UAO Power Office Images: Yilong Zhao UAO moved its office from the riverside to a single small building in the Liangyou Hongfang art community in Wuhan; the predecessor of the Liangyou Hongfang art community of was the supporting factory of Wuhan meat joint factory in 1960s bristle factory and feather factory., and the buildings in the factory are old industrial buildings with production properties. UAO is responsible for the landscape design of the plant area, as well as the core architecture: the architecture and interior design of ADC art design center. Continuation: design from the perspective of planning and landscape Liangyou Hongfang art community, formerly known as Wuhan bristle factory and feather factory, was used as a building material market in the 1990s. With the development of the city, the building material market is also declining. Due to the change of the use function, the buildings in the factory are built in different years, including the red brick single-storey wood truss tile roof factory in the 1960s, and the multi-storey brick concrete structure factory in the 1980s with terrazzo on the outer surface. There are also buildings with exterior tiles or small mosaics in the 1990s; the overall planning of Shanghai Shuishi keeps the basic structure of the original small building, with exterior materials, so that historical traces can be expressed and continued from different architectural forms; 44 -- www.refurbandrestore.co.uk www.refurbandrestore.co.uk
In the process of design, it is found that there is a single small building with a high void in the core area of the plant, which is located next to the tall red brick chimney and water tower. The former is the distribution motor room of the industrial plant. The towering interior space, the sun pouring down from the skylight on the top and the window on the mezzanine, is shining on the smoky and burning old wall, which is full of historical traces, with a strong sense of space; the founder and chief architect of UAO, Li Tao, decides to rent it as his own office space. Towering: carry forward the characteristics of the original space The original generator room has a total height of 8 meters, The towering space like a church is very shocking. The original starting point of the design is to retain and carry forward the high-rise space sense, so the new design is very restrained, only a small space volume is implanted into the large space, and the final decision is to rely on the original two-story side to design a new column span width mezzanine to retain most of the vertical of the hall. The spatial pattern makes this new implant not only not change the original characteristics of the space, but also let the sunlight pour out and fill the whole space; moreover, its shape strengthens the characteristics of the towering Space and gives an intuitive scale to the viewer.
The purpose of designing the mezzanine on one side also makes the sense of sequence of the long axis obtained by the skylight retained. The mezzanine is only supported by a 200mm diameter column in the middle, and the folding staircase strengthens the weight and floating sense of the mezzanine. It strengthens the independent supporting function of the structure through the expression of the building, similar to the column in the center of Xiaoyuan’s White House. The light and ingenious central column contrasts with the thick and historic wall around - the new volume is reflected by pure white. , the old wall is only painted with curing agent after cleaning, which keeps the original trace of smoke, fire and even dirt, thus creating a new dialogue and contrast with the old. This kind of “dirty” is also the characteristics and history of the original space. The white volume extends to steel bookshelves, cabinets and tables, and the hall is decorated with a small amount of red furniture. Function: service and served space In determining the form and location of the mezzanine, at the same time, the use function of UAO is combed. Combined with UAO’s working process and mode over the years, our office functions are divided into three parts: Office + supporting services + exhibition forum. The office includes two partners’ offices and office halls; supporting services include: model room, printing room,
meeting room and finance room, as well as tearoom and restroom, while exhibition forum needs a clean and tidy large space; According to the functional requirements and the current situation of the building, the high-rise area is taken as the office area, the lower area in the south is taken as the supporting service space, and the east side of the high-rise space is originally a twostory space, the first floor is for the front hall and exhibition, the second floor is for the conference and forum, and the second floor is the roof of the supporting service space, which forms a rooftop space. It’s a great place for outdoor forum communication. In terms of functional relationship, the office hall with high space and the supporting space with low height constitute the service space and service space described by Louis Kahn. The design deliberately distinguishes between the materials and colors. The service space (including tea room, rest room, model room, printing room, meeting room, etc.) adopts black tone, with red numbers and local color of the room, such as rest room cubicle Orange and dark green inside; tiles in the tea room; yellow hole board hanging board in the model room; and the space to be served (i.e. the office hall and the meeting room in the front hall, etc., are the space tonality rationally controlled with pure white as the main color); the service space adopts warm white light with color temperature of 3000K, while the space

Perspective section
When the architect draws the sectional drawing, he will paint the main part of the building such as the cut-out wall into gray light filling; therefore, around the box protruding from the right side of the mezzanine, he will also paint the surrounding box section into gray paint. Its purpose actually metaphors that here, like in the drawing, is cut, as the architect wants to express in the blueprint sectional drawing.

