Give it time Rome wasn’t built in a day. Neither has the rebuild of Christchurch been an overnight journey, or even a six month project. Ten years after the shattering earthquakes that devastated it, NATIONAL MULTI-AWARD WINNERS 2013 - 2019

parts of the Garden City are still eyesores, with boarded up businesses, homes fallen into complete disrepair and red zones becoming wastelands. Fixing things takes time especially when they have been catastrophic. The fire that damaged the Christchurch Wastewater Treatment Plant has been widereaching in its own way, and six months after the disaster its stench is seriously impacting on the wellbeing of nearby residents. It was never going to be a quick fix, but ultimately it will be better than before. As with the rebuild, getting it right will take time and yes, patience from those affected by the stench.

Partial remedies are already underway to alleviate the stench, and removal of the rotting fire-damaged trickling filters has also started. A new treatment system is close to being fully commissioned, and will greatly improve the quality of the wastewater being discharged into the oxidation ponds and the overall biological health of the ponds. Now’s a time to dig deep again and think of nicer things while the work is done. Try to ignore the smell and think instead of all the positives that come with a rebuild, such as has happened in the revitalised central city. Who knows; the new plant may even sport some street art.

he man who loves fast cars, also lives a full life. But he says he’s getting better at working smarter not just harder. “Chasing the money never works,” says Cameron. “What works is initiative, energy, stamina, and the ability to achieve the best result.” Likewise, he says, there are times that tough conversations need to be had to move on in real estate and, for that matter, in life itself. “I’m happy to share my knowledge and expertise to help anyone I can, whether they’re my clients or colleagues or someone else’s. It simply doesn’t make sense not to. Everyone’s the poorer for not doing that. I look forward to the day everyone in the industry does that.” Cameron loves that true real estate is about the people, not about the houses. “I have the privilege to help people move

through different stages and situations in their lives, where I become a financial advisor, counsellor, or just a friend to listen. “If you’re doing your job properly you know the story behind every sale, what motivates the client, what’s driving the buyer… having that insight is an integral part of our work. In every sale and purchase, there is both logic and emotion. If you can’t recognise and respect that, you’re in the wrong job.” His advice for clients is to first choose the right agent because there’s a big difference in the value and skills that an agent can offer. “It’s not about commission, or free marketing, as both of these can be more than covered by the value a skilled agent can add. “Everyone has an opinion about real estate, how you should sell your property

and how much for, and that’s fine,” says Cameron, “but if you trust your agent, you need to also trust the process, what they’re saying about the market, and the price they believe can be achieved.” Right now, Cameron’s downtime is largely taken up with a focus on his health, well-being, and learning about the power of the mind. He can often be found in an ice bath, a sauna, or doing Wim Hof breathwork in the morning. Having conquered pretty much every real estate mountain there is, he admits that parenting his 11-year-old twin daughters as they move into their teenage years will probably test even his considerable negotiating skills. “They’ve heard me talk on the phone so much, they are starting to use my negotiation skills against me.” Maybe they’re the future in real estate.

eveloped in Australia by Gondwana Studios, Dinosaur rEvolution: Secrets of Survival showcases recent discoveries that have revolutionised the way we picture dinosaurs. Scientists traditionally thought dinosaurs looked like lizards, with smooth scaly skin coloured in greys, greens and browns. Now, new fossils found in China’s Liaoning Province, including skin, soft tissue, spikes and feathers, have shown that some dinosaurs were more like their modern descendants, birds, than we realised. Dinosaur rEvolution tells the story of two branches of the dinosaur family, the Ornithischia and the Saurischia. The Ornithischia had beaks, quills, scales, spikes, horns and massive body armour, while the Saurischia – the branch that includes the massive Tyrannosaurus Rex – had feathers paired with scales, claws and sharp teeth. Both branches adapted in different ways to their changing environment, but only one survived to fly away into the future. The exhibition features four lifesized, moving dinosaurs, skeletons, touchable fossil casts and artworks that reimagine what dinosaurs really looked like. The exhibition runs until 24 October.

