A luxury housing development in the Weald of Kent represents its builders’ deepening commitment to sustainability. Jarvis Homes, a family company for more than 250 years, is on a mission to improve the sustainability of its building processes so specified Earthborn breathable paints at Chequers Green, a development of four and five bedroom detached houses near Ashford. Russell Jarvis, company director, said “We switched to Earthborn as part of a drive to make our houses healthier to live in and more environmentally friendly. Their paints do just that because they are made without oils or acrylics, which means they are virtually VOC free and do not give off any harmful emissions. It enables newly decorated rooms to be occupied quickly because there is no worry about emissions or odours.” “At Chequers Green we opted for Earthborn Emulsion for all walls and ceilings, applying it onto gypsum plaster, and we used Eggshell for the Earthbornwoodwork.”Lifestyle

Britain revealed as a nation ‘keeping up appearances’ as homeowners will renovate their properties after their neighbours have done so.

24

Edward Stobart, Head of Projects for IDSystems comments: “It is understandable that most homeowners wish for their property to look presentable. What is interesting to see however, is how witnessing work nearby actively influences the work that people have done on their homes.

A national survey of 1000 people by luxury glazing and bifold door specialists, IDSystems, found that the nation’s interest in their neighbours’ renovation work extends past simply admiring – as 44% revealed themselves as envious observers and would seek to renovate their home after seeing that their neighbours had done so. Britain appears to be aware of its nosy habits, however, as 86% of Brits claimed curb appeal is important to them and want their property to look good both from the front and back.

With summer in full swing and people spending more time in their gardens, how much do Britons enjoy snooping on their neighbours’ homes? IDSystems has revealed that almost two in three (64%) Brits keep tabs on the renovation work happening in and around their neighbourhood – with 41% particularly interested when it’s something noticeable, such as a kitchen or patio extension.

CHOICEEDITOR'S

Although the renovation work of others is catching the attention of the eagle-eyed among us, the motivation behind renovating goes past the extension envy of our neighbours. The second-most influential factor for having a home extension was to better utilise space, with 35% of those surveyed stating this was a key motivator behind renovating their home. This was closely followed by 34% wanting more space and 33% seeking to increase their property value. Edward Stobart adds: “Although the more traditional reasons for wanting an extension are still apparent, it is clear the influence of our neighbours’ renovations has become more significant on what we choose to do to our homes.”

"IDSystems has revealed that almost two in three (64%) Brits keep tabs on the renovation work happening in and around their neighbourhood"

26

In terms of inspiration, IDSystems found that TV ranked top for influencing home renovation design, with 28% of those surveyed inspired most by reality and documentary shows. Surprisingly, comfortably ranking above social media.

Other popular sources of inspiration include: Interior design and lifestyle magazines (22%)

Furthermore, as the cost-of-living crisis becomes increasingly prevalent, the nation is becoming aware of the potential financial implications of home renovation. Interestingly, in terms of public perception, 33% stated that if they saw someone having a new kitchen or patio extension installed, they might think they are doing financially well and better than average – but nonetheless would have likely borrowed some money to pay for it.

Social media content, including influencers and celebrities (21%)

CHOOSING A SINK FOR YOUR NEW KITCHEN

It’s fair to say that sinks and taps haven’t always been considered the most glamorous of purchases, but a quick glance around any modern kitchen showroom will reveal a sparkling selection of finishes, shapes and materials – and that’s just the sinks! They are increasingly used to set the tone and define a style for kitchen schemes, from matt black taps complementing dark cabinetry, to coloured sinks contrasting with neutral worktops. Thanks to these emerging trends and changing lifestyles, including heightened awareness of hygiene and washing hands, sinks and taps are a key element when designing ’the heart of a home’. There are styles of sinks to complement all cabinetry and worktop designs, as well as a range of materials, bowl shapes and even colours. An essential aspect to consider is the type of material. Without a doubt, stainless steel models remain the most popular, accounting for more than 70% of sink sales in the UK. We’re seeing demand for minimalist, geometric styles and sinks with PVD finishes in Gold or Copper – all of which provide a striking design. Unsurprisingly, these models are also attractive when paired with other metallic finishes, such as handles or lighting.

BATHROOMS&KITCHENS

James Cunningham, Sales Director at AGA Rangemaster, takes a look at everything you need to keep in mind.

There are a number of factors to consider when choosing a sink for your new kitchen.

32

"We’re seeing demand for minimalist, geometric styles and sinks with PVD finishes in Gold or Copper – all of which provide a striking design."

consideration when choosing a sink is the number of bowls required, this usually depends on the style and type of kitchen you are trying to achieve. Single-bowl models work well for utility rooms or kitchens in an annex, while 1.5- and double-bowl versions offer additional space for all-round extra washing and prep room. While previously considered a traditional option, sit-on Belfast sinks are also becoming more prevalent throughout self-build homes, integrating seamlessly into classic-meets-contemporary kitchen design. The deep bowl is ideal for washing pots and pans that are too large to fit in the dishwasher.

