DRAG N SLAYERS Fresh from Dragons’ Den, we talk to Steve Noyes & Duncan Summers about the Worlds’ only covered recessed tv point. Why you decided to go on Dragons Den? After a year of trading, Sync-box was growing quickly. We had sold 5,000 units worldwide with large enquiries coming through from major developers. We had designed and prototyped other products to run with the Sync-box product range and realised we required funding to take Sync-box to the next level. Having approached various investment channels, it was proving to be a long and painful process. We considered applying to Dragons Den for investment as we were confident of the product and thought, it can’t be anymore long-winded or painful than the other avenues of investment we had tried!

Tell us about your experience in the Den To our surprise we were called by the BBC and invited to the London Television Studios for a screen test. This was a few months after the initial application, so as you can imagine, it was a shock when the BBC called. The screen test was a brilliant experience! The BBC were just fantastic. The actual day of filming Dragon’s Den was amazing. The format has changed this year as we were interviewed before and after we went into the Den. Despite, the hard time we received from the male Dragons, Peter Jones was a true gent. He congratulated us afterwards and had a nice chat with us. It’s a day we will never forget!

How has the industry responded? Since appearing in the Den, the phone and email enquiries have exploded. We have received multiple calls from various distributors, worldwide. We are talking to a large distributor, based in Dubai whom approached us after seeing the show. This is with regard to supplying Sync-box to three brand new Trump Hotels in India and one in Dubai! The AV industry’s reaction has also been fantastic. We have received so many kind words and congratulation messages! What does Sync-box hold for the future? Initially we are looking to grow the Sync-box product range. This includes a dry wall version (for plaster board walls) and high end metal cover plates for the multimillion £ complexes. It is our intention to grow the business by gaining a large presence in the US as well as EMEA. We also have other product solution ideas which we would like to take to market.

What did Dragons’ Den Deborah Meaden see? “For me to invest, I have to understand why anyone would want to buy a product or service and at the price it can be produced for. Having been through a major refurbishment recently, I could see exactly why the Sync-box would have been a real asset in terms of saving time and looking good.”

Housing Innovation Awards 2016 In 2016 John McCall Architects will reach the 25th anniversary as an architectural practice, designing all forms of housing for sale, rent and for people with special needs, along with commercial and community architecture, focused on the aspirations of clients, users and residents. We believe that sustainability should be central to every project and that client and end user energy costs should be mitigated to reduce levels of fuel poverty. The company is run by 4 directors and 2 associate directors providing leadership to the senior and junior staff in a flat hierarchy to provide excellent experience and opportunity for personal advancement in training and career prospects within the business. Staff retention is consequently high and most of the senior staff have been with the practice since qualifying.

As architects our desire is to build great buildings which meet the client brief, provide good spaces inside the building and benefit the local community. We also aim to enjoy doing it! From the inception of the practice we have endeavoured to provide a service which focusses on the client and end users. Wherever possible we provide sustainable solutions and design our buildings to provide low energy and low running cost homes.

The house at Lang Lane was designed to provide the highest level of thermal performance within a defined budget. The design used the Passivhaus methodology as the background concept, but altered to improve buildability, cost efficiency and environmental performance. The intention was to reduce the energy usage to within the Passivhaus target, but in use it has proved to exceed this, achieving annual energy costs of ÂŁ15 per annum and a CO2 output of just 11Kg.

Throughout the life of our practice we have established a reputation for being able to deliver economical, well designed high quality schemes for our clients. The practice is value focused on our client’s requirements and we ensure that our team have a clear understanding of our client’s delivery needs and aspirations and bring to the team a right first time collaborative approach to provide best value for money.

By addressing all of the ways that buildings waste energy, exceptionally low energy bills for the householder have been accomplished. The strategy addresses the 5 main issues of orientation, insulation, air tightness, thermal mass and volume which were carefully considered along with heating, ventilation and energy generation to maximise the thermal performance of the house.

Orientation: The house is located on a plot which has an open aspect to the south, but due to the Planning constraints this is a short façade; nevertheless, we have maximised the window openings to gain the most solar energy gain in winter. Overhanging eaves and soffits provide shading in summer to limit overheating. Along with this a series of roof windows allow light and warmth to penetrate reducing lighting loads and provide heat gains and natural ventilation control in summer. Insulation: The house is exceptionally well insulated to achieve a minimum U value of 0.1W/m2K. There are no traditional foundations, with the ground floor raft floating on 200mm of insulation. Windows and doors are triple glazed with a U value of between 0.7 and 1.0 W/ m2K. The insulation on the walls wrap round in front of each of the window and door frames preventing cold bridging. Air tightness: There are no draughts! The house is hermetically sealed so a whole house ventilation system is used – see below. No draught equals comfort! Thermal mass and volume: This house is largely built of concrete to retain heat in winter and maintain a stable temperature in summer. The volume of the 3m high south facing

