f this ‘term of endearment’ is a bit too ironic for your liking, fans of the pun-master’s work have also propounded ‘agent provocateur’ and ‘cultural prankster’ as fitting monikers. You can be the judge though: Youle’s Look Mum No Hands mixedmedia collection, a major solo endeavour, is on at the Christchurch Art Gallery until 3 September. Deftly blending humour and provocation, his witty work is certainly entertaining to the eye, but it also speaks to the mind. The gallery says, “Youle’s works

traverse a range of concerns, including how different cultures perceive and label each other and how intangible qualities like loss, aging and love elude our attempts at measurement and explanation.” Seemingly uncomplicated at a glance, Youle’s individual pieces, curated by Felicity Milburn, are peppered with a fascinating ambiguity that inspires the mind to ponder long after the initial interaction. Rachel Smith sat amongst the audience in the Space Academy, listening to some of New Zealand’s best flash fiction.

achel’s story When Winter Comes had been shortlisted in the National Flash Fiction Day (NFFD) 2017 competition (adult section). Rachel was also there in her capacity as co-judge of Micro-Madness (a flash fiction of 100 words), another category in the NFFD competition. “Like many of my stories, When Winter Comes developed from a single image,” says Rach. “I very rarely have any idea how a story will end, or exactly what I am trying to say until the story is completed; it’s usually a process that involves many, many drafts.” Rachel, a former writer for Metropol Magazine, was introduced to Flash Fiction when she joined the South Island Writers’ Association (SIWA) five

years ago. Prior to that, she had predominantly written short fiction and poetry. “For me, flash provides a wonderful mix of both. Its length allows for a layered story to be told, while also having a strong focus on the language – how each word sounds is just as important to me as the meaning it brings.” The results of NFFD 2017 saw Rachel rewarded for those countless drafts. She took out the runner-up prize, and Gail Ingram, another SIWA member, won second place in the international Micro-Madness category. Bravo ladies, bravo! What was the founding philosophy of Stolen Girlfriends Club and how has this endured and, conversely, evolved? Right from the beginning we have been trying to make clothes that we and our girlfriends would want to wear. It seems quite common now, but when we started 11 or so years ago there was a huge gap. It was either high end or surf clothing. So we had nothing that we felt pushed us to the next level. There has also been a romantic essence behind the brand of wearing your boyfriends clothes like in the morning when you have stayed over and you need to put on his shirt or tee-shirt ... this has evolved again for us. There’s a triumvirate of talent behind the brand (Dan, Marc and Luke), how do you each fulfil your potential within the brand and equally complement one another? This has changed over the years; Marc was on design, Luke was on brand and Dan on business. However, we all come together to discuss all aspects of the business and the moving forward of the brand. Each has a handle on what the other does and suggestions and comments to make the brand stronger. You are stocked in 13 countries around the world, what do you think resonates most with brand loyalists? Stolen has always had its loyalists. We are also always gaining new loyalists to the brand through constantly pushing the marketing and branding ideas and we keep on evolving, questioning what we are doing and how we are doing business and design. Our demographic for customers is quite diverse. Everyone can take a position on the brand that is quite different to the next. There is a lot of feeling and emotions in the brand that also derive from the name - Stolen Girlfriends Club. In a world constantly agitating for change and in the midst of an industry that takes no prisoners, how do you stay relevant? We have always kept thinking ahead, but also there are a lot of gut feelings behind decisions. It’s about what you see the younger generation evolving into but also trying to lead them into a look that they might have not considered though the mass media and social media channels.

What is the most confronting part of what you do? Coming up with ideas constantly on new collections, but also the business side. It is not easy living in New Zealand when it comes to business scale. As a more forward niche brand, we need to be selling into international markets to get the volume needed. The antipodean sartorial scene has been shaped by some fairly eclectic personalities – yourselves included – do you think this uniqueness is almost part of New Zealand’s DNA? Or do you consider us fairly conservative, or somewhere in between? We are quite in between; Antipodean people do have a unique look. When you’re living remotely in terms of the world geographic, you do tend to start your own ideas. That is why New Zealand companies are so innovative. It’s not taken too seriously here either. We are not saving lives just trying to make people feel a little bit special about them. Where to from here for the brand? We will be concentrating on local and international growth. The jewelry side of the business is doing very well and is in talks with other territories about expansion. Do you have a favourite ‘go to’ mantra? Stay humble and keep moving forward.

CINEMA WITH SOUL By Kate Pierson

We’ve come a long way since the dawn of cinema; a time when 50 second, black and white film L’arrivée d’un train en gare de La Ciotat debuted its now infamous scene of a train pulled by a steam locomotive arriving into a train station in the French coastal town of La Ciotat. As urban legend would have it, scores of cinema-goers were so overwhelmed by this moving footage, they ran to the back of the cinema in fright.

