Both the process and the outcome of each renovation sit in stark contrast to one another and I believe the difference lies in the attitude, and passion, of the tradesmen involved.

As an architectural practice, we often have people talking to us about changes in structural requirements to buildings.
People want to be building something ‘earthquake proof’. However, while we can design for better performance, nothing is certain. What we do need to remember is that damage to the point in which buildings and homes are lost, is about economics, not about total catastrophic loss of building. Despite some recent evidence to the contrary, this is rare. The Building Act in essence is focussed around ensuring people are safe. Should the worst occur, people could be safely evacuated from the building and that in the event of an emergency, the structure of the building is safe enough for emergency services to do their job. But that level of strength is only a fraction of what is required for a building to meet full structural code. With its focus on people safety, the Act itself doesn’t consider the condition of the building, just that it will remain structurally sound. Post-earthquakes we have seen some changes to the building design, but in many cases they are more pragmatic than embedded in law. The minimum Building Act standards deal with lives, while as a design team it falls within our scope of works, and that of the engineer, to find a solution which would see the building repaired, rather than demolished. As a consequence of this, we have seen practical alternatives to problematic solutions emerge – such as the use of lightweight cladding materials over heavier alternatives. 8 | B&R
The pragmatic approach to structural safety is best seen in the commercial arena where we are seeing fusible links included in buildings, which allow elements of the structure to attract and absorb load, and then be easily repaired or replaced if damaged. Essentially, the building is being designed to fail in a controlled way. However, this is not a new concept and has been used in both large scale timber buildings’ and commercial steel structures well before the earthquakes, such as in the HSBC Club Tower building in central Christchurch (which was found to have only used a small percentage of its strength, ensuring it was easily repaired and back into operation). Residentially, the majority of the strength of the home is found in the plasterboard lining which is anchored into the floor system to form sheer walls. The problem is differential ductility between the flexible timber frame and the rigid plasterboard, when given a shunt, the lining or the finish to the lining is scarified. It is important to note that seismic hazard factors calculated within structural design have been increased in Canterbury since the earthquakes. Which means that a building which was 100 percent to code in 2010, is now 72 percent of current code. However, this doesn’t mean these buildings are now unsafe. The increase in code is a turn of events based around knowledge of fault lines and seismic regularity. It is a guidance measure for new construction and repairs; it doesn’t mean the old buildings’ are going to fail. There has been some discussion around repair work to commercial buildings’ only being undertaken to two thirds of the code.
Essentially, two thirds of code is pretty much a hundred percent of code in 2010, and it has been widely accepted that this is an acceptable, yet informal, level to repair to. When it comes to our existing homes, there is no requirement to strengthen them to a certain standard as this only applies to publicly occupied buildings. But we do need to start considering design technology in the residential market that allows our homes to perform, and then be easily repaired. While there are new standards for new light timber frame construction that were cited after the quakes, its engineering and drafting precedes the quakes so would have come into play regardless. In essence, we are not required to do anything we weren’t previously. Homes built a year before the quakes are very similar to those being built today. It is also interesting to note that across the city we have seen an eradication of bricks, due to its perception of weight. However the reason so many brick chimneys, walls and buildings failed in our recent seismic activity was because the structural system to restrain them either wasn’t sufficient or didn’t exist. And while fashion maybe part of the reason this masonry material has fallen from grace, there is still a place for it in both residential and commercial design and we can accommodate them structurally. As we rebuild the city, we need to ensure we ar rebuilding and designing with a focus on knowledge, technology and effective structural systems. WikiHouse By Davina Richards There’s a heavy current of hard truths which we can’t swim away from; an economic model dependent on ever increasing consumerism, rising population density, soaring house prices and detrimental environmental issues.

None of this means the end is nigh, but it does mean we need to figure out a couple of different ways to address the challenges of the day. One such solution might be sitting right on our doorstep - an exciting project which addresses global urban development challenges called WikiHouse.
You may be familiar with Dominic Stevens’ Irish Vernacular, a selfbuilt home outside of Dublin, Ireland, which cost £21,000 and took 50 days to build, during a period of two years. Or Simon Dale, who built his own hobbit house with £3,000 in four months, in Wales, 2009. WikiHouse is another alternative model of living, but it’s firmly in the reach of everyday people.
Could this be the stroke of genius we’ve all been looking for? As entrepreneurs Derek Handley and Sir Richard Branson step up to solve environmental and social issues with The B Team (a team of leaders on a mission to
London-based architect Alastair Parvin is one half of the WikiHouse co-founders who shares a common awareness of the housing problem around the world.
“

Although Alastair admits WikiHouse is not an innovative approach, in which he acknowledges the traditional concept of barn raising, it has the potential to be a small revolution staring down a big issue. “Almost everything that we call architecture today is actually the business of designing for about the richest one percent of the world’s population,” Alastair says in his Ted talk 2013.