In architectural design, we usually start with the plane layout first, but the high-rise space characteristic of this project makes our design consider starting from the section at the first time: set the mezzanine in the high-rise space, the height of the mezzanine is 900mm lower than the original two floors, its purpose is to form a perfect proportion relationship in the high-rise space; in the supporting service area of the ground floor, the tea room and the model room building The mezzanine rest room and model material room are set on the upper floor, but the mezzanine setting on the rest room and meeting room is abandoned, so as to keep the high and low rhythm of the space and meet different views and feelings for different spaces, such as the higher setting of meeting discussion space, which is also convenient for various discussions and collisions.
There were only two doors in the wall between the low area and the high area of the original building. The thick south wall in the high area divided the high area and the low area into two parts which are not connected by the line of sight. The design corresponds to the position of the platform window on the second floor, and three window holes are opened on the first floor of the high area, which forms the interaction between the service space and the served space. At the same time, because of the setting of the steel bookshelf, the wall can be seen from the vision. The illusion becomes very thick, which makes the space on both sides continuous visually, but the transition from one space to another is like the processing of adding black cover when the film switches the lens, and the contrast of color temperature and blackand-white color on both sides, which further strengthens the “clip� lens processing.

The three new window openings become the view frame of the space, and also form the linkage between the service space and the served space, so the whole space flows.

Juxtaposition: new and old physical gap
Due to the shielding relationship of the wall, at any angle of the hall, we can not see all the numbers, only the combination of local three numbers. These numbers have also successfully become the room indication system of the supporting space. No. 1 corresponds to the tea room, No. 2 corresponds to the finance room, No. 3 corresponds to the rest room, No. 4 corresponds to the model room, and No. 5 corresponds to the conference room. It is very convenient to guide visitors to the rooms they need.
New implantation and old reservation naturally form the juxtaposition of new and old elements, so as to achieve the purpose of adding the three-dimensional space of the building with the dimension of time, which is also the ultimate purpose of juxtaposition. Between the new steel plate and the old wall, the intentionally reserved physical gap (no caulking mortar, no closing edge) contrasts the straightness of the steel plate material with the natural peeling of the wall material, which reminds the physical distance and time distance between the new and the old. The new mezzanine and the intentionally protruding box of the second floor office make it away from the old wall. All bookshelves are made of 8mm thick steel plate. Its thickness is also in contrast with the original wall thickness. Pop: the digital game of service space corridor The number 12345 of service space corridor is painted red with steel plate welding. It jumps out of the dark environment of the corridor, making it have a depth of field when looking through the window hole in the hall to the corridor. Appearance: restrained appearance and external design determined by internal streamline The modeling of the old generator room is a typical industrial building style, which pursues simplicity and clarity to meet the functional requirements. The design of its tall skylight is also to meet the needs of rapid smoke exhaust and heat removal. In this reconstruction design, the designer restrained himself, did not make too many changes to the appearance, only replaced the doors and windows. The original north facing gate is sealed as a ground glass window, and the main entrance is modified in the East gable. The reason for the change is from the plane layout streamline: the hall, as the main
office space, needs a relatively closed environment; the front desk is designed on the lower side of the East; the gate is also designed with steel structure, and the black column is the rest of the supporting column of the internal sandwich structure. Scene: the idea of juxtaposition of work and life An office is not just a single work scene, work and life are inseparable. This is also a big starting point of this design: the roof platform in the low area is arranged as the roof platform of BBQ area, which is also an excellent place for professional forum to share; in the small courtyard, a fish pond is arranged, which can be directly out of the tea room to the small courtyard; all scenes are unfolded around work and life. Conclusion: revolution and regeneration The renovation of the old building is also the UAO’s own office design. It adopts a renewal mode of internal implantation, which does not damage the appearance and main structure of the original building. The new implant strengthens the spatial characteristics of the original building. It renovates the old old generator room into the UAO’s office, which is the functional regeneration of the building and UAO design

