Style School Punta Skala. Škola stila u Punta Skali. How the construction of a sustainable, sophisticated and architecturally challenging luxury resort becomes a success. Design, architecture, style. Created by Boris Podrecca, Matteo Thun, Gretchen Alexander and Bea Mitterhofer. We welcome our guests to a 30 ha peninsula off the Dalmatian coast of the Adriatic Sea. There would not be so many happy people in this holiday destination, if Erich Falkensteiner and I had not discovered this wonderful, and then still unspoiled, coastal area a few years ago. A vision by two tourism entrepreneurs and many ideas from active supporters later, we present our Punta Skala in this special issue of Hotelbau Journal. Firstly, the Family Hotel Diadora, a very successful paradise for families since 2009. Here Boris Podrecca has proven excellent creativity as well as conceptual and design skills. With the Residences Senia, project n° 2, we offer you a completely new concept on the Croatian market. “PREMIUM LIVING by Falkensteiner“ is an absolute trendsetter: owneroccupied apartments in a great location with the service level of the 4-star superior Family Hotel Diadora and the 5-star Hotel & Spa Iadera. The latter is the first of our own 5-star hotels, offering a spectacular design with a symbiosis of generosity, futuristic elements combined with typically regional features. Pozdravljamo naše goste u Hrvatskoj na 30ha velikom poluotoku na dalmatinskoj jadranskoj obali. Ne bismo mogli vidjeti tolika lica koja jednostavno odišu zadovoljstvom da moj poslovni partner Erich Falkensteiner i ja prije nekoliko godina nismo otkrili ovaj prekrasan, tada još netaknut dio obale. Vizija dva turistička poduzetnika i mnoge ideje ambicioznih istomišljenika kasnije, prezentiramo Vam u ovom posebnom izdanju stručnog časopisa Hotelbau Journal našu Punta Skalu. S jedne strane obiteljski hotel Diadora koji je već od 2009. godine iznimno uspješan vođen raj za obitelji. U ovom je slučaju arhitekt Boris Podrecca dokazao izuzetnu umješnost i kreativnost istovremeno u koncepciji i dizajnu. Brief CV The architect Boris Podrecca from Trieste lives in Vienna and Venice. He is a professor at the Technical University (TU) of Stuttgart and Director of the Institute for Interior Architecture and Design. The theory of space is his major field of research. His projects include: Museum of Modern Art - Venice, Millennium Tower - Vienna, Campus Vienna Biocenter Vienna, Porcelain and Art Museum - Limoges (FR), Resort Punta Skala (HR), Office and Residential Estate CVJETNI Zagreb (HR).

Brief CV The South Tyrolean architect and designer Matteo Thun stands for durable solutions with a holistic approach. For the student of Kokoschka, architecture means shaping the soul of a place. Aesthetical, economical and technological sustainability are the basis of his work. In the course of his career, Matteo Thun has received several awards for his work. Among others, he received the “Compasso d’Oro“ three times and was admitted to the Hall of Fame in New York in 2004.

Za ovog Kokoschkinog učenika arhitektura znači stvaranje duše u mjestu gdje radi. Estetska, ekonomska i tehnološka održivost osnove su njegovog rada. Tijekom svoje karijere Matteo Thun je više puta nagrađivan za svoj rad. Između ostalog tri puta je primio nagradu „Compasso d’Oro“, a 2004. je primljen u „Hall of Fame“ u New Yorku.
Tršćanin arhitekt Boris Podrecca živi u Beču i Veneciji. Profesor je na sveučilištu TU Stuttgart i direktor Instituta za prostorno planiranje i razvoj. Teorija prostora žarište je njegovog istraživanja. Since 2000, Bea Mitterhofer is partner at ra.be Interior Design Studios in Bressanone and since 2007 at Bea&Kate Interiors in Vienna!

In connection with the fascinating landscape, the area at the tip of the peninsula Punta Skala has been transformed into an oasis of relaxation and health, a place of encounter and communication but also of retreat. The architecture competition for the large project was won in 2005 by the Viennese studio Podrecca. Boris Podrecca is an internationally renowned architect, predestined to create the optimal solution for Punta Skala by his roots and his life’s work. The architects Gretchen Alexander, Beate Mitterhofer and Matteo Thun were in charge of the interior design of the projects. They implemented the initial ideas and visions with great love for detail.

Na natječaju raspisanom za odabir arhitekta za ovaj veliki projekt pobijedio je 2005. godine bečki atelje Podrecca. Boris Podrecca je međunarodno renomirani arhitekt, kojeg su njegovi korijeni i životno djelo predestinirali za stvaranje optimalnog rješenja za Punta Skalu. Za dizajn interijera odgovorni su arhitekti Gretchen Alexander, Beate Mitterhofer i Matteo Thun. Oni su ostvarili početne ideje i vizije i proveli ih s mnogo ljubavi prema detaljima.

