The design features Hedgehog’s Sieger sliding aluminium doors, to create a minimal design aesthetic to the contemporary new build. The large rear elevation of sliding aluminium doors provides primary access to the patio area. The sliding glass doors have been installed to the home in staggered effect creating a more interesting design.

Several frameless window arrangements were designed with a small opening aluminium windows within them for ventilation. Using thin aluminium frames around these windows enables a cohesive design throughout the new build and an impressive design impact from both inside and out.
Large bespoke gable end frameless windows were designed for the loft room. The gable end windows flood the open planned room with natural light ensuring the assumptions of a small loft room is not the presumed dark, cramped space loft rooms are usually known for.
Aluminium casement doors and aluminium casement windows were used elsewhere in the home gaining access to multiple interesting outdoor spaces. The large glass elevations provide the perfect balance of daylight and privacy. Enclosing the house too much could have prevented the natural light from entering. www.hedgehogaluminium.com

Umbris Patio Roofs are fast becoming the most popular way to create a true indooroutdoor living experience to self-build homes. This semipermanent structure is easy to plan into a building scheme. Umbris louvre roofs can be connected to the rear of a home over bi folding doors or designed to be freestanding to create a garden oasis.
When the automated louvres are turned they can be positioned to shade rear elevations of glass, let light pour in or, when the weather turns, can be closed to create a fully watertight patio roof tested to rainfalls of 144mm of rain per minute. This Umbris patio roof has been coloured white, matching various parts of the exterior of the home.

Latest Safety Innovation Adopted At High-Profile Site In London Nationwide Platforms’ latest innovation in safety, SkyScreen™, was recently introduced on the construction of London’s iconic Greenwich Peninsula Low Carbon Energy Centre by main contractor Kier, in order to minimise the risk of objects being dropped from the basket of an access platform when working at height. Designed by renowned sculpture and artist, Conrad Shawcross, the Energy Centre’s 48 metre chimney required 137 unique panels installing to create what Shawcross described as its ‘optic cloak’.
Nationwide Platforms showed us how the new SkyScreen product can minimise the risk of dropped objects from access platforms - a focus for us on the Greenwich Peninsula Low Carbon Energy Centre - we thought it a great innovation. The fitting of SkyScreen has limited the hazard of dropped objects, protecting personnel, surrounding buildings and equipment, and forms a key part of our collective prevention measures on-site. We would certainly look to use it again in future projects.”
To ensure the panels were installed both safely and efficiently, a spider crane was placed at the top of the building’s chimney and used to hoist the panels into position. One of Nationwide Platforms’ SX-180 boom lifts, fitted with SkyScreen™, was then used to assist with the fitting and installation. Due to the nature of the job, and the need to use tools and small fixings, the introduction of SkyScreen™ successfully minimised the risk of injury or damage caused by items accidently being dropped from height.
Suitable for 6ft and 8ft platform basket sizes, the lightweight SkyScreen™ mesh fully encompasses the platform basket to provide protection from dropped objects, tools and materials down to 15mm in size. Part of a complete redevelopment project with an extension, a feature of the private residence is the creation of a beautiful balustrade to the rear of the property, perfect for relaxing and simply enjoying the stunning scenery.
“Uninterrupted views of the sea on a secure balustrade were the ultimate aim of this project”, explain 100% Stainless Manager James Lethbridge. “However, the installation needed to fulfil a number of other practical requirements. Ultimately, the customer wanted a secure balustrade that would not obscure their view, but be strong enough to withstand the wind rolling in from the sea and create shelter from the wind.” The solution was to use the innovative TAPERLOC® System from CRL, the leading supplier to the