Living Gastronomad, author, culinary artiste, television and broadcasting bon vivant all describe Peta Mathias. Metropol editor Lynda Papesch catches up with her after a recent cooking school in Christchurch.

nce seen, rarely forgotten. Vivacious, colourful and a total foodie, Peta Mathias lives up to her reputation and neither time nor Covid-19 has clipped her culinary wings. In Christchurch at the end of last month to host a series of five cooking demonstrations of her favourite dishes from the South of France, Peta regaled guests with stories of her time there, along with anecdotes about fashion and fun, served with a three course degustation dinner. Initially the cooking demonstration at Riverside Kitchen started as two sessions, increasing to five due to popular demand. Why cooking demonstrations? Peta’s a nomad by nature and likes moving around so having to stay in the same place for two years was pretty claustrophobic. “It wasn’t just that I missed travelling; I missed my double life of summer in Auckland and summer in France. I missed my friends, I missed my tour business and I worried a lot about friends, family and colleagues overseas,” she explains. “As soon as we realised what a bad situation we were in, people like me who work independently, sprang into pivoting action. I immediately realised I would be working in New Zealand as I couldn’t leave it, so I contacted cooking schools to let them know I was here and not there. “Kirsten at Riverside Kitchen was one of those people. If she wasn’t married to someone else, I’d ask her to marry me because she’s the most brilliant organiser, marketer and manager,” Peta enthuses. “Her cooking school is not only gorgeous but really well run and she’s lots of fun. And it’s in Christchurch so what’s not to love?” Interestingly, in between the endless lockdowns in Auckland, Peta actually managed to host a food tour to Rarotonga, and a few in Auckland and Hawke’s Bay, sometimes sliding out of lockdown the day before the tour started. The time also allowed her to finish and publish her latest book ‘Shed Couture’ about fashion and clothing. “The upside of losing my international tour business and staying in New Zealand was that New Zealanders really supported me, coming in their hundreds to my events, talks and charity fundraisers. This is very humbling and I am so grateful.” In the meantime instead of jetting overseas, Peta has started


her own Supper Club in her central city Auckland apartment. “I do them twice a week and they are so much fun. We have a two hour cooking demo then a book reading then eat on my floating glassed-in terrace. “Mostly I teach recipes from my Uzès cooking school. Uzès is in the South of France, about half an hour from Avignon and the food is sun-drenched, colourful and robust - quite in-your-face with unusual combinations of anchovies, olives, oranges, cinnamon and aniseed.” She hasn’t been to her home in Uzès since October 2019, so is really looking forward to spending the summer there this year, from June until the end of September. “I’ll be teaching cooking classes in my home and also hosting two gastronomic tours - one in Uzès and one in Puglia. Yeah! Next year I’ll be adding my other destinations - the Basque Country, Portugal and Marrakech. When I return I’ll start up the Supper Club again. And I am excited to be back at Riverside Kitchen at the end of next April.”

The secret to happiness Appearing bright and bubbly all the time comes naturally to Peta. “It’s partially an act and partially genetic,” she says. “I refuse to give in to setbacks - we all have them there’s nothing original about life’s ups and downs. “One of the secrets to happiness is to live in the present and not in the past with its blows to pride, unrequited love and disgusting meals you paid a fortune for. “Paradoxically living in the future is also a hopeless idea because if you don’t have purpose in the present it won’t magically appear in the future. “Carl Jung said, ‘to be normal is the ultimate goal of the unsuccessful’. Don’t try and fit in just be your wonderful self.”

Ira Mitch AN INTERVIEW

Dealing with loss and stress has led to an international art career for Ira Mitchell. She talks to Julia Strelou about her art and journey so far.

