Houses At 1340

Office Of Mcfarlane Biggar Architects + Designers The Houses at 1340 are a set of three, modern, turnkey homes in North Vancouver designed by mcfarlane biggar architects + designers (omb) for Harbourview Projects. Harbourview wanted to increase the density from the one, past-prime family home on the property, and to maximize the site’s unique characteristics: its unobstructed city views to the south and lush ravines — long-admired by Harbourview’s principals — to the north.

They also wanted to gear the project towards a buyer who wants to partake in North Vancouver’s active lifestyle and natural amenities, as well as someone who wants a contemporary design — to stand apart from the typical, north shore bungalow — but without the hassle, cost or time commitment of a custom commission.

Because there was no specific homeowner to create for, the team drew on their own experiences, interests and desires — as though they were the perspective buyers themselves. The team set the homes up to accommodate the challenges and joys of contemporary life, by facilitating a growing, ever-changing family. They also arranged the homes to maximize privacy, creating a feeling of peace and seclusion within the broader, busy urban area.


omb set up the approach to the house to showcase the uniqueness of the aesthetic. Turning down a quiet cul-da-sac, the three identical homes, all clad in shades of grey, step along the sloping lot, resonating with the surrounding greenery as well as the nearby bungalows. From the street, two-vehicle carports with attached coach houses screen in an interior courtyard and create a sense of privacy on the ground floor. The massing of each home’s second level also plays with privacy. The upper level balconies are recessed within wrap-around enclosures, distinctive forms that are visible from the street, but which block out the site of the neighbours from within. For the interiors, omb devised floor plans for a multitude of modern living arrangements. Visiting relatives or long-term guests can stay in the coach house, which has a sleeping area. The basement, with a separate exterior entrance as well as interior stairs, also has a long-term guest suite, with its own bathroom and kitchen — ideal for a nanny or live-in care giver. Grandparents who don’t want to deal with stairs can stay on the main floor, which has three additional bedrooms and two full bathrooms. The main floor also has a north-facing family room with its own access so that it can turn into an office with separate, at-grade access.

Because the majority of the bedrooms are on the lower levels, the architects aligned the second floor so that the principal spaces take in the best views. The more public spaces — the living and dining areas — face south, to Vancouver’s skyline. The more private areas — the kitchen and the master suite — are nestled in the quiet of

the ravine. The best of both views is experienced on the full, rooftop patio. The stair access is positioned so that it isn’t visible to the neighbours, creating the illusion of a completely flat roof. Once up top, the homeowners will enjoy an uninterrupted survey of their surroundings.

Refurbished With State-Of-The-Art Resin Flooring

Specialist resin systems supplier Resin Surfaces Limited (RSL) was brought in to help with the multi-million pound refurbishment of Manchester’s Central Library. The Library re-opened to enthusiastic reviews following a three-year refurbishment. RSL’s brief was to provide a modern flooring solution that complemented the building’s unique neo-classical style. First opened in 1934, the Grade II*listed building is Britain’s second-largest public library and an important tourist attraction in the city. The revamp of the library is part of Manchester City Council’s drive to deliver first class, accessible services. Public entrances have been restored to their 1930s appearance and new staircases and lift shafts inserted to improve access throughout the building.

Stockport-based RSL supplied bespoke flooring systems of R.S Terrazzo and R.S Terrain with R.S Beadgrip for the floor, stairs and ramped areas of the building. RSL Commercial Director, Martin Wroe, said: “Special projects like this don’t come round very often. You don’t have the opportunity to be involved in one of Manchester’s most iconic buildings every day. We needed to find products that would capture the beauty of the environment and complement its ornate design. “The end result needed to be functional as well as beautiful, given the amount of traffic expected through the building. “We also faced the challenge of working alongside a number of other contractors, due to the sheer scale of the project, but the installation ran really smoothly. “We think visitors to the building will be amazed by the transformation achieved in the building and we are delighted to have been involved in bringing this beloved landmark right up to date while 010

restoring its heritage features back to their former glory.”

RSL put forward a bespoke design of R.S Terrazzo in a special colour palette to complement the neo-classical design features. The system was chosen because of its seamless properties, ensuring a flat, continuous floor surface was achieved. The product was also used as a pre-cast terrazzo system on some stair areas. R.S Terrain was applied on the ramped areas with R.S Beadgrip for improved slip resistance. Councillor Rosa Battle, Executive Member for Culture and Leisure for Manchester City Council, said: “From floor to ceiling to its state-of-theart facilities, the transformation of Manchester Central Library has been all about painstaking attention to detail. The recently completed Herefordshire Archive and Records Centre for Herefordshire Council is a 3,350sqm scheme comprising a concrete repository over three floors and two-storey timber framed building housing offices, public search rooms and education facilities. It incorporates clever architectural design and building construction technology together with high performance materials. The centre was designed by architects, Architype, who are experienced in delivering to the Passivhaus standard. The facility includes Troldtekt acoustic panels, made with 100% natural wood fibres, which the architects have previously specified for their environmentally friendly schools. The panels’ benefits include high sound absorption, high durability, natural breathability, low cost life cycle performance and sustainability. Herefordshire Council’s brief for the centre