Comparative Literature Professor Joel Black calls this the ‘Reality Effect’. What a refreshing change it is, therefore, to have the New Zealand International Film Festival (NZIFF) and its body of mind-enriching works available to us from 3-20 August. The festival is an international smorgasbord with more than 90 films from over 20 countries, including first releases of Kiwi films - features, documentaries and short films, along with handpicked selections fresh from highly-acclaimed awards circuits such as Cannes, Berlin and Sundance. People can pick up a programme at the Isaac Theatre Royal or Hoyts Northlands, which are the two places the films screen, or check the website for playing times. In 2017, Christchurch is being treated to several world premieres plus a live cinema event: a Buster Keaton film Our Hospitality released in

1923. The Christchurch Symphony Orchestra will play a score to the silent movie, paying homage to the cinema of yesteryear. The world premieres include: 1. Absolutely! I am really delighted with the reaction by all the team as they settle into their new environment. I am even more thrilled by the comments of visitors who can see that this is all about creating a great place to do business. I get real satisfaction out of seeing our team talking with their clients in one of our many meeting rooms and I just can’t wait to see the auction room in full swing. I know we will really be finished when I can sit down and have a coffee in the café at the front of our building.

You mentioned the auction room, can you tell us a little bit about it? I am so proud of the fact that our weekly auctions are such a vital part of delivering outstanding results for our clients and I was determined to make our auction room state of the art. Having two brilliant auctioneers and a well-trained auction team in support, was an extra incentive to provide facilities that include online streaming capabilities. We wanted it to be an auction room where our sellers and buyers could know what was happening, where they could talk away from the crowd and where they could bid with confidence and I know it will do all of this brilliantly.

Your philosophy about real estate: tell us about it... In some ways this building is a lot about what I think of real estate. I have always said the most important people in our company are the public that we serve everyday. With that in mind, I have worked with the team to create a truly client focussed business. That means easy access, great facilities and a positive atmosphere where clients can meet with consultants to work together to achieve great outcomes. Upstairs we have built fabulous offices for our team because we really believe in looking after them. Our commitment to training, not just when they start their careers with us but on a continuous basis, is reflected in the specialist facilities we

provide our in-house training manager. Downstairs we have our own marketing team delivering great print media and digital marketing.

You talk a lot about your team what are the opportunities for people to join Holmwood? or instance, for the current tax year (which commenced on April 1) ‘close companies’ have slightly different rules around business vehicle running costs, aligning more closely with sole traders and partnerships, and avoiding liability for Fringe Benefit Tax. If your eyes are already glazing over, the takehome message is to phone Jason. Some of the recent changes are easy to grasp, such as the Inland Revenue Department mileage allowance for businesses being extended, with no maximum limit on kilometres claimed. In the past this has been capped at 5000 kilometres per annum. Jason believes these changes will benefit many small businesses where the vehicle does double duty for business and private use, and will also reduce compliance costs. Also, in a move toward fairness, the IRD has removed some penalties; namely the 1 percent incremental monthly late payment charges on late-paid-GST and income tax. These have been abolished (what a great word!) as from the 2018 income year. Rules have also changed for provisional tax payers and Use-Of-Money-Interest. Interest liabilities are now reduced and thresholds over which interest is charged have been increased. Basically, companies now have more flexibility to decide how profits should be distributed, meaning they won’t have to accurately forecast their tax liability. Kam Hamilton, President of the Halswell Pottery Group, recalls the day she got hooked on pottery. “Around 10 years ago, a friend invited me to a pottery class – just to look. Well…once pottery gets you, it gets you!”

he Halswell Pottery Group was established in 1971, and 46 years later has several founding members still active, offering their expertise and encouragement to new members. There are an impressive number and variety of kilns on site. “We pride ourselves on being a pottery club in Christchurch that provides the most firing methods,” Kam says. They have three electric kilns; a gas-fired kiln; a large wood kiln - fired at

least once a year; an Anagama kiln, which requires up to 30 hours of firing, and a small salt kiln. Raku, drum and pit firings are also available. Kam says that post-earthquake there was a noticeable surge of people wanting to reconnect with the arts. “It’s that ‘struggling artist’ thing – sometimes the best work is produced during the most challenging of times.” Kam also believes there is a strong desire for real, original works now. “The Japanese word ‘wabi-

sabi’ (finding beauty in imperfection) describes it well. People are over uniformly perfect, impersonal, commercial ware.” Visitors to Halswell Pottery Group can browse the front room Gallery at 9 Candys Road from 10am-4pm weekends; the exhibits showcase members’ works and are for sale. A reinvigoration of The Social’s Street Residency project which was born in 2013 in response to the metamorphosis

of Christchurch post-quakes, the caravan transcends artistic genres, unique personalities, and even different time zones. Every fortnight (5 June – 20 August), a new resident to the caravan uses this space as an incubator for their innovation, introducing new ideas for creative exploration and collaboration. The overarching philosophy is one of

CoCA’s Khye Hitchcock, curator of MAKING SPACE says, “The Social’s Street Residency was a vital lifeline for connecting Ōtautahi Christchurch artists with creative communities around Aotearoa and the world. “First established during a difficult period, when there was little infrastructure, gallery or otherwise, available in the CBD, The Social facilitated cross-pollination with a generosity of spirit and can-do attitude which was so prevalent post-quakes. The collective has carried this energy through to MAKING SPACE, using the opportunity as a seeding project and offering it to other artists through an open call for proposals to participate in the Street Residency and other MAKING SPACE projects.”

