SUPER VOID SPACE

An IWAN is a sitting place that is higher than its surroundings, which is usually built in the outer part of a building. An IWAN usually consists of a single arch, enclosed on three sides, and open to the nave. The most famous example of an IWAN in Iran's past architecture is TAQ KASRA.

This project is an exercise and experience that serves as a connection to a period of Iran's glorious history. It's an attempt to connect one of the most prominent architectural archetypes of the past, the IWAN, to a dilapidated villa, which itself belongs to the period of the introduction of modernism before the Islamic revolution; 50 years have passed since the construction of this villa.

In order to be able to provide an interpretation of our era in the continuous flow of Iranian architecture, we have tried to move the boundary between historical references, and belonging to the post-modern era.

The archetype of | IWAN | regardless of its charismatic and impressive form, has created a unique space for the prevailing climate of this land, which is unparalleled in the delectation of space.

Our first visit to this old one-storey building reminded us of an extremely depressing shelter, with a roof that was so short that even the pleasant trees in the yard could hardly be seen, in combination with the thick walls and small windows.

The roof of the entire building could not be raised, but if we could raise the living room facing the courtyard, it would be a great gain.

Because in this small building, it was the living room that made the heart of the space and into a place for events. Therefore we built a big arch with a span of 7 meters. The arch extends from the south side and our | IWAN | and faces the main courtyard, creating a new sitting room on the roof level from the north side.

After that, we decided to build a similar alternative in the heart of the courtyard and establish a strong connection with the surrounding nature with the path we created between these two arches. It is here that the IWAN, which has always been open from one side to the outside, opens on both sides and stands on the border between the modern pergola and the old archetype KOOSHK. Between that big arch, | IWAN |, and the small arch, | KOOSHK |, we also put a pool that is attached to the conjunction that spreads its freshness and coolness between them.

Another thing we considered was to somehow add a | game | element to the space. The | swing | is one of the most ancient games in IRAN. An uplifting game that has been mentioned in the poetry of many Persian poets to date. The presence of bricks and dealing with the details and symbols of past architecture is such that it is not an exact recreation of the past, but it shows off its original roots. Also, in order to increase the effect of our time on the details, we have mixed the light with the arch; Luminous bricks that sit layer by layer on the brick fabric of the arches and spread a gentle light on the space.

The RAD Building (GERA Building) is a 2,500 sqm Passivhaus certified research facility for the University of Nottingham, providing laboratory, office and support accommodation for the UK Government Energy Research Acceleration Initiative, known as the ‘RAD’ Building (Research Acceleration & Demonstration) on the Jubilee campus. The building achieves a BREEAM Excellent rating and includes extensive Passivhaus measures to reduce energy requirements. Aluprof’s high performance TT50 curtain wall & MB104 window and door systems have been used throughout the building offering very high levels of insulation. On completion the building has been extensively tested and has gained the coveted Passivhaus certification.

Purdown View at University of Western England (UWE) Bristol, is a remarkable milestone in sustainable living, featuring more than 900 bedrooms distributed across three striking sixstory buildings. With a total floor area of 21,000 sqm, Purdown View is distinguished as the largest certified Passivhaus development in the United Kingdom to date. It was designed by Stride Treglown and uses Aluprof’s high performance TT50 curtain wall & MB104 window and door systems, the project was fabricated and installed by DenvalCo.

The Greenhaus project stands as the largest Passivhaus affordable housing initiative in the North West. The development was completed for the English Cities Fund (ECF), a collaborative effort involving Muse, Legal & General, and Homes England, in partnership with Salix Homes, a Housing Association in Salford, and with the support of Salford City Council. Greenhaus features 96 highly sustainable and affordable residences within a nine-storey structure located on Chapel Street in Salford. The project, designed by Buttress architects and constructed by Eric Wright Construction, has received official certification from the PassivhausInstitut, the organisation dedicated to promoting and certifying this internationally recognised building standard.

Voreda House in Penrith has undergone a significant transformation from its previous role as an NHS office to become the council's energy-efficient northern anchor building. This facility is notable for being the first retrofit office in the UK to achieve the Passivhaus EnerPHit standard, with projected energy savings of 85%. This initiative aligns with the council's dedication to minimising its carbon footprint and taking a leading role in the pursuit of carbon neutrality.

The British Antarctic Survey (BAS) undertakes groundbreaking research and maintains a Research Station located 67º south on Adelaide Island which was established in 1975. Known as Rothera, the busy station is used as a hub for other countries

working in the area, offering a landing strip and wharf. The site has continued to develop over the years and in 2018 work began on the new Discovery Building, named to commemorate the discovery of Antarctica 200 years ago by the British naval officer Edward Bransfield in 1820. High thermal performance windows specified on the project have been provided by Aluprof. The MB-86 ST window and door system has been designed to offer outstanding insulation properties. Offered in three varieties, ST, SI and AERO the MB-86 was the first ever aluminium system to employ silica aerogel, a nano-porous material that has a very high proportion of free void volume compared to conventional solid materials. Aerogel’s high pore volume, low solid content, and its ‘torturous path amorphous structure’ offer very low values of thermal conductivity.