All the pieces, including the wooden pegs and mallet, are numbered, cut out and assembled, much like an Ikea flat-pack. A group of two to three people (enter you and a couple of good friends) can complete a basic frame of a WikiHouse in a single day. WikiHouse allows you to build what you need when you need it and change it when you want it. Imagine living in a house which you can at any point, adapt, expand and replace, and unlike conventional buildings which are difficult to modify. Add to this massively reduced build and running costs and you’re looking at a building paradigm ideally suited to the specific challenges 21st century society faces. You would no longer need to lend money to your grown children to put towards a house – you can simply ‘pass down’ a section of your own WikiHouse, which they can then build upon by cutting out more sections, attach it onto their existing WikiHouse and voila, they have an extension. The information is available under a Creative Commons licence which means WikiHouse belongs to everyone, and anybody can take it in whatever direction they like to develop, design, modify and improve the system.
Because WikiHouse can be used on poor quality land, for example TC3/blue-rated land in Canterbury, it has the potential to offer relief to those who need it the most, especially in disaster-prone areas of the world. The prototypes being built across the globe are meeting different requirements to meet the demands of different climates, cultures and environments, so that no two WikiHouses are the same.
Finding solutions together People in Christchurch tried to find temporary building solutions to get their businesses back up and running after the earthquakes, and it all began with shipping containers. This is where Martin Luff and Danny Squires, co-founders and directors of Space Craft Systems Limited and WikiHouse NZ lab, started too. Introduced initially through Twitter, their combined devotion

to find solutions for the failures in our built environment led them to TEDx Christchurch and a tip-off to the WikiHouse project. Martin and Danny agree that WikiHouse is a system that goes beyond what we have now and delivers far greater value at an affordable price. It is a concept which encourages individuals to whole communities to become involved, reclaiming traditional values of building together. “How can we create a solution to all these problems that goes up as quickly as a temporary solution, but can last for five generations, while at the same time increasing building performance and lowering the barriers to entry for the ordinary person?” Danny says. “There are lots of examples at the moment in New Zealand and around the world of affordable housing that’s affordable to build, but the people who live in it can’t afford to heat it, or run it on a low income, so it’s not really affordable. “The affordability is about that total cost of ownership and we’re very much trying to enlarge the debate around those total costs.” Space Craft Systems is a social enterprise that is developing WikiHouse under the WikiHouse NZ lab. An extensive renovation in Westmorland has been named this year’s finest Canterbury renovation. NZ Mainco was awarded the Canterbury Registered Master Builders Supreme Award for the 2014 Renovation of the Year, as well as a Gold Award and overall category win for the ITM Renovation Award $250,000 – $500,000. The winning home impressed judges who say this complete renovation was carried out by a skilled and competent builder who has set the standard for project management on an extremely difficult site. “Responding to a brief to strengthen the home against weather conditions and natural 22 | B&R

If you are embarking on the building process and have felt overwhelmed by the massive number of building companies to choose from, or had a burning question you wanted to ask a reputable builder you are probably not alone. How should people choose a building company? Choosing a right builder will make the difference between enjoying the whole experience or wishing you had decided not to build. Confirm that the agreement includes a full specification of what is included and make sure that it is a true fixed priced agreement. Check for hidden costs.

