WE BUILD LIFESTYLES

NOT JUST HOMES

Designing pretty spaces is a given. Designing pretty spaces that are also functional and intentionally created to enhance a person's lifestyle is the real standard. Meet Blue Zone Spaces (BZS), a design and build firm focused on transforming their client’s lifestyles one space (or barn!) at a time.

Creating intentionally designed spaces is a personal mission for the BZS founders. After being in the design and construction industry for nearly two decades, AJ Evenson, Kirk Evenson, and Avery Evenson Milarch felt the industry was ready for a more holistic approach to home improvement.  BZS believes every aspect of a design should be completely custom and reflective of the respective homeowner’s desired lifestyle.  “No two homes should be remotely the same because no two families live the same,” said Avery, Co-Founder and Designer. The BZS design

team takes the time to really get to know each and every one of their clients and understand their needs, passions, and desires for their lives, both in and out of their space. “Do they love to cook? Do they live a movement-focused lifestyle? Are they the go-to hosts for their respective community?” AJ, CEO and Principal Designer, explains the types of questions initially asked of clients during the design phase. Whatever fulfills their clients the most, BZS helps curate a design plan that prioritizes what is most important in a unique and timeless way.

10 | WILLIAMSON COUNTY LIVING | MARCH – APRIL 2023

Barns are no exception and a niche that the BZS team has found themselves deep into. What started as a fun barn renovation at a personal property in Dexter, Michigan in 2021, has since bloomed into a labor of love that is now shared all around the country. The original BZS barn, which now houses the BZS Design Studio, was the catalyst, quickly garnering attention for its edgy black color and rustic modern stature. The barn’s social media buzz led to the inquiry and eventual project, The Franklin Barn, featured here in Franklin, Tennessee.

THE HOME SHOULD BE AN EXTENSION OF YOUR ENERGY FIELD HOW YOU WISH TO FEEL AND RADIATE ENERGY THROUGHOUT YOUR DAYS IS WHAT YOUR SURROUNDINGS SHOULD REFLECT.

The Franklin Barn is a special one. A once character-less storage space turned rustic glam party barn, the owners had a specific vision for the space and asked BZS to help bring their vision to reality. The space is multi-generational and contains spaces within the spaces for every member of the family to enjoy. From the gourmet kitchen to the patio and firepit, to the kids' play space. Every member of the family has a space they can make themselves right at home. “The owners are very devoted family members. They wanted to create a space they could enjoy for years to come. A place to create memories and spend holidays and memorable moments with their children and grandchildren,” AJ said. The project culminated the week of Thanksgiving, and the BZS team styled the barn for the owners to host their first holiday there. Down to the name cards and table settings, the design team pulled together every detail with the owners to make the first holiday at The Franklin Barn one to remember.

AVERY

Converting barns to more modern and functional spaces while also maintaining the barn’s elemental feel is a tricky task that the BZS team loves about barn projects. Heating and cooling the structure is essential, which means insulation is also important. To maintain the barn’s rustic character, BZS opted to repurpose barn wood from both the existing barn and other local barns to use as the wall and ceiling treatment over insulation. Stylistically, creating a balance between rustic character and modern glam was the BZS design team’s goal, while allowing nature to spill in whenever possible. Large glass windows and French doors line the walls of the barn, allowing the hosting space to extend out into the cohesively designed yard and pool area.

The decor selections were equally as intentional as the construction finishes. The BZS team incorporated both treasured pieces of the homeowner’s, as well as repurposed items and decor from local Franklin shops to pull the space together. Riverside Franklin, PD’s, and JJ Ashley all helped the BZS team source both new and repurposed items that fit the ambiance of the barn. “Sourcing locally when possible is incredibly important to our team, from both a sustainability standpoint and also to support other small businesses,” Avery explained. “Every detail was intentionally thought out with our clients in order to create a unique space that they were sure to love for years to come.”

The company’s rapid growth over the past few years indicates the market agrees with and appreciates the shift in design perspective from the BZS team. With growing requests for barns and other projects from all over the country and future plans for a satellite office in Franklin, the Michigan-based company is honored to help so many homeowners prioritize and transform their well-being through the power of design. BUNNY

Twenty years ago, Columbia resident Laurie Montgomery was volunteering with Freedom Farm Dog Rescue in Nashville, when a discarded Easter bunny was brought in. She took the rabbit home to live in her kitchen, not knowing this decision would impact her life in a big way, with a huge ripple effect. The rabbit’s life she saved that day changed her life, and in turn, helped her save hundreds of other rabbits.