MEADOW LANE RETREAT

A place to breathe. Meadow Lane is a weekend retreat set in an idyllic landscape along the shores of Lake Michigan that fosters respite, connection, and harmony with the surrounding landscape.

The empty-nester clients desired "an escape from the city for the family to gather. A place for sunlight. A place to breathe." The design and orientation of the home optimize the site's unique attributes on a two-acre wooded bluff overlooking the lake. To the south, a woodland preserve abuts the property, allowing panoramic views that merge the blue lake horizon with a deep woodland understory.

Three separate structures—the main house, an entertainment/guest wing, and a detached garage— are thoughtfully arranged to maximize privacy, optimize natural light, capture views, and create outdoor spaces. Set perpendicular to the lake, the two living structures are staggered to increase the linear extent of glass exposure and corner views of the ever-changing vista. The staggered arrangement reduces the overall presence of the home upon arrival by screening the guest wing with the main house. The walls of the detached garage help form a protected garden courtyard at the entry that is contemplative and inward-looking. Opposite the garage, a glass link connects the two living structures with doors that fold entirely away, creating an aperture out of the courtyard to the expansive views beyond.

Natural native materials define the architectural palette and are used to create a timeless and enduring connection with nature. A limestone wall wraps the exterior at the main house's ground level. It extends seamlessly through the home, beneath the feet, and out to a pool terrace, establishing a visual and tactile connection to the surrounding landscape. The ground level of the entertainment wing and garage is clad in dark slatted wood siding that mimics the vertical elements of the woodland and complements the limestone. The secondstory black locust-clad boxes, designed to gray and weather over time, hover above a band of clerestory windows that provide daylight and privacy around the courtyard.

Beneath the box's overhang at the entry, a slatted oak ceiling continuously flows from inside to out. Floor-to-ceiling glass openings and mitered glass corners allow sunlight to illuminate each room, immersing one in nature. The owners arrive and exhale. This is their sanctuary – their place to be restored.

Crystal Damp Proofing & Basements is working close to its base in Croydon, Surrey while also employing a selection of products from the Wykamol-Triton range with which it is fully familiar. And while the company has undertaken many larger scale projects across the South-East since it was set up three years ago, the 40-year-old residential property its team is currently making progress on, is unusual in featuring existing basement areas both beneath the house and to the rear.

The curved outside lightwell and the main sub-structure had both suffered long-term problems with damp and are receiving similar treatments in the form of the C20 and CM8 studded drainage membranes, installed across the concrete floor slabs and blockwork walls respectively: offering a permanent remedy to penetrating damp. Any water which does seep through the masonry is directed into perimeter drains formed using lengths of Aquachannel, which connect to a sump and one of the manufacturer’s Aqua Pump kits with battery back-up.

The BBA approved Wykamol-Triton CM8 and CM20 Waterproofing Membranes – manufactured from high density polyethylene - are routinely specified as an extra layer of protection for the walls and floors of cellars and basements.

MEADOW HOUSE LUXURY CONTEMPORARY REPLACEMENT HOME

This luxury contemporary replacement home in Essex, designed by Ström Architects, invites you into its entrance quadrant, characterised by a striking long stone wall that seamlessly connects clerestory glazing with a floating overhanging roof.

Upon arrival at the impressive double-storey entrance, you are greeted by a captivating flow that embodies the innovative

Pinwheel design. Slim profile sliding glass doors encircle each living space, providing breathtaking views of the mature garden that exudes an open parkland ambiance.

Once inside the luxury contemporary home, the double height airy entrance space acts as the pivot point of the pinwheel design.

The main kitchen and dining space uses slim profile sliding glass doors in global alignment with the structural pillars of the pavilion style overhanging roof reflecting the minimal clean lines of the architecture.

Seven oversized panes of slim profile sliding glass doors are installed in two open corner configurations. The first open corner to the side has over 4m glass facade with one fixed and one bi parting to the widest elevation which spans over 6m in two oversized panes which had to be installed by cranes due to the panels weighing in excess of 360kg each.

The varying width sliding glass doors perfectly align with the steel posts when closed.

The widest aperture achieved when all the elements are open is more than two thirds of the entire space.

The slim profile sliding door frames are finished to RAL 7016 Matt with 21mm visible sightlines.

A large window box is positioned on the same elevation as the long clerestory glazed wall as a reading nook in the beating heart of this Luxury contemporary replacement home.

As you move through the kitchen space to the snug, you pass through a dedicated outdoor kitchen with high engineered timber, and a pine tree growing through the timber clad roof opening adding to the clean yet playful design. The outdoor space from

the snug can be increased once the slim sliding doors are opened creating the perfect indoor outdoor entertaining space close to the long and narrow swimming pool.

