How to survive a major renovation in an age of building delays With the building materials shortage worsening, he says relationships between builders and customers can become strained as frustrations build-up, but current circumstances are beyond a builder’s control.
Surviving the strain of living through major home renovations is more gruelling than ever as the building materials shortage is in many instances doubling the amount of time families have to co-exist with the dust, the noise and the disorder of a building site. Mark Trafford, managing director and founder of the national renovations franchise Maintain To Profit, says that with an active coping plan in place, families are still getting through what is both a stressful and rewarding event in their lives. Mark says living on-site while the house is undergoing a major renovation can create health and safety hazards. “You also get builders turning off the power and water so they can work,

They always tell us that they’re ‘not like that and that ‘everything will be fine’, but we know, after three months, they begin to unravel – it’s only human.” which can very hard on a family, if you don’t have coping strategies. “The lucky families are the ones that can afford to put the furniture in storage and move into an Airbnb, but even then the budget is getting hammered by extended stays in the Airbnb (or with family) due to scarcity of building materials.
Move out It’s always best policy to live elsewhere during a renovation. Families living on-site hinder the project, which as a result, takes longer to complete even when there aren’t materials shortages.

Take time out It’s a good idea to spend as little time as possible in the house. “Take time out as much as you can, even if you are just making better use of your backyard for things like meals, coffee, homework and play – take more walks, do day long picnics on the weekends and make extended visits to family; even take regular weekends away. Getting out and about will help you de-stress.”
Designate activity zones “If you have young kids, they’re going to think they’re in Heaven’s playground. You have to be diligent about health and safety. New Building Code requirements deliver energy efficiency change
List of changes in this year’s update: 1. Energy efficiency for housing and small buildings – Focusing on the level of insulation in Acceptable Solution H1/AS1 and Verification Method H1/VM1 2. Energy efficiency for large buildings – Focusing on the level of insulation in Acceptable Solution H1/AS2 and Verification H1/VM2 3. Energy efficiency for heating, ventilation and air conditioning (HVAC) systems in commercial buildings – Introducing the Verification Method H1/VM3 for the energy efficiency of HVAC systems
The latest changes to the Building Code will make new homes and buildings warmer, drier and healthier, with less impact on the climate, says Jenni Tipler, manager of Building Performance and Engineering at the Ministry of Business, Innovation and Employment. The changes focus on increases to insulation requirements and introduce six new climate zones to reflect the specific weather experienced in different parts of New Zealand. “These are the biggest energy efficiency changes to the Building Code in over a decade and will support the building and construction sector to help New Zealand reach its goal of net zero carbon emissions by 2050,” Jenni says. “The new requirements will reduce the energy needed to heat homes by up to 40 percent, allowing people to heat 10 | B&R
their homes more easily and efficiently, which will lead to positive health impacts and increased energy savings for New Zealanders. “One of the simplest and most cost-effective ways to boost thermal performance is to increase roof insulation. That’s why we’ve decided to double the minimum amount of roof insulation required for new builds across the country. “Windows represent the largest source of heat loss in new homes, so we are increasing the minimum insulation level for windows across the country, with a focus on targeted higher upgrades in colder climate zones. “We recognise that regions across New Zealand have very different climates and the six new climate zones announced today mean buildings will need to be constructed to different insulation levels to reflect this. “The new window insulation requirements in the warmest

Weathertightness testing for higher-density housing – A revised a weathertightness testing method cited in Verification Method E2/VM2 that can be used to demonstrate that cladding systems are sufficiently weathertight. 6. Standards referenced in B1 Structure – Citation of four new standards used to demonstrate compliance for structural design in Acceptable Solution B1/ AS1 and Verification Method B1/VM1. 7. Editorial changes to Acceptable Solution B1/AS1 – Amended text within Acceptable Solution B1/AS1 to make editorial changes in regards to geotechnical requirements

The construction industry is one of the largest in New Zealand, and one of the most lucrative. It contributes greatly to our economy and is an essential sector for growth and prosperity in our nation. Statista New Zealand reported that the GDP contribution of the construction industry reached over 16.6 billion New Zealand dollars in the year ended March 2020. In the first quarter of 2021, over 170 thousand people were employed in this industry; a significant increase from just a decade prior. According to The World Health Organisation, climate change is the biggest health threat facing humanity today and without serious intervention on a global and community level the effects — which we are already seeing some of today — will soon become unavoidable as they have the potential to collapse our very security on earth. 12 | B&R