rooms allows the hot air to rise and stratify, transferring the summer warmth to the 200mm concrete first floor structure. The stair void in the centre of the house rises 8.6m drawing warm air through the house and out through the roof windows in summer. Heating: The air to water heat pump (COP of 3) delivers warm water very efficiently to the underfloor heating which serves most of the ground floor rooms. There is no heating to the upper floor as the house is kept at a constant temperature with the upper rooms achieving the design intent of 2oC lower than the ground floor rooms. Ventilation: As the house is sealed against wasteful air leakage a heat recovery ventilation system has been installed, gently extracting warm moist air out of the wet rooms and input fresh air into all the living spaces, through a heat exchanger. Generation: Using the south facing PV panels which generate 3,338kW hours/year, electricity is fed back to the house to run appliances, the heating and hot water production. Excess electricity is sold back to a green energy supplier, reducing the carbon footprint of the house to 11Kg/year. This amounts to 3% of the carbon produced by an average UK house of the same size.


How Has The Consultancy Demanstrated Problem-Solving Skills From Which The Wider Industry Can Draw Lessons? In order to achieve annual energy costs of ÂŁ15 per annum and a CO2 output of just 11Kg all aspect of the design had to be fully considered from the earliest stage. Our involvement did not stop at the building fabric, but included all aspects of the design of the site, orientation, service provision and even in the choice of low carbon energy supplier. High performance buildings are not achieved by a single strategic decision; they are accomplished most economically when all the design thinking is used to work

together to provide a homogenous outcome. This house has been designed to prove the case that it is possible to build a high performance home at a competitive cost; but it also shows that the owners do not have to significantly change their lifestyles in order to live in such a building. This house is flexible, comfortable, it has high quality design features and includes the spaces and volumes which many modern homes omit. Yet it is eminently affordable. It was also easy to build. Any small house builder could construct a house like this with very little extra skill being required. 8

Care is needed in relation to the air tightness, but thin joint blockwork makes this relatively easy to accomplish. How Has The Consultancy Used New Technology In A Way In Which The Wider Industry Can Draw Lessons? Once again every aspect had to be considered to accomplish this level of performance within the budget. While not complying with every aspect of Passivhaus, the concept was used as the background to the design. Then using sun path studies, plan and sectional orientation, shading of soffits and minor optimisation of the immediate microclimate along with technological devices the scheme was improved within the budget.


The main issues addressed were: 1. High levels of insulation: see below 2. No cold bridges: great care taken, particularly around fabric discontinuities, to ensure that cold bridges did not occur 3. High thermal mass: maintains a very stable internal thermal environment. Even in winter the building temperature only degrades by about 1 degree per day when the heating is switched off 4. Natural cooling by volume and mass: South facing ground floor rooms have 3m ceiling heights to ensure stratification of air when house not in use so that the hot air transfers heat into the concrete first floor and results in those rooms never rising above 22oC in the summer of 2014. The central stair void rises 8.6m from the ground floor and acts as a chimney to remove hot air in summer. The two roof windows at the apex can be opened remotely to allow the escape of warm air 5. Excellent natural lighting and low energy LED downlights provide very good levels of lighting with minimum energy usage 6. Draught proof and air tight: Air tight to 0.98, but the performance in use will exceed this due to protection installed internally and externally, at construction and material discontinuities 7. Ventilation: Mechanical heat recovery ventilation unit 8. Heat pump: The carefully sited air to water heat pump used to supplement passive gains and to heat the hot water cylinder 9. Solar roof mounted Photo Voltaic Panels as roof covering to south facing elevation 10. Site layout, dwelling orientation and the orientation of stone finished patio all contribute to the performance of the dwelling as the microclimate around the house is slightly altered to benefit the overall performance. What Makes The Consultancy Innovative? Why are you different? What do you offer to clients that your competitors don’t? The innovation demonstrated at Lang Lane is related to the total design approach which takes into account every aspect of current understanding for the creation of low energy housing at economical construction cost.


From the outset all options were considered: 1. High levels of insulation: Concrete raft floats on 200mm of closed cell insulation which wraps round the edge of the raft and up to DPC level. Triple glazed windows and doors 250mm of external insulation to walls Insulation at both ceiling level and following the roof profile to maximise effectiveness. 2. No cold bridges 3. High thermal mass: In situ concrete ground and first floor provide massive heat store. Dense concrete blockwork internal partitions. 150mm thin joint blockwork to construct the external walls. All surfaces plastered direct to ensure transmission of heat is effective.

