Small living rooms, whether you are living with one or weighing up the options of a home with a smaller footprint, is probably something we can all envision and imagine the potential pitfalls which accompany them.
Something fundamental to remember here is that as soon as heavy, dark and extremely large furniture pieces are removed from a small room, it instantly opens and clears up the space.
The lounge is one of the hearts of the home and a space where a lot of time is spent. Therefore, a compromised space is often associated with a compromised level of living or relaxation, which is in no way appealing.

However, it doesn’t have to be this way.
Taking your tape measure to the furniture store along with pictures of your lounge is a great trick to make sure you don’t go astray.
Don’t let a small living room stop you from expressing your personal design flare, nor rule out a property simply for this one drawback.
In general think light with nothing that is to chunky and oversized; other than that, staying true to your personal style means you can never go to wrong.
It’s time to turn this perceived disadvantage around, introducing some simple tricks for maximising your undersized living room.
Lastly, we can’t forget about storage - something every space needs to accommodate the extravagant volume of stuff we accumulate over our lifetimes.
How does that old saying go… “It’s all smoke and mirrors”. Well funnily enough, the use of mirrors in your living room is the perfect trick to deceive the size of the space. Sharon Moore from Nextdore interior design company in Christchurch recommends opting for simple floor length mirrors that she says accentuate any space beautifully. “Selecting larger simple mirrors and putting them in an area by windows where they can reflect and filter light back into the room is the ultimate key for not only brightening the space, but also creating the optical illusion it is much bigger; a fantastic special effect.” 6 | B&R
Also, it’s a great feature for quickly checking your makeup and hair before you nip out the front door, perfect! Now onto furniture - the obvious staple in any lounge. The key here is not overdoing the size of the furniture you decide to select. Although a large furniture set seems like a great idea when viewing it instore, remember to be practical.

A good tip is to avoid any couch or furniture item that spreads wall to wall with no gap in between - you always want to make sure you can see the edge of furniture and walk around it - no gaps will instantly close you in.

Craft Homes create sustainable houses which are healthy, environmentally friendly, and cost-effective. According to Craft Homes, the team considers many things to make sure the house is sustainable. For instance: • Sun paths and shading to ensure there’s enough natural light • Enough thermal efficiency • Recycled or locally sourced materials and so on. While this information is good to know, it’s also good to know what savings to expect. Homestar is a rating tool used to determine the health, efficiency, and sustainability of Aotearoa houses. Homes are ranked between six and 10, so a rating of six (60-69.9 points) is considered a good standard. A rating of 10 (100+ points) is world-leading. The rating tool suggests people living in a Homestar certified home for a year can expect to save in energy, water, and carbon emissions somewhere around:

Is it better to buy or build your first home? To make the decision a little easier, first-home owners should consider their own specific wants and needs and then go from there.
To buy or to build – it’s a question that’s sure to cross the minds of those looking to move into their first home more than once.
With a lack of vacant land available around the country’s urban centres, individuals looking to build will have to weigh up their priorities in terms of whether they’re willing to sacrifice a central location for a cheaper build.
On the one hand, you’ve got skyrocketing house prices; and on the other, you’re faced with supply chain shortages and expensive building materials. In the past, the decision to build was often fuelled by an individual’s desire to tailor their space to their specific needs, which often made it the more expensive option out of the two.
If you’re all about ‘location, location, location’ – purchasing a pre-existing property is perhaps a better bet.
However, due to the nationwide housing shortage, building has been touted as the cheaper and easier solution for first-homebuyers looking to step onto the property ladder.

without a council approved building consent. “The tool invites users to answer a short series of questions about their home projects. It then provides information on whether their project fits into the building consent exemption requirements, or if their project may need a building consent from their council. “Even though we have lifted building consent requirements for many types of low-risk building work, it’s still important that all home projects meet the requirements of the Building Code. “The Building Code covers aspects such as structural stability, fire safety, access, moisture control, durability, services and facilities, and energy efficiency. It ensures that all building work is safe and fit for purpose.
In August 2020, changes were made to building consent exemptions that made it simpler and more cost efficient for homeowners to complete a number of common, low-risk building projects.
“The tool will help point homeowners in the right direction for their home project requirements. If people are still unsure, the best thing they can do is pick up the phone and speak to their local council, licensed building practitioner, engineer or plumber,” Sarah says.

