MODULAR MODULARIZATION IS A CONSTRUCTION METHOD WHERE AN ENTIRE UNIT OF A BUILDING IS CONSTRUCTED OFF-SITE, RATHER THAN SMALLER, STRUCTURAL COMPONENTS.

AS MODULAR BUILDINGS SPEND MORE TIME IN OFF-SITE FACILITIES DURING THE MODULAR CONSTRUCTION PROCESS, THE CONDITIONS ARE UNDER EVEN GREATER CONTROL FOR A LARGER PORTION OF THE ENTIRE PROCESS, WHICH RESULTS IN THE GREATEST EFFICIENCY AND QUALITY OF ANY OF THE PREFABRICATION TECHNIQUES FOR LARGE-SCALE COMMERCIAL CONSTRUCTION.

SAVINGS ARE NEARLY 50% OF THE TIME AND 20% OF THE COSTS OF CONVENTIONAL, ON-SITE CONSTRUCTION.

-EACH BLOK IN THE SYSTEM IS A STANDARDIZED, MODULAR HOUSING COMPONENT ASSEMBLED ENTIRELY IN OUR MANUFACTURING FACILITY AND DESIGNED TO BE STACKED, COMBINED, AND CONNECTED TO CREATE PROSPEROUS COMMUNITIES. -BY VERTICALLY INTEGRATING THE ENTIRE PREFABRICATED BUILDING STACK UNDER OUR FACTORY ROOF, WE ARE ABLE TO DRASTICALLY CUT OVERALL PROJECT TIME, SLASH PROJECT COSTS, AND DELIVER LOWER OPERATING COSTS OVER TIME. -BLOKS ARE CURRENTLY DESIGNED TO BE ASSEMBLED INTO 1-3 STORY COMMUNITIES AND CAN BE CONFIGURED IN A VARIETY OF WAYS, FROM STANDALONE HOMES TO MULTI-UNIT DEVELOPMENTS WITH RETAIL AND COMMUNITY SPACES ON THE GROUND FLOOR. THE BBS STRUCTURAL STEEL FRAME AND SHEAR-WALL SYSTEM ALLOWS US TO CREATE WIDE OPEN SPACES FOR STUDIO, 1, 2, AND 3 BEDROOM HOMES AND TO ATTACH DECKS, RAILINGS, STAIRS, ARCHITECTURAL FEATURES, A WIDE RANGE OF CLADDING OPTIONS, AND A VARIETY OF ROOF TYPES TO CREATE UNIQUE AND BEAUTIFUL BUILDING DESIGNS AND TO MATCH CLIMATE AND COMMUNITY DESIGN REQUIREMENTS.

-THE SEVEN-STORY N-HABIT IS THE FIRST MODULARLY CONSTRUCTED MIXED-USE BUILDING IN SEATTLE EXEMPLIFYING QUALITY, MARKET-RATE MULTI-FAMILY HOUSING IN THE DESIRABLE BELLTOWN NEIGHBORHOOD. 49 RESIDENTIAL MODULAR UNITS WERE MANUFACTURED AT AN OFFSITE LOCATION, WHILE WORK PROGRESSED AT THE CONSTRUCTION SITE. TANDEM WORK PROCESSES SHORTENED THE CONSTRUCTION TIME AND REDUCED INTERRUPTIONS IN THE NEIGHBORHOOD. -EACH MODULAR UNIT ARRIVED FULLY FURNISHED AND COMPLETE WITH INTERIOR DESIGN FINISHES. SPACE SAVING STORAGE AND MULTIUSE PARTITION WALLS MAKE FOR EFFICIENT TENANT LIVING. CORRIDORS AND SHEAR WALL LATERAL SYSTEMS WERE CREATED WHEN LOCKING THE MODULAR UNITS TOGETHER WITH STEEL STRAPS. THE MODULAR BUILDING OFFERS THREE DIFFERENT APARTMENT SIZES: A STUDIO (422 TO 452-SF), A TWO-STORY LOFT (546 TO 752-SF), AND A FLAT (672 TO 746-SF). N-HABIT IS IDEAL FOR URBANITES WHO VALUE A DOWNTOWN LIFESTYLE CONVENIENT FOR USING ALTERNATIVE MODES OF TRANSPORTATION. -LESS CONSTRUCTION TIME AT THE ACTUAL JOB SITE REDUCES THE TRAFFIC IMPACT FOR THE NEIGHBORHOOD (ESTIMATED TWO- TO FOUR-DAY DISRUPTION), COMPARED TO A TRADITIONAL CONSTRUCTION PROJECT (ESTIMATED 14-MONTH DISRUPTION). -THE WOOD-FRAMED MODULAR UNITS QUALIFIED THE FIVE RESIDENTIAL LEVELS TO TYPE III BUILDING CLASSIFICATION, A RESIDENTIAL BUILDING REQUIREMENT WITHIN SEATTLE CITY LIMITS (STRUCTURAL ENGINEERING PROVIDED BY DCI ENGINEERS) Sunstone Modular | Concept Design

