Hamat Holding Launches the PreOpening Campaign of Two Iconic Shopping Centers in KSA

Abdullah Al Tamimi has more than 12 years of experience in key financial positions in commercial and development banks, and real estate companies as well as a deep understanding of the latest developments in business and finance. With diverse experience in Finance and Accounting, he occupied many Senior positions at Al-Rajhi Bank, Business Development Director, and CFO at Hamat Holding. He is responsible for the financial management of the company and its affiliates.

Al Tamimi holds a bachelor’s degree in finance from Gonzaga University and is certified in commercial credit and commercial lending from Moody’s Analytics. His passion for finance and business development has led him to a successful career in the field.

Hamat Holding, a key player in the field of Commercial Centres’ development, management, and operation, announces the pre-opening activities of its two latest commercial centres in the Kingdom of Saudi Arabia, “The Park “in Taif & “The Village” in Jeddah.

Pre-opening marketing campaigns have been launched to reveal the opening of these two projects which will happen very soon. It is worth mentioning here that the pre-opening marketing campaign is a marketing strategy that is used to promote the opening of new projects. This campaign usually takes place before the project is officially opened to the public. It is a way for the developers to create awareness and generate hype about their project to attract more customers at the time of opening.

In fact, both pre-opening marketing campaigns were performed in order to motivate people and get them excited about the two malls’ opening. We can see that Hamat, the operator company of these two projects, is trying to create hype by allowing their customers to experience what they will be doing when they open. They are also trying to make it feel more personal by having a carnival-like atmosphere in both malls. It is believed that these two preopening campaigns will be able to attract more visitors and customers before the malls open.

“The Carnival” was performed in Taif from July 1st to Sep 1st 2022. The main objective of this event was to generate awareness, excitement, and anticipation by providing an unforgettable experience for the “The Park” visitors as Al-Taif province lacked such entertainment options. To successfully achieve this goal, the mall has developed a multi-dimensional, dynamic marketing campaign that encompasses high-frequency advertising, public relations, strategic partnerships, special events, and social media marketing.

“The Park” is the most iconic mall in Taif and it is the biggest shopping destination. It is located in a very strategic area near Taif Airport. “The Park” Mall comes as a result of Hamat’s strategy to create social and entertainment environments which were directly reflected in the concept of this project featuring a diverse mix of over 165 stores in an area of 35,500 sqm. It includes department stores, fashion, and lifestyle. It also has sports, electronics, home furnishing, and a giant hypermarket in the city. Visitors will find offerings for every taste and budget, from luxury to their favourite national and international brand retailers. The mall is the perfect destination for families. It offers a theme park and fun attractions such as cinemas and playing areas.

On the other hand, “The Village” pre-opening campaign was performed in association with the “Jeddah Season” event from May 2nd to 30 June 2022. This event saw more than six million domestic and international tourists, representing 129 countries featured firework displays, every night, at the Jeddah Art Promenade, mind-blowing K-Pop performances, a science festival, that allows people to enjoy a variety of entertainment and experiences such as live shows, cultural shows, horror house, and also kids playground.

“The Village” Mall, owned and managed by Hamat Holding, is a new and prominent modern project, a lifestyle urban regional Mall with an indoor and outdoor retail offering, leisure and entertainment. With a total area of 208K sqm serving more than 3 Million population (50% are an expat). The Project has a prime location on the Red Sea, where very ambitious mega projects are being developed such as The Red Sea project, King Abdullah Economic City, and Rabig City, showing the kingdom’s geographic wealth, cultural heritage and hospitality, economic ambitions and aspirations for environmental conservation. The mall is located in the new downtown, the north of Jeddah, with a variety of uses including a boulevard area with more than 40 restaurants and F&B choices. Taking into account the requirements of modern life and the privacy of the Saudi community in addition to the integrated investment benefit from the project. The project contains the biggest cinema in the province with 14 Cinema Theaters, the first “Hasbro” in KSA & the third “Brass-Monkey” in the world after London & Dubai. The Mall also contains more than 200 popular brands & Restaurants. The proximity of The Village to Al Jawhara stadium attracting the young and dynamic crowd will naturally enhance the image of the mall as a leisure and lifestyle destination.