They worked with the homeowner to convert a standard specification developer house from the 1990s into a bespoke, sumptuous house that really is one of a kind. From the front of the house, it’s hard to tell the difference from the original structure. The extra space was achieved by digging into the side of the hill on which the original home was built. Adams+Collingwood Architects used the sloping land to maximise the potential for internal space without massive new external volumes. Key to the project was working with the original developer spec – not alienating it but simply making it finer. The basementlevel excavation was large enough to encompass the area below the existing stair. This allowed the existing stair to remain intact, while Adams+Collingwood Architects
extended it down to serve the new lower floor level. The existing balustrade was rebuilt, and the spindles were reduced from 35mm to 19mm square sections in order to create a more elegant feel. Floor to ceiling windows that run along almost the entire length of the lower floor mean that the new rooms are full of light. Glazing bars and mouldings were finessed to deliver a finer and more sophisticated impact. For the large, sliding glazing, bronze thin mullioned doors and windows were used.
In addition to the two new principle rooms on the lower floor, the Adams+Collingwood Architects team delivered a bespoke solution for the attic. They replaced the standard developer specification gang nail trusses, which created spaces under the eaves. Some of these were used for storage, but the main addition was two well-proportioned bedrooms, along with a much-improved entrance staircase. The resulting house offers a unique living environment that balances large living spaces with an appropriate number of bedrooms. Internally, the design flows beautifully between the new spaces and the existing features. Not only that, but the garden is integrated into the design of the house to great effect. The terrace provides a natural living space extension during clement weather, while the flat lawn area beyond it is of practical use as well as enhancing the overall aesthetics. The entire project demonstrates how much living space it’s possible to add without huge external extensions, all thanks to a carefully thought out solution that respects the original building while bringing a fresh vision all of its own.

Veolia collects paint deposited by residents at their household waste recycling centres and takes it to its remanufacturing plant. Deskopolitan Renovation Franklin Azzi In the heart of the 11th district of Paris, the islet located at 224-226 Boulevard Voltaire is a forgotten site, almost kept secret. The renovation and extension project proposed by Franklin Azzi is part of a respectful approach to built heritage, based on the initial principles of the design of the building. Saved for many years, this islet today is under the impulse of DESKOPOLITAN to become a unique place. Its singular position at the heart of the island makes it an unusual place where one of the first urban issues was to open the site to the district thanks to a rich program. In this way, nearly 6,000 square meters of activities and varied uses for innovation are gathered: workspaces, a hotel, a restaurant, sports studios and a crèche. History and context. The 226 boulevard Voltaire, located close to the village Faidherbe formerly known for its cabinetmaking workshops, the village Paul Bert and its first-class shops, is one of the emblematic places that bear witness to the strong industrial past of the 11th arrondissement of Paris.

Behind this address hid the house Cusenier, founded in 1868 by Eugene Cusenier, known for its liquors, absinthes and other spirits today forgotten. In 1871, the Cusenier factory set up at 226 boulevard Voltaire to install its head office and its store of sale. The year 1894 is marked by a change of general direction which launches the construction of the building that we know today. It hosted in its basement a vault room, guardian of the formulas of the brand. Over the years, the former stronghold Cusenier then became the headquarters of Mutual B2V that will occupy the premises until the early 2000s, before the RATP acquired it to deploy a command center of the metro. The project will finally be abandoned in 2006. In 2015, Deskopolitan buys the real estate complex from RATP and launches the rehabilitation and extension project for which the Franklin Azzi agency was commissioned. Preserve the soul of the site. Faced with the architectural and patrimonial wealth of this site, the project led by Franklin Azzi is oriented towards the bias of a bold and sensitive rehabilitation, anxious to
preserve the soul of the site while directing it towards a contemporary architectural response.Based on an in-depth analysis of the morphology of the buildings and their constructive principles, the aim of the project was to make the existing fabric compatible with contemporary uses. Thus, the primary frameworks of the buildings are preserved, as well as the existing fills and openings in order to include this rehabilitation in a respectful and sustainable approach with a low environmental impact (BREEAM certification “Very good�). The tertiary character of the building is maintained in order to preserve the ordered layout of the post-beam structure as well as the existing openings. On the facades, we find the materials that make up the structure: the exposed concrete and the protective coating. A contemporary writing dialoguating with the existing. The contemporary extension, creating two additional levels (6 Levels), is an extension of the rigorous writing of the original building. An over-densification of the plot by the extension of the building did not seem necessary, because it was essential to let the inhabitants of the neighborhood to reclaim the plot of a site almost forgotten.