Oversized slim profile sliding glass doors continue in the bedrooms on the south west elevation of this Luxury contemporary home with full height frameless glass panels in an open corner configuration promoting the connection between the outdoors and indoors with the master bedroom owning the best views of the garden.

As the walls continue round to the south east of the pinwheel layout, slim Sieger sliding glass doors, casement windows and doors are installed to the utilitarian areas which house the study and the gym.

The slim profile sliding glass doors use an elegant floor to ceiling shading system in the living spaces to reduce any solar gain on top of the over-sailing cantilevered roof.

The automated shades are seamlessly recessed into the timber ceiling with the minimal track of the sliding doors visible blurring the boundaries of inside and outside.

Stone walls, which extend beyond the house into the landscape, ground the architecture in the open site. Together with the expansive frameless glazing and floating roof planes, the design achieves a delicate balance between solidity and transparency, blending the built form with the vast natural surroundings.

The result is a luxury contemporary pavilion style replacement home elevated with expansive frameless glass walls, and the roof design with timber soffits running seamlessly from inside to outside, reinforcing the sense of continuity and creating a tactile connection between the internal and external environments.

SOPREMA PROVIDES A DOUBLE SOLUTION

SOPREMA’s industry-leading waterproofing roof systems and products were specified and used in the construction of Cheltenham Place – a new-build student rental scheme in Salford, Greater Manchester.

Constructed by Bridgestone Construction with W Hughes & Son as the roofing contractor and Leach Rhodes Walker as the architect. Cheltenham Place will provide high-quality accommodation for students within the city.

SOPREMA worked with W Hughes and Son to identify, specify and install the optimum waterproofing system available, Duoflex SP, as this complied with the buildings specific requirements from a roof performance perspective. The speed of application was a major influencing factor in product specification, and a key attribute of Duoflex SP.

Additionally, there was a requirement to provide a full waterproofing and insulation solution for the higher tiers of the building, but due to inaccessibility for a bitumen boiler, SOPREMA was tasked with providing an alternative solution. The perfect answer was identified within SOPREMA’s extensive product portfolio in the form of DUO HT, a great alternative to Duoflex SP, without the need for a boiler, or having any impact on cost to the client.

Alex Goodyear from SOPREMA said: “We worked with the contractor at an early stage to devise a plan for all aspects of the construction of the roof system from a waterproofing point of view. It was fairly obvious from the outset that we would be unable to take a boiler to the higher stories, so we needed a solution for these areas with the same performance as Duoflex SP without the client having to factor in a change in pricing. The DUO HT system suited this perfectly, which enabled us to commence with the installation with a clear design plan for all stories. Additionally, the same 30-year warranty was maintained across both products, which was another key factor in its specification.”

Aaron Hepworth, Pre-Construction Manager at W Hughes & Son, said: “It was crucial for the building to have a consistent warranty throughout, so we were pleased that SOPREMA were able to provide two separate solutions, while maintaining the warranty. As the contractor we were incredibly happy with the team from SOPREMA, and of course the outstanding quality of their system. The job was completed on time and to budget, and we will be working with SOPREMA again on another two projects in the near future following the success of Cheltenham Place.”

Sustainability is always a key consideration for modern buildings, and Cheltenham Place was no exception. The Sopra XPS insulation, specified and used in this project, is the recipient of a bronze Cradle to Cradle certificate. A worldwide standard, Cradle to Cradle is a design philosophy that dictates that every raw material that is used in a product must be reusable, making them the preferred solution for responsible purchasing. The Sopra XPS product portfolio has its recycled raw materials, sustainable manufacturing process, and end-of-life recyclability to thank for this important recognition.

RESIDENTIAL REBUILD MAKES USE OF MULTIPLE MARMOX

BOARD PRODUCTS ON WATFORD PROJECT

The staged remodelling and refurbishment of a large residential property on the outskirts of Watford has made full use of the different board products from the range of Marmox Ltd., as the owners have sought to create their dream home which not only meets all of their lifestyle needs, but also offers safety, warmth and high standards of acoustic insulation. Originally beginning work on site in 2019, main contractor M & M Team first converted the loft space to create an additional bedroom and bathroom before the owners successfully sought planning permission for both rear and side additions. Yes, an island is there to be functional but it doesn’t have to be designed to match your kitchen cabinetry. Design one where open shelving is baked in rather than cupboards and doors and then tile it to the rafters with those that are ridged and grooved and you’ll have a statement kitchen island that walks its own walk. Mix it up with a contrasting tile for the worksurface for maximum tiled art effect.

The Tiles to Do it With

Kinfolk: your kitchen island doesn’t have to be stony-faced though. Take it down a woody route with the wood-effect Kinfolk tiles: each one reeded to give a tambour-like look to your island.