Hamat Holding, nevertheless, has recently signed the partnership agreement for the Masar Mall which involves Umm Al-Qura for Development and Construction Company, and Hamat Holding. The project is set to be completed in 2026 with an investment volume of SR2.7 billion ($719 million). The mall will be developed over a 71,000-square-meter area and will provide more than 130,000 square meters of shopping space.

Red Sea Mall, Jeddah’s Leading Retail Destination

A strategy think tank, with over 35 years of experience in creating successful developments and renovating existing retail properties in the Kingdom of Saudi Arabia. Mohammad is a public Saudi figure on the retail scene. He moves ahead of his time by utilizing all the state-of-the-art resources to achieve his goals. The Red Sea Mall additional features a twelve-screen state-of-the-art movie theatre, more than 73 restaurants and cafes and five large entertainment centers. For Jeddah’s guests and visitors, the Red Sea Mall is also home to a five-star boutique hotel with easy access to the Corniche; The Elaf Jeddah Hotel.

The Red Sea Mall is only a few moments’ walk away from the Jeddah Corniche Circuit, which hosts the Saudi Arabian Formula One Grand Prix each year. The Red Sea Mall is also right next door to one of the plots that host the annual Jeddah Seasons events and activities. The Mall is a short 15-minute drive from the new King Abdulaziz International Airport.

The Mall has a built-up area of 242,200 square meters and a gross leasable area of 144,000sqm. 5,000 parking spots (outdoor and covered) are available at the mall.

The Chairman of the Executive Committee of the Red Sea Markets Company, Mr. Mohammad Iqbal Alawi, is currently steering the Mall towards achieving its ambition of becoming ‘A Mall for the Jeddah of Tomorrow.’ By overseeing the revamp of the Red Sea Mall’s customer journey and promise he, and his team, are setting new standards in what people expect from their mall experience.

The Red Sea Mall has an intense calendar of activities 12 months a year. These activities have been developed based on an in-depth understanding of the demands of mall visitors.

In a third-party survey conducted at the end of 2021 the Red Sea Mall stood out as Jeddah’s leading retail and entertainment destination. On 96% of the occasions respondents listed the Red Sea mall as their favorite mall in Jeddah. Survey respondents defined the main activities during visits as 98% dining, 96% coffee shops, 64% entertainment and a far majority said they visit the mall once a week in groups of three. They visit because it is organized and easy to browse, they like to walk around, and the Mall offers everything they are looking for.

ELEVATED REPORTING

Yardi’s solution for budgeting and forecasting helps customise budgeted leasing assumptions reports. This is shown within the full master data and includes key budget projections referring to occupancy cost ratios and turnover predictions, alongside other inventory changes captured in the strategic budget pack.

Yardi’s reporting helps accommodate Al-Futtaim Malls with the changing nature of the real estate industry such as commercial space changes (splits and mergers), new GLA added to inventory or changing existing contracted GLA to better suit the customer needs and overall mall section mapping.

AUTOMATED BUDGETING & FORECASTING

The company can use its existing lease information and billing configurations from Yardi Voyager to forecast revenue at the click of a button without needing to clean and import lease data from another system. This means leasing assumptions and all budget numbers are clearly shown from the same system. Yardi’s solution for budgeting and forecasting also helps Al-Futtaim Malls with actual vs budget analysis and users can track the sources of budgeting, versions of budgets and history.

With forecasting, actual data is transferred into the module and leasing teams are able to view full-year projections with real-time data of monthly revenue following a standard actual + forecast method to plan revenue and occupancy. This function provides integration between live and speculative environments within the portfolio and creates value in terms of accuracy for actual data and adjusting the updated expectations for its forecast.

SIMPLIFIED PROCESSES

Yardi’s platform is able to deliver various functionalities to support Al-Futtaim Malls’ Business Strategic Planning Pack, including lease and revenue schedules, monthly area occupancy reports and also

To achieve our plan, we’ve signed several important collaboration agreements like the master development agreement with iP2 Operations Holding B.V. (iP2), to introduce and develop new of its kind entertainment centres brands like Mission Play by Mattel, CoComelon, and many more to come across the MENA Region.

