our unique approach PGA LINKS Management Pty Ltd (PGA LINKS) is well poised to become Australia’s largest, most experienced provider of integrated golf club and community management services. We have honed our skills, systems and procedures since 2001 operating the two largest and most successful masterplanned golf communities in Australia - Sanctuary Lakes Resort and Sandhurst Club, both in Melbourne. Since then, we have expanded our client base to include another golf masterplanned community in New South Wales (Bingara Gorge), plus two of Australia’s most popular golf operations, Wembley Golf Complex in Perth and Moore Park Golf in Sydney. We support and assist project investors and managers. We are Australian and understand our uniquely Australian market. We understand the operating risks. We know how to add value. We are creative and innovative and last but not least, we are very economical.

our operating model PGA LINKS We service golf residential project managers and investors with sustainable and specialist club and community management services during and after the development phase of major projects. To do so requires an intimate understanding of the financial, delivery and market dynamics of property development. We partner with developers to deliver a management operation/platform tailored to achieve each project’s unique challenges, goals and key deliverables. We also manage traditional golf operations. To do this, we have fine-tuned, robust and scaleable systems that allow us to excel in the business of golf. Our corporate structure is based on divisional responsibilities being spread across multiple venues. Through this we achieve demonstrable efficiencies and economies for the venues we manage. This approach significantly reduces ongoing club and community operating costs. We were incorporated in 2001 and are 100% Australian owned. Our shareholders are the PGA of Australia and family owned companies associated with CEO, Mark Brayshaw. “The PGA of Australia is the second oldest PGA in the world, stages 430 tournaments annually and through our members, have access to over 1.25 million golfers. Our success thus far is founded on our core competencies. OUR SPECIALIST MANAGEMENT STRUCTURE We employ specialist managers who are responsible for the key disciplines of golf, hospitality and course maintenance across our portfolio of venues. All members of our management team are leaders in their respective fields and responsible for the delivery of three key outcomes for our clients: 1. reduced overheads and the elimination of our clients’ reliance on individual senior staff at each location; 2. increased scope for the Club General Managers to focus on resident and golf member relations; and 3. a quality of service which underpins the premium positioning desired by masterplanned golf communities and prestigious golf operations. OUR SCALE Our corporate structure allows us to apply our skills to new projects as and when required, without the traditional start up costs associated with stand-alone club and community systems. Established business practices and economies of scale are provided to new clients, for purchasing and benchmarking purposes from day one. CLUBLINKS

ClubLINKS is an associated company owned 100% by Mark Brayshaw’s family companies which delivers a unique and innovative range of services in support of PGA LINKS’ clients. ClubLINKS’ core business is accounting and business management for PGA LINKS’ clients. ClubLINKS’ purpose-built accounting systems include billing, reporting, cashflow management, debtor and creditor management and budgeting. PGA LINKS’ clients outsource their entire accounting function to ClubLINKS and, in so doing, access the unique accounting and business management skills developed by ClubLINKS. ClubLINKS provides two important benefits for its clients. First, it delivers outsourced accounting at a fraction of the cost of an in-house accounting team. And, second, it derisks the clients’ business by eliminating the reliance on key personnel in a non-core area of business. ClubLINKS also provides essential “back of house” services for our clients including: 1. management of the home approval process. Our “Architectural Review Committee” comprises in-house designers who conduct a design briefing session with every lot owner, then manage the process through to Final Approval; 2. information technology – our tailor made, purpose-built centralised database and IT platform deliver customised CRM and database management, as well as sophisticated management information systems; 3. ClubLINKS “cashless access” - a centralised smart card system where all members and residents have a debit account and can purchase goods and services using a club card at the home venue or any other PGA LINKS’ venue; and 4. ClubLINKS’ subsidiaries provide important, complimentary services for PGA LINKS’ clients. ClubLINKS is a licensed Owner’s Corporation Manager, providing Owner’s Corporation Management services at Sanctuary Lakes Resort and Bingara Gorge. ClubLINKS Telco is a licensed telecommunications carrier, helping Residents at Sandhurst Club and Sanctuary Lakes Resort integrate a fibre-to-the home platform to deliver ultra-high speed broadband Internet and carrier quality Telephony. ClubLINKS Security is a licensed private security company, providing important on-site Guard Patrolling and 24/7 Alarm Monitoring at Sandhurst Club, Sanctuary Lakes Resort and Bingara Gorge.


Whitsunday Springs

our venues PGA LINKS manages the most successful, large scale masterplanned golf communities in Australia. The most prestigious of these are the multi award winning Sanctuary Lakes Resort and Sandhurst Club, both in Victoria. Sanctuary Lakes Resort, centred on a Greg Norman-designed golf course and 80 hectare man-made lake system, will eventually be home to more than 2,800 families. Sandhurst Club is the next generation of masterplanned community. It will see over 1,400 homes eventually built. Each home will have fibre-to-the-home infrastructure (to deliver state of the art telecommunications) and third pipe reticulation that drought proofs the community with recycled water. Sandhurst is the National Headquarters of the PGA of Australia. Its core includes a state of the art clubhouse and recreation centre surrounded by two Peter Thomson-designed championship golf courses. PGA LINKS also provides consulting services across Australia. We are assisting Delfin Lend Lease’s Bingara Gorge project in Wilton NSW, which will be a masterplanned golf community comprising 1,100 homes and an 18 hole, Graham Marsh-designed championship golf course. In conjunction with Links Living Limited, we are also planning the development of the new Whitsunday Springs Project in Airlie Beach QLD. In 2009, PGA LINKS won a nationwide Tender to assist the Town of Cambridge redevelop the Wembley Golf Complex in WA.