What are the latest trends and styles in new home builds? There are always new trends emerging and a good building company should be able to give you sound advice of latest trends. Energy efficient homes, good use of indoor outdoor living to maximise space in a home, while being economical in the design are noticeable trends. The customer is looking for best value in design and cost and with the right designer and builder this can be achieved. What is the biggest misconception people hold about building companies? It would be that building companies only offer one solution. While this maybe true about most, the building companies that can offer a range of solutions will be the ones that will continue to grow. As an example Horncastle Homes not only offers design and build, but we can fund the land purchase and the build for customers on five percent deposits which is paid to a solicitor trust account offering full protection to the purchaser. How has the Canterbury building industry changed since the earthquakes and what should people be aware of? Since the earthquakes there has been an influx of new builders entering the market. The new entrants often do not have the experienced labour or resources to build quality homes as the best resources are already working for established building companies. What is clearly noticeable are the number of complaints in the market with regard to quality workmanship, build time promises and unfortunately an increasing number of companies under capitalised which has the risk of those businesses failing.
What is the biggest mistake people make when building a home?
Do people have realistic expectations about what their budget will cover?
If they are working with an experienced sales consultant and a reputable builder then major mistakes should not happen. What I have noticed is that sometimes a client can compromise quality over cost. Going with the cheapest builder will always have a cost and it could reflect the future value of your home.
Yes I believe they do. The build customer today is well educated on build costs and remember many Christchurch people have had years of dealing with insurance claims and quantity surveyors making estimates on their repairs and rebuilds, and in a way forced them to learn more about the costs associated with building.

Up until now rebuilding on TC3 land has been uncertain territory, but no longer thanks to this architecturally designed, innovative, stylish response to the challenge at hand. The Cantabrian concept home is structurally robust, affordable, appealing and an attainable solution for the average TC3 land owner. In April 2013 Southern Response, in association with the New Zealand Institute of Architects, launched a competition among registered architects to design a house for the next generation of housing in Canterbury. The design brief asked entrants to meet a set of requirements including structural integrity, land conditions and principles of modern living. Nelson based architect Richard Sellars took out first prize with his design of a modern take on the quintessential New Zealand bungalow. His design was built as a showhome to promote the award winning design and since opening earlier this year it has welcomed hundreds of visitors through its door. The three bedroom home has been wowing guests with its light, simplicity and spatial comfort. 28 | B&R
Richard says he enjoys building better homes rather than bigger homes and that concept shines through in this design. The contemporary design uses space in creative and clever ways not always found in houses with such an affordable price bracket. The home not only looks good and feels warm and comfortable, but it has been specifically designed to perform under seismic activity holding its structural integrity. The home is constructed out of lightweight materials with specifically engineered foundations for TC3 land. What began as a technical response to building on vulnerable land has developed into a very real and feasible solution for safer and smarter homes in Canterbury. Now the public can visit the concept home six days a week and take inspiration from the winning design and even use the plans for their own rebuild.

Not only can baking soda be used as a deodorant, facial scrub, teeth whitener and fluff up your eggs in the morning, but sodium bicarbonate is a basic household product which is cheap, non-toxic and serves many purposes around the home.
1 Shower curtains – sprinkle baking soda onto a clean, damp sponge or brush and scrub your vinyl shower curtain. Rinse clean and hang up to dry. 2 Drain cleaner and deodoriser – pour half a cup of baking soda down the drain and rinse with three cups of hot water. 3 Kitchen pans – when grease and grime strikes your roasting pans, casserole dishes and BBQ grills, remove it by sprinkling soda onto the pans, add hot water and detergent, and let it sit for 15 minutes. For what its worth The massive volume of home under insurance suggests consumer confusion. Emerging consumer data confirms what those in the construction cost field have been warning – that the majority of insured homeowners do not have sufficient cover for full rebuild in the event of disaster. Consumer NZ’s latest report confirms that two thirds of Kiwi homeowners are underinsured as a result of changes to home insurance guidelines that, among other things, require owners to specify a rebuild sum for which their property is insured.
In November 2013, Construction Cost Consultants became the first organisation to raise the alarm over the vulnerability of homeowners in the wake of the new guidelines’ introduction, noting that at the time around 93 percent of people were opting for the default sum provided by their insurer and that the consequent rate of underinsurance could be estimated as $167 billion (at minimum) of a total housing value of more than $717 billion. Though the rate of people insuring for the default sum has dropped since late last year, the risk shared by homeowners, banks and insurers remains high.
Banks and insurers have themselves acknowledged this risk, and CCC founder and CEO, Andy Thomson reports that the major companies CCC deals with have declared their intentions to increase the base rates on which default sums are calculated. However, this is not resulting in widespread change to consumer behaviour. Thomson says CCC’s experience is that even when homeowners are warned their cover is too low, they are not increasing the sum insured for their property, apparently not trusting the data supplied. Another possible impediment, Thomson notes, is the onslaught of new terminology (rebuild estimate, gross floor area, construction inflation) which may be confusing to many. In a bid to extend the spread of sum insured accuracy across the New Zealand market, CCC is
developing relationships with banks and insurers and lobbying government and other interest groups to bring regulation to the quantity surveying sector. Quantity surveyors are trained extensively in the measurement and costing of materials and products. At present, there is no regulation to prevent insufficiently skilled, dishonest operators producing rebuild reports that are incomplete and contain inaccurate figures for insurance. Mr Thomson says that as financial services providers change their calculations to reduce the risk of underinsurance, the “cowboy” operators are the next big risk the industry needs to manage, and a degree of regulation should be introduced comparable to legislation of financial services companies and advisers following the finance company sector collapse.