“T

he Immigration Express concept was started ten years ago in Wellington by Dr Phil White,” says Daphne Durning who established the Christchurch offshoot. “Phil saw that Christchurch was quite a hub for immigrants in the South Island and believed there was a need for such a service here. He picked me to get it going!” Daphne says that setting up the service was a huge logistical exercise with numerous specialist medical programmes and medical licences to be procured, as well as rental premises to be located. She received great support and assistance from her partner Dr John Hyndman who financed the Christchurch business and her sister Barb Magendans, then a phlebotomist at Southern Community Laboratory and now the manager of Immigration Express, Christchurch. “We opened in May 2011 at 21 Bealey Ave and operated from there until just a few months ago when we bought our own place. For the first three years the operation was run by Barb and one doctor – Mike Thwaites. Now we have 14 staff and can carry out not only full medicals, but also chest X-Rays – and we might see 70 – 100 plus clients in a week.” Medicals are required by the Immigration Department for any non-New Zealanders wishing to live, work or study in this country. The various tests to be carried out are all specified by the Immigration Department and can be conducted only by an approved panel physician. The advantage of a specialist facility, such as Immigration Express, is that all the tests required can be done under one roof. “Each medical takes about an hour and we aim to have results available for clients within 1-4 working days. Our staff members are very empathetic and make the process as easy as possible.” Opening hours 7am – 5pm, Monday to Friday.

NEW DEVELOPMENTS IN DIABETES TECHNOLOGY A cutting-edge new technology stands to revolutionise the way New Zealand’s diabetic community monitors its glucose levels.

he arrival of Abbott’s FreeStyle Libre flash glucose monitoring system eliminates the routine glucose finger pricks. This means the days of routine glucose testing with lancets, finger pricking, test strips and blood are over for people aged 18 and older with insulin dependent diabetes. Offering a discreet and convenient method of checking glucose levels, the technology is also shown to reduce time spent in hypoglycaemia (low blood sugar) or hyperglycaemia (high blood sugar) and has proven to make a significant different for patients where testing frequently has been the barrier. “For many people with diabetes, the barrier to achieving good control is knowing what their blood glucose levels are,” says Associate Professor Jeremy Krebs, Endocrinologist and Clinical Leader, University of Otago, Wellington. “Whilst finger prick testing can give them this information, it is often difficult to do this regularly, particularly in public situations.

The new Flash technology continuous monitoring device has really made a big difference for patients of mine where testing frequently has been the barrier for them. If there’s one thing Hollywood has taught us, smashing plates at a Greek wedding is tradition. But what about the rest of the world?

N MEATBALLS INGREDIENTS 1 can DOLE Crushed Pineapple 500g ground chicken or turkey 2 cups instant brown rice, uncooked or pre-cooked express rice 3/4 cup green onion, thinly sliced, divided 1/2 cup teriyaki sauce, divided 1 egg, beaten 1 tsp ground ginger 1/2 tsp ground nutmeg 2 tbsp orange marmalade Broccolini

DIRECTIONS 1. Preheat oven to 180ยบC. 2. Drain 1/2 cup crushed pineapple, reserving remaining pineapple and juice for sauce. 3. Combine ground turkey, rice, 1/2 cup drained pineapple, 1/2 cup green onions, 1/4 cup teriyaki sauce, egg, ginger and nutmeg in large bowl, mixing well. 4. Scoop mixture and gently roll into desired meatball size; place on aluminium foil-lined baking sheet with sides. Bake at 180ยบC., 25 to 30 minutes or until meatballs are done. 5. Cook brown rice. 6. Meanwhile to make sauce, combine remaining pineapple and juice, 1/4 cup teriyaki sauce and orange marmalade in medium saucepan; heat to boiling. Reduce heat and simmer, uncovered 3 to 4 minutes. Stir in remaining 1/4 cup green onions. 7. Steam broccolini. 8. Top cooked meatballs with sauce. Serve over hot cooked rice and additional green onions if desired.

In 2016 I had to make three people redundant. That was definitely the hardest thing I’ve had to do. The business has been hugely affected by the road works, our turnover has dropped by around 40 percent, which has meant I’ve had to make some tough calls.

Have the road works finished? Many businesses in Christchurch have had to deal with road works. Our time to recover will come and now that the major works at the Harewood Road roundabout are near completion, we hope to see more of our customers returning. How does a store such as yours compete against supermarkets? Is it tough? I often get asked this, but honestly, I like to think we don’t compete with supermarkets because our offering is so different. Our produce is fresh daily and we are able to offer lower prices; many of our grocery products aren’t available in other stores and we are always getting new products in. What’s your favourite thing about the store? It’s the people. Staff and customers are why I’m in this business. My staff are amazing and I’m lucky to have had some stay with me since the Paper Plus days. The diversity in our customer base is huge - from local chefs, grandmothers, mothers and fathers to aspiring master chefs. We certainly would not be where we are without our regulars.

