GET IN THE GAME: GCNKAA HOSTS ANNUAL TRADE SHOW ON MARCH 14

Get in the game! The Greater Cincinnati Northern Kentucky Apartment Association’s Annual Trade Show is kicking off on Tuesday, March 14, 2023, at Sharonville Convention Center in Sharonville, Ohio, from 5 pm to 7:30 pm. If you were one of the few who didn’t stop by in 2022, here is your chance to see what all the hype is about. Some of the products, services and people you meet may lead you to success in the apartment rental industry.

This year, we have 96 booths with various vendors that supply a product or service directly to the multi-family housing industry. This is your chance to meet and greet them all and - as always - we have free parking, free admission and plenty of entertainment. Food will be available from 5:45 pm to 6:45 pm on the trade show floor. Soft drinks, wine and beer are available for purchase.

This is the biggest event of the year for our Associate members, allowing them to display their products and services to both current clients and potential customers. So whether you are looking for a specific new service or just checking out the latest products available... what better or more fun place to find it?!

Not only is the Trade Show your chance to meet and greet 96 different vendors and broaden your knowledge of the multifamily housing industry, but you can walk away with one of several different door prizes or one of the grand prizes totaling $1000 in cash!

This year, for the grand prize, we once again will have three separate drawings of $200, $300 and $500. Winners must be present and a member of the Apartment Association to qualify. The raffle begins at 7:15 pm and all you need to do to be eligible is visit every participating booth and have your Game Card initialed by the exhibitors. Then drop your card in the Prize Booth and be sure to be present in the hospitality area at 7:15 pm!

Returning this year, courtesy of our VIP Sponsors, we will be giving away three $100 cash prizes every 30 minutes beginning at 5:30 pm! Be sure to pick up your GCNKAA 2023 Cash Drawing Information sheet and drop your business card in the VIP Booth boxes located at our VIP Booths. A MESSAGE FROM THE PRESIDENT

Hello GCNKAA Members!

It is always exciting as March approaches bringing renewal and thoughts of warmer weather! As Cincinnatians, we are all too familiar with on-again, offagain spring and we will see what each day this month holds: will it be warm and spring like...or cold with winter dragging on? I’m in favor of the renewal so bring on the spring!

As we closed out February, what an outstanding line-up of events we concluded! Our committee meetings are in full swing; chairs and members are planning the year and focused on meeting KPIs; the Certified Apartment Leasing Professional (CALP) was offered; and our highly-anticipated State of the Industry General Membership Meeting had our largest attendance of ALL the years that the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) has hosted the amazing Dave Lockard with CBRE. Absolutely remarkable!

One new addition that I am over the moon for is our newly added 2024 Prestige Awards committee. Thankfully when asked, Jordann Morgan with Fath Properties and Todd Hignite with Hearth

March brings our Finance Forum scheduled for Friday, March 3 and a great amount of legislative push with our Apartment Association of Kentucky (AAK) Day on the Hill on March 9 in Frankfort, Kentucky, and the National Apartment Association (NAA) Advocate Conference in Washington DC. Our industry is in unprecedented times and the participation and passion our members produce both locally and nationally is exemplary. Be sure to review the Legislative Update from Pat Crowley to stay current with the issues on which we are focusing.

SOUTHWEST OHIO CONGRESSMAN DAVIDSON NAMED CHAIR OF INFLUENTIAL MULTI-FAMILY HOUSING COMMITTEE

Ohio Congressman Warren Davidson, who represents Hamilton and Butler counties in the U.S. House of Representatives, has been named chairman of the influential Subcommittee on Housing and Insurance. The Subcommittee has oversight of the Department of Housing and Urban Development (HUD) and U.S. housing policy and handles matters related to rental housing.

Congressman Davidson is a native of Sydney – hometown of GCNKAA Ohio Legislative Chairman Justin Seger – who lives in Troy and represents Ohio’s 8th Congressional District. He has meet several times in the past with GCNKAA members and has been extremely helpful in helping the association understand issues being addressed by Congress.

Congressman Davidson was selected for the chairmanship by Housing Financial Services Chairman Patrick McHenry, R-North Carolina.

