Welcome There was a bit of excitement in our office recently We were awaiting the arrival of Flat Man. Guess it’s not just five year olds who get a little excited over superheroes. Who am I kidding, it wasn’t even just the ladies who were looking forward to the visit! The lycra-clad crusader didn’t disappoint, bursting into the Leslie Hills Drive office with as much discretion as a superhero in a sign written Nissan Cube ‘Flatmobile’ could muster. He had to move his mask a little to drink his cup of tea – in a very masculine super hero kind of way – but we’re still in the dark as much as you as to the identity of the caped crusader. And, just like you, we support his cause too. There’s a bunch of other exciting stuff we’re supporting this month; the rebuild and renovation of Canterbury’s iconic Riccarton House, Christchurch creator Charles Luney’s life to be immortalised in film and a student’s stormwater system which could save companies thousands. The creator of our famed Cardboard Cathedral has scored himself a pretty prestigious prize, our favourite accountant Jamie Tulloch shows us how we can be profitable yet quietly going broke and we start the first of our commercial Q&A series – this issue speaking with business coach Dave Sewell about how to improve your profit and manage your cashow. A superhero is deﬁned as a type of ﬁctional stock character possessing extraordinary talents, supernatural phenomena, or superhuman powers and dedicated to protecting the public.

hile Flat Man’s powers aren’t ﬁctional or supernatural, they represent an extraordinary dedication to the future of our city. If you haven’t heard of him, you could be forgiven; much of his work is done in the calm dead of night, delivering food packages to the doors of unsuspecting ats. At least that’s where the story began. “There was a bad vibe in Christchurch after the earthquakes,” Flat Man says. “I wanted to do something exciting and new, create some confusion and bring something interesting to people’s lives.” What started as a one-off evening of late night deliveries soon took off. Suddenly he had 200 Facebook friend requests and requests for motivational talks at schools. Stadium Cars rang, offering to cover his printing costs and the use of a vehicle. Countdown is now on board providing vouchers for the cause and Hubbards has just added several hundred boxes of cereal to the kitty. “It’s been an incredible journey,” he

says. “I have been absolutely blown away by the generosity of people.” But there’s a Kiwi family which has been equally blown away by Flat Man’s actions too. When the caped crusader heard about Phoenix, a ﬁve-year-old boy

Cardboard Cathedral architect takes out prestigious prize

Shigeru Ban, architect of Christchurch’s Transitional (‘Cardboard’) Cathedral, has won the Pritzker Prize, the equivalent to the Nobel Prize for architecture.

among the most significant buildings in New Zealand’s architectural history.” Built in Christchurch’s inner city, the Cardboard Cathedral stands in for the historic building devastated by the earthquakes of September 2010 and February 2011. Signalling the beginnings of renewal in the CBD, the cathedral is the first new civic building completed since the quake and is built to last forever. “Our book, Shigeru Ban: Cardboard Cathedral, captures the dramatic process of the design and construction of the Cathedral, and it will be great to share the story of this now even more significant building with the world,” Dr Barrie says. Shigeru Ban was born in Tokyo in 1957. He trained at the Southern California Institute of Architecture in Los Angeles and the Cooper Union in New York before establishing his own firm in Tokyo, which now has offices in Tokyo, Paris and New York. He has taught at Yokohama National University, Keio University and Harvard University.

His career now spans three decades and has been characterised by both consistently innovative and adventurous design, and a concern for those who normally don't have access to such architecture – the dispossessed and traumatized victims of disasters. “A temporary building that is loved by people – even one built with mere paper – can become permanent,” Shigeru says. “I sense that this monument in Christchurch will be loved and used by the citizens of New Zealand for a long time to come.”