HOW BUILT-UP VISIONS BECOME MODULAR REALITY:

OUR CONSULTING SERVICES Prefab Logic makes manufacturing modular projects seamless by turning construction concepts into executable modular plans. We take a developer’s vision and architect’s design and break it down into small pieces that can be built off-site. These smaller pieces are a highly coordinated volumetric modular product that a manufacturer can successfully build in a production facility, that a contractor can successfully complete in the field, and that an owner will be proud of upon completion.

STEP BY STEP, WE HELP YOU LEVEL UP. PRELIMINARY BUILDING ANALYSIS: ■ Complimentary assessment to find out if your project is suited for modular ■ Summary of modular benefits and drawbacks

MODULAR FEASIBILITY STUDY: ■ Comprehensive evaluation and report for a flat fee by project – completed within 3 weeks ■ Detailed review of building schematic plans and ability to produce modularly ■ Rough Order of Magnitude (“ROM” estimate) ■ Scope of work and responsibility matrix ■ Sprint Model Preconstruction Process and Schedule – major milestones and design requirements

OUR MISSION & HOW YOU BENEFIT

Using our industry-leading SPRINT MODEL, we deliver highly-coordinated modular products with: ■ A compressed timeframe. Move from modular kick-off to manufacturing in under 9 months. ■ Cost savings. We optimize every step, because time is money. ■ A high-quality end product. By reducing redundancy & enhancing the focus on one cohesive design, we deliver a modular product that works beautifully both structurally & functionally.

PRECONSTRUCTION SERVICES Our services drive all disciplines through modular development for a cohesive design and reduced redundancy. This puts you in control during the preconstruction phase to create certainty of outcome before your building begins construction. To guarantee this certainty and mitigate your risk up front, we create a digital twin of your future building. This living digital simulation integrates plans and data from all structural, mechanical and manufacturing stakeholders and allows us to optimize all phases, systems, and components of the modular product lifecycle. Utilizing digital walk throughs in our Sprint Model, we ensure your building will be built using the most efficient, coordinated, and proven plans. Having this full sign off earlier in the preconstruction process delivers a seamless transition from digital model to physical reality, accelerating your ROI.

■ Seamless integration. With everything from framing to finishes, putting the final building blocks together on-site is seamless, saving time & resources. We develop a ROAD MAP to guide you until the end is in sight with: ■ A detailed project breakdown. In our Sprint Model schedule, we give you a detailed breakdown of milestones & task ownership. ■ A detailed deliverable breakdown. In our Sprint Model requirements, we give you a detailed breakdown of deliverables by stakeholder. We facilitate STAKEHOLDER COORDINATION for everyone in the modular project by: ■ Leading teams. We coordinate the efforts of the modular design team from product development to scope management. ■ Driving accountability. We hold people to a standard of timeliness with high-quality deliverables. ■ Ensuring end results. We apply DFMA (Design for Manufacturing & Assembly) methodology ensuring products work for manufacturing and site assembly. Sunstone Modular | Concept Design
