Introduction The following images of the proposed development have been generated from the 3D CAD model used to develop and test the design throughout the detailed design process. The existing buildings and ground levels that surround the application site have been mapped from aerial radar data provided by specialist aerial surveying company ‘Zmapping’. While the roof heights of surrounding buildings are generally accurate to within 100-150mm vertically, the inherent limitations of the radar mapping technology results in some discrepancies between the resulting 3D computer model and the real physical world; this is most notable at the ground level, where such things as bushes or trees obscure the actual ground levels and steps etc from the surveying aerial radar during the survey flight-past. However, having reviewed the surrounding context during the design development, the discrepancies noted above do not affect how the proposals sit within their context, nor do they affect the visual impact of the proposals on immediate neighbours or wider views.

Each of the following pages show two versions of the same model view. The smaller thumbnail image, in the top right hand corner of each page, overlays the views of the proposed buildings with the Design Development Envelope (the pink bubble) taken directly from the Design Framework document. As explained in more detail in the Design & Access Statement for this planning application, the Design Framework and its Design Development Envelope (pink bubble) have been broadly accepted by WDDC as setting constraints within which new built form might be acceptable. These thumbnail views allows us to see where the proposals extend beyond the limits of the Design Development Envelope and to assess whether those excursions are acceptable. These views also illustrate how much of the proposed buildings are set well inside that agreed envelope. The larger image on each page presents the same view as in the thumbnail image but without the Design Development Envelope shown. These larger images are intended to illustrate the 3-dimensional form of the proposals and to help assess the visual impact from the key vantage points, near and far, which were identified in the Design Framework document. Those views include those taken from windows of immediate neighbours, Langmoor Gardens, Marine Parade and the Cobb. If there are any minor discrepancies between these images of 3D model and 2D plans and elevations submitted with the planning application, the 2D elevations and plans will take precedent.