Bunny Rescue is a 501(c)3 non-profit rabbit rescue, founded in 2001 by Montgomery. Their mission is to rescue injured and abandoned domestic pet rabbits and to educate the public on rabbit care. Domesticated pet rabbits are not equipped to save themselves when compared to other companion animals. They are classified as both pets and livestock and are farmed, experimented on, eaten, worn, and made into lucky charms. Sadly, they are also discarded by the thousands every year after Easter. Bunny Rescue teaches people how easy it is to have an indoor, litter box trained bunny that can free range in the home, just like a cat.

Since 2001, Bunny Rescue has saved more than 3,000 rabbits. The rescue’s needs grow every year and because of social media, more people are discovering the rescue, which has led to a significant increase in the volume of monthly calls received. Montgomery says Luke 10:2 sums up life in rescue, “The harvest is plentiful, but the workers are few. Honestly, volunteers and fosterers are the greatest thing we need to keep everything going.”

Dumping season for rabbits starts the day after Easter and lasts past Thanksgiving. Many people think pet rabbits can be set free to live in the woods, however, this is a crime and also very hard to police, so it happens all year long. The root of the problem is breeders who create the crisis of overpopulation. The numbers of animals needing to be rescued will remain the same until breeders stop breeding. Every dog and cat rescue faces this same dilemma. Rescues and shelters have many wonderful animals available for adoption, including many purebreds. It is a never-ending problem and until people stop buying from breeders, this will never go away. Bunny Rescue reminds people to “Adopt, Don’t Shop!"

Rescue work is most definitely a thankless job. Rescuers are both hero and goat every day savior or janitor. Of the 15-30 calls the rescue gets daily, most are dump calls where an owner is frustrated and ready to discard the rabbit at a local pound or even outside. The challenge is to quickly problem-solve for each person and educate them if they are willing to learn. Bunny Rescue answers every phone call and takes time with each person to help them solve every issue. In the end, knowledge is always power! The goal is to teach the man to fish, not to just hand him a fish.

THE HARVEST IS PLENTIFUL, BUT THE WORKERS ARE FEW. HONESTLY, VOLUNTEERS AND FOSTERERS ARE THE GREATEST THING WE NEED TO KEEP EVERYTHING GOING.

Montgomery recounts a cruelty case, in 2005, involving more than 100 rabbits. She explained, “That case almost broke the rescue, but it was also life changing in a good way. It took more than two years to disperse those rescues into good homes, and thousands of dollars for vetting and daily care. The Farm at Natchez Trace, a dog boarding facility in Franklin, became grand central for us for the first two months. We had Linda Burnsed, the owner, to thank for that, since she loaned us an entire section of her building to operate out of.” Montgomery rescues as a labor of love, and a ministry to honor Christ, by serving the community and saving precious lives at the same time. She believes we should all try our best to leave the world a better place than we found it, always helping the weakest.

ADOPT DON’T SHOP

Bunny Rescue lives out “The Starfish Story” every day of the year. This is the story where thousands of starfish are washed up on the beach and a boy is throwing the starfish back in one at a time. A man walks up and says, “Why are you throwing starfish into the ocean? There are thousands, you can’t possibly make a difference.” The boy listens politely, then bends down and picks up another starfish and throws it back into the ocean and says, “I made a big difference for that one!”

What fuels Montgomery is the desire to live by God’s original design, or the “Garden of Eden plan” as she says. She believes Genesis 1:29 is often overlooked. In this verse, God tells us we were designed to live with the animals in harmony, eating only fruits and vegetables. God says, “Eat every seed-bearing plant and every tree that bears fruit, and for the animals I give green plants to eat.” Montgomery explains, "With dominion comes responsibility, so we strive to teach people how to be responsible pet owners, in a fun and easy way.”

Additionally, many nutrition stores offer employee bonuses and commissions for selling specific, high-profit items, which can make the customers feel pressured into buying something they didn't want. At the Nutrition Faktory employees are paid a fair hourly wage with one goal in mind, to give the customers an amazing experience, no pressure to buy period!