2. THE ONE WITH NO CABINETS

Carrying on the theme of stepping away from classic kitchen cabinetry, this trend goes beyond tiles and considers kitchen design as a whole. “It’s not unusual to see a kitchen with an antique feature or two – a glazed antiqued dresser here, an old and rickety plate rack there – but what is lesser seen in the UK are kitchens that are totally unfitted and a mix of freestanding or custom-made pieces,” reflects Grazzie.

It’s those traditional kitchens, seen more on the continent in charming homes across Spain, Greece, Italy and the such, where this design language is spoken with ease and effortless enthusiasm. It could be a concrete run with spaces carved out and shelving inserted for storage, wooden pan racks suspended from the ceiling, floating wooden or stone shelves on the walls and an 18th-century mahogany dresser filled with crockery and glassware – and it’s a kitchen look that works a total treat in homes much less sun-drenched too. So do away with coloured Shaker kitchen cabinetry, design a kitchen that lives life on the rustic side, and then style it up with tiles that bring that tale-as-oldas-time look to life.

Some kitchens are big, others are pocket-sized, but zoning your living space is an interior design trick that comes into play no matter the spare meterage to hand. Sectioning up your kitchen is a functional move, helping you make the most of the room, but you can do that in a way that looks as cool as a cucumber.

“I love trends like this where it’s not all about the colour or the pattern of the moment, but is more architectural and digs into clever design touches that rethink a room and how tiles can come into play in a different way to classic walls and floors,” says Grazzie. Switching up floor tiles to denote a different zone with a playful tiled border is the first

STUNNING MASTIC ASPHALT FLOORING PROJECT COMPLETED AT ROYAL COLLEGE OF ART’SCOLLECTION

Mastic asphalt is most commonly associated with roofing applications but due to its waterproofing properties, durability and versatility, it is being specified for more and more flooring projects.

Although mastic asphalt is one of the world’s oldest construction materials, it can sometimes be perceived as a onedimensional waterproofing product only available in a standard black finish. But mastic asphalt is being re-imagined as a highly relevant building material for today.

Mastic Asphalt Council contractor member Bell Asphalt has recently completed a stunning mastic asphalt flooring project at the Royal College of Art’s new £135m campus in Battersea, London, within the Battersea Creative Quarter. The 500m2 project was so impressive that it was shortlisted for the ‘Best Development and Hybrid’ Project at the MAC Awards 2022.

The new building was designed by Herzog & de Meuron and the mastic asphalt flooring system was chosen to reflect the college’s creativity, whilst ensuring a highly durable, low maintenance flooring solution.

Bell Asphalt installed a mastic asphalt flooring system incorporating terrazzo. Decorative stone chippings were incorporated with mastic asphalt and the surface was polished to create the distinctive terrazzo appearance.

NATIONAL VENTILATION

DESIGNS AND SUPPLIES VENTILATION FOR CORNISH ECO HOME

National Ventilation, a leading UK-based ventilation manufacturer, has designed and supplied a whole-house ventilation system to an architect-built five-bedroom eco home in Carbis Bay, St Ives, Cornwall. Throughout the ventilation design and installation, the company worked closely with developer Evo Homes, who also benefitted from National Ventilation’s pre-install site visit, site support service, training, and technical support from start to finish.

Evo Homes, run by husband-and-wife team Mark Cope and Rachael Gaunt, has utilised whole-house ventilation with heat recovery by National Ventilation for the project which sits within a street of 16 energy-efficient homes for self-build and custom finish, on Menhyr Park in Carbis Bay. The fivebedroom detached family home is being built for a private client and features a Vent-Axia Sentinel Kinetic High Flow mechanical ventilation with heat recovery (MVHR) unit, specified and supplied by National Ventilation, combined with an air source heat pump and solar panels to help achieve a comfortable EPC A-rated home.

SHIFT HOUSE

Palette Architecture is pleased to introduce Shift House, a 1,600 s.f. new home for a family of four. It is constructed of prefabricated, modular components that were factory fabricated and connected on-site.

The design takes advantage of prefabrication’s economies in budget and schedule, without compromising on the overall design intent. These tools are deployed in a house enriched by its natural surroundings and supportive of the family’s activities.

In the immediate aftermath of the pandemic, there was a desire amongst many New Yorkers to supplement their homes in the city with ones more connected to nature. A prior client asked us to design a second home away from their Brooklyn townhouse, and they quickly settled on a tree-lined subdivision in East Hampton, in relative visual

seclusion from their neighbors. The house was to be modest in scale and budget, with an urgency to occupy it.

Concurrent with the start of this project, the architects were navigating contractor shortages and long wait times on a number of their projects. They suggested prefabrication to the client to achieve lower construction costs, an expedited schedule, and improved budget and schedule certainty. They then embarked on a design process that worked within prefabrication’s limits, while pressing the fabricator to expand their offerings to meet Palette’s design goals.