“While Congressman Davidson is new to my leadership

team, his work last Congress on the Artificial Intelligence Task Force shows he is ready to take on this new challenge,” Chairman McHenry said in a statement. “Warren has always been a constructive voice in the world of technology policy, and I look forward to seeing him apply his unique skillset to this new role.”

Congressman Davidson said he was honored to be selected for the chairmanship.

“I look forward to working with my colleagues on the Financial Services Committee to strengthen public policy within this jurisdiction by solving problems that help these markets better serve the American people,” he said in a statement.

REGISTRATIONS FOR NAA ADVOCATE CONFERENCE OPEN

As the new Congress settles into Capitol Hill, the time has come to introduce members to the rental housing industry. Advocate –NAA’s annual advocacy conference – is the prime opportunity to meet with your representatives by joining rental housing suppliers, property managers, owners and operators in Washington D.C. on March 28-29, 2023.

It is more important than ever to communicate the rental housing industry’s policy stances and priorities to our representatives in Congress following years of pandemic-fueled challenges and political polarization. Sharing the unique operational needs of rental housing is critical, and there is no better way to educate federal lawmakers than in-person in the halls of Congress.

We will connect you with your affiliate for more specific details. NAA will provide guidance for affiliates on scheduling meetings as the conference approaches.

NON-EXHIBITOR ADMISSION POLICY

It has been determined that in order for the significant investment in booth space or sponsorships to be of the highest value and integrity to the exhibitors and sponsors, that Associate Members, their employees and staff, who are not otherwise exhibiting at the Trade Show or a sponsor of the Trade Show, shall not be permitted on the Trade Show floor at any time during the Trade Show. This policy does not apply to any attendance for any Primary or Honorary member of the GCNKAA. The Associate Council requests that exhibiting vendors, GCKNAA Members and staff who witness persons employed by any company who is not a GCNKAA Member, or an Associate Member who is not a sponsor or exhibitor with a proper exhibitor or sponsor name tag, to report such actions to the GCNKAA admission table at the entrance to the Trade Show floor. Any violation of this policy, will result in an invoice to the non-exhibiting, non-sponsoring Associate Member equal to the fee of one (1) 8 x 10 booth submitted to the offending Associate Member Organization. The offending individual or company shall also be banned from all future GCNKAA activities, meeting, or other events, until said invoice is paid in full to the GCNKAA and posted.

THE PROGRAM

The Business Exchange is a trade show-style event where the owner and property management companies are the exhibitors and the Associate Members are the attendees. The Associate members circulate the room in three-to-five minute meetings. This is one of the largest revenue generators for the Apartment Association and the participation of our management companies is critical for its continued success.

OWNER AND PROPERTY MANAGEMENT COMPANY REGISTRATIONS

The Business Exchange Committee has worked hard to make changes to this event to provide a better value for the companies who participate. The biggest change is that we will allow participating property owners and management companies to select the top 10 products or services they are looking to invest in over the upcoming year. We will then match your selections up with our participating associate members who offer that product or service. Your first 10 to 15 meetings will be pre-scheduled using these selections. After the first 10 to 15 rotations, we will revert back to allowing our associate members to meet with any property owners or management companies they would like to meet with that were not on their meeting list.

The only investment we ask of our property management

companies is your time and to donate two $25 gift cards of your choice OR a 30-minute coffee meeting with an associate member. These will be raffled off to participating associate members during the Business Exchange. The Business Exchange offers an easy way to take care of multiple vendor meetings in one location at one time. This is an excellent opportunity to gather the latest price and product information with a personal touch. We respectfully request that owner/management attendees be senior executives who have the authority to make purchasing decisions.

The Greater Cincinnati Northern Kentucky Apartment Association’s 2023 Business Exchange will be held on Tuesday, May 9 from 8:30 am to 11:30 am at the Oasis Conference Center in Loveland, Ohio. Jason Sudeikis is an award-winning actor, comedian, producer, and writer who stars as the buoyant optimist Ted Lasso in the widely popular Apple TV+ series he cocreated. Good to the core, its first season was honored with the prestigious Peabody Award “for offering the perfect counter to the enduring prevalence of toxic masculinity, both on-screen and off, in a moment when the nation truly needs inspiring models of kindness. The first season garnered 7 Primetime Emmy Awards after being nominated for a historic 20.