4. Natural cooling by volume and mass South facing ground floor rooms have 3m ceiling heights to ensure stratification of air so that the hot air transfers heat into the concrete first floor and resulted in those rooms never rising above 22oC in the summer of 2014. Natural lighting and low energy LEDs Natural light floods the house during daylight hours. Roof windows bring light and warmth into the centre of the dwelling. At night the LED downlights provide very good levels of lighting with minimum energy usage. Some low energy lights are used as features.

6. Draught proof and air tight: particular attention was given to sealing round all penetrations, including treating both the inside and outside of windows and doors. Although the air tightness tested to 0.98m3/(h.m2), performance in use is better than this as the building resists both pressure and suction in strong wind conditions. 7. to augment air temperature and delay the onset of evening cooling. Sun path studies during design stage to define productive fruit and veg growing zone – reducing food and transportation costs. This ‘total design approach’ using the skills and experience of the architectural team provides the innovative environment which allows us to be able to provide a house at Lang Lane which far exceeds the design brief and acts as an example which others can emulate. However, we do not keep this information to ourselves. We have published most of the information needed for others to follow our example on our website in the hope that well considered eco-designed building might become more of a norm and that others can follow our lead in ultra-low energy homes which will perform well into the next century, while contributing the carbon reductions needed to keep the global temperature rise to below 2 degrees C.

Heritage Cob & Lime

T

here is nothing new about lime mortar, it has been around for thousands of years since before the early Egyptians. The properties of lime mortar have long been recognised for being a strong, flexible and permeable building material, and family run business, Heritage Cob and Lime based in Bideford, North Devon, have seen a steady increase in both clients and other builders wanting to know and understand more about the use of lime mortar.

With a client base that stretches from Scotland right down through to Devon and Cornwall, the company’s mortars and bespoke plasters are in great demand. Sarah Rawle heads up the manufacturing side of the business and she explained, “Our non-hydraulic lime (fatty lime mortar) is slaked from premium Buxton quicklime and matured for a minimum of 4 months, and forms the basis for all our pre-mixed lime mortars and plasters.”

The company has a list of famous landmarks that it has supplied mortars to, including Buckingham Palace and Windsor Castle. As well as manufacturing, the company stocks all traditional building materials, including cob blocks and a new, innovative clay and straw block called a Strock.

Working alongside Sarah is father David Rawle, senior partner and consultant to the business. Mum Sue Rawle assists with building quotes, consultations as well as the marketing, whilst Sarah’s brother, Frank Rawle heads up the building restoration side. The manufacture of lime mortar has many advantages over cement, already proven by independent research bodies such as the National House Building Council Foundation. Instead of producing large amount of CO2 in manufacturing, as is the case with cement, lime mortar carbonates (hardens) by using CO2 from the atmosphere.

Ideal for restoring traditional buildings, lime mortar lets the structure flex and so prevents masonry from cracking. It also acts as a wick, absorbing moisture and allowing it to evaporate and so keeping the masonry dryer and lessening the risk of spalling (crumbling of masonry). Older houses that have been rendered outside with cement and then inside with pink plaster often have damp problems which can be overcome simply by using the appropriate lime mortar inside and out. I am an Associate Director at ADAM Architecture and a Chartered Architectural Technologist, MCIAT. ADAM Architecture (http://www. adamarchitecture.com/) are specialists in Progressive Classical and Traditional Architecture, considered leaders in this field, employing around 80 staff, we are the largest practice of this kind in Europe and have completed many award winning projects. ADAM Architecture is a CIAT Registered/RIBA Chartered Practice which employs both Chartered Architectural Technologists and Chartered Architects who work collaboratively alongside one another. Without this approach to working, I am absolutely convinced that we would not enjoy the levels of success we have been able to consistently achieve. You may well ask what a Chartered Architectural Technologist is. Well, to achieve Chartered status is an accolade awarded by the Chartered Institute of Architectural Technologists (CIAT), who are the lead qualifying body for Architectural Technology professionals, representing those practising and studying within the discipline. In short Chartered Architectural Technologists are experts in the technology of architecture. For example, we are able to advise and help select materials for any given location – such as tiles in wet areas to paint finishes in Pools and Steam Rooms – all valuable input when working with Interior Designer’s in assisting in realising their design vision for any single project. Collaboration is one of those buzz words that we hear used a lot nowadays. I am always slightly wary of overused words because the