Stormwater system could save companies thousands We’ve suffered some pretty extreme weather events in our little corner of the South Island’s eastern stretch recently, making a system to manage storm water overow a ﬁtting winner of a coveted Institution of Professional Engineers New Zealand (IPENZ) award.

elTec student Anthony Muir was awarded the coveted Ray Meyer medal for Excellence in Student Design for his ﬁnal year Bachelor of Engineering Technology project. Anthony’s water attenuation system manages storm water runoff and could save land developers and construction companies hundreds of thousands of dollars as well as substantially reducing the environmental impact of construction, he says. “My project could very well be the catalyst to reduce the cost of housing in New Zealand,” Antony explains. “I am very excited that my work has been recognised by IPENZ and in receiving the Ray Meyer medal for Excellence in Student Design I acknowledge WelTec’s School of Engineering for their teaching, professionalism and commitment to students.”

Anthony’s project is a new system that manages the peak ows from extreme rain events. Testing has proven the system delivers better environmental performance that competing systems, with considerable cost savings. The system could have international, as well as local applications. When used in new residential developments the savings can be up to $500,000 for the developer, with lower on-going infrastructure costs for ratepayers as it needs almost no maintenance. presented at Water New Zealand’s 2014 Stormwater conference. Anthony is an architectural engineer for the family business and is teaming up with his father to prepare his patented new system for the market. It’s the second year in a row that a WelTec student has won the Ray Meyer award. “We are very pleased that one of our engineering technologist graduates has been recognised in this way, particularly as this is only the second time that an Institute of Technology has received this accolade,” WelTec chief executive Linda Sissons says. “Demand for civil engineers has never been higher, particularly with the large government investment in infrastructure such as Transmission Gully and the rebuild of Christchurch,” she says. “Engineering is on the government’s skill shortage list and the employment outlook is very strong.”

a much wider skillset which has really propelled the company forward.” Today the team is made up of two administrators, an accounts professional and a quantity surveyor based in the Craft Place office. On the field there is a supervisor, an asphalt team, civil engineering team and hard landscaping team. “A key part of our workload is currently insurance related repairs,” Declan says. “This is handled by our residential team who are on the field carrying out work on boundary walls etc. Then we have a civil engineering team carrying out site clearance, curb and channel, resurfacing and paving.”

Dying four years before the city was ravaged by earthquakes, Charles Luney luckily never witnessed the destruction of many of his beloved buildings, but the documentary which Samuel Miller says was “a labour of love” was completed despite many obstacles and adversities during this time.

ne beautiful autumn day I was standing on Sumner beach watching my children play in the lagoon pools that have appeared recently. The lagoons are a bonus because they are a great, safe playground without having the worry of youngsters being caught in tidal rips.

Anyway, as I was contentedly contemplating the wonder of the day, a chap approached me. He was an electrician running a three year old company, employing seven staff and that he had work booked up for the next six months. Then he said he seemed to have a real problem developing because he was struggling to pay his bills and last week he had to ask the bank to extend his overdraft from $10,000 to $20,000 just to pay his staff. He was really stressed because he couldn’t figure out what was going on. All during 2013 he’d had just three staff plus himself and he’d been able to pay all his creditors on time and he’d only once used his overdraft to pay some provisional tax. Because of the demand for his services, he’d come back from a short break over Christmas and decided that 2014 would be the year he doubled his staff, doubled his income and doubled his profit. And by the end of March his plan had come true. He’d doubled everything except his ability to pay his creditors. I asked him “do you measure your debtor days?” He said “pardon?” I then rephrased my question and asked him if he tracked how many days it took people to pay him for the work he did. His predictable reply was no, he didn’t. He then asked what difference that would make. I explained that debtor days measure the average time it takes to get paid and is totally unrelated to profit. Debtor days is another measurement of cashow and once it is

tracked and managed, can be as predictable as the tide coming in and going out. Despite having a monthly paper profit, it only became reality once he was paid. And, if the tide coming in – getting paid – was not keeping pace with the tide going out – paying creditors – then he would be profit rich and cash poor. We agreed to meet the next day and his problem was quickly obvious. His business had grown rapidly. He’d increased his sales but his debtor days had gone from 38 for 2013 and was now at 69 days. He needed more cash to feed the growth of his business but he’d relied on his customers to fund his expansion. It is very hard to fund rapid business growth without additional cash from a source other than customers. It is very easy to grow a business and be profitable but quietly and quickly go broke.

