here’s somewhat of a workplace hazard in my line of work in that when you surround yourself with passionate, inspiring people every day, something sometime is going to rub off. This month it really has and I’ve made some pretty drastic culinary changes myself. In the pages ahead, you’ll find interesting and compelling viewpoints on sustainability in the food sector – how we can seek to feed a population of 10 billion by 2050. Suzy Amis Cameron – wife of Hollywood director James Cameron – talks about their journey to greater sustainability, for both the planet and our health. The Camerons, who are both vegan, are passionate campaigners for the worldwide reduction of animal agriculture and consumption. But does the vegan lifestyle stack up nutritionally? We put that question to Dr Caryn Zinn, a New Zealand Registered Dietitian and senior lecturer and researcher at AUT. Internationally, nationally and even locally there are some exciting things happening in the culinary space. We’ve checked out Rangiora’s very own Fools of Desire café, ABC AUDITED which has been exploring alternative protein sources and introduced insects to its menu last year. Meanwhile, Beefy Green founders, Brad Lake and Brendon McIntosh have turned their talented hands to making hemp seed nutritional products here in Christchurch. I’m all for innovation and pushing the AUDITED culinary envelope out. After all, what good is our number 8 wire mentality if we’re not using it for the greater good? It’s certainly food for thought.

Cameron works all over Canterbury and is as satisfied in closing a sale on a $300,000 home as on a $3 million home. “In the current market, skilled agents are getting homes sold – there is a big difference in what a great agent can achieve.” Cameron says that while prices have softened, the current market is “a fairer market and buyers are very prepared to pay what a property is worth”. He has taken over many listings from agents and companies that have stalled, and achieved a very successful sale. ugh Heber Cholmondeley and his beloved wife Margaret, known affectionately as Mary, had been unable to have children of their own and when Mary died unexpectedly, Hugh decided to purchase land in Governors Bay that had been owned by nuns and built a children’s home to meet the needs of the city’s young people – at 6 Cholmondeley Lane. Known simply as Cholmondeley – pronounced Chum-Lee – 94 years later it still continues to meet those needs with short-term and emergency respite care and education for children from 3 to 12 years, and support for their families. “He gave everything he had to the children of Canterbury,” Cholmondeley Chief Executive Arron Perriam explains. “While the challenges facing Canterbury children in the early 1920s were largely health-focused, with infantile plague, influenza and tuberculosis, today’s children are affected by many issues including the breakdown of the family unit. We work to enhance the wellbeing of children and their families, continuing to honour Hugh’s vision by supporting the children of Canterbury.”
Just metres away is the original homestead, which has supported more than 25,000 Canterbury children since its opening in 1925, before being demolished after irreparable damage was sustained in the February 2011 earthquake. Its $6.5 million replacement was officially opened by Prime Minister John Key in 2015 and the need for its services has continued to grow. The largely community-funded Governors Bay organisation has experienced an unprecedented demand for its care and education services, with a 150 percent increase in the number of children in its care post-quake. Today more than 500 children stay at Cholmondeley each year. Cholmondeley provides wraparound services, designed to empower our young people by extending themselves educationally, physically and emotionally, with registered teachers, social workers and child youth care practitioners. “What we provide is residential care, but what we actually do is about so much more than that,” Arron says. “We’re providing a loving, caring, secure environment for Canterbury children which
at its heart, is about healing our community.” Last month Cholmondeley held a street appeal as part of its inaugural Little Gems Awareness Month. “There’s an assumption that we’re doing well but the reality is we’re running at a deficit and have been for many years,” Arron says. “These services we believe are essential for our Canterbury community, the demand is not going away and the need to provide these services is now stronger than ever.” The increased need for Cholmondeley’s care services is the result of ongoing stressors facing families, including bereavement, financial difficulties, mental or physical illness and family violence, with the effects of the earthquakes and the Christchurch massacre having a devastating toll. “That same spirit of generosity that saw the formation of Cholmondeley in the early 1920s is still alive today and the fact that our wonderful Canterbury community continues to provide support for other families enables Cholmondeley to do what we do. “That’s something Canterbury can be really proud of.”

EATING Terminator, Aliens, The Abyss, Avatar, Titanic… There’s a bit of a theme to Oscar-winning Director James Cameron’s movies. “He’s kind of a doomsday kind of guy,” his wife Suzy Amis Cameron laughs.
“S
o his films are all about death and destruction and he does not use the word ‘hope’. He has a t shirt that says ‘hope is not a strategy’ and he wears it regularly.”

But then one movie changed their lives – Forks Over Knives. Now the Camerons have ‘hope’ that we can save the world and they’re not afraid to share why – plantbased eating.
Soon after the couple watched the environmental film, they were walking on the beach when James turned to Suzy and said ‘for the first time in my life, I have hope’, she recalls.
“Well needless to say, I nearly fell into the surf, but he said, ‘the more we can inspire people to eat plant-based, the more we can move the needle on climate change’ and it was absolutely in that moment I knew
solar powered, zero waste, with an organic, plant-based lunch programme. Students ate grass-fed beef, free-range chicken, all dairy was completely organic and they were growing much of their own produce. But in the fall of 2013, like the Camerons themselves, MUSE went plant-based. “When we went plant-based it was full on mutiny,” Suzy says. “We lost about 50 percent of our families.” One day shortly after going plant-based, the head of the school Jeff King got frustrated and said ‘People! You can feed them whatever you want to in the morning and whatever you want to in the evening, it’s one meal a day. It’s OMD!’ That became the title and core theme of Suzy’s book, the idea that simply swapping one meal a day with a plant-based meal can “save your health, save your waistline and save the planet”. When James and Suzy went plantbased, they did a complete 180 on multiple levels. In fact, they started to look at every investment and every business they ventured into from “a plant-based lens”. They’ve invested heavily in a plant-based protein factory called Verdient Foods Inc. and partnered with the University of Saskatchewan to create food products, which are about to be officially launched. The couple believe that food innovation is key to feeding a forecasted population of 10 billion people by 2050 and, with one acre able to produce 60,000 pounds of produce and the same acre only able to produce 37.6 pounds of beef, perhaps it is food for thought. “When you’re thinking about feeding all of these people and taking care of the environment and taking care of your health, vegetables are the silver bullet,” she says. “Eating plant-based, it doesn’t matter if it’s for the animals, health, the environment, your waistline… everybody wins. “I implore you to try OMD and to change one of your meals a day, because if we don’t do something for the environment, it won’t matter if we have environmental schools, if we have dress design contests, eco clothes, have electric cars, none of that will matter if we don’t have a planet to live on.”