true impact of their meaning can often be lost or diluted as a result. We often find that during times of fashionable overuse, a word’s meaning can often evolve. But what does the word collaboration currently mean? I believe it important to understand the meaning at any point in time, so that the relevance of a word or term can be understood in context with its current use. The Cambridge Dictionary definition of the word is: “the situation of two or more people working together to create or achieve the same thing.” The questions of whether or not collaboration is relevant in a design environment and does it bring benefits between professionals in design process were posed to me? It’s interesting, but when you understand the meaning of the word you suddenly understand its relevance to the way in which successful design is driven. Collaboration as a process provides purpose and direction, drawing on the true value of the collaborators key core skills and strengths, allowing those skills to be clearly focused on. At the heart of collaboration is a respect for one another’s key expertise. Interior Design and Architectural Technology, while related are not one in the same thing. They are two specialist and distinctly differing design disciplines that can complement one another very well. At ADAM Architecture, we frequently work collaboratively with Interior Designers on

projects. I have found that the most successful projects are those where this has been considered from the outset of and continuation of the design process, rather than being an afterthought. We understand value and embrace collaboration to bring best value to the design process in order to produce stunning results. We always wish to produce a design to the very best of our ability, placing the best blend of talent on each and every project that we are fortunate to be commissioned and entrusted with. Key consideration is given to team dynamic, personalities, common purpose of aims and the variety of skills necessary to ensure a harmonious team is chosen for any single project required to produce a well thoughtthrough design. This really is the essence of collaborative working practice. We apply this same approach with other consultant designers, such as Interior Designers. You see, it is critical for designers to work with common purpose; otherwise a disjointed end result will transpire. I know that this should be common sense, but you will be amazed how easily and far too frequently in my opinion, this is not considered or managed in the construction industry. Interior Architecture and Interior Design are two different areas of design. I often find that the easiest way to describe the difference is by using the analogy of imagining a building as a simple ‘Dolls House’ and if you picked it up and shook it, all that dropped out, such as loose furniture, pictures on walls, etc. is known as FF & E – Furniture, Fixtures and Equipment and would be classed as Interior Design.


On the other hand, anything that didn’t fall out, such as fitted furniture, fixed cornicing, skirtings, architraves, is, broadly speaking Interior Architecture. So the benefits of collaboration First and foremost, a great end product because each professional has been able to focus on their main core skills, bringing the very best value in what they do – The Architectural Technologist dealing with the technology aspects of the project, from producing detailed working drawings, to advising on finishes materials, such as suitable paint types to marble flooring.

Specialising in the interior design of high end residential projects for private clients, our projects are typically in excess of 25,000 sqft. Keech Green’s starting point will always be to conceive a design that is architecturally detailed with great consideration given to the building’s exterior architectural style and location. Architectural consideration along with the need to incorporate all aspect of modern living will require close and detailed communication with the project architect with whom we share our projects. The tremendous collaborative link between Keech Green and ADAM has been paramount. It has a broad and all encompassing importance which is complimented by the ‘day to day’ genuius and expertise of ADAM’s advice on material selection etc. As Alex sites, “tiles in wet areas to paint finishes in Pools and Steam Rooms”. In conclusion, the collaborative relationship to which Alex alludes here determines not merely our ability to do our job, but more importantly the project’s end result. Ideally it is the result that our client has been anticipating.

The Architect can keep a watching brief over the continuity of the architectural language of the interiors, so that they are harmonious to the architecture of the building itself.

So there you have it – fairly compelling reasons to collaborate. My conclusion is that collaboration is a vital ingredient in a design environment, hugely benefitting the end product and therefore in turn, the client. I hope you, the reader share the same compulsion as me to give consideration to collaboration when appointing design professionals.

A current project in St John’s Wood in London, where this is being realised very successfully is in collaboration with Keech Green Architectural Interiors. All of the processes above have been employed on this project and the personalities involved have really bonded in a positive way. The UK’s biggest Cooper BMW car showroom has opened in Reading. It was designed by MDG architects, specialists in the design of automotive dealership buildings both nationwide and overseas. The 13,000 sqm three storey building, which showcases over 100 new and approved used cars, marks a major relocation for Cooper BMW from its previous smaller site into a state of the art new facility. To complement the displays, the architects chose to specify the Kalwall translucent system for the elevation and for use on the main entrance canopy. This stunning backdrop, supplied and installed by Structura UK, helps to diffuse natural daylight deep into the interior thereby creating a well-lit and aesthetically pleasing ambience. Two existing Victorian houses are joined together by introducing a new staircase clad in stained timber at the centre of the plan and perpendicular to the party wall. The existing symmetrical arrangement gets thus rotated to achieve a continuous flow of spaces throughout each floor. The change of level from the entrance to the back garden is negotiated

through a second staircase, in this case constructed using recovered bricks from the demolition works, and a new loggia accessible from the kitchen and main living room of the house. The loggia occupies a rear extension between the outriggers. It was built using materials of contrasting colours to the original houses in order to highlight the new construction and create a strong visual link, making the building look like one house as it was originally intended. 27 27

The faรงade is articulated with a series of deep anodized aluminium blades that filter the daylight and mitigate overlooking to the adjacent houses. The glass screen can be fully opened to make the space feel like an elevated terrace, facing the two rear gardens where the original dividing wall was retained. All the fitted furniture and most of the fittings, including lights, door handles and handrails were designed specifically for the house.