Inspiration and creativity. Unlimited quality, together with the expec05 of people from various cultural backtations grounds, have been accounted for in Punta Skala with competence and love for quality and detail. In cooperation with the team from Michaeler & Partner, responsible for project development and resort development, general planning and construction, this exceptional European resort was able to be created. Dimensions and quality requirements were a great challenge in creating the best environment for modern lifestyle while adapting to the local conditions. Especially the colours of Punta Skala were an inspiration for the most diverse creations. The bright white of the beaches, the vivid emerald green of the woods, the deep

turquoise of the water and the smooth, sunbleached grey of the stones form an impressing colour scenery which is reflected by many of the details of the project. The whole ensemble, from the apartment building and the hotels up to the operational building and the park areas is a harmonious entity with the same quality requirements. A symbiosis of the natural environment with the building is created. Punta Skala is divided into places of retreat as well as dynamic areas so that guests can choose their preferred way of relaxation. The idea was to create a place for everyone who wants to enjoy the beautiful aspects of life.
Inspiracija i kreativnost. Bezkompromisna kvaliteta spojena s potraživanjima ljudi iz najrazličitijih kultura u Punta Skali je provedena kompetentno i s ljubavlju prema detaljima vrhunske kvalitete. U suradnji s timom tvrtke Michaeler & Partner koja je odgovorna za razvoj projekta i resorta, generalno projektiranje i izvođenje građevinskih radova, nastao je najneobičniji resort u Europi. Dimenzije i zahtjev za visokom kvalitetom veliki su izazov, no isplatilo se stvoriti najbolje okruženje modernog životnog stila pod uzimanjem u obzir regionalnih prilika. Posebno su boje u Punta Skali inspiracija za najrazličitije kreacije. Sjajno bijele plaže, bujno smaragdno zelenilo šuma, tirkizna boja mora i suncem izbjeljeno sivo
kamenje predstavljaju imponirajući svijet boja, koje se ponovno pronalaze u mnogim detaljima projekta. Cjelokupni ansambl, od zgrade s apartmanima preko hotela pa sve do upravne zgrade i zelenih površina, međusobno je usklađen i podređen istoj mjeri kvalitete. Na taj je način stvorena simbioza prirodnog okruženja i građevina. Punta Skala podijeljena je u mjesta za povlačenje u osamu i u dinamična područja, tako da svaki gost sam može odabrati sebi odgovarajuću vrstu odmora. Ideja je bila, stvoriti mjesto za sve koji žele uživati u lijepim stvarima života.

The three most impressive buildings of the almost 30 ha holiday resort were set up in mostly pristine scenery: the Family Hotel Diadora, the Residences Senia and the Hotel & Spa Iadera. The architect Boris Podrecca divided the giant building substance into differently structured, stylish shapes to be harmoniously embedded in the environment and developed different typologies
Urbanistička intervencija. Izgrađene su tri najimpozantnije zgrade u resortu na gotovo 30ha u većinom netaknutoj prirodi: Obiteljski hotel Diadora, Residences Senia i Hotel& Spa Iadera. Stilski sigurno arhitekt Boris Podrecca ovu je ogromnu građevinsku masu podijelio u različito poredana građevinska tijela, harmonično ih ugradio u okolinu i razvio tematski različite tipologije, koje su ovisne o funkciji zgrade.

dependent on the function of the building. At the heart of the resort, there is the bright, ventilated and green underground car park with approx. 700 parking lots arcoss an area of 18,000 m². It is the urban center, the intersection of all movements within the entire installation. It has deliberately been created on this central and prominent site. Architect Podrecca gives equal weight to the underground car park as to the other buildings and skilfully takes advantage of the effect of the sunlight. The parking lot is inviting and not gloomy at all. On the green roof of the parking lot, there is even a playground for children. All buildings can be reached from
U srcu resorta na 18.000m2 nalazi se svjetlom i zelenom bojom prožeta, provjetrena podzemna garaža s oko 700 parkirnih mjesta. Ona je urbani centar, čvorište odvijanja kretanja u cijelom postrojenju. To joj je centralno i prominentno mjesto svjesno dodijeljeno. Arhitekt Podrecca podzemnoj je garaži darovao istu mjeru vrijednosti kao i ostalim zgradama te je vješto upotrijebio djelovanje sunčeve svjetlosti. Garaža je otvorena i ni u kom slučaju mračna. Na zelenom krovu garaže nalazi se čak i igralište za djecu. Od te centralne garaže pristupa se svim ostalim zgradama.

Sea view for everyone. The horizon of the sea requires the continuous, horizontal shape of all buildings. From each room, the Croatian sea should be visible and hence the most beautiful sunsets on Earth. This helps avoiding the usual categorization into good and bad rooms so that the 5-star Hotel & Spa Iadera can boast only four rooms without sea view!
An important aspect: sustainability. As sustainability is an important element of quality, the provision of heat, cold and water is ensured by an independent system. Water is pumped from the sea, desalinated and transformed into potable and industrial water. Rain water is collected and used. The result: important cost and energy savings.

he wave-shaped building, which hosts the 5-star Hotel & Spa Iadera, is located in a picturesque setting at the far end of Punta Skala and is certainly the most complex artefact of all resorts in Croatia. The architect Podrecca affectionally calls the Iadera the Primadonna of the peninsula. The hotel was accurately and harmoniously integrated into the scenery, both from the distant perspective of the sea as well as from the close-up perspective of the arriving guest. Its bent S-shape results from the idea of achieving different sea views from all rooms and of having several horizons impact on the rooms. In order to put the intensive colours of the sea and the scale-like balustrade panels of the suites in context, the latter were designed in coloured glass. The entire structure is horizontally consistent and equipped with extensive loggias.

grada u obliku valova u kojoj se smjestio novi hotel s 5 zvjezdica Hotel&Spa Iadera, slikovito se nalazi na vrhu Punta Skale i apsolutno je naj kompleksniji artefakt svih resorta u Hrvatskoj. Arhitekt Podrecca od milja Iaderu naziva primadona poluotoka. Postrojenje je precizno uklopljeno u okoliš, pri čemu se pazilo na daleki pogled s mora i na pogled onih koji mu prilaze. Zavojiti S-oblik nastao je iz zamisli da se svim sobama pruže različiti pogledi na more te da na njih djeluju različiti horizonti. Kako bi se stvorio kontekst između intenzivne boje mora i rožnatih parapetnih ostakljenja apartmana, oni se opremaju sa sjenčanim plavim staklom. Cijela građevina odaje dojam horizontalnosti, jednog toka s prostornim loggiama.