Then there’s the opposite ﬁx of notching the bearers – cutting away at the wood of the underoor joists to lower the middle of a room, or a high corner closer to the foundations. The combination can bring a oor which was tilting in various directions back into line – and it is not that these types of repairs are unsafe in

Avon city precinct well underway It’s amazing to think that less than a year ago in this magazine’s July 2013 edition I discussed the recent lifting of the CBD cordon, how the central city was being reopened to people and looking ahead to the Avon River Precinct and other projects.

As the Canterbury Earthquake Recovery Authority’s operations general manager, Warwick has managed the demolition and operations work programme - both residential and commercial - throughout greater Christchurch.

Huge progress has been made since. Late last year, for example, Minister Brownlee and Antony Gough turned the first sod for the Gough family’s $140 million retail and entertainment development The Terrace, work began on the five-storey Awly Investments complex and plans for the 40,000 square metre Justice and Emergency Services Precinct were unveiled. So far in 2014, five green blocks within the North and East Frame have been created; with topsoil laid and grass sown, expressions of interest sought to build a new “frame community” of 750 homes around urban parkland and another partnership announced to shift the iconic Re:START Mall. Work has started on the Justice and Emergency Services Precinct and tenders invited for the $53 million Bus Interchange. One of the most exciting tasks is Te Papa Otakaro/Avon River Precinct, which is surely the largest urban river restoration programme in New Zealand. When

Christchurch City Council asked people to “Share an Idea” for the central city, key themes emerged of a “green city” including a revitalised Otakaro/Avon River corridor, strong urban design principles, a more compact core, an accessible city and one embracing cultural values. Te Papa Otakaro/Avon River Precinct

“ticks all the boxes”. The river holds great significance for Ngai Tahu and Te Ngai Taahuriri Rananga and remains a touchstone of Christchurch’s spiritual identity. Its curves contrast with a linear street grid to provide an aesthetic framework on which cafes, bars and hotels will re-emerge to enjoy river views. “Watermark”, the first section to open, spans the true left bank between Antigua Boatsheds and Montreal Street and while only a short part of the 3.2km-long, $96 million project, the extra native plants, board-walks, street furniture and lighting have attracted plenty of positive feedback. Recent focus has shifted to a stretch between the Montreal Street bridge and Colombo Street, starting by temporarily moving large, grandfather-age, long-fin eels (tuna kuwharuwharu) to allow us to improve their habitat. A 2011 report by EOS Ecology said at least 16 fish species lived in the Avon with 11 of these upstream of the Fitzgerald Avenue bridge. We’re removing silt to provide the clean space for these fish to breed and thrive and will then continue our landscaping and planting to bring bellbirds, tui and other birdlife back to the central city. Not only will this on-going work greatly enhance the environment, it will make the river a world-class feature enjoyed by locals and tourists alike.

One family’s important rebuild ro Buildtech Holdings was born from one family’s desire to play a role in the rebuild of the city. Little did that family know just how important that role would be.

n just three years, the building ﬁrm has repaired more than 1200 properties throughout the city and, rather than losing momentum, Buildtech’s Andreas Cooper says this is just the beginning. “During the past three years we have experienced signiﬁcant growth,” Andreas says. “There’s a reason for that; the repair construction arena is complex and a lot of construction companies don’t want to

