St. John’s Library Restoration Public City Architecture The St John’s Library restoration and addition involves the refurbishment of one of three 100-year old, city-owned Carnegie Libraries and the addition of a modest new entry hall which doubles as a reading room. Along with upgrades to building systems to meet new energy and accessibility codes, the scope of work includes the addition of a community plaza and stormwater retention garden in Winnipeg’s “North End”. The program of requirements included both heritage restoration and exterior/interior accessibility upgrades, but site remediation and building code upgrades were equal requirements. Instead of adding an exterior ramp and elevator shaft to the building (a solution expressed in the program brief) a single glass addition was designed to combine the demands of accessibility and the desire for an open community reading room. Inspired by a vitrine, the glass box showcases the heritage façade. At the interior, the façade is left in its native state, modified only by the removal of one window. The addition includes a lift, main stairs, a seating area, magazine racks, and a standing work table. 44 -- www.refurbandrestore.co.uk www.refurbandrestore.co.uk


A universal washroom is tucked behind the west corner of the heritage facade. Above the entry vestibule, a reclaimed oak floor is a stage for commissioned public art. Opposite, a black background amplifies the heritage features of the Carnegie Library, and will host community quilts, sculptures, and works fabricated in the Library’s inhouse community outreach program. Column bases are designed to reflect the original masonry ornamentation below the façade’s frieze and a predominant use of black is intended for the addition to recede like a good frame might around a canvas of art. Outside, an expressive galvanized rain gutter waterfalls over the glass façade, a detail that seeks to draw attention to the integration of building and site in a city that has yet to embrace site-stormwater management.

In the Carnegie Reading Room, stacks remain in their original locations and the furniture has been restored. A circulation desk in clear view is designed to be accessible to all visitors. A library manager’s office and a bank of public use computers were added to the Hall. Downstairs, tutorial and community meeting rooms are provided with state of the art audiovisual and improved safety. A safe discovered in construction has become a display for Carnegie-era artifacts. In a city facing infrastructural budget challenges, St. John’s reminds us of the value of maintaining a city’s heritage bricks and mortar while also sustaining a community’s vital social infrastructure. With attendance down and the facility outmoded, the modest $1.9 million budget came with a long to-do list. But five years from design to construction, and a number of community engagements, heritage applications, and program reviews along the way, attendance and circulation numbers are up to nearly double what they used to be, now that the library is open to the public again.

Amber House, Newport Shropshire The Clients approached Studio Severn Architects to design a one-off house. They had purchased the site which had an existing planning permission for a two storey dwelling, the design of which they were not impressed with. Their brief was very clear, it had to be contemporary, ecological, timber framed, incorporate green technologies and be economical to run as they headed towards semi-retirement. The site was on the edge of a village, Nr. Newport, Shropshire, within Telford and Wrekin’s planning jurisdiction. The original house had been approved but when approached about a new design they stated that the changes in policy meant that a building on this site would no longer be supported. After much discussion and design consultation they agreed that the new approach was much better suited to the site and a new application was eventually granted. As the site is slightly elevated it affords lovely views to the south across the Shropshire landscape, an outdoor aspect and connection to the landscape was a very important part of the client’s brief and something that the design needed to maximise. New Zealand being their native home, outdoor living is very much a part of daily life out there, so the indoor/outdoor connection was key. 88 -- www.refurbandrestore.co.uk www.refurbandrestore.co.uk

They had seen the style of house they liked on one of their many trips back home and this became the starting point for the design. The house design is organised simply and symmetrically around a central two storey element, which contains the main reception and open plan kitchen/dining on the ground floor. The whole of the first floor is taken by the master bedroom suite with a generous

double height entrance containing a long flowing oak staircase from the gallery above. The two storey central element then has two single storey out riggers either side, housing three generous guest bedrooms and a snug living room off to the left of the kitchen/ dining on the ground floor, which also opens out onto the patio beyond.


As the primary feature of the house, the master bedroom on the upper floor has dressing rooms and ensuite bathrooms within the roof spaces of the single storey wings either side. The bedroom itself is light and airy, full of light from the full height glazing with in the end gable. One can step through the glazed screen onto a modest balcony, looking out over the fields and being nestled within the folds of the oversailing roof the balcony is the protected from the fiercest weather. It was the low lying roof forms of the design that eventually persuaded the planners, as it reduced the overall visual impact compared to the original design.

openings. This made it possible to use standard 140mm stud panels with a 9mm ply inner skin. The walls floors and roof were all highly insulated to give U values above building regulations and technical membranes installed internally and externally to give maximum air tightness. Services were housed in a small plant room as part of the house layout to a narrow centrally located service riser connecting both floors, housing the MVHR system and underfloor heating manifold.

The use of timber framed construction proved to be tricky to solve as the clients required large spans, tall gables and long open plan views out into the garden and fields beyond.

The use of through coloured white render at the ground floor served to provide a crispness to the symmetrical forms in contrast to the softer cedar cladding above, left to silver naturally. Again a riven grey slate with dark grey aluminium soffits and facias brings back the crispness to a contemporary design.