In the North of the architectural wave, a dark cuboid – protruding on both sides – shapes the end. In contrast to the bright, extroverted architecture of the wave, it is extremely introverted and darkened in order to suit the specific atmosphere of its segment. Irregular, round apertures with different dimensions ensure a mystical effect of the building. On an area of 6,000 m², it hosts Croatia’s biggest spa area with an integrated hamam. This Turkish steam bath on 700 m² extends over two floors and is an absolute novelty in Dalmatia. Several saunas, relax areas as well as private spas with balconies and a panoramic view of the regional beauty around the hotel are a perfect addition to the wellness programme.
Na sjeveru arhitektonskog vala jedan obrađeni tamni kamen koji strši s obje strane stvara zaključak. On je nasuprot svijetle ekstrovertirane arhitekture vala izuzetno introvertiran i taman, kako bi ispunio specifičnu atmosferu svojeg segmenta. Nepravilno poredani, okrugli otvori najrazličitijih dimenzija daju ovom građevinskom tijelu efekt mističnosti. Tu površina na 6.000 m2 gradi najveće Spapodručje u Hrvatskoj s integriranim hamamom. Ta turska parna kupelj na 700 m2 proteže se kroz dvije etaže i apsolutni je novitet u Dalmaciji. The interior of the sanitary rooms has been kept in a rather introverted and darkish style, typical for southern countries, whereas systematically placed apertures provide charming highlights. Matteo Thun is responsible for the interior design and got his inspiration from the natural conditions and colours of the Punta Skala peninsula, the bright white beaches, the vivid emerald green of the woods and the deep blue of the sea. During his creative work, the renowned architect considered the different needs of the guests. All rooms are kept in a typical marine look with strong and shiny blue hues. They are meant to please adults, looking for relaxation, as well as children who challenge the material’s resistance on a daily basis.
Unutarnji život “mokrih prostorija” oblikovan je više introvertirano i tmurno, tipično za jug, dok ciljano postavljeni otvori stvaraju određene naglaske. Za oblikovanje unutarnjih prostora odgovoran je Matteo Thun, kojeg su inspirirale prirodne prilike i boje poluotoka Punta Skale, sjajna bjelina plaža, smaragdno zelenilo šuma i tamnoplavo more. Prilikom oblikovanja interijera ovaj poznati arhitekt u obzir je uzeo različite potrebe gostiju. Sve prostorije uređene su u tipičnom marinskom stilu sa svjetloplavim tonovima. U njima bi se odrasli koji traže mir trebali osjećati isto toliko ugodno koliko i djeca, koja iz dana u dan testiraju otpornost materijala.

Today, Valiyan has a leading position in the area of furniture production in Bulgaria, and has specialised in the areas of clubs & bars, offices, apartments & houses, hotels, beauty & fitness, and shops. During the cooperation with renowned architects and interior designers, Valiyan already created many unique pieces of designer furniture. The company also produces mass items, which are primarily suitable for hotels. To mention only a few of the most important references, the two most recent major projects are listed hereafter: Hotel Sofitel Stefansdom in Vienna (A) and Hotel Punta Skala in Zadar (HR).

„The ultimate large-scale project“. Participating in such an interesting project with various planning, construction and realisation phases provides a unique challenge from various points of view. Wilfried Lechner and engineer Karsten Konnopka have participated in this project from the very beginning.

How did the activities in Punta Skala start? Lechner: Due to my positive experience with large-scale projects, I was appointed with the project supervision for the Punta Skala project in spring 2006. Together with the Project Management team I was responsible for the organisational structuring of the project, the monitoring of the planning optimisation, budget management and cost monitoring. Konnopka: In autumn 2006 Michaeler & Partner asked me to join the Project Management team in Croatia. This challenge was of great importance to me. After the successful completion of a city hotel in Frankfurt am Main for the Rezidor Hotel Group, I was ready to cooperate in the realisation of a large-scale resort project in Croatia.

What is necessary for the flawless realisation of such a large-scale project? Konnopka: First of all, you need to focus on the core tasks with a clear definition, which unfortunately is not always possible. Then, you have to get to know local habits. Furthermore, a competent, agile and enduring project team with a clearly defined organisational structure and permanent presence on-site are essential for such a project in order to control all processes and to guarantee the achievement of set goals. Permanent controlling for checking, steering and adjusting processes, if deviations from set goals are identified.
„Veliki luksuzni projekt“. Pratiti jedan takav zanimljiv projekt s različitim fazama planiranja, izgradnje i provedbe, u različitim pogledima predstavlja jedinstveni izazov. Wilfried Lechner i Karsten Konnopka dipl.ing. od samog su početka pratili projekt.
Kako su započele Vaše aktivnosti u Punta Skali?
Lechner: Zbog mojih pozitivnih iskustava s velikim projektima, 2006. godine na proljeće u ruke mi je predan zadatak nadgledanja projekta u Punta Skali. Zajedno s timom projektnog menadžmenta morao sam se brinuti za projekt, planirati organizacijsko strukturiranje projekta, nadgledati optimizaciju planiranja te voditi budžet i nadgledanje troškova. Konnopka: Na jesen 2006. tvrtka Michaeler & Partner angažirala me kao nadopunu tima projektnog menadžmenta u Hrvatskoj. Taj je izazov meni bio od velike važnosti. Nakon uspješnog završetka gradskog hotela u Frankfurtu na Majni za hotelsku grupu Rezidor, slijedio je rad na turističkom projektu izgradnje luksuznog resorta u Hrvatskoj, koji je trebalo realizirati s punom odgovornošću.