BATHROOMS&KITCHENS 33

Granite and ceramic sinks are also popular due to their durability, stain resistance and hygienic properties. Plus, both materials can be found as inset and undermount versions to suit a range of kitchen and worktop styles. From a practical perspective, the configuration and size of the bowl (or bowls) is an important factor. Undermount models remain popular, particularly in modern kitchens encompassing clean lines and contemporary styling, such sinks are very discreet, as they sit under a worktop, creating a successful ‘flow’ through a kitchen – which is of paramount importance when building a large, open-plan space. Inset sinks, on the other hand, tend to have more of a presence as the frame sits on top of the work surface, drawing the eye to the Anotherarea.

There are more designs and styles available on the market than ever before, so why not visit your local kitchen retailer or showroom to see and feel the products on display?

BATHROOMS&KITCHENS

There are alternatives if a sit-on style is wanted but isn’t possible to the worktop choice or style of cabinetry. Rangemaster introduced the Hartland sink, which embodies the beauty of the traditional Belfast with a deep apron front profile, but with the simple practicality of an inset design. It eases installation as the sink is ‘dropped’ in, plus the ‘lip’ over the worktop ensures it is suitable for all materials, including laminate, as it creates a barrier against water ingress that could otherwise cause damage.

Today’s sinks are available in a wide variety of colours and configurations, so you can be sure to find the perfect match as you plan and design the kitchen for your new property. Metallic finishes are still highly sought after, here at Rangemaster, we’re anticipating an increase in PVD sinks with warm metallic finishes that add shimmer and sheen to kitchen designs.

Designing a striking kitchen

The existing layout was U-shaped but not well utilised. As part of the renovations new large picture windows were installed on one wall so that the client could make the most of the connection with the garden space while cooking. As frequent entertainers they also wished for a large dining space which then flowed into the traditional living room.

INTERNATIONAL

Combining a contemporary design of kitchen into a house with traditional features means that every tiny detail must be carefully selected to ensure that the area complements rather than clashes with the existing house. Kitchens International Sales Designer Kyle Gasking rose to this challenge when designing a striking kitchen for a client in Blackburn near Aberdeen.

Kyle said: “The kitchen had to be laid out in such a way as to provide a very social atmosphere for anyone cooking within the space. This included a connection with a breakfast bar and dining room area to ensure the client could interact with her husband and children while cooking. For this reason, having a hob on a central island, facing into the room was paramount.”

Kyle used colour to link between the design features as the client wanted to change the colours within the room to suit the season. So a very simple neutral colour was used as the base of the design with modern, light grey, flat faced Leicht Ceres doors, while the island had a chunky 60mm full wrap around breakfast bar feature in a delightful walnut.

BATHROOMS&KITCHENS

37

"As frequent entertainers they also wished for a large dining space which then flowed into the traditional living room."

Surrounding the tall units and the TV unit in the living room, thick Stoneham Ebony contrasting panels were selected as a special feature. Lighting up the room are clever lighting panels beneath the breakfast bar which highlights the grain of the wood and this impressive breakfast bar design.

The colours and the surround panels for the kitchen tall units were mirrored on the sideboard and TV areas to ensure the room flowed. The mirrored splashback was used on the sideboard and sink run areas to reflect the views from the windows and bring the outdoors into the room. Silestone worktops in white Arabesque complemented the design.

BATHROOMS&KITCHENS

It’s often the finer details and little extras that can make a kitchen. In this home Kyle designed glass units on the dining room sideboard area to provide a display area for the client’s unique crockery. This area also had to double up as a drinks area, so a drinks fridge was installed behind one of the base unit doors. And the verdict? Kyle adds: “I love this design and would choose a similar one for my own house! The clients are equally pleased and say that we have created a stunning space, but at the same time have created a very practical working kitchen.”

Not only does the BIM model offer a design element, but it also offers data on the product source, product specification, finish and maintenance requirements. Furthermore, the ability of having a ‘digital twin’ allows for further ‘what-if’ scenarios to be reviewed during and after construction.

Our digital transformation continues to pervade our lives in virtually everything we do. BIM’s use in construction has revolutionised our industry, offering real time collaboration across businesses offering us the ability to design a ‘digital twin’ of a building before work begins on site. A recent survey by Dodge Construction Network concluded that in 2021, 60% of architect practices confirmed that over 50% of their work was being completed in a BIM workflow, with 89% of practices forecasting that 50% or more projects will be completed in BIM in the next two to three years. Architects are clearly leading the way with BIM implementation, engineers and contractors are not far behind. Whilst the report covers countries around the globe, the UK is reported as leading the field in the adoption of BIM.

BIM models and libraries are available directly through Aluprof UK’s website and available online in third-party libraries such as bimobject.com. Aluprof systems are also available through the UK’s leading NBS Source system which many practices use as their trusted source of BIM data. Should assemblies be required which are not currently in a BIM library, Aluprof’s BIM department creates the model to suit the application for the specifier.