Ditch the winter fashions, shed the extra layers, open the windows and finally welcome spring and the longer, sunnier days. It’s time to spring clean and de-clutter our neglected interior spaces and outdoor living areas. Embrace the fresh air and get outside - clean and oil the deck, brush off the BBQ, clean the windows inside and out, update the planters and throw down a new fresh, welcoming door mat.
The annual de-cluttering, room by room, creates calm and order and is repeated every year, so it can’t be that bad! Create several piles of ‘stuff’ to clean and put away, to throw out, donate to charity, sell or simply give away! Whilst it’s certainly not necessary to repaint the house every year, it’s nice to change or simply
just re-arrange items in the home for a new look. Tidy away any items that helped you ‘cosy up’ during winter such as rugs, heavy drapes, woollen throws, spice scented candles etc and replace with a lighter, fresher look such as cottons, linens, sheers, voiles and chintz. Turquoise, violet, coral and bright yellow are all big ‘spring’ colours, whether it be in the form of paint, fabric or accessories. Florals are also very popular in both curtain and upholstery fabrics and the scale is much bigger, think large peony and rose heads. Mix with smaller flowers, stripes and dots to add variety. Of course freshly cut flowers in a gorgeous vase never go out of fashion. Add a touch of glamour with warm metallics. Gold, copper and brass and their tones are taken through into furniture and accessories to add a touch of glamour and opulence.
Don’t be alarmed by all the changes that happen each year, there is an interiors trend to suit everyone. Harmonious patterns and colours don’t have to match and you don’t have to stick to all of the rules. It is more important to select items that you like or have a personal significance, rather than conforming to a specific rigid look. It doesn’t require a complete home renovation; sometimes the simplest nod to a trend can make all the difference. We are here to help you, don’t be nervous – it’s exciting!

If you’re looking to add drama and value to your home, an attic conversion is an investment and should be added to your renovation list.
Now there’s reason to rid of your hoarding ways and make use of your full property by creating additional living space. Attics not only provide room to create storage, but it is also the perfect opportunity to set up a studio, bedroom, office, or living room (if you’re blessed with a big attic). Some attics also contain stunning architecture when it is stripped to its bones; wooden beams, curved or deep sloping walls offers a degree of charm. If an attic conversion is on the cards, follow this guide to help you make the most of a useable room.

Headroom – although you would need to call in the professionals to assist you with an attic conversion, one initial step you can do yourself is to check there is enough space to allow for a conversion. Measure the space at the centre under the ridge. 8ft (2.4m) clearance is ideal, although 7ft (2.1m) can still be useful.
4 Stairs – remember to make room for the stairs. If it’s possible use the existing staircase for the new one. Consider how furniture will fit in and out of the attic.
Paint – depending on the style of room you want to achieve, paint the whole room the same colour. Architectural features can be highlighted by using a tinted version of the paint you have already used. Follow the traditional rule: to make a room feel spacious, opt for a paler colour.
6 Storage – create storage by adding shelves or build a cupboard in appropriate, or unusual, spaces.
Natural light – attics have some of the most scenic views, so make the most of it by installing a window where possible, or a skylight to allow natural light to stream through and open up the room.
5 Privacy – just like any other room in the home, privacy includes installing blinds, curtains, or shutters.
7 Flexibility – if you intend to utilise your attic for different functions ensure you fit it out with multifunctional furniture so it can be easily turned from an office to a bedroom, or bedroom to a studio etc. 8 Soundproof – wooden floors can be noisy for those living below. Change flooring material, add insulation, or lay down a rug on hardwood floors to reduce noise. 9 Lighting – depending on the size and intended function of your attic, extra lighting will be needed. For compact spaces, a lamp placed in the corner of the room or one bright ceiling light may suffice. Recessed lighting and brighter bulbs should reach the corners of a larger room. 10 Bathroom - If you intend to turn the attic into a bedroom it may be a good option to install a bathroom, if space allows.