that was my calling; I knew that I wanted to write a book, I wanted to create content to inspire people and educate about the detrimental effect of animal agriculture. “We want to be able to have healthy families, a healthy planet and healthy bodies.” A New Zealand resident sharing her time between here and the US, Suzy headed down our way for ‘Sustainable Protein: Healthy People and Planet’, a panel discussion alongside Governor-General Rt Hon Dame Patsy Reddy in Tai Tapu last month before she had to “blast back to the United States” for a family emergency. Hosted by Blinc Innovation, the discussion centred around the evolution of dinner plates across the world, with conscious consumers thinking about the impact their choices are having on the planet and how innovation in food production – particularly plant-based proteins – may just be the key to unlocking sustainability. “Healthy people and planet is a subject that goes deep in my heart,” she says. Suzy grew up on a farm in Oklahoma with a pet horse Toby and eating eggs and bacon. But with heart disease, cancer, type 2 diabetes and arthritis in both hers and James’ families and James’ health getting to a point where doctors were encouraging heart medications, they were ready for a change. On 7 May 2012 they watched Forks Over Knives and within 24 hours, they had cleaned out their kitchen. “I felt betrayed that we had been told our whole lives that we need meat for strong bodies and we need milk for strong bones, and this movie basically says it’s completely the opposite of that. “It was a very pivotal moment in our lives,” she explains. It was a double whammy. Suddenly she learned not only were meat and dairy not integral to a healthy diet, but that their production was also the second leading cause of greenhouse gases and climate change – more than all transportation combined. In 2005, Suzy had joined forces with her sister Rebecca Amis to found MUSE School in California, the first school in the US to be

Strictly Mindful By Melinda Collins
Danish beauty Camilla Sacre-Dallerup first danced her way into global consciousness on BBC’s dance competition, Strictly Come Dancing, before joining the esteemed Dancing with the Stars (DWTS) NZ judging panel for the star-studded show’s 2018 and 2019 seasons. Metropol caught up with Camilla about dancing and her other passion – mindfulness. Can you tell us about your journey into dancing? My mum brought me along to dance school when I was two and a half; my sister was already dancing. She thought it would be a fun way for me to interact with other kids. I got myself a little dance partner when I first walked in the door and we danced together for eight years. I loved performing, almost more than the dancing; I loved the fact you could entertain people with your dancing. That is still to this day what I enjoy about DWTS, knowing people are enjoying it at home with us. The dance school was a place I loved going to; it was where I belonged. What have been some of your standout moments this season? It’s hard when you get someone like Walter Neilands who is one of the nicest people I’ve
ever met. Knowing how difficult it was for him and how hard he was working, it broke my heart sending him home. We’re all human and you get to know the people, so those moments are hard. Sending Glen Osborne home hurt my heart because I honestly thought he would be in the final; he was one of my favourites from the very beginning. Then there are moments like when we gave Laura Daniels perfect scores. She was living a dream she had since she was a little girl and again, was working extremely hard, so there are also great moments that you can enjoy with them as well. You’re from Denmark, then you were based in Los Angeles after finishing up with Strictly Come Dancing. Where are you based now and how much time do you get to spend in the land of the long white cloud? I first moved from Denmark to England, then

You secretly lead another life off the dance floor, as a mindful living coach. What attracted you to this area? Since my dance coach taught me to ‘visualise’ at 13 years old I have absolutely believed in the power of the mind. The fact that I could have the edge at competitions because I had prepared mentally as well as physically, really fascinated me. I started reading and studying everything about how to use the mind to get the best out of my ability. I can’t imagine why anybody would go to a competition and be physically prepared but not mentally prepared. We spend so much time worrying about what we’re eating, but we don’t worry about the thoughts we’re feeding ourselves. Meditation is also important. If I don’t meditate, life feels so much more complicated. I have a simple introduction to meditation on my website (www.zenme.tv), so you can put that on and start the day. When you are prepared mentally, you can learn how to respond and not react, have empathy and understanding about where the other person is coming from. These are simple but effective tools for relationships. That’s what my next book It’s Not You It’s Me (out in December in the US and the rest of the world in January) is about – relationships and communication – because whether it’s in sports, business or life, the way we communicate is everything.