BIM to Build 'ALUPROF PUTS THE FACADE IN BIM' FITTINGS&WINDOWSDOORS, 40

Clearly, if you have products that you wish to have specified today in commercial construction, you need to offer these in a BIM format.

WHAT IS SPECIAL ABOUT ALUPROF’S BIM?

by Wojciech Brożyna - MD of Aluprof UK

Overwhelmingly for architects and engineers, using BIM improves the ability to manage complexity, helps in achieving quality in design, reduces errors and rework, offers an improved ability to meet design requirements and increases stakeholder buy-in. For contractors, the benefits include reduced defects on site, reduced costs and greater efficiency.

SO WHY BIM? WHAT IS THE ADVANTAGE?

In 2019 Aluprof established their ‘BIM Technology Department’ to offer BIM models of all its fenestration products with a full set of BIM libraries. It is crucial that BIM model construction is undertaken in a consistent way which is why it is based on the international standards ISO 19650.

The ISO 19650 standard is an international standard for building information modelling (BIM) over the complete life cycle of a construction project. The standard contains the same high-level requirements as the ‘UK BIM Framework’ and is closely aligned with the current BS 1192 standard.

BIM objects for each of our systems can easily be downloaded from our website following a simple registration process. Since setting up the Aluprof Office at the Business Design Centre in London, the company has rapidly grown their specification influence in the UK with their highperformance architectural aluminium systems. Further expansion of the company’s headquarters in Altrincham now provides specifiers with meeting facilities and an extensive showroom of commercial systems to view. Further information is available on the company’s website at aluprof.co.uk or direct from their UK head office in Altrincham on 0161 941 4005.

"For contractors, the benefits include reduced defects on site, reduced costs and greater efficiency."

Katarzyna goes on “Yes, we provide bespoke BIM object production and integration service. At the request of architects, we create models of individual system solutions or provide assistance in their design work. If required, we can generate schedules for facades, windows and doors. We also export models in IFC format, which can be opened in free browsers. In this way, customers can easily and quickly check the most important parameters, measure the object or simply view it in 3D.”

Katarzyna Aleksandrowicz, BIM Modelling Specialist at Aluprof states that “A key element when creating the Aluprof product libraries is defining a set of parameters that will accompany each model. We strive to offer the best usability of our libraries in every aspect of the project including construction, planning and facility management. This is made possible by standardised sets of parameters, some of which are filled in during modelling and some of which remain to be completed by the designer. These include technical parameters, visibility parameters, COBie, IFC parameters, together with, Uniclass, Omniclass, MasterFormat and UniFormat classifications.”

Aluprof provides additional material with their libraries that are helpful when using the models. The folder containing Aluprof models contains tutorials, as well as a welcome page explaining the contents of the folder without having to open the files individually. The tutorial shows the most important information about using the models and their functionality. Specifiers wishing to learn more about the libraries can attend training courses organised by Aluprof's BIM Technology Department, during which the product BIM libraries are discussed in detail. Aluprof pride themselves as being an architects’ ‘trusted advisor’ at the very start of any project that may use aluminium windows, doors and facade systems. Involving Aluprof early will ensure that the correct system is chosen for the correct application ensuring cost efficiency later down the design process.

Another strength of the Aluprof models is the defined levels of detail. Magdalena Płocica, Head of the BIM Technology Department says “We realise that an object that has rich geometry but a low level of information is not a valuable object from the point of view of BIM methodology. A nongeometric layer of the model is also needed. Any geometric, as well as non-geometric information, is an additional load on the model which is also important from the designer's point of view when working on a project, so here at Aluprof we try to optimise our solutions.”

CAN ALUPROF PROVIDE BESPOKE BIM OBJECT PRODUCTION AND INTEGRATION SERVICE FOR ARCHITECTS AND SPECIFIERS IF ALUPROF SYSTEMS ARE TO BE SPECIFIED IN PROJECTS?

HOW DOES THIS WORK IN PRACTICE?

FITTINGS&WINDOWSDOORS, 41

The ISO 19650 standard provides a consistent way of presenting and classifying data, including the naming of files, folders and libraries. This is a major benefit when updating libraries, where folders with standardised naming can be easily overwritten instead of manually added, or when duties are taken over by another person unfamiliar with the contents of libraries. Standardisation makes it easier to navigate and manage files.

Aluprof creates libraries in five software formats: Autodesk AutoCAD®, Autodesk Revit®, Autodesk 3DS max®, Archicad®, Sketchup®. A special feature of the models is their interoperability and compatibility between different programs. All models are based on real parameters and technical drawings of the physical product.

Garador has developed an innovative new roller door concept that will lift its range of GaraRoll roller doors into an exciting new era. Roller doors are one of the most popular designs for modern garages, but over time a build-up of dust and dirt on the surface of the door can cause abrasion on the paintwork which can lead to scratches and unsightly markings. To combat this problem, Garador has developed DuraBelt.

