MODULAR MODULARIZATION IS A CONSTRUCTION METHOD WHERE AN ENTIRE UNIT OF A BUILDING IS CONSTRUCTED OFF-SITE, RATHER THAN SMALLER, STRUCTURAL COMPONENTS.
AS MODULAR BUILDINGS SPEND MORE TIME IN OFF-SITE FACILITIES DURING THE MODULAR CONSTRUCTION PROCESS, THE CONDITIONS ARE UNDER EVEN GREATER CONTROL FOR A LARGER PORTION OF THE ENTIRE PROCESS, WHICH RESULTS IN THE GREATEST EFFICIENCY AND QUALITY OF ANY OF THE PREFABRICATION TECHNIQUES FOR LARGE-SCALE COMMERCIAL CONSTRUCTION.
SAVINGS ARE NEARLY 50% OF THE TIME AND 20% OF THE COSTS OF CONVENTIONAL, ON-SITE CONSTRUCTION.

-EACH BLOK IN THE SYSTEM IS A STANDARDIZED, MODULAR HOUSING COMPONENT ASSEMBLED ENTIRELY IN OUR MANUFACTURING FACILITY AND DESIGNED TO BE STACKED, COMBINED, AND CONNECTED TO CREATE PROSPEROUS COMMUNITIES. -BY VERTICALLY INTEGRATING THE ENTIRE PREFABRICATED BUILDING STACK UNDER OUR FACTORY ROOF, WE ARE ABLE TO DRASTICALLY CUT OVERALL PROJECT TIME, SLASH PROJECT COSTS, AND DELIVER LOWER OPERATING COSTS OVER TIME. -BLOKS ARE CURRENTLY DESIGNED TO BE ASSEMBLED INTO 1-3 STORY COMMUNITIES AND CAN BE CONFIGURED IN A VARIETY OF WAYS, FROM STANDALONE HOMES TO MULTI-UNIT DEVELOPMENTS WITH RETAIL AND COMMUNITY SPACES ON THE GROUND FLOOR. THE BBS STRUCTURAL STEEL FRAME AND SHEAR-WALL SYSTEM ALLOWS US TO CREATE WIDE OPEN SPACES FOR STUDIO, 1, 2, AND 3 BEDROOM HOMES AND TO ATTACH DECKS, RAILINGS, STAIRS, ARCHITECTURAL FEATURES, A WIDE RANGE OF CLADDING OPTIONS, AND A VARIETY OF ROOF TYPES TO CREATE UNIQUE AND BEAUTIFUL BUILDING DESIGNS AND TO MATCH CLIMATE AND COMMUNITY DESIGN REQUIREMENTS.

-THE SEVEN-STORY N-HABIT IS THE FIRST MODULARLY CONSTRUCTED MIXED-USE BUILDING IN SEATTLE EXEMPLIFYING QUALITY, MARKET-RATE MULTI-FAMILY HOUSING IN THE DESIRABLE BELLTOWN NEIGHBORHOOD. 49 RESIDENTIAL MODULAR UNITS WERE MANUFACTURED AT AN OFFSITE LOCATION, WHILE WORK PROGRESSED AT THE CONSTRUCTION SITE. TANDEM WORK PROCESSES SHORTENED THE CONSTRUCTION TIME AND REDUCED INTERRUPTIONS IN THE NEIGHBORHOOD. -EACH MODULAR UNIT ARRIVED FULLY FURNISHED AND COMPLETE WITH INTERIOR DESIGN FINISHES. SPACE SAVING STORAGE AND MULTIUSE PARTITION WALLS MAKE FOR EFFICIENT TENANT LIVING. CORRIDORS AND SHEAR WALL LATERAL SYSTEMS WERE CREATED WHEN LOCKING THE MODULAR UNITS TOGETHER WITH STEEL STRAPS. THE MODULAR BUILDING OFFERS THREE DIFFERENT APARTMENT SIZES: A STUDIO (422 TO 452-SF), A TWO-STORY LOFT (546 TO 752-SF), AND A FLAT (672 TO 746-SF). Construction Elevator
This requirement means that the Factory is to provide an opening in the exterior of the building for an attachment of this site elevator. If provisions for a construction elevator are required, the following items need to be addressed: • Confirm a construc<on li= is required and that the GC or developer engages with a supplier. • Confirm the loca<on for the construc<on elevator within the building. • Need structural engineering details and requirements from the GC and Structural Engineer. • AOR and PFL to Work with the Elevator supplier, Structural Engineer, and General Contractor to design the temporary Elevator into the modules.