How to refinish a hardwood floor By Laura Hall
Hardwood floors are a highly sought after feature that add character and beauty to any home.
But they can scratch and damage over time, so those lucky enough to have wooden floors need to maintain them. Refinishing floors can seem like a massive DIY job better left up to the experts. But with the right tools and knowledge anyone can tackle this weekend project and restore their wooden floors to look as good as new. Step 1 - prepare Prepare the floor; first remove all furniture including any photos frames or art. Next repair any areas of damage. This includes nailing down any loose boards with finish nails and knocking in any raised nails. Nails can rip and damage the sander, which is expensive, so it is a good idea to sink them into the floor by about 2mm using a hammer and flooring punch. Then fill in the small nail holes with wood filler. Step 2 - sand To sand your wooden floors you will need to hire two machines: a drum sander, this will be used to sand the majority of the floor and an edger, to sand along the skirting boards and the corners. Tip - measure the room, this will help the rental store staff estimate how many sanding belts and discs you’ll need. They can also recommend the sandpaper grit sizes required.
You will need to sand the floor three times starting with a coarse low grit paper moving through to a fine high grit paper. Begin with a coarse abrasive paper to cut through the finish and into the hardwood, this will remove the major scratches. Remember to sand with the grain in a slow methodical pattern, sanding against the grain can seriously damage the wood. Continue this process moving through the grit sizes until the wood is smooth. Once you are finished thoroughly clean the dust removing all traces from the room. Step 3 - finish Before you begin polishing, find out how much one litre of your finish covers; too little and the finish can flake, to much and it can appear tacky. Begin by using a paint brush to apply the finish around the edge of the skirting boards and door way. Then use a roller attached to a pole to apply your finish to the body of the room. Start in the corner furthest away from the door and work your way back, rolling one strip at a time with the grain. Once you start don’t break for a cup of tea, if you stop you will create dry lines which will become very obvious once the floor is complete. Once you are finished allow for it to dry, and then simply enjoy your beautiful hardwood floors.

Laminate
Has been around for more than 50 years and is the most traditional and cost-effective of bench tops. It is stain resistant, strong, waterproof, low maintenance, inexpensive and there are plenty of colour options available. It is however susceptible to scratches, cuts and burns. High Pressure Laminate (HPL) like Formica is argueably the number one choice when it comes to bench tops in New Zealand.
Stainless steel
Popular for using as bench tops and splash backs, it’s heat resistant, non-porous and hygienic. Easy to clean but reflective in strong sunlight. The availability of patterned surfaces means scratches can be minimised.
Tile
Commonly used as splash backs in the kitchen tiles are hard wearing, easy to clean, and heat and moisture resistant. They are generally made from ceramic, porcelain, glass or natural stone. On the other hand tiles are prone to scratches, cracks and chips, and grout can stain.
Laminam
Is highly resistant to scratches and chemicals and is mould, bacteria and fungi resistant. Its large size, resistance to moisture and durability makes Laminam perfect for wet interior and exterior applications. However, grout can become stained.

The installation of PV (photovoltaic) panels onto New Zealand homes has become increasingly popular as people realise the value of turning daylight into electricity to reduce their power bill. New Zealand gets its fair share of sunshine hours, so it makes good sense to harness that power, and rapid advances in the technology have put solar power generation firmly within reach of many households. It will pay at this point to understand that PV panels will work where there’s daylight; unlike solar water heaters, they don’t need direct sun to make a significant contribution to reducing power bills. Many customers have found that they have been able to reduce their monthly power bill by a half or even better. This equates to a return on capital invested of at least twice the return of it sitting in a savings account, so it represents a smart use of capital. As with most fast growth industries, the category has attracted so many different potential suppliers that it’s difficult to know how to choose between their offerings. Since they all look about the same, should you choose the cheapest? My clear view is that cheapest isn’t the best way to go, since you do get what you pay for. You are looking at equipment with a projected useful life of over 25 years, so it will pay to look well beyond the short-term attractiveness of a cheap price. Here are some things to look for:
Familiar panel brands As a rule, big and familiar brands are the safest. These companies have reputations to safeguard and will be more willing to participate in a remedying conversation if one is needed. You might get lucky with a cheaper, unknown panel
but they often turn out to be more expensive in the long run. You won’t regret buying quality from a reputable supplier, and spread over 25 years, the difference in cost is negligible. I think having that peace of mind makes sense.
High quality inverter The inverter turns the DC power generated by the panels to the AC power that households require. It’s the heart of a good system. You’ll need one with a wide enough voltage range, with a low start-up voltage, to be able to accommodate the addition of more panels to your system if you decide to expand in the future. It should have a built-in Wi-Fi system for webbased system monitoring. It should run at a cool operating temperature and It should have local service backup.
Reliable warranties The hardware in panels should be warranted for at least 10 years. Panels should be warranted to produce at least 80 percent of their performance after 25 years operation. They need to be able to work in New Zealand’s wide temperature range, so look for the ability to operate between at least -20C to +60C.

