Protecting ourselves By Cymon Allfrey

Building is a time consuming and costly process, so ensuring you have a site-specific building contract in place has always been critical. So in this piece I’m going to guide you through the latest legislative changes when it comes to this essential piece of documentation.

It is fair to say that the average homebuilder possesses little to no knowledge around the legal side of building. Unlike the often black and white nature of contract law, building contracts require a level of organic growth and development, which needs to be addressed in their express provisions. Building contracts rely on both parties to put clear outlines on the table around the scope of work, payment terms and then the manner in which changes will be addressed. Falling out of the ongoing costs, damages and battles which emerged from leaky homes during the last few years, we have seen a number of regulatory reviews of the Building Act which have resulted in amendments and changes designed to assist and protect both the contractor and the consumer. These include amendments such as Restricted Building Work, which required practitioners involved in certain residential work be licensed in order to carry out the work. This work was deemed ‘high risk’, not necessarily due to the construction method, but in regards to the relationship being entered into between consumer and contractor. On January 1, 2015 section 4a of the Building Act was amended to address contractual agreements between consumer and 6 | B&R

contractor. What this regulatory change did was introduce a mandatory requirement that a building contract must be in place for any building work completed over $30,000. One of the benefits of this amendment to section 4a is that it places the onus on the contractor to mobilise the process and requires certain things to be done prior to the contract being in place; things such as disclosure around the building process and the contractor’s credentials. The contractor is required to illustrate any relevant insurances, warranties, occupational licenses, qualifications and so forth, prior to the contract being agreed to. It ensures everyone is aware of the ‘who, what and how’ behind the contractor. No stone is left unturned in illustrating how the builder’s competency is measured, ensuring the homeowner is well equipped with information, prior to entering into an agreement. One of the more contentious aspects of the amendment however, is its introduction of a 12 month period in which the contractor is liable to repair any defects found in the building after completion. What is critical to clarify here is that the contractor, an expert in his/her field, is required to remedy any defects as identified by the consumer, more often than not an average homeowner with minimal knowledge of the construction industry and its associated materials. The concern I have is the ambiguity between ‘wear and tear’ and defect. We have seen this in our current quake environment, where the ability to identify damage has been hindered significantly over periods of time. While identifying damage, such as cracks, was simple four years ago, now these surface cracks can appear as though they are five, 10 or even 50 years old, depending on their location and circumstance. So will the

average consumer be able to distinguish the difference between wear and defect? Responsibility is being placed on those without expertise to identify a potential defect, while the onus is on the builder to illustrate no such defect is present. The average punter is perhaps being given power they shouldn’t have. If something is defective, essentially it is not fit for purpose and common law, the Building Act and the Consumer Guarantees Act is clear around this; the supplier or installer is required to fix it. The law is also clear that the responsibility around defects has a limitation period significantly longer than 12 months. Under the amendment to the Building Act, consumers now have more opportunity to take action. No longer is the home-builder only able to fall back on provisions found within the Building Act, or the Consumer Guarantees Act, should there now be an issue there is now a specific contract for remedy. While protection for both the consumer and the contractor is essential, is this latest amendment all it is shaped up to be? Smaller homes, brighter interiors and customised kitchens are the key trends for new houses. The four bedroom, two bathroom home was number one on the ‘wish list’ of people building new homes in 2014, and the trend looks set to continue in the year ahead.

Generation Homes reports that 59 percent of its customers built four bedroom properties in 2014, while 38 percent built three bedroom, and three percent built five bedroom houses.

Five ways to create a

healthy home

Most buildings are renovated for functional and energy reasons, but there are other equally important advantages to focus on in a renovation or building project − such as health, wellbeing and comfort. Nineteen world leading experts in architecture, civil engineering and medicine were gathered together by the Velux Group for five workshops to discuss and formulate guidelines on how to make a healthy home. This is a selection of some of the most important tips the group agreed on.

1. Bring nature inside Living in close contact with nature improves your mood, creates better health and reduces stress, which is why we need to bring nature inside our houses. When building a house, it is worth considering having at least one outdoor or semi-outdoor space − such as a garden, terrace or balcony. Another option is to make sure that the house provides you with a generous view of the sky and ground; this brings nature inside too.