There’s little doubt that the pandemic is turning many Kiwis into homebodies, and without the luxury of a big house, many are commissioning renovations that will transform what room they do have into cleverly designed flexible spaces.
Before the pandemic, the ‘office space’ was where ever the computer was plugged in. But Mark Trafford, founder of the renovation company Maintain To Profit, says lockdowns have inspired homeowners – sometimes by necessity – to modify their spaces to accommodate multiple functions. “People see the value of being able to transition from work station to TV lounge quickly and effectively. The future is uncertain, which means people need to take a close look at how they traditionally used their spaces. “We are fielding questions about designing homes that
can cope with any change of lifestyle,” Mark says. He says dining rooms have probably never been occupied as much in the past as they are now. “The dining room is a truly multipurpose space with the most potential for change – many are having to function as a dining room, a workspace, a board games room or a place to hang out. People want to know how they can make the space more flexible.” He says these trends would not be going away anytime soon since many working parents will continue to spend more time working remotely even after the pandemic ends. The need for flexible home spaces will only rise. Mark offers a few tips for utilising a home’s many spaces.

The association has conducted the House Condition Survey for over 25 years and results show that most New Zealand houses are in good condition, but there are many in need of being revamped or repaired. Maintenance is a requirement due to the New Zealand Building Code, so the best way to follow up on maintenance is for homeowners to have a schedule. Areas requiring specific materials or systems: • Face seal coatings on some cladding systems, which should be regularly cleaned and recoated for weathertight performance • Critical sealant joints on some cladding systems as uncovered sealant joints are important to stop water from getting through crucial junctions • Critical flashings, such as window head flashings to ensure the water is deflected over penetration in the cladding. Another good tip is to consider insulation as partial renovations because getting a house insulated will make a big difference in performance between an old and new construction.
Insulation installation advice: • Increasing the amount of insulation in the new construction and ceiling of the old and new to prevent a lack of wall insulation in the existing walls (this will not avoid heat loss through the existing walls, but will have some impact on reducing overall heat loss). This task is more beneficial if it’s done in a larger area • Double glazing (or triple glazing) new windows • Installing larger windows into an already existent wall. What projects require building consent? According to MBIE, there are a number of projects that don’t require consent. The sorts of projects include: • Single storey detached dwellings • Carports up to 40 square metres

Although the projects don’t require consent, they often require the involvement of a chartered professional engineer or a licensed building practitioner. Avoiding DIY disasters Home DIY projects are as much part of the Kiwi summer as jandals or barbeques, but they need a bit of planning.
While some rules around home renovation have been relaxed in recent times, it always pays to check the fine print before breaking out the tools and launching into a project. First of all, you should always find out if the planned work needs either building or resource consent, and check what you can do versus what needs a qualified tradesperson. Worth remember is building work is covered by both the Building Act and Resource Management Act, so both need checking. Ensuring DIY work is compliant will also help property owners

When to paint Resene suggests that ideal weather for painting includes a gentle breeze, humidity between 70-80 percent and temperatures between 15-20°C. As a rule of thumb, Resene suggests that if clothes on the line aren’t drying, neither will your paint finish.
Paint brushes should be washed with running water onto open ground which will absorb the waste water and prevent the chemicals from reaching more vulnerable stream or marine environments.

The importance of finding the right floor for you

When designing a space, one of the most important elements to consider in your project is flooring.
To make the process easier for yourself, you should always spend some time consulting with an industry-expert first, to ensure that your final selection stands the test of time.
Though much like fashion, while some flooring trends come and go, some evolve. The possibilities are seemingly endless, and you could spend forever deliberating over which will work best for you.
Kari Pearcey, the CEO of Floor NZ, the Trade Association for the flooring industry, understands that floor coverings are an important and expensive investment in your home or commercial space – so it’s vital to get it right.
If chosen wisely, flooring not only sets the tone of a room but it also ties everything together cohesively.

Kari explains that one of the first things clients should consider when fitting out an interior, is whether form follows function. “New home buyers whether renovating or fitting out a new build, need to think about how their flooring will be used to prior to looking at flooring options. “If a person has a young family or pets then they will want to consider some hard wearing, easy to clean options as opposed to someone without these constraints that
might be more interested in a luxury look,” she says. For example, hardwood is just one demonstration of a timeless foundation that will elevate your interior. On the other hand, laminate flooring is a stylish, yet more practical and durable material for those with a furry friend or young children. “It’s also important to check with the local council to see whether there are any specific conditions that have to be met for things like wet areas,” Kari adds.
Flooring customers veering away from synthetic flooring materials in favour of more eco-friendly alternatives. “There has been a move back to wool-based carpets as result of people making a choice about sustainable products,” Kari says. Whether it’s bold-patterned tiles, or a simple neutral-toned carpet; a complimentary flooring creates a sense of harmony among all of the elements in a space. At the end of the day, the choice lies with you. As long as you consult with the experts and perform your due diligence, there’s little margin for error. However, your flooring decision shouldn’t necessarily revolve around what’s trending; just remember at one point in time, ‘Crocs’ were considered a fashionable shoe too. To avoid any issues down the track, Kari points consumers towards the FloorNZ website, which she says contains some best practice guidelines for installing both resilient and carpet products.