A I think of myself as a survivor and I try to help others where I can.

rt has been a part of Ira’s life for as long as she can remember, with her earliest pre-school memory of drawing for hours on rolls of brown butcher’s paper, behind the counter of her parents’ photography shop in Queenstown. Growing up in Glenorchy, she lost her parents at a young age, which created a sense of “emptiness and a feeling of roots being severed”. Moving to Christchurch, Ira found herself in a high-rise building during the 2011 earthquake, suffering a neardeath experience. She still struggles with PTSD to this day. From that day onwards, she decided that life was too short to not pursue her dreams. “I wrote a list of what I really wanted to do and be,” she recalls. “Art was at the top. I was academically trained but hadn’t launched yet.” She soon found herself revisiting her Queenstown roots in her art.

“As a child the towering mountains surrounded me. I felt trapped, both physically and mentally; always wondering what lay beyond.” Today she’s inspired by those same natural surroundings, using bold, bright colours and “high contrasting values” to bring landscapes to life. Though she often incorporates straight lines and shapes not found in nature, there is a vibrancy to her work which makes the landscapes seem to be real and even to be moving. The art transports viewers to a world that is both familiar and surreal. “I enjoy using brushes and my hands to manipulate the paint, I get lost in the process with each large piece taking 20 hours.” Ira suffered another loss when her first husband disappeared while their children were in primary school. “We were so poor and isolated that just thinking about it upsets me. I was determined the children and I would use rock bottom as a firm foundation

hell to rebuild our lives with education and love.” It was these experiences with loss and abandonment that inspired Ira to use her art to give back. “I don’t think of myself as a victim. I think of myself as a survivor and I try to help others where I can.” Ira’s daughter is now a medical professional and her son is an international architect. “I insisted they follow their dreams to not let challenges of our past limit them.” Ira has used her art to give meaning to the trauma that she’s experienced in life and as a way of giving back. “Being able to raise donations with art sales is my way of contributing to charities and I feel a connection too.” Through her art, she donates around 10k of value annually. That same art sees her travelling regularly between Queenstown, Christchurch, Australia, and the USA, much of that thanks to Image Vault of Christchurch, the nationwide distributor of her work. “Having a distributor allows me the freedom to travel and earn,” she adds. “It’s a simple, happy, productive, and nomadic life.”

Brilliant ballet bites The Royal New Zealand Ballet is presenting its first-ever digital festival this May.

T

welve new works and fresh takes, all created especially for the camera, will be presented online for ballet lovers across the country and the world to enjoy. The curated collection of 12 new dance films has been crafted by and for dancers of the Royal New Zealand Ballet in collaboration with artistic colleagues from the worlds of visual arts, music, and historic places. Audiences can purchase one of three collections, each around an hour in length, or the full suite, to stream at their leisure between 12 and 29 May. RNZB Artistic Director Patricia Barker says, “The new RNZB Screen brand follows a two-year period in which our digital work has broken new ground in the arts in Aotearoa. While creating and converting work for the screen largely started as a response to the pandemic, it’s become something we have found to be hugely successful and for us creatively, boundary-pushing. It’s also a valuable tool for our RNZB Education team, with more than 30,000 school students engaging with our education activities online in the first four months of this year.” “We like to think of our online collections as the ‘always on’ part of our business, which sits happily alongside our on-stage work. here is an order in which skin care products should be applied. Usually this is cleanser, exfoliator, toner, essence, serum, eye cream, retinoid, moisturiser, face oil, SPF, however it doesn’t need to be all of them, all of the time. Some have a three step routine, others a five step routine. Using more or less products doesn’t necessarily mean you’ll get better results, but it is essential to have a good basic routine and to understand how products

interact and absorb on top of one another. A simple rule of thumb is use the thinnest first, for instance if using more than one serum on your face. That way the thinner serums will penetrate the skin without having to battle their way through the thicker ones. 2 x 400g cans chopped Italian tomatoes, or 1kg very ripe tomatoes 180ml extra virgin olive oil 3 cloves garlic, peeled and finely sliced 1 bunch basil, picked ½ loaf stale ciabatta, crust removed and roughly chopped 500ml chicken stock, vegetable stock or water 1 tsp sugar salt and pepper ¼ cup ground Parmesan

