but how are they going to look in five more years?

“Similarly, developments with as many units on a tiny site, skimping on the design and living aspects that make life better for living in the city, are actually a disservice to the city.”

Good design a critical element The best way to get people moving around the streets is by having people living in the city and to do this people need to feel good at home. This is where great design, well thought out development and space is critical – these buildings and spaces need to be desirable buildings for a long time . At the moment, the biggest challenges to overcome are the land any building sits on and the increasing cost of health and safety requirements. “These are nothing new and they aren’t going away, so it’s

something that should be embraced and looked at in more detail during design. “It’s important to do your homework and seek advice where you need it; dealing with body corporates, or other owners in a complex can have their challenges, but just like anything it comes down to getting the right advice from the right people. “Get involved and love your investment, be on the committee, challenge the body corporate and insist on maintenance schedules and programmes to ensure your investment or home is protected.”

In general, apartments hold their value as much as housing, and when the city is built up prices will increase, especially in a city with defined boundaries, but this does come back to the building, location and what’s out the window. There’s no doubt about it; “This little city is going to be a great place to be,” Steven says.

He grew up in the construction industry, completing his carpentry apprenticeship through the family business under the guidance of his father and alongside his two brothers. He then moved into a role within the Canterbury Home Repair Programme (CHRP) where he specialised in the complex design, repair and rebuild of multi-unit buildings (MUBs). Good interior design is defined as the best possible use of space, and a professional interior designer will ensure that the right decisions are made for you from the very beginning of your project. Here are three ways you can work with an interior designer from the get-go. 1. A strong concept The training an interior designer receives allows them to interpret the required function and desired mood of a space and translate that into lines, colour combinations and textures. The designer will start your project by creating a concept from your brief that will influence everything about your home, from flooring to exterior cladding to layout and flow. The timeframe of a build allows the designer to spend time developing bespoke designs, tailored completely to you. From the beginning the designer can visualise the interior as it will look with the tiny details, and then work from the inside-out. As Charles Eames said, “The details are not the details. They make the design”. 2. Integrated architectural plans Engaging the architect, builder and interior designer together from the beginning will create the most cohesive and successful space – visually, functionally and ergonomically. Creating a seamless and luxurious look is often not about spending more money, but about planning in advance, which can happen if the interior designer is included in preliminary stages.

Giving your interior designer the opportunity to review the plans before they are submitted to council can have brilliant results. Recesses for roller blinds, stackback space for drapes, recessed LED lighting, and materials fit for use are all potential considerations that will create a stunning finished design and yet are often not thought about until it is too late, when the build is well past the consent stage. Ensuring these details are accounted for and integrated into the construction plans prior to consent is crucial to create a stunning finished design. 3. The bottom line: Budget Bringing an interior designer into the conversation in the beginning phase of a project can help you budget for your interior project in stages. This starts with the conceptual stage, moves onto the construction stage where exterior cladding, kitchen materials, flooring is specified, and once the construction is well underway, the designer will then move into a furnishings stage, breaking up the cost over time.

Wallpaper love If your walls have been lacking personality then don’t let them scream in neglected heartbreak for any longer. Wallpaper has come a long way since it was first invented many moons ago. With technology changing how we make things, the design and manufacture of wallpapers has led to a plethora of different wall coverings made using long lasting papers and dyes. And the dreaded application and removal of the stuff has been tamed and is much simpler.

You will find everything on the market from metallic, embossed and screen print, to vinyl, fabric-backed and self-adhesive wallpaper coverings. Many have a realistic feel designs such as wood panelling and brick wall designs. Contemporary geometric, herringbone patterns have been in full force in the last couple of years aswell.

As these new materials have evolved, so have our tastes, which means we can celebrate our love of wallpaper by gracing our walls using any one of the hundreds of stunning wall coverings.

Some genius even created washable wallpapers, so they can be wiped down with a damp, clean cloth. Talk about child-friendly.

While painted walls can appear flat, wallpaper is great for adding a textural element and creates a room with a presence.

The idea of wallpaper doesn’t necessarily mean they’re destined for walls either; some people even apply it to furniture pieces. Go on, give it a go!