Employers’ Liability: Anybody working on site is an ‘employee’, and the self-builder is the main contractor, which means they are liable for their welfare and any injury, loss, or death while working on the project.

Self-build insurance is specifically designed around the process, contractor’s insurance is not and may leave you unprotected in the event of an incident.

Contractors All Risk: Covers things such as fire, theft, vandalism, flood, and storm damage

SELF-BUILD HOMES: PROTECTING THE PROJECT FROM DAY ONE

Contract Works: This covers the potential cost of repairing or replacing any part of the build that is damaged.

Self-build policies do not cover personal possessions and furniture, so it’s important to avoid storing any furnishings in the home until the project is completed and separate home insurance is arranged.

Self-build build insurance covers the construction phase only, so purchase a standard home insurance policy with a separate home insurance provider once the project is completed.

SELF - BUILD INSURANCE TIPS: Use a dedicated self-build insurance expert to ensure you’re not given contractor’s insurance by mistake.

• A self-build warranty will provide a structural warranty of an architect's certificate that covers any structural issues that occur in the years following completion.

Building sites are risky places. A self-build insurance policy covers the owner, their builders, and the entire building site during Accidents, construction.theftand unforeseen events can add significant costs to the project. Despite this, it’s surprising how many people do not have self-build insurance in place from the beginning of a project, especially given that a new home is likely to be one of their largest investments. Organising this insurance late in the self-build process financially exposes the entire project if something goes wrong. Lenders may also require proof of self-build insurance before they release funds. So, what does self-build insurance typically cover?

Public Liability: Protects against damage, injury or loss suffered by third parties or members of the public. Public liability also covers damage to the property or injury to individuals outside the site if directly caused by the activities on site. Legal Expenses Insurance: Legal expenses for action taken against the self-builder by others or for the need to act against third parties.

As well as having improved thermal performance smart glass windows are an easy way to reduce uncontrollable glare and reflections from the sun, often allowing for more freedom with the layout within any home.

SWITCHABLE WALLS, DOORS & STAIRS

With no power Switchable Glass appears opaque, creating a private space that still benefits from natural lighting, and when power is applied the glass switches to clear to provide a full field of vision on both sides of the glass. There are many places Switchable technology can be used around the home, but there are a few key applications where its impact is undeniable.

SWITCHABLE SKYLIGHTS

CREATING BRIGHTER SPACES WITH SWITCHABLE GLASS

Though Switchable Skylights can offer necessary privacy from nosey neighbours whilst keeping your home light and airy, internal skylights are also ideal for enhancing basement areas. Strategically installing Smart Glass on the ground floor can offer huge levels of natural lighting to make these underground spaces more usable.

By opting for internal features like Switchable Walls or doors, you unlock a wider scope of potential within your space in comparison to using standard solutions. Using a Smart Glass partition to separate a bedroom and en-suite can be gamechanging if a bathroom window cannot be accommodated, by making the most of the natural light entering through existing glazing. Switchable technology can also give a new lease of life to unused spaces like under the stairs, where previously, switchable technology has been used with glass stairs to create a luxurious bathroom space where you can even stargaze from the tub. www.intelligentglass.net

THE HEAT PUMP EXPERTS

SO WHY ARE HEAT PUMPS A NO BRAINER IN NEW, OR RENOVATED, HOMES?

2) You, or your architect, are designing your space and provision can be made for the right sized area and location for the equipment needed for a heat pump system.

1) You are already committed to the cost of a new heating system, meaning that whatever you use to heat your home, you have already set aside budget to pay for the underfloor heating or radiators (or both!)

A recent survey conducted by NaCSBA (The National Customer and Self Build Association) reported that 1 in 2 self-builders installed a sustainable heating system. Respondents also stated that building to achieve maximum energy efficiency, and incorporating eco technologies, were their top two sustainable priorities.

www.imsheatpumps.co.uk

8) There is no funding available to install a fossil fuel boiler, but as a self-builder or renovator you should get financial support, via the BUS or the HES Loan schemes, to install a heat pump – in many cases making the cost of installation comparable with a top of the range boiler system.

IMS Heat Pumps have been working with a number of prestige developers and architects who have seen the benefit of, and the consumer demand for, low carbon, energy efficient homes. Working in partnership on ‘offgas grid’ developments, we can demonstrate that not only does a heat pump meet SAP against a ‘fossil fuel + Solar PV’ alternative, but that the cost is comparable; and the homeowner isn’t buying into future oil price hikes, or delivery issues! Heat Pumps are also a great partner for Solar PV, integrating seamlessly and helping to reduce running costs. One major benefit for the developer in trusting the work to the Heat Pump experts at IMS Heat Pumps is the ongoing customer care and workmanship warranty provided to the homeowner post-sale. IMS provide specialist service and maintenance assistance, long after the developer has moved on, giving peace of mind to the buyer who may not have had any experience of a heat pump before.

INSULATION&VENTILATIONHEATING, 50

Heat Pumps are hot news again with the recent launch of the Boiler Upgrade Scheme in England, but Self-builders and renovators have been at the cutting edge of designing and building energy efficient, low carbon homes for decades.