St Joseph’s Gate, Mill Hill

Wetrooms UK are nominated installers to Berkeley Homes and were approached by them to supply and install wetroom systems into this unique Grade II listed building. St Joseph’s Gate is an eclectic building with 16 different floor constructions many of which date back to the 1800’s. The biggest challenge facing Wetrooms UK was to achieve a consistent look across each of the 115 wetrooms that were due to be constructed throughout the old and new sections of the building on timber and solid floors. Wetrooms UK recommended a range of wetroom solutions for this project. For the timber floors, Modular Wet-Floor Systems with wastes, traps and 1400mm solid stainless steel linear wall grills were used. Johnston’s Trade has played a starring role in the refurbishment of an old theatre, which is now a popular pub in Ipswich. The historic 18th Century building known locally as ‘The Old Rep’ was originally the town’s theatre, and remains one of the area’s most attractive buildings. Gaia System Heats New State-Of-The-Art School Building

S

pecialist contractor, Kershaw Mechanical Services Limited, has installed Gaia’s wet underfloor heating system as part of its £1.9m mechanical & electrical (M&E) package at the new Further Education building for West Suffolk College. Located on the college’s campus in Bury St Edmunds, the new FE building is the main focus of all FE provision and provides improved study facilities as well as student support and recreational opportunities. With a focus on energy efficiency, the building’s M&E works included a natural ventilation system, a biomass boiler, domestic services, heating, air conditioning and full building management system.

Gaia’s underfloor heating system was installed throughout the ground floor of the new building which consists of a social seating area, shop and drop-in computer station. The system was chosen partly for its energy efficiency, but also for the fact that it offered the most effective heating solution for the space, says [John Pritchard, Project Manager]: “Underfloor heating is ideal for use in large open plan areas as the heat is distributed evenly throughout the area,” S/HE said. “The Gaia system is wellproven and reliable and the technical assistance offered by Gaia helped ensure a trouble-free installation“. Concrete Upper Floors For High Performance Concrete separating floors are common in multi-occupancy accommodation – flats, student accommodation and hotels – but the current market share of concrete in upper floors of housing is in single digits. This low market share is in stark contrast to the many performance benefits that concrete has to offer. These benefits are recognised by house builders and more wealthy property owners but concrete upper floors are currently restricted to the premium end of the house market.

Concrete upper floors provide improved performance: enhanced fire resistance and acoustic separation, non-squeaky floors, opportunities for improved thermal comfort and energy efficiency. They also offer the opportunity for masonry partitions in upper floors, which in turn provide acoustic and fire-resistance benefits and opportunities to improve thermal performance.

Concrete upper floors are sustainable. Performance benefits and local availability discussed above are both aspects of sustainability. A third aspect is the whole-life environmental impact. This aspect warrants a whole article in itself and readers are referred to The Concrete Centre website for more information on production of concrete constituents and flooring products, longevity in-use and end-of-life reuse/recycling. In brief, the industry has made great strides in reducing environmental impacts during production. By being durable, these impacts are spread over many years and at end of life precast units are crushed to make recycled concrete aggregate.

Concrete upper floors are available. The precast solutions currently supplied and installed for the majority of ground floors are suitable for upper floors. These are supplied by UK manufacturers and typically by local manufacturers. Most housing developments have a manufacturer within 30 miles. Manufacturers have the capacity to increase production and have access to increased volumes of constituents, which are also locally available.

Concrete upper floors are buildable. It is common practice to install precast separating upper floors in multi-occupancy accommodation and precast ground floors in housing. Precast upper floors are also installed in premium housing. Therefore it is evident that there is no particular barrier in terms of buildability. Furthermore, there is an HSE-endorsed code of practice for the safe installation of flooring(1) to provide guidance and help CDM compliance when choosing precast upper floors. On a constrained, compact urban site, a stones throw from Takapuna Beach, the three-stepped gables of these black ‘boatsheds’ appropriately reference our boating and beach culture. The sliding forms reveal a solution beyond the standard connotations of a home, a bespoke incubator for the clients’ lifestyle. The corner site, challenged by two 5m front yards and the blunt presence of a three-storey neighbour hard on the North-West boundary, stimulated an approach of layered complexity with ample transparency to capture light, sun and glimpses of the pohutukawa and baiting ocean. The kitchen and bathroom are no exception. The kitchen, at the centre of the home connects both visually and physically to multiple, layered indoor and outdoor spaces with views across the lawn to the sea beyond. Doors slide back seamlessly to integrate the kitchen bench with the sheltered and private west facing courtyard and barbeque area. Stainless steel has been used almost exclusively to create a functional and industrial centre to the home. In addition to stainless steel benches and appliances, Archlinea modules and a customised range-hood that incorporates a hanging rack for pots have been used.