required sophisticated energy solutions and reduced running costs which the preservation and safeguarding of historic documents requires. Research showed that a Passivhaus building would provide the essential airtightness together with high levels of thermal insulation to keep the interior isolated from varying external temperatures and weather conditions. The project also recognises many of the recommendations expressed in a newly published BSI guidance document (PD5454:2012) for the storage and exhibition of archival material. Danish manufactured Troldtekt acoustic tiles are specified throughout the UK and Europe and can be delivered as either FSC or PEFC certified panels. They are manufactured using 100% natural wood fibres and their benefits are high sound absorption, high durability, natural breathability, low cost life cycle performance and sustainability. They are used

to improve acoustics in many different projects, such as schools, leisure centres, pools, commercial and public buildings. Available in various sizes and in three grades from ultrafine to coarse, they can be left unpainted or painted in virtually any RAL colour. Editor’s Choice THE SCHÖCK ISOKORB. AN EFFECTIVE ALTERNATIVE TO WRAPPED PARAPETS.

Located near Highgate in North London, the Chester Balmore project consists of three elegant brick-clad blocks, housing a contemporary collection of 53 super-insulated one, two and three-bedroom flats.The development is designed to achieve Code for Sustainable Homes Level 4 and including the cavity, the walls are half a metre thick and the windows all triple glazed. Preventing thermal bridging along the parapets is critical for such a high performance development, because as with balconies, parapets can allow conductive materials to transfer energy

through the thermal barrier. The conventional method of insulating parapets is to wrap the perimeter of the wall with an insulation barrier. However, the Schöck Isokorb type A offers a cost-effective and more thermally efficient alternative. Its 60mm insulation thickness results in low psi-values, therefore significantly reduces heat loss – and there is no wrapping required. Greater freedom of design is possible and it allows flexible distance between elements according to load requirements. An added benefit is no risk of additional thermal bridging through

balustrade fixings. Other key factors are durability and water impermeability. The Isokorb type A solution does not require maintenance and there is no risk of expensive restoration due to waterproofing problems. Whereas wrapped components can be likened to an insulated flat roof, with many of the associated problems. They are prone to damage and almost inevitable repair and maintenance outlay, particularly where railings or covers pierce the insulating layer. With thermally separated parapets, railings and covers can be attached directly into the concrete. The Isokorb type A provides BBA Certification and LABC Registration and meets full compliance with the relevant UK building regulations. In addition, there is also compliance with the Government Standard Assessment Procedure, SAP 2009, concerning CO2 emissions from buildings and respectively heat losses through non-repeating thermal bridges. Yard House Mews Development, South London The development of this relatively generous but challenging landlocked site in South London is the latest in series of designs that seek to replace a disused warehouse building with a residential complex. Architectural language and materials pallet seen on elevations of this development are influenced by the modern urban themes found in new development in this part of London, although the proposed design also makes a strong reference to the old commercial building that occupied this site. The scheme includes both public and private

amenity spaces that are very generous by contemporary standards. The design has an urban form of a short street leading to a square from which a short Mews evolves. The proposed development represents the addition of two stand-alone blocks, a detached house and a terrace that respect and assimilate into the existing surroundings, with regard to building type and patterns of spacing, whilst introducing a modern design in response to the context. Height, mass and proportions reflect those found 018

in the wider area and directly respond to the concern of scale raised in the eight unit scheme (previously approved and partly implemented several years ago). The size of the building sits comfortably on the site, retaining sizeable landscape space, while responding positively to the change in levels. Particular attention was given to the impact of upper level windows on the rear elevation, which are located close to the site boundary and adjoining back gardens. The design envisages a curved elevation that turns into a roof is proposed on this elevation


Yard House Mews Development in order to reduce the massing of all blocks, whilst the windows on upper levels are also part obscured to prevent the views down onto adjoining gardens. The detached house and Block A on the far end of the site have been kept two storey height only in order to minimise the impact on existing houses nearby. The distances between proposed and existing buildings are greater on the rest of the site and allow for taller construction without creating adverse impact on privacy and outlook from adjoining properties.

scaled development with urban characteristics the public realm is both preserved and enhanced. These features are an integral part of the design led approach to new housing.

The development contains a total of 23 residential units spread across three blocks and comprising a range of one, two and three bedroom apartments and one family house. The entire development is cut into the site to prevent the impact on adjoining properties. Associated parking is provided in the centre of the site.

The proposal has been designed to re-use this brown field site to enhance it by providing a development with strong sustainable credentials and a character appropriate for the locality. The area is characterised by inconsistent spaces between buildings and boundaries, whilst the road itself contains a variety of different building styles, massing and architectural detailing. The general character of the site is clearly defined by the dominance of the existing warehouse building.

The scheme offers a variety of housing types with an appropriate policy led emphasis towards three bedroom accommodation. Through the creation of an appropriately

Through its position on the site it respects the existing natural landscape features and site topography.