5) These changes also mean that new heating systems will have to be designed to work with a maximum 55°C flow temperature – but why stop there? A good heat pump design can reduce this to 35°C, reducing energy usage even further!

6) Heat Pumps work 3 to 5 times more efficiently then even a brand-new gas, oil or LPG boiler, and if your site or home is off-gas grid it could means no costly new gas connection, or future fuel deliveries.

IMS PUMPS -

3) A Heat Pump, as part of your design, can help achieve lower SAP Calculations, a requirement for a Scottish Building Warrant, or in England, assist with getting Planning Permission granted.

HEAT

4) Changes to building legislations in June 2022 and the Future Homes Standard due in 2025 see increasing requirements for thermal efficiency as a priority – a fabric first approach – to increase air tightness and reduce heat loss. This means you’ll need a smaller heat pump, which will cost less and have lower running costs.

7) With horizontal Ground Source Heat Pumps, getting the collector pipes in when your groundworkers are already onsite is a great cost saver.

Installing a ground, air or water source heat pump will not only provide 100% of your heating and hot water needs but will lower your carbon footprint, providing an energy efficient heating system that doesn't rely on fossil fuels Our in house team provide excellent designs, installed by our skilled and knowledgeable Engineers, ensuring that our customers’ bespoke heat pump systems provide them with all the hot water and heating they need for their cosy, low carbon, energy efficient homes SHEFFIELD 0114 327 0100 PERTH 01738 827 244 www.imsheatpumps.co.uk Heat Pumps for renovations, self & custom build homes Future proof your new home today! A FIRE FOR ANY INTERIOR Whether in a private home or a luxury hotel, this pioneering, fuelless fireplace can be installed anywhere and is operated with a simple touch of a button. Only an electrical supply is required to power it, and the flue is purely decorative, so there are no connection constraints. The flue can be adapted to all ceiling heights. All of these aspects mean the ERGOFOCUS HOLOGRAPHIK is suitable for any interior in even the most improbable settings. Its ease of use is specifically designed for contract and retail environments: just a simple on/off switch on the appliance. No adjustments are necessary. No complicated operating instructions, no need to use the remote control after the initial set-up, no application that would make it difficult for a team to use.

Protecting the environment is a primordial concern for us all. Regulations in this sense are multiplying and becoming stricter, and the traditional fireplace sector is no exception. Standards around the world are increasingly restricting the use of wood and fossil fuels (e.g. PPA in France, DEFRA standards in the UK, 4 STELLE in Italy, etc.). In parallel, new and renovated buildings are becoming more energy efficient, reducing the need for heating. In this context, the HOLOGRAPHIK fireplace is THE environmental answer for those who wish to enjoy the pleasure of fire with zero emissions.

A NEW EXPERIENCE OF FIRE Fire is such a primal element for humanity that it still holds a central place in our ultra-modern lives. For proof, you only need to note the success of the engrossingly addictive videos of fires burning in hearths available on streaming services! A fireplace creates a convivial space that brings people together, with almost magnetic attraction. For more than 50 years, Focus has been disrupting the conventions of traditional wood fireplaces and gas fires. Today, it is blazing the trail of a new era: virtual fire. A fire powered by electricity with a pioneering holographic system coupled with realistic ceramic logs to produce a 3D effect of unprecedented realism. A fire uniquely adapted to today's world and living spaces. The first FOCUS model to feature this technology, the ERGOFOCUS HOLOGRAPHIK has a hearth that pivots 80° so the fire can be enjoyed from any angle.

ELECTRIC BOILERS : THE EFFICIENT CHOICE

Government grants have been created to support the launch of heat pumps as a viable heating alternative to gas boilers as part of the wider aim to reach net-zero levels of CO2 by 2050, 2045 in Scotland. However, a lower cost and more accessible option is an Electric Boiler.

INSULATION&VENTILATIONHEATING, 60

www.electric-heatingcompany.co.uk

New technologies to replace gas boilers are being brought to market and are generating a buzz; but the most energy efficient solution remains the Electric Boiler.

Electric Boilers are 100% efficient. 1kW of energy paid for is 1kW of energy used to heat the home. Compare this to gas boilers which operate on an average of 80% efficiency and the benefits are hard to ignore, especially in todays current Theclimate.installation of Electric Boilers compared to both heat pumps and gas boilers is minimal and cost effective. Air source heat pumps require outdoor space to house the unit as well as an indoor unit and potentially multiple water tanks. Gas boilers require access to mains and need connected to a flue pipe. An electric heating solution can be a viable space saving option in many homes and will incur minimal installation costs.

Continuing to promote Electric Boilers as a real economical option will help drive towards net-zero targets and will mean more homes in the UK are heated with cleaner, greener and more efficient energy.