You’ve said that after eight years competing on Strictly Come Dancing you were exhausted and addicted to work, something which affects a lot of women – how did you overcome this? Whether you are in business or you’re an athlete, it can be allconsuming, unless you are mindful with your schedules. It wasn’t really until I met my husband (British soap star Kevin Sacre) in 2008 that I realised my lifestyle wasn’t sustainable and I was headed for burnout. But that was one of the best things that could have happened; I needed that wake up call. All that mattered to me was my next comp, my next gig, but that burn-out became my calling for what I would end up doing next. I had to feel that pain to know how to help others. I used all the tools, including working with a coach to heal myself. That’s what my books – Reinvent ME and Strictly Inspirational – are about, healing me. You may not have time to switch off your phone, but you can schedule in mindful time, meditating or going to the gym. If it’s not scheduled, it’s not going to happen. Without that time, that’s dangerous; there’s no balance. One of the things I do myself is schedule in social time with friends, I’ve just had a couple of days with my husband with no phones, whatever it is for you needs to become part of your schedule. to Los Angeles where I’ve been for five years. I come over for most of the show. I actually used to spend a lot of time in Christchurch and loved it down there. We had a home in Auckland 20 years ago and it was always my dream to spend half my year here in New Zealand. The universe works in mysterious ways and brings you where you love, so now I get to spend time here. It is sad that the show has come to an end. It’s gone far too quickly. I feel totally at home here and have done for years. I really enjoy this country.

EAT-Lancet to provide nutritional guidelines while also addressing farming’s negative role in driving climate change, she says she has “a big problem, nutritionally and healthwise with the diet”. Her colleague Dr Zoë Harcombe, an obesity researcher in the United Kingdom, analysed the EAT-Lancet diet, with the researchers finding that the diet was high in

animals and those that eat plants, in the context of good quality wholefoods and she says “they found no difference in terms of longevity and health”. “We are omnivores,” Caryn says. “We evolved with ancient foods like whole plants and whole animals. There’s this quote that we don’t see modern disease with ancient food, we see modern diseases with modern foods. We have become savvy with technology, which has been to our benefit in some respects, but has also been our worst enemy. We’ve now created pseudo food and food-like substances, and that’s what’s forming most of our population’s diet.” When she talks of the ‘optimal’ diet, she talks of foods with ‘low human interference factor’ – “so the less processed, the less packaged, the better”. “I’m a big fan of beef, lamb and fish, but I’m also not a fan of overeating those foods, so I think eating the right amount that you need and combining them with vegetables and using good quality fats. “The optimal dinner meal might be a piece of steak or lamb, leafy greens and a range of colours of vegetables cooked in either olive oil or coconut oil with lots of spices, salt and pepper.” So can plant-based be a healthy option? “I think it can be a healthy option, provided you supplement the things you’re missing.” Gesturing towards two photos of burgers and fries, she points out that the only difference between these two photos are that one has less meat – fries are, after all, plant-based too. “If we think that by going more plant-based, the world is going to clean up its act and suddenly get more physically active and eat whole, unprocessed foods and look after themselves, that’s awesome, but the reality is, what we’re going to see is people are still going to be eating poor quality junk food, the difference is there’s going to be less meat in it and that could be a problem for not only chronic disease, but also for nutrient deficiencies, long term. “I’d like to issue a global warning and that global warning is that we need to be very careful in that with this ‘action’ we don’t get a ‘reaction’ that might save the planet but in the process make the population unhealthy.”

inflammatory seed oils) to omega 6 in there – an imbalance which is the root cause of chronic inflammation – and the vitamin K that we get from plant-based diets is also in a form that is less able to be utilised optimally by the body. “What’s worse, is that if we go fully plantbased (i.e. vegan), we’ve got vitamin B12 and DHA as issues and they need to be supplemented,” Caryn says. “Plant-based diets are completely devoid of vitamin B12 and have very limited DHA, a crucial fat for brain development and reducing inflammation.” The co-author of four books in the What the Fat? series, Caryn is a proponent of what she calls the ‘low carb, healthy fat’. “What people don’t realise is that all carbohydrates turn to sugar in the body. “There is a body of evidence showing that carbohydrate-reduced diets have incredibly good efficacy for reducing weight, improving blood sugar control and for reversing type 2 diabetes.” Those saturated fat rumours you’ve heard? Also not true, Caryn says. “In fact, it’s not the saturated fat that’s the problem, it’s the sugar that is the problem. Saturated fat is potentially neutral or beneficial rather than harmful – it’s certainly harmful when you eat the donut with the cream, but if you eat whole, natural fat from animals, it’s not a problem.” So too has much of the research carried out on red meat been flawed, she says, combining all red meat – such as a nice piece of eye fillet steak that you get from a grass-fed animal with a hot dog – “I think the evidence around red meat and chronic disease is not solid”. One of the biggest issues with the ‘plant versus animal’ studies that have been carried out is the ‘healthy user bias’. “People who are eating plants in general are very aware of planetary health, they also tend to look after themselves, they tend to have positive health behaviours, so when you look at the studies, you’re always going to get a whole lot of positive behaviours that go alongside eating plants, as opposed to animals, so it’s an unfair study comparison.” The population based studies that have been done have compared those that eat

One of the key benefits of puppy preschool is socialisation with other dogs. The best time for this is between 8 and 12 weeks of age, as this is a very important time in a puppy’s brain development. By socialising with other puppies that are of a similar age, they learn – in a safe and controlled environment – the basics of how to interact with each other and understand dog behaviours they will soon be exposed to in the future (in the real world!). Puppies need to have at least one vaccination in order to attend puppy preschool. These should be given at the ages of 8, 12 and 16 weeks to be fully vaccinated and yearly thereafter. “Accessman is a true Kiwi success story,” says General Manager Lena Harrington.
I
n 1994, Christchurch-based electrician Ross Pickersgill purchased a scissor lift machine, which not only made working at height safer, it also increased productivity. When Ross wasn’t using the machine, he hired it out to other contractors. With that concept in mind, Accessman was born and is now celebrating 25 years this year as one of the biggest access companies in New Zealand. This is a collaborative approach between Accessman, its clients and the manufacturer, and one that they take very seriously in order to deliver on the service they are renowned for.
With significant growth in the industry, “there’s been a demand for innovation that wasn’t traditionally available,” Lena says. Several factors have placed Accessman clearly at the forefront. Highly qualified trainers deliver Operator Training courses throughout New Zealand, offering the HIANZ Silvercard or the internationally renowned IPAF qualification (exclusive to Accessman throughout the South Island) to EWP users. “Our team is really important, too,” Lena says. “They are highly valued and I recognise the contribution they make to the success we are.” It is a relatively small team of about 40, including franchisees. All branches are run by local people who know the conditions and the environment of the region, and can provide good advice specific to their locale. After 25 years, Accessman is not sitting quietly on the laurels of being an industry leader. “We will continue to innovate,” Lena says, “providing the industry with the latest machines and features, and the quality service the brand has been built on.”

