HOA RULES FOR WALLS/ABOVE WALLS OWNERS ARE RESPONSIBLE FOR 50% OF BILL FOR REPAIRS DID YOU KNOW THAT homeowners are responsible to the HOA (if a wall facing a street or common area) or a neighboring homeowner, if their sprinklers or irrigation or tree causes damage to that wall? Homeowners also are required to get approval of surrounding homeowners and the HOA if items in their yard exceed six inches above the wall or are visible from the street.

NEW WALL Co. HIRED JON WAYNE CONSTRUCTION Wall repairs are the most costly expense the HOA spends money on - WHAT YOU CAN DO.
The HOA Board in May approved hiring JWC to work on wall repairs/rebuilding around the community. This work is expensive and costs each one of us in HOA dues whether or not your yard shares a public wall. Homeowners are legally responsible to pay 50% of all repair costs, so please check and make sure your irrigation, trees and/or sprinklers are not “watering the wall” or causing dampness that causes stucco to fall off or damages paint. JWC is under contract thru 2015
Please be aware that the Board has asked Gilbert P.D. to step up patrols and ticket speeders in the community esp. on Columbus and near Finley Farms Elementary School.

There have been multiple reports on Facebook of bulk trash out nearly 3 weeks before the next pick-up. Please check the schedule on the next page BEFORE putting out trash. Bulk trash is not allowed out before Saturday night - Keep the community looking clean. A lot of lost dogs are found by other residents - It seems Facebook is a good place to reunite lost dogs and their owners. The Facebook page is for residents only and is a great place to get a recommendation for lawn cutting, roofers, garage door repairmen, etc. but please note, it is not a place for business ads or for realtors. Those ads/posts are regularly deleted and repeat offenders removed.

As homeowners, this Halloween night, we will be collecting food to help the OpenArms Food Bank here on Gilbert Road. Kids from the community will be using wagons to collect bags or cans at your door. If you will not be home, bags can be left on the doorstep for pickup.
The HOA Board in May contracted with SecureOne Security Services to patrol our community, patrol the parks after 10:00pm and to make sure sports groups have permission to use the parks, note those parking on the streets so that we can impose fines on violators, and monitor during the week against break-ins. The Gilbert Police department will also be in the community at specified times to deter speeding and crime.
SecureOne also patrols Silverstone Ranch, Warner Ranch, Ashley Park, Artimina and other HOAs in the area.

If you have playground equipment, sheds, or any item that is above 6” above the wall and is visible from neighboring properties or the street/common areas, you must have the approval of the neighbors and/or the HOA Architectural Committee for that equipment or structure (if visible from the street/common area). The Architectural Committee will ask if you have the permission of neighboring homeowners.
WHAT ARE THE RULES REGARDING DAMAGES TO COMMON WALLS? In order to keep dues low to the majority of our residents, we have passed rules regarding responsibility for damages to common walls. The Board has long published and warned residents to inspect their irrigation and keep grass and trees away from walls to limit damage due to watering and roots. We are not looking to punish homeowners, but solve problems costing the HOA thousands of dollars annually. Wall repair has become our most costly line item and it affects us all. If you have questions or would like a free water inspection, the Town of Gilbert does free water audits to save water and save you money. Call the Water Conservation Office at 480-503-6098 to schedule a free in-home appointment. The Specialist will go through all the water-using fixtures of the house, including the irrigation system, and almost always come up with the answer to the question of "where is all my water going"?