Method If using fresh tomatoes, first blanch them for 30 seconds in boiling water and refresh immediately with cold water. Remove skins, squeeze out seeds and roughly chop the tomato flesh. Heat 100ml olive oil in a heavy-based pot over a medium heat, add garlic and cook for 15–30 seconds or until garlic just begins to colour (be careful not to burn the garlic or the soup will taste bitter). Add tomatoes and half the basil. Bring to the boil and simmer for 6–8 minutes until thick. Add ciabatta, stock or water, and sugar and cook for a further 5 minutes. Season to taste with a little salt and pepper and divide between four bowls. Finish with remaining basil, a drizzle of extra virgin olive oil and the Parmesan.

Bevan’s Tip Use any basil stalks and Parmesan rinds you might have by placing them in the soup as it cooks to give extra flavour. Discard them when soup is ready.

Small things amuse small minds, and in what is easily the best robot vacuum cleaner on the market, Metropol’s gadget guru Ian Knott finds a small feature that does indeed amuse him for hours.

W

hen I reviewed the ECOVACS Deebot T9+ late last year, it would have been hard to believe that the then flagship model would be improved upon within a few short months. Yet here we are. Not only has it been improved upon, but smashed out of the park. The new Deebot X1 OMNI is a feature-packed beast of a robot vacuum on which, after about five weeks of use, I am still discovering handy features I didn’t know existed. The X1 OMNI is a completely hands-free vacuum and mopping solution. Not only does it intelligently switch between vacuuming carpet and mopping hardfloors, but when it’s done, it returns to the OMNI docking station to empty the dust bin, the dirty water, and wash and dry the mopping cloths. All while you put your feet up watching Shortland St. In fact, if you’re feeling particularly lazy, you don’t even need to pick up your phone and use the revamped ECOVACS Home app to kick the X1 into gear. With the new YIKO AI voice control, you just need to say something like: “Hey Yiko, clean up the Dorito crumbs from around my feet,” and the X1 will do your bidding. You can even tell it to follow you around the house. I am yet to try that particular feature as I’m not quite that desperate for company. With the inclusion of a highquality, front-facing camera, the X1 doubles as somewhat of a security system. You can watch live footage and record video through the app as the unit vacuums or simply patrols your house. You can even use it as an intercom to chat to family

Living in colour

Looking for a little interior inspiration? Are your rooms feeling a little dull? Injecting some vibrancy and colour into your home is not as hard as it may seem. We can’t all be interior designers, but some key design rules can help guide you in a little DIY home refresh. Winter doesn’t have to be dark and dreary. Here are a few tips and rules to follow to get some much-needed brightness into your abode.

60-30-10 rule This rule is your new best friend, as it will help keep your space balanced. No matter what colours you go with, using 60-30-10 will ensure the room looks cohesive. Using this rule, you will select three colours, and use them according to a different percentage.

Your most dominant colour will take up about 60 percent of the room. Usually, this will be a neutral or more subdued hue. Your secondary colour, which is typically a bit bolder than the last, takes up about 30 percent of the space. And finally, the last colour is your accent colour, your boldest shade, taking up about 10 percent of the space.

Warm and cool Choosing between warm and cool colours is important depending on which room you are working with. Warm colours, such as red, orange and yellow are more vibrant, and great for entertaining and dining rooms. This is because they are upbeat and give a welcoming feel to the space. Cool colours, including blue, green and grey, are a lot more subdued. Because of this, they work best in spaces where calmer energy is wanted, such as the bedroom, bathroom or office.