The compromise, was to insert a modest steel frame for the first floor element with a number of glulam beams over the larger

Harefield Road East House Harefield Road East - A planted courtyard sits centrally within the ground floor plan, offering an integral urban oasis to a South London semi-detached house. The client, a family of three, had just returned after living for a period of time in Sydney when Gruff Architects were approached to refurbish and extend their Victorian semi in South London. incorporating their mixed heritage into the design, the client instilled Malaysian, British and Australian influences into the brief. Set in the Brockley Conservation Area, the extension includes a kitchen, utility and dining space for the family and focuses on creating a connection to the leafy garden. Gruff’s design focuses on a centrally planted courtyard which sits between the original house and new extension, connecting the

two elements together and bringing natural light and soft planting into the heart of the building. Working with Michael Coley Garden Design, the planting features neutral, evergreen and hardy plants for longevity as well as larger pieces to add focus, such as the tree fern. Toward the rear of the extension, a section of corner glazing further punctures the centre of the building, allowing direct sunlight and more visible planting to enter the floor plan.


Study spaces, mirrored either side of the internal courtyard, look out onto the planting and provide a visual relationship between both the existing and new architecture as well as the internal and external environments all year round, without the need to open doors or windows. In warm weather, however, the timber glazing allows for the space to be opened up to the planted areas and encourages cross-ventilation to naturally cool the home. A combination of natural timbers, exposed grey brickwork and pockets of glazing appear both inside and out, blurring the thresholds and creating a calming environment. New openings combined with glazed partitions, create a light and inviting environment across the whole house and a statement pitched roof frames a full-length flat rooflight to the ridge of the extension, creating views up to the sky from within the dining area.

Casement windows and door refurbishment to breathe a new lease of life to a country home For the owners of this majestic country property, it was important that their new casement windows and doors played a crucial role in their home’s appeal, comfort, and energy efficiency. While style and design have always been crucial for many homeowners, there has more recently been a rise in those demanding improved performance and energy efficiency. With that in mind, the homeowners of this property approached Westbury Windows & Joinery to refurbish their casement windows and doors. THROUGH THE LOOKING GLASS In order to meet the energy efficiency needs of the clients, all windows and doors were fitted with 28mm thick double glazing. In addition to this, the panes are coated in a Low-E reflective coating which helps to block ultraviolet rays passing through the windows, while the argon-filled gaps between the panes help to further improve insulation and efficiency.

TIMBER IS THE WINNER To further improve the energy efficiency of this home, all of the windows and doors were fitted with warm edge spacer bars to insulate the edges of the sealed units. Traditional spacers bars are usually manufactured from aluminium which is highly conductive and allows heat to escape from a building easily. Making the switch to timber, however, further reduces the heat loss through windows, as timber has natural insulation properties making it the perfect material for doors and windows. PAINT BUT NOT AS YOU KNOW IT When looking at the project from an aesthetic perspective, the casement windows and external front door were all finished in Westbury Birch, an off white from Westbury

Windows & Joinery’s own range of colours. This shade of off white allows for a clean and crisp finish that is in keeping with the style of the property. Three coats of Teknos paint are spray applied to all of Westbury’s Accoya® windows and doors. Teknos paint results in long-lasting, low-maintenance joinery that won’t need repainting for 12 years or more. Additionally, unlike other products on the market, Teknos paints have extremely low levels of Volatile Organic Compounds (the toxins that are released into the atmosphere) making it kinder on the environment. Furthermore, the traditional design of the four-pane casement windows adds character and charm to help truly transform this country home. THE KEY TO THE RIGHT DOOR Moving from the windows to the front door, the V-groove boarded door with vision panel is the perfect centrepiece to the property and is flanked by two new side timber windows. This trio not only helps to flood the inside of the property with natural light but also creates a welcoming entrance for guests. All glazing around the entrance was fitted with Flemish patterned glass to bolster the security and privacy of the property. The refurbishment of the windows and doors on this stunning country home have not only maintained the integrity of the property but have also helped to improve the building’s energy efficiency. This project ticked all of the owner’s boxes and has given the property a new lease of life that can be cherished for years to come.

Mapei cements a tough bond with Mapeproof FBT Mapeproof FBT by Mapei is a pre-applied synthetic waterproofing membrane with a nonwoven fabric backing applied in full adhesion to protect structures below ground level. It is able to withstand up to 7 bars of pressure, and provides Radon and Methane protection. Mapeproof FBT is applied underneath foundation slabs and against diaphragm, pile walls, sheet piling and other permanent retaining structures. The waterproofing system is suitable for a range of applications including basements, garages, car parks, swimming pools, basins, storage tanks, underpasses and underground areas in general. The fully-bonded waterproof sheet membrane system incorporates two Mapei adhesive tapes: Mapeproof FBT Tape, used to bond joints between the upper-facing side of adjacent membranes in the system, and Mapeproof SA Tape, for bonding joints between the lowerfacing sides of adjacent membranes. With extreme flexibility, Mapeproof FBT is easy to install. The waterproofing membrane is cold-applied (between +5°C and +35°C), thus no heat or naked flames are required on site. Positioned before placing the steel reinforcement and pouring of the concrete, joints can be bonded on horizontal or vertical surfaces and shaped to follow the geometry of the substrate, ensuring a longstanding tough bond; due to its bond, Mapeproof FBT prevents water from migrating laterally between the

foundation structure and the membrane, once concrete has been poured. It does not require a protective layer. The certified Mapeproof FBT waterproofing system also consists of two double-sided adhesive tapes. Mapeproof Fix Tape is used to hold the waterproofing membrane in place

