F House Since the dawn of history, ‘public’ architecture – the architecture constructed by institutions of church and state, served as a tool in shaping the consciousness of the masses. Its massive dimensions, layout of spaces, and choice of materials, were all done with the objective of creating in the viewer and visitor a sense of moving between dimensions – from the day-to-day, the simple and the often inferior – to a place that is sublime, inspiring and of awesome majesty – homes to those among the people raised to privilege– the representatives of God on earth.The Pharaohs in Ancient Egypt, influenced by the Nile which flows in linear manner, designed their temples as a voluminous physical experience.

En route, temple visitors move over long stretches that become more convoluted and ever deeper, passing through spaces where each exposes a clue to the next, and where each transition appears to take you closer to the exalted and the shocking, which only the favored will get to see. Western modern architecture sought to break free of its propaganda-based foundations and serve as a reflection of the values of a society, its culture, and its technological capabilities. It is intended to serve the public and the objectives of a nation’s government – no longer in the form of holy places, but as functional public buildings that are welcoming and democratic in nature.

Accordingly, the importance of changing the mind-set of the visitor has been almost entirely absent from the design discourse in recent centuries.

When it comes to ‘grassroots architecture’ – namely, the architecture used in planning private residences – the experience of a change in consciousness upon entering a house is hardly ever thought of nowadays in the design process, having lost its importance quite some time ago. The living spaces and the living room are thus made as one piece, separated from the street by nothing more than a door, both physically and metaphorically. The house under discussion here is about this experience. It is this dynamic that is generated in its design, explaining it to the visitor simply by placing him or her

semi-opaque stretch of wood, the first in a series of internal courtyards that form a key principle in the design of the house. Walking along the path, as indeed the entry into the enclosed grounds, is part of the process of separating from the outside world and contemplating the present moment more deeply. Full attention can now be given to the structure, captured in its spaces like a prisoner – as we stand in front of a large, transparent curtain wall on which we can observe what is going on in the house in absolute transparency, something reserved for visitors invited because they appreciate such loveliness.

Although the facade facing the street is designed as an opaque mass and seems to hold an enigmatic secret, as soon as one crosses the line of the wooden ‘arbours’, the spaces of the house are suddenly visible in all their simplicity. The process of stepping into opaqueness

and then catching sight of the private interior as it emerges from the sealed, the hidden, and the monolithic, into an open and light-filled space, would almost seem to confirm that you have entered the place now exposed – the private parts of the house. Here the geometry is simple

and minimalist, and is clean and transparent in its form and materials, almost as if it were someone that had turned all his cards face up on the table. The other internal courtyards, as well as the glass balustrade that encloses the swimming pool, separating it from 8

the other outside spaces, seemingly bring together all the visitor’s experiences into a focused and penetrating experience, one that clearly spells out the boundaries of what is permitted and possible, and defines the house as a private and intimate experience.

Are You Really BIM Ready?

Man and Machine’s BIM Ready program offers a well-constructed series of training modules, developed with construction professionals in mind, to ensure that people get the practical help they need to develop skills in a variety of BIM roles. The content and structure creates experts in BIM Modelling, BIM Coordination and BIM Management. The program focuses on the job function, not the tools. BIM tasks, roles, responsibilities, contractual framework, cyber security, infrastructure, strategy and BIM application cases are all explored in the different modules. Phil Read, Managing Director of leading BIM Consultant Man and Machine commented, “Training is now a critical component that needs to be considered essential to the development of the UK Construction Industry. In its recent report, the Chartered Institute of Builders

(CIOB) talked extensively about how the UK Construction Industry has not really seen much improvement in output or productivity for decades. Our program has been developed to help bring new ideas and address some of those issues.” Productivity is less of an issue in industries like manufacturing where digital prototyping, robotics, 3D printing and automation have revolutionised the “design and make” process and there is much that can be learnt from this industry. Improvements in manufacturing productivity are well-documented. The skills shortage in BIM feels like it is reaching a critical point and the recent award of £454,984 to BIM4Education by the Construction Industry Training Board (CITB) really underpins the concerns that are being expressed throughout the industry.