Profile 22 Optima Chamfered Windows help transform 1960s building into stylish modern housing Over 1,000 Profile 22 Optima Chamfered Windows have been used in a conversion project in Cheadle Hulme, Cheshire. Sim Chem House in Cheadle Hulme was a six storey office block built in the 1960s. The building had been empty for many years and fallen into disrepair. It was purchased by developers Inspired Homes to be redeveloped into 184 studio, one and two bed ultra-high quality apartments aimed at young homeowners. With the focus on quality throughout, the choice of window was critical. The specification was for 1,050 PVC-U foil wrapped windows in a specific RAL colour on the exterior and white on the interior. The windows would need acoustic treatments to address noise from a busy town centre location and incorporate louvres for mechanical extraction. SIKA’S ONE-SYSTEM REPAIR SOLUTION SAFEGUARDS DAMAGED BALCONIES Sika supplied the high-quality repair and protection solution to extend the life of balconies within a multi-occupancy housing block. The refurbishment, at Ingledene Court in Salford, Greater Manchester involved upgrading 11 concrete balconies which had deteriorated and required urgent remedial works. Specified by the project’s contractor, Grade 2 Structural Repairs, the Sika system was employed to long-term safeguard the balconies on behalf of the occupants, as well as improve the build-ing’s aesthetic. Initial repairs to the 3.5m x 1.10m balconies involved applying anti-corrosion primer, Sika® MonoTop®-610, followed by Sika MonoTop®-615, a cementitious, high-build concrete repair mortar. Together, these products provided a seal to prevent any corrosion or degradation of the concrete and steel reinforcement. Further, Sikagard®-545 W Elastofill provided a protective crackbridging coating, whilst the installation of Sikagard®-675 W will prevent water ingress as well as act as a superb anti-weathering, anti-ageing solution. It meant a highquality repair and protection system was needed to guarantee a time-effective, high-specification refurbishment. Sika’s durable, reliable system fulfilled the criteria precisely.” With the client’s strict timeframe to satisfy, the contractor completed the Ingledene Court refurbishment – which began in June 2019 – in just two months. Thanks to the installers’ skills and experience, and the renowned properties of Sika’s one-system concrete repair solution, the balconies have a long-term safeguard against corrosion–induced cracks and fissures. choosing the right wooden floor for your property Founder of En Masse Bespoke Interiors, David Conlon, offers his advice of choosing the right wooden floor for your property. There are two main types of wooden floors, solid plank floors and engineered wooden floors.
Solid wood however does work well if used for herringbone or parquet. This method can then be sanded and sealed and that’s your finished floor. This is generally done once the floor is laid which adds to the amount of time needed to lay the floor. Smaller planks also mean shrinkage is less likely.
Engineered wooden floors comprise of planks of wooden flooring with a solid top layer of wood and the engineered part is the part it’s laminated to. This can often be plywood or the same wood as the top layer but cross laminated to make it more stable
Engineered floors are generally prefinished, so you can choose what finish you want, lay the floor and it’s done with no added sanding, or polishing. This means the time taken to lay the floor is less, it also means there’s less mess and labour time involved.
One of the main considerations when choosing your wooden floor is how you plan to heat the room? If you’re looking to install underfloor heating an engineered wooden floor, in most cases, not all, is the way to go.
With a wooden floor of any description, you need to allow a tolerance around the perimeter for the floor to expand and contract. In the past, people would lay a floating floor on a foam membrane, but this means the floor can bounce underfoot and feel synthetic and unnatural.
With a solid wooden floor, it’s not recommended to have underfloor heating due to the timber directions which can warp or shrink due to the heat. An engineered wooden floor works better with underfloor heating as it won’t shrink or split with the heat.