Modern barn conversion gives listed stone ruins a new lease of life The historic listed ruins of a former farm estate property, dating back to the 19th century, required sympathetic repair whilst ensuring minimal disruption to the already fragile structure. These partially collapsed rubble stone walls had suffered from years of weathering and deterioration but were now to be incorporated into the annexe of a modern farm conversion. Flexible HeliBars were used to stabilise the ruins as they offered the ideal solution due to the irregularities in the direction of the mortar beds. HeliBars were also suitable for reinforcing the chimney breasts and fireplaces which were important features to be retained from the previous split-level property the ruins once were. Once the concealed installation was complete, the ruins were fully stabilised and reinforced. The original materials were retained, structural integrity restored and the ancient walls could now be incorporated into the new annexe. Edinburgh Pavilion Edinburgh Pavilion is the full internal refurbishment and large contemporary extension of a Grade B listed Victorian villa in a Conservation Area in central Edinburgh. The existing property consists of a series of grand rooms with significant decorative features, arranged in a formal manner reflective of the time in which it was built. In addition to a full renovation of the existing building to suit a growing family, the client’s brief required a new open-plan, light-filled kitchen and dining space suited to modern living, with a connection to the garden. Due to the conservation restrictions on the historical fabric of the listed building, only minor alterations were permitted in the existing house. The architects, therefore, proposed a new extension to the rear of the building. Creating a light-filled space was achieved through a primarily glazed rectangular volume that is open plan with minimal structural intervention, and is a deliberate contrast to the historic property. There is an axial view from the original entrance hall that allows for a glimpse into the extension through to the garden beyond, which is accessed via large sliding glazed wall panels which allow the entire space to open up.


The glazed panels are all set within high performing slim frame metal sections that are powder coated in a dark red tone that compliments the stonework. Whilst the extension has its own visual identity and is striking against the grand Victorian villa, it was key for the design to not be at odds with its physically attached neighbour. Edinburgh Pavilion achieves this, continuing and adding to the great tradition of old vs new.

Specification and detailing of materials in order to achieve a minimal aesthetic was key to the design. Superfluous detailing was omitted in order to reduce the extension to its fundamental elements. The steel structural system was designed to be discrete, with the columns set back from the facades and corners, whilst the glazing runs past the roof build-up to create a slim coping detail. This required complicated detailing and extensive coordination with the structural engineer, contractor and glazing and metalwork specialists. The stone walls of the pavilion are made from solid Corsehill, a warm red and finegrained sandstone that has been used in some of Edinburgh’s most recognisable

buildings such as the Scottish National Portrait Gallery. Special care was taken in the detailing and specification of the stonework to ensure a contemporary and monolithic aesthetic. Large format stones were selected from a specific stone band within the quarry, alongside matching flush mortar, which was also sourced from the quarry. The contemporary stonework reinterprets the array of traditional stonemason techniques used on the existing property. The primary garden elevation has a stone facade that is ‘rubbed’, a technique that results in a smooth finish, whereas the secondary elevations of the pavilion are grit blasted. This technique was used as a contemporary way of referencing rough effect traditional stonemason techniques such as stugging.

The main requirement from the homeowners for this project was to create a garden office that could be merged with the garden in the summertime. As the oldest independent railway in the world, Ffestiniog and Welsh Highland Railway is a major tourist attraction - taking passengers on a scenic 40 mile journey through the hills between Blaenau Ffestiniog, Porthmadog harbour and Caernarfon. Courthouse Extension Wording by Hamonic+Masson & Associés Architecture must have meaning. It must speak, tell stories and make us a question: a site, a program, a group of people and a story. It is a matter of specificity since architecture is the art of conjunction. Our parcel is drawn between the river and the city. The courthouse of Douai, undefined, seeks an identity. The challenge is to give sense and coherence to the project. The strategic position of the new parcel allowed us to develop a flagship project with a well-defined character, an urban reference to the stakes of public edifices. The different stakes of the program are conditioned by the existing building. At first, we must objectively analyze and define the real architectural potential. The land that we were granted has distinguished qualities. Its topography and geographical location have led to the main lines of the project. even more important. Practicing architecture is enhancing and enriching a departing situation. Respecting is not disappearing, it’s revealing, transcribing again and magnifying the initial emotion. The truth of the project is in the contemplation and the restitution of its environment. It finds it’s strength and it’s richness by what it reveals. The stalks of the project are then clearly expressed: giving a new identity and finding an architectural unit and coherence, starting from the heritage of 1714 and an extension of 1978; simplicity, readability of the building and the clear functioning of its departments; highlighting the exceptional character of the Scarpe. The declivity allows work on the notion of the ground. From the rue of Cloris, the building offers a large pierced horizontal visual that links it to the street, the hallway, the public lobby, and the Scarpe. Oriented south, the public lobby becomes a belvedere and offers a great view of the Scarpe until touching the water.

Between the two, air, emptiness and transparency on the Scarpe and the Pollinchove Palace, former parliament of Flanders in 1714. The volume of the new courtrooms is the privileged place of judicial dramaturgy. We wanted to bathe them with light, managing to surround them with glazing on their perimeter.

The main idea is to highlight this sensation of progressive discovery and earthly anchorage of this mineral court of justice.

Placed in order to preserve the confidentiality, the windows allow nevertheless to make present the external reality in order to prohibit the theatrical simulation or the anxiety related to the dark rooms where the litigant could feel condemned before even being judged. The floor of the Salle des pas perdus, a metaphor for a natural landscape dug by the water, reveals a wealth hidden in its base. Two worlds coexist the one above and the one below.

Two universes and two materialities, the mineral and the metallic, the smooth and the pleated, the matt and the brilliant. This duality puts in tension voids, hollows and offers great spatial quality. The staging of the river and wants to make this Palace its exceptional character by placing in its heart its natural and built heritage that represents the Scarpe and Pollinchove Palace. Our project was finally built in response to the surrounding landscape. It is the revealer, the crossroads of the various constituent elements of the site. This staging of a rational and very precise approach of the uses in all the dimensions of the project generates a building born from the hybridization of all the urban and programmatic parameters. A point of contact and exchange... a real public building.