With the BIM Task Group already moving on to BIM Level 3 development, UK industry continues to struggle implementing BIM Level 2. The UK BIM Alliance aims to provide leadership to realise some of the benefits of BIM Level 2 including cost and waste reductions, increased productivity and increased competitiveness. This is of course laudable, but it requires adoption and inclusion on a wide scale. In order to achieve this, design and build professionals need to be engaged and motivated to take part. The BIM Ready program from Man and Machine is a courageous step in trying to support the achievement of those aims. We can only hope that more programs like this become more widely available and that the skill shortage is addressed so that we can really benefit from the promise of BIM here in the UK.

MU77 Receives 2016 AIA | LA Design Award Arshia Architects, LTD The American Institute of Architects Los Angeles (AIA|LA) announced the winners of its prestigious 2016 Design Awards program Monday night, October 24, 2016, at an evening celebrating the achievements of recipients. Selected by a jury of distinguished architects based across the United States and conversant in the field’s potential at national and international levels, the AIA|LA Design Awards honor design excellence in some of the most significant completed projects in the country at this time. Arshia Architects was selected for its MU77 project in Los Angeles. Located on Mulholland Drive, this singlefamily residence scheme was molded by the strict regulations of the Mulholland Scenic corridor plan along with extreme site constraints. The residence is integrated into the surrounding landscape with a geometric appearance mimicking the terrain and sudden deviations of rock formations within the natural landscape.

Sunken 18 feet below street level to ensure clear views from the street atop the building, fitting the project within the two story envelop became the main limitation.

The private rooms and a convertible office with a sliding partition wall is housed in the upper level and the main living and entertainment centers were situated on the lower level, aligned with the outdoor deck and infinity pool.

We chose to do the new staircase in steel and glass with fully glazed walls to both sides of the tower. The new tower is therefore a lightweight structure and allows natural light to pass right through the extension ... and at the same time affording dynamic vistas to the north and south as one walks up and down the staircase.

LIVING OAK CREATE THE ULTIMATE GAMES-ROOM AT GAVIN AND NICKY ROCHUSSEN’S SIX BEDROOM RESIDENCE IN COBHAM With three growing teenage boys and the desire to stay in the leafy suburb of Cobham, Surrey, Gavin and Nicky Rochussen, were determined to create a home which accommodated the family’s requirements for more space without the need to move.

Plus, it’s easy to drive or get the train into central London.

Having always dreamed of having an oak framed extension, the pair appointed Living Oak to create a Grand Design’s style games-room in the grounds of their sixbedroom residence, aptly named Woodleigh.

“Nicky and I had always loved oak-framed living spaces, so we decided to build our own oak framed extension in our garden.

With three teenage boys aged 13, 15 and 18 at the time, we reached the point that we either needed to extend or move in order to obtain the space we needed.

Gavin, the Chief Executive of a Fund Management Company in London’s West End commented: “We bought our house in 2006 as we loved the lifestyle, quaint villages and excellent schools that Cobham had to offer. I travel abroad on a regular basis and our home is ideally located close to Heathrow Airport and London Gatwick.

This enabled us to design a bespoke extension that suited our needs and with the increasingly high costs to move home, we knew that this was the way forward.” Spanning over 1,200 sq. ft. on the ground floor and a further 250 sq. ft. on the upper floor, the versatile space incorporates a cinema room, bar, games room, photographic studio, kitchen, guest suite and bathroom.


Gavin added: “Nicky is a photographer and she was delighted to have her own studio to do her work. Our three sons can watch a film or have friends over and make loads of noise without annoying us or the neighbours. Plus, we have room for socialising and a guest room for when friends come to stay with us.� The barn style extension is accessed via a two metre hallway from the main residence. Featuring exposed wood oak beams and full height glazing down one side, which face the beautiful mature garden, the striking extension encompasses a feature arched brace which sits above the centre of the dramatic space.