Everyone has to play their part in reducing their personal environmental footprint however, when industry heavyweights commit to combatting climate change, this sets the precedence for a sustainable future and reflects back positively on the community and nation as a whole. The Intergovernmental Panel on Climate Change has set a timeframe, saying that we need to achieve net zero carbon emissions by 2050, and to reduce emissions by 50 percent by 2030, if we are to steer clear of a range of climate change impacts. Information collected by the New Zealand Green Building Council states that Emissions from the construction industry have increased by 66 percent in the decade from 2007 - 2017. Furthermore, New Zealand’s built environment is responsible for 20 percent of the country›s carbon footprint.
Materials
If reduction to the emissions associated with the building and construction sector is successful, this has the ability to not only contribute largely in meeting the goal of net zero carbon emissions by 2050, but also significantly improve the health and wellbeing of Kiwis all over the country. Timber is the most sustainable building material that is currently available in the industry. Majority of residential homes in New Zealand are constructed with timber, which is fantastic, however in larger commercial buildings, steel and concrete are still dominantly the materials of choice. The Ministry of Primary Industries published a summary of some of the benefits of using wood in construction, incorporating industry feedback: • Wood is sustainable, renewable, and generally less energy-intensive to process compared to other construction materials, including concrete and steel. Wood is an available resource that is biodegradable and easy to dispose of • Through its ability to store carbon, wood is essential in transitioning New Zealand to a carbon-neutral economy • The long-term locking away of carbon dioxide in the form of buildings is recognised in international climate agreements for carbon accounting. This means the more trees New Zealand can convert into buildings, the greater our contribution to climate change targets will be. With resources, knowledge and industry backing becoming more prevalent around the positive use of timber in the industry, it is hoped this will facilitate the greater use of the material in jobs outside of the residential sector. www.buildandrenovate.co.nz B&R | 13

Interior Design When applying colours from the Dulux Colour Forecast, Leech says to start with a tonal palette to build from and connect your main furniture pieces. “To add an edge to the interior, select some smaller statement pieces that feature bold colours and interesting finishes, such as natural stone and coloured glass, to provide contrast, however, still compliment and harmonise your overall colour scheme. “Highlight bold colour in artwork and soft furnishings, and don’t forget to add versatility to the scheme with some additional hues, the way we have, by adding blue, black and cream,” Bree says. Warmth can also be created using texture. Bree recommends adding soft furnishings with textured fabric and tactile finishes in the Flourish palette, to help bring a polished and customised look to the space – think dining room seating, living room sofas and cushions, or even statement occasional chairs. According to Davina, there are so many colour and scheming
options in the Flourish palette, each creating a dramatically different effect, so don’t be afraid to explore the range and test out different concepts before you commit to a look. “If you want a more contrasting ambiance, look at a warmer main colour and simply use a cool combination of décor items in colours such as Dulux Kenepuru Sound, Karori or Browns Bay. “If you want to create a much moodier space, reverse the scheme and use these bold hues as the main colour(s) and add the warmth in your accents to balance.” “The old saying ‘change is as good as a holiday’ comes to mind here. When buying a home, homeowners wonder if an architect’s house build and/or renovations are worth the money. Fortunately, an Australian study by The University of Melbourne and Architeam Co-operative in 2018 found small-practice architects provide better value for money than nonarchitect designed homes on the property market. The project assessed architects’ profits from the sales of properties or investments made within the Melbourne property market. Researchers found architectdesigned homes were held for 1.1 years longer than nonarchitectural homes on average. The architect-designed homes improved in value by 1.2 percent each year - more than nonarchitect-designed homes. In terms of New Zealand, Westpac New Zealand digital content specialist, Ryan Boyd, shared via REDnews the difference between a draftsman and an architect to figure out which is better value for its money. Ryan found from TradeSkills Auckland managing director, Gerald Mannion, that a draftsman is better for a simple project that needs building consent. Draftsmen need to source architects and engineers, prepare plans, and the practicalities before doing renovations like adding in extra windows, doors, a new bathroom, decks over 1.5 metres, room garages, and sleep-outs. Architects are better suited for more complicated projects like a house or commercial building. These experts plan, design, and oversee the construction process, but their designs cost more because they communicate with the client about everything from the planning stage to the project completion.
They have a lot of experience in the creativity and science behind the building design process, such as the responsibility of how safe the buildings are, the occupants living in them, and must be licensed professionals. Draftsmen have trained for two years at a technical institute, whereas architects studied their master’s for five years at university. The cost of an architect in New Zealand depends on the architect as each company is different. In general, the cost is based on a percentage value of the whole project value (depending on project type, size, and time). Most architects charge 10 percent of the final building cost, but for the drawings, they could charge four to six percent of the cost – whereas draftsmen (only looking after the drawings) will charge one to three percent of the final building costs, says Gerald. However, according to an annual survey of renters and landlords by Colmar Brunton, in 2021, 57 percent of 1600 renters reported a problem with dampness or mould – a two percent increase since 2020.