The section thus set up tells the main idea of ​​the project. A true horizontal break, the new building lifts and visually links the elements of the program with the surrounding environment and sculpts the void to revitalize the public space. The mineral base, a real urban anchorage on the ground of the city, comes to enclose the buildings and installs coherence between the extension and the existing one. Queen Anne House with Sky-Frame There are two main architectural approaches one can adopt when extending a listed building; design entirely in-line with the current structure or do something completely different. The latter it seems, has become somewhat of a signature of the Llama Group; the award-winning Cheshire Design Studio comprised of RIBA chartered Llama Architects and much-acclaimed Janey Butler Interiors. Their latest project, Queen Anne House, set in the rolling Shropshire countryside; epitomises their confident and bold approach to architecture. and frankly awe-inspiring, tree root coffee table. Custom artwork is sunk into the bright white walls, adding a sense of calm and serenity to the space. A 65” television is concealed within the bespoke joinery. The colour palette is light and fresh; allowing the greens of the gardens and light of day to filter into the space.

The process involved an intense design phase, securing extensive planning from the local authority to build a modern zinc and glass extension with a striking 3-metre-high sliding Sky-Frame window system. For Group Founder Andy Butler, negotiating the often-complex planning process has always been a somewhat of a specialism. ‘We are always looking to push the boundaries of planning, attempting to literally forge new ground when it comes to innovate design and build. Our full turnkey service includes a dedicated in-house Planning Consultant, who works in liaison with our Architects and Designers from the very conception of a project to ensure a smooth and stress-free process for our clients.’ The focus of the design was to achieve a space for relaxation and entertaining, taking full advantage of a design which maximised the benefits of indoor/outdoor contemporary living. In the summer months, the Creston automated Sky-Frame system opens entirely, allowing the inhabitants to flow seamlessly

from the home into the garden; blurring the lines between outside and in.

The subtle elegance of the interior of the home is matched by the equally breathtaking exterior; Llama’s Landscape Architects completely redesigned the gardens; which now feature a cut stone patio area, new lawns, herbaceous beds, pleached trees and outside lighting, carefully illuminating the ancient ruin which was once a tannery in the 16th century. The home also now features a new oak and glass gym building alongside a classic car showroom.

Smart Farm Nestled away in rural Bedfordshire, for all intents and purposes Pedley Farm appears to be the quintessential historic farmhouse. However, within the 300-year old shell lies a smart home firmly routed in the 21st century. Despite its rustic exterior, Pedley Farm is very much the modern home. Purchased by Neil Badcock, owner and director of JetSet Home Automation, in 2017, the inside of the farmhouse was completely stripped back before a new layout optimised for home automation was designed and built. Neil’s expertise in the design and

installation of home automation systems was central to the finished property; and his experience of living in the house upon completion has given him a deep understanding of how to really live in a connected home – something which he has in turn applied to his own customer installations.

“When you’re actually living in a property and using the systems you install for customers every day, you really get a much greater insight as to the functionality and capacity of a system, above and beyond what you may take from a brochure,” begins Neil. “From both an installer and

This can be controlled via the screen or the dedicated Legrand Door Entry app. Requiring a simple 2 wire installation, the built-in Wi-Fi connectivity meant no additional wiring was required. Unlike many other products on the market, the Classe 300X self-configures to the domestic Wi-Fi via a simple ‘search and connect’ function. On a practical level, the Wi-Fi connectivity avoids any extra expense stemming from complex wiring and ethernet configuration.

A CLASSE APART

Moving further inside the property, 12 4.3” Equinox keypads and two Equinox 73 LCD touch screens from Legrand’s Vantage home automation range are installed throughout the house, each powered by a single RJ45 (PoE) connection. As well as the interactive keypads located throughout the property, all widgets on the touch screen can be accessed on the family’s smart devices via the Equinox app. This provides the exact same level of control as the wall-mounted keypad, but from remote locations both in the home, and when away from the property.

Easy to install, the WireLink Thermostat Interface provides bi-directional communication between the Vantage InFusion devices and the Communicating Programmable Thermostat connected the farmhouse’s central heating system. The whole network can be easily configured via the InFusion Design Center software and requires no additional programming. Due to the flexibility of the InFusion system bus architecture, the network can be expanded to include multiple thermostats throughout the property if desired.

Neil continues: “In essence, the whole house can be configured from a central control panel. For example, if we are out but the cleaner is due to visit, a button can be pressed that will light-up all the rooms that need to be cleaned that day. Once the cleaner has finished, the same button can be pressed and the rooms will be switched off. “Likewise, when we’re on holiday the house is configured to mirror and replay lighting functions to give the impression of normal occupancy. The program can of course be remotely tailored via the app as well. This function is a particularly useful selling point for my own security-conscious customers who do not want to advertise that their property is vacant.” COMPLETE CONTROL The ability to replay lighting sequences is by no means the only intelligent lighting control function Vantage can facilitate. In theory, a light switch need not ever be pressed at all, as the farmhouse’s latitude and longitude details have been inputted into the system, meaning lights can be programmed to switch off or on to coincide with sunrise and sunset. The house can then adapt throughout the year to mirror the changing seasons. The farmhouse’s lighting control system is also complemented by a range of wiring accessories from Legrand’s Arteor range to match the sleek aesthetic finish of the