Gavin added: “We chose to work with Living Oak because we were keen to support local businesses and we are so pleased with the excellent knowledge and expertise of the Living Oak team. The project took 12 months from the initial design and planning through to completion and the team fully project managed the whole process, minimising stress and upheaval on myself and my family. Our sons are getting older now and in the next few years they will all have flown the nest to go to University. We may not need this much space in the long term but we are confident that the oak frame has added value and desirability to our property.�

EcoBuild Overhauls Floorplan With Exciting New Format As Architectural Collective Assemble Bring Turner Prize Winning Art To 2017 Show Turner Prize-winning architects Assemble are to headline Ecobuild 2017, bringing their award winning Granby Workshop project to the show as part of an immersive new experience. Bringing the event’s theme of regeneration to life, Ecobuild 2017 will see ExCeL London transformed into an immersive ‘city’ – complete with main street, distinct destinations and special feature attractions. Central to the experience will be Regeneration Drive, a boulevard running through the middle of Ecobuild, linking different aspects of the exhibition and enabling visitors to experience the very best examples of innovation and creativity from across the built environment. Hemmingford House Unfolding to the Landscape

In the vast rural fields south of Montreal, a new residence takes root. Like a fieldstone unveiled amongst the furrows of a ploughed field, a stratified monolith of slate emerges from the earth. Eroded, sculpted and fragmented by time and the forces of nature, this mineral formation becomes the pedestal upon which new life is anchored. Situated in Hemmingford, southern Quebec, this distinctly modern residence unfolds onto the surrounding rural landscape and honours the many features of its rich agricultural past: expansive fields and orchards; weathered fences; an old barn clad in wood; and the ruins of the original farmhouse’s foundations.

All these contextual cues influenced the site layout and architecture of this private residence designed for a couple who left their home in the city for a life on the country. The sun’s course throughout the changing seasons, as well as precise views over the fields, guided the home’s orientation and site location, while the old fieldstone foundation walls of the former farmhouse are preserved as artefacts to welcome the visitor and lead them to the main entrance while bearing witness to the memory of place. The house unfolds to the surrounding landscape. This 3,500-square-foot house features interior spaces that are open, fluid and awash in natural light.

The residence is composed of two distinct two-storey volumes on either side of a double-height space containing the main entrance, a monumental stair and a glass-floored footbridge on the second level. With double-height floor-to-ceiling windows at both extremities, this space offers expansive views over the entire property. The composite effect of this threshold is a two-zoned space balancing openness and privacy. On the ground floor, on one side of the stairs, are the open-plan living and dining areas, both enjoying targeted views of the surrounding landscape. On the other side of the stairs, the kitchen leads to the veranda and game room just a few steps higher.

A series of sliding windows between the kitchen and veranda open allowing the kitchen counter to transform into an island shared between the interior kitchen and the veranda. On the second level, a glass floor traverses the double-height entrance hall at the top of the stairs. This bridge ensures a transition between the second level’s more private side containing the master suite (bedroom, walk-in closet and open bathroom) and the more communal spaces on the other side (library, office and guest suite). The exterior cladding of the house is composed of slate sourced from a nearby quarry in the Eastern Townships. As opposed to a typical natural stone cladding of thin slabs fixed to an exterior wall structure, the slate is cut into blocks of varying length and set in strata like bricks.