So investing in appropriate measures at home to provide daylight and darkness, such as windows and blinds, can pay big dividends.
3. Bring nature inside Living in close contact with nature improves your mood, creates better health and reduces stress, which is why we need to bring nature inside our houses. When building a house, it is worth considering having at least one outdoor or semi-outdoor space − such as a garden, terrace or balcony. Another option is to make sure that the house provides you with a generous view of the sky and ground; this brings nature inside too. 4. Rid your home of stressful noise Apart from being a source of irritation, unwanted sounds, like loud traffic, can cause stress and have a direct negative impact on our wellbeing.
External noise from rowdy neighbours, and internal noise from heating/cooling or ventilation systems, should therefore be kept to a minimum. And even lower noise levels are needed at night. 5. Take control of indoor temperatures One of the factors most crucial to our indoor comfort is avoiding unpleasant indoor temperatures. We spend 90 percent of our time indoors, so make sure that indoor temperatures follow the same rhythm as those outdoors, which rise during the day and fall at night. Because our bodies are designed to follow the rhythms outdoors, this will automatically achieve what we feel is the most comfortable indoor temperature.

Otago The New Zealand Building Performance website offers the following advice for owners of earthquake buildings: • Work with your building professional to agree an approach to the work that is suitable for your building and your budget • You will need to think about: • The resources you can commit to the project within the set time frame • The potential impact on tenants in the building • Your territorial authority can give you advice on the consent requirements for seismic work on your building and ways to respect heritage values • If the work will involve fencing off part of the pavement or street, check what council permits or fees will be required.
Earthquake-prone buildings: the verdict The University Oval grandstand, the Māori Hill Coronation Hall and the Moana Pool Hydro slides are among the list of 21 Dunedin structures that have recently been deemed as earthquakeprone buildings (EQB).
More are expected to be added to this list in the coming months, as it has been indicated that an estimated 3000 buildings are likely to require assessment. Owners will be contacted by the council’s building services team if their building falls into this category. If a structure is then classified earthquake-prone, landlords will have a period of 35 years leeway to bring their properties up to the updated building code. Although the task and costs related to building-strengthening may at first sound daunting, there are plenty of resources in place for owners faced with such work.
If a structure has been assessed as earthquake-prone, DCC building consent fees will be waived for applications that are exclusively for related strengthening work. Heritage building owners are also invited to apply to the Dunedin Heritage Fund for financial assistance. Dunedin City Council Chief Executive Sandy Graham clarifies that even if a building has been served with an EQB notice it’s still safe to enter as usual. “It’s important to remember that just because a building is earthquake-prone, it doesn’t mean it’s dangerous and can’t be used as normal. “The New Building Standards are designed to make buildings safer and the DCC will work with building owners to ensure they meet requirements of the Building Act,” she explains.

Angus Chisholm Builders’ environmentally friendly family home Angus Chisholm Builders is a small family business formally established in July 2014 by Angus and Laura Chisholm.
Angus spent 12 years operating the business as a sole trader where he’d been contracting some housing companies, whereas Laura has been involved in the business for eight years. They both understand the trade sector well, as Laura is an engineer. Currently, the couple is working on a personal initiative, a Passive Home project on Birchs Road in Prebbleton in the Selwyn District in Christchurch.
The project has been an ongoing design and build process, as they bought the section four years ago. During the past year, they’ve slowly started working on it and are getting onto the gib stopping stage now. The project is almost complete, but they’ve been working on it in between other projects. The new project on Birchs Road will become a show home once the Chisholm family has moved into their new house. They’ll be operating from their new office once the house is built.
People are welcome to attend in the hopes for the couple to encourage others to build warmer healthier homes by promoting this niche passive concept. “Our goal is to generate likeminded people that want to build a passive home,” Angus says. The family finds it’s important to build homes that suit how New Zealanders should conventionally live in a way that improves health, well-being, and ongoing running costs. The team is using a passive design involving products such as Intello. Architect Luke Petrie designed the family’s Passive Home. Angus says Luke takes the time to discuss ideas, make a plan and assemble a package for clients while ensuring his flair and Angus and Laura’s input are also taken into account. “He’s really good in that respect,” Angus says. This isn’t the first time all three have worked together on a build, as the couple is currently working on their fourth project with Luke in Lincoln, a 260 square metre single-story Passive Home.