Vantage Equinox touch screens located throughout the property. The entire lighting control system – 70 circuits in total – feeds into a central lighting board installed in the farmhouse’s loft space. The Vantage InFusion DIN II controller offers increased processing speed, RAM and flash memory to deliver delay free control to large systems. What’s more, it also gives Neil and his family scope to easily add further lighting circuits to the property if required. Connected climate control is also achieved through the Vantage InFusion Comfort operating system, comprising of the Vantage Communicating Thermostat and Remote Temperature Sensor. Not only does this offer potential energy savings, but it allows

VALCHROMAT SERVES UP AWARD WINNING KITCHEN DESIGN A bespoke furniture manufacturer has created two spectacular kitchens using Valchromat, the innovative and awardwinning engineered fibreboard which is available in the UK through James Latham. In what is a unique and spectacular project, Sheffield based Kerf Works were commissioned by twin brothers, Nik and Jon Daughtry, to design and install the kitchens in their near identical family homes - which are also next door to each other - and were created from scratch after the pair realised their dream of building their own homes on the dilapidated industrial site of a former corn mill. The results were so outstanding, they have won a top design award and recently featured on Channel 4’s Grand Designs. In total, 58 sheets of Dark Grey, Black and Yellow Valchromat were used in the two kitchens, all treated with a clear lacquer. Nik’s kitchen features a long run of tall black units as well as housing larder units which were made using Black Valchromat. The kitchen also features worktop sections, a fridge, a freezer, as well as a tall drawered unit and a bookcase.On the opposite wall there is bank of low black units, also produced from Valchromat, some drawered and some doors. This includes a striking black up stand, housing some surface mounted electrical points.

In the middle of the room there is a large, high-impact, bright yellow island which has also been made using Valchromat, and this has been covered with a ceramic coated stainless-steel worktop. This has the hob, sink, dishwasher and lots of storage, making a fantastic centre piece. In Jon’s kitchen, which uses Dark Grey Valchromat, the contemporary handles are designed to be in the carcasses rather than the doors or drawer fronts. The drawers or doors are designed to be inset within the carcasses, showing the edge of the carcass including the handle cut-out, producing a sleek clean space. Also manufactured from Valchromat, the symmetrical tall units include a fridge, freezer, two drawered larder units and a pair of microwave and convection ovens in the centre. The long run beautifully faces into the living room, creating a great space to cook, socialize and enjoy. Available in 10 striking and vibrant colours, Valchromat is completely unique, in that the colour runs throughout the entire board, enabling almost limitless decorative applications.

Valchromat also boasts a number of time and cost saving features and benefits; It’s easy and quick to finish - no edging is required - and being moisture and UV resistant, non- toxic and load resistant, the applications are endless. Plus, scratches and marks on the finished product go largely unnoticed because the colour runs evenly throughout the board. Plus, all the wood used is FSC® certified and is sourced from forest waste, residue from timber mills, pine and recycled pine. RPW Design Unveil the Newly Refurbished Malta Marriott Hotel & Spa architecture. The studio also introduced accents of vibrant colours inspired by the colourful balconies and doors found on traditional Maltese buildings and soft blues that reflect the shades of the sea.

Malta Marriott Hotel & Spa opens its doors this month after an extensive renovation led by RPW Design. The refreshed interiors of the hotel’s public spaces, restaurants, bars and 301 guest rooms perfectly blend modernised elements of traditional Maltese craft with the heritage of the hotel’s local area of Balluta Bay. In order to create a local, authentic and sophisticated aesthetic, RPW Design carefully studied the culture and architecture of Malta and the history of Balluta Bay. This understanding is showcased throughout the hotel with the studio’s clever use of warm tones, natural materials and shapes. The design highlights elements of traditional Maltese craft in a modern way. Within the curtains and carpets throughout the corridors and bedrooms, there are subtle references to lace; artworks created from locally made cement tiles decorate the interiors and hand-blown glass is incorporated into the light fittings. With five diverse restaurants and three bars, functionality was at the forefront of the design process. RPW Design carefully considered the different spaces and how these will be used to create spaces that are adaptable to the modern traveller who may have a business meeting in the morning, but wants to enjoy a relaxed drink in the evening. MALTA MARRIOTT GUEST ROOMS For the guest rooms, RPW Design exchanged the bright yellow walls and terracotta furnishings for a palette of soft greys and browns that reflect the local

THE GREAT ROOM Guests enter the hotel and step inside The Great Room. Covering the entire ground floor, the space incorporates the reception, lounge area, bar and various dining options. The original Villa Garden, where the hotel is now situated, was the main source of inspiration for this space. Organic features and natural elements are used throughout the property. Furnishings with elegant textures mixed with traditional materials such as cane, wood and raffia are featured. Traditional Maltese with decorative glasswork including a large-scale lighting feature in the reception adds colour and vibrancy to the space. The use of soft curves subtly encourages guests to move through the expansive space.