Betty Davies celebrating her 100th birthday at Fitzroy of Merivale
A life well lived
at home. At 18 she left New Zealand to embark on a world tour. She trained as a nurse in Oxford, England, and worked in hospitals in Oxford and Coventry. But that wasn’t enough for our intrepid Betty. Her thirst for adventure encouraged her to sign up and serve in the British navy, having the time of her life discovering more and more countries around the globe. Before she joined the navy, Betty met a lovely Welsh gentleman by the name of George, who was an agricultural engineer. Eventually George popped the question and Betty found herself married and experiencing new adventures – but this time on land, including three years in Holland. Betty and George moved back to New Zealand in 1970. Betty, having moved to Fitzroy of Merivale in 2008, is their longest residing resident. She has been an avid theatre goer and took a great interest in attending lectures in the city. Betty thoroughly enjoyed her day celebrating a well lived life of 100 years.

Spinach & Ricotta Ravioloni w.Arrabbiata Sauce Ingredients 800g Pasta Vera Spinach & Ricotta Ravioloni 2 tbsp olive oil 1 fresh red chilli, finely chopped 2 cloves of garlic, crushed 1 red onion, finely chopped
2 tins chopped tomatoes 2 tbsp tomato paste 1 tsp dried oregano Salt and pepper 100g Pasta Vera Basil Pesto, to serve Parmesan shavings, to serve

Heat olive oil in a large frying pan over medium heat. Add in the chilli, garlic and red onion and cook for around three minutes until softened. Add the tinned tomatoes, tomato paste and oregano, cooking at a low simmer for around 20 minutes, until the sauce has thickened. Meanwhile, bring a pot of salted water to the boil. Reduce it to a simmer and add in the ravioloni. Cook for 4-5 minutes until al dente (still with a bit of bite). Drain the ravioloni, reserving a ¼ cup of cooking water. Once the sauce has thickened, gently mix in the ravioloni. If needed, add in a splash of the reserved cooking water to loosen. Season to taste with salt and pepper. Serve by drizzling over basil pesto and shavings of parmesan. Arrabbiata Sauce would also taste great with any of Pasta Vera’s other filled pastas, or for a delicious meat option try it with meatballs. Metropol June 20, 2019 29

The gut, whose real name is almost as long as it is (the gastrointestinal tract), starts at the mouth and runs all the way through your body, ending at the anus. This incredibly clever system is responsible for processing everything we eat and allowing essential nutrients, vitamins and minerals to be absorbed, providing the fuel for our bodies. Any food that cannot be digested is passed out as waste and is what we know as poo!

ost of the time our gut works very well, but it is important to note that everyone is different. As researchers learn, the more they understand that the bacteria profile in our gut is almost as unique to each person as their fingerprint. Because of this individuality, it’s important you know your gut and how it normally behaves, as this knowledge could save your life. Bowel Cancer statistics in 36 June 20, 2019 Metropol
New Zealand are among the highest in the world and it’s time we put some effort into changing this. Bowel cancer used to be thought of as an older persons’ disease but this has changed and many more younger people are dying of bowel cancer. Knowing your gut is partly about ‘Knowing your normal!’ What is meant by that? This is ensuring that you know your gut and how it normally
responds to food. Our poo habits are not something we like to study or talk about, but a few minutes every day could save your life. The thing you need to watch for in your poo is change. To understand change in your poo you need to know what is normal for you. Frequency and change – what is your normal? Do you poo every day, every second day, or twice a day? Get to know what your frequency is.
Texture and change – what is your normal? Is the shape and consistency of your poo like a sausage, small balls, lumpy and sausage-like or something else? Colour and change – what is your normal? If brown is coming down, there is no need to frown. If you notice changes in colour such as red (blood in your poo) or black or grey, make a time to visit your doctor. ‘Knowing your normal’ takes time. Normal is not the same for each person. Your normal is individual to you. The Gut Foundation has a chart on its website that you can download and complete over a month. This will give you an indication of your normal. Always check after using the toilet. Other symptoms of bowel cancer are abdominal pain, acute tiredness and/or a lump in your tummy. Currently the Gut Foundation is funding some research into the role of the gut microbiome (bacteria) in the development of precancerous colorectal lesions (polyps). The hope is that this study will allow the organisation’s researchers to develop early stage markers of the disease. DEXA Scans for Osteoporosis Osteoporosis is a silent and common disease. It occurs when the bone is being resorbed too quickly or not repairing/replacing enough new bone.