3. Take control of indoor temperatures One of the factors most crucial to our indoor comfort is avoiding unpleasant indoor temperatures. We spend 90 percent of our time indoors, so make sure that indoor temperatures follow the same rhythm as those outdoors, which rise during the day and fall at night. Because our bodies are designed to follow the rhythms outdoors, this will automatically achieve what we feel is the most comfortable indoor temperature.

2. Correctly positioned windows make the most of fresh air No one can live without fresh air − and the same goes for your house. More often than not, we cannot sense pollutants in indoor air, but they will affect our health and wellbeing. This is why our houses should offer protection from the hidden pollutants we discharge when we cook, or that are given off from building materials and furniture. By positioning your windows correctly, you can enjoy the benefits of natural ventilation that will rapidly improve the indoor air quality in your home.

4. The right amount of daylight at the right time Waking up to natural morning light, plenty of daylight throughout the day and darkness at night are crucial to our health and comfort. Light and darkness are key elements in keeping our internal body clock and circadian rhythm synchronised. So investing in appropriate measures at home to provide daylight and darkness, such as windows and blinds, can pay big dividends.

5. Rid your home of stressful noise Apart from being a source of irritation, unwanted sounds, like loud traffic, can cause stress and have a direct negative impact on our wellbeing. External noise from rowdy neighbours, and internal noise from heating/cooling or ventilation systems, should be kept to a minimum. And even lower noise levels are needed at night. 10 | B&R

Autumn is the perfect time to take care of the little jobs around the home that will make a big difference once winter sets in. It’s worth investing a bit of time and money into preparing your home for winter now and you’ll be sure to save in the long run.

Check list: • Keep outdoor furniture, umbrellas and children’s toys in good condition for next summer by cleaning and storing them away in the garage or in an outdoor shed, alternatively cover these items to protect them from the elements. • Batten down the hatches by eliminating drafts. A few small cracks can create bone chilling drafts that will hit your power bill and significantly decrease your comfort. Beat the drafts by inspecting all windows, external doors and garage door to make sure they close tightly. Seal gaps with spray foam or weather-stripping where needed. • Clean your heat pump; weather you do it yourself or get a professional in it is well worth the effort. Cleaning your heat pump annually will increase efficiency, remove bacteria, fungi, dustmites and harmful pollens keeping you warm and healthy.

• Get ready to hibernate by adding extra insulation to your home. Installing insulation is an easy DIY job, all you need to do is identify where it is needed most. Warm air escapes through the roof so start insulating at the top and work your way down to get the best value for money. • Clean your gutters and downspouts by removing debris. Clogged gutters filled with stagnant water and decaying plant waste can cause water damage both inside and out by allowing water to seep into the walls. • Get on top of roof problems. Inspect your roof for tiles or shingles that are damaged or have shifted and replace them. • Rodents can become a big problem around the home in the cooler months, taking up residents in the ceiling, walls and floors. Stop them from entering your house by blocking off crawl spaces, vents and any gaps on the exterior of your home.

Don’t go all out and do what’s ‘on trend’ otherwise you’ll have to redecorate in a couple of years - again, it comes down to that evolution. What are the advantages of using an interior designer to decorate your home? Sick and tired of letting someone else determine your sense of style? Well you’re not alone. It seems like ever more people are left a little deflated by that latest design trend or style, and as such, are going their own way. I believe the most successful interiors evolve, rather than those that are put together in one hit. If you follow this rule then the need to ‘redecorate’ (overhaul your entire decor in one hit) is unnecessary. What mistakes do people make when they are decorating their home? They follow trends that don’t suit their lifestyle and/or personality,

When the over-thinking does happen, or you’re simply too busy, you can get overwhelmed. An interior designer can help streamline the process - finding out the client’s needs then narrowing down, for example, their fabric choices - it’s often simply a process of elimination - thinking about what you don’t like before you focus on what you do. What is the secret to successfully resurrecting a piece of furniture? Use a professional! These guys have so much experience and in my opinion it’s money well spent. For an armchair for example, choose the right fabric - too often I have seen a great piece of furniture reupholstered in a flimsy piece of fabric that simply won’t last.