MORE OFTEN THAN NOT OUR IDEAS COME FROM LESS OBVIOUS PLACES – BUT ARE ALWAYS INSPIRED BY YOU. idea, we even presented the concept to our client on a leaf! For one current project the decision to build required some surrounding mature trees to be removed. As well as a list of requirements around living, our client mentioned that rather than dwell on the lost garden they now ‘borrow’ the view of the neighbouring street trees. This simple comment struck a chord and inspired us to design the home to embrace the surrounding established trees and play on the concept of borrowing the neighbours foliage. A concept that will see architectural forms used to lift the eye up and experience the surrounding trees, ultimately informing the internal spaces and creating the desired sense of connection to the garden. We want our architecture to stand out from the crowd and make a statement and the only way we can successfully achieve this is by taking the time to really get to know you and how you want to live. From the outset of any project, we are listening and paying attention to you, to find the little hidden gems that inspire that unique result. While we are often influenced by what we see, we challenge ourselves to find the idea and we are proud that each of our designs is unique. CREATING WORTHY

One on Ones A one-on-one in my business is not too different from a one-on-one in any other. It’s a chance for two parties to get together to review progress, address issues if they exist (and they always do) and spend meaningful time trying to move mutual interests ahead. It sounds straightforward and practical, and for most it might almost be a box-ticking exercise but to my mind that would be an error. Recently I held a training course in Auckland for a large team of managers who had within their job descriptions the requirement to take one-on-ones.

The room itself was a 60/40 mix in favour of men and it’s fair to say the methods I proceeded to share – as well as the basics I adhere to – were different to many of theirs. I use the word ‘different’ in a gentle and general way because although there are no strictly right and wrong approaches, there’s certainly a difference when it comes to effectiveness and results. Here’s some of what I had to share. My governing philosophy is very simple and comprises three core actions: 1) To Connect, because connection is the very essence of effective communication; 2) To Recognise, and I’d prefer to use this portion of a session to recognise the good stuff whilst never forgetting or ignoring the not-so-good;

3) To Challenge, I work with elite performers and without the belief that everyone can get better it would be easy to just let things be. But history has taught me that everyone rises to a challenge, especially if it has benefits beyond the merely financial. All of us can be better people. I’m constantly trying to be a better coach, mentor, leader, mum, wife and friend, as are many of the people I work with one on one. It’s such a busy playing field when you’re driven by excellence, but at least that’s an easier target than perfection. In addition to my core principles are the elements of Preparation and Surprise, and the desire to simply Be Brave. With that in mind I’d ask anyone who is being coached to do their best and, to business coaches and mentors, walk your own talk. Research, innovate, measure and see how what you have to say matters. Hopefully it does.

Arguably, a lot of it has been relatively straightforward and completed quickly. Some, however, has been drawn out and complicated, requiring the expertise of an experienced building company.

Johnnie has been in the industry all his life - when it comes to complicated building and repair jobs, he is the ‘go to’ guy. Johnnie is currently working on a house off Dyers Pass Road. The house was designed by Ian Athfield, and features a series of external archways, made of Oamaru Stone, which suffered significant earthquake damage and needs to be brought up to code. The complex repair job requires several aspects to all fall into place in a timely manner. Priority one was removing damaged Oamaru Stone pieces, reordering them to measure – which then took eight months to recreate – and then working alongside stone masons as they are carefully replaced. “It’s very labour intensive,” Johnnie says. Dry laying the stone, building detailed formwork, pouring concrete in stages, protecting the stone from damage and cracking, re-creating three archways and a 3.5 metre chimney brought daily challenges. Add to that working closely with EQC and insurers, “it’s one of those jobs where builders, engineers and other parties had to work side by side to come up with a repair strategy that would work,” Amanda says. esilience in a construction context is generally associated with building performance: how buildings perform during a natural disaster, and how quickly they can be reoccupied after the event? For the construction sector, an equally pressing issue is the financial and operational resilience of the companies operating within it. If a building is not resilient, our built environment is at risk. If those tasked with designing, documenting and delivering buildings are not resilient, our ability to construct and maintain the built environment is at risk. At a time when the sector – courtesy of MBIE’s ‘Construction Pipeline Report’ – is forecasting $30B to $35B of construction activity per annum over the next five years, we have companies within the construction industry experiencing difficulties. Reasons being cited include: • Skill shortages leading to incidences of poor workmanship, the rectification of which leads to time and cost over-runs for a project; • Allowances for labour and materials cost escalation on projects with long horizon lines, not being well considered; and • The level of risk attached to a construction project not being suitably assessed and factored in at the procurement stage. Overarching this is a low margin environment in which construction practitioners operate. With the sector’s forward workload appearing resilient, our industry’s focus should be on ensuring that our companies have the necessary skillsets and tools to enable them to become resilient. This is something that our industry is very focussed on.

n the build up to a national election, it is very important that regional differences are taken into account when determining central government’s role across the country. Our region is unique and very different from other regions in New Zealand. We have a requirement for ongoing high levels of immigration, which is in direct contrast to what appears to be the mantra in Auckland. The issues we have with land use are unique to Canterbury, and ‘one size fits all’ in terms of tracking towards sustainable land use, will not work across New Zealand.