Complementary colour scheme This is a simple rule when working with colour, as it only includes two shades. Complementary colours sit directly opposite each other on the colour wheel. Combinations include blue and orange, yellow and purple, and green and red. These pairings are extremely high contrast, which means that they bring strong vibrance into any space, so using them in smaller doses can be best. Artfully yours One of the most notable American architects who made his mark on the world at the turn of the 20th century was Frank Lloyd Wright. He specialised in what’s known as ‘craftsman style’ design, which is synonymous with the Arts and Crafts Movement – an international trend in the decorative and fine arts that developed earliest and most fully in the British Isles before spreading across the British Empire and to the rest of Europe and America.

omething that made Frank Lloyd Wright stand out was his dissatisfaction with simply designing the structure of his buildings. He was only happy if his projects were complete packages – meaning he also designed every single thing that went inside them, right down to the cutlery that would be used for dining. He would also design artful stained glass windows for his projects, which were hugely popular at the time. The overall colour scheme for this moody lounge is grounded with a wall and mantel in Resene Midnight Moss, a deep forest green hue that was hugely on trend at the turn of the 20th century and has become one of the hottest colours to decorate with today. The rest of the colours were matched to those in the vintage tennis poster that hangs above the mantel: Resene Half Fossil for the floor, Resene Leather for the door, as well as Resene Rob Roy, Resene Clover,

Resene Sushi, Resene Lightning Yellow and Resene Bandicoot, which were used to paint the vases, bowls, books and other small accessories that characterise the space. The result is cohesive, as your eyes move about the room and make the connection between the accent hues which tie the whole space together. One page we encourage you to take from Frank Lloyd Wright’s book is that your home should be unique. Don’t be afraid to add your own flourishes and details that reflect your taste and personality. And when you’re looking for a complete and cohesive look where everything appears like it was designed especially for the room you’ve put it in, paint is one of the most useful tools around. There is virtually nothing that can’t be painted – it all comes down to using the right Resene products and putting in the right prep work.

Tina Harding is a name synonymous with the canine community in Canterbury.

S

picking up dogs from the pound or taking on abandoned dogs, or those people couldn’t manage, and fundraising to help desex and rehome these dogs.” Tina is happiest caring for dogs, and supports many organisations, such as Dogwatch, in Christchurch. “I am admin on a few pet pages, along with lost and found pets in the city. The main page is Christchurch pets with 24,000 members who share their pets, their ideas, help needed… people often just need help or reassurance. I often receive private messages requesting help with unwell pets, the need to rehome, or those looking for help with pet food. This is almost a full time job any time of the day or night!”

he’s been involved with dogs since the age of 14, spending her hardearned pocket money to buy her first canine fur-baby. During the last 45 years, Tina has owned an assortment of pedigree and rescue dogs, and been an active participant, for four decades, in dog shows all around New Zealand. “A little bit of obedience and agility and lure coursing,” she explains. During that time her love of dogs has also contributed to several roles with purebred dog clubs, as secretary, treasurer, newsletter editor, working committee member, and rescue officer, as well as a vet nurse for 15 years. “I was part of K9 Rescue and Rehoming, which has since closed,

The best advice I could give anyone looking for a new dog is do your research and choose a dog that fits your lifestyle. An active dog needs an active owner, coated dogs need monthly grooming etc. Think about whether you have time available to train and exercise the dog. Do you know what’s required by way of vaccines, feeding, registration, microchipping, grooming, trainability, desexing, worming, and is that affordable for you? The biggest problem I see seems to be people taking on a dog they aren’t equipped to cope with. There’s the puppy stage then its teenage years. A dog will become a problem if it has not been brought up correctly, often ending badly for animal and owner.

Your pet’s tolerance is based on several factors including their coat, body fat stores, activity level, and health. Long haired or thick coated pets are usually more cold-resistant, short-haired or those with shorter legs feel colder because of the increased exposure.

If you don’t already, walk them during the late morning or early afternoon, when it’s warmer outside. Not only will it be more comfortable, walking or playing in the sun also gives them their much-needed dose of vitamin D.

Make sure they have a space of their own that is adequately warm and cosy. If you have any kind of heaters or fireplaces in the house, make sure they are pet-proofed, and your pets don’t accidentally hurt themselves while seeking warmth.