If by chance there is something a customer is looking for, the Nutrition Faktory welcomes product requests and depends on clients’ feedback to help build their stores. STAYING MOTIVATED for a Better YOU !

Motivation. What is it really? Motivation is an individual’s action to reach a specified goal. We are taught from infants that if you push towards something there is a benefit at the end, i.e., a baby wants a toy and crawls to get it. Ah! Goal achieved, therefore response learned. As we all know, if we want something bad enough we will do what it takes to get it. That’s simply human nature.

Well, it’s not always that easy now, is it? Motivation is one thing, but the willingness to stay on track and STAY motivated is something completely different. Are you motivated to begin a new fitness routine? Many are now with spring around the corner; if that’s you, let’s own it! And if it’s not a new fitness routine, maybe it’s motivation to eat better, lose a few pounds, gain muscle, or just change something for the positive. There’s that tiny voice inside telling you what you already know about the choices you are making. Give yourself credit and listen to make positive changes!

Whatever you want to conquer, the key is motivation to help make that change achievable no matter what. Ultimately if you figure out what your WHY is and a more in-depth reason for wanting the change, then you will have a purpose, and the more likely you will STAY motivated and focused on the results. Let’s dig deeper into the inspiration and how to achieve your goals year-round.

1. Ask yourself these questions. WHY do I want to reach that goal and; What is the initial motivating factor?

2. Once you figure out your WHY, ask it again going a little deeper. For example, if you say you want to lose weight, why? The answer may be, I want to lose weight to feel better. Again, ask why? To feel better because I am tired all the time. Ok, that’s getting us somewhere, so then, why? I am tired all the time because I watch hours of Netflix before I go to bed each night. A—HA!! The moment you realize it’s time to pivot and create a goal. The goal is to watch less Netflix and exercise instead of watching movies resulting in a better night’s sleep. Guess what, if this small change is made, then you will sleep better, feel more energized, STAY motivated, and ultimately lose weight.

22 | WILLIAMSON COUNTY LIVING | MARCH – APRIL 2023

3. Write down your WHY along with your ultimate goal, and make sure it is measurable and achievable. Goals should be made so they are reachable setting yourself up for success. Be mindful to create a goal that will KEEP you motivated. It really works!

4. Check in after a measurable time, a month for example is reasonable, and ask if you were successful. You likely were because you had a direct reason to continue to stay motivated and stay on track.

DIRECTIONS: In a blender, combine ingredients and puree until smooth.

STAYING MOTIVATED IS A CYCLICAL PATH. MOTIVATION KEEPS

YOU GOING BY STAYING FOCUSED ON YOUR WHY AND THE REASON THAT IS PUSHING YOU TO REACH THAT GOAL.

5. Now create a new goal! It can be the same goal but re-evaluate it after a shorter period. It is human nature to revert to our old habits. Reestablishing new goals or updating and continuing work on the current ones helps make the change a habit. Once it is a habit, you will find it is easier to set new goals because you know what it feels like to stay driven and complete a goal don’t stop, keep going!

Staying motivated is a cyclical path. Motivation keeps you going by staying focused on your WHY and the reason that is pushing you to reach that goal. You have the control to set a goal that will be successful, but be careful not to set goals that are out of reach failure is not on the table. Stay true to yourself and find YOUR reasons for wanting to make a positive change.  n

LEVELING WITH HOMEOWNERS TO SAVE MONEY AND HEADACHE

26 | WILLIAMSON COUNTY
| MARCH – APRIL 2023
LIVING
PHOTO BY ROSS JAYNES VISUAL MEDIA CO.

To people, Mother Nature is life-giving and nurturing, but to floors and foundations, walkways and driveways, crawl spaces and downspouts, Mother Nature is often less than kind. Water, tree roots, ground settling all are seemingly in constant cahoots to put cracks in your castle. Throw in wild cards like hidden septic tanks, misaligned concrete footers, and ever more extreme weather events and you have the reason for why things fall apart and centers cannot hold, housekeeping wise.

But Mother Nature doesn’t have to undermine your house today. Or tomorrow. Or, for that matter, for decades to come. Upkeep experts exist, and some with the successful track record to prove that they are very good at what they do. Nashville native Josh Reinoehl, owner of A-1 Concrete Leveling, is one such upkeep expert. Since joining an A-1 leveling team in 1994 as a summer job when he was only 15, Reinoehl has built over the decades a mountain of wellearned credibility by keeping customers’ homes level and any unwanted water away. The glowing testimonials that he and his team have garnered over the years from grateful homeowners would be book length.