Look for industry accreditations Reputable system suppliers and installers will be members of organisations like the Solar Energy Association of New Zealand (SEANZ) or the Australian Clean Energy Council. They have codes of conduct for members’ operations. Installing a PV power-generation system is a great way to reduce power bills. It’s comforting to know what your power will be costing in 10 and 20 years’ time. It’s a great way to add value to a home. And it gives a good enough return on the capital invested to make it a worthwhile investment. It’s not a particularly difficult decision. What is more difficult is deciding which system and supplier to use since the offers are decidedly not all the same. My view remains that buying the highest quality you can afford will serve people best in the long term.

Reputable installation There’s zero point in having the best hardware unless it’s attached to your home properly. All of New Zealand is subject to very high windloadings and some localities have to deal with extreme weather events like heavy snow, tornados or torrential rain from time to time, so having the correct fixings is key. Having panels with glass that has the strength to bear the weight of snow is key. Look for Warranties. Look for reputable installers with a good knowledge of building. Look for B&R | 55

Playing it safe New research indicates complacent New Zealanders are not following basic steps to prevent burglary.
- 26 percent hide spare house keys outside for family members and tradespeople - 20 percent leave home or go to bed without locking up. As part of the inaugural Secure Homes Report, ADT Security surveyed 1,047 homeowners and renters in both metropolitan and regional areas of New Zealand. The research found one in three respondents has been subject to a break-in, with 17 percent of these intrusions happening while someone was at home.
Furthermore, 11 percent of those affected by burglary have experienced more than one break-in at their current residence. Surprisingly, nearly 10 percent of break-ins occurred by way of unforced window entry, where the window or door had been left ajar or unlocked, highlighting the need for Kiwis to be more vigilant about securing their home. Ben Clements from ADT Security says the research results indicate that New Zealanders are making it easy for burglars to break into their homes. “One in five leaves home without locking up, 18 percent go to bed without securing windows and doors and 26 percent of people hide their spare keys outside for tradespeople, cleaners or family members. This level of complacency is concerning.”

Walk around your property and identify where it is vulnerable. Once you identify your weak spots you can look at ways of reinforcing them. Thieves know to look in mailboxes, under doormats and above doorways for keys. Don’t make it easy for them to enter your home • With apartments or multi-storey homes, be aware of locking doors and windows, as burglars can scale exterior walls • A monitored home alarm is one of the most effective security measures. It’s possible to isolate certain zones of the home to be monitored, so that alarms can be activated even when the home is occupied. In the event that an ADT alarm is triggered, a signal is sent to a 24 hour Security Response Centre where trained operators identify the cause and take appropriate action.

Ok, so spring has just sprung, but summer is on the way, bringing with it backyard barbeques, the silly season and a higher risk of fire.
But it doesn’t matter what the time of year, it just makes good sense to be extra vigilant about fire safety. “To be prepared, householders should assess their premises for potential fire hazards and ensure their homes are fitted with adequate fire protection equipment,” says Dave Hipkins, national technical manager at Wormald. “This can help protect families and property from the catastrophic consequences of fire.” Working smoke alarms are a crucial line of defence for every home. It is recommended that smoke alarms are positioned near sleeping areas, and one installed on each storey of the home. Householders are also reminded to check that smoke alarms are in proper working order by pressing the test button, and to regularly replace batteries. “A smoke alarm can detect fire early and alert occupants to 60 | B&R

Flat out Simple steps to re-do your deck
Decks can be victims of neglect over the colder months, but now it’s time to renew them to their former glory in time for summer. If you don’t fancy calling in the professionals, but you’re pretty handy, here are some tips on what to do before you pick up your sander and paint brush.