Be it dogs or cats, dry and cold weather can be as bad for your pet’s skin as it is for ours. By consulting with your veterinarian, you can add a skin and coat supplement to their food, to help prevent dry, flaky, or cracked skin. Coconut oil is also a great natural moisturiser you can apply externally if needed.

During winter, it is important to groom pets to take care of their fur and skin. A good brushing session can help clear up anything stuck, and help provide better insulation. Properly clean or wash and dry dogs after playing outside.

Cold weather could exacerbate certain conditions, such as arthritis, diabetes, or heart disease in pets. Winter is a good time to book them in for an annual check-up.

Avoid overfeeding There is a common misconception that increasing the food intake of your pets might protect them from the cold, but that could prove disastrous for them, according to vets. Their advice is to carefully monitor your pet’s weight throughout the season to make sure they’re at a healthy weight and adjust their calorie intake based on their level of activity as well. Remember many pets are not as active during the winter months.

Try raw feeding A raw food diet is the closest to nature for carnivores, and a clean and healthy way to feed them. It is a non-processed, natural way of providing not only food but entertainment and enjoyment. Raw feeding can result in a shiny coat, healthier skin and increased energy. This is because it provides them with loads of vitamins and minerals that they already need. Unprocessed, raw food is also far more bio-available to our carnivorous pets, meaning smaller and less smelly toilet breaks. Although we had a formal opening for Te Pae, our amazing new Convention Centre, just before Christmas, the arrival of Omicron meant that it could not open its doors straight away.

ow it’s opening again and this time it is for good! What Christchurch has in Te Pae is a world-class, purpose-built Convention Centre, which is already attracting important global conferences. I recently opened one of these conferences – sadly, it was completely online – but hopefully that’s the last of those and we will get to welcome delegates in person once more. I was taking pictures of Te Pae when it was closed, and I discovered a commentary on the unusual design, which was inspired by a photo of the Canterbury foothills taken from a flight into Christchurch.

“Architects strive to ensure that major civic buildings reflect their context,” it says. “The distinctive Canterbury braided rivers that flow from the Southern Alps are reflected in the 43,000 speckled façade tiles that wrap around the contours of the building.” What lies inside is a spectacular 1400 seat auditorium which can be divided into two 700 seat venues. It has a massive exhibition space 2800m2 – 3300m2, and up to 1800 banquet setting. Look out for the chance to see inside Te Pae in the near future. I am sure you will be impressed.

The fiery autumnal colours of Ōtautahi Christchurch tell us that winter is coming but for our region’s visitor economy, it feels more like the thaw of spring.

Te Pae Christchurch Convention Centre is a major piece of public infrastructure, built by the Crown on behalf of the people of Ōtautahi Christchurch as part of the city’s regeneration.

micron case rates are falling and “traffic light” settings have been loosened, borders are opening, and it has been good to see more people back in the central city in recent weeks. At ChristchurchNZ we are back in full force in the office together, as are many other key city agencies and businesses. We are also in full swing preparing a campaign to welcome visitors back to Christchurch and Canterbury. This will be targeted at potential visitors more than residents, as the goal is to bring fresh money into the regional economy. From the recently harvested grapes of the Waipara Valley wine region to the amazing sea life of

Kaikōura and the stunning vistas of the Mackenzie and the Canterbury High Country, we have so much to experience right in our back yard. While I’m on the subject of long-delayed visitors returning to the city, how good is it that after six years, we can look forward to a local rugby test match again. On August 27 the All Blacks will take on Argentina and on August 20, the Black Ferns will take on the Wallaroos. ChristchurchNZ is the host city agency for these matches and just like you, we’ll be welcoming the athletes with the same Canterbury warmth we show all our visitors.