a 15mm top mount heavy duty base shoe, with TAPERLOC® tapers, and a 48mm diameter slotted stainless steel handrail which sits on top of the 15mm glass with a rubber gasket,” explains James. “Installation was straight-forward thanks to the in house training of our installers and the specialist tooling from CRL.” Fifty per cent faster to install than traditional alternatives, TAPER-LOC® is a dry glaze system with no need for cement, suitable for laminated toughened glass from 12 to 21.52mm thick.
Tested to meet the strictest building code requirements such as BS6180:2011, CEBTP and AbZ, the system uses a horizontal design, which allows it to be adjusted, dismantled and re-set. The base shoe can be surface or side-mounted, and provided drilled or undrilled. It is available in 3m lengths and made from aluminium. “Taper-Loc is a strong and calculated product that has been heavily tested and proved to work well, and ultimately for our client keeps the view of the coastline perfectly visible. The specialist tooling and tapers enable the glass to be perfectly in line and the result is fantastic. Lindapter provided connection solution for Arup’s Circular Economy Building The construction industry currently produces three times more waste than all UK households combined, including 60 tonnes of materials that go straight to the tip due to incorrect ordering, damage or not fitting correctly. The circular building project aims to change this. Lindapter and many other collaborators pulled together, generously giving their time, products and services to support Arup’s project, which tested the maturity of circular economy thinking in order to prove that circularity is achievable. The prototype challenged both designers and suppliers to think differently about their chosen materials and construction processes in order to create a building where, at the end of its life, all of its elements can be re-used, re-manufactured or re-cycled.

Lindapter’s technical team quickly designed bespoke connection solutions using the CE Marked Type B clamp, which allowed contractors to rapidly install the panels by easily sliding and aligning the eco-boards into position before tightening with a standard torque wrench. As only hand tools are required to install Lindapter products, noise, waste, and tool/welding consumables are avoided. Lindapter clamps allow onsite adjustability and adaptability to suit different beam thicknesses and angle alignment to ensure a guaranteed fit, therefore minimising site waste or returned construction components.
True circularity has only been possible with the support of manufacturers such as Lindapter who are committed to testing the principles that underpin the circular economy. +tongtong Transforms Traditional Toronto House into Tasteful Modern Home that Honors East-end Neighborhood
ultidisciplinary design studio +tongtong recently completed a renovation and addition to a traditional Victorian house in Toronto. The house was transformed into an open and bright modern home through a series of strategic moves and incisions. The specifications were to build a modern family home that expands the area of livable space while remaining true to the vernacular of the neighborhood.
This challenge was met with an emphasis on natural materials and light. Inspired by rural living and the original build date of the home, industrial materials accentuate re-imagined architectural qualities in an unmistakable contemporary space.
As for +tongtong principal John Tong’s favourite element of the house, “I really embrace the slot between the two floors. It turns the 2nd floor hallway into a bridge that connects all of the floors. This is key to bringing light down to the first floor.� On the 3rd floor, the entire gable has been replaced with an expansive triangular glass window affording views of the neighbourhood and downtown skyline in the distance. A custom-made triangular blind shades the window and retracts into a millwork unit when not in use.
In the kitchen, an original window at the side of the house was reconfigured proportionally to retain its original breadth.
Grey and black zinc used throughout both the exterior and interior of the home is a material that blends traditional aspects with the new contemporary scheme. Inside, a vertical shaft brings light from large skylights down 3 floors illuminating the ground floor while animating a zinc wall and ceiling above the kitchen.

This now horizontal window extends along the kitchen and integrates seamlessly within the millwork of the dining room. The kitchen counter also extends providing the means for a countertop vent-free ethanol fireplace in the dining room. Throughout the home, millwork such as that found in the transitional space between the kitchen and dining room defines overlapping function. Outside, the rear facade of the home has been entirely transformed to maximize views of the expansive elm tree behind the house; while in front, a large glass pop-out opens up the home to the street while being protected from the sun and elements by a new zinc awning reminiscent of bygone neighbourhood corner stores. The landscaped berm and retaining walls create a layer of privacy between the public street and the private home which provides a small area of refuge in front of the
home for children to play, complete with theatre seating to watch the spectacle of life unfold. +tongtong principal John Tong (B. Architecture from the University of Toronto, 1992), has recently completed award winning projects Drake Devonshire Inn, Her Majesty’s Pleasure, and Barsa Taberna, and is currently working on a diverse range of projects including Mascot Brewery, Re-imaging of a US Restaurant Brand, a re-development project in Detroit, offices for Guru Animation, Batch for Molson Canada, Drake 1150 expansion and numerous residential projects. His work has been exhibited at the Venice Architecture Biennale, CAA in Montreal, MOMA in New York, the Design Exchange and The Interior Design Show in Toronto, and has been profiled in international publications and books.