Osim toga mora se upoznati s lokalnim navikama. Nadalje pri takvom projektu potreban je kompetentan, agilan i ustrajan projektni tim s usklađenom organizacijskom strukturom kao i stalna prisutnost na licu mjesta, ukoliko se želi da se procesi svladavaju u kontroliranim uvjetima i kako bi se osiguralo ostvarenje zadanih ciljeva. Konstantan kontroling za provjeru, upravljanje i reguliranje, ukoliko postoje odstupanja od postavljenih ciljnih vrijednosti.
Koji su bili najveći izazovi na tom projektu?
Lechner: Projekt tih razmjera ima brojne izazove, koji započinju već s jezičnim barijerama, koje su se u slučaju potrebe mogle svladati samo pomoću prevoditelja i tumača. U mojoj je funkciji bilo važno iz

project has set new standards in the region: 1) At the beginning of the construction phase, we had huge amounts of the excavation stone material (approx. 250,000 m³) certified in order to be able to re-use it in a sustainable way for the concrete works. For this purpose we opened three concrete plants on-site. 2) The realisation of a self-sustaining infrastructure with fresh-water, waste water, process water, and rain water networks, and a fully organic sewage treatment plant was also remarkable. The fresh water production occurs with a sea water desalination facility. A challenge with this regard was the realisation of an underground hydro storage power facility below sea level – which was completely new for our team – and the realisation of salt water pipes along the seabed with a total length of approximately 300 metres.
How did the completion of Hotel & Spa Iadera go? Konnopka: The successful completion of this project part was of great importance for us, since this is one of the first large

design hotels in Croatia, and has therefore attracted a lot of attention. Our local project team pulled all the stops to ensure this 5-star hotel would be finished with the desired quality and design specifications and also within the budget range in order to be opened by 1st of July 2011.
What was your experience of the Punta Skala project? Konnopka: I have had so many experiences, that it is difficult to pick one out. Thanks to the multi-cultural environment I was able to gain great experiences with regard to my opinions about loyalty and belief. Lechner: The adaption and acceptance of other cultures and working processes and work morals of local companies involved was an important learning process.

Proizvodnja svježe vode vrši se pomoću postrojenja za desalinizaciju morske vode. Izazov pritom za naš tim bila je izgradnja podzemne pumpne stanice ispod morske površine i polaganje vodova s morskom vodom ukupne duljine 300 m po morskom dnu.
Kako je protekla izgradnja Hotela & Spa Iadera?
Konnopka: Izgradnja dijela projekta koja zadovoljava zahtjeve bila je za nas od iznimne važnosti, s obzirom na to da se radi o jednom od prvih velikih dizajnerskih hotela u Hrvatskoj, zbog čega je plijenio mnogo pažnje. Naš lokalni projektni tim brinuo se za to da ovaj hotel s 5 zvjezdica uspješno završen predamo u ruke upravljačkog pogona u skladu s traženom kvalitetom i zadanim dizajnom, u dogovorenim vremenskim rokovima te u okviru zadanog budžeta do 01. srpnja 2011. Koja ste iskustva stekli prilikom rada na projektu Punta Skala?
Konnopka: Stekao sam tolika iskustva da mi je teško izdvojiti jedno od njih. Multikulturalnim ophođenjem mogao sam iskusiti vrlo mnogo toga prilikom svog rada. Lechner: Prilagođavanje i prihvaćanje drugih kultura i sustava rada, kao i moral lokalnih tvrtki bio je bitan proces učenja.

he Family Hotel Diadora is located on the eastern-most part of the Punta Skala area. Here, the architect Boris Podrecca pursued the concept of forming a strong back and a delimitation line on one hand, and an extroverted area with extensive leisure opportunities for children on the other hand. Seven connected buildings in a slightly offset position were formed. They are linked through the vertical extension which works as a joint to give the buildings a dynamic look. At the center of the u-shaped floor plan, there are extensive terraces, a pool area with a total of 1,200 m² and different swimming pools, a big water slide as well as many attractions for children.

biteljski hotel Diadora leži na istočnoj granici posjeda u Punta Skali. Arhitekt Boris Podrecca ovdje je slijedio koncept s jedne strane stvaranja jakih leđa i razgraničenja, a s druge jednog ekstrovertiranog područja s velikodušnom opremom za djecu. Nastalo je sedam građevinskih tijela poredanih jedno za drugim u lagano izbočenoj poziciji. Spojeni su vertikalnim pristupnim dijelom hotelu, koji služi kao zglob koji zgradi daje izgled dinamičnosti. U centru nacrta Uoblika nalaze se prostrane terase, područje s različitim bazenima površine od ukupno 1.200m2, veliki vodeni tobogan kao i brojne atrakcije za djecu.