According to the World Health Organisation, 18°C is a healthy temperature for any room being used – higher for children, the elderly and people who are ill. Yet, Health Navigator NZ reports that many homes in Aotearoa sit at an average of 6°C below this guideline during the winter months.
Specifically, these issues included the presence of mould, poor insulation, gaps in floorboards, walls or windows, no heating in the main living area or bedrooms, or no hot water. Condensation was also a recurring problem, with 37 percent reporting regular condensation on windows during winter and 29 percent needing to remove water from their windows daily. And the situation was markedly worse for young people and renters. Sixty-five percent of people under the age of 35 reported they were living in homes (many of which would likely be rental properties), which had issues with mould, heating and/or insulation. In addition to this, more than one in five of the 1,000 landlords surveyed admitted the main living room in their rental property did not have appropriate heating. With the coldest, wettest days of winter unfortunately still ahead of us, there are a few factors we can check on around the house to make winter pass more comfortably. Mustiness, mouldy walls and weeping windows are all hallmark signals that you may need to 20 | B&R
reduce moisture and increase ventilation or heating in your home. If you do happen to notice any of these signs, the first and most important place to start, is to reduce any sources of dampness. Indeed, you’d be surprised at how easily moisture can slip undetected into your home. One of the largest – yet sneakiest – sources of dampness, is moisture evaporating up from the ground through your floors. With this in mind, always check under your property and fix any drainage, guttering or plumbing issues — then consider installing a sealed moisture control sheet. Now, once the primary sources of dampness have been dealt to, it’s time to consider ventilation.

If you haven’t already, make a habit out of using extractor fans – especially in wet areas such as the bathroom and kitchen. A dehumidifier is also an efficient – albeit more costly – way to target parts of your home that don’t otherwise get enough airflow. New homes, if designed, insulated and ventilated well, can have little to no heating or cooling requirements in many parts of New Zealand. Conversely, older homes that were built with littleto-no insulation can often be quite expensive to heat.

Keep in mind, if you’re using a heat pump it’s more costeffective to use low levels of heat consistently, rather than high levels in short bursts. This will also prevent condensation. Another handy trick to keep the draft out, is to use draught seal tape around windows and doors to keep the cold air out and reduce condensation. If you’re renting, a good exercise is to always check existing insulation is in good condition. As a guide, insulation should fill up to the top of the roof/ceiling joists. Snug-fitting curtains are also useful in helping retain passive heat from the sun during the day.

1. Insulate your house Insulation in the roof and under the floor keeps your house warm and dry in winter. Some local or regional councils offer insulation deals and the Winter Energy Payment is available for some people. Insulation is also now compulsory in all rental homes.
2. Install snug-fitting curtains Having snug-fitting curtains helps keep your house warm. There are several curtain banks that provide good quality, secondhand curtains. Make sure you open your curtains in the morning to let the sun’s heat in and close them just before sunset to keep the cold out.
3. Draught-proof windows and doors Check there aren’t any draughts coming in through any windows or doors, as this will make your house cold. A draught stopper across the bottom of a door (or a rolled up dry towel) helps keep the cold out.
4. Purchase a good heater Electric heaters are cheap to buy and safe to use. A heat pump with a thermostat is also a good option as it keeps the cost down. Portable or unflued indoor gas heaters release dangerous toxins and increase moisture.