The Atrio features luscious wooden elements, warm tones and rich textures throughout, creating calm and casual environment by day, and a relaxed, intimate setting in the evening. The space showcases expert joinery through the stunning bespoke wine display and crafted wooden bar. The use of varied furniture again allows guests to clearly distinguish between the spaces. Taro at The Villa Seafront Restaurant Located on the seafront, separate from the main hotel, The Villa has been designed in continuity with the hotel but the overall design is more traditional, as this is one of the few villas left in Balluta Bay. Since the hotel was built in the original villa gardens, RPW decided to incorporate flora as the main feature to showcase the outlet’s fine dining experience. THE MARKETPLACE Located on the second floor, The Marketplace is Malta Marriott’s main restaurant. RPW Design has created a large open space that is flooded with light. The studio has continued to use slatted timber detailing that can be seen throughout the hotel, as well as soft upholstery, decorative tiles, marble detailing and colourful accessories to create a harmonious atmosphere. The design allows the space to be seamlessly adapted from a daily breakfast venue into a lavish evening restaurant, perfect for special occasions throughout the year. THE M CLUB LOUNGE The M Club Lounge offers spectacular views and the ideal space to work or relax. RPW Design introduced a versatile range of furniture to meet the ever-changing needs of travellers. Soft lounge chairs and sofas create an intimate setting for leisure guests, whilst a large communal table with

integrated work space is the perfect spot for business travellers to work. RPW Design partner, Elizabeth Lane explained: “It has been a privilege and really exciting working with the team on the renovation and rebranding of the hotel. A showstopping extension Halcyon Interiors' Louise Richardson worked with the owners of this stunning property to create a sleek, but dramatic kitchen that blended with the bold architectural style of this newly extended home. The monolithic design was created using tall cabinets in black, and handleless doors along the entire length of one wall, rising up to meet the sky-light providing clean-lined simplicity and drama. Harvey Jones – Linear Kitchen The house Rodney Morgan shares with his partner and young daughter in Newport, South Wales, once formed part of Tredegar House, a neighbouring seventeenth-century mansion. Built in 1910, it was originally used by Lord Tredegar’s butlers and servants. The architectural design cleverly draws in the lush greenery of the garden: towering conifer trees are visible through a large apex window. A four-meter long window runs horizontally beneath, ‘so you have a panoramic view of the garden as you’re standing at the sink’, says Rodney. Skylights ensure the kitchen is flooded with natural light throughout the day.

After showing the designer at Harvey Jones his plans, they collaboratively ‘moved things around a bit and juggled’. An island was positioned directly beneath the ceiling’s central wooden beam, from which three stainless steel lights hang. Three chairs at the end of the island offer the family a view of the garden while eating.


Thanks to Rodney’s Italian heritage, the kitchen is often the focal point for family gatherings. The ‘Linear’ style is slick and sleek: copious cupboard doors with concealed hinges provide plentiful storage alongside dovetailed solid-oak drawer boxes with ‘Linear Loft’ handles in brushed chrome from Hafele. The minimalist, modern design allows the surrounding natural scenery to add drama, while the pale palette exudes a simple freshness. Cupboards hand-painted in Dulux’s ‘China White’ are set against soft grey polished concrete-style flooring, which harmonises with white Teltos quartz worktops from

Cardiff Marbles. With Rodney’s blueprints now transformed into a 3D space, it’s a spacious kitchen the young family can enjoy for years to come.

We strive to provide businesses with amazing office fit-out transformations, so we thought it was about time we gave our home a face lift and made it a more effective workspace for the Active team. After all, we spend more time at work than anywhere else, so it’s imperative that we make our colleagues feel at home and supported in their roles. Our overarching goal was to introduce the idea of working differently so that we could change habits for the better. We began by evaluating the effectiveness of different processes and designs in the current landscape. From there, we were able to focus on what’s really important to us: our team. Planning a refurbishment can be the perfect time to rebrand, change mundane routines, improve morale and enhance productivity. Refurbishments are also a great tool to attract and retain the best talent. Our aim was to create a workspace where our people could thrive.


THE SOLUTION The project took a total of four weeks to complete. We transformed an uninspiring space into a dynamic open plan workplace. We built a mezzanine and created a new kitchen, breakout area and two meeting rooms with an acoustic folding wall in the space between. At Active, we know how important it is to have a space to chill out and relax in between working, which is why we have also introduced a ‘no eating at desks’ policy. This encourages real breaks from work during lunchtimes. Despite how tempting it might be to sit and eat while working, a genuine break from work helps employees feel refreshed and ready to continue with the rest of their day after having the chance to socialise with coworkers. Our new space also supports versatile and flexible working. Everyone has their preferences when it comes to completing tasks and we have tried to accommodate this in the new design. There’s no assigned seating, so staff can choose to sit at whichever sit-stand desk they like every day. Each member of staff has their own locker, too, so while work related possessions may not be on the desk they are sitting at that day, they are never far away. To add to our adaptable desks, our space has a high bench team table that is perfect for collaborative working, an acoustic pod that can host informal meetings, and a quiet room to accommodate that extra bit of concentration. Not only is our space now open plan, but we also made the decision to include biophilic design. Biophilia in the workplace is proven to reduce stress and improve health and wellbeing. We have used it strategically by placing a variety of plants on top of our cabinets, which also stops clutter from forming.