New Delvemade coating helps prevent static build up on metal roofs Engineers from a leading water company reported that they occasionally felt an electric shock when undertaking routine maintenance work on sewerage tanks. This highlighted a significant potential risk as the contents of the tanks are vented to release flammable gases. The company quickly investigated and discovered the cause. A build up of static was occuring when operators wearing rubber boots walked across the roofs of the metal tanks, as they had been painted with a non-conductive coating. The organisation approached Delvemade, to find out if they had a coating that could effectively protect the tank and help dissipate the static
build up. Delvemade had no such product in its range, so turned to its sister company Itac to resolve the problem. The result is a new product called Delcote ASC, which has been shown in tests to help prevent the build-up of static.

’New CPD from Aluprof’ ‘Thermal Design Choices for Aluminium Fenestration Systems’ is a new RIBA approved CPD from leading commercial systems supplier, Aluprof. Romag glass lights the way at Sci-Tech Park artwork HIGH performance laminated coloured glass from Romag is set to light the way as the centrepiece of a new elemental garden design feature in Cheshire. The contemplative Linear Garden has been newly created at Sci-Tech Park in Daresbury, one of two National Science and Innovation Campuses established in 2006 to provide commercial support and world-class technology facilities for fast growing high-tech companies. A striking pathway of light will wind its way through the 10-acre site, reflecting the narrative of science moving forward through visionary re-imaginings of scientific greats such as physicist Albert Einstein, and mathematician and astronomer Nicolaus Copernicus. Five coloured garden areas have been created, branching off this pathway in the order that the colours appear in the electromagnetic spectrum: red, yellow, green, blue and violet. These will be home to a collection of striking structures
and designs that have been integrated with a variety of Vanceva architectural glass panels cut and shaped to a high tolerance using Romag's water-jet cutting technology at its HQ in Consett, County Durham. More than 25 sections of glass have been produced and supplied by Romag, which also provided additional technical and processing expertise to Broadbent Studios, the Chester-based designers behind the garden concept. Project manager Mandy Taylor said that the project had benefitted from technical support from Romag throughout, which included the specification of processes, glass thickness and recommendations for a decorative interlayer supplier. She added: "It was important to use a coloured Vanceva layer and decorative printed layer to get the required visuals. Here, Romag impressed with its technical

he ranch had been fallow for over 30 years and the owners, a young family with three children, wanted to build a barn house that would reflect their commitment to sustainable farming, draw on the natural serenity of the site and build on the sense of place in western Petaluma where farming and ranching are still a part of people’s daily lives. The site has a wonderful balanced quality to it, and the simple grounded form of the barn is sited to compliment this setting and capture the long views to the coastal range beyond. Set into the more opaque north side, the entry provides shelter tucked under the loft above and frames a view through the house to the meadow beyond. The lightfilled living area opens up to the long view south and gathers the bedrooms and kitchen to either side. The kitchen has slide away windows that open directly to the garden.