Homestar is the official rating and certification programme, operated by the New Zealand Green Building Council, that evaluates the environmental attributes of New Zealand’s stand-alone homes in terms of energy, health and comfort, water, waste and more. The rating is on a scale from 1 to 10 (1 being very poor and 10 being world excellence). Many of the more problematic old kiwi homes sit in the 2-3 star region - so there is plenty of room for improvement. With the introduction of a rating system homeowners are able to use Homestar™ to independently demonstrate true value of their home. As the market develops and demand increases, homes with a higher star rating will be able to sell for more money. Many overseas countries are now requesting that homes be officially certified before they can be bought or sold, and it is expected that Homestar will be one of the biggest changes to the New Zealand residential market in years to come. 30 | B&R
The Homestar assessment framework is divided into seven main sections. Each section is then subdivided into a number of “credits”. The insulation equation A research report on the energy efficiency of New Zealand homes has revealed that current minimum requirements for insulation under New Zealand’s building code are not the most cost effective. The research shows millions of dollars are set to be saved through higher standards of insulation.
The research was carried out by Pitt & Sherry for Knauf Insulation and is endorsed by the Association of Wall and Ceiling Industries, Australia and New Zealand (AWCI), and the Australian Alliance for Energy Productivity (A2EP). It analysed the current ‘deemed to satisfy’ levels against ‘costoptimal’ levels in different climates and house-types.
Across all New Zealand cities, insulation levels higher than the current minimum required could save residents $70 million over 30 years; the benefits far outweighing the upfront cost.
Knauf Insulation managing director, Stuart Dunbar says that when it comes to insulation, the majority of new buildings will only adhere to the minimum code requirements.
On average, ceilings required a 50 percent increase in insulation and walls up to 35 percent. Inadequate insulation for both heating and cooling will cost individual households anywhere up to $5,500 over time.
“This research highlights that in most cities and house types this is not the most cost effective. Across the board, New Zealand homes would benefit from insulation levels above the current standard.
“In addition, the study found that retrofitting is also very cost-effective and pays for itself through savings on energy bills in less than eight years in almost every case. This is solid evidence of just how costeffective insulation is for New Zealand homes. “The benefits of insulation should last the life of the building with minimal maintenance, unlike heaters and air conditioners which need to be serviced and eventually replaced.” AWCI executive director, Ian Swann believes the analysis highlights an important issue, given heating and cooling makes up an average of a third of home energy bills. “This is significant because recent data has highlighted that nearly 60 percent of New Zealand homes still have inadequate
insulation. Yet 35 percent of the energy used in the average New Zealand household is used for heating. “Cost is compelling, but it’s also important to consider the health and sustainability benefits of better insulated housing. Uncomfortably low indoor temperatures in winter have an adverse impact on health and heating is expensive.” Topping up ceiling insulation in existing homes was shown to be the number one priority. An uninsulated home loses and gains more heat through the ceiling and roof than any other part of the house. About 25 percent of heat from the average uninsulated house is lost through the walls and up to 35 percent of heat is typically lost through the ceiling.

Controversy is king Perhaps the most controversial building in the regionNelson’s Civic House is back in the news and for a very surprising reason, having recently been featured in Nelson Marlborough region’s Te Kāhui Whaihanga New Zealand Institute of Architects awards. The judges said, “Civic House speaks a different language with character, honesty and a unique identity. “The robustness of its late Brutalist forms may not win universal approval, but there is an integrity in its materiality that reveals a higher level of architectural consideration.” The brutalist concrete building designed by Ministry of Works architect John Rowe, which was completed in 1983, was the winner of the Enduring Architecture section of the awards. Over its 40-year lifespan, the building became the poster boy for architectural criticisms and has been the butt of
countless jokes and insults. The reality being many people find Brutalist buildings, which are characterised by their massive, monolithic and ‘blocky’ appearance, offensive, it sticks out like a sore thumb. Now retired, Rowe always felt confident with his work on the project despite heavy criticism. Rowe reflects that whilst the building does resonate with the Brutalist style, as a younger architect this wasn’t his direct intention and he was simply fulfilling the specific guidelines and specifications given by the ministry. The judges admired the honesty of this style of structure. “At six stories, the building’s scale and
bulk is uncompromising, yet also idealistic, hinting at a future where Nelson grows beyond its provincial roots. “Almost 40 years since it was constructed, Civic House continues to evoke strong emotions and remains as controversial today as when it was first conceived.”
Notable buildings around the globe have been initially meet with contempt from the public. Take for example The Eiffel Tower, which was heavily criticised and even protested- the crowds saying it would ruin Paris. Today, the work is cherished and celebrated conveying societies perception switch over time.
Controversy is ultimately a given in architecture as with art and sculptures.
Whether this statement is true for Nelson’s Civic House… the jury’s still out on that one.