Following the second season, it once again garnered 20 nominations at the 74th Primetime Emmy Awards, winning four total, including Outstanding Comedy Series, acting awards for Sudeikis and Brett Goldstein, and a directing award for MJ Delaney.

In 2021, Sudeikis was the recipient of two Emmy Awards, “Outstanding Lead Actor in a Comedy Series” and “Outstanding Comedy Series.” In 2022, he won both of those awards for the second year in a row. GOLF OUTING SCHEDULED FOR JUNE 22; FOURSOME AND SPONSORSHIPS ON SALE MARCH 14

On Thursday, June 22, 2023, Aston Oak’s 18-hole golf course will host the Association’s 37th Annual Golf Outing. By using the 18-hole facility to host our event, we can host up to 160 golfers providing even more owners, multi-site managers, property managers, leasing consultants and other vendors for you to meet and greet. Here’s more information on how to get more bang for your buck.

There are NINE types of sponsorships available. You may select the type you want based on the level of participation you want the day of the outing. Hole sponsorships require the most participation while other types require only minimal participation. We strongly encourage all hole sponsors to have a representative from their company sitting at their sponsored hole. IF you cannot guarantee this, we recommend you consider a different sponsorship option that does not involve as much participation. To encourage hole participation, the golf committee will be hosting the Golfer’s Choice Award to the hole voted the best! All will be offered on a first-come, first-served basis.

All sponsors receive signage at the outing, pre-event marketing exposure and public acknowledgement of sponsorship during dinner the day of the outing. Hole and beverage sponsors also have the unique opportunity to create a memorable impression and build relationships at their sponsored hole/station. Beverage sponsors will be listed on the beverage cups distributed during the outing and trophy sponsors will be listed on the trophies. All sponsors are also invited to donate door prizes or give-aways to all participants.

Due to liquor licenses, NO sponsor is permitted to bring ANY alcoholic beverages onto the course. All alcoholic beverages will be provided by the course ONLY. There will also NOT be any beer at beverage stations. Beer and liquor will be provided only by two beverage carts controlled by Aston Oaks employees that will drive around the course all day. AN EV IN EVERY GARAGE

Electric vehicles (EVs) and chargers are seeing a steady influx in apartment communities nationwide. The type and number of such stations can be a riddle as they gauge current and future demand for what has become a prime amenity in some locations.

MEB Development’s Bella Victoria community in Mesa, Ariz., has powered ahead with its ambitious installation of a versatile, personal EV charger in every resident garage.

The new development is hoping to attract new Tesla, Ford and Rivian owners with powerful, Level 2 electric vehicle charging.

The popularity of EVs is on the rise with Kelley Blue Book reporting more than 800,000 new vehicles sold in the U.S. in 2022 – a 65% increase from the previous year.

And with the new federal tax credits and incentives, sales are expected to nearly double in 2023. As more and more consumers choose these eco-friendly and fun-to-drive cars, the charging infrastructure, especially in rental communities, will have to keep pace with the growth.

Installation cost per charge port was approximately $4,600, which includes upgraded SRP (Salt River Project) transformers, 200-amp electric service panels in every unit and the actual 50-amp circuit for charging.

public EV chargers on the property, but very few communities will have individual, private charging ports for every unit.

He said there are no additional EV fees as part of the rent. Each renter pays only for the energy they use.

Currently, less than 10% of its residents drive EVs.

“We expect that to double in 2023 and surpass 30% in 2024,” Hassell said.

NO WAITING OR HIGHER FEES

One of the biggest problems when charging in multifamily properties is they typically have just three to five stations that are almost always occupied and are often located in the back of the community, away from where people live, Hassell said.

“Also, residents are generally required to pay higher fees to access these services and sometimes have to wait hours before their cars are fully charged.”

The EV chargers at Bella Victoria are not like a lot of community chargers in the traditional sense. Instead, they are private “home-charging” ports, and Bella Victoria provides the circuit to charge.

The residents then provide their own charger for whatever brand of car (usually built into the car) and just plug into the Bella Victoria system.

Any Level 2 compliant charger will work with this system including Blink, EVGo, ChargePoint, Tesla, etc., MEB said.