One of the most recent testimonials comes from Maury County realtor Katie Baker of Re/Max Katie Baker Group: “My clients wanted a historic 1920s home, but the wavy floors told us there might be foundation issues. During the inspection phase, Josh helped them understand the problem and the expenses for its solution, allowing my clients to make an educated decision. A-1 turned what could’ve been a deal-breaker into a fixable repair that will ensure they enjoy their historic home for many years to come.”

AN EXISTING PROBLEM IS NOT GOING TO GET BETTER ON ITS OWN. GETTING THE REPAIR DONE SOONER RATHER THAN LATER SAVES MONEY AND HEADACHE.

However, Reinoehl and his A-1 team are not just experts at solving problems once they have happened, they are also experts at preventing them and their associated expenses from getting out of hand. “An existing problem is not going to get better on its own,” Reinoehl points out. “Getting the repair done sooner rather than later saves money and headache.”

27 WILLIAMSONCOLIVING.COM |
REINOEHL AND HIS A-1 TEAM ARE NOT JUST EXPERTS AT SOLVING PROBLEMS ONCE THEY HAVE HAPPENED, THEY ARE ALSO EXPERTS AT PREVENTING THEM.

To address these structural issues, Reinoehl and A-1 provide nearly 40 separate services, from foundation repairs to house framings, from downspout extensions to catch basins, from brick steps to concrete pool decks. The key to remember is that preventative maintenance is to a home what a healthy diet and focused exercise are for a body an investment well spent. Your home is your castle, but that doesn’t mean you want a moat around it, gouged out by an unaddressed rivulet between a gutter’s drainpipe and the concrete footing. Further, preventative maintenance reduces liability issues, eliminating issues like trip hazards over cracked walkways. The point is that Mother Nature never sleeps, and addressing inevitable issues keeps all systems running smoothly, sparing you aggravation while saving money in the long run.

THE SUCCESS OF OUR COMPANY IS DUE TO OBSERVING A FEW CORE PRINCIPLES: WE PRIDE OURSELVES IN BEING TOTALLY HONEST AND PROVIDING OUR CUSTOMERS DETAILED INFORMATION; WE DON’T JUST WORK HARD, BUT SMART — USING ADVANCED TECHNOLOGY AND EFFICIENT SCHEDULING; AND, WE PROVIDE SUPERIOR SERVICE AT A PRICE THAT IS FAIR AND REASONABLE.

Yes, there is something that doesn’t love your house, but — thanks to A-1 that something can be kept at bay, day after day after day, allowing you to enjoy your home’s continued good health and maintain its value.

“The success of our company,” Reinoehl says, “is due to observing a few core principles: we pride ourselves in being totally honest and providing our customers detailed information; we don’t just work hard, but smart using advanced technology and efficient scheduling; and, we provide superior service at a price that is fair and reasonable. From our free initial quote to our final invoice, our customers always have a clear understanding of what we are doing and why.”

Spring Eggs and Easter Memories

Easter is just around the corner and is the most wonderful time of renewal for our souls.  Nature begins to unfold everything afresh! During early spring, flowers are just pushing up out of the ground, trees are just beginning to flower with fresh buds, and birds are keeping a safe watch over their nests filled with little eggs waiting for them to hatch.  It is this representation of nature and new life that I began a collection of abandoned nests years ago. I use nests throughout my home as a reminder of nature and its beauty. Easter is the perfect time to fill them with my next favorite object to collect, eggs. So these collections, Spring and Easter are very special to me.

Each year my family goes back and forth from dining out for Easter after church, usually at one of Nashville’s wonderful hotels, to entertaining everyone in my home for Easter lunch. Years ago, friends of mine hosted an Easter dinner party on Good Friday. It was such a wonderful way to celebrate the holiday and a great way to catch up with friends before all the busy hubbub of Easter Saturday and Sunday. So much so a couple of years ago I was inspired to host this same Good Friday dinner myself, but with a very interesting twist on my table.