MODERATING MODULAR

Shift House is comprised of three modules and five panels. The modules form each of the bedroom wings and the central kitchen, living room, and dining room. The five panels were used to supplement the height of the living module. Once fabricated, the house was assembled on site within a day, including MEP systems. Floor finishes, exterior cladding, and selective millwork were installed on-site afterwards. Palette’s initial steps focused on overcoming the traditional shortcomings of modular construction. Transportation constraints typically provide less than ideal room dimensions, requiring overlapping modules at critical areas. Similarly, traditional module heights preclude grand spaces, which the firm overcame using prefabricated panels to extend the living module’s height. Dozens of configurations were developed and evaluated to balance spatial quality against constructability. Ultimately, the architects arrived at a scheme with two-bedroom wings that connected to a central, high-ceilinged living space.

INVITING NATURE INSIDE

The L-shaped house anchors one edge of a grassy lawn in the back of the property, with the other edges defined by a minimalist swimming pool and rows of trees. An elevated deck forms a transition from the interior. The lush landscaping of the rear contrasts against the front’s gravel and drought-resistant plantings, which offers a sparser appearance to passersby. This enclosed lawn is private and relatively secluded, encapsulating the home’s role as an escape to nature for the family.

The interior of the house is designed to draw in views of the landscaped courtyard. Large windows occupy two walls of the living space, overlooking the rear. Bedrooms and bathrooms also look onto a courtyard, which forms the backdrop to those rooms.

INTERIOR CHARACTER

Millwork elements were used as a means of creating a unique character element in each of the spaces, as well as a method for allowing the modules to connect more seamlessly. Cabinetry materials were selected for natural textures, lending variation to each piece.

COASTAL ELEGANCE

Transforming a Guernsey Seaside Home into a Warm and Inviting Retreat by AMC Design.

THE BRIEF

The property’s location was key to unlocking the building’s picture-perfect power. It stands on Guernsey’s prominent coastline with stunning panoramic sea views. From the front lies a discreet entrance made from textured reclaimed Guernsey granite to suit the landscape, the house opens into a 20ft hallway with contemporary architecture positioned within generous gardens with uninterrupted sea views. All living and bedroom spaces benefit from windows showing glimpses of the beautiful countryside and seascape, with beautiful light throughout the day, come rain or shine. This stunning, modern property boasts a large footprint of 5000 sq ft but the imposing spaces felt cold, unwelcoming and the placement of furnishings felt unbalanced. The owner, having worked for decades in London and New York, longed to settle by the sea in a space that would feel like home.

ACHIEVING THE BRIEF

The bones of the property were aesthetically beautiful but the polished concrete floors, commanding concrete clad pillar and sunken seating area in the downstairs living spaces lacked flow and energy. It was important for the client to

have a home where he could embrace the peace and tranquility of the location while also enjoying family life and entertaining guests. The homeowner favoured neutrals, but during discussions with Ann Marie was encouraged to be open to colour from inky ocean hues to coppers to create pockets that could be dramatic and energizing as well as restful and restorative.

Ann Marie and her team of experts redesigned the sitting room to accommodate a mix of functionality. Luxurious, oversized sofas filled with goose and duck feather fibres were positioned to face both out towards the gardens and coastline and in towards the cosy fire. For texture and rhythm, a stunning Luke Irwin area rug featuring watery blue colours and ripple effect pattern was chosen. Custommade cushions in a warming rust compliment the overarching classic blue and whites which materially impact the ground floor. The light-filled space is now also home to a collection of decorative, modern objects including an array of artwork which is of high importance to the homeowner and a three-tiered lighting system to offer different mood settings.

The seating area was partitioned with a custom natural wood screen which works to conceal a TV and provide storage into the dining space. Here, an extendable wooden dining table provides a versatile option for dining together and catering for larger gatherings with family and friends. The dining chairs were chosen to add shape, form, and a touch of softness. The space also benefits from a walnut bar cabinet and two statement chairs, these are placed

thoughtfully to allow enjoyment of an aperitif while the sun sets.

It was crucial to transition the expansive, echoey entrance into a warm and welcoming hallway. This area provided an opportunity to introduce eyecatching artwork and contemporary statement lighting. This was achieved by adding vibrancy with punchy corals and teals while changing the dimension of the space with clever design features such as adding commissioned artwork to the end wall and the sides, a plush navy velvet ottoman, console, and abstract mirror to bounce the light around the hallway. Taking center stage is an extraordinary lighting arrangement of organic, imperfect orbs called the Melt Chandelier by Tom Dixon This statement chandelier makes the most of the generous proportions of this stunning hall, filling the space with a cluster of sculptures and creating a dramatic focal point in the centre of the house

A home theatre offers a place to kick back, relax, watch movies and play games. This has been wrapped in earthy green hues with a green corduroy Modula sofa, ivory boucle footstool and textured wallcoverings to create a nature-inspired cocoon. It offers a cosy space in relation to the other living areas with enormous amounts of natural light.