The ground floor bathroom was approached as the ‘beach’ bathroom with direct connection from the outdoors and service areas such as the laundry. Robust and low maintenance materials continue from the outside in to function as an easy clean ‘wet room’ able to tolerate sand, salt and dirt. Also accessible from the interior, the challenge lay in ensuring that the bathroom could still function aesthetically and practically as the main bathroom of the house in all seasons, for their sons but also for their guests. In contrast, the master bathroom was approached as a luxurious and private retreat. The spacious layout with freestanding bath, separate shower, and double basin again has the ability to open up to the outdoors achieved by corner full height sliders, however privacy is retained by vertical louvres (also mechanically adjustable). Natural Blue Stone/Basalt are used for the vanity tops and the black / timber theme used elsewhere in the house is continued. Custom-made black aluminium shower trays and folded slats were designed for the level entry shower base where the porous natural stone was impractical. Whilst studying at London University in 1972, William Saint worked at a small chain of retail shops specialising in white goods such as dishwashers and washing machines. Saint saw the extensive damage that these products could cause by flooding and leaking if broken. SAVA Original Vision The client’s brief was to create a Development of luxury family villas on a prime beach front plot of land on the west coast of Phang Nga province at the southern end of Thailand. LOOKING FOR A WHITEWASHED FLOOR? Bona White is a new wood floor primer designed to produce an on-trend bleached look when used in conjunction with a Bona polyurethane lacquer. The intensity of ‘whiteness’ is dependent on how many coats are applied. This client wanted a whitewashed look to their original Victorian floor boards to tie in with the soft greys of the kitchen. This was achieved by the application of two coats of Bona White under two coats of Bona Traffic HD lacquer. Before treatment, a few large gaps were filled using reclaimed pine wedges and smaller gaps were filled using Bona Mix & Fill, which is mixed with sanding dust from the floor to ensure the filled areas blend in with the rest of the surface. To produce a highly durable, easy to maintain finish, two coats of Bona Traffic HD lacquer were applied. Traffic HD is Bona’s toughest lacquer. Middle Park House Mitsuori Architects This renovation and addition to an existing Victorian home in inner bayside Melbourne responds to the changing needs of an active, growing family and creates flexible and relaxed spaces for them to inhabit for many years to come. This project includes renovation to the existing historical building and the addition of a double storey extension to create a multi-zoned family home. A esthetically, the new building was to remind them subtly of family holidays to the beach. The new addition merges into the existing house to reduce visibility from the street and minimise its impact on the rear garden and neighbouring properties. The existing rooms are transformed into a master bedroom area with new ensuite discreetly inserted between the existing building and boundary wall. An open study area and feature stair are set within a sculptural double height void which becomes a transition point between old and new. The new addition features a large open plan living space at ground level and a children’s zoneonthefirstfloor. Aspacious living and entertaining space is designed to allow flexibility of furniture arrangement and features a full width sliding glass wall opening onto a rear terrace and garden. Natural materials and textures are used throughout the project. These include durable Australian Ironbark timber cladding and screens, polished concrete floors, stone and timber are used internally to create comfortable, robust and low maintenance spaces. Houzz Survey Reveals Emergence of the Super Kitchen

Kitchens open up to living spaces and outdoors, serve as the hub of the home. Homeowners are renovating their kitchens to create a “super kitchen” that not only serves multiple purposes but also incorporates features, functions and decorations traditionally associated with other rooms, dramatically blurring the lines between the kitchen and other living spaces, according to the 2016 UK Houzz Kitchen Trends Survey. The survey of UK homeowners using Houzz who are in the midst of, are planning, or recently completed a kitchen renovation project, found that these kitchens go far beyond cooking and baking, with 69% using the space for eating and dining, and nearly half for entertaining (48%) and socialising (44%). As the hub of the home, nearly two-thirds of homeowners spend more than three hours a day in their kitchens (60%). As many as 32% said they use their spaces for working in or doing homework. Further blurring the lines between the functional and living areas of their homes, the majority of renovating homeowners are making their kitchens

more open to other living spaces (54%), with 35% of kitchens completely open to other interior spaces post-renovation. Nearly half of updated kitchens are also more open to the outdoors following upgrades (49%). “The modern ‘super kitchen’ supports family, friends and work and does it in style,” said Nino Sitchinava, principal economist at Houzz. “Our findings show that homeowners expect kitchen renovations to go far beyond improving flow, storage or aesthetics. The ‘super kitchen’ has literally become a living room, family room and dining room, with finishes, layouts and décor that challenge us to define where the kitchen ends and the rest of the home begins.” When it comes to functional priorities, creating a kitchen that’s easy to store and find things in tops the list (58%). To accomplish this, homeowners are adding new built-ins including islands (42%), pantry cabinets (40%) and walkin pantries (12%). Meanwhile, a kitchen that’s stylish and beautiful is the top design priority for 66% of homeowners, followed by one that is filled with natural light (51 percent) and integrates with the rest of the house (39%). 64