The impact of the proposal on the character of the area is positive, furthering existing new design trends and traditions. The proposed building has been designed to incorporate current space and amenity standards and will secure sustainable qualities including energy use. The design of the proposal includes off-road parking within landscaped forecourts. As far as the outlook is concerned, the design is looking to minimise the possibility of overlooking by the introduction of Lumisty view control film and angled slats on upper level openings facing south. The slats (which also contain photovoltaic cells) are not blocking the view as much as directing it downwards towards the landscaped buffer area, whilst the view control film obscures direct views to adjoining gardens in those units closest to adjoining properties. The film, however, allows a clear view through when observed from an angle – this directs the outlook further along the site creating the separation required by planning legislation.

The proposal has more than 5sqm of space on each dwelling with access to a private amenity space, either in the form of a balcony/ roof terrace on upper levels, or rear garden on ground level units. In addition to the private rear gardens, traditional ‘front gardens’ in front of blocks A/C/D are envisaged, which will help create a feel of an urban mews narrative. A pedestrian footpath separates those gardens from the ‘Liner Park’, a continuous communal space with landscaped areas along the entire southern boundary of site - this will provide a much needed visual and acoustic buffer between the site and adjoining gardens. Finally, there are two further large landscaped spaces at

the east and west ends of the site, one of which is a secure playground area; these both perform valuable leisure and ecological functions. Bike and bin stores are located to the side of the access road with a collection point at the front for easy access. Within the plan of the parking scheme, turning space has been incorporated along with suitable low level landscaping. Given the proximity to the town centre and the high PTAL rating, the scheme envisages only five parking spaces, located in the central space at the end of the entrance street. The proposal is located in an area with good access to facilities and services in a manner consistent with the wider context. 020

Owing to the size, design and position of the proposal on the site, no issues of loss of privacy or overlooking are likely to arise. The presence of landscaping to provide visual screening around the property enhances privacy. In addition, the landscaping will ‘green’ the amenity areas of the proposal creating an attractive communal area. The proposed blocks are to be provided with level access from the public domain and the allocated car parking. Accordingly, the buildings will be physically accessible to all members of the community. The communal areas are both secure and visible. Each block has its own front garden in the traditional manner.


Yard House Mews Development The proposal will incorporate high standards of energy efficiency and address aspects of renewable resources and sustainable design within the development. The development is designed to comfortably achieve Level 4 of Code for Sustainable Homes, with at least 25% reduction in CO2 emissions across the site in line with the London Plan Energy Hierarchy. The fabric specification and structural frame will include the use of A and A+ rated materials, featuring CLT timber panel structure, low carbon concrete, self-finished materials and zero VoC. The insulation levels will generously exceed the minimum standards of Part L in terms of Uvalue performance, giving the development a total CO2 emission rate of 28,789.34Kg/year and therefore a CO2 offset target of 7,197.33Kg/year

The detached dwelling house on the western end of the site will be designed to Passivhaus Standard and, in addition to measures that will be implemented across the site, will include wireless switching and air source heat pump. A system of photovoltaic panels will be placed on the roofs, southern elevations and across the communal landscaped areas to reduce the site’s CO2 emissions by at least 25%. This has been calculated to be equivalent to a minimum of 15.6Kwp across the whole site. Efficient independent heating systems will be provided, with time & temperature zone control & Weather Compensators. These will allow the eventual occupants to exercise maximum control over their heating system and thus reduce energy consumption. Energy

efficient lamps will be installed in each light fitting, whilst all appliances will carry A+ energy rating. Water consumption is also included in the calculation of a property’s energy consumption and each property will therefore adhere to the requirements of Approved Document G with maximum internal water consumption of 125 litres per person per day. Further measures, such as grey water recycling, rainwater harnessing and irrigation will also be implemented, whilst ecological value of the site will be improved dramatically through introduction of numerous new plant species.

Detailed consideration has been given to access requirements and what is generally feasible for the site in its context. The development will comply with the Building Regulations, with easy flat access and appropriate services on the ground floor. Block D ground floor unit closest to the parking area will be fully DDA compliant, whilst doors width and door furniture will be suitable for all members of the community. The nature of the vehicle accesses ensures that all current and future users will have equal and convenient access to buildings and communal spaces. The DD experience. Subsequently to our application, we were called by the BBC and invited to the London Television Studios for a screen test. This was a few months after the initial application, so as you can imagine, it was a shock when the BBC called. The screen test was a brilliant experience! The BBC were just fantastic. The actual day of filming Dragons' Den was amazing. The format has changed this year as we were interviewed before and after we went into the Den. However, we managed to secure investment with Deborah Meaden, despite, the hard time we received from the male Dragons! Deborah Meaden is a wonderful person to have on board. Peter Jones was a true gent. He congratulated us afterwards and had a nice chat with us. It’s a day we will never forget!