Some time ago I ran across an artist by the name of Amy Crews. What was not to like?  We share the same name, both are Southern ladies, and Crews paints the most beautiful nests with the most glorious little eggs. When we met in person at Lipscomb Academy's annual art show, I had to control my fan-girl reaction. I remembered Crews slowly stepping back as she entered the art booth with much enthusiasm, and I discovered the sweetest collection of tiny egg paintings. Yes, tiny hand-painted egg art! The swooning began and thus the twist on Easter eggs at my table setting for the Good Friday dinner party.

I wanted to set the most wonderful Easter table for friends to gather around, just as my grandmother and mother had set for years. My fond childhood memories of new Easter shoes, a new Sunday dress, and Easter baskets after lunch set me off on a mission to create a memorable table. Casual white china with a mint-colored salad plate was selected, a ticking runner, sea-glass colored napkins, and a nest centerpiece dotted with fresh hydrangea blossoms. As a gift to my guests, I used a fresh hydrangea leaf on the salad plate, and situated in the middle of that leaf was one of Amy Crews’ treasured egg paintings. Truly, the perfect gift for making Easter memories with friends.

THE TIME GATHERED WITH LOVED ONES IS ALWAYS WONDERFUL, BUT THE MEMORIES ARE THERE TO BE REVISITED FOR YEARS TO COME!

Inspiring others to use that vintage china they have stored away, picking up some pretty napkins for their table, and stopping by the grocery store for fresh flowers is something I hope I can do. Whether it be friends or family, they will appreciate being welcomed into your home for Easter or any occasion. The time gathered with loved ones is always wonderful, but the memories are there to be revisited for years to come! n

it's Time to Glow

Let’s talk about spring makeup! Many of you may have heard about the latest and greatest makeup trend via social media. If not, I’m here to get you in the know about the newest makeup trend that’s hopefully here to stay. Introducing cream makeup, y’all! Powder and liquid makeup are a thing of the past. Cream makeup is all the rage these days because it is ideal for everyone of all ages and skin types; it’s compatible with mature, youthful, sensitive, light, dark, textured, and even oily skin! Cream makeup doesn’t settle in fine lines and wrinkles like powder and liquid foundations. Instead, it provides hydration and a seamless, glowing finish, which is the number one makeup trend for Spring 2023.

As a Seint Makeup Artist, esthetician, and former injection nurse, I have had the privilege of performing client makeovers for years. Cream-based makeup is by far my favorite type of makeup to achieve the ever-so-popular flawless look. Seint is a leader in the cream makeup industry, keeping dewy, glowing skin at the forefront of its mission. It’s so much fun introducing clients to cream makeup and witnessing their reaction to their finished look. With cream makeup, we can accentuate our favorite facial features by using the method of highlighting and contouring and blending to perfection. Cream makeup allows you to define and sculpt your favorite facial features and ever-so-slightly conceal unwanted areas of distractions. And what’s awesome about Seint makeup is everyone can do it! You don’t have to be a makeup professional or even a makeup person to achieve a glowing face full of definition. Seint’s cream makeup system is quite literally a second skin, which is so on trend for spring.

ONE OF THE HOTTEST TRENDS WE ARE SEEING RIGHT NOW IS A HEAVY FOCUS ON SKIN. THE CLEAN-GIRL AESTHETIC IS TAKING OVER, AND IT’S ALL ABOUT THAT EFFORTLESS GLOW.

Going into this season, you can expect more dewy, youthful, nomakeup-makeup looks. One of the hottest trends we are seeing right now is a heavy focus on skin. The clean girl aesthetic is taking over, and it’s all about that effortless glow. Seint’s cream makeup is just what you need to achieve this look. For a polished, but natural look on the lips and cheeks, we suggest keeping it subtle with shades like Summer Love, Desert Sunset, Ballerina, or Boardwalk. For the eyes, you can’t go wrong with a neutral smokey eye using Seint’s ultrapigmented eyeshadows like Sedona, Bubba, and Chai. Complete the look with a cream illuminator on top of the cheeks. These cream shimmers go on smooth as butter and give a glow unlike any other!

Spring is also the perfect time to add a pop of color, too! Pinks, corals, and oranges are trending and Seint has some amazing options if you are ready to make a statement. Check out lip + cheek colors like Dahlia, Pink Grapefruit, Venice, and Tropicana. These shades can be applied to the lips and the cheeks for the perfect punch of color. If you want to play around with more color and make your eyes pop, eyeshadow shades like Havana, Claire, and Valencia are spot on.