First things first – inspect the deck for rot, mould, cracks, and broken or loose timber. If rot is more than 1cm deep it may indicate extensive damage and may need to be replaced. Remove and replace any loose or rusty nails and screws

Commit to repairs – just like any health problem, the longer you leave it the worse it gets; don’t leave anything left untreated. Catch the signs early and rectify them as soon as possible to avoid costly repairs later on

Ensure your deck can dry out completely to reduce mould growth. Faster drying can be promoted by placing boards at an angle
•
Clean away dirt, debris and leaves from visible areas including between boards, the space where the deck meets the house and underneath the deck, if possible
•
Remove mildew and algae using a decking cleaner suitable to the type of decking material you have, rinse, brush, or water blast away
•
If your deck has been subjected to heavy foot traffic and strong sunlight, it might be a good idea to re-stain or re-oil
• After cleaning, ensure the area is thoroughly dry before sealing, staining or painting •
Stained decks require an additional coat every 12 – 18 months followed by regular light cleaning maintenance each season.

In a small garden everything is on display – walls, paving, structures, furniture and plants are all visible from your house and usually all at once.

Depending on your way of thinking, space limitations can be either restricting or liberating. Just because your garden is small in size, it doesn’t mean it has to be small on design. Below are some of our top tips for designing a small garden. Small gardens need to be planned with just as much, if not more, care than large gardens. It is important to take your time and consider the site conditions and limitations.
If you are aware of the advantages and restrictions of your site, you can fully develop the potential of your garden. Consider how your garden will be used throughout the year; take note of where the sun rises and sets during the day, as this will give you a good indication of where to best site your furniture and plant choices. landscaping (pavers, structures) or soft materials (plants), it’s essential to try to limit your selection to only one or two varieties. Attempting to place too many design elements in a tiny area can result in a dilution of the overall effect, and make the space appear even smaller.
Problematically, many small gardens are enclosed by a hedge, wall or fence, so have no natural focal point leading the eye through the garden. A sculpture, water feature or even a large piece of bespoke furniture creates an internal focal point.
The selection of plants in a small outdoor space is important and restricting the range of species will help to strengthen the design. The plants used within a small garden have to provide a variety of functions: it needs to provide year-round colour and interest, establish structure, soften ‘hardscapes’ and built forms, and keep a low maintenance profile.
The best small gardens are those which have a bold and strong design view. Space, and how to best utilise it, is the key in any small garden, get that right and the rest follow on.
In terms of planting, layers are perfect for small gardens. Colourful, flowering perennials and clumping groundcovers can be used to form the lower layers, while shrubs, climbers and/or small trees add height to the upper layers.
In the smallest of gardens where outdoor space is at a premium, simply rotating the design 45 degrees can instantly make the space feel larger and more interesting. By doing this, large garden beds can be created in the corners of the site, creating a sense of depth and allowing you a wider variety of planting opportunities.
Opt for one or two species of perennials, shrubs and climbers, and mass-plant these in clumps along the base of walls, around trees and to fill any bare patches. All gardens, regardless of size, look better with a tree. Trees provide verticality to balance the horizontal lines of pathways, lawns and fences. They can also add structure, colour, fragrance, flowers/berries and a home for birds. Compact tree species can be planted in large pots if space is very limited. Small varieties of flowering cherries, magnolia, citrus, maple and our native cabbage tree (Cordyline australis) are all great options. Climbers are ideal for small gardens. Not only does it take up very little ground space, it can be used to cover tall walls and screen out unsightly views. With a huge variety to choose from, most will also happily adapt to growing in pots and regular trimming to keep shape. Shrubs like pittosporum, coprosma and camellia are used in many planting schemes across New Zealand for their versatility and easy care nature. They are essential for small gardens because they provide a leafy outlook, a rich sense of texture and don’t take up as much space as trees. Structure is important when it comes to designing a small garden. The hardscape ‘bones’ of the design hold it together in all seasons and weather conditions. Hardscape elements including paving, decking, seating, water features and raised garden beds unite and anchor the softer and more fluid forms of the planting. A great way to add depth to a site and create additional interest is the inclusion of a feature or focal point within the space.
