HOA RULES FOR PAINTING/HOOPS OWNERS ARE ENCOURAGED TO REPAINT. BUT WHAT ARE THE RULES? We encourage owners to consider repainting their homes due to age, but what colors are approved? And what do you need to do? Did you know that even if you plan to repaint your home the same colors as originally purchased, you must notify the HOA Architectural Committee prior to having your home painted? Failing to do so could result in a $250 -$500 fine, or could result in having to have your home repainted again at your own expense. Please read your CC&Rs and fill out and submit the forms found on the www.wearevision.com website (under Finley Farms South), or at www.finleyfarmssouthhoa.com prior to purchasing paint or scheduling a crew. We wll be holding Easter egg hunts for various aged children at the following times: 11:30am - under 3 yrs. 12:00pm - 4-6 yrs. 12:30pm - 7-8 yrs. 1:00pm - 9-10 yrs. 1:30pm - 11-12 yrs.

If your child is late, they can participate in a later time slot, but may only participate once. By attending at a later time, they will also be competing against older children. Judging will start for our 3rd Annual Chili and Rib Cookoff at 11:00am by those in attendance (anonymously) with prizes being awarded for: Spiciest Best Overall Most Original Recipe All residents are welcome to enter and tables and power will be available for crockpots and for other needs. Event will be held at the tot lot just North of Warner on Columbus.

Vandalism/theft of our monument lights at Val Vista/Mesquite cost us at least $300 each time. Please report any suspicious activity and help us catch these criminals.

IT’S SPRING - PLEASE ADJUST YOUR IRRIGATION/SPRINKLERS TO PROTECT COMMON WALLS! Check or adjust your sprinklers and check for backyard block wall dampness/damage. If stucco or paint on common walls gets damaged or miscolored due to overwatering, homeowners will be billed for those repairs.


NEW RULES FOR PAINTING/HOOPS (Cont.) WHAT ARE THE RULES REGARDING BASKETBALL HOOPS? Free-standing basketball nets are allowed next to a homeowner’s driveway as long as they remain in good repair. If they appear rusted or net is torn or worn due to sun damage, etc. homeowners will be asked to either repair their hoop, remove it or face fines.

SPORTS TEAMS PRACTICING IN THE PARKS Parents and teams found parking illegally will have their usage permit rescinded.

FFS PARKING FINES We have been receiving regular complaints again due to homeowners and their renters parking on the street in front of their homes.

The Finley Farms South HOA Board is happy to provide opportunities to residents and the children to participate in youth sports, while mitigating noise and parking concerns of nearby residents. As FFS pays the majority of the costs of the North Park on Mesquite, we encourage residents and teams to request priority use of that park for practices before other residents of Gilbert. Currently the Board has approved 1 team, 2 days a week, at each of the 3 park/open spaces we have. However if team’s parents violate parking laws, their application will be revoked. If you have concerns or spot violators please send an email to FinleyFarmsSouth@WeAreVision.com

Some streets within Finley Farms South are not wide enough to safely allow Emergency and Fire Vehicles to access our homes. If cars are parked on both sides of the street, it is a real and present danger and therefore a violation of our CC&Rs to park on the streets. Visitors may be allowed to park overnight if Vision Management has been alerted prior. FFS will again begin writing up and fining residents and homeowners who violate our parking policy.
