I
ntensive topography and location between mountains with sightseeing to flat plain of Mosha, inspired us to create sense of suspension and wide view for all spaces. Our goal of merging nature with human life led us to have vertical distribution of functions with less land occupation for building and hence allocates more portion of land to design landscape.
The adopted shape for this project is a transverse volume with direction from domain to Moshaplain, so the form of three cantilevered boxes, with specific rotation to each other, comes out.

New apartment’s striking interiors designed to reflect the dramatic changing face of Catherine Street and Covent Garden over the decades.

ay & co highlight that over the decades some of london’s addresses have had dramatic image makeovers including name changes, resulting in new residents, enhanced reputation and transformed desirability. The perfect example of this is two new apartments that the firm is marketing in the tavistock, a new apartment scheme on the corner of tavistock street and catherine street. One is cleverly interior designed to subtly echo the dramatics change in the image of catherine street.

Catherine street, on which the tavistock stands, was originally named brydges street and was immortalised in hogarth’s
Originally known as brydges street, the address was a notorious drinking den and ‘red light’ area. Then renamed catherine street, it became the first ‘fleet street’ of the capital, a place for posh newspaper and magazine production. Finally, since world war 2 it has become part of the exclusive covent garden district, with boutique shops, restaurants and glamorous homes. The dressed apartment at the tavistock clearly references this dramatic trio of changes in the street’s history; with photos showing the dancing girls of the brydges street era, a bookcase of magazines and newspapers

the rake’s progress. An 1858 account notes that ‘almost every house you come to is a public house or something worse, open all night for the entertainment of bullies and prostitutes… you can almost hear the last dying shriek of virtue’. A further activity popular on the street were auctions where a man would sell the ‘virtues of his wife’ to the highest bidder and be a willing cuckold, the theatre royal in particular gained a notorious reputation for artistic lechery.
Kay & co reveal that tavistock street became the home of posh titles as country life, vanity fair and the stage, whilst the original sotheby’s bookshop was also on the street. he echo, the first halfpenny newspaper in london, was based on catherine street along with the court gazette, naval and military gazette, the london gazette; the illustrated times, the era and the racing times. Kay & co observe that as these
In order to change its image, brydges street became catherine street in 1872, named after two aristocratic ladies; queen catherine of braganza (the consort of charles ii) and catherine the baroness brydges of bedford. The ‘royal makeover’ worked and 22 tavistock street became the o ces of the strand board of works, responsible for renaming the street, and began the process of raising the status of catherine street and tavistock street toward the end of the 19th century.

The tavistock is just a short walk away from covent garden piazza, a famous tourist destination with outdoor market, the london transport museum and street performers illustrious new tenants moved into covent garden, property values rose and the calibre of residential owners and tenants was transformed. The location became a desirable address. Apartment 1 at the tavistock draws on the heritage of both tavistock street and catherine street, dressed in rich azure and burnished gold, the 30ft long living area features a bespoke, hand-painted kitchen with marble stone worktops and inbuilt miele appliances, including a wine cooler. Both apartments have been completed in a neutral dĂŠcor, with grey engineered oak flooring to the living areas and velvet carpet to the bedrooms. Both the first and second floor apartments benefit from a large master bedroom with a period bay window overlooking tavistock street. Apartment 1, on the first floor, completes its guest suite with an en suite wet room and walk-in wardrobe. Apartment 2, on the second floor, has a guest suite with double aspect windows, filling

The apartments have a high uality specification, with elan audio systems to the living areas and bedrooms complete with 7” touchscreens, luxury rako lighting and polished nickel ironmongery throughout. ADX Architects The existing semi-detached house was a 30 year old house that had stood the test of time.

ur clients approached us for a reconstruction of the existing housewith the intention to cater for their family consisting of the couple and their 2 young children. From the start, our brief was not to maximize the buildable area. The family appreciated the outdoors and the greenery in front of the house was to be preserved. It was a play area the children would most enjoy on an elevated land a few steps above the car porch. In rethinking the use of the spaces, we sought to make the indoor spaces functional whilst enhancing them with a connection to the outdoors.
The result is a living room that is bright and airy. Stepping up to the dining area, the space for dining is similarly allowed to spill outwards with an extension of a outdoor timber deck - creating a romantic space for after hours relaxation after a family gathering. The roof was redesigned to include a series of skylights above the straight flight of stairs to the second storey. A generous family area greets one on the second storey. where a lush outdoor planter (which the Owners had a free-hand choosing the plant mix) spans the entire length. The planter is accessible by large sliding aluminum
The ground floor public areas were “opened up” by demolishing the enclosing walls and enhancing natural light and ventilation with full height glass doors. A generously spacious timber patio outside of the living room was proposed to allow the living room to extend outside. A textured featured wall continues the dialogue from the inside to the outside and effectively blurs the boundaries.