Where do you draw your inspiration from when you are designing a space? The client: what they’re wearing, their favourite piece of furniture, their personality. What is your most popular product in store? My resurrected furniture - it is recycled yet is so modern. It’s colourful and original and it makes people smile. Solid colour verses pattern, which do you prefer and how do you use them? Am I allowed to say both?! And I think, as long as the colours work, they look amazing together. Do you have a favourite designer, who is it and why? I am really excited about a young local textile designer Josie Dawson from Josie Dawson Hand Printed Textiles - she has some innovative ideas and it’s so refreshing to find original work these days. She prints using environmentallyfriendly inks and organic materials. These are very important considerations for me. Is there anything else you would like to add? Decorating is a first world luxury don’t over-think it.

She talks to Build & Renovate Today about the latest trends and how to rejuvenate your home for any season. What colours and styles are on trend right now? To be honest, I don’t follow trends too closely as I believe in doing what you like, you’ve just got to be confident about it! However, we are moving away from neutrals and whites and embracing bold colour a bit more - an accent colour on a door for example is a really cool way to add a punch of ‘bright’. Brights look gorgeous teamed with more relaxed pastels. How can people easily freshen up their home? I find changing a room around can be really refreshing… and B&R | 19

House in the trees

Protecting a rare stand of totara on a small coastal property, while providing a comfortable space for people, was the major design driver for this modest holiday house designed by Arthouse Architecture. Lifted above the forest floor and tucked under the canopy, three small buildings linked by

open but sheltered walkways step lightly through gaps in the trees, ending at the beach. The position and size of each module was determined by the gaps in the forest coinciding with the original bach, a driveway and a small clearing. Each module is subtly differentiated, the guest wing closest to the road is clad in dark green Colorsteel, reflecting the little corrugated iron sheds you see in the area. The living module in vertical cedar boards, echoes the trunks of the forest, and the

main bedroom beyond is clad in horizontal cedar weatherboards. The light and sun that penetrate the canopy reach deep into the rooms via high level glazing, and each module has two aspects: an interior focussed on trees and forest and an exterior face looking out to views and sun. From the living area large bifolds open to the deck and the sea - at high tide you could almost throw a fishing line from the deck. Internal spaces are deliberately simple reflecting the Golden Bay holiday lifestyle.

The modules provide linked yet separate areas for shared and private living like three little baches hidden in the trees, sitting peacefully in the understory as the forest continues to re-establish itself.

Why use a trusted brand? Government moves to open up the New Zealand building materials and product markets to all comers from around the world, irrespective of pricing, will put a high consumer premium on ensuring the fit for purpose quality of what they buy. While the market has been a free entry one for all comers, there has in the past been some protection for local manufacturers through tariffs on goods from countries with which New Zealand does not have a free trade agreement, and through anti-dumping protection against predatory pricing by overseas suppliers.

Predatory pricing is defined as the “dumping” of materials or products at prices below that at which the suppliers sells the goods in their country of origin. The Government has now removed all tariffs on building materials and products intended for use in residential housing, taken off anti-dumping duties imposed on some imports of wire nails, plasterboard and steel bar, and ruled out imposing fresh anti-dumping duties for a three year period. The purpose of these moves was to lower costs of materials used in residential building, as part of the Government’s drive to improve housing affordability, and to keep pressure on materials pricing in the Christchurch Rebuild.

The building industry as a whole had, and has, no problems with the elimination of tariffs. But it takes issue with the measures on anti-dumping because it believes the global trade rules outlawing dumping should be observed. But it has also warned the Government that suppliers who indulge in predatory pricing may also be the ones prepared to be less than observant of New Zealand’s requirement that materials and products comply with NZ Standards and the Building Code. And our message to consumers, DIYers and professional builders alike, is to put your faith in the brands and suppliers whom, from experience, you have come to trust to sell you quality products and provide best

value - and to stand behind the products they sell. Special care should be taken in purchasing online and at streetside builder auctions. These can be prized outlets for sellers with few scruples about the quality of the wares they are offering. Building regulations require shower doors to be shatter-proof – an absolutely necessary personal safety requirement. A bulk lot of imported unsafe shower doors showed up some time ago in a Christchurch builders’ auction. This example reinforced, in our view, the need for consumers’ attention to the quality of what they buy and the importance of trusted brand suppliers. Pre-purchase inspections - what use are they? The question prospective purchasers grapple with is “Should we buy this house?” They are faced with a myriad of quandaries, including: what is it worth, can we afford it, does it really meet our needs, might we find something better if we keep looking… and so on.