A custom technical detail was developed to extend this cladding to exterior ground level in order to dissimulate the crown of the concrete foundation walls. Like a stone heaved from the frozen earth, the house rises from the field. This natural slate also covers the floors of the entrance, veranda and terrace. This continuity of materials and surfaces blurs the boundary between the residence and its environment perceptually extending the interior spaces outwards.Echoing the old barn, wooden cedar planks are employed as a secondary cladding on the house. This material is left untreated and, in the same way as the adjacent barn, will weather and develop its own patina. Aecom Report On Life Cycle Costing: Continuous Flow Up To 7% More Cost Effective AECOM, a major global player in the building engineering services consultancy arena, has concluded a report showing that continuous flow water heating systems have a clear advantage in terms of initial capital costs as well as life cycle costs over 20 years, when compared with stored hot water systems*. The study** shows that continuous flow water heating systems can be up to 7% more economical than equivalent ‘traditional’ stored hot water systems. AECOM was commissioned to carry out a life cycle study on continuous flow water heating systems, and to provide a comparison with conventional storage systems. Two case studies were provided that are based on projects using continuous flow water heating systems. AECOM then determined an equivalent storage based system for each case study and compared operational and capital costs.

For the life cycle comparison, the analysis period was 20 years, based on the expected service life. The net present value (NPV) calculation is based on a discount rate of 3.5% (The GREEN BOOK - HM Treasury), an inflation rate of 2% for servicing costs and projected retail fuel costs from DECC1. In both case studies the continuous flow system showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, with the continuous flow system consistently lower in energy use than the two storage systems.


Case study 1 This was a system for a typical, small, pre-fabricated fast food restaurant. It is assumed the system only serves the hot water demand. The life cycle analysis includes the initial capital costs, projected annual fuel costs, and estimated annual servicing costs which are assumed to increase by 2% each year. The annual fuel cost assumes the same daily fuel consumption over the whole year. The servicing cost is based on £130/ year per boiler, and £160/year for a boiler and cylinder. The resulting net present values of the three showed that the continuous flow system is 6 - 7% lower than the two storage systems based on that 20-year analysis period. Case study 2 This was a system for a shower block in a holiday camp, with six showers and four basin taps. For the continuous flow option, the analysis is based on a configuration of 4 continuous flow water heaters that each have a nominal output of 48 kW, which, for this particular application, because there is a very short run of pipe work between the water heaters and the fixtures, it is possible for the water heaters to generate water at 40°C. The risk of legionella is overcome by regular flushing of the system. For the energy required to deal with the instantaneous hot water demand the analysis assumes that the bulk of the hot water demand would be due to the showers. Each shower would typically have a flow rate of around 9 litres per minute, which if mixed to 40ºC would equate to an instantaneous load of around 19 kW each, so even if there was only one shower running, the load on a single continuous flow water heater would equate to an efficiency of 95% based on the performance curve. As the hot water demand increases, the modular nature of this particular configuration would allow the 95% efficiency to be maintained for the bulk of the demand.

The difference in daily fuel costs between the three systems is around 7%. The usage profile for this case study is particularly suited to continuous flow systems (i.e. high but infrequent demand over the day), which is why there is an advantage in fuel consumption over the storage systems. SYSTEMS EMPLOYED IN THE STUDY * Indirect fired storage systems This consists of separate heat source and storage cylinders, where for this study the heat source will be gas fired boilers running on 80ºC flow and 60ºC return with gross efficiency of 89%. As the hot water is stored at 60ºC in insulated cylinders there will be standing heat losses. The standby electricity is assumed to be 15W per boiler, and 60W when operating to cover fan and controls. Direct fired storage systems This is where the hot water storage cylinder has an integral gas burner to directly heat the water, and the key difference with indirect fired storage systems is that they are designed to operate in condensing mode and generally achieve gross efficiency up to 96%. A disadvantage of direct fired storage systems is that the standing losses are around 3 times higher than indirect storage cylinders. Continuous flow systems This is essentially a gas boiler that is designed to instantaneously heat mains water for supply directly to water fixtures without any storage. The key advantages with this type of hot water heating, is firstly saving in space needed for hot water cylinders and the associated standing heat losses. The challenge is that instantaneous hot water demand can vary hugely for most systems and therefore the continuous flow heating system needs to have a wide modulation range as well as maintaining efficiency over that range. An interior designer’s fingerprint My own home One of the first things I realised when I embarked on a career as an interior designer is that people’s homes are as unique to them as their fingerprints.

No one person needs, views or craves the same interior delights as the next, and one person’s nightmare may be another person’s dream.