In contrast to the brickwork at the ground floor, the upper

he house utilises a palette of natural and traditional materials to blend with the rural street scene, and the exterior uses oak cladding and handmade bricks (both locally sourced) to blend with the architectural character of the village. To create a more distinctive look, the bricks were laid in a variation of ‘Monks bond’ using white iron-free sand for the lime mortar which was sourced from the local Wivenhoe pit. “We wanted to ensure that the architectural expression would be contemporary and of its time whilst in its materiality being nevertheless reflective of local vernacular traditions.” The client’s brief was to replace the incongruous pre-existing 1980’s building with an exceptional

level appears lightweight, utilising ribbons of untreated oak cladding to wrap up and across a pitched roof. The oak cladding was sized to match the brick course dimensions, so that the two elements of construction have a complimentary design intent. The reception room opens out onto a red brick terrace and garden through a series of glazed sliding doors, mirrored on the upper storey where corresponding doors on the master bedroom and en-suite bathroom open out onto a covered terrace sheltered by the oak clad roof that gives spectacular views of the Orford Ness marshes and the Suffolk coast. atish Jassal Architects have completed a loft conversion in Finchley, Barnet, which has added 30% extra floor area to a semi-detached house. The brief was to create a large home office, cinema space, with a shower room that could also work as a master bedroom at a future date. We spent much time with the client understanding how the room would be used in the present and the future, which allowed us to exactly design and detail each element coherently. A large bespoke oak window looks out to the rear garden and landscape beyond. This east facing window is shaded by plates of anodised aluminium. An L shaped window doubles up as a roof light, bringing sunlight into the middle of

the room. The glass to glass corner of the L shape window allows the client to have uninterrupted views to the in nite sky, and gives the room a feeling of being much larger than it is. Bespoke oak faced plywood joinery wraps around the room. The joinery transforms from a large desk into shower room vanity units and then into low level and tall storage built into the eaves. A seat is set into the tall storage, allowing the client to look out of the L shape window to the sky and landscape beyond. The edges of the plywood are left exposed and incorporated within the design where possible. A disused loft space has been completely transformed, unlocking it true value.

BAAN KANOM CHAN ANONYM Since the owner’s family just started their new business which is ”bakery catering”. So, they decided to build a new house in proximate distance which will become their sweet home and a business place.
T
he name of this project comes from “kanom” which means “dessert” in thai language and the street named “chan” where the project is located. About 100 square was, the site location is in a highdensity area of sathorn which surrounded by houses, row houses and old buildings. Taxicabs always come in and out, because the taxicab parking space is next to the site, and this particular parking space will create privacy to this project. This particular context has become a very important role in design aspect, as it defines building massing and orientation. Anonym was requested to design based on factors, to create privacy for owner’s family. The key idea is to layer functions as well as arrange zoning vertically for public & private space separation. The whole spaces of first and second floor are dedicated as public area. There
are offices and pantry where all office staffs can access. And third floor is divided into 2 living spaces for 2 families. Then, the building massing was created. Three stories solid walls on the east and west side provides privacy to the inner room the space in-between is the inner court that allows natural light to penetrate the space inside. This is where the main staircase connects to each floor. Natural light

Robur Gas-Powered Chillers Installed In Nine Elms Regeneration Development
Fifty Robur gas-powered chillers have been installed to provide comfort cooling to Embassy Gardens, the multifunctional luxury building at Nine Elms in London. Embassy Gardens is a 17 acre site in the heart of Nine Elms in the Southbank regeneration area including commercial, retail and residential properties. More than 1MW of cooling was required for Phase 1 of the residential build. Faced with a shortage of electrical power and the cost of providing the necessary power, Robur’s gas-powered chillers have been chosen. The fifty Robur chillers, supplied by ESS, are mounted on factory assembled skids, each of which has a 90kW output but requires just a 30 Amp single phase power supply. The integrated controls automatically "cascade" the chiller modules and share the load evenly between each of them.

riginally a studio of a well-known hungarian painter, this flat has all the right features to be a contemporary loft home. The huge central space which contains the kitchen and the living room is accompanied by two bedrooms with separate bathrooms each and a small, invisible storage space. Naturally, the visually most engaging part is the enormous
window in the central space, which is almost 4 by 4 meters. The flat happens to be located on a corner of Budapest’s central park area, Vårosliget, which is currently being transformed into a multi-layered cultural and recreational park (the Liget Budapest project). the walls and ceilings of the traditional house. The gesture creates a clear distinction between the house’s classic and contemporary elements. Small wooden flooring strips, two by twenty centimeters, unite old and new. Upstairs in the fourth-floor bedroom, all of the loadbearing walls have been eliminated. In the center of the space is a large, freestanding L-shaped element clad in American oak. The horizontal stroke of the L houses the bed and a large bathtub. The vertical stroke of the L contains a steam room and a sauna with a panorama window that provides a view of the city skyline.