Aecom Report On Life Cycle Costing: Continuous Flow Up To 7% More Cost Effective AECOM, a major global player in the building engineering services consultancy arena, has concluded a report showing that continuous flow water heating systems have a clear advantage in terms of initial capital costs as well as life cycle costs over 20 years, when compared with stored hot water systems*. The study** shows that continuous flow water heating systems can be up to 7% more economical than equivalent ‘traditional’ stored hot water systems. AECOM was commissioned to carry out a life cycle study on continuous flow water heating systems, and to provide a comparison with conventional storage systems. Two case studies were provided that are based on projects using continuous flow water heating systems. AECOM then determined an equivalent storage based system for each case study and compared operational and capital costs.
For the life cycle comparison, the analysis period was 20 years, based on the expected service life. The net present value (NPV) calculation is based on a discount rate of 3.5% (The GREEN BOOK - HM Treasury), an inflation rate of 2% for servicing costs and projected retail fuel costs from DECC1. In both case studies the continuous flow system showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, with the continuous flow system consistently lower in energy use than the two storage systems.
Case study 1 This was a system for a typical, small, pre-fabricated fast food restaurant. It is assumed the system only serves the hot water demand. The life cycle analysis includes the initial capital costs, projected annual fuel costs, and estimated annual servicing costs which are assumed to increase by 2% each year. The annual fuel cost assumes the same daily fuel consumption over the whole year. The servicing cost is based on £130/ year per boiler, and £160/year for a boiler and cylinder. The resulting net present values of the three showed that the continuous flow system is 6 - 7% lower than the two storage systems based on that 20-year analysis period. Case study 2 This was a system for a shower block in a holiday camp, with six showers and four basin taps. For the continuous flow option, the analysis is based on a configuration of 4 continuous flow water heaters that each have a nominal output of 48 kW, which, for this particular application, because there is a very short run of pipe work between the water heaters and the fixtures, it is possible for the water heaters to generate water at 40°C. The risk of legionella is overcome by regular flushing of the system. For the energy required to deal with the instantaneous hot water demand the analysis assumes that the bulk of the hot water demand would be due to the showers. Each shower would typically have a flow rate of around 9 litres per minute, which if mixed to 40ºC would equate to an instantaneous load of around 19 kW each, so even if there was only one shower running, the load on a single continuous flow water heater would equate to an efficiency of 95% based on the performance curve. As the hot water demand increases, the modular nature of this particular configuration would allow the 95% efficiency to be maintained for the bulk of the demand.

The difference in daily fuel costs between the three systems is around 7%. The usage profile for this case study is particularly suited to continuous flow systems (i.e. high but infrequent demand over the day), which is why there is an advantage in fuel consumption over the storage systems. SYSTEMS EMPLOYED IN THE STUDY * Indirect fired storage systems This consists of separate heat source and storage cylinders, where for this study the heat source will be gas fired boilers running on 80ºC flow and 60ºC return with gross efficiency of 89%. As the hot water is stored at 60ºC in insulated cylinders there will be standing heat losses. The standby electricity is assumed to be 15W per boiler, and 60W when operating to cover fan and controls. Direct fired storage systems This is where the hot water storage cylinder has an integral gas burner to directly heat the water, and the key difference with indirect fired storage systems is that they are designed to operate in condensing mode and generally achieve gross efficiency up to 96%. A disadvantage of direct fired storage systems is that the standing losses are around 3 times higher than indirect storage cylinders. Continuous flow systems This is essentially a gas boiler that is designed to instantaneously heat mains water for supply directly to water fixtures without any storage. The key advantages with this type of hot water heating, is firstly saving in space needed for hot water cylinders and the associated standing heat losses. The challenge is that instantaneous hot water demand can vary hugely for most systems and therefore the continuous flow heating system needs to have a wide modulation range as well as maintaining efficiency over that range. Bringing a 17th century farmhouse to modern standards of energy efficiency and comfort Houlston Manor is an unlisted mainly 17th century box framed farmhouse, which has been substantially added to and altered since it was first built. Originally a single storey building, the building has expanded over the years to include a second storey, double depth bays and a substantial chimney stack. The house was also ‘gentrified’ according to the fashion of the early 19th century when the timber-framed front wall was replaced with brick to create a unified exterior. Owned by the same family for generations, the current owner was born in the house in the mid 1950s and has lived there ever since. His long family connection with Houlston reaches back to his paternal grandmother, whose uncle was a tenant of the Manor in the mid 19th century – they even have a very early photograph of him sitting in front of the house!
The Requirement While the basic structure of the house was in good condition, including the roofs (which had been stripped and reslated in the recent past), the windows were in a worsening state of disrepair. In addition, the southern gable end had been letting in wind driven rain through
failed pointing and, despite having central heating (installed in the 1990s) and insulating the attic spaces, the house was not a warm one. The owner’s aims were threefold: to replace the rotten and draughty windows with new; to insulate the walls, and, finally; to improve the aesthetic appearance of the house by reintroducing the 19th Century symmetry. Lime Green's Warmshell insulation system is able to bring an old building constructed of traditional materials up to modern energy efficiency standards, and to do so sustainably.
The solution After choosing timber casement windows to replace the rotten sashes, a number of wall insulation solutions were considered. The owner decided that external insulation would help resolve the aesthetics issue and deal with both the threat of failing pointing and general poor weather-proofing of the building. Houlston Manor is of solid-walled construction and without a damp-proof course - the risk of moisture condensation within the walls was considered to be of paramount importance. 42
The use of breathable materials, which would allow vapour transfer through the insulating layer, was essential and the Lime Green Warmshell system, which uses wood fibre board as the insulation layer and lime render as a weatherproofer, was judged to fit the bill. When insulating externally, the thicker the insulating layer, the warmer the house will be. The cost of fixing the insulation boards and applying the lime render is the same no matter how thick the boards and so the owner chose a board thickness of 160 mm as a suitable compromise between cost and benefit.
The benefits
For the Warmshell system at Houlston Manor, wood-fibre insulation boards were fixed directly to the brickwork externally after excavating down around the sides of the house at ground level to ensure that there were no cold areas at the internal floor level – a precaution taken as the house had different floor levels internally. The house eaves were also extended to ensure that the roof had significant overhang over the insulation board and lime render. The wood-fibre insulation boards were then covered by two coats of lime render – a basecoat (with reinforcing fibreglass mesh) and decorative finishing coat.
The owner’s family have changed and improved the aesthetic appearance of the house – far from the first time this has happened in its history – but, importantly, the Manor is now ‘fit for purpose’ for the 21st century and beyond, a warm and cosy family home that will last for many more generations to come.