Provide spec, cut-sheet, and shaft dimension for the site installed elevator for the building. • Is the Elevator going to be a Modular Elevator or Traditional? • Confirm and provide the required shaft opening dimensions. • Is an Elevator Machine room required? • If an Elevator Machine room is required, please confirm the fire ratings for the walls within the Elevator Machine room. Building Elevator Factory will provide open stud framing at the Elevator Shaft walls and will temp frame the floor and ceilings at every level within the Elevator Shaft.. GC/OTHERS is responsible for the Elevator design, materials, construction and installation of the Elevator including the Elevator smoke doors. GC/OTHERS is responsible for the interior finish of elevator shaft plus any remaining wall structure needed including Steel Posts, Beams, Blocking, Fireproofing, and Sheetrock. This requirement means that the Factory is to provide an opening in the exterior of the building for an attachment of this site elevator. If provisions for a construction elevator are required, the following items need to be addressed: • Confirm a construc<on li= is required and that the GC or developer engages with a supplier. • Confirm the loca<on for the construc<on elevator within the building. • Need structural engineering details and requirements from the GC and Structural Engineer. • AOR and PFL to Work with the Elevator supplier, Structural Engineer, and General Contractor to design the temporary Elevator into the modules.
Provide spec, cut-sheet, and shaft dimension for the site installed elevator for the building. • Is the Elevator going to be a Modular Elevator or Traditional? • Confirm and provide the required shaft opening dimensions. • Is an Elevator Machine room required? • If an Elevator Machine room is required, please confirm the fire ratings for the walls within the Elevator Machine room. Building Elevator Factory will provide open stud framing at the Elevator Shaft walls and will temp frame the floor and ceilings at every level within the Elevator Shaft.. GC/OTHERS is responsible for the Elevator design, materials, construction and installation of the Elevator including the Elevator smoke doors. The open space shall incorporate publicly accessible open space that is visible and accessible from the sidewalk and that includes Pedestrian Amenities and/or landscaped areas. 11 Per Ordinance No. 185539, Chapter III - Central Commercial Subarea - Section III-2: Development Standards (G) Landscape - In addition to any regulations set forth by the underlying zone and the LAMC, Projects shall comply with the following landscaping regulations: 1. Along property lines that abut residential uses, Projects shall provide a landscaped buffer area, a minimum depth of two feet, that is planted with trees or vegetation (e.g., bamboo) that grow to a minimum of ten feet. 2. Where a surface parking lot abuts a street, Projects shall provide a landscaped buffer, a minimum depth of two feet, that is located between the parking areas and the property line. The landscaped buffer area shall contain 24-inch box trees planted at ratio of one tree for every ten linear feet. Required trees shall be a minimum of two inches in trunk diameter and ten feet in height at the time of planting. 3. All areas of a site not occupied by buildings, driveways, or open space consistent with Subsecion E, shall be landscaped. Eight percent of landscaped areas shall consist of plant materials that are low maintenance, and native or drought tolerant. Per LAMC Sec. 12.21-G(2)(a)(3) - A minimum of 25 percent of the common open space area shall be planted with ground cover, shrubs or trees. At least one 24-inch box tree for every four dwelling units shall be provided on site and may include street trees in the parkway. For a surface area not located directly on finished grade that is used for common open space, and located at ground level or the first habitable room level, shrubs and/or trees shall be contained within permanent planters at least 30-inches in depth, and lawn or ground cover shall be at least 12-inches in depth. All required landscaped areas shall be equipped with an automatic irrigation system and be properly drained.