Because of our focus on these three areas, we are now well positioned for these larger developments and we have already been involved with projects for Housing New Zealand and the Ministry of Education.” Company director Israel Cooper says while the residential new build space is already well serviced, Buildtech sees itself well positioned to continue to service the more challenging residential builds. “We have the skill base and capabilities to carry out commercial ﬁtout work, but we also consider ourselves well placed to continue working within the complex and challenging aspects of residential building. “We’ve grown, we’ve adapted and we’re here for the long term.” While operational diversity has played a strong role in Buildtech’s success, Israel says ethnic and gender diversity are also important factors. Half the company’s work force are from overseas, which Israel says is out of

necessity, and Buildtech also encourages women to enter the traditionally male dominated industry. “This diversity adds significant value to our business,” he says. So it’s not surprising then that a significant portion of the company’s profit is filtered straight back into the community through a wide range of charities and initiatives. “This is driven by our staff who have a big say in both who and how we support the community,” Israel adds. This year is going by so quickly I swear I can hear choral groups rehearsing Christmas carols as I head home from the ofﬁce at night. Cool mornings and an end to daylight saving only increases the sense that the warmer seasons have passed too rapidly. Real estate is most certainly maintaining its frenetic pace with sales numbers continuing to exceed each corresponding month of the previous few years.

eeping a watch on multimillion dollar sales so far this year is harder than you would credit. Sales over $1 million already number above 15 and that doesn’t include lifestyle properties. Activity above $2 million, although far less is still surprising with three conﬁrmed sales so far, one of those being above $4 million and another under offer at over $3 million. Others on the market have price guides at higher levels but I haven’t seen any sales above $5 million yet. Clients, who battled their insurance company for two years, had an interesting meeting with their bank manager recently. They asked him: “as the mortgagee, was it not in the bank’s interests that we obtained a better settlement to repair the property as we believed it should be”? The obvious

answer was yes it was.... “Then are you prepared to help with the costs we incurred in order to get a better settlement”. The answer: “Well that is a good question that I haven’t been asked before”. Perhaps it may not be the last time he is asked. Next!!! In our office means move on, don’t dwell on it, never mind, find another deal. Twelve months working with a lovely couple trying to find them the ideal home and suddenly there it is. I call and leave

a message. I email details and call and later on catch them at home. Yes they got my message. Their daughter saw it online that morning and rang them before breakfast – they have spoken with the Harcourts listing agent and are visiting

the house in half an hour. Next!!! A lovely client has just had a baby (welcome Arthur) but I haven’t seen any new-borns at my open homes in ages. I hope that changes very soon. We listed a property at the beginning of the year with vendors adamant that they did not want to auction it. That was fine. Following the first weekend of open homes three offers came in at various times and were presented; none were at an acceptable level. Then two more came in on the Friday. The offers were presented and one was accepted. After much stress and several extensions of time given, the sale crashed. More open homes followed and another three offers were written. One was accepted and unfortunately there were more extensions required before finally settling – over three months from the date of listing. With continuing high clearance rates by way of auction programmes, this example perhaps illustrates why we advocate auction. I am excited we have secured this funding so we can preserve some of Christchurch’s unique story and make signiﬁcant parts of this iconic building available for public use once more. So much has already been lost here in Christchurch it’s great to celebrate this good news and take this positive step forward in restoring the Canterbury Provincial Building,” she says. Assessments by engineers conﬁrmed the timber portions of the buildings are repairable, however the stone towers and chamber will require major works. Christchurch City Council has been deconstructing, stabilising and making all the buildings safe, ensuring they are weather-proof. The remains of the Stone Chamber have been stabilised but a decision on whether to rebuild this part of the complex has yet to be made. The total cost of restoration and reconstruction of the Provincial building complex is yet to be determined, but it is estimated to exceed the total insurance pay-out of $30 million. But a little hold-up occurred when the owners decided (once the house was complete), that they wanted to change the colour scheme, ever so slightly! An extra coat of paint and the job was done. With its great weatherboard and paint system, it’s easy to agree, the overall finish of this outstanding home is perfect. From the front lines EQC National Operations Manager, Barry Searle discusses the complexities involved in settling multiunit buildings and the progress to date.