If you’re installing a wooden floor upstairs, you can secret fix the flooring to a joist or a substrate. Or, if chipboard, you can also bond it to the wooden floor. Downstairs, you can bond the wooden floor to a concrete slab. The best way to do this is to use a specific wooden floor adhesive
which offers elasticated adhesion. This allows the floor to expand and contract, but it will still feel solid underfoot. If installing an unfinished floor, you can engineer your desired finish using stains, lacquers and pigmented oils. But remember to do samples you’ll always need to do at least two coats. Don’t scrimp here, even though it takes time, if the floor isn’t finished well, you’ll end up with areas of wear which change the look of the floor. The beauty of a wooden floor is you can also sand them down and then re lacquer and stain over time. This can also be done with an engineered floor. Meaning it’s adaptive and can be changed with different coloured stain or left natural for a natural grain finish once treated. The amount of times you can sand the floor will be less as the top layer of wooden is thinner, but you’ll still get a lifetime of wear out of it as long as it’s treated. With engineered floors, you need to check how thick the final lamination is as to how many times you can re-sand.
Finishing is a separate thing in itself; you can use a pigmented oil to see the real feel and colour of the wood. Or look to darken the grain with a darker stain or oil. If you’re going with a raw wooden floor, do plenty of samples to ensure you’re happy with the chosen finish. Go with a nonyellowing acrylic lacquer either in single or two part. Bona do great lacquers and we highly recommend these. Osmo do a great range of oils. We would always go with a non-yellowing oil or lacquer if working with a Scandi style floor, this means the colour of the naturally lighter wood won’t end up darker than it should. Another tip is to always buy extra, so you can test out the finishes and see what works before laying the floor. Or lay the floor but use the off cuts to test out the stains and lacquers. There will always be wastage as well. And always future proof, always get a batch of the wood if you’re planning on using it for another room as chances are the supplier may not have that wood in future and it will be different. A wooden floor is an investment, but it will last a lifetime and grow with you in the property. Invest as much as you can to get the best quality product as it’s not likely that you’ll change the floor again, unlike carpet or vinyl, a wooden floor is generally for the life of the property.