For most residents, the Level 2 charger is already built into their vehicle. For example, with Tesla Model Y or Model 3, they simply plug into the apartment home’s system, using the equipment that came with their car, and walk away. The energy system runs through SRP, one of the largest power and water utility companies in Arizona.

The system works just like an electric plug in the house. Each resident has a dedicated SRP meter that provides electricity to the unit for tankless water heaters, HVAC, appliances, regular outlets and EV chargers. All energy usage, including EV charging, shows up on their SRP electric bill every month.

“With EV charging, the resident can program their car to charge at night (off-peak), when rates are the least expensive,” he said. “Residents are charged directly by SRP for any electricity they use (peak and off-peak). There is no upcharge by the community. For example, a Tesla Model 3 or Model Y costs about $6 to fully charge at home; 300+ miles of range for the price.”

Bella Victoria was able to install and maintain the charging ports on its own. The community has not tapped into any third-party involvement so far. Its electricians installed all the gear, which includes 800-amp SES gear from Cutler-Hammer and Square D for every building with upgraded transformers from SRP, 200-amp electric service panels for every unit and a 50-amp circuit in every garage.

For maintenance, most of the challenges are handled by its onsite technicians. If not, the community uses licensed electricians for any bigger issues that come up.

“Our residents really like having their own, private charger,” Hassell said. “With fuel prices likely to climb again, more and more people are opting for energy-efficient EV models and we’re proud to support this transitional lifestyle.”

MEB COMMITTEES’ GOOD INTENTIONS

This effort is part of MEB Management Services’ recently formed Sustainability Committee, created in hopes of making more communities it manages energy- and eco-friendly, according to Debbie Holder, Vice President of Operations at MEB Management Services.

One of the committee’s goals is to make environmentalism easier and cheaper so residents and property owners will be more likely to choose sustainable living.

“Inconveniences coming from a lack of charging infrastructure or limited community charging stations can often deter people from purchasing the more environmentally conscious EV,” Holder said.

“We know that a large portion of emissions come from manufactured buildings, so we created the committee to help reduce our portion and support local apartment communities by doing the same. Bella Victoria is a perfect example of sustainability in multifamily housing through their EV capabilities and other green initiatives.”

But with so many new platforms and options to meet the insatiable demand for realtime, self-serve data for both clients and onsite teams, growing tech stacks can pose a problem for delivering the right data to the right people at the right time.

In fact, in a Harvard Business Review study, only 26.5% of companies reported actually feeling confident that they did a good job of embracing data. That’s partially because data and its governance can be scary. Having multiple stakeholders, data reporting tools and platforms can pose significant challenges for operators.

However, a thoughtful integration strategy can create a sophisticated tech stack that benefits everyone. A system of checks and balances between corporate and field teams, as well as implementing focus groups and fact-checking will ensure accurate, rich data that can be embraced by all.

Institutional investors will have different needs than a single property. Knowing a specific property’s goals, such as renovations, occupancy or rent, and tailoring that data for them will drive change. People need to know the value of the data they’re being given. If they care about it, it applies to them, and it can help them

reach their goals, they’re more likely to buy in.

Consistency can also be a major red flag to watch for. For example, defining your company’s “data dictionary” is of upmost priority to start aggregating reliable data. An agreement on a few, targeted KPIs will also help people work toward the same goals.

After obtaining agreement on the necessary data points, training and getting people on board is essential to implementing and using it. For Jenn Kloett, Marketing Director at First Communities Management, “Training and data go hand in hand.” It’s important to show people the bigger picture and the “whys” behind the data order to facilitate the “aha!” moments people need to take their properties and their careers to the next level.

“Training, overall is going to be the biggest key, including communication and repetition, but understanding where people are coming from and why is going to be the biggest part,” Kloett said.

When implemented for progressive change within an organization, data can be one of the best tools.

“People are afraid of data, but when you can look at it side by side, it can actually be a motivator, it can drive promotions and careers,” says Wendy Dorchester, Senior Vice President of Operations at Pegasus Residential. “Data is not only used to look at a property’s performance and their value and how they’re doing, but it’s also all about the people and their performance. [Data can be used to] drive conversation, to drive connection and to also propel people’s careers forward.”