With over 34 design awards, you could say that Christchurch-based kitchen and bathroom design guru Ingrid Geldof and her team are unparalleled at helping people achieve utter satisfaction with and within their homes. Ingrid holds an honours in interior design, dabbled in kitchen design and sales for about a decade, and for the past 25 years has kept busy running her own design company, Ingrid Geldof Design (IGD). Connecting architecture to the landscape By Jasper van der Lingen

Building on the hills overlooking Christchurch and its harbours is always challenging, dealing at times with awkward topography, access and various plan restrictions. But it is also a great opportunity with often amazing views and interesting terrain and landscape. The Port Hills are formed from volcanic activity and we can see the evidence everywhere, from the sharp edge of the crater rim, the bluffs and rocky outcrops, as horizontal strata of solidified lava and the contours and spurs delineating the flows pouring out of the ancient volcano.

How do you approach building on these slopes? How do you make sure what is placed on this striking landscape enhances it and does not clash becoming an eyesore imported inappropriately from some other place?

Building on the flat in Christchurch is different. The landscape surroundings are generally less of a strong influence unless you are along the edge of a something like the river, sea or a park or reserve. Mostly it is the buildings around that form the context and feel of an area.

There are various strategies one can imagine – touching the ground lightly hovering delicately over the slopes, or perhaps digging in, becoming part of the land using materials and forms of the surroundings. A house should be a place to be at home, to feel grounded and secure. To be “at home� is to be in a particular place and have the

feeling you are deeply connected and part of it. This is what the best architecture can do. The challenge for good design is to respond to these important issues and to build on the hills in a way that is sympathetic and appropriate, while also creative, providing a stimulating and nurturing environment to be yourself in this special and unique place.

Standard suburbia is commonly about similarly styled houses on similarly sized sections, risking it becoming an environment of bland sameness. Design on the flat can be great and exciting of course, but will need more effort to get a degree of individuality. This is where houses on the hill are different. The complex and unique topography of many sites encourages more individual responses, meaning the hill suburbs often hold more variety and complexity. This is not to say one area to build is necessarily better than another, but it demonstrates the deep influence landscape can have on design.

The best architecture shows an understanding of this and responds in a creative way to the unique qualities of a particular place, including its cultural history and context. Houses that manage do this well become places with real soul and meaning.

This house sits on a saddle with stunning views both down to the estuary and Pacific Ocean one way, and the city with the Southern Alps in the distance the other.

Instead of a single larger block, the rebuilt structure was split into two blocks with a three-level glass fronted atrium between, sitting on a local rock wall base. Being on a ridge the design attempted to be reminiscent of the crags and stone buttresses that punctuate the skyline of the crater rim behind, in an abstracted form. By digging in to form the garage and entry, this cut was clad in stone as if exposing the rocky bedrock beneath the surface.

Also, instead of the floor to ceiling panoramic glass rooms so common as a response to breath-taking views, this house frames the view from the rooms inside with strongly outlined windows. Very vertical with interesting views and connections between all of its three levels via the central atrium, it feels like a house on the hill climbing up and down and full of intrigue. As a pair of connected masonary towers built and engineered to last, it is a haven to shelter and live inside on the hills, and view and enjoy the impressive surroundings all around through dramatic picture windows. Jasper van der Lingen is a director of Sheppard & Rout architects. Jasper is particularly interested in how buildings are integrated into a context and help form the unique identity, memory and cultural setting of a place. A NATURAL PERSPECTIVE TAI TAPU HOUSE By Rebecca Gordon

Surrounded by rural farmland, this house takes cues from its setting through its form and selection of natural materials. Currently under construction, the house is situated a short drive from the rural township of Tai Tapu and offers dramatic views across the Canterbury Plains towards the Southern Alps.