Canterbury already has 70 per cent of the irrigated land in New Zealand and the potential to do a lot more with water in a sustainable way. However, we need to be sure that we are much smarter in how we store water, where we take it from and how we put it back into the environment. All those issues are particular to our region. The rapidly increasing number of visitors to our part of the South Island is already putting pressure on infrastructure, which will need to be resolved in special ways. Central government’s role in supporting regional economic development also needs to be framed in a way that respects regional differences. In this election year, we all need to nurture, respect and encourage our uniqueness.

onstruction data for Canterbury shows that building activity is still going strong, and you certainly get that feeling walking around central Christchurch. The question is: how will the election change that? Traditionally in an election year, we see developers take a momentary pause until they know which party has come out on top and the direction the country is headed. I don’t see that being any different this year, but it’s important to remember that Canterbury is in a slightly different position to the rest of the country. We don’t have the same price pressures in Canterbury that we once had. The lack of resource which once restricted the city’s redevelopment has now eased and there are, largely, ample resources to call upon. From a cost management perspective, with less pressure on resources and thus pricing, there’s the potential for better project outcomes, provided the design and budget are put under the microscope to unearth the potential for cost savings. At White Associates, we have multiple ongoing projects in Christchurch, with more on the horizon. With the reduction in resourcing pressures, build times in Canterbury are reasonable and we’re observing that, generally speaking, projects are staying on programme. This contrasts with the situation in Auckland where it’s common for project timelines to be stretched. Some projects are running over time as a result of the shortage of labour, contractor availability, capacity of subcontractors and material delays.

he thousands of office workers now returning to the CBD have really reignited interest in the inner-city retail sector. New restaurants and cafés are popping up everywhere, including the Little High Street Eatery that has a cool vibe reminiscent of Ponsonby Central. The new international food emporium has put a permanent roof over eight family-run eateries in the $50 million McKenzie and Willis redevelopment. And now, two of New Zealand’s leading fashion retailers – World and Plume – are taking space in the building with several others lining up. Near the back of the McKenzie & Willis redevelopment are eight of the historic Duncan buildings. Their historic facades were bought from the Crown last year and the developers are now building new structures behind, opening onto a rear laneway. This will be a real mecca for niche fashion retailers with the lower price point and edgy location. In Cashel Street, The Crossing will be open by the last quarter of this year, touting international fashion retailers, including international retail giant H&M, while the longawaited Terrace will also open its doors with a fantastic mix of new food and beverage offerings. New York Deli has opened in the busy BNZ Centre and is attracting queues of hungry fans. Negotiations are already well advanced, with retailers wanting a slice of the action in the newly-named Riverside farmers’ market and the adjacent retail complex to be built next year. It’s fantastic to see all the pieces of the retail jigsaw puzzle falling into place with spaces filling fast.

am a firm believer that politicians need to have a vision that stretches far beyond a three-year election cycle. We need to provide leadership and think about the future, and that’s exactly what Andrew Little did when he released Labour’s Canterbury public transport policy recently. We’ve committed $100m to ensuring Canterbury is being rebuilt for the future. I don’t want to be sitting in my car in a few years stuck in Auckland-style gridlock on Brougham Street or Blenheim Road wishing we had had the foresight to prevent this.

Locals, and not Wellington bureaucrats, need to come up with the best plan We’ll work with the Greater Christchurch Public Transport Joint Committee and local councils to decide how to spend the money. There are plans afoot for easing congestion along the northern route with dedicated high-capacity lanes, so we have said we will tackle the western line first. However, commuter rail to the north of the city is something we also need to plan for. Roading solutions will ease the pain in the short-term but are not the long-term thinking I want for our city or region. National has squandered an opportunity to do something special with our transport system as we rebuilt. Instead, they’ve put their 20th century blinkers on and replaced what we had before with some tweaks. This is not what we need for the future. We need a bigger vision to maximise the potential in our city and region. Labour will deliver that vision.

ne of the first things I did as Minister supporting Greater Christchurch Regeneration was commit to keeping the community as up-to-date as possible on the rebuild and regeneration process. I’m provided a great deal of data, from a variety of sources, about every aspect of life in greater Christchurch, including the building and construction sector. Data is a tool that enables us to honestly track our progress, and where need be, reassess and regroup to address any challenges. So, with that in mind, I’ve been releasing a series of data snapshots to more accurately and transparently show how we’re tracking. One of the most recent snapshots — or ‘dashboards’ — focuses on residential and non-residential building activity. It shows the value of non-residential consents issued in the March 2017 quarter was $251 million, compared with $180 million in the same quarter in 2016. The value of residential consents was similar — about $400 million — to this time last year. The value of building activity in Canterbury in the March 2017 quarter was in excess of $1 billion. Overall, the level of construction activity isn’t quite what it was two years ago when quakerelated building consents were at their peak, but the numbers are still steady. Continued development in the central city and wider Christchurch area means economic growth and, importantly, jobs. Since the March 2010 quarter, Canterbury’s construction sector has increased by 88.3 per cent — or 20,400 employees.

It was intended as a oneoff project; transforming an empty city site into a temporary space featuring a garden café, petanque court, live music and outdoor cinema. But the project quickly took on a life of its own.

Although the realisation has changed, they continue to empower citizens to transform their surroundings. “Initially Gap Filler was about community, hope and trauma recovery,” Winn says. “Now, it’s asking who has the right to do things in a city and how can we enable people to bring more ideas to life? Often, members of the public are not enabled to participate in shaping their spaces and places. “People ask me ‘what will you do when all the gaps are filled?’ But there are gaps in any city, and there will always be land that won’t be built on or empty buildings. “The rebuilt Christchurch is at risk of being too homogenous and consumer-focused. We want to ensure the energy, colour, critique and spirit of the post-quake period has an ongoing presence in this city, to make it different from other cities and ultimately a city with something for everyone.”