The top trigger for kitchen projects is to customise a recently purchased home (42%). Other top motivations include not being able to stand the old kitchen and finally having the means to improve it (both 30%). Nearly three quarters of upgraded kitchens were last updated more than 10 years ago (72%). Given the considerable longevity, homeowners are making choices to ensure they can live with their kitchens for many years to come, from products that last, to designs that stand the test of time. Homeowners are sticking to the classics with finishes like white cabinets (33%) in flat-panel (50%) or Shaker (37%) styles. They are also investing in stainless steel appliances (54%) and engineered quartz or granite worktops (both 23%). Richmond House Richmond House was a small and unattractive 4 bed house; it was built from London stock in a neo-Georgian style.

The clients’ instructed AR Design Studio to re-design and extend the property and the brief was to introduce a new master bedroom, a walk-in wardrobe, a large living space and a kitchen with strong links to the garden. Discussions with the planners at the start of the design process proved that any extension to the building was going to be tricky; their opinion was that any visual impact to the street scene was likely to be detrimental to the area.

Regular discussions with the local planning authority ensured that an acceptable scheme was developed with the planner; a way that AR like to work to ensure approval.

AR proposed a vertical tower element to the side of the existing building which would house a utility room on the ground floor and the new master bedroom on the first floor. The nature of the vertical element subconsciously lifts one and improves mental well-being when sleeping. The case officer suggested that the new tower should be in brick to match the existing property. Using the same material helped link the two elements. 66

The tower is connected to the existing by a glass link which helps set a clear definition between the new and old whilst bringing light into the building. A single storey extension at the rear of the house provided a large open-plan kitchen, dining and living space. This creates a light and airy space for the owners to live and gives Dylan, the dog, plenty of space to run around. The external façade is clad in tessellated fibre-cement cladding and sets a contemporary geometry. The horizontal, dominant and grounded nature of the extension is offset by the expanse of sliding glazing, which opens to create a space that blurs the boundary between inside and out.

After a change in ownership, Solelyâ’s “vocation” also changed. Now using it as a second home, the new owners wanted more light, more spectacular views. Located on a natural promontory in the lower Valley, surrounded by rock faces giving it the appearance of a natural fortress, Solelyâ boasts a superb site and orientation. This project started with a mountain guide’s home. Because the house was originally self-built, it had a unique soul.


The challenge was to avoid losing the essence of the charming and traditional original building while integrating an updated design, modern materials and innovative solutions. The project was made possible by the architectural literacy of the new owners, as well as their sensitivity to beauty and their appreciation for high quality construction. HADRIAN CUBICLES MATCH CHAMPAGNE MOOD

The Hadrian toilet cubicles installed in the ladies toilets at the Epernay Champagne Bar in Manchester where carefully chosen to match the mood of the existing decor by specifying a particular RAL colour, a service available in the UK from Relcross Limited. When the bar was bought in 2014 by VCP Taverns a redecoration and upgrade was immediately implemented. While the tiles and walls in the ladies toilets were in reasonable condition, the cubicles were certainly not meeting the champagne expectations of either the customers or the new owners. What they needed were cubicles that were much more durable, would look good for years and could harmonise with the shade of purple/brown that featured elsewhere in the room. Hadrian Elite steel cubicles from Relcross were chosen and specified in RAL 8002 Signal Brown. These toilet partitions are especially suitable for heavy use areas and require no special structural provisions to effect a rigid installation. They can be erected on any type of floor and are available in a choice of over 200 RAL colours to match just about any designer colour scheme. A year after the installation was completed the cubicles have been subjected to continual use but are looking as good as new and maintaining the venue’s quality image and appeal. The Epernay Champagne Bar is rapidly becoming the place to chill out in central Manchester. This house with wavy roof was built for a family with two daughters. The house is located in a picturesque place in Kharkiv region. That’s why our task was to create a house that is merge with nature. Almost each space has a beautiful view on the birch grove and the lake.

We have play of light and shade in the living room during the day because of the windows in the roof. The roof overhangs the terrace eight meters long and provides comfort in any weather.