The site is being extensively landscaped with various fruit and nut trees, vegetable gardens and even a chicken coup. Within this landscaping the house is orientated around an axis of precast concrete panels that offer a sense of permanence and stability. The house is divided into three separate modules which step down and around the site bounded by the concrete panels. They are connected through glazed links, patios, terraces and landscaping which enhance the connection to the outside, both visually and physically. The stepped mono-pitch form is reminiscent of the surrounding lean-to farm structures and offers a sympathetic and connected relationship to the site. The vertical metal profiled cladding impersonates the ever present use of corrugated iron in the surrounding rural structures.

We’re experts in a variety of exterior plastering from

the same technique on more conspicuous areas. Walls may appear discoloured as they absorb the water, but should dry back to their original colour. Do not vigorously scrub the surface or use an abrasive or strong cleaning agent, as you may burnish the paint surface and mar the paint finish. Do not wash walls for four weeks after painting, as waterborne paints require this period of time to fully cure. If using Resene Interior Paintwork Cleaner ‘concentrate’, dilute before use. For light soiling dilute 1:60 with water, for medium soiling dilute 1:50 (approximately one teaspoonful to one cup) with water, for heavy soiling dilute 1:40 with water. If using Resene Interior Paintwork Cleaner ‘ready to use’ no further dilution is required. Dip a soft lint free cloth, such as a Jif Ballerina, into the Resene Interior Paintwork Cleaner

solution. Do not saturate the cloth as this could lead to runs and streaking. If using a spray pack, apply Resene Interior Paintwork Cleaner direct to the surface you wish to clean. Using light strokes, thoroughly wipe the area to be cleaned turning the cloth frequently to maintain a clean edge. Wipe away any excess solution. Wring the cleaning cloth out into an empty bucket before dipping it into the detergent solution again. This will minimise the appearance of streaks. Now more than ever it is important to reduce our carbon footprint; by reducing the need for oil and gas we will be well on our way to making a difference.

Those with existing homes can improve their energy efficiency significantly by adding in more insulation, switching old windows for modernised double or tripleglazed windows, or even just switching appliances for the more eco-friendly options. Everyone is jumping on the bandwagon for energy efficiency, not only because it is healthier and more comfortable to live in, but it also makes that time of the month when the power company comes calling a lot less traumatising. Being energy efficient is one thing, but if you want the best of the best in energy efficiency then you need to look into what is known as a ‘passive house’. Passive house is not a brand name, it’s a construction concept which was developed in Germany around 1990 and the first certified passive house in New Zealand was built in 2012. What is a passive house? A passive house is ultimately a home that requires no heating. It works by minimising heat loss and maximising passive heat gains. This is achieved by using airtight materials together with

a ventilation system or more specifically a heat recovery ventilation system, insulation and triple-glazed windows. The result of living in a passive house is virtually no heating or cooling bills.

Setting the standard of insulation A research report on the energy efficiency of New Zealand homes has revealed that current minimum requirements for insulation under New Zealand’s building code are not the most cost-effective.

It analysed the current ‘deemed to satisfy’ levels against ‘cost-optimal’ levels in different climates and house-types.

Across all New Zealand cities, insulation levels higher than the current minimum required could save residents $70 million over 30 years; the benefits far outweighing the upfront cost.

Knauf Insulation managing director Stuart Dunbar says that when it comes to insulation, the majority of new buildings will only adhere to the minimum code requirements.

About 25 percent of heat from the average uninsulated house is lost through the walls and up to 35 percent of heat is typically lost through the ceiling.

Change of seasons Autumn tasks to get your garden looking great By Katie Costain and Ben Freeman

Now is a great time of year to be out in the garden. We still have warm, sunny days, with crisp mornings, which are perfect for completing the garden jobs that need doing following the heat of summer.