“It was really successful, with many different kinds of people getting involved and coming along,” Winn says. “They talked about seeing temporary projects elsewhere. So, we thought: why not here? What would it do for Christchurch if those with ideas could be supported to realise them?” Following February 2011, Gap Filler evolved, putting its creative energy into an outdoor cinema in Beckenham. Later that year came the Lyttelton Petanqaue Club and the Think Differently Book Exchange. In early 2012 came the Cycle-Powered Cinema and the Dance-O-Mat. After being told the latter ‘wouldn’t work as Kiwis won’t dance in public’, what is arguably the most popular Gap Filler project has proven those sentiments wrong. In Peter Young’s documentary, The Art of Recovery, a flamenco group teaches scooterriding teens some moves, with a boundarybreaking dance party perfectly capturing the spirit of the project. Even Prince Charles and Camilla danced there. “We can draw lessons from Dance-O-Mat that can be applied to permanent development of public spaces. Temporary projects allow us to experiment and test ideas in a low-risk way.” The Pallet Pavilion was the largest, most ambitious project. Made from 3000 borrowed,

Innovation and community are at the heart of great design, best exemplified by the Canterbury Earthquake Memorial. Chair of the memorial’s selection panel, David Sheppard, tells us about the site selection process.

nly a handful of the 300 submitted entries included the land across the river on its southern side. Most focused on the open lawn area beneath the trees on the north bank. The panel was intrigued to see what the south side offered, visiting the area which was then a steep and unkempt river bank. While unappealing at first, we were attracted by its wide river views to the Antigua Boatsheds and downstream to the city core. Despite appearing narrow from the north bank, it became wide when seen from the south bank and reflected the sky in an appealing way; features which played a part in its selection. Other features included the retention of historic trees on the north side, inclusion of the river as a feature, a sunny and warm location, retention of the large grassed space on the north side capable of supporting large groups while allowing space for contemplation, the attractive use of a previously inaccessible stretch of river and the ease of surveillance due to the site’s openness – a feature shared by few of the designs. It is very satisfying that its key features have been recognised and the community have embraced the design, with visitors arriving at all times of the day and evening. We look forward to seeing the trees mature to round out the design vision and complete a fitting memorial for those it has been built to commemorate.

They follow hot on the architectural heels of the regional NZIA Architecture Awards, which last month announced h01 house by Maguire and Harford Architects and Urban Cottage by Colab Architecture as their Canterbury small project category winners, with their innovative approaches to their small sites.

The café employed a barista (a correspondent to the local paper famously complained that nobody knew how to spell “barrister”). It served chai, loose-leaf teas, flat whites, lattes and cappuccinos. The largest café in New Zealand, it had 250 seats and stayed open until late, seven days a week, when other cafés closed at 3pm. But the café was damaged beyond repair in the earthquakes and Crofskey decided to rebuild in an 83-year-old, steel-reinforced post office building, built specifically to withstand earthquakes following the 1931 Napier earthquake. He reopened in High Street in November 2012. The phoenix-like rebirth has won plaudits

for Crofskey, but he dismisses the praise. “People said, ‘You are so brave’... Look, I’m not resilient, I just didn’t know what else to do.” The site proved perfect for the new C-1. Crofskey oversaw extensive renovations, stripping the building back to reveal sturdy concrete columns. He installed solar panels, planted a small vineyard on the roof, even established a vegie garden. Last year, the vineyard netted 55 bottles of pinot noir, produced together with Waipara’s Black Estate Wines. Designed by Alec Bathgate, Let’s Take a Walk tells the C-1 story through foldout pages illustrating the ‘before’ and the ‘after’.

Pride In Print judge Dickon Lentell says it was a story which could only be told in print. “The Crofskey family lost their home and business in the earthquakes but the opening of the C-1 Espresso café was a sign of the city’s rebirth,” he says. “This was a broken city that has been put back together again, and the book tells us how it was done.” Caxton’s Managing Director Bridget Batchelor appreciated the opportunity to be involved in a brave Christchurch rebuild story. “It’s a job that we’ve never done of that type before. There were a lot of other people involved from within the industry – it was a pool of knowledge to pull it off.”

nly 7600 residents – just 2 per cent of the city’s population – made their homes inside the Four Avenues pre-quake. Postquake that number dropped to 4900. Urban hot spots have since sprung up in the likes of Victoria Street, Lincoln Road and Show Place, as the city’s private developers jumped at the opportunity to build with more certainty outside the CBD. Meanwhile, like a commercial tale of the tortoise and the hare, the central city has slowly, but surely continued on its evolutionary path, as a number of impressive inner-city developments have come to fruition. Although whether we will reach the official rebuild target of getting 20,000 people – between 3 and 6 per cent of the city’s population – living inside the boundaries of the Four Avenues by 2024 is yet to be seen, every week it seems more empty lots are being filled. And it certainly seems we’re heading in the right direction. In the last two years more than 430 new residential building consents have been issued in the central city. Construction has also begun on the first stage of the East Frame residential development, which will see around 2000 people living between Manchester and Madras streets in the next 10 years. The growing appeal of Christchurch’s city centre as a place to live is revealed in a new survey which shows about a third of respondents would consider moving there. More than 2700 people responded to the central city survey, commissioned by the Christchurch City Council. Only six per cent of respondents were living in the central city but another 2 per cent were actively looking to move into the area. Eleven per cent said they planned to move into the central city in the next year or two. Another 17 per cent said they would consider a move into the central city once the rebuild was complete and a further 15 per cent said they would consider living in the central city once their children had left home. Council Monitoring and Research Team Leader Kath Jamieson says the results provide a good understanding of how respondents feel about the central city and how they are engaging with it. “As the regeneration of central city continues, the variety of facilities, attractions and opportunities available to residents and visitors continues to grow. “There are challenges in the midst of rebuilding the central city and there is room for improvement. However, the results indicate people are feeling reasonably positive about progress and value the contribution the central city makes to life in Christchurch.”