Luke’s incredibly detailed drawings on the Passive Home design make it easier for Angus and Laura to understand and discuss refining the passive concept. Angus did an apprenticeship when he was younger and received a National Certificate in Carpentry (2003). He started the business straight after his apprenticeship, followed by receiving his Registered Master Builders and Licensed Building Practitioner. With Angus having over 20 years of experience in building and Laura’s engineering skills, they’re able to do it all. Whether a project is big or small, the team can design and build Passive Homes, architectural, executive, single-story and two-story homes, townhouses, extensive renovations, repairs, kitchen and bathroom revamp, outdoor living areas, and the list goes on. They work on roughly three to four houses a year. As a team, Angus sorts out project management, health and safety, quality, talking to clients and sub-contractors, and programming. Laura sorts

Selling your home can be a daunting process, so our advice is to start by talking to family, friends and people from your local community groups as to whether they have used an agent locally and had a positive experience and found someone they can recommend.
An agent’s reputation is one of the key ways they get referrals and repeat business. It’s good to look for agents who can demonstrate knowledge of your local area and community, as this will help them with the marketing and explaining the benefits of your home, such as the location, to potential purchasers. Local agents also tend to have a network of potential buyers that they have been working with, or that they have access to through colleagues - ensuring your property is best positioned and marketed to potential buyers. Meth Test Canterbury The level of use and manufacture of methamphetamine is increasing. There are contaminated properties as a result of manufacture and use where the presence of contamination is unknown. Individuals are at risk when exposed to the range of chemicals used to manufacture the drug and the drugs themselves. Meth Test Canterbury Ltd is accredited by International Accreditation New Zealand (IANZ). Our directors/samplers are IANZ approved signatories. We are a New Zealand business specialising in the sampling of residential houses and commercial buildings for methamphetamine contamination. Based in Canterbury, we operate throughout the greater Canterbury region from Ashburton to Hanmer Springs and Kaikoura. Our managing director is ex-police and private investigator with an extensive investigative background.
Our samplers are IANZ approved signatories and hold NZQA Qualification – Meth Screening 30892, 30893, 30894. We employ the services of Hill Laboratory, an IANZ accredited Laboratory, whom we are in consultation with, to determine the levels of methamphetamine found from sampled sites. Meth Test Canterbury Ltd has no vested interest in any of the properties they sample. Our aim is to provide a professional service and to offer our client’s peace of mind, with a risk management strategy primarily for the protection of health and property.
Procedures Stage 1
Screening Assessment The purpose of a screening assessment is to determine the presence or absence of methamphetamine contamination in a property.
Stage 2
Detailed Assessment The purpose of a detailed assessment is to determine the extent and magnitude of any methamphetamine contamination in a property.
This will identify the extent of remedial work required to reinstate a property.
Stage 3 Post De-contamination The purpose of a post decontamination assessment is to determine that the decontamination process has been effective and that methamphetamine levels do not exceed the limits of the NZ Standard.
METHAMPHETAMINE Methamphetamine, more commonly referred to as ‘P’, Crystal Meth or Meth, is a Class A controlled substance under the Misuse of Drugs Act 1978 meaning it attracts the highest penalties for manufacture, trafficking, sale and use. PRODUCTION Methamphetamine is manufactured in New Zealand in clandestine (secret) drug laboratories, known as ‘clan labs’. ‘Clan labs’ can be found throughout New Zealand in houses, garages, outbuildings, apartments, baches and motor vehicles. Methamphetamine is a crystal that vaporises when heated, as in smoking. The vapour clings to surfaces. People who come in contact with these surfaces can ingest the meth through their skin or by touching contaminated surfaces then touching mouth, nose or eyes.

Considering the customer’s point of view, Gerard says, “A lot of the
time, when they’ve had a ding, it’s not their fault and they are a little upset when they arrive here on our doorsteps so we’re just trying to make the repair process as painless as possible. “Normally we get the vehicle, photograph it, basically get all of the vehicle’s details, the owner’s details. We send them away again if it’s drivable and then we process the claim and get it submitted and as soon as it’s cleared and we get the parts here on site we’ll book them in with a loan car.”