On the second floor, bedrooms required modernising through decoration. Fresh colour schemes and a new mix of textures were chosen to infuse sophistication.

The master suite enjoys views out to the sea with floor to ceiling windows, giving you the feeling of

being at the top of a ship looking out. The bed is purposefully placed to enjoy this sea view aspect and is anchored by a custom headboard, luxurious bedding, and plump cushions. A cascading dotted patterned wallpaper adds artistic interest and conceals the shower area for privacy but allows the homeowner to take in the view from this area. A free-standing bath sits proudly against a backdrop of lush treetop views for the ultimate spa-like experience.

A further three bedrooms have been given their own personality while making sure they feel cohesive and flow together. For example, flashes of teal through the home have taken on a new harmonious palette in one bedroom, allowing a more feminine feel. A herringbone throw and bedside wooden table in a eucalyptus hue provides contrast against hot pink and subtle ivory. Artwork continues to play a key part in the bedroom spaces by adding interest and fostering creativity, selfexpression, and cultural appreciation.

The design features a collection of modern classics that beautifully compliment the home’s clean lines, while luxurious finishes add an extra layer of elegance and charm. REBIRTH OF A FORMER INDUSTRIAL BUILDING

Ritmonio solutions for the rebirth of a former industrial building: design, quality and comfort make a former bakery a modern and welcoming home.

An industrial building that hosted various production activities before being decommissioned, according to the custom of making living and working places adjacent in the city center. Now – thanks to the redevelopment project directed by Arch. Emilia Abate and Francesco Rotondale of Studio 74ram – the complex has found a new intended use and has become a family home.

The house turns its back to the road on which it maintains the entrance, opening completely onto the garden and swimming pool front, shared with two other families. You then enter the heart of the apartment, which has the living area on the first level: a large kitchen with a part open to the patio and living room and a more intimate one next to the large brick fireplace, highlighted by the decorations of the concrete flooring and the tailor-made coffered ceiling.

The spaces retain characteristics of their industrial past such as the squared casing, the large openings, the type of fixtures, some materials such as concrete, but the design intent has tried to adapt them to the needs and mood that best suits the new recipients, working on design. An example of this is the choice of Ritmonio solutions in the bathroom

environments, used to enrich the perceptive and tactile experience in living the home.

In the bathrooms, Ritmonio solutions characterize the spaces with the industrial allure of the matt Black and Chrome finishes, perfectly fitting into the stylistic mood of the redevelopment. its generous original dimensions. A spectacular iron and glass chandelier hangs over the table. The backdrop is a long teak wall with closed and open containers, revealed by the movement of the doors, which allow passage to the study. Here there is a long desk – also custom-made – that runs at the level of the windows. In the lowered area there is the relaxation area, facing the imposing sandstone fireplace and the TV wall covered in raw earth. The functions of the first level are completed by a laundry room and a large bathroom covered in microcement.

On the second level, a large space overlooks the living room and hosts an indoor garden, which communicates with the outdoor one; the area dedicated to fitness is currently a play area for the girls. Their completely mirrored bedrooms with coordinated bathrooms share a small terrace. The master bedroom is a large space equipped with a walk-in closet and a bathroom complete with hammam, with a corner balcony from which it is possible to admire the surrounding landscape.

A conservative design approach, therefore, capable of exploiting the strengths of the original building to make this home more welcoming.

The Springlock concealed security fixing was developed by a company with many years of experience installing pictures in hotels, pubs, clubs & restaurants. Frustrated by the shortcomings of existing hanging devices, the Directors decided it was time for picture installation to evolve & they began engineering an entirely new concept. This was designed & created by brothers John & Roger Hough, formally of Ovolo Designs Ltd, based in Barnet, North London. Chaunceys supplied and installed Cornish Slate oak flooring with 180mm planks in the hallway, paired with 15mm x 180mm chevron flooring in the adjoining rooms.

Hidden on the Brazilian Tropical Coast with Panoramic Views of the South Atlantic.

The Brisa House project redefines the concept of home, combining design, sustainability, and innovation. With its vertical structure and expansive sea views, the large windows and strategic use of the balcony maximize visual contact with the sea and the surrounding nature, providing an immersive experience.

The design stands out with signature pieces like the Equilíbrio and Libélula tables. Natural stone and technologies resistant to sunlight and salt air ensure durability, while also facilitating cleaning and maintenance. The windows and balconies maximize the connection with nature, creating a unique experience that promotes the well-being of the residents.

Brisa not only respects the geographical and cultural context in which it is set but also offers its residents a space that is modern, functional, and deeply connected with nature.

AN ELEGANT WAY TO ILLUMINATE

In terms of innovation, the project stands out for its intelligent use of materials and adaptive design. The 8-meter-long tensioned canvas light fixture, for example, is not just a light source but also a centerpiece that changes its appearance with the daylight, replicating the colors of the sunset and adding a dynamic dimension to the space. Additionally, the gourmet area combines practicality and design.