The hotel is ideal for families and children: in the modern public areas, there is lots of space for kids; the family rooms and suites are optimally designed and architecturally structured in the best possible way. People of any age can enjoy themselves, but also relax, in a wellness and water world of 2,000 m². Babysitters and entertainment are of course available.
Ovdje glavnu ulogu igraju obitelji i djeca: U moderno uređenim otvorenim područjima vlada mnogo mjesta za djecu; obiteljske sobe i apartmani optimalno su podijeljeni i arhitektonski na najbolji način promišljeni. The interior design of the entire Family Hotel Diadora was created by the architect Gretchen Alexander. For her, it was important to create an up-to-date beach hotel for modern, international families. An innovative and stimulating ambience, efficient but also creative, appreciated by parents and children. Big, bright spaces with sophisticated features and furniture in bright, natural colours are predominant throughout the entire hotel. Sandy beige and brown hues, a sunny yellow as a basis, green and blue highlights. These colours ensure a harmonious transition between indoor and outdoor areas as well as a noticeable, omnipresent beach flair.
Oblikovanje interijera za cijeli obiteljski hotel Diadora potječe iz pera arhitektice Gretchen Alexander. Njoj je bilo vrlo važno stvoriti suvremeni hotel na plaži za moderne, međunarodne obitelji. Inovativni i stimulirajući ambijent, učinkovit, ali i kreativan, koji u istoj mjeri odgovara i roditeljima i djeci. Velike, svijetle površine sa zahtjevnom opremom i uređenje u svijetlim prirodnim bojama nit su vodilja kroz cijeli hotel. Prevladavaju bež i smeđa boja pijeska, žuta boja sunca kao temelj, zelena i plava. Te boje omogućuju harmoničan prijelaz iz unutrašnjosti u vanjski prostor te se na taj način postiže sveprisutnost plaže.

Quality in Croatia? You must be joking! Dr. Christoph Crepaz Director of Sales & Marketing FMTG
On my first workday at FMTG, the then director showed me around the Punta Skala facilities. I remember the beautiful beach promenade and the dense Macchia, decadent bungalows and an old hotel building with the charm of a communist party headquarter. And my sceptical face in response to the hotel manager’s statement that this area would soon be transformed into one of the best tourist resorts of the Mediterranean.
Not much is left of the “old“ Punta Skala, except for the fantastic location. Also, my initial scepticism is gone. On the peninsula of 30 ha, Croatia’s best resort and one of the most beautiful installations in the Mediterranean has been set up. Punta Skala has provoked scepticism on the market and many competitors could not or did not want to believe that projects of this type could be successful in Croatia. Several times, FMTG’s idea was not regarded as visionary but as utopian. Croatia still has the image of a cheap destination with Eastern bloc flair, with a fantastic landscape but an unsatisfactory service quality. It is hard to get rid of this mediocre reputation. However, Croatia is definitely prepared for modern quality tourism. The framework conditions could not be better: a clean sea, pristine coasts, quality food, fascinating islands. Much has been invested in infrastructure construction and the education of qualified tourism specialists. Facilities operated by international providers, such as Punta Skala, contribute to the creation of tourism opportunities that are not only attractive for campers and low-cost travellers, but also for deman-

Na gotovo 30 ha velikom poluotoku zaista je nastao najbolji resort u Hrvatskoj i jedno od najljepših postrojenja u cijelom prostoru Sredozemlja. „Through clear positioning Punta Skala fulfils all expectations of our demanding guests.“ Already in 2001 and at the age of 23, the South Tyrolean Georg Unterkircher was the director of the Falkensteiner Hotel Sonnenparadies in Terenten after his studies and stays abroad. Since 2009 he has been working in Punta Skala and leading the entire Punta Skala Resort as General Manager. Are the plans for Punta Skala now completed with the opening of the 5-star Hotel & Spa Hotel Iadera? Are further investments planned? No, at the moment no further investments are planned. On the ca. 30 ha peninsula Punta Skala, close to the city of Zadar, a breathtaking holiday resort was planned by top international architects. The first class luxury apartments Residences Senia, the 5-star Hotel & Spa Iadera, the 4-star superior Family Hotel Diadora, a long and wonderful beach section, exclusive restaurants and vivid bars as well as many sports and leisure facilities are part of the hardware. I would like to place a special emphasis on sustainability which has played an important role in planning, construction and management of the hotels and the holiday estates. On the Falkensteiner holiday peninsula Punta Skala, we have implemented a com-

plex system together with international experts to minimize our ecological footprint in the long-run. A nature-preserving design was given priority in the planning process. The future-oriented water treatment system provides the water which is needed for everyday use and to generate electricity for heating or cooling. In addition, a completely organic sewage system ensures environmentally-friendly operation. Besides, Punta Skala is – except for arrival and departure – car-free.
How does the long-term apartment rental work in Punta Skala? People wish to invest again in safe assets with a fixed interest rate as it is guaranteed by letting a rental property. The interest in our Residences Senia has confirmed our commitment to this type of investment since summer 2009. FMTG offers a safe investment property with a fashionable design.
Taking the crisis into account, how are the business results of your resort? Also FMTG has, of course, been hit by the economic crisis. In Punta Skala, where we opened the Family Hotel Diadora and the Residences Senia in 2009, we have also experienced the economically hard times. In Diadora, we had very good occupancy rates during the first two years in spite of the crisis, which was very important for us. Last year, the hotel even received the HolidayCheck Award 2011 and was elected the most popular Family Hotel in Croatia.