While a pre-purchase inspection report can’t answer any of those questions, it will provide information to a purchaser or mortgage company about the condition of the building/s and the associated risks. So what are those risks? Most obviously; what if the house has physical problems that are not apparent? The good news is a thorough pre-purchase inspection by a qualified and experienced building surveyor should identify major defects and areas of risk. The bad news is non-invasive investigations cannot quantify these risks with any degree of certainty, which is why a recommendation

for further investigation frequently appears more than once in a pre-purchase report. Why can’t the report provide more certainty? And what use is the mere identification of risk without any certainty about what it might actually mean? There are a myriad of building-specific designs, construction details and materials, all of which affect what can be assessed. The time of year and the weather on the day also make a difference. Until technology produces an “x-ray” like machine which can accurately diagnose the condition of hidden elements such as structural framing, the inspector has to rely on a combination of experience and noninvasive tools. In short, the only way to collect definitive information about the condition of hidden elements is for a knowledgeable surveyor to gain direct access through invasive investigations. Unfortunately this is seldom possible in a pre-purchase situation because the inevitable damage is not something a vendor is usually willing to accept.

When the report does list one or more such items of uncertain risk, it leaves the parties with the dilemma of considering how this risk might be quantified. The pre-purchase inspection industry in this country is unregulated. Anyone can set up business as a pre-purchase inspector whether qualified to do so, or not. Many qualified and experienced building surveyors shy away from this litigation-prone work leaving a vacuum for others, far less qualified, to fill. There are however, professional organisations who have requirements of their members for qualifications, experience and ongoing education. When selecting a pre-purchase inspector, as well as making sure they have insurance, do some background checking on the organisation they belong to. For example, the New Zealand Institute of Building Surveyors Inc (www. buildingsurveyors.co.nz) has some members who do these inspections. There are some things you can’t change about your property, but you can take measures to change the smaller, practical things which will endeavour to enhance your home and give it a better chance of selling. I talk to business owner and manager Lynnette McFadden of Harcourts Gold in Christchurch about the selling power of a home.

What are the simple and inexpensive features homeowners can ‘fix’ to improve the selling power of their home? Start from the outside and work inwards: • Well maintained grounds and gardens, trees trimmed, paths swept • Nothing creaking or leaking • Odours, unless they are lovely, are a no no. Smoking, dogs, cats, mould! Get these sorted • Fix all light bulbs and electrical appliances. These are the little things that create an impression of care. Painting, clearing and/or upgrading come after these.

In order of importance which features contribute the most as whether a house will sell or not?

Which features generally add little or no value?

The importance of various features regularly changes however the current standouts include:

• The invisibles, the specialist items that you love but no one else cares for or values and if they do, don’t want to pay for them

• Kitchens that are crisp and attractive, connecting easily to a dining area (not room) and living spaces. As well as smart bathrooms (with a bath!)

• High-end electronic items, speakers or sound systems

• An easy connection between the house and the outdoor or garden area. The old adage of indoor/outdoor flow definitely matters to today’s purchaser

• Swimming pools (for some people) and spa pools that feels “plonked” into the landscaping

• Orientation to the sun and light • Living rooms or areas which are congruent with the number of bedrooms. Lots of bedrooms with only one living area falls short for a lot of people • Method of construction, buyers are wary of particular cladding systems.

• Some specialist lighting and the wiring that supports it

• An item that is well beyond the price point of a home i.e. expensive tapware that you can’t use easily • Conservatories have been superseded by the outdoor room, fireplace and kitchen. How important is curb appeal? • Very!!!

Don’t be complacent – even for a day Taking extra precautions to secure your property while away makes perfect sense, but a recent AA Insurance survey reveals that burglars are nearly four times more likely to break-in to Kiwi homes when people are at work or home, than while they are away on holiday.

most exposed when you leave your home to go on holiday. We all know to be careful: lock everything, cancel the newspaper, have the neighbours collect the mail and so on. But when we’re just going to work or to the shops, we are much more complacent – and burglars know to take advantage of any opportunity.”

The Home Security Survey found that 71 percent of all break-ins occurred when kiwis were away for less than a day, such as when they are at work or out shopping.

In one example, a customer had left her home for only 2.5 hours one afternoon, giving burglars enough time to jimmy open a bedroom window and steal more than $800 worth of jewellery and items, after initially trying to open the living room ranch slider and another window.

The survey, which interviewed 1,000 kiwis online, found only 17 percent had a break-in while they were away on holiday or a long weekend. Frighteningly, 12 percent were still in the house when their home was broken into.