Sync-box is a totally unique recessed power & AV socket, for use when installing wall mounted flat screen televisions. Essentially it is designed around a standard double socket space using the same module components already being used throughout the globe. Sync-box is recessed by 40mm and has a unique cover plate which when in location, has a slender 10mm profile. Therefore, it is now possible to install a new ultra thin LCD or LED screen with all cables connected professionally and stylishly behind the screen. Problem solved. The AV industry is changing quickly and none more so than flat screen TV. It was becoming impossible to mount a flat screen to the wall professionally. We came up with the idea of recessing the cables and connections, which would solve the problem of mounting flat screen TV’s to a wall. We quickly started down the road of designing and prototyping Sync-box! Dragons Den After a year of trading, Sync-box was growing quickly. We had sold 3,000 units worldwide with large enquiries coming through from major developers. We have designed and prototyped other products to run with the Sync-box product range and realised we required funding to take Sync-box to the next level. Having approached various investment channels, it was proving to be a long and painful process. We considered applying to Dragons' Den for investment as we were confident of the product and thought it can’t be anymore long-winded or painful than other avenues of investment we had tried!

Feedback. Since appearing in the Den, the phone and email enquiries have exploded. We have received multiple calls from various distributors, world-wide. We are talking to a large distributor, based in Dubai whom approached us after seeing the show. This is with regard to supplying Sync-box to three brand new Trump Hotels in India and one in Dubai! The AV industry’s reaction has also been fantastic. We have received so many kind words and congratulation messages! Plans for the future. Initially we are looking to grow the Sync-box product range. This includes a dry wall version (for plaster board walls) and high end metal cover plates for the multimillion £ complexes. It is our intention to grow the business to a £5m turnover in three years by gaining a large presence in the US as well as EMEA. MV Britannia is a cruise ship of the P&O Cruises fleet. At 143,000 GT, Britannia is the largest of eight ships currently in service with P&O Cruises and she is also the flagship of the fleet, taking the honour from Oriana. She officially entered service on 14 March 2015 and was named by Queen Elizabeth II. The ship was built by Fincantieri at its shipyard in Monfalcone, Italy and SLIPSTOP carried out anti-slip treatments to all Marble, Granite and tiled floors in public areas during her crossing from Monfalcone to Southampton. SLIPSTOP has also done the same work on the other ships of the same class, Royal Princess and Regal Princess for Princess Cruises.

The Savoy Hotel in London was closed in December 2007 for extensive renovations and reopened in October 2010. SLIPSTOP was contracted to apply anti-slip treatment to the bathrooms before the reopening.

DAYLIGHT LEADS IN LEEDS COLLEGE

The new campus for Leeds College of Building was designed by architects Fuse Studios as the result of winning a major design competition. Using its skills to seamlessly integrate architecture and interiors, Fuse has fulfilled the College’s brief to promote the use of modern materials and construction methods, so the new project becomes an educational demonstration in its own right, as well as supporting BREEAM excellence. Materials specified included the diffused daylighting Kalwall cladding and roofing system. Consistent with the winning design was a desire for internal transparency between all areas and a naturally-lit teaching environment which would not generate excessive solar heat gains. At the same time, it was recognised that too much glazing could distract the students, so the solution was to use translucent Kalwall. Derek Whitehead, Deputy Principal, Leeds College of Building, comments “We’re really pleased we went with the Kalwall solution for this project. The extra daylight really enhances the space and makes it very airy, light and bright. This has the benefits of not only reducing our energy consumption on one hand but, more importantly, creates a pleasant ambient light which enhances the health and well-being of our students and staff.” Widely specified for educational projects and unlike conventional glazing, this system limits external views while admitting high levels of diffused daylight without shadows and glare or the stark contrasts of light and shade. Bond Bryan’s Advanced Technology Centre At Bradford College Opens Its Doors The Advanced Technology Centre (ATC), which forms the latest Bond Bryan project at Bradford College, is opening its doors to its first intake of students this week. Being adjacent to the much talked about David Hockney Building, also designed by Bond Bryan Architects and shortlisted for a number of awards, this new addition further adds to the impressive portfolio of Bradford College. The eco-friendly campus, measuring 3,600m², features solar panels, a bio-diverse roof and super-efficient plant, putting the building on track to achieve BREEAM excellent rating. Grand Designs Does Kebony Wood Kebony Cladding Featured In Grand Designs Isle Of Wight Project

A

stunning family home was recently completed on the south coast of the Isle of Wight as part of Channel 4’s programme ‘Grand Designs’, designed by architect Lincoln Miles. After a near-death experience, Bram and Lisa Vis decided to take life by the horns and build a unique large family home for themselves, family and friends. With floor to ceiling windows looking out to sea and features including a snug, a games room and roof terrace with a swimming pool, the family home is the epitome of the best-of-the-best. Having been inspired by nature, international modernism and the open plan simplicity of the Farnsworth House by Mies van der Rohe, the new build is clad with Kebony wood which brings to the Grand Design the camouflage, beauty and quality which was so desired. Having started the project in March 2013, the new family home is now complete. The Isle of Wight is renowned for its 1950s conservative style of housing, everything that this Grand Design was not planned to be. Therefore, the 9,000 sq ft home was renovated to blend seamlessly with the ancient woodland and beaches which surrounded the property. Innovative, modern and striking cladding was therefore an important aspect of the design.