Ne, kao prvo nisu planirane daljnje investicije u Punta Skali. Na cca. 30ha velikom poluotoku Punta Skala u blizini grada Zadra međunarodni poznati arhitekti projektirali su odmorište koje oduzima dah. Prvoklasni luksuzni apartmani u Residences Senia, hotel s 5 zvjezdica Hotel & Spa Iadera, obiteljski hotel s 4 zvjezdice superior Diadora, duga i prekrasna plaža, ekskluzivni restorani i živahni barovi kao i mnoge mogućnosti za bavljenje sportom i ostalim aktivnostima, grade hardware ovog projekta. Posebno se želim osvrnuti na temu održivosti, koja je kako u planiranju, izgradnji i sada u vođenju hotela i nekretnina igrala i još uvijek igra vrlo važnu ulogu. Na Falkensteiner poluotoku Punta Skala zajedno smo s međunarodnim stručnjacima implementirali kompleksni sustav, koji dugoročno minimira naš
ekološki otisak stopala. Način gradnje usklađen s okolišnom prirodom imao je prioritet u koncepciji. Moderno postrojenje za obradu vode brine se za vodu, koja je potrebna za dnevnu upotrebu na ovom odmorišnom polouotoku i proizvodi energiju za grijanje i hlađenje. Osim toga potpuno biološki prošistač otpadnih voda brine se za ekološki prihvatljivo ophođenje s okolinom. Naravno da je i tvrtka FMTG osjetila gospodarsku krizu. I u Punta Skali gdje smo u kriznoj 2009. godini otvorili obiteljski hotel Diadoru i Residences Senia, osjetili smo gospodarski teško razdoblje. U Diadori smo unatoč krizi prve dvije godine nakon otvaranja zabilježili dobru popunjenost, što nam je bilo od iznimne važnosti. he Residences Senia convince and attract with exclusivity and lifestyle. With their six apartment types, differing from each other in size and typology, a wide range of features is offered. The floor plan of the Senia facility was inspired by the shape of an open hand which, according to the renowned architect Podrecca, allows the division of enormous construction structures into fine sections in order to avoid a colossal impression through perspective. With this, all views shall be directed towards the sea. The spaces between the individual fingers form a “piazza“, a meeting point for the inhabitants. Each of these squares is equipped with a swimming pool in the two internal yards and with a lawn for sunbathing in the external yards. In addition, a 1.2 km beach is reserved for the inhabitants of the Residences Senia on the coastline.

esidences Senia očaravaju i uvjeravaju ekskluzivnošću i lifestyleom. Sa svojih šest različitih vrsta apartmana, koji se razlikuju u veličini i tipologiji, nude široku ponudu. Nacrt postrojenja Senia razvijen je prema uzoru na otvorenu ruku, što je oblik, koji prema riječima poznatog arhitekta Podreccae, dopušta podjelu ogromnih građevinskih masa u male dijelove i na taj način spriječava njihov kolosalni izgled. Pritom bi svi pogledi trebali biti usmjereni prema horizontu iznad mora. Prostorije između pojedinačnih jedinica grade jednu vrstu „trga“, odnosno mjesto sastajanja za stanovnike. Ti su trgovi u oba unutarnja dvorišta opremljeni s bazenom, a u vanjskim se nalaze travnjaci za sunčanje. Osim toga duž obale je ekskluzivno za stanovnike Residences Senia rezervirana plaža duljine 1,2 km.

“In Croatia, guests always receive a warm welcome by friendly people. We appreciate that.“ At the moment, FMTG manages or builds hotels in Austria, Italy, the Czech Republic, Slovakia, Croatia and Serbia. The company employs 1.600 people from 29 countries and managed a turnover of 128.6 million euros (in 2011). Mr. Michaeler, how many hotels does FMTG have in total and how many of them are in Croatia? There are 30 hotels in total, out of which 5 are currently managed under the brand “Falkensteiner“ in Croatia. The hotels Park Punat (Krk) and Donat (Borik) are also part of FMTG AG but are not managed under the brand “Falkensteiner Hotels & Residences“. Why did you opt for Croatia? In Croatia, guests are always welcomed with open arms and a friendly smile. As this is exactly what we appreciate, we considered it in our expansion plans. In addition, there are convincing factors such as the wonderful landscape, especially in the coastal regions of Dalmatia, the traditional hospitality and a very interesting culture. With the Resort Borik in Zadar, we have found a second

home which we have now enlarged with the Punta Skala Resort close by.
What do you offer on the Croatian market? In total, a very broad product assortment with 7 family and wellness hotels in the 3-, 4- and 5-star category in some of the most beautiful coastal areas of the country. With us you find the small boutique hotel for your calm beach holiday as well as the big holiday club for families or a luxury 5-star lifestyle hotel with a fascinating wellness area. In addition, we also operate campsites on the island Krk and in Zadar. How does the Croatian market differ from other markets in which you work? What are the benefits and shortfalls of the Croatian market? Croatia is a holiday region for which I still see great potential. The country offers many possibilities to attract tou-
rists from all over Europe and overseas especially to the coastal areas. The favorable climate, the great water quality, the rich history and the good accessibility are very positive factors. However, some qualitative aspects still need to be improved in the hotel sector. Although there is already a very attractive selection of diverse hotel groups and wonderful hotels, there is still a need for further projects. Further investments in infrastructure are necessary to stop falling behind countries like Spain or Italy. In addition, it is obvious that Croatia focuses on quality instead of quantity in the construction of new projects.
How much have you invested in Croatia so far? We have, above all, not only invested a lot of money in the construction and refurbishment of our hotels, but also put enormous passion and resources into
the development of our company and its employees in Croatia. In Croatia, we have become a truly “Croatian“ company with local managers and more than 95% of local employees.
Do you plan any new investments in Croatia? At the moment, no further selffinanced investments are planned in Croatia. In Punta Skala, we have made a dream come true with the big project. We currently focus on further management companies but do not categorically rule out self-investments in interesting projects. How much do you plan to invest during the next 5-10 years in the markets in which you are already working? During the next years, we plan to expand at a much higher level and we already have made a detailed plan. However, we see ourselves, moreso than in the past as a hotel management company. This means that we will mostly grow through new management contracts. Thereby, we will focus on our core markets. Our goal is to become a strong regional partner.