Featuring a sink, a dry bar for organizing bottles, as well as wine coolers and storage drawers, the space is designed for stylish entertaining.

ROSSO WALL

This living space is the epitome of comfort and sophistication. The Rosso marble wall showcases a piece by Brazilian artist Bechara, adding an artistic touch to the environment. A sliding panel conceals the TV screen, which is revealed when needed for entertainment moments. The fireplace provides warmth, making the space perfect for conversations and relaxation.

VIEW OF THE ATLANTIC

At Brisa House, the rooftop was designed for sea observation. For this reason, the seating has been arranged to offer a privileged view of the ocean. One of the standout features of the layout is the side table, a genuine ship propeller topped with a glass surface.

AWAPÉ: A SCULPTURE BY HUGO FRANÇA

The Awapé sculpture, created by renowned Brazilian artist Hugo França, was carefully placed in the garden, amidst the lush forest surrounding the area. Its organic shapes blend seamlessly with the vegetation, naturally integrating into the environment. Its base was designed in corten steel, complementing the house's architecture and enhancing the harmony between art, nature, and structure. Each element was thoughtfully planned to work together, resulting in a setting of pure contemplation and visual balance.

EQUILÍBRIO TABLE

The furniture at Brisa was designed to preserve the views, seamlessly blending with its natural surroundings. The Equilíbrio table, created by FCstudio, is inspired by the choreography of a ballerina. Its cantilevered metal structure supports the 5-meter-long top, allowing the table to accommodate social interactions around it with a light and sculptural presence, relying on just a single support.

LIBÉLULA TABLE

Designed by FCstudio, the Libélula table, as the name suggests, is inspired by the wings of a dragonfly. The table's legs add lightness and open up the view for residents to the beautiful surrounding landscape. The amorphous top introduces an element that, combined with the natural veins of Rafaello marble, makes this piece perfectly aligned with the briefing. A design full of personality.

ONDA SIDEBOARD

Inspired by the coastline of São Paulo, the Onda sideboard, designed by FCstudio, was created based on a photo of Iporanga beach, capturing the moment when the sea waves meet the sand. The curved Krion doors were shaped in an organic and symbolic way to translate the genius loci of the piece into furniture design.

HASTE LAMP

Created to illuminate a sculpture in a homogeneous way, the Haste lamp, designed by Flávio Castro, founder of FCstudio, is a horizontal, minimalist light fixture that floats in space, without adornments or ornamentation.

STONEHENGE TABLE

The Stonehenge Table also carries the FCstudio DNA. It is inspired by the robustness of the Neolithic stones of Stonehenge. The tabletop and structure are formed solely by the positioning of the parts, all made from the same material, raw and timeless. It was an attempt to use leftover materials from the house under construction.

A new build development in the rural village of Owmby-by-Spittal near Market Rasen, Lincolnshire, is using a combination of Marley roofing products to create a stunning family home.

Bringing together the aesthetic appeal, heritage and robust performance of Marley’s Lincoln Clay Pantile, with the renewable technology advantages of its integrated Marley SolarTile ® solution, has delivered a striking detached house, which will also provide the property owners with sustainability benefits into the future.

With the project situated in rural Lincolnshire, the developer, Jamie Marshall, was keen to ensure the roofscape design fitted perfectly within the surrounding vernacular. This underpinned the selection of Marley’s Lincoln Clay Pantile in a rustic red colourway, as it perfectly complemented a

secondary specified roof tile, the Acme clay plain tile in a Red Smooth colour.

Cadell Beasley, Area Specification Manager for Marley, says the roof tile selection works perfectly: “The Lincoln and Acme tiles are perfectly in keeping with what is traditionally seen in the Lincolnshire area.

In addition to its Lincoln pantiles and Acme plain tiles, Marley has also supplied eight 335Wp solar PV. They have been fitted directly onto the roof, replacing a section of tiles, to provide a seamless and fully integrated finish.

The solar PV array will allow the new property owner to access renewable energy via the roof,

which will help to address energy efficiency and lower household energy bills.

UNRIVALLED EXCELLENCE IN GUTTER LINING TECHNOLOGY

Over 400 metres of the Unifold® Gutter lining system was installed on London’s iconic venue, The Royal Albert Hall, throughout the summer of 2023.

The Unifold® Gutter Lining System was chosen for its versatility, unfailing ability to replicate existing systems and its long life.

Following a survey by Ampteam personnel, along with Saper Glass Industries Limited, a design solution was provided for the gutters and samples were sent to test fit the Unifold® gutter lining within the gutter cavity, as the throat dimension varied considerably across the profiles.

All runs of the gutter were manufactured to suit the curved nature of the dome which roofs the Hall, and to fit within the minimal throat dimension between the glazing and glazing bars, meaning that bespoke faceted and cranked joint plates were provided so that the new Unifold® lining could follow the profile of the existing gutter.