This agreement is part of the group’s strategy to continue to expand its brand portfolio and to introduce and launch the most innovative and unique IP entertainment brands in the world.

Another important collaboration was the licensing agreement with Hasbro, the global branded entertainment leader. The agreement brings Playocity, a first-of-its-kind entertainment centre, to the Kingdom of Saudi Arabia and capitalizes on the fandom surrounding Hasbro’s beloved brands and experiences.

Also, Al Hokair Group and The Path Entertainment Group signed a licensing agreement to open the first Monopoly Lifesized – a new, participatory gameplay attraction bringing together the best of the iconic board game –the first of its kind in the Middle East.

Monopoly Lifesized is a real-life, full-sized version of Monopoly offering the chance to hop around the board and build the property empire of your dreams. It is built as a hybrid of escape rooms, board games, and team challenges – in other words, loads of fun!

And the recent collaboration was the signing of a license agreement between Al Hokair Group and International Merchandising, Promotion, and Services S.A. (IMPS) that will launch the first Smurfs FECs in Dubai followed by more locations across the MENA region.

Smurfs FEC guests will enjoy meeting with the beloved Smurfs characters and they will experience state-of-the-art and unique games and attractions of all Smurfs-themed.

These unique projects will be milestones in the group’s development journey and they will add great value to our entertainment portfolio, and they will mark another success story for the Al Hokair Group.

It’s a Doorway !

Richard Kim is the CEO and Managing Director at Vindico.

He has vast industry experience in Architecture and Retail development. Previously, he worked in companies like Kenneth Park Architects, Hiraoka Ko and Associates, and Gap Inc. He is well-versed in Project Management, Construction Management, Architecture, and Real estate development.

What makes a good

storefront?

I’m not sure. To be even more honest, I didn’t know what tenant improvement drawings were when going through the architecture program at university, let alone the fact that storefronts actually had to be designed (Didn’t it just come with the mall?). We were just taught the importance of finding balance and synergy between environments. That there should be emphasis placed on continuity of experience when a user passes from one environment to another which was academically stated as “the subsets of space where the interlocking areas dictated critical transitional junctures that deserved bespoke identities to assist the user in realizing a change”. In other words, doorways are good. Then you have ‘storefronts’ which in the context of what I just said, are nothing more than doorways. They tell the user “Hey, you’re going from this place….to that place”. But is that really all they are? Because based on some of the mall design guides, I’ve seen, the storefront needs to be nothing less than a work of art that not only moves the mind but moves the soul….

Let me preface the forthcoming statements by saying that there is not one University professor who will remember me, not because I was such a poor

designer, but because I was so average. Nevertheless, people who know their own shortcomings are able to do so because they recognize greatness in others.

Same goes for recognizing good doorway design. If it does not immediately touch the emotional apex of deeply rooted feelings of inadequacy, the storefront design has failed. And I would agree…. if you expect storefronts to be that – a Rorschach test!

For me a good storefront is one that gives you pause for just a split second. Literally a split second. It’s because you recognize the store you were searching for or because it’s cooky and cool or because you like the product you saw in the window. It’s not a piece of artwork or something that gives you pause because there are stirrings of an existential crisis that you didn’t know existed within you. It’s a doorway to a place that in most cases, gives people joy. It can be that simple. (Simple doesn’t mean easy or plain by the way).

For 20 years Vindico has seen, read, created, and delivered design guides to various parts of the globe. In most instances our product is requested to ensure tenants deliver their best storefronts, their latest storefronts without consideration to the context that those storefronts go into.

Design guidelines need to spend less time preaching beautiful storefronts and more time specifying doorways built of CURRENT craftmanship discipline and durability. If your mall design guide was created 5 years ago, you need to revise it because the description that was written about aligning brand design to maintain integrity of the base building character is no longer applicable. It was probably never applicable. Additionally, that mall tile or curb detail no longer works because the products don’t exist anymore, and contractors can’t hire the carpenter to apply it properly because there’s newer and better stuff. Do the research! Be contemporary!

It may appear that I am coming down hard on malls so let’s not forget that retailers must also hold up their end of the bargain in properly representing their brand. Let’s discuss what those challenges are next time.

The MECS+R team has already begun working on the new and expanded version of the 2023 MECS+R Directory.