Punta Skala – a green resort. In cooperation with international experts, a complex system for the “ecological footprint“ was elaborated on the Punta Skala peninsula and sustainability was a structural issue, planned back in 2005, in the fields of environmental protection, industrial water treatment, residue reduction and optimized energy consumption.

Punta Skala – zeleni resort. Na poluotoku Punta Skala zajedno s međunarodnim stručnjacima razrađen je kompleksni sustav za „ekološki otisak stopala“, a tema održivosti u područjima zaštite okoliša, obrade procesne vode, sprječavanja stvaranja otpada te optimalnog korištenja energije već je u davnoj godini planiranja 2005. strukturirano planirana.
I
n two independent studies, the benefits and shortfalls of the entire energy system were contrasted. The versions with solarthermal collectors, heating boiler system on the basis of wood chips or heating oil, and a cooling system through a so-called cooling tower were included in the calculations. However, they all turned out to be not sustainable either due to their costly purchase or due to their work-intensive operation. As a futuristic method, the resort is now operated by four electrical compression machines as a heat pump and/or cooling machine and sea water use as a heat source and/or liquifier cooling system with a decentralized, electrical supplementary hot water heater. Therefore, a separate operational building was set up to host the entire water treatment system and the sea desalination system for the production of potable water. In addition, this building comprises the pumping station for the sea water pipes at a depth of 15 m and a distance of 300 m, through which the sea water is pumped up. Also, the sea water pools at the Hotel Iadera are filled up through this sea water pipe. The temperature of the sea water is regulated with the heat exchanger or the cooling machines which are further used for heating and/or cooling of the entire installation. Hence, no fossil fuels are used for heating or cooling in Punta Skala.

dvije neovisne studije opisane su prednosti i nedostaci cjelokupnog energetskog sustava. U obračunavanjima prikazane su varijante sa solarnim termičkim kolektorima, postrojenjem s kotlovima za grijanje na bazi sjećke ili loživog ulja i hlađenjem preko takozvanog tornja za hlađenje, koje se sve zajedno zbog intenzivne investicijske akvizicije na kraju nisu pokazale održivima. Resort se opskrbljuje energijom preko četiri kompresorska stroja na električni pogon – toplinska pumpa, odnosno stroj za hlađenje i korištenje morske vode kao izvora topline, odnosno tekuće hlađenje s decentraliziranim električnim grijanjem tople vode. Za to je izgrađena odvojena zgrada, koja obuhvaća cijelo postrojenje za obradu vode i desalinizaciju morske vode za dobivanje pitke vode. Nadalje u toj se građevini nalazi i crpna postaja koja iz 15 m dubine i 300 m udaljenosti pumpa slanu vodu. Također se i bazeni sa slanom vodom u hotelu Iadera pune putem te crpne postaje. Temperatura morske vode koristi se pomoću rashladnika ili stroja za rashlađivanje između ostalog i za grijanje, odnosno prije svega za hlađenje cijelog postrojenja te na taj način nisu potrebna nikakva fosilna goriva za grijanje i za hlađenje Punta Skale.

Our own water supply system The resort independently produces the precious drinking water by means of the infrastructural features set up for this purpose. The resulting waste water is collected in fecal pits via the custom-made canalization system with two pumping stations in the resort and pumped into the wholly organic sewage plant in the operational building. Then, the treated water is re-used in the toilets through a separate water supply network. The entire resort with its outside areas contains a computerbased irrigation system. The potable water supply system that provides drinking water to the individual buildings generally consists of a sea water extraction

system, a pre-filtration system, a desalination plant with two membranes, two day tanks (600 m³ each) as well as a waste water treatment station as well as a pressure increase plant. A wholly organic, closed sewage system was built as a water cleaning system so that 100% of the necessary treatment measures can be done on-site. A substantial advantage of this potable water supply and wastewater disposal consists in the fact that, on one hand, essential water softening costs for the city water (> 25° DH) could be saved and, on the other hand, irrigation of the green areas with enormous quantities of water could be ensured.
1. Water pump. Sea water of a constant temperature is pumped from the sea to the operational building. 2. Energy production. Sea water is used for cooling (summer) or heating (winter) the hotel and apartment facility. The amount of fossil fuels required is thereby minimised. 3. Desalination facility. Part of the sea water is desalinated with an osmosis facility and can then be used as drinking water. The remaining water is returned to the sea. 4. Sewage treatment plant. Waste water is cleaned with the help of a fully organic sewage treatment plant and saved together with rain water and flush water from the pools. Process water is used for the toilet flushing and the irrigation of the gardens. 1. Crpka za vodu. Morska voda sa stalnom, konstantnom temperaturom se crpi iz mora i doprema u tehničku centralu. 2. Sustav za desalinizaciju. Dio morske vode se putem uređaja osmoze desalinizira i može se koristiti kao voda za piće. Ostatak morske vode se odvodi u more. 4. Sustav pročišćavanja otpadnih voda. Otpadna voda se čisti putem potpuno biološkog sustava za pročišćavanje i prikuplja zajedno s kišnicom i vodom iz bazena. Tako prikupljena voda se koristi za ispiranje WC-a i za navodnjavanje zelenih površina.

od skupljanja morske vode, predfiltracije, postrojenja za desalinizaciju putem membrana, dva dnevna tanka (svaki 600m3) kao i postrojenja za dizanje tlaka, koje opskrbljuje pojedinačne zgrade s pitkom vodom. Za pročišćavanje otpadnih voda izgrađen je potpuno biološki pročistač u zatvorenom obliku, s čim je moguće 100% vlastito upravljanje. Bitna prednost ove opskrbe pitkom vodom i zbrinjavanja otpadnih voda leži u tome što s jedne strane ne nastaju troškovi za omekšavanje gradske vode (> 25° dH), a s druge se strane mogla osigurati ogromna količina vode za navodnjavanje zelenih površina.