one loss can occur slowly over a number of years and it is often not found until you suffer a fracture from a minor fall. DEXA or bone density scans are a tried and true test for the diagnosis of osteoporosis. They measure the amount of bone mineral in your bones which relates to the strength of your bones. Bone is a living, growing tissue mostly made of collagen and calcium phosphate. Osteoporosis means porous bones. When viewing bones through a microscope, healthy bones have a dense, honeycomblike trabecular layer. Bones that are osteoporotic are brittle, less spongy and have much larger spaces in the honeycomb than healthy bones. DEXA scans detect osteoporosis and are painless and safe. For the scans, patients lie on the scanner bed with a sponge under their legs and a low dose X-ray machine moves slowly over them. Fractures of the spine and hip are
serious events that can tremendously affect quality of life. Assessment from a bone density scan and the resulting treatment can vastly improve bone density in individuals. Dr Anna Fenton is the clinical leader of the bone density service in Canterbury. She advises, “Women over 65 years, men over 70 years and anyone with risk factors should have a bone density scan. Research has shown that the risk of fractures can be reduced by up to 70 percent with treatment. Anyone with osteoporosis diagnosed on a bone density test or who has had a significant fracture should be treated. Some men and women taking medication, such as steroids, should also be offered treatment to prevent fractures even if their bone density is out of the osteoporosis range.” Bone health can be improved at any age. Exercise and a healthy diet can help reduce the loss of bone density.

There are also effective medication options for those who need treatment, Dr Fenton says. “Patients should discuss with their doctors any concerns they may have. BERRY MERINGUE ROULADE This delicious berry meringue roulade is a culinary showstopper that looks far more complex than it is to create, so you can wow your dinner guests. Leftovers will last in the fridge for up to three days – not that we can guarantee there will be any!
INGREDIENTS 5 (room temp) egg whites 2/3 cup caster sugar 3 teaspoons cornflour 600g fresh mixed berries
2/3 cup mascarpone cheese 2/3 cup thickened cream Icing sugar mixture for serving Extra berries for serving

Preheat oven to 190°C. Grease and line a 2cmdeep, 25cm x 38cm baking tray with baking paper, allowing a 3cm overhang at each of the long ends.
2.
Using an electric mixer, beat egg whites in a large bowl until soft peaks form. Add 1/2 cup of sugar gradually, beating well during the gradual addition until sugar has dissolved. Sift cornflour over egg mixture and fold into the egg mixture until just combined, using a spatula.
3.
Spread meringue over prepared tray. Bake for 12 minutes or until just firm and pale golden.
4.
Meanwhile, place a 40cm piece of baking paper on the bench top. Sprinkle with the remaining sugar. Carefully turn the meringue onto the paper. Remove lining from the meringue and allow it to cool.
5.
Place one-third of the berries in a bowl and roughly mash them with a fork, before setting them aside. Whisk the mascarpone and cream in a bowl until soft peaks form, then add mashed berries and gently swirl them through the cream and mascarpone mixture.
6.
Spread the berry mixture over the meringue, leaving a 1cm space on each of the sides. Starting from one of the short ends, roll up the meringue using paper, to form a Swiss roll. Wrap the paper firmly around the roll to secure it.
7.
Place the roll seamside down on a tray and refrigerate for two hours or until well chilled.
8.
Remove the baking paper from the roll and top the roll with some remaining berries for decoration, before dusting with icing sugar.

Starting. Getting to the top. Staying there. It’s not only the journey and the accolades that are worthy of consideration, it’s also about where and how you started. Over the years, one of the questions I’m repeatedly asked is: “How do you identify someone who is going to excel in real estate?” To be fair, it’s neither straightforward nor easy. No-one truly knows exactly who will flourish and who will falter, and occasionally you can be blindsided by the most unlikely of applicants. After many interviews, too many to count, and with 22 years of experience, I’ve learnt to apply all my senses to the task of determining if someone has the attributes required to succeed.
At these meetings I’m looking, listening, assessing and hoping that the story I’m hearing is true and the attributes I’m seeking are present. I’ve met individuals who have turned up wearing ripped jeans and an attitude (that’s a ‘no’ from me!), who have borrowed a mate’s suit and car (points for trying), and everyone in between, including academic theorists (who are busier thinking than doing). I’ve worked with people who spent their entire (short) careers looking for overseas buyers when the actual buyer was the neighbor next-door. Individuals who can’t engage as part of a team can also struggle to get the leverage or support they need, as teamwork and teams are now an established prerequisite within the industry. I’ve met amazing people from every walk of life and with every qualification, and I’ve distilled all this history into the following: You will succeed if you want to, if you are deeply passionate about the opportunity and if you do the work required. And ‘doing’ is not sitting, waiting, thinking and overthinking, drinking coffee, avoiding making the calls or spending endless time on social media. Real estate success, contrary to popular belief, is not
a part-time job nor is it something you ‘fall into’ – because you can just as easily fall out. The individuals I’ve seen succeed at the highest levels have incredible resilience, an astonishing work ethic and deliver year after year. The common thread that binds them is their persistent consistency, ability to think out of the square, care for others and high energy. When you look at it, that’s the real secret to success in every field. To the group of professionals that I have the privilege of working with, I’d like to say, well done! You truly are champions – and world champions at that!

Tonal Triumphs

If your current downtime reading finds you poring over paint brochures trying to find that elusive complementary colour scheme that will match and not clash, then make it easy on yourself, and on the eye, by thinking tonal hues. Going tonal not only makes rooms appear larger and more defined, but keeping it in the same family palette lessens the margins for error.
O
ne way to achieve this is through the Monochromatic Scheme. Start by choosing your base colour – a colour you love and wish to predominate in your theme.
Next, select your lighter and darker variations of your base colour, which might be used as an accent wall, trims, or accessorising accents. The rule of thumb is to have
at least two hues off the base colour, but it’s important to ensure they’re different enough to give contrast and interest; think pale blue, sky blue and navy.
The Analogous Scheme delivers a monochromatic look, but has a bit more pizazz. Composed of groups of three colours next to each other on the colour wheel (irrespective of which end you’re working from), such as red, red-orange and orange, or violet, red-violet and red, for instance; when these neighbouring harmonious hues come together in a room, expect to be enchanted by the stunning transformation. As with the Monochromatic Scheme, choose your dominating hue, then your supporting hue, and finally your accent hue (along with hints of black, white or grey – for a stroke of analogous genius!).