o it was apt that earlier this month, our first conference was the New Zealand Infrastructure Commission, Te Waihanga Looking Ahead Symposium, where Minister Grant Robinson discussed the Commission’s new Infrastructure Strategy 2022-2052. After years of planning and months of preparation and training, it was fantastic to welcome delegates to the Centre as they enjoyed catching up face-to-face with their colleagues from around the country. Not to mention, to see our team and building performing as they were meant to... bustling with activity. And it’s only the start, with over 100 events planned for the remainder of 2022. Of those, more than 60 are multiday conferences, including

eight international events. All up, they will bring over 67,000 people into the central city, and generate an estimated $37.2 million in direct economic value. With our border now reopened to more countries, and airlines starting to come back to our international airport, we are seeing ever increasing interest in bringing conferences to Ōtautahi Christchurch. Looking past the end of this year, we have a solid pipeline of business moving forward. In total, through to October 2024, we have 146 events scheduled, of which 88 are conferences – including 23 international conferences – which will bring close to 150,000 people into our city, allowing us to deliver on our promise of driving economic value and making a difference to our city.

Embracing raw beauty Concrete has a reputation as the marmite of building materials. Where some see clean lines, strength, thermal and acoustic properties, longevity, and modernity, others see a bland and Orwellian bunker-like chill.

one other than the illustrious Le Corbusier championed its use, pioneering the term beton brut, or raw concrete, while detractors promptly fashioned the phrase “brutalist architecture”. Now, your experiments with marmite might have begun and quickly ended with smearing it on buttered toast. Designed by Greg Young of Young Architects and built by Hoogervorst Architectural Builders, this stunning home is shortlisted for an NZIA award. “Concrete was a necessity on the very steep, geotechnically challenging site, so we chose to embrace it,” says Greg. “We kept it naked and raw. Expressing the variations in texture and colour inherent within its composition as well as a result of the construction methodology to place it.” Balancing the solidity of the concrete are expanses of glazing which add precision and lightness. There is something poetic about driftwood. Steeped in the ecological cycle, its journey begins as a living host, breaking away to follow a process of bleaching and smoothing, becoming home and food to a second ecosystem.

The lyrical rhythm of the beach created the inspiration for the NZIA shortlisted Driftwood Home overlooking the Sumner surf. It is referenced throughout the architecture, and through the cladding types which include timber, stone, and metal. These reference a charred piece of driftwood seen on one of the owner’s many beach walks. Craig South of South Architects says, “The brief specified a home that makes the most of its special location.” The form of the home, a result of the desire to engage with the beach from most internal spaces, gave articulation to the Western facade. Concrete block foundations lift the home above flood plain levels, while steel portal structures minimise solid walls to open the façade up to the fantastic views. TRENDS: Let's Take a Look Together

The property market would be defined as one of New Zealand’s most significant economic determinants. It requires constant interpretation and review, including looking ahead – sometimes well ahead. Although stepping into the future is potentially scary, long-term business sustainability requires just that. Recently I got an appreciation of what that future could potentially look like using the strategic intelligence detailed in a report by The Real Estate Institute of New Zealand titled Megatrends: A Report on New Zealand Property 2022. It’s a significant document, of relevance not just to those in the real estate sector but anyone with an eye on global and local property trends. Remembering that a megatrend is a major shift in environmental, social and economic conditions that can substantially change how we live, these are some of the ones that stood out to me: • The return of the home office – this came under the megatrend titled ‘Hybrid Working’. Due to COVID, home offices have become a vital consideration when purchasing and I only wish I’d incorporated one when we built a new home six years ago. At the time of building, I thought an office was outdated and would never be used, but how wrong I was and how much easier having one would have made life during periods of lockdown and isolation. The reason this pre-empts a potential megatrend is what would happen if everyone wanted to work from home permanently. • Digitisation – yes, there’s a strong place for digitised processes with automated tasks fitting this space. But the report noted that people remain essential in real estate areas where human connection

and creativity are required. Phew! I was pleased to see that, but it’s really about superb connectivity skills and creativity aimed at maximizing a client’s returns whilst maintaining transparency. • Rental Reality – I think this one will come as no surprise. Homeownership rates are falling and there is a greater acceptance of renting rather than owning. For the landlord, there’s the benefit of a return on his/her investment and for the tenant it can allow them to invest their resources (given they have them) in a more diversified number of assets besides a mortgage. There’s also the development of institutional investment. If you want to know more about this practice, I’d encourage you to download the whole report. It details this sector, which in North America is considered a major investable asset class while being embryonic in other parts of the world including NZ. So why have I told you all of this? It could be because I wanted to get my word count up, it could be because it interests me, which it does, or maybe it’s because it gives us all tips and insights into where our future could be heading – and it’s a great time to start talking about just that.