Explore the possibilities of what can be done with the press of a button

The trend for the automated home is to keep the wall furniture very immediate and functional and to always label in some way a switch with multiple buttons. For functions that require greater time to set, the app is the ideal setting, setting timer schedules for heating: towel rails or lights and storing and saving lighting scenes.

One of the benefits of a home with automation is that the wall switch has progressed to the point where it is capable of being programmed to carry out a variety of Wallfunctions.switches that incorporate a number of functions (especially those with heating and lighting) and any sort of display tend to be called room controllers. Most makes of light switch can be expanded so additional buttons can control additional features. With a system such as KNX there is a huge choice of different switches from different manufacturers and most have a variety of frame and button styles and colours.

- Controlling functions other than just lighting, may be an automated blind or shutter could be added to a second button, in the case of assisted living buttons on one switch plate can include lighting, blinds, window openers and door openers.

So what can be achieved with a set of buttons, here are some examples: - Lighting scenes setting a number of different circuits to different light levels all at once - Adding additional lights to a button press - may be some external lights need to be switched them from inside the house.

Meanwhile, this year’s event welcomes the second edition of Discussions at Design London – its thought-provoking talks programme that comprises headline keynotes, trend forecasts and panel discussions with a range of high-profile industry experts, influencers and thought leaders. Brand consultant Katie Richardson returns to curate the series, which runs daily throughout the show and offers an insight into future trends while addressing the most pressing topics within design, architecture and the wider creative industries.

Last but not least, Design London 2022 boasts a whole host of collaborations – from sought-after brands to experiential installations. Some of the highlights include lighting centrepieces by Ago and Haberdashery; a graphic feature by Lois O'Hara to welcome visitors; and an exclusive bar from Kyrö Distillery Company – the show’s official whisky and gin partner – to mark the brand’s 10th anniversary. Situated in the main thoroughfare of the event and designed by fellow Finnish brand Vaarnii, the Kyrö bar is set to be constructed entirely out of pine – a “brutally Finnish” masterpiece to complement the all-rye distillery’s “brutally Finnish” spirits.

Cera-Marle added, “The UK is one of the key countries for specification internationally, and Design London is all about championing design excellence, along with originality, innovation and diversity. Building on last year’s success, we look to bring an even more exciting, content-rich programme to our show – which will double in size – this year.”

Rotterdam-based designer Sabine Marcelis; sustainability advocate Jay Blades MBE, best known for presenting the hit TV series on the BBC, The Repair Shop; and multidisciplinary artist Marco Oggian, will also feature as speakers for 2022.

Whether it's an entire room dedicated to working or an existing living space that incorporates a workstation, the skilled expert designers will be able to create an intelligent concept that works with the available room to maximise storage and spark productivity.

Neatsmith has seen a 73% rise in home office requests

Boost productivity after a relaxing summer with premium bespoke fitted furniture specialist, Neatsmith. Now flexible working has become the norm for many, as a result, Neatsmith has seen a 73% rise in home office requests.

PREMIUM BESPOKE FITTED

FURNITURE

Designed to meet an individual's unique working requirements, Neatsmith will be able to incorporate personalised features such as custom desk depths, storage compartments for paperwork and stationery, technology such as wireless charging points, cable management and more.

Expert comment from Philipp Nagel, Director at Neatsmith, on improving the home office: “To maximise storage in an existing office, carefully consider what you use and recycle items that you don’t for a streamlined space. For a home new office, time spent with a designer, going through exactly what use you will have for the space is key. A lawyer working from home will have different requirements to a broker or musician’s space, so work out the physical requirements e.g., screens, charging points, camera positions, filing type, bookshelf depth and make it work with the available space.

The best way to organise storage in a home office is with the use of bespoke filing cabinets. Neatsmith’s recessed, wireless charging points, drawer dividers and bespoke depth shelves for specific folders and/or books will ensure the space is ordered and cohesive.

Within a home office ensure as much natural light as possible can flood into the room without disturbing the screen. Along with this, a combination of functional recessed LED’s and a reading lamp to supplement are a smart way to decorate.”

"...the skilled expert designers will be able to create an intelligent concept that works with the available room to maximise storage and spark productivity."

To brighten up the home office, as well as LED’s and other lighting, use glass shelves instead of wood and mirrored back panels where appropriate. These open the space and reflect light in the room, really helping to brighten a space as well as make it feel more capacious.

With this in mind, it is also expected that those who already have an awning will look to upgrade or replace existing items for maximum effect. Consumers want flexibility with their options – i.e. dimmed lights for a romantic meal, or full lights for a family gathering, as well as zone controlled heating, so different areas can be heated based on individual requirements.

RISE IN POPULARITY IN ‘ANTHRACITE GREY’ HARDWARE (METALWORK) IS EXPECTED TO

More consumers will purchase receivers that allow other garden elements (such as perimeter lighting) to work off the same handset as the awning – even opting for app control to allow for convenient operation from their smartphone.