It is the ideal time for sowing a new lawn, planting trees, shrubs, bulbs and establishing the vegetable garden for the coming months. Autumn is the shoulder season between the hot and cold months, where a little preparation and cleaning can have your garden ready for winter and looking its best by spring. Clean up Autumn is the best time to give your garden a haircut! Pruning summer growth will keep your garden looking neat and tidy. It is also the best way to promote new plant growth and can encourage late autumn flowering. Cut back any old growth on plants by trimming at the base. Remove dead leaves and flowers, and excess, unwanted growth from your shrubs and vegetables. It’s also time to dig up your annuals (plants that only last one season), and cut back flowering perennials (plants that spring up each year from their roots). Your seasonal clean up shouldn’t be confined to just your garden beds – you need to pay attention to your gutters too. Once the leaves start falling, clean out any leaves, debris or rubbish, so they don’t overflow in the autumn rain. If you have a blocked drainpipe, you could try sticking your garden hose down the pipe and turn it on to flush it out. Compost and mulch Use the fallen leaves from your deciduous trees, lawn clippings and vege scraps to make 38 | B&R

compost - just make sure you don’t add any meat, diseased plants or plants that have been treated with pesticides. As the items in your compost break down, they produce a nutrient-rich organic material which will give your garden a great boost for the next growing season. Using a garden fork to turn your compost heap will help it to decompose. Garden mulch should be added to your beds and topped up year round as needed. Mulch improves soil quality, keeps the soil from drying out or eroding and stops weeds from growing. A healthy layer of mulch should be between 5cm and 10cm deep. Make sure you remove all existing weeds from the soil before placing your mulch. Think forward At this time of year, the soil is still warm but moisture levels are starting to increase. This is one of the best times to plant; there is still enough time for plants to establish themselves with a good root system before winter sets in. Your plants will appreciate the cooler conditions and have time to settle in before the first frosts arrive. Now is also the time to reposition shrubs and trees in their desired position; plant your bulbs (such as tulips, hyacinths, daffodils and lilies), lavender, ferns, hydrangeas and new perennials for that pop of colour in your spring garden. Love your lawn With the weather cooling down, you can start to mow your lawn less frequently and raise the height of the grass (it should be taller than 5cm), as the growth rate slows and long grass blades makes better use of low sunlight. Although it is still a long way off, putting in a bit of work now to prepare your lawn for next spring/summer will pay off. For a lovely lawn come spring, scarify the turf by raking out

and removing dead grass and moss that has accumulated over the summer. Apply a slow-release fertiliser to help develop a strong root system and thicker grass, and a specialised autumn lawn feed which will release the correct balance of nutrients throughout the winter months. It is also a great time to seed over thin lawns and to patch up any holes/worn areas. By putting in a bit of extra time and effort into your garden now, you can rest assured that your plants and lawn will be prepared for winter and have everything needed to thrive next spring.

Erik Ellis Landscapes owner, Dr Erik Ellis, knows landscaping like the back of his hand. He began Erik Ellis Landscapes in 1993 and has taken landscaping as far as Seattle and Japan. You could almost say he was destined for landscape design. His father worked as the chair of Wood Science at Canterbury University while his mother was an artist and art tutor, the perfect blend of nature and creativity. This may work fine for some, but the issue with planting around features is that people don’t take into consideration what the plants will look like as they mature. Often these features, that were the main focus, become hidden by the maturing plants around them.

Why the Waimakariri makes sense By Warren Taylor

The Waimakariri region offers a diverse, laid-back lifestyle with easy access to main centres, community services and many recreational areas such as the Waimakariri River.

These qualities appeal to a range of people and the region will no doubt continue to grow as people move to make the most out of all that the area offers. Following the Earthquake of 22 February 2011, building activity in the Waimakariri District lifted from a long term average of 450 new dwelling starts per annum, to more than 1,000 per annum for the years 2011-2014. With almost 1,000 properties red-zoned in the Kaiapoi, Kairaki Beach and Pines Beach areas, a jump in new dwelling starts was anticipated.

The majority of activity over the last five years has occurred in Kaiapoi, Rangiora and Pegasus followed by rural life style builds. The Silverstream development was ‘fast tracked’ under the Canterbury Earthquake Recovery Act and as more land became available, building activity continued at pace. During the last five years more than 4,500 dwellings have been constructed. This year we anticipate new dwelling starts will sit around 30 percent more than the 10 year average of 450 dwellings.

The impact of building activity can be seen in the 2013 Census, which showed the resident population of the district had increased by 7,155 between 2008 and 2013.

The availability of land for residential or commercial purposes influences the decision to build and the Waimakariri District currently has areas of land zoned for business activity.