e are now ﬁve months into a very busy year and it is encouraging to see the sustained progress in the settlement of Canterbury claims. That progress includes a real push in settling some of our most complex claims, involving multi-unit buildings. Dealing with around 10,000 buildings involving 29,500 individual units has been an unprecedented process at a national level The majority of properties that fall under the multi-

unit building category include semi-detached and terraced houses. EQC is also dealing with a large number of apartment blocks, managed by body corporates and multiple buildings under a single insurance policy. We have always been upfront about the complexities involved in settling these properties. Multi-unit buildings may have a number of factors that need to be taken into account before we can conﬁrm how they can be settled. Such factors include determining repair dependencies – that is whether there is any damage to shared structural parts of the building, such as foundations, party walls and roofs – as well as dealing with multiple insurers and multiple owners within the same building. Such a variety of factors has meant a lot more time has been needed to review each claim to ensure we determine the best settlement solution for all involved. That being said, I am pleased to note that we now know how we will settle over 95% of these buildings, that is whether they will be cash settled, repaired through the Canterbury Home Repair Programme or referred to a private insurer. We’re conscious that there is still more we have to do. We hope to have certainty for all customers as far as how they will be settled by mid-2014 and we will continue to provide updates as customers progress through to settlement. While there may be some exceptions for the most

complex multi-unit building claims, EQC is aiming to complete all multi-unit building claims by the end of 2014. EQC has learnt a lot about settling multi-unit buildings in Canterbury and we will be much better prepared for any future events. The lessons learnt have already been implemented in dealing with the Cook Strait and Eketahuna events.

If there are issues, follow through and have repairs carried out, in order to protect your investment and future resale, instead of pushing it aside and hoping it doesn’t become an issue again. Left not dealt with, it only comes back as a much bigger issue. Recent experience has seen this cause one of my owner’s heartache with two cancelled contracts. In actual fact it was a neighbour’s drainage issue causing the problem.”

“Moisture and weather tightness issues are on buyers’ and banks’ radars now more than we’ve seen in recent years. If your home has a plaster ﬁnish construction, regardless of what the plaster is over and regardless of whether it is two years, 12 years or 20 years old, plan and carry out an annual moisture-check regime as part of your on-going maintenance plan. If any issues then arise, you will know they are only recent and localised and will be easier to remedy, as opposed to being unforeseen for years. There are many companies who do non-invasive moisture checks which are quite reasonable. I can’t stress enough how important this is in our very riskconscious environment. When it comes to buying, in many cases, buyers do not have the ﬁnal say on what they can or can’t buy; their banks do. Ensuring we get the city cycleways right

Work on sections of Christchurch City Council’s Major Cycleways network will start this year, a project planned across eight years to ensure we get it right.

ouncil wants to build the cycleways as quickly as possible and planning is well in hand to open sections of the highpriority routes over the coming summer,” says Councillor Phil Clearwater, chair of the Environmental Committee. In 2013-2014 period the Council will spend $1.78 million on the Major Cycleways project and $8.31 million the following year. Councillor Clearwater says building the network is a complex, large-scale project. “Designing and building a cycleway network of this kind is similar to the work that’s needed to design and build new roadways, and requires a great deal of detailed analysis and preliminary work. “The Council wants to set a new standard with its Major Cycleways, providing a network that addresses the safety concerns of the community. This project aims to elevate levels of service above what has been previously provided. We are talking about much

more than simply painting lines on the roadside. “Where they are on busy roads riders will be physically separated from the other trafﬁc lanes. To achieve this improved standard requires a considerable amount of planning and consultation. In some locations land purchase will also be necessary.” Clearwater says while the recent

tragic death of a cyclist in the city highlights the need to deliver improved facilities quickly, this was a project that would be difﬁcult to speed up. “If we are to genuinely provide a safe, connected network above the standard we have done before, we need to make sure we get the planning and detailed design right. That is the advice we have received from international transport