The Chapel On The Hill Evolution Design

Set in the very best walking area of the beautiful North Pennines, just a short walk from the famous High Force Waterfall, this stunning chapel conversion with its historic building fabric and modern interior design is a real Teesdale jewel. The original windows of the nineteenth century building have been reopened, framing dramatic views of the dales to create a spacious and luxurious self-catering holiday cottage for seven guests.It has a large and fully equipped kitchen, a cosy living room, four comfortable bedrooms, two en-suits and a luxurious family bathroom. The reconstruction, designed by Swiss award-winning architects Evolution Design, 110

has just recently been finished. Historic features given immediate care. As the existing building was in a poor state of disrepair and had been vacant for many years, the aim of the reconstruction project was to bring this unique property back to life and to enable visitors to appreciate the history and local architecture while providing a beautiful environment to explore the surround countryside and its vast range of activities. The property had sustained considerable water ingress due to its state of dereliction and not being maintained. Due to its exposed location, strong winds and driving

rain, most of the interior finishes had been damaged badly, besides the main roof had deteriorated badly and the roof rafters required replacement. Before any scheme or design had been drafted, the first tasks were instructing preliminary repairs for the damaged roof and board the windows and doors to prevent any further water damage. Once this had been completed the project team evaluated the available space to establish the type and quantity of facilities that would suit best the size and location of the Chapel. Retain the stunning essence of the Chapel.



Being located in a remote location without any communications, installing services and sewage treatment was one of the very first tasks to bring this old Chapel back to life and to allow for the conversion of this historic building into a holiday accommodation. The initial brief was to provide three guest bedrooms, bathroom, kitchen / dining area and a living room on the ground floor. However, it was soon clear it would reduce the space, therefore a mezzanine floor was proposed. “One of the main elements of the Chapel is the Gothic style arched windows that elegantly frame the beautiful views and allow the space to fill with light. Before the mezzanine floor could be considered we had to ensure that the new ceiling line would not obstruct any of the windows,” says designer Paul King. The new mezzanine floor allowed for planning of three bedrooms upstairs and

the kitchen / dining area, the living room, the bathroom and the fourth bedroom on the ground floor. “Our approach was to provide solutions that answered the brief, but did not alter the historic details or essence of the Chapel. The main hall was the core element that gives the Chapel its feel of space and with its detailed simplicity it became the heart of the proposed design,” says Paul King. Once the new level had been installed, all new bespoke timber frame windows and shutters were installed to complement the unique style and details of the Chapel. Interior designed to complement the character of the building. Modern, stylish and yet in the context of the location and its history – these were the main criteria for designing the interior of the new holiday cottage. “We wanted to create a space that was modern and yet had a traditional language that would complement the historic nature of the Chapel and appeal to a wide range of guests. This was reflected in our choice of furniture and finishes,” explains designer Paul King. “All materials and design had been considered in the context of the character and appearance of the existing building and the Teesdale vernacular. Traditional materials were proposed to ensure the scheme respects the character of the landscape and the existing buildings.” As the heart of any home the kitchen and dining space was intended to be open and bright, taking advantage of the Gothic windows and the beautiful views of the surround landscape. The aim was to keep a traditional feel by retaining the roof trusses with a natural finish. 112

The kitchen units were styled to keep a homely rural feel, which is framed by the feature wall tiles. By using traditional tiles to cover the full height of the back wall complemented the generous ceiling height and feeling of space. Modern and comfortable holiday cottage for 7 guests. Alarm Electronics & Communications was contracted by the Flagstaff Unified School District in Arizona to update the fire detection system at Coconino High School. Having experienced two massive remodels and several lightning strikes over the years, school officials noticed during the latest remodel that the fire systems were unstable, with obsolete parts that made repairs difficult. To address these issues, the company used Axis AX intelligent fire panels from Advanced. The panel has four fully filtered, voltage regulated SLC addressable circuits that would accommodate the old wiring types and methods, as well as the sheer length of wire in the school’s current system. Using the Axis AX panel, Alarm Electronics & Communications could engineer and commission the upgrade on the go.

Axis AX fire integration panel allows retrofit with older systems

This month sees the launch of two new site fire alarms from Bull Products, the specialists in safety and security for construction sites. The Bull Site Siren systems are designed as stand-alone temporary fire alarms on construction sites. These affordable alarms are fully self-contained and can be used separately as a stand-alone device, linked by cable or linked with a radio connection. The alarms have the benefit of an extremely robust ABS casing for maximum durability. They have a very high noise output of 115dB, more than adequate to be heard over the general noise on construction sites. No mains electricity is needed as the units operate from 9V PP3 batteries and they can be used for internal or external use with their IP65 rating.