The house is conceptually formed from two mutually parallel volumes and one connecting volume, which is placed perpendicularly to the other two. All the volumes are elongated with symmetrical gable roofs. Shortest volume is extended into a roofed carport. While the basement level is constructed with reinforced steel the upper floors consist entirely of cross-laminated timber elements. Floor plans are spacious and organized in three levels. Living area, enclosed with large glass surfaces opens to the atrium maintaining the flowing communication between the house interior and surrounding nature. Grade A office space. The refurbishment required a fundamental rethink to transform the building in decline, into a modern sought after commercial space. Buttress architects managed to revamp the space by removing one of the lifts and creating a visible reception area as well as implementing a new services strategy.

This rethink of services utilises the plenum beneath a raised access floor as the ventilation duct to distribute conditioned air, subsequently introduced into the space using fan terminals. This method of underfloor air distribution eliminates the need for ceiling based ductwork and therefore allows the ceilings to be exposed and specific architectural features to be retained. AET originally supplied their unique under floor air conditioning equipment during a partial refurbishment of the upper floors in 2008. In 2016, developer Commercial Estates Group invested £2.3 million into the refurb of the reception, first and second floors and recently they secured a five year lease for 4,650 sq. ft. on the fourth floor for Marketing Communications Agency, McCann Manchester. Atelier Pod focused on the design layout before looking for the aesthetic DNA. The purpose was to repeal the separation between the bathroom and the bedroom, and make a typical object of the eastern Arab language: the mousharabieh screen, the design highlight of the room. The sliding screen cuts a white monolithic bloc, creating an elegant separation between the bathroom and bedroom, showing on one side a vanity counter and on the other, a dressing table. The elegance is in the use of the mousharabieh, and the extension of its perspective behind a mirror which provides a visual connection between the bedroom and the bathroom.

he Radisson Blu Hotel Marrakech has just officially opened its doors. Xavier Guerrand Hermes and the investment fund Actif Invest invited Atelier Pod to design the accommodation of their new Marrakech property operated by the Carlson Rezidor hotel chain. The main design challenge was to create a contemporary and innovative aesthetic recalling the essence of the red city. The hotel is located in Gueliz, and is part of a mixed-use property including apartments and a shopping center called “Carre Eden�. The design team had a tailored approach of extending the urban dynamic of the city to provide a relaxing, atypical atmosphere.
The dressing is the second master piece of the room, designed as a multifunctional carved monolithic bloc, used as bathroom storage with a corner minibar column. The holistic design idea of the room is the harmonious blend between ethnic patterns and classical Arabian Geometrics. The distortion of patterns and their large glossy effect is what creates full and empty spaces incarnating the closet and contrasting the primitive ethnic patterns on the wallpaper. The Deluxe room however, has a different orientation than the standard room. It has more width than length, which allows a position of the bed facing the view, whereas the desk is placed right behind the bed. The bathroom faces the view as well, making the entire space bathe in natural day light; the effect is enhanced as the deluxe bathroom is designed as a wet room, with the same mineral material covering the space. The rain shower cubicle is isolated into the bathroom space with a thick glass screen. The Space and material blend characterizes a contemporary understanding of the importance of a functions balance and the interpretation of the Moroccan heritage, all harmoniously merged in one space and making it personal to Radisson Marrakech.