The feedback we’ve received from our people has been incredibly positive. We’ve had great comments from our clients, contractors and visitors, too. “Our new space looks fantastic and supports the flexible way we work perfectly,” says Adrian Powell, a director here at Active. “Creating an agile environment has aided collaboration within our team and helped us to put a stop to sedentary working practices. The Egg Shed Heritage & Community Centre The Egg Shed provides space for heritage interpretation, retail and community use at the east end of the Crinan Canal in Ardrishaig. Named after the building’s former use for transit storage of eggs, the existing structure has been retained and creatively reused, within a challenging site, providing a historical springboard from which the design of the new building took shape. The Crinan Canal was opened in 1801 with the purpose of providing an easily-navigable route for boats travelling between the Firth of Clyde and the West Coast of Scotland, avoiding the arduous and often dangerous journey around the Mull of Kintyre. As the country’s economy developed during the industrial revolution, the Canal facilitated commercial and fishing vessels travelling between the industrial heartland around Glasgow and the West Highland villages and islands. Ardrishaig developed where the canal meets Loch Gilp, becoming a bustling port and harbour for passenger and freight traffic. The village has since suffered an economic decline. The Egg Shed aims to help address this by providing a destination for learning about the rich heritage of the area alongside facilities for both visitors and local residents. Space is provided for a permanent exhibition on the history of the area, its natural heritage and the canal itself, with supporting retail space. Sitting adjacent to the historic heart of the village, with views over loch, harbour and working timber pier, the Egg Shed at Ardrishaig ties together the diverse strands of the area’s maritime heritage, industrial legacy and picturesque location, allowing tourism and industry to once again sit hand-in-hand. Formerly an oil storage depot, this prominent area of land on the edge of Loch Gilp had since lain as a derelict eyesore. The defunct oil tanks and other industrial apparatus were removed, just leaving the older structure dating from Ardrishaig’s days as a thriving marine transport and fishing community.

Existing openings in the walls were widened to bring views of the loch into the interior and provide a welcoming entrance to the community space. The simple pitchedroof form of the existing building has been extended across the new structure, and new walls and roofs are clad in red steel. Within the footprint of the original building, the new form emerges from within the old masonry shell; a visual expression of the continuing development of the site. The site itself is made ground reclaimed from the sea loch and this, along with the previous industrial use, meant that development was not straightforward.

Large portions of the overall funding for the project were allocated to undertaking the extensive measures required to deal with the legacy of contamination, and to raise ground level across the site as protection against coastal flooding. Flood resistant materials have been used up to a height of 1m above internal floor level as a further measure to ensure the longevity of the building. This datum is expressed internally as a deep concrete plinth with timber construction above.

ROOFTOP DEVELOPMENT INITATIVE UTILISED ON ENFIELD’S LYTCHET WAY ESTATE Enfield Council had a pressing need for additional homes for social rent, and with no suitable land available for development, they were inspired by the solution offered by award winning Langley Structures Ltd. This was the innovative ‘Upwardly Living’ rooftop development solution, creating new additional dwellings above existing flat roof housing stock. The council’s Lytchet Way estate, which has a mix of three and four storey blocks was selected and Langley undertook an in-depth feasibility study. This identified that three of these developments to create new homes on top of the existing stock. The Rooftop Developments (RTD) were single-storey extensions using lightweight steel cassettes that went from flat to pitched. The installing contractor carried out the three RTDs alongside twelve Flat to Pitched (FTP) conversions across the estate. Enabling works included extending the existing stairwells and services to the new fourth floor. Langley’s offsite prefabricated

floor, wall and ceiling cassettes were lifted into position and assembled on site. They were inspected on a weekly basis by Langley’s Technical Managers and the contract administrators to monitor and ensure the quality of workmanship. The lightweight pitched framing system used for the new roofs was covered with Langley Roman Strip Tiles and installed sun tubes for tenants to benefit from natural daylight into kitchens that were positioned in the inner building without windows. PV panels were also mounted at roof level to provide electricity for communal services. Enfield Council wanted to avoid decanting residents to temporary accommodation, therefore utilising Langley’s offering residents could remain in-situ whilst the 25 new rooftop homes were being built. Project Manager at Enfield Council said ‘Rooftop development represented a costeffective way of adding to our housing stock without the new to acquire new land, which is often in short supply’.

This project supports the Government housing objectives regarding the efficient use of space to deliver new homes by building up rather than out. Support for this approach was reiterated by the Housing Secretary in February 2018 (Source: Fixing Our Broken Housing Market White Paper, Department for Communities and Local Government). After three years of careful planning, research and collaboration the Albukhary Foundation Gallery of the Islamic World opened in October 2018.

This one-hand operation of the SS-50TB, to a fully open or closed position, enables the ladder user to maintain three points of contact at all times. The SS-50TB is the perfect solution for projects where regular roof access is required and safety is paramount. The roof hatch meets all the requirements of the Manual Handling Operating Regulations (MHOR) 1992.

The new, permanent, exhibition space is a result of the renovation and joining together of two beautiful Victorian galleries located in the ‘White Wing’ area of the Museum. The galleries had been closed for several years as they were in need of renovation. The Albukhary Foundation Gallery of the Islamic World displays magnificent works of art alongside everyday objects. The aim is to enable the visitor to explore the cultural significance, breadth and impact of the Islamic world in a creative and exciting way. Audio-visuals and specialist lighting bring the culture of the Islamic world to life. The roof of the White Wing was originally laid in lead but was later replaced with copper in the 1960s. As part of the refurbishment of the two galleries it was decided to return the roof to its original lead design. The roof timbers and boarding were overhauled, and forty-five tonnes of new lead added. Ladder access was required to the roof void area to allow for routine maintenance activities. Bilco UK’s SS-50TB Ladder Access Roof Hatches were specified by the architects, HoK. The SS-50TB Roof Hatches were made to order as they were required in a larger nonstandard size, 1215mm x 915mm, than the standard stock sizes. The hatches were also manufactured with a PPC finish to blend in with the new roof. The SS-50TB is engineered with compression spring operators to provide smooth, easy, one-hand operation, regardless of the size of the hatch. An automatic hold-open arm locks