Another customer was vacuuming downstairs when burglars climbed through an open upstairs bedroom window and stole her jewellery box containing a number of expensive items.

“Our survey found that one quarter of all kiwis had experienced a burglary,” says Amelia Macandrew, AA Insurance customer relations manager. “While the percentage of kiwis who’ve had a break-in is similar to last year’s findings, the timing has changed: we’re now seeing 15 percent more burglaries happen when people are away for a day.

Despite burglaries remaining a concern, New Zealand Police crime statistics show a 7,200 decrease in unlawful entries, burglaries and break-ins during the past few years, with 52,247 in 2013, 52,937 in 2012, and 59,518 in 2011.

Unfortunately this meant easy access for burglars who stole almost $7,000 worth of property including laptops and other electronic gear, tools and clothing, while their adult daughter was at home.

Christchurch City residents are 21 percent more likely than the national average to have their home burgled. On the other hand, places such as Wellington, Bay of Plenty, Taranaki, West Coast, Marlborough, Southland and Otago are all below the national average for burglaries. And the wider Canterbury area is safest for break-ins — a home here is 76 percent less likely to be burgled than the national average.

According to the State of the Home Survey, commissioned by HRV, insulation was rated “very important” by 84 percent of those surveyed when choosing a house. This shows that many of us are choosing insulation over more luxurious things such as a spa pool or manicured garden. If your home is uninsulated all of that wonderful heat is leaking out through the roof, walls, windows, doors and floor. Below is a list of insulation options you may need to consider when turning your cold fortress into a warm and comfortable abode. Each one suits different parts of the house. Fibreglass and mineral wool – made from materials such as rock slag, recycled glass, quartz sand, soda ash, limestone and boron which are melted and spun into fibres. Ideal for new builds, retrofitting existing homes, ceilings, walls and under-floor insulation. Wool – wool-based insulation can only be labelled as ‘wool’ if it contains more than 95 percent natural wool. Some types of wool insulation are made using wool, preservatives, polyester or resin. Ideal for new builds, retrofitting into existing homes, ceilings walls and under-floor insulation. Polyester – is a synthetic material and is ideal for new builds, retrofitting into existing homes, ceilings, walls and under-floor. Often contains recycled content such as plastic bottles.

Polystyrene – is a highly processed synthetic material. It is used as a stable, rigid foam which can be formed or cut. Ideal for ceilings, walls and under-floor insulation in new homes. Mainly used under-floor when retrofitting existing homes. Often contains recycled polystyrene. Paper-based or cellulosic (wood-based) insulation – is made from paper or paper board and is 100 percent recycled. Ideal for existing houses which are difficult to access and where it is too difficult to install blanket insulation, particularly ceilings. Injected foam – UreaFormaldehyde Foam Insulation (UFFI) is the most commonly used type of injected wall insulation. It is pumped or injected into existing walls as foam which then dries. Ideal for retrofitting into wall cavities but is not suitable for some types of walls. Every insulation option has an R-value – the name used to measure insulation performance. The higher the R-value, the more effective the product is at preventing heat loss or gain.

Remove any extra paste by carefully sponging it off with clean water • With the next lengths, slide the paper into position so the pattern (if any) is matched and the joins are butted

How to unclog a sink drain

Having drainage troubles in the bathroom or kitchen? Unclogging a sink takes a few basic tools and can save you the expense of calling in a plumber. Here are a few simple tips. Step 1: USE A PLUNGER

The first step in unclogging a sink is with a plunger. To do this, partially fill the sink with water to cover the plunger head, then plunge up and down vigorously, keeping the plunger sealed against the bottom of the sink. If you do not feel the water swishing back and forth or enough resistance, then air may be escaping through the second drain or overflow opening. To stop this air intake simply hold the wet rag firmly in place over the opening. Once you have broken the clog loose, run hot water or a drain cleaner through the drain to flush out the debris. Step 2: DRAIN AUGER If the clog is too stubborn for the plunger, it is time to try the drain auger. With an auger you can go down the drain or you can remove the trap and go into the horizontal drain line. Use your judgment based on where you think the clog is located. NOTE: Chemical treatments can be used to unclog a sink drain. It is very important to read the instructions on the product before using. Step 3: THROUGH THE DRAIN If the clog is in the sink trap, use the auger (also known as a snake) to carefully drill down the trap to remove the clog. You may need to remove the drainer basket. The most suitable auger is a coiled cable that is wrapped inside a housing. The housing should have a handle and a crank on it for spinning the cable inside the drain. With limited force, feed the cable into the drain and when you feel some resistance, you are probably up against your clog. Make sure you flush the drain with boiling water to loosen and flush any remaining debris. NOTE: Replace top seals if worn. Step 4: REMOVE THE TRAP If the clog is beyond the trap and you cannot get at it from above, remove the trap using channel locks or a pipe wrench to access the