Winter is knocking at the door, and there’s nothing more we’d love than to retreat to the warmth of our caves and hibernate until the sun shines again – we can only dream! Winter is the perfect time to update our interiors so that when we do arrive home from that long, cold, dreary day, a serene and comfortable oasis awaits. We’ve put together our top tips for transforming your home in preparation for the cold months ahead.

Toasty tones Embrace those hot hues: we’re talking dusky pink, amber orange, yellow-y gold and copper brown. Not only do these shades lend themselves to winter decorating better than cooler tones, they’re all relatively easy to pair with the neutral, soft colours – creams, beiges, warm browns and greys – that you probably already have in your home. If you’re feeling a serious change, consider repainting or re-wallpapering your walls in a warm, subdued colour. Add a touch of greenery to your rooms to purify the air and emit that tropical jungle feeling – go for flora that doesn’t require much light; dracaenas, philodendrons and money plants are just a few of many. For an aromatic atmosphere seek plants like jasmine, eucalyptus or lavender, otherwise a fresh fern or hanging pot plant might just be the antidote to the winter blues you’re looking for.

Graceful glow Dreary days and dark nights make winter the perfect time to create atmosphere with different kinds of lighting. As we head into the cooler winter months, we are excited about the tourism campaign inviting New Zealanders to ‘Explore Something New in Christchurch’, launched recently. This comes out of a Memorandum of Understanding city agencies, including The Chamber, signed with Air New Zealand to work with the airline to explore joint marketing activity, enhanced freight and passenger capacity, and signature events. The campaign aims to not only drive domestic travel to Ōtautahi Christchurch but also change perceptions of our city. As part of this campaign, an interactive phone game has been launched showcasing Christchurch attractions. This has created further excitement about our city, using technology in a fun and engaging way to appeal to a wider range of people, while also informing New Zealanders about the huge range of experiences we have in our very own backyard. In the central city, the council has appointed a city activator to organise and promote central city street-based entertainment over the cooler winter months, with the first activation called Winter Circus. This will include free, worldclass live circus and busking acts in two performance spaces over Friday, Saturday and Sunday lunchtimes in June and July – great entertainment to go with some of the amazing food on offer at our local eateries. These campaigns will build on what was a spectacular summer, with record-breaking tourist numbers injecting more than $3.6 billion into our region’s economy. With our regional visitor sector continuing to grow strongly, and measures now surpassing preearthquake levels, Christchurch is well on its way to becoming ‘something new’.
Recently I had the real pleasure of breaking ground at last on the construction site for the new Metro Sports Facility. Along with Mayor Lianne Dalziel and Minister for Sport and Recreation Grant Robertson, we turned the sod on the construction of the new indoor 50-metre competition pool and dive well. Canterbury’s swimmers have waited a long time for access to a competition class pool and all of Christchurch has been looking forward to this wonderful new facility. The five-metre-deep dive well and competition pool tanks are stainless steel and will come from a specialist supplier in Italy. These tanks have been selected as they will be more resilient than traditional pools in the event of any further earthquakes. An active community is a healthy and happy community and with everything from five hydroslides to throwing cages for our high-performance athletes, the Metro Sports Facility will offer something to people of all ages and stages. The Metro Sports Facility will bring thousands of people into the central city each week, it’ll provide world class recreational facilities for our people, and it’ll boost our local sporting codes. Working together, the council, the Government and the local sporting codes have got this project back on track after it was stalled and over budget. Now, we’re seeing the results of that work. This will be a fantastic facility for Christchurch and seeing construction begin is just another marker of the renewed progress we are delivering for Canterbury.

The last week of May was TechWeek 2019 and what a juggernaut of a week it was! From Monday’s ‘Canterbury Tech’ event showcasing our city’s world class heathtech/medtech sector through to the launch event for Te Ōhaka - Centre for Growth and Innovation, TechWeek 2019 really showed how quickly our tech sector is growing and maturing. The Te Ōhaka launch was officiated by the Honourable Dr. Megan Woods, Minister of Science and Innovation and we were particularly grateful to be joined by a few distinguished guests from across the ditch and as far away as Silicon Valley. Te Ōhaka is based on the SETsquared business incubator shared by five universities in Southern England. In 2015, it was ranked as the top university-based business incubator in the world by UBI Global and by 2016, it had assisted over 1,000 startups and directly contributed roughly $11 billion NZD to the UK economy. The construction of Te Pae, our new convention centre, is now 50 percent complete. It’s an exciting milestone that the sales team was recently able to share with event organisers from all around the globe at IMEX in Frankfurt, the world’s largest convention about where to hold a convention. Letting the world know Te Pae will be open for business late next year is key to the venue’s success. More than half of the economic benefit Te Pae will bring to Christchurch will come from large international events, even though these events will not represent the majority of the bookings. There is intense global competition to attract these international events and the bigger they are, the further out they book - three to four years in advance in many cases. The first international event to be held at Te Pae will be INTECOL’s 11th International Wetlands Conference in October 2020. With about 1000 attendees, this is the largest, most influential international conference in wetland ecology. It demonstrates that we are not just promoting Te Pae to the world, but also Christchurch, Canterbury and our local expertise. New Zealand is internationally respected for its science and management of wetlands. Other earth sciences, agriculture and wider food production, high-tech innovation, medical research, education and building technology are among the other sectors that are likely to bring big events to Te Pae. These local strengths, coupled with worldclass service at a world class venue, and an attractive visitor destination will see Te Pae reach its full potential for Christchurch.
With temperatures plummeting, no one can deny that it is now winter – the time of year that can be the most challenging for businesses in Christchurch’s regenerating central city. For those of us who work in offices in the area, it can be tempting to stay indoors during the cold months. But this year, a lunchtime Winter Circus is being held at two locations in Cashel Mall to entice us away from our desks during weekdays and attract people into the central city on Sundays. The performances are being held at Hack Circle, on the corner of Cashel Street and High Street, and near the Bridge of Remembrance, on the corner of Cashel Street and Oxford Terrace on Fridays, Saturdays and Sundays during June and July. The weekday performances feature professional buskers and the weekend shows feature students from the Circotica circus company and school, and other performers. I commend the Christchurch City Council, Ōtakaro Ltd and ChristchurchNZ for their support for the Winter Circus, which will add to the vitality of the central city and, hopefully, see more people supporting the businesses that have invested in and committed to the central city. We also need to ensure we do not take our eye off the long view and continue to look for new opportunities to encourage further activity in the central city. This will require a mix of fun public-facing initiatives like the Winter Circus, and other less glamourous initiatives such as ensuring local planning rules are not impeding regeneration by requiring unnecessary hoop jumping and tightrope walking.