To reflect the natural surroundings of the trees and skyline large panes of glass were used. Pebble dashing, sourced from a local beach, was used on the lower walls to give the house a more natural look and feel. Black stacked-paper cladding was also used to create a shadow-effect around the build. Finally, Kebony wood was used in order to further emphasise the natural and organic aspects of the design. For this particular project, Kebony beams of maple and pine wood are cooked with alcohol and pressure, turning their soft wood properties into a hard wood. The result is a beautiful and maintenance-free finish. Overall, the innovative cladding breaks up the house against the natural setting. Developed in Norway, the Kebony technology is an environmentally friendly process, which enhances the properties of sustainable softwood species, such as clear and character grade pines, with a bio-based liquid. The process permanently modifies the wood cell walls giving Kebony premium hardwood characteristics which make it suitable for interior and exterior applications.

Whilst similar it is safe to say that jobs are rarely the same. In 1998 Target launched its Heli Pile, an awardwinning, unique foundation system that is simply hammer driven into the ground causing it to rotate as it goes. Produced in one metre sections, lengths are screwed together during installation and tested until the required load is achieved. If the load is not achieved, another length is attached. Heli Pile can achieve loads in excess of 100 kN. This installation method is in stark contrast to traditional foundation methods which involve digging deeper and deeper if adequate ground bearing is not achieved.

It is very easy to create a pit that is three or four metres deep and fill it full of concrete, but costs will start to multiply once soil is removed and used as land fill, even without taking into consideration the mess and environmental cost of pumping concrete. By contrast, Heli Piles can be capped in a ring beam that is just 450mm deep or, with Target’s innovative bracketing system, the structure can be fixed directly with no concrete at all.

Because of the small size of the compact machinery, Heli Pile can be installed wherever a person can walk - and sometimes where they can’t.

A small number of bricks were removed from the building wall to access the retaining wall behind. Heli Pile was installed through the retaining wall as a ground anchor, and secured with a stainless steel pattress plate. Point loads were spread across the entire wall by utilising a Bar Flex beam.

On a recent repair project for Gloucestershire CC, Target designed a method of accessing a retaining wall that was located closely behind the wall of a building that may be demolished at a later date. With headroom of just 600mm, Target also had to ensure that the building wall was made good, ready for the storage of materials.

Windows, doors and curtain walling manufactured and installed by CMS Window Systems have played a key role in creating the ideal internal environment within a stylish facility created to support the families of children undergoing treatment at the Royal Hospital for Children, Glasgow. This ‘home from home’ facility provides free to use amenities and accommodation, including 30 bedrooms and plenty of outdoor green space, for families of sick children from all over Scotland. More than 65 windows were manufactured by CMS using Metal Technology’s System 8 curtain walling system for the outerframes and their 4-20 thermally broken casement system for the opening vents. These large opening vents all feature parallel opening hinges to deliver much greater natural ventilation within individual rooms for a healthier internal environment. CMS also manufactured and installed over seven entrance doors created using the Metal Technology 5-20D system.

Sheerframe flood doors have been independently accredited and Kitemarked to meet the specifications of PAS 1188-1 (Flood Protection Products Part 1: Building Aperture Products) for single and double doors. At the respected test centre at HR Wallingford, inward opening Sheerframe PVC-U doors recorded “no leakage” at 0.6 metre external submersion under static test over 48 hours. The doors also remained watertight under dynamic tests simulating waves and rapidly moving water. French doors are also approved with just 0.001 litres of ingress after 48 hours, which compares most favourably to the standard test pass leak rate of up to 1000 ml/m/hour. Sheerframe flood doors not only hold water out but, unlike the alternative of flood boards, they function easily and look like normal doors. HOW OAKLAND PROJECTS HELPED TO PUT THE SPRING BACK INTO VISPRING Luxury building firm Oakland Projects recently helped to put back the Spring back into ViSpring, the company that is renowned as the world’s leading mattress and bed supplier. ViSpring has just completed a major rebranding complete with a new logo which will help take the premier bed company into orbit. As part of the rebranding one important task was the complete refitting of ViSpring’s retail display area situated in the basement section of And So To Bed at its flagship outlet in Chelsea, central London. And So to Bed is a prestigious slumber specialist with over 30 stores throughout the UK. As the Kings Road outlet is open seven days a week it was important that the refurbishment project be completed with the minimum disruption and within the shortest period possible. To achieve its aims ViSpring called in London based Oakland Projects, a company that has worked closely with both ViSpring and And So to Bed over the past five years. Just six weeks was allowed for the completion of the project, which included demolition of interior walls and ceilings and the stripping out of all electrical wiring, the installation of new walls, ceilings, wiring, flooring and decoration, all to be completed as quietly as possible so as not to disturb customers overhead. The 3,000 sq ft area was fitted out with new plasterboard ceiling and walls finished in white and two-tone grey while the floor was completed using bleached oak. A hi tech lighting system was also installed with new graphics and light boxes with dimmable lighting schemes to match the 16 bed themes, which included light new fabrics. 46