IF YOU’RE INTERESTED IN A COLOR MATCH AND TRYING SEINT, WE WILL WORK TOGETHER TO CREATE YOUR CUSTOMIZED, ALL-INCLUSIVE MAKEUP COMPACT BY SELECTING SHADES BASED ON YOUR SKIN TONE AND MAKEUP PREFERENCES.

Another trend to look out for this season is the power brow. Yes, I said the power brow; brows are here in a big way, my friends! So, don’t be afraid to brush them up and wax them down, also known as the faux laminated brow, for all-day wear. This brow look goes hand in hand with the dewy, glowing, no-makeup trend. And finally, because skin is so in (and I’m a nurse and esthetician), it is so important to take care of and preserve your precious skin. One of the easiest ways to be on trend this season is to promote the glow. So, drink your water, hydrate your skin, wear your sunscreen, and make the transition to cream makeup.

If you’re interested in a color match and trying Seint, we will work together to create your customized, all-inclusive makeup compact (aka palette) by selecting shades based on your skin tone and makeup preferences. Your palette includes everything from your contour color, concealer, foundation, blush, lip color, eye shadows, brow wax, and illuminator. Friends, it’s your entire makeup bag in one sleek magnetic palette which makes it a wonderful option for your bathroom vanity and your travel bag. LIFE ON THE Tennessee Waterways

Summer is coming, and days on the Tennessee waterways will be calling! The two most popular vacation home options are located conveniently within one and a half hours of Maury County Tims Ford Lake and the Tennessee River. While both vacation spots offer boatloads of fun, it can be hard to decide between the two. Here are a few key factors to consider when choosing where to purchase a second home.

THE TENNESSEE RIVER

The Tennessee River allows residents and visitors the fun of cruising up and down the river by boat. With party stops along various islands and miles of shoreline available, the Tennessee River offers the most options for waterfront living. Whether you are looking for luxury waterfront properties or land lots, there are ample options for consideration.

This one-acre lot includes a private boat dock and is also located one mile from charming downtown Saltillo. With more than 1,200 square feet of porches and wall-to-wall windows and doors, this home gives views of the water from all angles something to consider when buying property on the water.

THINGS TO ASK WHEN BUYING PROPERTY ON THE TENNESSEE RIVER

❱❱ Is the home in a flood zone?

Docks are located on the east and west side of the river depending on TVA guidelines and the location of the river channel for barge traffic.

❱❱ What is the level of traffic?

And we are not talking cars. Waterways are considered public highways, but visitors are required to enter through public property.

TIMS FORD LAKE

Tims Ford Lake is a reservoir near Winchester and Lynchburg, Tennessee. The mid-sized lake provides a wonderful mix of waterfront homes and off-water homes. In fact, the real estate at Tims Ford Lake is a top ten market in Tennessee for lake homes and lake lots.

Lake living is a slightly different pace with open water for boat fun and quiet coves for swimming. Waterfront dining can be enjoyed at places like Drafts & Watercrafts at Twin Creeks Marina.

IMPORTANT QUESTIONS TO ASK WHEN BUYING ON TIMS FORD LAKE

❱❱ Where is the closest boat ramp?

❱❱ Can I build a dock or is the dock-in-place permitted?

❱❱ Is the home in a Flood Zone?

DESIGN PROCESS

COMMERCIAL VERSUS RESIDENTIAL

40 | WILLIAMSON COUNTY LIVING | MARCH – APRIL 2023 THE ARCHITECTURAL
HENRIETTA RED
B y Kristen Newton

As an architect, one of the most common questions I am asked is, “What kind of architecture do you do?” Understandably, this question is common as many architects will specialize in either commercial or residential, but there are also just as many that will do both.

With commercial and residential projects, the design process is similar in theory but also differs in many aspects. This can be helpful for clients to understand, especially those who have worked with an architect on one project type but not the other. It is also important for the architect to recognize the differences between the two and communicate those to their client.

Residential design is a personal journey for the client as they collaborate with the architect to identify the key components that define what makes a house a home for the client and how these components inform the layout and overall design of their home. For the client, the first step is to select an architect whose design style reflects and/or speaks to the client’s own personal style and design preferences. This may be contemporary or traditional in style, Victorian or Craftsman, bungalow or villa, etc. It is important for the client to identify which of these items they prefer and to clearly dictate their preferences so the architect can meet and hopefully exceed their expectations.