horizontal stretch of pipe. Simply wrap a rag around the area you are clamping onto (this will prevent the teeth of the tool from marking the pipe surface) and unscrew the two nuts that hold the trap. Be sure to put a bucket under the trap to catch the water contained in the trap. Follow the instruction above and keep extending the cable until it pushes the blockage into the larger vertical pipe. Pull the cable back out, cleaning it and feeding it back into the housing as you go. Step 5: Replace the trap If you removed the trap, carefully replace it making sure not to over tighten the nuts. Once the trap is replaced, run hot water or a drain cleaner through the drain to flush it out. If water backs up, there may still be some loose debris in the line left behind by the auger. Try plunging to get rid of this debris. Again, flush the drain with hot water.

The warm months are a great time to get stuck in to home improvement projects, particularly those in the garden. Whether designing a new home, or renovating your existing one, most homeowners are aware of the added value that a well-considered landscape has on their property.

The desire to beautify our properties and create inviting spaces for relaxation and entertainment keeps us interested in gardening and outdoor design. With the growing popularity of landscaping as a hobby and an investment, we have researched some of the biggest landscape and garden trends for the coming year. Fresh and healthy One of the biggest trends for the year focusses on gardening for a healthy lifestyle. This includes a strong focus on the garden as a source of nutrition and wellbeing. This trend implies more than gardening for simply aesthetic reasons; more and more people are seeing their garden as an opportunity to improve their lifestyle and environment. We are beginning to see homeowners making conscious decisions to use plants and garden products to increase their overall wellbeing, lead a sustainable lifestyle and make a positive impact on their communities. As the size of the average garden reduces, homeowners are searching for plants that are multifunctional – examples include compact fruit trees with flowering blossoms in spring, beautiful flowering perennials that are also edible or medicinal. 50 | B&R

Get moving We are seeing more and more readyplanted containers and movable garden beds infiltrating the garden design market. Moveable gardens provide instant decoration for outdoor areas and are a great way to boost the overall height of your garden, especially if it is not yet established. Miniature fruit trees and shrubs are becoming increasingly popular in garden stores, with many varieties being cultivated specifically for pots and containers. 4• Fill the footings with concrete and ensure your posts are stable. This will create a sturdy base for your deck. Ensure everything is aligned with a spirit level. 5• Once the footings have hardened, screw or nail in the surrounding bearers. Make sure they run parallel with the ledger. 6• A joist hanger is used against the ledger to attach the joists, this will keep a solid foundation for your deck. Remember to keep it level. 7• Lay the deck over the joists and nail or screw them into place. 8• Cut off the overhanging timber and sand for a smooth finish. 9• Give your deck the finish you desire with either paint or oil.

It’s not news to us that the population of bumblebees worldwide is in decline. The landscape is changing; rolling green fields which used to be steeped in beautiful, colourful wildlife and supports the bee’s existence has been significantly reduced.

Experts believe the cause of the decline of bees is due to a lack of food (nectar and pollen) and the wide spread use of chemicals in the environment. Janet Luke from Green Urban Living gives us a run down on how to create a bee-friendly garden. Water Bees need a reliable supply of water throughout spring, summer and autumn. They use water to cool their hives and dilute the honey they feed to their larvae. Provide a shallow pond in your garden where bees can land on the margins to collect water. Place rocks or grow water lilies in deeper water to provide bees with a safe landing platform.

Pollen and nectar Bees do well in urban gardens due to the choice of nectar from your plants and those of your neighbours. Ornamental plants will attract bees to your garden, but not just any flower will do. If you aim to attract honeybees, you’ll need bee lures that produce ample amounts of pollen and nectar.

Foraging bees identify desirable flowers by colour, shape, and smell. Interestingly, bees can clearly perceive only four colours: yellow, blue-green, blue, and ultraviolet.