The Ladder Access Roof Hatches are fitted with a closed-cell EPDM sponge gasket, as standard, to help ensure weather tightness, energy efficiency and to meet Building Regulation Air Leakage targets. The specially designed gasket provides a better seal of the cover to the curb. This ensures the hatches have a Class 1 rating under BS EN 12207:200 and meet the requirements of Part L of the Building Regulations. A thermally broken cover and frame design provide superior thermal performance. The design of hinges and other features ensures that the hatches are resistant to the effects of ageing and weather in exposed locations – a necessity for a large roof area in Central London! going above and beyond the expectations of our Clients NEG Earth is probably the leading, independent, British based live entertainment lighting and rigging hire company in the British live entertainments industry including feature events such as Glastonbury and most internationally famous solo Artistes and live rock bands – operating in the UK and internationally including the USA where they recently supported the Rolling Stones tour. The company’s core philosophy is to deliver a “one stop” entertainment lighting and rigging service. They offer premium levels of support and value for money through the provision of skills and advice in project management, design, fabrication, installation and maintenance – together with the supply of crew for large scale music festivals, tours, ceremonies, sporting events, theatrical production and corporate events. The original building experienced a fire which caused extensive damage to the warehouse and offices and as a result, the building had to be demolished. This was devastating for NEG Earth but they quickly secured temporary premises and re stocked equipment. Because of the previous fire and the closeness of adjacent buildings and proximity to the Grenfell building tragedy, being only approximately 2 miles away as the crow flies, the Client and Insurers were absolutely adamant that the building was re-clad to the highest fire standards requiring fire performance of 60 minutes insulation and 60 minutes integrity as per the through wall specification requirements. Following discussions with NEG Earth and the Main Contractor, SPV, were appointed in early 2019 under a sub contract of almost £1.5 million to carry out the refurbishment of the building to the correct standards. SPV’s remit was to strip the existing assembly down to the existing liner trays and reseal and re-fix correctly then re-fix the existing APL Tritherm sub-frame grid system incorporating Tritherm Helping Hand™ brackets utilising the inbuilt 24mm adjustment for correct line/level alignment for the new 7000m2 Architectural Profiles external AP45HR half round profiles laid horizontally. Between the inner and outer skins SPV installed multi layer semi-rigid Flexislab stonewool insulation laid chequerboard joint and secured with special 80mm hexagonal washers at approximately 3 No per m2 per layer. This was a most challenging project as the building remained in full occupation throughout. With the value of equipment within the building totaling over £50 million, the project had to be completed in sections with the highest levels of security on a 24 hour basis – added to this were the difficulties of the general 14m eaves height 72 72 -- www.refurbandrestore.co.uk www.refurbandrestore.co.uk

with particular large studio areas where the ‘stage sets’ are pre-built being 20m high. It was imperative that no disruption was caused to the business throughout the duration of the works. SPV fully delivered on this with no complaints received over the 9 months on site. As is usual with London projects - space at the site was extremely limited and with a service road adjacent to the building, SPV had to arrange road closures and also undertake night work so there was minimal disruption to both the operation of the building and adjacent businesses. The project completed ahead of schedule and all as per agreed budgets. The WR100DZ ratchet wrench utilises Makita’s CXT Compact eXtreme Technology (CXT), making this an ultra-compact and lightweight (1.0kg-1.2kg) machine, suitable for extended use. Grade II Listed Wyndham Lodge and The Stables By James Botterill, HSSP Director, Awardwinning RIBA Chartered Architect For over three years, the Grade II Listed Wyndham Lodge and The Stables, situated in Leicestershire, was a labour of love. As a former War Memorial Hospital, the project held a special place in the heart of the local community too but had suffered extensive rot and had fallen victim to dereliction. From day one, we worked tirelessly with the client, Wyndham Lodge Developments, and the contractors, M Snutch Builders & Contractors, to sympathetically restore the buildings and convert them into luxury apartments and dwellings. Wyndham Lodge has a rich and varied history: it was originally constructed as a hunting lodge in 1874, of stone quarried from the nearby village of Wartnaby. The building and its parkland were gifted to the people of Melton in the 1920s. After standing empty since 2002, sadly very few of the original features could be restored due to invasive rot, therefore, stripping it back to its shell was necessary. Local artisan stonemasons and specialist craftspeople were brought in and restored many of its original features. It took the stonemasons over two years of meticulous care and dedication to restore the stonework, with the hand dressing of the stone undertaken on site. The original stair brackets and matchboard ceiling to the stair core could be restored, with traditional skirting, cornicing and architrave carpentry detailing added. The new timber slimline double-glazed windows were also handmade and traditional lime render was used on the gables. Undertaking the renovation of a listed building is never without its challenges and this one was no exception. The steep gradient over the whole site which slopes up from the front to back and left to

right posed the significant technical challenge of how to incorporate the changing levels aesthetically into the design. The desire was to incorporate traditional proportions and materials on the outside of the buildings with modern interventions on the inside whilst still retaining the character of the period of The Lodge. Working closely with our client and contractors, we have achieved a highly desirable finished lodge which befits its remarkable history.

We’re proud of the project and the many challenges we overcame along the way and are delighted that the project was shortlisted for two prestigious awards; national and regional, and is a winner of the East Midlands LABC awards and three LJCC awards. As a team, we are especially pleased that the award Judges commended our project for its role in revitalising an important historical building ready for the next generation to use and love.

The client’s wanted the external landscaping to include formal private spaces for the future occupiers. Through careful design and consideration of the environment, we rose to the challenge of the sloping nature of the site and created a new private walled garden from reclaimed brick to encourage natural species back to the site.

Inspired design and true craftsmanship have rejuvenated the magnificent building to its glory days. It rightfully takes centre stage in its location once again.