CRA announces 2019 Repair & Refurbishment Award winner A joint project by Concrete Repairs Ltd (CRL) and VolkerLaser (VL) was announced as the Concrete Repair Association (CRA) Repair & Refurbishment Award Winner at the Concrete Society Awards Dinner on 20 November, presented by Strictly Come Dancing star Anton du Beke. The CRL and VL Alliance formed to work on the M5 Oldbury Viaduct was praised for the genuine collaboration and innovative methodology developed which enabled the sharing of learning, resources, materials and plant allowing the project - the largest concrete repair project ever carried out in the UK - to be delivered on time despite its size and complexity. Formerly part of the Midland Links Motorway, the M5 Oldbury Viaduct is a 1.8 mile (3.2km) long elevated section to the west of Birmingham. The project involved essential repair works to the concrete decks, deck ends and crosshead beams. By forming the Alliance these two large contractors were able to demonstrate the strength, skills and expertise of the two parties coming together, allowing the project to be delivered on time with minimal disruption. The Award runners up were Currall Lewis & Martin Construction for the M6 Bescot Viaduct project, which formed part of the Midland Links Motorway Viaducts and involved the repair of four bents, including two half-joints; and Sika for the Howdon SWT project, a refurbishment of a large sewage works in Tyneside using a fast-setting repairs programme featuring a ‘bacterio-static effect’ solution. U-What?! Paul Trace from Stella Rooflight offers some guidance on the thermal performance (U-values) of rooflights and what to look out for in the specification process One of the most important elements of modern building materials is thermal performance, which is measured in terms of heat loss. In the construction industry this is commonly expressed as a U-value or even sometimes an R-value. U-value calculations will invariably be required early on in the building strategy stage as it provides an indication as to how much heat loss a building is likely to suffer upon completion. The products used in the build are normally required to be tested and a figure for each component given. One example of where this is an essential requirement is rooflights. Thermal transmittance (U-value) is measured in units of W/m²K which stands for Watts/meter square Kelvin. The lower the U-value the more efficient the construction is at keeping heat flow through the structure to a minimum. It is worth noting that itâ&#x20AC;&#x2122;s not just the building materials and products that have an impact on the thermal performance of a building, as both workmanship and installation standards can strongly affect the thermal transmittance. thermal transmittance can be considerably higher than desired, no matter how good the individual products are. Thermal transmittance takes heat loss due to conduction, convection and radiation into account. The amount of heat conducted through a material of a given volume, in a unit of time i.e. the rate of conduction is why the units are measured as W/K. There are guidelines in the UK, set out in Building Regulations Approved Document Part L (Conservation of Fuel and Power), that give the maximum U-value that materials and structures are allowed to have in a range of buildings, including domestic properties. It sets a national standard to ensure that homes must be built to a certain performance level of energy efficiency for both the reduction of carbon emissions and the reduction of residents heating bills. A U-value is one of the most difficult thermal measurements to calculate and so it is important that any figures are produced using reliable software from a bona fide
source. When it comes to rooflight suppliers providing U-value figures for their products, we all want the lowest possible number to prove that our rooflights give the best thermal performance, which ultimately reduces heat loss for our customers. In the rush to be the best, it is not inconceivable that figures get a little massaged so it is always best to ask for a copy of the test performance report to ensure that a) the figures are genuine and b) that the figures were produced in the correct way. Despite them being used in their millions across the country, you might be surprised to find out that there is no specific test for a rooflight. Instead rooflights are tested to BS EN ISO 10077-1:2017, which is a thermal performance test for windows, doors and shutters. So does this actually matter? Well, actually yes it does because most rooflights cannot be used in the same way as windows and this will result in a change to the U-value. For example, the pitch of the roof will change the thermal performance of your
rooflight. However, the testing of rooflight performance is based on either a vertical (above 60 degrees) or horizontal (0 degree) pitch. Both of these positions are usually outside the maximum and minimum pitch that rooflight manufacturers recommend for their rooflight products. There is quite a bit of difference in the U-values given to rooflights at both ends of the scale. For example, our own Stella rooflight can achieve a U-value of 1.5 W/m²K in the horizontal position but this improves to 1.1 W/m²K when used above 60 degrees. Now when you ask most companies what the U-value is for their rooflight which figure do you think you will be given? This is why it is important to either ask for both figures or to request data to support the figures quoted. The design of a rooflight is also critical to the thermal performance. Most modern rooflights are produced from thermally broken aluminium, which is then clad internally with wood to provide very good U-values. Whilst making the frames more thermally efficient, this approach also makes the rooflights chunky, which often results in them sticking several inches above the roofline and providing poor frame to glass ratios. It is not uncommon for some rooflight frames to make up over 40% of its overall size, which ultimately means 40% less light entering a building. One of the easiest ways to lower a U-value on a window or rooflight is to increase the thickness of the glazing. A decent double
glazed unit will give a centre pane value of 1.0W/m²K and a triple around 0.5W/m²K. Then of course there are some that offer quad glazing, which reduces this figure further. However, it should also be noted that by reducing the U-value in this way, you will be significantly increasing the weight of the product, the cost and also the depth of the rooflight profile. If you are working on a Listed Building or in a Conservation area then you will require a conservation rooflight design, which should sit completely flush with your roofline. If you are looking to use quad glazing or modern bulky rooflights to improve thermal performance then this will most certainly be to the detriment of the buildings aesthetics.
There are a few exceptions relating to the thermal requirements in certain buildings and it is always a good idea to take professional advice should your project fall into one of the following categories: i) Where the replacement roof windows are unable to meet the requirements because of the need to maintain the external appearance of the façade or the character of the building, replacement windows should meet a centre pane U-value of 1.2 W/m2K. www.refurbandrestore.co.uk - 61
ii) Buildings which are; Listed in accordance with section 1 of the Planning (Listed Buildings and Conservation Areas) Act 1990; In a conservation area designated in accordance with section 69 of that Act; or Included in the schedule of monuments maintained under section 1 of the Ancient Monuments and Archaeological Areas Act 1979; Carports. iii) Buildings which are; Listed in accordance with section 1 of the Planning (Listed Buildings and Conservation Areas) Act 1990; In a conservation area designated in accordance with section 69 of that Act; or Included in the schedule of monuments maintained under section 1 of the Ancient Monuments and

In conclusion, despite the fact that the testing methods for obtaining a rooflightâ&#x20AC;&#x2122;s thermal performance could do with an overhaul, a U-value figure is very important when both choosing products and in the overall construction of your property. The lower the figure the more thermally efficient a product or building is and this can contribute to reducing heating costs and ultimately helps in the fight against global warming.
It is also important that the figures provided are genuine and it is advisable to request proof that U-values being quoted are not only correct but are applicable for the application that you are using that product. Nowhere is this more important than rooflights because of the current way in which these products are tested.