expert Leo de Jong from the Netherlands, who spent last week in Christchurch helping with the Major Cycleways planning and design.” It is these practical considerations, and not budget constraints, that led to a decision to extend delivery over eight years instead of five, Clearwater says. The start date of the project was not affected. Spreading the work over eight years will deliver the standard of cycleway required to improve safety and encourage new cyclists to take up cycling, Clearwater says. On busy routes, this will mean riders being separated from motor vehicles. “By separation, we don’t mean physical barriers you may see on a bridge like the guard rails. “There are many ways to introduce separation and people are more likely to see low-profile dividers, landscaping and other design techniques that clearly and safely separate riders from vehicular traffic.” For more information and FAQs on the Major Cycleways, go to www.ccc.govt.nz/cycleways

Creating smarter small homes Carpe Diem is a company with innovation as its heart innovation in building methods; innovation in pricing; innovation in energy-efﬁciency.

$200 per square metre, as compared with $450$500 for MBIE’s suggested foundations. Fundamental to these costings is that the land does not have to be remediated ﬁrst. Carpe Diem is now in the design phase for four more houses on TC3 land in different parts of the city. “The less money people are required to put into the cost of a house’s foundations, the more they can afford to put into the dwelling itself.” In January Cape Diem opened a Smarter Small Homes showhome in Sovereign Palms. The design is called “Grassmere”. It is 183m2, has three bedrooms and two bathrooms and a double garage all for $263,000 including GST. It also has a photovoltaic solar system, a heat pump and extra insulation that the Carpe Diem team believe will reduce average energy costs by around 50 percent annually. “The reaction we have had from people who have visited the showhome has been phenomenal. They are quite blown away by the energy efﬁciency measures we include as standard and by how healthy and eco-friendly our Smarter Small Homes are.”

But Carpe Diem’s focus on innovation goes further than houses alone. Steve McMillan and his team, along with structural and geotechnical engineers have developed a foundation design for building on Christchurch’s TC3 category land which has recently been approved by the Ministry of Business, Innovation and Employment (MBIE) and by the Christchurch City Council. “Carpe Diem has a deep commitment to the rebuild of Christchurch and finding cheaper foundation solutions for TC3 land was crucial,” Steve says. “What we came up with is a lightweight in-ground foundation and timber suboor which we costed-out as being some 60 percent cheaper than the foundations suggested in MBIE’s building guidelines for TC3 land.” The first house to be built using the new foundation system is a two-storey dwelling on the hills above Redcliffs. The house itself is a cross between Carpe Diem’s Georgina house plan and its Lyndon plan, indicative of how exible, adaptable and site-specific these homes can be. The additional foundation cost over and above TC1 specifications was only

Improve your proﬁt & manage cashow Canterbury is at the start of a massive boom – so why are so many companies struggling?

he rebuild is keeping many busy – but busy does not necessarily mean good profits and cashow. Across the region, there are countless stories of businesses not getting paid in a timely manner, struggling financially and the worst case scenario - going into receivership. Dave Sewell is a well respected business coach for mid market companies in Canterbury and one of only two Gazelles International coaches in New Zealand. Canterbury Rebuild chats to Dave, looking for some solid tips businesses can use to help improve their profit and manage cashow. Q. What are some of the biggest issues you see in the local marketplace? A. Incorrect margins – especially in the trades sector. I know one company that is busier than they have ever been, but they are not making money. Their net profit sits around four percent. And this is simply because they are undercharging. Companies MUST know what its costs are and get their pricing right. Q. What do you need to do to achieve this? A. In one word - back costing. Look at your last five jobs and find out what the gross margin was. Understand your real costs and use this information to get your future pricing right. Q. What’s the best piece of advice you can offer for getting paid? A. Choose good customers. Again, I know companies that have a list of Aclients that never pay them on time. These are not A clients – they are liabilities. Get rid of them – look at who does payon time and chase them and others like them. You are not a bank – get tough and chase anyone who owes you money. Make sure you also have good terms and conditions – get help from your lawyer and/or accountant. Q. What can you do to maximise profits? A. There are three things that will get you closer to the profits you want: Get effective processes in place. Efficiency saves time. Again – get professional help to establish systems and processes. Avoid delays – they cost time. If you schedule effectively, by lining up trades, people and workows to avoid downtime, it’s highly profitable. Its challenging, but time and effort in this area will have massive returns (if your pricing is right!) Minimises mistakes – do it right the first time. Cutting corners will cost you in the long run. Healthy home experiment kicks off A house renovation-project-meets-social-experiment to transform a cold and mouldy villa into a healthy and liveable home has kicked off in central Auckland and it aims to set a new benchmark for the quality of homes nationwide.