Insulating and stabilising properties with polyurethane foam By Leonie Onslow, Executive Director, British Urethane Foam Contractors Association properties associated with the closed cell materials. They do not have the same fire performance as closed cell, so they should never be left exposed; they have no structural strength to stabilise roofs or walls. However, they are better suited for their enhanced sound attenuation properties. Open cell foam is also useful in situations which require more air and vapour into a building’s interior. Choosing a professional installer Specifiers may understand that polyurethane foam is often used as a high performing insulant, but often do not know that it can also be used for airtightness and stabilisation purposes too. It is a very versatile material which can often be used when other materials are not suitable. Which material is suitable? Where the primary purpose is energy efficiency, then the closed cell option is normally preferable. Closed cell foams offer superior energy performance and are resistant to driving rain meaning that the
material stays dry with no loss of thermal properties. The insulant can help act as a barrier to prevent flood waters from entering the building through the walls. The British Board of Agrément certification approves this insulant for cavity walls in all exposure zones. Closed cell foams which achieve a Class 1 fire rating when tested to BS476 Part 7 are available. Or, where non-Class 1 materials are used on internal applications these must be covered by plasterboard, or a similar thermal barrier. Conversely, open cell polyurethane foams do not have the high insulation

To get an insight into how this investment will benefit the market the team responsible for this initiative were asked to comment. Managing Director Michael Sawyer recently announced the arrival of a new state of the art laminator- the seventh to be installed at Decorative Panels impressive 140,000ft manufacturing facility based in Elland, West Yorkshire. The new investment will enable dplamination to significantly increase the number of board materials and designs offered into not only the furniture industry but importantly the architect and specifier markets. Michael said “…this is a natural progression for us, in that alongside our current portfolio of dp-decor and dpspecialist products, we can now offer a whole different package of materials. The laminator uses different technology to our other Thermo-rolling lines and enables us to laminate a much wider range of products in much smaller quantities –

Having lived in their Edwardian terraced house for over 20 years, John Fynaut, a civil servant and Doodie, his wife who is a nurse, decided the time was right to expand their home in Muswell Hill.

conversions and so the precedent was there for the Fynauts who concluded that, in order to get the space they needed, the only way was up. The property is built on a slope with the front higher than the back and various rooms in the house are on different levels - the loft was no exception and so the conversion had to be built as a split level space. The Fynauts knew exactly what they wanted in the room - a sleeping area, a study/ relaxation area, storage and a toilet and shower. In order to get some ideas of how their conversion would work and who best could do it John asked several neighbours if he could look at the space they had created in their loft conversion.

John met with several potential builders including small local businesses and national loft conversion specialist Econoloft. “Some smaller builders were uncomfortable when I asked about subcontractor tax and VAT; and other quotes were simply too costly. It was immediately apparent that the Econoloft representative had relevant experience and could explain the technical aspects of the work, rather than just acting as a salesman. “As our house is in quite a desirable area of London, local builders also seemed inclined to hike up the price just because of our postcode, but Econoloft came in with a competitive and fair price. We also checked the website, which reassured us that Econoloft was an established business. It was their expertise earned over 40 years, their business transparency and a good price that convinced me to go with Econoloft.” The family were also keen that the internal and external work would blend seamlessly with their period home. Econoloft made sure the roof tiles matched the existing ones and that the dormer windows were in line with the roofline.
Internally, the new staircase and bannisters perfectly complement the existing stairs, following the same line from top to bottom. The split level nature of the building meant that Econoloft had to carefully plan the various areas of the conversion to ensure that it incorporated everything the family wanted and the main issue turned out to be around head clearance in the shower. John said: “We also wanted to manage without a Saniflow system. We were able to resolve the waste outlet issue because the split level provided the required slope to enable bathroom water/ waste to egress without the need for a pump. “The plan had the ensuite at the back of the loft area where the dormer was, and in the lower part of the room because the waste could only go out of the back of the property. This is where we realised why a specialist is so important because initially Econoloft was concerned about the lack of head space in the shower
cubicle and so they had to redesign things and make a few changes. However, it was clear that the plumbers and joiners were not at all fazed and took it in their stride, and were able to offer solutions. So we had confidence that they would not let us down. “In many ways the structure of the house dictated where things could go and so the design was quite flexible and Econoloft changed things as the build developed. There was a clear plan of action, so that when the plumber had done one thing, the joiner would be working alongside him doing his thing. “We needed planning permission because of our conservation area status but Econoloft not only helped deal with the requirements of the planners but were easily able to source things like newels for bannisters and our sash windows for the dormer.” The completed space is comprised of a sleeping area big enough for a double bed and features Velux window in the top of the room and then a short staircase leads into a study come sitting room area