Michaeler & Partner is a market leader with regard to sustainability. An ÖGNI (Austrian Association for a Sustainable Real Estate Industry) and Green Globe auditor provide 360° advice in all areas.
Tourism is one of the most important economic drivers worldwide. The topic of sustainability has been an integral part of tourism for a long time. Guests ask about it and get informed! Especially global businesses from the USA send their employees to sustainability certified hotels due to their CSR programmes (Corporate Social Responsibility). This trend can be noticed when observing large brands: with its “Elements“ brand, Starwoods only rents certified properties; Accor has the appealing programme “The Earth Guest“ (after new positioning, some brands will only consider LEED or BREEAM certified buildings); the Spanish group nh calls its commitment “Wake up to a better world“. Sustainability seals guarantee for transparency and safety. It is important to find the perfect reliable partner. With this regard it is noticeable, that LEED, BREEA and ÖGNI according to DGNB certified properties are more easily tradable on the market. Banks have their own financing pots, and developers and investors can position these projects with better results. Such projects focus on a healthy property with optimised operating costs, the careful handling of resources, and the ideal de-constructability of the building. Michaeler & Partner has taken advantage of this chance and is now a market leader in this field. The first ÖGNI auditors were

trained in May 2010. For the duration of half a year, the guidelines were adapted to the Austrian hotel market by a volunteer group, and in 2011 the first Austrian hotel was “ÖGNI certified“ according to the conformity check: Falkensteiner Bad Leonfelden in Upper Austria. Further projects are to follow. Sustainability is an integral approach with a 360° effect on the hotel property. This starts with the selection of the site, the use of renewable energies, of materials low in emission, and ends with the added value in the region with regard to the construction and the operation of the hotel property. Even producers react to this trend and develop sustainable products. In order to guarantee sustainability also after completion of the construction phase, i.e. during the operating phase, Michaeler & Partner established cooperation with Green Globe and has trained an auditor. Only 15% of the criteria of ÖGNI and Green Globe are identical, hence, this is an ideal combination. Michaeler & Partner also certifies the first hotel in Austria for Green Globe. Experiences from other sites show, that after a successful implementation of such measures, the business profits primarly with regard to operating costs.

Održivost je odgovornost svih nas! Tvrtka Michaeler & Partner po pitanju održivosti vodeća je na tržištu. Auditori školovani u Austrijskom udruženju za održivo gospodarenje nekretninama (ÖGNI) i Green Globe-u pobrinut će se za Vaše optimalno savjetovanje u svim područjima.
Turizam se širom svijeta ubraja u najvažnije gospodarske pokretače. Tema održivosti već se odavno dotakla i turizma, gosti se sami raspituju i informiraju o tome! U prvom redu globalni koncerni iz SAD-a zbog svojih CSR programa (Coporate Social Responsibility) svoje zaposlenike šalju u hotele sa certifikatima održivosti. Taj se trend očituje kod velikih poduzeća: na primjer Starwoods sa svojom markom „Elements“ ide samo u certificirane nekretnine; Accor provodi program „The Earth Guest“ koji ima odaziv kod publike (nakon velikog repozicioniranja za neke brandove u obzir dolaze samo LEED ili BREEAM certificirane zgrade); španjolski nh-koncern svoju opredijeljenost naziva „Wake up to a better world“. Pečat održivosti garantira transparentnost i sigurnost. Za to je važno pronaći prave partnere od povjerenja. Pokazalo se kako su LEED, BREEA, ÖGNI i DGNB certificirane nekretnine bolje pozicionirane na tržištu. Banke imaju vlastite izvore financiranja tako da developeri i investitori mogu bolje pozicionirati projekte. U prvom planu ovdje stoji zdrava nekretnina, s optimalnim pogonskim troškovima, štedljivim ophođenjem s resursima kao i optimalnom razgradivosti. Tvrtka Michaeler & Partner iskoristila je tu priliku i pozicionirala se kao vodeća na
tržištu. U svibnju 2010. u timu je školovan prvi ÖGNI auditor, a pola godine kasnije u počasnom radnom okruženju kriteriji certificiranja prilagođeni su austrijskom hotelskom tržištu. 2011. nakon provjere sukladnosti s „ÖGNI certifikatom“ certificiran je prvi austrijski hotel: Falkensteiner Bad Leonfelden u Gornjoj Austriji. Radi se na daljnjim takvim projektima. Održivost je cjeloviti pristup i na hotelske se nekretnine odražava u potpunosti. To počinje kod odabira lokacije i zemljišta, ide preko korištenja obnovljivih izvora energije, materijala s malim ispuštanjem emisija pa sve do regionalnog stvaranja novih vrijednosti u izgradnji i pogonu. Čak i proizvođači reagiraju na ovaj trend i razvijaju održive proizvode. Kako bi se i nakon završetka izgradnje osigurala održivost u pogonu, tvrtka Michaeler & Partner ušla je u suradnju s Green Globe-om i za to školovala još jednog auditora. ÖGNI i Green Globe samo se za 15 % preklapaju u svojim kriterijima te se na taj način idealno nadopunjavaju. Tvrtka Michaeler & Partner certificira prvi hotel u Austriji i za Green Globe. Pri auditiranju drugih lokacija iskustvo je pokazalo kako nakon završene implementacije pogon od provedenih mjera bitno profitira posebno kod pogonskih troškova.