urrently, eight years on from our seismic events, the market here is rebalancing itself. The average sale time for a property is now 56 days – that’s the longest time for more than seven years. Why is that? There has definitely been uncertainty over the introduction or otherwise of a Capital Gains Tax (CGT) and about immigration law changes. In addition, insurance and EQC money has pretty much dried up. House prices, however, have remained flat – the fluctuations are merely ripples, rather than waves. The median price has slipped by only one percent over the past 12 months and there is also stock available. That means choice and opportunity for buyers. I believe it is a strong time to buy right now with purchasers less likely to drown in competition. There’s no CGT but there are lower bank interest rates and, in some parts of the city, vendors have adjusted their price expectations to better reflect the market – over 70 percent of the houses sold in the city have been under $750,000. Only 10 percent are over $1 million. This makes it a good time to sell if you are looking to upgrade. budget. So, what do you do when you want more in terms of aesthetics and lifestyle? At the other end is the architectural approach, where high ideas and custom craftmanship with the best materials create buildings that are almost sculpture first, home second. But who can afford that? If one is trying to stick to a modest budget, it is important to get one’s priorities straight in order to spend money in the right areas. Risingholme Homestead in Opawa officially reopened on 5 June, when council members and the community gathered for the long-awaited moment when the cherished building reopened its grand front door.
H
arbouring decades of memories, the authentic restoration was a collaborative effort of determination after a double tragedy. The homestead had been closed since the February 2011 earthquake and
was further damaged by an arson attack in June 2016 – just prior to its planned earthquake repair. Mayor Lianne Dalziel says the 153-year-old twostorey homestead, which has
continued to hold a diverse mix of classes and courses, was one of the country’s first community centres. The site was gifted to Christchurch in 1943 by philanthropist Sir John McKenzie and the

Risingholme Community Centre Incorporated Society was formed in 1944. Cook Brothers Construction started the restoration last February, with a partial rebuild and significant repairs to earthquake and fire damage. Etchings of its eventful history remain, such as the charring on the fire mantle and the time-worn staircase of rimu, mahogany and baltic pine. Christchurch City Council’s Heritage Programme Manager, Richie Moyle, managed the $2.5 million refurbishment, and also instigated the balcony’s restoration to the original openwindow design. Formerly closed in and used as a room, it’s now a magnificent vantage point to view the established grounds. Richie says he felt the elation of opening a birthday present at the opening of his 45th postearthquake heritage restoration. It was quite surreal as his vision of the fire-damaged facade was still so vivid. The centre’s Committee President, Ildica Boyd, aptly pronounced on opening day: “Risingholme is moving back home”.

ENGINEERING THE FUTURE Matt Bishop has been on many cutting edges in his career thus far. From an early interest in electric motorcycles – he was the first person to ever race one at Ruapuna – to innovative strategies for doing engineering differently, change is an important part of Matt’s philosophy.
M
anaging Director of BVT Engineering Professional Services, his company is celebrating ten years of providing client-driven, flexible, and innovative engineering expertise. A graduate of the University of Canterbury, Matt has built his Christchurch firm and now has an office in Auckland and a growing
presence in Australia. It is, by industry standards, comprised largely of young talent. “They are digital natives,” he says. “They’ve grown up with technology and respond to it intuitively. “The engineering tradition is long and well established, and we can’t throw that out. We have to incorporate it into the
future of work.” After the earthquakes, change dominated the landscape; changes in the environment and changes as the rebuild took shape. Changes also in the legislation and to the available technology meant opportunities arose in the related industries. As new buildings went up, Matt says, “the opportunity with the vertical infrastructure was the interiors”. Interior engineering is now the main focus of Matt’s firm. “We sit between the interior architects and the interior contractors.” There was a gap there and Matt is filling it. One vision he has for the future, a solution, is “a manufacturing based approach, where buildings are made in factories and assembled onsite, using AI and software based solutions, rather than engineers working the numbers.” That will free up engineers
to do more ‘high value’ work. That’s getting out onsite and “talking to the people that are having the day to day issues. For example, it could be the guy installing steelwork. How do we make things easier for him?” To help take the firm into the future, BVT has appointed Growth Strategist Ceinwen McNeil as CEO. Based in Australia, “Ceinwen understands that ‘next level’ consulting model,” Matt says. With experience in multinational consultancies and government, and an existing relationship with and understanding of clients, “Ceinwen has already implemented several projects that will usher the company towards the future”. tanding on Colombo Street for more than a century, the locally treasured chapel reopened almost a year ago. DPA Architects was recognised for its work on the complex repair at the local NZIA Awards this month, winning the Canterbury Architecture Award in the Heritage category. The accolade follows a gold award, value award and national award for Heritage/ Restoration at the 2019 Commercial
Project Awards in May. The Rose Chapel restoration was completed with Higgs Construction. Dave Pearson of DPA Architects says he enjoyed working in collaboration with individual contractors on the unique onsite challenges. “The successful restoration relied on the input of skilled craftsman and trades working together to deliver an exemplary result.”