Roof Refurbishment of One of the Most Iconic Listed Buildings in Wales by the Mastic Asphalt Council (MAC) Mastic asphalt is often recognised for its longevity and durability and an application at National Museum Cardiff certainly demonstrates this as the roofing system has provided a remarkable 109 years’ weatherproof protection before requiring a full roof refurbishment. Long-standing Mastic Asphalt Council (MAC) member Cardiff Asphalt is currently carrying out a major roof renovation at the museum which houses three million objects across art, archaeology and geology, as well as library and natural history collections - about half of the national collection of Wales. The museum forms part of the wider network of National Museum Wales. The whole of the first floor is dedicated to Wales’s national art collection, from paintings and drawings to sculpture and ceramics. It features one of the best collections of Impressionist paintings in Britain and leading international artists of today. Mastic asphalt was applied to the museum roof in 1910 when the building was first erected and only patch repairs have been carried out since. Mastic asphalt’s seamless composition means it can easily be spot repaired, eliminating the need for wholesale replacement for many years. It was decided to carry out a full roof refurbishment with mastic asphalt to protect the national collection by improving roof watertightness, fire safety and environmental conditions. As part of the renovation works, new chillers are being installed for the air conditioning system to help conserve the national collection and urgent electrical work is also being carried out. The roof has a surface area of 1,200m2 and with a roofing contract value of £132,000, the renovation work is expected to run for up to six months. Cardiff Asphalt has been commissioned to carry out the roof refurbishment on behalf of WRW Construction. Mastic asphalt was specified 64 64 -- www.refurbandrestore.co.uk www.refurbandrestore.co.uk
once again due to its exceptionally long lifespan, proven performance and suitability for use on listed and heritage buildings. The whole roof has been protected with scaffolding and a huge cover to enable Cardiff Asphalt to continue the works, even in adverse weather conditions over the winter period. The mastic asphalt system specified is a specially formulated roofing solution that uses advanced polymer technology to provide long term durability, increased fatigue resistance, improved temperature stability and ease of installation. Its low temperature flexibility ensures that the system can be installed in cold weather. Mastic asphalt’s green credentials were also an advantage for this project, as it is carbon neutral and when it has reached the end of its useful life, it can be recycled or used as roof screed. Ten years ago the mastic asphalt sector became the first industry in the world to achieve the CarbonZero standard. Fire safety was another consideration and the high mineral content of mastic asphalt renders it virtually incombustible. Mastic asphalt fulfils all the external fire resistance required for a roof covering and achieves the highest rating (AA) when tested in accordance with BS 476: Part 3. It has also been tested in accordance with draft European standards prEN1187-1 and prEN1187-2. No significant spread of flame was observed and no flame penetration occurred. As mastic asphalt is laid in molten form, it is often confused with other types of waterproofing membrane that require naked flame or torch on application. In reality, there is no naked flame at the point of installation and because mastic asphalt is so highly flame resistant, there is little or no potential of fire risk. Antony Ryan, Director of Cardiff Asphalt, said the company was very proud to have secured
a contract of this magnitude in their home city. “The National Museum Cardiff is an iconic building in Wales and we are extremely privileged to have been selected to carry out this work. The project does come with its logistical challenges. For example, access to the roof is difficult and the museum is located in such a busy area of Cardiff that parking and unloading can be problematic and only certain roof areas are available to asphalt at any one time as the museum is remaining open to visitors from 10am-5pm whilst the roof work is being carried out. In addition, the project is very physically demanding as the asphalt needs to be carried or barrowed from the location of the asphalt mixer machine. “This project also requires a great deal of expertise in the installation of mastic asphalt, due to the location of domed areas and high upstands. Mastic asphalt lends itself to this type of project as its flowing characteristics make it ideal for surfaces which are complex or with protrusions,” he continued. To fulfil the contract, family-run Cardiff Asphalt has recruited two new apprentice labourers to expand the team. Cardiff Asphalt has been in operation for over 50 years and Antony Ryan and his wife Sarah took the business over from Antony’s father Tom when he retired. Antony concludes: “I’ve been a mastic asphalt applicator for 34 years now and the National Museum Cardiff counts as one of the most prestigious contracts I’ve personally been involved in. It perfectly demonstrates our expertise in refurbishing heritage and listed buildings and it’s fantastic that it’s such a landmark in our home city.”