ThisCONTINUEisdueto: its contemporary and streamline feel – looks more expensive than traditional white • being lower maintenance (doesn’t show dirt like typical white forwardhardware)planning on other home improvements (such as replacement windows and doors)

UPSURGE IN UPGRADES

As we say goodbye to summer and feel the colder weather moving in, outdoor terrace coverings can no longer simply be a piece of fabric offering a satisfactory barrier. Consumers will want to incorporate certain features to create a pleasant atmosphere and essentially provide the comfort of indoors, outdoors, and to enable the space to be used all year round – even when it’s cold, wet and windy.

WORKSEXTERNAL&LANDSCAPING 82

SAYING GOODBYE TO SUMMER

After the recent heatwave in the UK, it’s likely that consumers will opt to try and maximise the use of their outdoor space moving into Autumn.

WHAT WILL AWNING TRENDS LOOK LIKE FOR AUTUMN 2022?

This is due to: its timeless look – works with any outdoor space complementing the popular Anthracite Grey metalwork not showing dirt like lighter colour fabrics

It’s time to plan for Autumn! There’s no need to let the colder weather drive you indoors… For more information https://www.cbsolarshading.co.uk/visit

AWNING DESIGN IN PARTICULAR, SHAPE AND DURABILITY LEVEL WILL CHANGE

Higher wind speed rated awnings ensure that the awning will withstand strong gusts and breezes, while consumers will opt for materials that are not only water resistant but clean themselves, so higher-grade materials with ‘self-clean’ effect coatings will be selected over typical fabrics.

Consumers will opt for more flush fitting awnings for a seamless addition to the façade and squared edge designs rather than the previously common rounded design, as they prefer the simplicity and cleaner lines provided by squared edges.

SILVER TO SLATE GREY TONE FABRICS WILL CONTINUE TO BE MOST POPULAR

Kebony wood completes sustainable Springfield Meadows development in Oxfordshire

86

Situated in rural Oxfordshire on the outskirts of Southmoor, Greencore Construction’s latest development provides an innovative solution to the ongoing climate crisissustainable housing which comes at no expense to the environment. Spread generously across an eight-acre plot, Springfield Meadows consists of 25 custom build homes, all of which are eco-friendly in nature, with several making use of sustainably sourced Kebony wood.

Designed with a focus on environmentally conscious construction, Springfield Meadows has received widespread recognition as the most sustainable development in the country, demonstrating a firm commitment to low-impact living with a focus on net-zero energy usage, net-zero carbon in use, and better than zero embodied carbon.

ECO-FRIENDLY RESIDENTIAL DEVELOPMENT CHAMPIONS USE OF TOMATERIALSSUSTAINABLEINCONSTRUCTIONCOMBATCLIMATECRISIS

Created to benefit both the environment and the community, nine of the homes are affordable in nature, making green living both an accessible and a sustainable option for residents. The high-performance homes provide comfortable, low carbon living as a result of the Biond system selected by Greencore Construction. The homes are Climate Positive; locking up more carbon than emitted and generating more energy than is used. PV panels are also installed on the roofs of the houses, all of which are built to international Passivhaus thermal performance standards, resulting in energy efficient builds which come complete with a sleek and stylish appearance.

CLADDING&ROOFING 87

By selecting Kebony Character for the exterior cladding of several of the homes, Greencore Construction recognises the benefit of using sustainably certified materials. A global leader in the production of environmentally friendly wood, Kebony’s pioneering wood-processing technology sees sustainably sourced softwoods heated with furfuryl alcohol, an agricultural by-product, modifying it to maintain the same durable properties of industrial hardwoods minus the same contribution to the carbon footprint. Kebony wood is both cost-effective and visually attractive, retaining a natural aesthetic which is in keeping with the rural location and surrounding wildlife. Residents at Springfield Meadows are encouraged to adopt a green style of living, with excellent transport links and bus vouchers on offer to nearby Abingdon and Oxford. An electric car club, supplied by GRIDSERVE, allows residents to hire out electric cars on an hourly or daily basis, reducing the need for unnecessary car ownership and significantly reducing fuel costs. Other nature-focused amenities on offer include a community orchard, wildflower meadow, herb garden and shared green spaces, in addition to generously sized private gardens. "The high-performance homes provide comfortable, low carbon living as a result of the Biond system selected by Greencore Construction."

Greencore Construction has ensured the highest standards of sustainability by following the One Planet Living framework, resulting in eco-homes which provide a better quality of life for residents. Springfield Meadows is a direct response to the growing need for environmentally friendly homes which are specifically designed with sustainability in mind. All 25 of the properties have now been sold, with plans for future sustainable developments already in the works.

the construction industry, it is important that we look to identify the ways in which we can reduce our impact on the environment. This is something we have achieved at Springfield Meadows, where every home is Climate Positive in Ninanature.”Landbø, International Sales Manager at Kebony, added: “The Springfield Meadows development is a shining example of quality construction which prioritises sustainable alternatives to traditional building methods and materials. It is great to see Kebony used for this innovative project, responding to the drive for more environmentally conscious ways of living. The result is a collection of beautiful modern homes which encourage residents to enjoy a deeper connection to nature.”