Full site information was provided including laying sequences, special details and instructions with each delivery of the system.

Ampteam were partnered by Approved Installer, Saper Glass Industries Limited and Faithorn Farrell Timms as contract administrator, and their

input and expertise, along with comprehensive discussions throughout, enabled a successful installation of the Unifold® system.

Following installation of the Unifold® every Unifold® gutter run was water tested by flooding the gutter from the top of the run(s) via hose, with additional assistance from the poor weather, and no leaks were detected in any of the installed gutter runs.

Ampteam developed the Unifold® gutter lining system some 20 years ago to provide custom designed solutions to leaking gutter problems.

Unifold® utilises an EPDM membrane at the wet surface for longevity without fear of corrosion, it employs a double sealed joint which can be guaranteed not to leak and the system is engineered to maximise the potential of each and every installation whether it be in conjunction with roof replacement or over sheeting or just to re-line the existing gutter.

It is very often a practical and cost effective solution to consider lining an existing gutter and Unifold® offers exceptional life expectancy and corresponding joint integrity, often far better than the original gutter and following design consideration can often actually increase existing gutter capacity, enlarge outlet orifices and introduce additional outlets with relative ease.

Whenever possible gutters are surveyed by Ampteam personnel. The company actively encourages contractors to use its survey services and this is available throughout the UK and each Unifold solution is designed to provide the client, the building occupier, with the best possible solution and on occasions this will result in an improvement in performance to the original gutter.

Unifold® is provided with full technical support from advice at the inception of an enquiry through to installation and beyond. Our countywide network of fully trained approved contractors are available to install and provide maintenance inspections and cleaning when required.

INNOVATIVE HERITAGE VALLEY TROUGH SHOWS ITS VERSATILITY

Having manufactured GRP valley troughs for around 40 years, Filon Products has continued to innovate.

The addition of the Heritage Valley trough to the range has meant that traditional close mitred valleys in plain tile and slate roofs is now possible at the same price as a dry fix valley trough, does not require the high cost and labour-intensive installation of soakers beneath each course, and is no more difficult to fit or cut the roof tiles.

Another recent project replaced a failed swept valley that used reconstituted stone tiles and gave a beautiful trouble-free solution and appearance to the roof.

CONTEMPORARY HOME BETWEEN LAKE AND FOREST

Nestled in a site of stunning, natural beauty, this resolutely contemporary residence, “Between Lake and Forest”, was designed for its owners to retreat from their busy urban life and unwind in the tranquility of the Laurentian countryside, known for its beautiful lakes, magnificent fall foliage colours, and downhill skiing resorts in the winter.

Perched upon a rocky outcrop overlooking Lac Cupidon in Sainte-Anne-des-Lacs, Quebec, this 3,600 sq. ft. single-family home is situated at the highest point of a densely wooded, four-acre site in the Laurentians, roughly 65 km north of Montreal. The building features a dark, upper volume which rests upon an exposed concrete plinth and is characterized by a majestic entrance portal, large window openings, and two fully glazed projections - the living room and the library - which extend toward the lake and surrounding trees.

All the structural elements on the lakeside of the building were removed from the perimeter, lightening the perception of the building envelope and heightening the connection with the natural surroundings. Strategic structural planning also allowed the living room windows to extend above the ceiling and below the floor level, and have no vertical frames or mullions. The overall effect is a blurring of the line between the interior and exterior.

The building is bisected in its length by the portal and interior staircase, subdividing the house in two and clearly demarcating the boundary between the living spaces and sleeping quarters. This interstitial space also celebrates the principal entrance to the house by taking visitors up a large, concrete staircase to the main floor level, which culminates at a landing with a ten-foot-wide by ten-foot-high glass opening that reveals the first view of the lake through the house. Upon entering the building, residents are greeted by living areas that are fully glazed from left to right and from floor to ceiling, simultaneously providing the sensation of being in the surrounding forest canopy, as well as offering expansive views of the horizon.

With a ceiling clad in light pine and ten feet high, an oversized hallway connects the living areas to the main staircase, three main bedrooms, two bathrooms, and a powder room, and ends at a library which cantilevers out from the main volume into the treetops to bask in the midday sun.

The basement is accessed by an open-riser staircase with a glass guardrail that allows light deep into the floor via the fully glazed, double-height portal, which cuts through the house. In this dramatic space, even the simple task of taking the stairs up or down is elevated with stunning views of the lake. The lower floor of the house includes a fourth bedroom and bathroom for guests, a family room with a large fireplace, and access to the outdoor spa area, the garage, and the house’s service spaces.

During the planning and construction process, significant efforts were made to situate the house and erect it in a way that preserved its natural setting, including two large wetlands and wildlife paths created by the local fauna. The siting of the building proved to be one of the principal challenges of the project, which had to negotiate between the density of the forest, the unique topography of the site, its proximity to the riparian zone, and the integration of the building into the landscape considering the scope of the client’s program.