Our job as interior designers is to delve into the essence of our client’s imagination and create user focused, cost effective and enchanting designs. That is without doubt why my job is so fascinating, I get the absolute pleasure of transforming my client’s dreams into a reality.

In many ways designing your own home should be easy for an interior designer, I like to think my ingenuity is

part of what makes my designs creative and unique. Aside from perhaps the unrealistic time frame and a small

budget which limited my creativity in some areas, our home for us now is what everyone’s should be, completely individual to us. When looking back over the photos of the house utterly dilapidated when we first purchased it, and comparing them to the warm, colourful, tactile space we now get to call home, I see quite how much

we have achieved. Our memories are splashed in every nook and cranny, reminding us of our worldly adventures, the art and the literature that inspires us and the people we love and the support that comes from that. I don’t believe that having a beautiful home is important in life, it might be a perk but it’s not a priority.

Perhaps that seems odd to hear from someone whose life revolves around beautiful interiors, architecture and landscapes. Challenged with transforming a 1950s bungalow into a stunning modern threestorey home on the fringes of the Essex Green Belt they took the opportunity to design a modern home that makes the most of the stunning views of London and the surrounding countryside. 60


As well as making the most of the views and maximising light within the property some of the other design feature include:

Moving the accommodation to the side elevation, which overlooks the fields and London that had previously been closed off by the original building orientation.

Creating an angled main entrance to form space for a grand central staircase, which is housed within a feature render wrap, flooded with natural light thanks to our glazed curtain walling.

The split slate cladding provided a textured feature to the entrance and related to the black slate roof of the property, tying the colour palette together.


The design led approach to this homes construction meant Express were the ideal Company for Clear Architects as we are one of the few specialist manufacturers who can manufacture bespoke aluminium products to the standard required for distinctive luxury homes. We surveyed, manufactured and installed the curtain walling, picture windows, tilt and turn windows, sliding doors and bi folding doors within this project. We liaised with the end users throughout the project, and now the works are complete they benefit from our comprehensive guarantees and dedicated aftersales service should any issues arise in the coming years. WRAP HOUSE

Set on an unassuming narrow plot within the Metropolitan Green Belt south of London, The Wrap House is a modern 200m2, 2-storey family home overlooking the open fields of Biggin Hill Airport. The house comprises of 2 long 'wrapping' elements that stretch down the narrow site; the white rendered 'wraps' contain all the living and sleeping accommodation and

are infilled with cedar panels and large expanses of glazing at each end.

Set between these 'wrapping' elements is a double height glazed circulation atrium that runs through the entire length of the house linking all the spaces together and creating a visual connection between the front and the back of the house.

The glazed atrium brings light deep into the house and mitigates against the east-west orientation of the plot, ensuring the living spaces are filled with natural light all throughout the day. A study and kitchen is located at the front of the house with the dining area and a large double height living

room at the rear overlooking the garden. At first floor 2 bedrooms are located at the front with the master bedroom and ensuite to the rear. The house replaces a small, tired 1950s bungalow which sat amongst a row of equally undistinguished single storey properties. This posed the first of many problems in that the local planning authority would only allow for a 10% increase in size over the existing house. After much negotiation we eventually received permission for a circa 40% increase by using a hypothetical permitted development exercise showing how the existing house could be extended without planning permission.

The replacement house also had to respect the heights of the surrounding bungalows; by manipulating the levels and stepping the building down, in spite of being a storey higher than the neighbouring properties, the flat roof parapet levels sit below the ridge lines of the adjoining houses. The house was constructed for a relatively modest ÂŁ1,500/ m2, challenging the notion that bespoke modern houses cost from ÂŁ2,000/m2 upwards.

The frameless glazed side return extension projects out into the garden and in doing so creates a planted courtyard to the main house and a light-filled nook, big enough for a sofa. The glazed roof slopes down to the neighbouring property to reduce the impact of overshadowing without compromising the feeling of space and volume internally. 78