The work was completed on time for the new launch for the rebranding of the ViSpring company name and new logo to confirm the company’s position as the number one luxury bed and mattress supplier in the world with beds costing anything from £3,000 to £80,000. The new display area now features 16 bed displays with new beds, mattresses, fabrics, head boards and divan bases with ambient lighting designed to make customers feel at home. Moduleo Supports Manchester’s DIY SOS Luxury vinyl flooring manufacturer, Moduleo, has offered a helping hand to national charity, Walking with the Wounded and DIY SOS’ biggest build to date – its veteran special project, in Manchester, which aired on Wednesday 14th October. The build was the show’s biggest ever project and saw the transformation of a derelict street in the Newton Heath area of the city, with Moduleo donating 421m2 of flooring. Kino – Rye Jonathan Dunn Architects

T

he project consists of a collection of Victorian school buildings which were left empty for several years and quickly fell into disrepair. Local residents rallied to over turn a planning approval to develop the site into housing. A local volunteer group named Fletcher in Rye were formed – named after playwright John Fletcher who was born in the building opposite. Fletcher in Rye purchased the site after the housing scheme had been overturned with the aim of preserving the site for future generations as well as promoting film and the arts in Rye. The site is in the heart of Rye’s Citadel, a highly protected conservation area with very awkward site access. The design intention was to re-use as much of the existing building as possible and remove the remodelled 1950’s elements and strategically using openings that had been formed previously. The main auditorium extends from the central existing block and uses the natural sloping gradient to form the raked seating platforms. The smaller auditorium is formed in the opposite direction which creates level access to both auditoriums yet both cross over at the highest point allowing shared air handling plant between the 2 auditoria. The plan was formed by striking key sight lines from the site to form the angular extensions. The concept was to open up the views of the Rye roof scope and church tower to reference the context before the audience enter the auditoriums. The new elements are fully clad in western red cedar with the intention of limiting the materials pallet to contrast with the Victorian detailing in the existing buildings. The roof form was also important as the church tower looks directly over the site and is the most visited point in the town. The sculpted roof form emphasises the site lines taken to form the plan with a raised section to make clear the hierarchy of auditorium over circulation. 048

The rear auditorium has a grass roof to reference the former garden space that it now occupies. This is also of an acoustic benefit as the mass of the build-up is beneficial in absorbing sound leakage. The interior design objectives were to restore as much of the existing building as possible and take a datum line for new and old. The door head height of 2.2m is the datum level and everything above this point has been restored. Below this point ribbed oak wall cladding has been installed which also conceals the service runs and heaters. The 12th rib on the panelling is a wider strip to represent 12 frames per second based on the early silent movies and when the eye begins to read movement.

In the auditoriums JDA worked closely with acoustic specialists to achieve high performance levels without compromising on design. The high quality digital projectors and receivers make the venue more than a traditional cinema. The Kino (building operator) show live theatre events, ballet, opera, sporting events and much more alongside the vast variety of film which makes the venue appeal to a varied and wide audience.

ocated in the urban outskirts of Munich, the detached single-family house B built in timber frame construction was completed after only six months of construction. On the small plot the maximal possible cubature and the existing parameters have been used in an optimal way. The building follows line of the houses in the street and thus continues the urban edge along the link road. The front garden area next to the street is thereby supported and the roof orientation of the surrounding buildings continued. The typical picture of a gabled roof house characteristic of the area is taken up, but is enhanced by the perforated facade and interpreted contemporarily. The roof pitches, which were determined mathematically according to the yard and setback regulations, have been implemented innovatively in the form of an asymmetrical roof in order to create maximum living space on the small plot.

The facade that faces the public space and with it the sound emissions from the road traffic contains only a small number of indented or protruded windows and is therefore more closed. On the far side of the road the building opens towards the garden with large windows. Thereby the small inner and outer areas visually merge to one combined large living space. The predominant colours and materials used on the building are reflected in the interior design. The living room is separated from the circulation area by two black furniture boxes. The white floor gives the room brightness and depth. The timber of the Brettstapel ceiling remains visible and is repeated in the furniture, stairs and doors. This is a very high quality project which inspires us a lot, require the most elegant and luxury design can adapt high standard of living but still remains the feeling of the beach. The idea is mainly focus on how to maximize privacy for every family but still create vast of pleasure spaces with nature integrating the sea. To maximize the project’s efficiency, the master-plan is well organized but the way is too narrow with high density. Within this condition, our team’s goal is to make a creative and effective design to not only satisfied maximum privacy but also create extra benefits from natural voids and gardens.