The roof-deck is accessible from the fourth-story bedroom by means of a roof access skylight. Along two sides, a semitransparent chestnut fence affords privacy. The remaining two sides of the deck are open, to provide a spectacular 180-degree view of Rotterdam’s skyline. A low, built-in container doubles as a railing and roof garden. The moss and stonecrop frame the deck with a thick swath of green. The roof-deck is floored in reclaimed hardwood and a subtle hatch in the floorboards betrays the whirlpool bath. From the bath, the skyline of Rotterdam can be seen in all its glory.

DENHAM FILM STUDIOS Weston homes to transform Denham Film Studios into ÂŁ120M art deco inspired residential address
A
ward winning residential developer Weston Homes has acquired the famous Denham Film Laboratories in Buckinghamshire, originally part of the Denham Film Studios - where the movies of numerous Oscar winning films were processed and first screened to their directors. It will be transformed into an outstanding ÂŁ120 million Art Deco and movie inspired residential address. The Grade II listed Art Deco main laboratory and head office building, built in 1936 and designed by Walter Gropius for film producer Alexander
Korda, and the surrounding 11.94 acre (4.83 hectare) site will be transformed to create an exclusive residential address. The new development will be known as the Denham Film Studios and will provide 224 converted and newly built homes; including 154 one, two and three bedroom apartments and 70 four and five bedroom family townhouses. The project will be highly inclusive, providing private homes for sale, ranging from one bed starter homes up to large five bedroom executive houses, complete with affordable housing of varying tenure. used to screen movies to Hollywood directors including Stanley Kubrick, Albert “Cubby� Broccoli and Steven Spielberg will be refurbished and turned into a cinema theatre and club for residents; retaining an important link to the history of the site.
The main Grade II listed building will be converted into 49 elegant apartments, around this will be two new green squares and communal gardens, bordered by three new four storey apartment buildings providing 105 new homes. Around the eastern side of the site there will be avenues of new three and four storey terraced housing, and to the northern section two and three storey detached townhouses; all overlooking communal landscaping and private gardens.
Reflecting the film studio history of the site, there will be movie themed public artwork in the grounds. Highly original and innovative, the new public artwork will take the form of large format plates of glass (each circa 1.6 metres high by 4 metres long) which will be etched with scenes from the famous movies produced at the film studios. The etched glass will be backlit so that they can be illuminated at night, providing highly striking movie themed artwork for residents and visitors to enjoy.

within the development will be named after the famous historic movies, film directors and actors/actresses who worked at the film studios over the decades. The Denham Film Studios site fronts onto the North Orbital Road in Denham, providing easy commuter access into central London. The Laboratories were built in 1936 by film producer Alexander Korda as part of a film-industry complex known as the Denham Film Studios. The main building is 66,740 sqft (circa 6,200 sqm) in size and was designed by Walter Gropius (1883-1969), the world renowned architect who headed the Bauhaus movement in Germany (1919-32). Gropius designed a three storey Art Deco building with crisp white render façade and continuous linear balconies, evoking 1930s Ocean liners. It is one of only three buildings that Gropius designed in the UK before he relocated to the United States. The building was given Grade II listing in 1985. The Denham Film Studios and its main Laboratories building have an exceptionally illustrious history, playing a central role in Hollywood and British movie making for almost 80 years. In 1937 HM Queen Mary visited the recently completed studios and film laboratory, followed in 1938 by HM King George VI and Queen Elizabeth. In 1939 the film studios and laboratories were acquired by the Rank Organisation which owned the rival Pinewood Film Studios in Iver Heath. The Rank Organisation decided to focus all film laboratory work at Denham, but the adjacent Film Studios Lots were closed in 1952 in favour of operations at Pinewood Film Studios. More/
The Film Laboratories are famous for their central role in the production of some of the world’s most memorable movies, television programmes and TV advertisements. In its heyday it was the largest and most advanced film laboratory outside of Hollywood, producing over 500 million feet of film per annum on site, with completed films distributed to cinemas around the world. During the 1930s over 1,200 people were employed at Denham and even into the late 1970s there were some 700 employees at the complex. The Film Laboratories have been used by world famous film directors to process, edit and review their films. They include Stanley Kubrick, Steven Spielberg, Albert “Cubby” Broccoli, Michael Winner, Sir Peter Jackson, Alexander Korda, Ewan McGregor and Ridley Scott. Films produced and edited on site include: Goodbye Mr Chips, In which we serve, Brief Encounter, Treasure Island, The Great Escape, Clash of the Titans, Star Wars: The Empire Strikes Back, Star Wars: Return of the Jedi, Alien/Aliens, Tommorrow Never Dies, ET, Superman 1,2 & 3, Elizabeth: The Golden Age, Full Metal Jacket, GoldenEye, War Horse, Eyes Wide Shut, Quantum of Solace and Skyfall. The 1930s building has an Art Deco stairwell with feature glass block windows, entrance foyer, storage rooms and film processing and editing rooms. One room stored all the original film footage and film scripts for the James Bond films. The top floor contained plush offices for the directors, one originally served as offices for Alexander Korda, the founder of the film studios, and was later the office of James Downer, the Managing Director of Rank Film Laboratories. The director’s