he ‘HRV Pure Invironment Project’, led by HRV, will take the 110 year old villa at 45 Lincoln Street in Ponsonby and restore it to its former glory, with the addition of top quality ventilation, heating and cooling solutions and HRV’s latest innovation – a Whole Home Water Filtration system. “It may be a Ponsonby house,” HRV chief executive Bruce Gordon says. “But it’s typical of homes around the country that are prone to mould and dampness which have adverse effects on the health of the household, especially children. “The project will show Kiwi families how to ﬁx damp, harmful living conditions and how to create a healthy environment for them and their kids.” The heritage and essence of the grand old house will be retained, while adding sophisticated contemporary elements to give it a modern and stylish feel. “It’s also a real, tangible way of

demonstrating HRV’s mission of reinventing the home environment to improve the air quality in Kiwi homes, which ultimately means improved health and well-being all round,” Bruce says. Once the HRV Pure Invironment Project house is completed it will be sold by Auckland real estate agent Antonia Baker from real estate company The Property Market. While the look of the house will be restored to its former glory, the key to the project is creating a healthy, state of the art home solution. HRV Water will be installed to provide ﬁltration to all household taps, ensuring it is free from contaminants. The two bathrooms will be ﬁtted with HRV Vortex wet area

Canterbury icon repairs The $2.5 million repair and upgrade of Christchurch’s famed Riccarton House is nearing completion and, when ﬁnished, the landmark will be physically stronger, more affordable and with greater access to the public than ever before explains manager Rob Dally.

ob has managed the historic building for more than seven years and says it’s really grown on him. “Riccarton House represents an important part of our social history. The house, the bush and the Deans' history means a lot to both me and the city as a whole. “The restoration has been a signiﬁcant undertaking, a real labour of love for a lot of people.” Once home to John and Jane Deans, Riccarton House as it stands today was built in three stages – 1856, 1874 and 1900. With a category 1 rating from the New Zealand Historic Places Trust, the house functions as a museum of colonial history, a restaurant and function centre, but it has been closed to the public since the February 2011

quake. Little damage was sustained in the September 2010 earthquake, but just ﬁve months later, Riccarton House was hit hard. The chimneys – fractured in September suffered further damage, with one collapsing and spitting bricks across the room, lath and plaster ceilings and walls cracked, with some collapsing completely and worse was to come with hidden issues becoming evident as repairs began. “In 1856 construction methods were much lighter and due to its age, this section of the building contained a lot of rot which became evident once repairs started,” Rob says. “The building as a whole has become stronger over the years and we had the

opportunity to secure the building’s future for many more years.” Rotten timbers in wall studs and oor plates became evident when ceilings and wall linings were removed. An application for about $33,000 was made to the council’s Heritage Grants Scheme to pay for this work. Downstairs the lath and plaster walls have been replaced with structural ply for strength and then lined with Gib board. The remaining lath and plaster walls and ceilings have been meshed with ﬁbreglass for strength and

The renovations have brought the house up to 67 percent – enough for safety and security without damaging the heritage fabric of the building.
