CHALLENGE 01---Stage B ---Gentri cation

De nition “The social status of many residential areas is being ‘uplifted’ as the middle class—or the ‘gentry’—moved into working-class space, taking up residence, opening businesses, and lobbying for infrastructure improvements.” Image 09

Reason 01 Captital Flow “Gentri cation is a structural product of the land and housing markets. Capital ows where the rate of return is highest...... eventually produces the rent gap.” Image 10

Reason 02 Changes of industry The roots of gentri cation lie in the changing industrial structure of major cities with the switch from manufacturing industry to service-based industries.

CHALLENGE 01---Stage B ---Gentri cation

“STATE-LED GENTRIFICATION” The waterloo estate project attempts to help the disadvantaged people by constructing more social and affordable housing.However, this project was criticized as “state-led gentri cation”. The tables also prove this argument.

R= Afforable housing/ Marketing housing

STRATEGY Based on the previous analysis, Waterloo is experiencing gentri cation. However, gentri cation is the by-product of economic developmment, which means gentri cation is not our enemy. What we should do is to help the original residents be able to stay in their community.