where natural light floods in through two sash windows which are in keeping with the character of the rest of the house. There is also an ensuite shower room and a nifty storage area with clothes rails and shelves. The conversion came in at £36,000 inclusive of VAT but fixtures, fittings and furniture brought the project in at around £40,000. Adding value to the property was not the main reason for the work, which John says has, at the very least, paid for itself in terms of adding value to his property and has brought it in line with his neighbours. “As most of our neighbours have loft conversions, we know that our house is now of a comparable value to the rest of the street,” he said. “However, our main concern was giving Kieran his own space that he can enjoy for many years to come. He is particularly pleased as he has moved from having one of the worst rooms in the house to having one of the best - and having had the short straw for so long; he thoroughly deserves this lovely space.”

Uni-dam Rainwater Management System – protecting businesses and buildings against water ingress
Torrential rainfall is becoming an everincreasing problem for businesses throughout the UK. Building damage, production disruption and stock damage are all serious and common issues faced by businesses as their gutter systems and outlets cannot cope with heavy bursts of rainfall. Ampteam have a solution in the form of their Uni-dam Rainwater Management System – the easy, effective system that prevents water ingress into buildings. A wetter UK According to the Met Office, four out of the five wettest years in the UK since records began have occurred since the Millennium. Not only that, but they also recorded an increase in the frequency of days of extreme rainfall in the UK since 1960 (source - Met Office). These unpredictable, intense days of heavy rainfall cause major issues to businesses and their buildings in the form of water ingress and overflowing, particularly if they use inboard gutters such as parapet or valley gutters. Buildings with metal profiles roofs are generally most affected e.g. industrial, commercial or retail, as the metal sheets are non-retentive in terms of water
absorption and have little friction or resistance to help slow the flow of rain water. In previous years when buildings had fibre or asbestos cement roofs water ingress was not as common as these materials provided much better water absorption properties which helped to slow the water flow more effectively, thus allowing gutters and outlets time to discharge any excess water. Introducing Uni-dam - the effective solution for water ingress Uni-dam is a rainwater management system which was introduced to help with water retention levels, frictional resistance, and interruptions to the flow of water within roofing areas. The system comprises of a series of blades which run horizontally across an entire roof, helping to create a series of ‘mini-dams’ that disrupt the water flow and control the rate at which the water runs off into the gutter or outlet. Manufactured from either 0.7mm coated and galvanised steel or 0.9mm mill finish aluminium (whichever is more sympathetic to the original roof), the Unidam assembly is fixed to the rib or upper corrugation of the roof sheet, leaving a continuous gap between the bottom of the blade and the roof sheet. This gap 78
allows water to discharge in a controlled manner into gutters and outlets therefore preventing any overflow into buildings. Uni-dam installed at Renault car showroom Located in Watford, the Renault showroom was constantly enduring water ingress due to gutters with a poor outlet capacity. Ampteam were contacted and a design was created based on simple information such as location, roof length, slope length and roof pitch. Following installation of the Uni-dam system, the showroom has enjoyed a much more effective rain water flow with levels of water ingress now non-existent. In fact, a short time after installation there was heavy snow fall in the area. This was successfully dealt with by the Uni-dam due to the system’s snow loading capacity, and also when the snow thawed and turned into water it was able to effectively run into the gutter in a slow and controlled manner, giving the gutter time to discharge the excess water.