THE PANORAMIC VIEWS FROM THE UPPER FLOORS PROVIDE DISTRACTION AND INSPIRATION TO WORKERS WITHIN. The panoramic views from the upper floors provide distraction and inspiration to workers within, making glass an obvious choice for views. The challenge: finding a way to provide temperature, glare and solar controls to a face receiving so much sun. The solution was fritted glass: cost-effective, practical and directly answered the client’s stipulation to omit external solar-control fins. The idea progressed through consultation with local iwi, as historically the loop in the river was a large fishing and food gathering village called Puari pā between the years of 1000 and 1500 under the mana of Ngāi Tūāhuriri. At its height, the pā would have been home to about 800 people. Warren & Mahoney wanted to pay respect to this heritage. “Iwi expressed the importance of representing the natural environment and the wish to bring birds back into the city,” Coote explains.

Using photographs of the trees that line the Avon as the initial conceptual driver, the design team utilised a bird flocking algorithm to write code which transferred the abstracted design into a modular layout which could be repeated over the entire façade. “One of our talented graduates spent a good deal of time getting the coding and this component of the façade to work,” Coote says. There is a hidden aspect in the facade that passers-by are challenged to find. Several representations of tui are part of the mix. “It’s subtle, but when people spot them, their faces light up.” The way the east and west facades come together at a point extending beyond the edge of the structural framework has a dramatic impact on the corner both internally and externally – all the while those passing by think ‘Christchurch really has come back – and strong’.

ocals Luke and Sarah Dixon took over ownership towards the end of the build. “We feel very fortunate to own such a stunning centre that was built on the back of the Little Wonders Group’s vast experience in building high quality childcare facilities around New Zealand,” Owner of The Willows, Luke Dixon, explains. The centre has raking windows that follow the interesting soffit lines. The angles and shapes of the soffit were the most labour intensive part of the build. To ensure the finish was consistent, this part was

executed entirely by the same two staff members. The soffit shapes are mirrored in the same pattern internally, which creates interesting interior spaces. A unique ceiling in the reception matches the design of the exterior and opens up to a large void within the turret to allow natural light into the entrance. Also designed by Phil Smith and built by the team, the reception desk mirrors the geometric shapes of the building’s exterior and stands as an incredible feature in itself. “Working with Rickie Shore Builders is fantastic; the communication is amazing and they are always dedicated, chasing up any last-minute complexities that need sorting at the end of the job,” Dixon says. Aside from the visual appeal of this centre, The Willows uniquely offers a real food menu with emphasis on low sugar: healthy food that tastes and looks good. “If you know your kids are eating well at preschool you don’t feel so bad when you feed them chicken nuggets for tea – we have got three children under five so know what it is like!” Dixon says. The RS Building team enjoyed the process and its challenges as much as the result. “We are extremely happy with the

entire project – as you can see from the end result, it has come together perfectly. We have tackled quite a few interesting commercial projects in the past but this childcare centre takes the cake for being the most interesting and eye-catching building we have completed,” Shore says. eminiscent of Christchurch past, we referenced the Art Centre’s South Quadrant, but in a modern language, with its sense of narrow lanes bursting out to the courtyard,” says co-director Jasper van der Lingen. He says the coloured rows of punched-steel panels recognises the site’s interim past as the Re:Start Mall – which also camouflages the second-floor carpark. Above, white perforated panels appear lace-like, softening contemporary concrete lines. Tiled pavement mirrors the meandering cobbled walkways of European cities and Shades Lane features where Shades Arcade once reigned. Sheltered from the biting easterly, the 1000sqm offstreet public courtyard harnesses even winter sun, to dapple laneways and coloured-glass windows. The most poignant achievement is that its multiple entry points radiate out east to Cathedral Square, south to Cashel Mall, north to Hereford Street and eventually west through to Oxford Street’s redevelopment. Leighs Construction was on board from inception for the two-stage project, spanning 30,000sqm. Two buildings house inner-city businesses, including eight government departments, fitted out in contemporary textures and colours by Pelorus Architecture. A merging of mid-century modern architecture and contemporary design was used to create one of the ‘New Zealand Timber Design Awards’ finalist homes – a replacement for a quake-damaged abode on Bradnor Road.

he client’s fondness of the Eichler-inspired California Modern style homes typical of the 50s and 60s era provided a good place to start, says architect Cymon Allfrey, who designed the residence with his colleague, Don Roy. “Our concept was to create a transparent space resting on two heavy timber masses – a den on the left and the garage on the right – with the low-

slung roof lightly resting across it.” Timber was used as both an architectural element and a structural element – no structural steel is used throughout the home. “The decision not to use steel essentially became a narrative to the project.” The home’s exterior features exposed pine structure and cedar cladding, with almost exclusively oak used for the interior – with touches of

the exposed pine structure. The dark and chocolate coloured exterior and walls, as well as lighter timber elements throughout the home created a seamless canvas for the furnishings. Allfrey says as the skilled builders from Homes By Maxim were working with structural products that were also interior finish surfaces of the home, it essentially went from requiring building to crafting. “It was a fantastic project; we really enjoyed working on it with all those involved and the home was very wellreceived. The award entries went through a very stringent shortlisting process, so it was a real celebration of the finalists, as well as the winners.”