Each villa has multi-dimensional landscape with overflow pools and tropical gardens. For every villa, our design also takes advantage of space using by liftingtwisting the upper block for bedrooms with privacy and open views. The lower block with living-dining-kitchen-bedroom has the direct connection to the pool and landscape. Moreover, we put waterscape into the rooftop of the lower block in order to cool down the whole building and improve the rooftop landscape aesthetically. Density is now not a big problem, every villa has its own garden filled up with skylights and surrounding green environment. Our design philosophy is how to inside-out the initial using space, outside-in the natural gardens enhancing the luxury-home feeling. The materials used in constructing the house are local materials to reduce the transporting fee and save the budget of Naman Villa. The design of the house is simple and sleek, so the cost for construction is not so high. The house is constructing with Hurricane protected structure but still remain natural ventilation. With Flooding becoming more common place Formpave looks at why installing Sustainable Urban Drainage Systems is now a must. In the last eight years over 200,000 new homes have been built on flood plains and with increasingly wet winters, the amount of homes affected by flooding is on the increase. Even those that are not in areas which have been highlighted as being at the high risk of flooding can still suffer if there is a large amount of rain in a short period of time. It is important then that adequate drainage is taken into account early on in the design stage of any new property. Installing Sustainable Urban Drainage Systems (SuDS) is one solution to help prevent the problem, and many local authorities are also now stipulating its use as part of planning permission. The concept behind SuDS is to replicate natural systems and processes using cost-effective solutions with low environmental impact to clean and drain surface water run-off in a controlled way. Our Aquaflow system is capable of dispersing up to 9,000mm of run-off per m2/ph. This is done through collection, storage and cleaning before the water is slowly released back into watercourses or directly into the ground. However, just as it is important to drain water away, it is also important to consider ways of saving it. A SuDS system can help here too as it can also incorporate a rainwater harvesting system: Instead of the water being released into the ground it can be stored and used – for example to flush lavatories, clean cars or water plants. Incorporating rainwater harvesting

can reduce household’s requirements for mains water and can be used when hosepipe bans are in place. You may think that adopting SuDS is expensive but, when designed well, they can prove to be much cheaper than alternatives. Also when the Flood Water Management Act finally comes into force it will compel builders to consider SUDS at the earliest stage of the development as the Act removes the right for Householders to connect their drains to sewers, and approval will be required before a connection can be made. Art For Art’s Sake?

t started with stainless steel light switches and before you could say “form and function”, premium electrical accessories were featuring in schemes like the international Red Dot design awards. Were they any better than their predecessors, or was it just art for art’s sake? Probably the latter, but they looked good on the wall.

The evolutionary design of our electronic Programastat wall thermostats and heating controllers marked a watershed in our approach, but the real revolution was our approach to outdoor LED lighting. We simply could not see the point of the industry presenting what was revolutionary technology that looked like the dinosaurs it was replacing. So we gave our London-based designer free rein to tear up the rule book – but with one key proviso. We did not want design for design’s sake: each design feature had to have a function.

Meanwhile in the mass market, the pressure on prices was leading us down the path of bulk offshore manufacturing, with fractions of pennies shaved of the unit price by minimising tooling and materials costs. So, even when the industry was really bringing exciting technical and energy saving innovations like low-cost LED lighting to you, not just cosmetic improvements, the irony was that they often look exactly the same as their predecessors because re-tooling was too expensive in a price-led market. All too often, that fractionof-a-penny pinching extends to componentry and, at the end of the day product quality and reliability.

Conversely, each new function we were adding provided a design opportunity: so essential cooling fins (missing from cheaper products!), became rows of pins making up featured metallic backs of new design LED lights. The need to diffuse LED beams for courtesy lighting and expand the beam for effective security became diode arrays and reflector plates.

At Timeguard we have always traded on superior branded quality and a few years ago we decided to buck the trend and to reinforce our investment in superior componentry with superior designs: better performance AND better looks. In all honesty, we (and probably most other manufacturers) were accelerated along that road by the latest generation of designers to our R&D teams – this new generation has been reared on the likes of Apple, Ikea and Zara Home, and take good product design in every aspect of life for granted.

Thus we achieved the magic trick of keeping both the engineers and the product designers happy at the same time – no mean feat, I can assure you. More importantly, this approach helps us – and you – to visually communicate the benefits and value of the energy saving technology you are offering to your customers. You cannot make a silk purse out of a sow’s ear – you’ll get caught out soon enough. So, it stands to reason, design with assured, branded quality are the true artform for today’s market.

Winkley Workshop Kirkwood McCarthy Winkley Workshop is a new three storey 2-bedroom residence on the site of a former upholsterer’s workshop measuring 12m long by 3.7m. Upon this small plot, a 2-bedroom open plan home with strong interconnectivity between internal and external spaces has been achieved. In order to accommodate the required internal and external areas the original footprint was increased by digging a new basement and extending the roof, which

had to be cranked according to daylight angles to protect neighbouring properties. To the street the building is a modest addition, yet upon entry the open-ness and scale of the property is revealed. The layout was conceived as a vertical sequence from public to private. At basement level an open plan kitchen, dining and living space is designed as an extension of the outdoor area. A brick herringbone floor flows out into the rear private courtyard with a double height 082

void and oversized glazing to blur the delineation between inside, allowing ample daylight and views to this lower level. The middle mezzanine level is interconnected with the basement level via a library bookcase that faces into the double height void. A curtain partition allows this room to flex its function as a study extension of the living area or a private sleeping area.