Reducing indoor air pollutants New Zealand’s recently established Indoor Air Quality Research Centre (IAQRC) brings together expertise from seven leading research organisations. It aims to increase public awareness of indoor pollutants, and related health outcomes, and to advocate for improved indoor air quality in Aotearoa New Zealand.

he IAQRC comprises a multi-disciplinary team with specialist indoor air quality research expertise. It includes researchers from BRANZ, GNS Science, Massey University, NIWA, University of Otago, Victoria University of Wellington, and the University of Canterbury. Its mission is to advance the understanding of indoor air quality in New Zealand by co-ordinating research, and sharing knowledge and resources. It also aims to provide practical advice to the public to improve indoor air quality, including mitigating the transmission of Covid-19 indoors. “Covid-19 can spread on air currents but good ventilation can quickly remove particles carrying it. panel of design industry experts from New Zealand and Australia narrowed this year’s entries to 103 finalists, whose projects exemplified the most innovative use of colour in the built environment

across commercial and residential spaces. Finalists were selected across six categories: Commercial Interior - Public and Hospitality, Commercial Interior Workplace and Retail, Commercial and

Multi-Residential Exterior, Residential Interior, Single Residential Exterior, and Student projects. “We were excited to see such an exciting and imaginative use of colour in this year’s entries,” says Dulux Colour Specialist, Davina Harper. “Architects and designers have really pushed the boundaries with colour application to create inspiring, engaging - and often surprising - interior and exterior spaces. “Across the commercial categories, deeper and darker tones are emerging, as well as simple vivid colours in reds, blues and greens. “Retro 80’s inspired pastel shades of pinks, apricot, lemon and green, offering a touch of excitement and fun, have been injected into retail and work spaces, while impactful tones and washed walls are also making a presence, bringing a sense of moody sophistication to interiors,” added Davina. development of four homes on Innes Road is a great example of developer, designer, and builder working in harmony. Four happy families are now living a fabulous garden city lifestyle, with the flexibility of lock up and leave at a moment’s notice. If this could always be the future of housing intensification, we would be in good hands. Morel Construction is responsible for the sturdy construction and impeccable finish. “The homes are solid from the ground up,” says director Dax Morel. “The foundation is a waffle slab which creates a grid pattern on its underside.” The team’s range of expertise is on display, fitting three types of exterior cladding: Cedar finished in a dark brown stain, Integra Lightweight Concrete with a plaster finish, and James Hardie Titan Board.

The same cladding choices are used but in variations. “I like how the different elements of cladding work together in different ways, plus the tray roofing,” says Dax, “it is a great design.” Cassette flooring sped up build time by three weeks and is overlaid with quality timber planking. Each home has three bathrooms which are fully tiled with recessed soap shelving, and a separate downstairs toilet. The four bedrooms include a ground floor selfcontained guest suite with walk-in robe and bathroom, a master suite upstairs, and two further bedrooms which share a bathroom. Two hardwood decks as well as joinery encased gas fires are included

in each home. However, each new buyer’s choice was not straightforward, with the four homes containing unique features. Some have a concealed pantry, another a stunning skylight above the bath. An open timberclad steel stair case and a dressing room were all significant drawcards for the different families. Versatility is a key feature for Dax’s team. “The size of this development was a joy to get our teeth into. In progress currently is a large civil and refurbishment in Redcliffs and upcoming we have a three-storey precast concrete house on the hill beside the Adventure Park.” “We only build quality,” says Dax, “after 29 years in the business the company is at a great stage. We choose clients who demand quality, because we refuse to compromise our standards.”