Once the architect is selected, the client and architect will meet to go over all the programmatic elements that are desired, as well as the client’s budget and timeline. If a site has been selected, a meeting on-site will typically be one of the first meetings you have. This is an important start to the design process as it allows the architect to identify key site characteristics such as topography, critical sight lines, existing trees, other plantings, and sun and wind directions. The architect will then develop what is referred to as the Schematic Design Documents. These documents will consist of diagrammatic floor plans either sketched by hand or drawn digitally, precedent imagery to help visually explain materials and other aesthetic details, and 3-dimensional images. There may be several design iterations during the Schematic Phase to finalize floor plans and the overall design. Once the Schematic Design is approved, the architect will then develop the plans into construction drawings for a contractor to bid on and build from.

There are typically two options for the client when it comes to the level of detail the construction drawings contain. The architect can develop the plans into what is typically referred to as a Builder’s Set or provide a full Construction Set. A Builder’s Set contains the key drawings that are required for a contractor to build the project. This includes dimensioned plans, elevations, building sections, door and window schedules, and one or two key wall sections showing the typical wall assembly and materials. This set does not typically include any detailing for construction, interior finishes, interior elevations, or millwork information. Lighting plans and framing plans may be omitted as well.

Depending on the level of complexity, the project may require, or the client may opt for, a full Construction Set which would include the items omitted in the Builder’s Set as well as the coordination of any necessary consultants and assisting the client during the construction process. The reason the client may choose one of these options over the other is based on the client’s budget, the level of design and finish desired, and the amount of responsibility and coordination the client wants to take on during the construction process. A Builder’s Set provides enough information for the contractor to construct the building, but it also leaves a good amount of information for the client to have to determine on their own and coordinate with the contractor on site. A full Construction Set incorporates these items in the drawings, which means fewer questions from the contractor and more accurate pricing when it comes to receiving bids. The client should discuss these options with their architect to determine what best suits their needs.

Commercial projects are typically dictated by a strict timeline and are more complex and structured in nature. Commercial projects are required to go through a permit review process with the associated city or county where the project is located. This review process requires additional consultant drawings to be included. The consultants will consist of mechanical, plumbing, electrical, and structural engineers, and, depending on the use, fire protection drawings. The project may also require a landscape architect, civil engineer, lighting designer, and/or interior designer. The client should factor in these additional consultants and permit review when developing the project timeline and budget.

A client may engage an architect once a property has already been acquired or they may engage them before closing on a property to make sure the desired building use and design will be suitable for the site based on code and zoning requirements. The architect will gather and evaluate any necessary site information that would pertain to the development of the property. This would include compiling any county, city, or state restrictions and requirements, identifying the current site zoning, and property lines and setbacks. The architect would consult with the client and civil engineer (if already engaged) on these findings and determine if any site or zoning changes need to be made.

The initial Schematic Design Documents, for the Commercial Design process, are similar to that of the Residential Design process. The architect will evaluate the site and all of its characteristics, they will take into consideration the client’s design preferences and programmatic requirements, and discuss the client’s budget and timeline.

Where the Commercial Design process defers the most from Residential Design is in the subsequent design phases. After the Schematic Design process is completed, the Design Development phase begins. At this point in the process, the architect will engage the various consultants required to produce a review set to go over with the client and contractor (if one is engaged early on). With the review set, the project may also go through an initial pricing exercise with the contractor to estimate if the project is within budget and identify any components that may need to be value engineered to reduce the project’s overall cost. Once the Design Development phase is completed, the architect and its consultants will produce a full construction set, considered the Construction Document phase. The Construction Documents shall produce, illustrate, and describe the final development of the approved Schematic design and shall consist of drawings and other documents including plans, sections, elevations, typical construction details, and other such elements that may be appropriate to the overall support of the completed project.

The construction set will be submitted for permit review. Once the project is approved by the required government authorities, the contractor may pick up the building permit and begin the construction process. The architect will assist throughout the construction process and address items that require the architect’s attention as they arise.

Whether you have a commercial or residential project, be sure to select an architect that compliments your style. Make sure your architect goes over the design process with you so everyone understands the requirements and expectations of the project. This will lead to a better design partnership between you and your architect. Remember to have fun and not be afraid to share your thoughts on the design because the goal of every project is to design a building that realizes your dream and the project’s expectations. n