An open plan master with ensuite to the top level leads onto a private balcony, continuing this pursuit of light filled, outdoor based living that distinguishes the residence. The experience of the property is open and voluminous, achieved through the strategic interplay of floorplates that enable lines of sight through the house. Services and backof-house functions are located out-of-sight under stairs or in zones with poor daylight levels so that the living and bedroom areas are unobstructed and light filled. Internal walls were deliberately avoided to enhance the perceived openness, and thus curtains and joinery are used for privacy and delineation where possible. The minimal presence of internal walls and use of setbacks and cutouts in floorplates, paired with extensive glazing, gives a sense of lightness and openness that belies the scale of the property and its dense urban setting. Venice Voted Most Iconic City Skyline Meanwhile, Paris, often described as the most romantic city in the world, ranked last in the survey, gaining just 8.7% of the votes. It was beaten by Tokyo, which was selected by 8.8% of the respondents. The results of this survey show that although city skylines may still be a public favourite, people’s preferences for the more “traditional” cities is changing, in favour of something new. Richard Wilde, Managing Director of Murals Wallpaper, believes the survey results show how our inclinations are changing: “While places like New York will always be popular in interior design, it’s clear that people are looking to do something a little different these days.

enice has ranked as the most preferred city skyline, just beating the classic New York horizon for the top spot, new research has shown.

“Homeowners can have anything they like emblazoned on their walls, and we’re seeing more people choosing images for sentimental reasons. A huge mural of Liverpool city centre may not appeal to all, but if you were born and raised there, it will hold a huge amount of significance. We tend to find that a lot of people who have moved away from their home town will decorate a wall or an entire room in a way that reminds them of their roots.

The survey was conducted by Murals Wallpaper who asked more than 750 people the question; ‘Which would you have as a wall mural?’ accompanied by six images of some of the most iconic city skylines in the world. The six photographs that were shown alongside the question included London, Paris, Liverpool, New York, Tokyo and Venice, each in the form of a large mural of each city. Venice, often referred to as The Floating City, was the winner, with a quarter of the survey respondents (25%) selecting it as their best preferred landscape. New York came in second place, only just behind Venice, with 24%. This result may come as a little bit of a surprise, as New York has long been hailed as having the most iconic skyline, with monuments such as the Empire State Building and the Statue of Liberty gracing the landscape. Although The Big Apple appeared to be favoured by all respondents aged between 18 and 44 years, Venice followed close behind and overtook New York in the 45 - 54 years age category.

Goodlight LED Lighting Achieves Hospital Cost Savings

Roofers Urged To Make The Most Of Competentroofer Membership Continuing its membership awareness campaign - ‘Get wise, get savvy, get NFRC’ - The National Federation of Roofing Contractors is urging roofers to make the most of their membership of CompetentRoofer, and for non-members to seriously consider its merits. Increasingly seen as a key distinction between companies in the refurbishment market, CompetentRoofer encompasses all types of roofing - including domestic, commercial and industrial properties. The scheme essentially enables roofers to self-certify that their refurbishment work complies with Building Regulations. Should fifty percent or more of the roof need replacing, then under the Building Regulations, the Local Authority would have to be notified a minimum of 48 hours before work commences.

As well as alleviating customers of this added pressure, charges for Building Control Inspectors to approve the roof can be avoided, as well as the inconvenience of waiting for an inspector to visit. For domestic work, this saves a fee of somewhere between £200 and £400 a job, and it is even more for commercial work. Derived from the Government’s Competent Person Scheme and operated by NFRC, CompetentRoofer is open to all roofing contactors in England and Wales and is easy and inexpensive to join. he UK’s biggest independent timber and panel products supplier, James Latham, is currently supporting another innovative project by SPUD (Space, Placemaking & Urban Design) which offers residency opportunities for artists to engage with specific areas of our environment and the landscape. Entitled the Observatory, it is a sculpture, workspace, shelter and look-out for 12 artist residencies in four locations around the UK and is taking place over a two year period. James Latham supplied a team of five graduate architects from London practice, Feilden, Clegg, Bradley, with home grown and imported Larch which was charred to clad the exterior of the two structures, as well as Accoya, Medite Tricoya Extreme and Smartply which was used on the interior. The Observatory has two structures, The Study which provides a private and reflective space for the artists to work and The Workshop, which allows for interaction with the public.

A next generation of temperature regulating bedding products has arrived in the UK and goes on sale from January 2016, which means being ’too hot’ or ’too cold’ in bed could soon become a thing of the past.

The new products have been launched in the UK by Carpenter, the largest British based manufacturer behind some of the world’s leading foam bedding products, as part of its popular ‘sleep betterTM ’ range.

Unlike just ‘cooling’ bedding products on the UK market, the new Climate Collection of memory foam mattresses, pillows and toppers uses a patented Thermic® technology which means the bedding responds to changes in temperature by absorbing, storing and releasing heat to keep the microclimate temperature (the temperature close to the skin) within a ‘comfort zone’ of 28-30o Celcius for longer than standard products.