boardroom table and chairs consisted of furniture from the movie My Fair Lady. In one wing on the ground floor were two plush minicinemas; used to screen film footage to major Hollywood directors. Built in the 1930s and refurbished in the 1970s they were used by directors including Stanley Kubrick, James Bond producer Albert “Cubby” Broccoli and Steven Spielberg. Under current plans one of these movie theatres is being retained and restored to create a cinema theatre and club for residents.
Behind the main laboratory building there used to be (between the 1930s to 1960s) a large film water tank (40 metres by 40 metres in size, 4 metres deep), which was filled with water and used for filming movies including Treasure Island (1950), The Cruel Sea (1953) and The Dam Busters (1955). Parts of the movies Treasure Island and Full Metal Jacket were also filmed in the woodland on the site. In the 1990s the film water tank was converted into a large car park. Around the main Grade II listed building and water tank/car park there were once ancillary buildings of mixed style and ages. During WWII the film

laboratories were taken over by the US military and used for reviewing top secret film footage and photographs taken over Nazi occupied continental Europe and Scandinavia. The laboratories were also used to produce and edit US military training and propaganda films. After WWII the laboratories were turned to the Rank Organisation and civilian use. In 2006 the Rank Organisation sold the site to MacAndrews & Forbes. In March 2014 a descision was made to close the site which by then was employing less than 70 people. The reason for the closure is that since 2009 there has been a very fast transition to digital filming, which has dramatically reduced the demand for traditionally shot films, making the laboratories at Denham redundant.

RYE’S MARITIME HISTORY FUSED WITH CONTEMPORARY DESIGN
Kebony combines beauty with sustainability for redevelopment of protected site

ondon: 24 May 2016 JD Architects (JDA) has recently completed its ambitious redevelopment of Cinque Ports Street, the 1,050 sq. m. former Central Garage site in Rye. Derelict for fourteen years, these buildings have been given a new lease of life with a striking, angular wooden façade made from Kebony. With its clever design and sustainable focus, Cinque Ports Street was announced as a winner at this year’s RIBA Regional South East Award.
unique aesthetic which delicately balances modern and traditional aspects. Prior to construction, significant archaeological digs and studies were carried out to inform the design parameters and avoid disruption to the remains of Rye’s medieval town wall which runs through the site and is protected as a scheduled ancient monument (SAM). JDA wanted to create a modest design that emphasised the clean lines of traditional maritime architecture and incorporate a large amount of timber cladding, made from beautiful dark-hued Kebony, the sustainable alternative to tropical hardwood. This creates a dramatic outline on the streetscape and the steep pitched roof that angles sharply down at either side ensures the building matches the
Influenced by imagery of the town’s maritime heritage, the transformed properties combine architectural elements from the nearby shipyard warehouse as well as traditional coastal architecture. The buildings, predominantly for residential use but also containing two retail units at ground floor draw on the town’s history to create a

The window placement has also been carefully considered to maximise the views towards Rother Valley, with expansive glass openings to obtain the most light. The decision to choose Kebony for the cladding was made due to the wood’s aesthetic and environmental credentials, being far more environmentally friendly than comparable construction materials. Developed in Norway, the Kebony technology is an environmentally friendly, patented process, which enhances the properties of fast growing sustainable softwood with a bio-based liquid. By impregnating the wood with furfuryl alcohol, the wood’s cell wall is polymerised resulting in greatly improved durability and dimensional stability. This process gives the wood a dark colouration, comparable to woods such as mahogany or teak, which perfectly complement the quiet and restrained colour pallet of