James Pritchett, Communications Manager at Greencore Construction, commented: “At Greencore Construction, we use as many bio-based materials as possible to build Climate Positive houses. It was a real pleasure to work with Kebony which played an important role in contributing to the success of Springfield Meadows. 20 MM MAGPLY BOARDS SPECIFIED FOR FIRE PERFORMANCE IN FLAT ROOF REFURBISHMENT

SECURITY&SAFETY 94

For further information, please contact: Oliver Pirret, Sales & Marketing Manager, IPP Ltd. Bradwell Hall Bradwell On Sea, Essex Tel: 01621 776252 | Email: ollie@magply.co.uk Web: www.magply.co.uk

The total replacement of the flat roof covering on a residential apartment building in North London presents a prime example of why leading waterproofing systems manufacturers are specifying the use of Magply boards as a decking which offers critical fire resistance as well as good load-carrying and weathering capabilities.

The property involved is Block 6 at Tiltman Place in the Finsbury Park district where water ingress through the original felt roof covering had caused the plywood decking to deteriorate badly while, along with other damage, the insulation had become saturated: necessitating total strip back and replacement. The managing surveyors for the five storey property duly decided to appoint Detailed Waterproofing Ltd. as a wellexperienced roof specialist, while the supplier of the roofing system specified the use of high performance Magply boards to provide a sound new decking across the retained metal frame structure. The build-up features the use of 20mm Magply Al boards, proteus self-adhesive vci, cut to falls insulation, Proteus selfadhesive carrier membrane, then followed by a cold applied Proteus ‘Pro-System’ waterproofing membrane.

Backed by a number of industry recognised standards Magply provides an ideal alternative to conventional plywood or OSB products. Additionally, the unique production process keeps the chloride content to just 0.01%, enhancing both stability and long-term durability. The different thicknesses of panel are also widely used for flooring and pitched roof installations; as well as being approved by many different manufacturers of render finishes.

The Contract Manager for Detailed Waterproofing, Jamie Tarry, commented “We hadn’t previously used Magply before it was specified to us here as part of the new built-up system on Tiltman Place, but it has proved very easy to handle in terms of cutting and fixing. The job went well and we finished on schedule.”

Indeed, the JCB Teletruks are hired straight from APC Forks rather than via a finance house, where companies can be locked in a deal for extensive periods of time. With APC Forks’ flexible hire service, which ranges from just one week to seven years, customers can use the machine for as long or short amount of time as they need. Indeed, with high levels of uncertainty currently in the marketplace, such flexibility is essential; thanks to APC Forks, a company can react quickly to new business opportunities and if a project does not go ahead, equipment can be returned without any penalties.

“The JCB Teletruk is great for a vast range of applications,” explained Stuart. “These include waste management, builders’ merchants, grounds maintenance, inner city projects, Crossrail, London underground, and many others.”

Filling a problematic void in the market, APC Forks can satisfy the growing need for short and long term hiring of the JCB Teletruk. Since its inception, the company has grown its high quality fleet to encompass 150 plus machines, offering both two wheel and four wheel drive options to cater for the variable site requirements of its wide range of customers. The fleet is constantly growing and most units are less than three years old, ensuring customers are getting high quality, up to date equipment.

The JCB Teletruk is unique in that it combines the functions of a counterbalanced forklift with those of a re-handling shovel, making it the most flexible forklift on the market today. The entirety of APC Forks’ fleet has a quick-change front, which makes switching between various attachments quick and easy. These attachments can include forks, sideshifts, buckets, bale clamps, rotators, and many more.

Furthermore, JCB Teletruk’s all-round visibility is superior to a conventional forklift, making it one of the safest machines APCavailable.Forks’ fleet of machines feature generic specifications in order to cover a multitude of applications, including solid tyres and extra hydraulics which make them perfect for the vast variety of applications. Indeed, the JCB Teletruk boasts unique features and benefits over any conventional forklift, and APC Forks maintains a flexible approach to try and marry a hire agreement to suit a customer’s needs.

APC FORKS

“We now have an ever increasing fleet of electric JCB Teletruks, which will only enhance the green option for our more environmentally conscious customers and applications.” The TLT30-19/35-22E gives customers 1,900/2,200 kg capacity at two metres, and are also available for nationwide hire.

Certainly, the uses of the JCB Teletruk are versatile and numerous. “One of the JCB Teletruk’s key advantages is its telescopic boom, which allows for the loading and offloading on one side,” explained Stuart. This means that if a yard is tight on space or a customer needs to load and offload on a public highway, safety and efficiency is ensured. The JCB Teletruk is also a particular favourite with the waste industry, thanks to its high flexibility and ability to deal with any terrain with two or four wheel drive options. What’s more, the machines can be fitted with fire suppression system, making it ideal for the prevention of fires in the hardest environments. The JCB Teletruk also has no mast or carriage, meaning it is ideal when working with a bucket and grapple in challenging applications.