Just three days before its 100th birthday celebrations, the chapel was severely damaged by the February 2011 earthquake. The rose window and roof had collapsed, leaving a gaping hole in the main facade. The complex restoration project involved reinstating fallen masonry, replacing structural brick walls with concrete versions, strengthening the roof and foundations, as well as piecing together and reinstalling the shattered windows. The salvaged slate was re-laid and intricate stonemasonry carried out by New Zealand’s leading heritage stonemasonry company, Goldfield Stone. Other work included re-plastering the internal surfaces, reforming all the arches by hand and reinstating the plaster details. The internal walls were repainted, timber work re-stained, tiled floor reinstated, and new lighting installed. The spiral staircase was badly damaged, but a near identical spiral staircase was salvaged from the demolished Regent Theatre and installed in its place. Both buildings were originally designed by the Luttrell brothers, so it was decided that the staircase could be installed without any loss of authenticity. After more than two years of careful restoration, the Rose Historic Chapel was officially reopened. ‘HILLTOP’ ARCHITECTURAL MASTERPIECE

With a history of architecture in his family, Max established his own boutique studio in Christchurch in 2009. Since then, this award-winning firm has put diversity to the test, designing residential and commercial structures nationwide and internationally.

ombining energy efficient technologies, which are essential in good design, with a sense of artistry, Max’s latest award-nominated home sits atop Mount Pleasant and features magnificent views of the landscape and estuary. It was built by Nick Parsons of Parsons Construction and is nominated in the 2019 Registered Master Builders HOTY awards. ‘The Wall House’ is so named for its feature wall that creates a barrier between the street and the quiet seclusion the house enjoys. The homeowners didn’t want ‘standard’, Max says. “They wanted something spectacular.” And spectacular they got. “What I really wanted to do was create a journey from the street, through a small courtyard and into the house.” As a result, visitors are treated to open spaces and, via grand amounts of glass, beautiful views. Informally separated into two living spaces, the day area is open to the surrounding environment and the more private, even conventional, night area, a place of enclosed comfort. views. The build also needed to be completed within a fixed budget, so there was no margin for error. Undaunted by the challenge, Rob Bosma and his team responded to the brief using a composition of simple, uncluttered block forms, interlinked and cut open to expose the interior spaces to the adjacent reserve and views beyond. The main living area and master bedroom with ensuite are elevated above a sunken garage. The house is dressed in high quality cedar cladding, a versatile material which has a natural warmth and richness of colour helping to integrate the building into its natural surroundings. During the building and design process, optimising conditions for the best natural ventilation and comfort conditions were always kept in mind. This meant designing the build to optimise orientation towards the sun whilst ensuring there is adequate shading for the hottest summer months, and paying careful attention to the positioning of glazed surfaces. Generous openings were provided to exhaust summer heat rather than relying on mechanical cooling. Therefore, the house remains comfortable in all seasons with heating only required on sunless winter days. The 360 Architecture team has managed to create something truly unique, aesthetically beautiful and in harmony with its surroundings. For the proud new owners of Broad Oaks, all the boxes have been ticked and their new home is truly a joy to live in.

Our shaky recent history has tested our taste for the concept of the Romantic Ruin, an idea that has gripped the arts since the eighteenth century. The frisson once provided by a building that had seen another era’s hopes and dreams for the future, is replaced by the more prosaic thought, ‘is that going to fall on my head?’
H
appily, Colab Architecture’s Tobin Smith and Blair Paterson’s bilateral design for ‘House on a Ruin’ captures both a hankering for the past and the thirst for the new, and once again shows they are taking their rightful place in the canon of the ‘Christchurch School’ in
architectural design. The house marries its comfortably bourgeois history with the relentless approach of the oncoming in a striking yet approachable way. The New Zealand Institute of Architects has endorsed their vision by shortlisting ‘House on a Ruin’ for
the Canterbury Branch Awards. While its gaze is fixed on the panoramic horizon of the future, the design literally plants its roots in the past. The home is solid on the Halswell stone foundations drawn up by Samuel Hurst Seager C.B.E., a child of the Romantic era of revivalist-style architecture. Tobin and Blair skilfully take up the baton passed to them, designing a contemporary family home grounded on the stone cellars, wrapping itself complete with deck around the 100 year-old cherry tree and descending in tiers to the existing swimming pool. With a background in engineering, the client has allowed Tobin and Blair to be
adventurous. The living area cantilevers the stone cellars, mesmerisingly perching on slim steel stilts. From the east, the house presents as a solid two-storied cedar clad form, while from the west the house opens to views and sunlight, floating lightly over the ground below. Clad in bleached cedar accented with dark aluminium panels, the internal corners are softened to a surprising and subtle radius. Engineered to 200 percent of code, the interior is flexible to allow for family life, with spaces that can be shut off either side of the main living area. High ceilings and skylights promote elegant airiness, while a subtle mirror tint to the windows prevents too much solar gain. A celebration of old and new, and a hugely satisfying progression of architectural distinction, House on a Ruin is a home moving with the times.