Natural materials are highly breathable and vapour-permeable, meaning they facilitate the air-exchange between our internal and external environments. This breathability allows water to escape a building’s fabric, preventing the build-up of condensation and mould.
Natural materials – in particular woodfibre – have the potential for carbon capture and storage (CSS). Wood sequesters carbon during its lifetime, pulling CO2 from the atmosphere and storing it in its mass. The stored carbon will only be re-released into the atmosphere when the wood comes to the end of its life – ie through burning or decomposition. Using reclaimed or recycled wood products can prolong the effects of wood’s carbon embodiment properties.

There are optional standards you can adhere to, such as the WELL Building Standard, which outline the key factors you should consider when building with health in mind, but nothing is compulsory as yet. And even if you can afford to, we all know how much hassle moving can be. So, what’s the alternative? Most people move primarily to gain extra space, but this can also be achieved by upgrading your existing house; for example, with a loft conversion. Loft conversions are an extremely versatile and cost-effective way to transform an existing property — rather than moving into a new one. Time Moving to a new house takes a minimum of six weeks from the date of an offer being accepted — although, in reality, this is subject to change and can go on for much longer. Converting a loft is more predictable. If your loft conversion specialist says it will be a six-week project, you can be reasonably certain that’s how long it will take. What’s more, unlike a typical extension, many loft conversions can be carried out without planning permission as long as they have minimal external impact. Meaning you can avoid the lengthy application process altogether. 3. Cost There are a number of substantial costs involved when moving house. From valuation, and conveyancing to estate agency fees and stamp duty. It doesn’t stop there either. You also have to contend with wasted money if a sale falls through and could potentially end up paying
two mortgages at the same time. Then there is the cost of physically moving your belongings and doing up or decorating the new property. While loft conversions do attract a premium, they are regularly cited as one of the best and most cost-effective ways to add value to your home. Plus, you’ll get to reap the tangible benefits rather than handing your
money over to an estate agent and never seeing it again. So, why not stay put, save on moving costs and spend the money on improving what you have instead?

New vision Alongside this physical transformation, the Museum will reopen with a refreshed identity as the Museum of the Home created by cultural brand consultancy dn&co - signalling an evolution in focus from the historical to include more contemporary and diverse perspectives. More broadly, through a wide-ranging programme of festivals, talks, events, performances exhibitions and collaborations, the Museum will respond to national and global narratives about themes relating to home including topical and urgent issues such as homelessness, immigration, mental health, and the environment. The reimagined Museum will provide a space for visitors to consider the ways we have lived in the past in order to explore creative ideas about new ways of living and looking at the world.
New exhibition spaces will be created in the lower ground floor of the almshouses. Named the Home Galleries, they will run the full length of the building, providing part of the 80% additional space to exhibit the Collection. The permanent thematic displays will explore people’s everyday experiences of home life over the past 400 years, weaving together historical and contemporary narratives about the home and exploring diverse, thought-provoking and personal stories. The displays will include archival photographs, textiles, furniture, hand-crafted objects, massproduced artefacts, prints, film, audio recordings, historical catalogues, contemporary photography, and much more. Themes will encompass diverse cultures and religions, styles and aesthetic tastes, domestic gender roles, homelessness and migration, house work and entertainment, as well as remarkable tales of love and loss that span the centuries.

Fundraising campaign With £600k of the total £18.1m left to raise, the Museum is launching Sow a Seed, an online fundraising campaign on Wednesday 27 November 2019 via www. museumofthehome.org.uk. Visitors, old and new, as well as gardening enthusiasts across the country will be encouraged to support the replanting of the Gardens Through Time. Donations will fund the planting of new bulbs, bushes and trees and will return the gardens to their former glory. The National Heritage Lottery Fund has granted £12.3m to support the redevelopment. Arts Council England has granted £147K towards the new Studio to help the Museum expand its public programming and engagement. Significant support towards the capital campaign has also been secured from major donors, trusts and foundations, corporations and individuals.

Imperial Bricks has launched a second brick with its new ‘dual-faced’ finish: the Weathered Burwell Gault. A hard-textured, handmade brick with some golden buff shades and some greys, it’s traditionally seen in Cambridge, Suffolk, and other Southern counties.