“On Grade Drainage did a great job of the drainage and excavation under the concrete driveway and large parking area leading to the factory and customer entrances,” says Marketing Manager Penny Abell. “There is enough clearance height in the factory for a container lorry.” The new factory, lined with durable Speedwall, will custom-make kitchens for new builds and renovations, from design to installation. The long run roof, by Jon Matthews Roofing, incorporates interim clear panels over the factory floor between the pitched beams, to harness natural light. “We wanted a contemporary building in a timeless style, which does not date,” she says. Upstairs features a large boardroom with views to the mountains. Kaiapoi Aluminium Joinery’s windows were installed in stylish symmetry, the granite colour offsetting the second floor’s practical dark carpet and light walls. A roomy staff relaxing area is pre-wired to transform into four additional offices, once needed, and the adjacent offices look out to the expansive factory floor. “They have no doors and wider entrances, creating open plan benefits, but with our own individual spaces.”

The family-owned business has been in operation for 29 years. Director Michael Chernishoff, who had the foresight to secure the land 10 years ago, considers staff as one big family and has certainly orchestrated a fantastic working home environment. The north end of the factory sports a two-storey cardio and weights gym, with a shower upstairs, so the whole team can stay fit. As you would imagine, the fully-equipped staff kitchen incorporates European-made hardware; enviable extras that Misco offers such as the Hafele tandem pantry. “It was a team effort throughout, and we used the skills of our talented staff where possible,” Penny says. “The build was project managed by Michael and, one of our designers, also an architect, had a large input. Located on the corner of St Asaph and Madras Streets, this development captures the hope and spirit of the rebuild. Truly mixed-use across three levels, it contains retail and restaurants (Thai and Korean, with Japanese, Vietnamese and steak restaurants imminent). You’ll find a hairdresser, tattoo studio, shared office space and RDU. RDU is linked to the three Canterbury Music Trust rehearsal studios, from which it can broadcast live. Lanes, airbridges, bifolds, and decks connect the building units with one another and the street. The largely glass and steel cubes make room for large white art panels that can be changed out, moved around, or retained. Graffiti art is a current specialty with several works by artist Wongi Wilson featured. Construction of Stage two begins in four months, bringing with it more rentable spaces. Optimum Projects managed the build and now manages the property. n exclusive three apartment complex in the Victoria Street Precinct at 26 Salisbury Street was designed by Warren & Mahoney and built by SummitBuild Construction, which has retained the front apartment. Each apartment is 240m2 and contains four bedrooms, two living areas (served by a series of elevated deck spaces) and double garaging. Sharp cedar weatherboard gables were influenced by the tight planning envelope, and the battened zinc roofing contrasts with depth of colour. “The apartments inhale the afternoon sun, so we utilised it with decks to the north-west,” Warren & Mahoney’s Guy Evans says. The use of interior cross-laminated timber panels reduced the build time significantly. The CLT panels

are manufactured offsite by XLAM and assembled onsite. A method popular overseas, this was a first for Christchurch and a great choice for a tight building site on a busy street. Early musings in CLT have veered towards simple box forms, but Warren & Mahoney challenged this, creating a series of strong gabled forms that evoke the firms’ modernist past. This build has set a benchmark. “CLT is definitely the way of the future in medium density housing,” Evans says. It also proves that prefabricated medium-density living can be architecturally exceptional and, as a winner at the NZIA Canterbury Architecture Awards in the multi-unit housing category as well as a 2017 NZ Wood Resene Timber Design Awards Finalist, clearly the industry agrees.

ith functions ranging from intensive operating theatres to calm chemotherapy rooms, acoustic strategies were implemented to keep noise to a minimum and the material palette designed to soften the spaces. “The overarching consideration to the whole project was patient experience,” Architect Regan Hall says. It is no accident the entrance looks like a front door: a gateway to a beautiful architectural home. “It is all part of bringing a feeling of comfort and calm.” A large tree in the middle of the site was utilised positively instead of being a hindrance. “We took the opportunity to use it – it dictated the view shafts from the different areas of the building. These view shafts ensure complete privacy; no other hospital rooms are visible from the windows and vice versa – no one else can see in,” Hall explains. Built by Naylor Love, the exterior is clad in a perfect mix of textures and colour with vertical cedar, honed concrete block and prefinished standing seam metal cladding. It won best in category, Health and Medical Property Award at the NZ Property Council Awards and a Southern Region NZIA award. Manaaki means to support, offer hospitality to, take care of and protect. McCoy Wixon has succeeded in expressing such physically in this building.