WINTER READY Autumn is a beautiful time of year, but let’s not get lost in all that autumn has to offer – there’s too much to do before winter sets in. Because of the mild weather we experience in autumn, it’s the perfect time to work on weather dependent renovations around the home. Painting and plastering Autumn is a great time to get to the painting projects you’ve been meaning to around the house. Summer is difficult for painting because the higher temperatures and direct sunlight can make for uneven drying times. Winter is tricky because rainy weather increases air moisture which interferes with drying. Resene suggests that ideal weather for painting includes a gentle breeze, humidity between 70-80 percent and temperatures between 15-20°C. As a rule of thumb, Resene suggests that if clothes on the line aren’t drying, neither will your paint. Outside temperatures are important to consider even when painting inside. Although inside you’re sheltered from wind and rain, homes internal temperatures and moisture levels are affected by outside temperature and weather. Extra equipment like fans and heaters can be used to increase ventilation and temperature in poor weather conditions, but extra equipment is more of a hassle and more to juggle. Just as painting is dependent on temperature and moisture levels, plastering is even more so. It’s important to get it right the first time so any wall applications going over the plaster looks its best. 38 | B&R

Healthcare hub set to revitalise Dunedin’s city centre
The Southern District Health Board (SDHB) recently released a masterplan in April for a health and education precinct centred around the city’s new $1.4 billion dollar hospital. The DHB operated alongside local rūnaka, tertiary institutions and additional key stakeholders to design a plan that will upgrade the heart of Dunedin’s city centre. SDHB chief executive, Chris Fleming, believes the Health and Education Precinct, formally recognised as ‘Te Whakaari’, will be a: “thriving hub for healthcare, learning and mahi.” “Along with our new hospital, it will offer greenspaces, additional healthcare services, and vibrant retail. Te Whakaari promotes an exciting vision for Dunedin that will support equitable healthcare and the mauri ora of our communities. “Te Whakaari focuses on wellbeing, equity, sustainability, adapting to the effects of climate change, and contributing to a sense of local identity,” Chris says. 40 | B&R
The precinct design itself, includes three phases of development: short-term (until 2030), medium-term (until 2040) and long-term (until 2080). The long-term plan allows room for the development of future services. The short-term plan includes the completion of the new Dunedin Hospital, a 500-car parking facility suitable for electric vehicles and bikes, the development of an interprofessional learning centre for student learning, and a translational research centre. On the other hand, the mediumterm plan includes a mental health facility on the current Dunedin Hospital site, which could deliver some of the services currently offered from Wakari. Chris says the DHB was working on plans to improve facilities at Wakari and believed it was a better location for longstay inpatient services. The current Children’s Pavilion could eventually be demolished after 2030 to accommodate inpatient mental health services. “In time, these could be followed by the addition and potential

consolidation of outpatient, community and management services portion of the service that are currently located at Dunedin and Wakari hospitals and elsewhere in the city. Spaces between buildings will be set aside for a ‘green spine’ to promote pedestrian and social activity at the heart of the precinct. The ‘green spine’ forms part of a larger ‘greenway loop,’ and intertwines with upgrades to Dunedin’s retail quarter. Complementing the Dunedin City Council’s central city plan, the health and education precinct will provide a solid link between the tertiary precinct
to the north and the cultural and entertainment quarter to the south. “It will also strengthen the hospital’s existing bonds with local rūnaka, the University of Otago, and Otago Polytechnic,” Chris explained. Te Whakaari would help inform future infrastructure decisions for Dunedin, as the health board transitions to Health New Zealand. “Te Whakaari is a vision and a roadmap for the stakeholders of the future. It will enhance Dunedin’s reputation as a centre for health, innovation and education,” Chris says.

What to consider before committing to demolition work Some relevant information for people considering demolition work is: any properties built before the year 2000 will now need to have a demolition asbestos survey done by a competent person, preferably a licenced asbestos assessor. It is a legal requirement that any asbestos in a property is identified before demolition work takes place so it can be removed safely.

If the property is on a main road there may be the additional cost of a council approved traffic management plan. We should also mention managing waste – demolition contractors sort waste as much as they can to minimize the amount going to landfill. Salvage materials are removed for resale as much as possible.
Scrap metal, concrete, shingle and green waste are dumped separately.
