Wow! It’s May 2023 already?
It amazes me how quickly the year speeds by, however with the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) offering so many outstanding events, it all makes sense.
The month of May will be no different with kicking off education by hosting the Certificate for Maintenance Technicians course (CAMT), and the Certified Apartment Manager (CAM) designation.
We will then join for our Annual Business Exchange on Tuesday, May 9 at the Oasis Conference Center; the Independent Rental Owners (IRO) Forum on May 11; the 2023 Day at the Races at Belterra Park on May 18; and closing out the month with an outstanding NextGen Happy Hour offering Speed Networking on May 24. This will be a very busy month showcasing the benefit of our membership with this great organi
zation.

The past 1.5 years of serving as your GCNKAA President has left me humbled and honored! The reality is that the first few months simply allow a person to grasp a solid understanding of the position, and the last half of the first year the balance begins to adjust. Year two however has been a pure delight. I want to acknowledge our amazing Board of Directors for the immense support as we navigated new waters. Our members have outstanding leadership that truly looks out for the best interest of multifamily housing and enhancing membership within the GCNKAA. Thank you to all on the GCNKAA Board for all you do!
I would also like to share a thank you to the Associate Council! This year, many changes have been made to enhance performance of the council through leadership, accountability, and taking action. It is noticed with great gratitude! Thank you to the Council leadership team and members. The GCNKAA thrives due to the immense dedication of those serving!

PETITION DRIVE LAUNCHED TO FUND AFFORDABLE HOUSING WITH CINCINNATI TAX INCREASE

A petition drive has been launched to create an affordable housing development program that would be funded with an increase in the City of Cincinnati’s payroll tax.
Cincinnati Action for Housing Now claims it has already collected more than 2,000 of the 10,000 required signatures needed to place the issue on the 2024 ballot in Cincinnati. The group says that if placed on the ballot and passed by the city’s voters, a .03 percent increase in the city’s payroll tax would generate $40 million to $50 million a year to spend on developing affordable housing.
The groups had appealed to city council to place the issue before the voters. But when council refused to act, the petition drive was launched. If the required number of signatures is collected, council will then be required to put the issue on the ballot next year.
Organizations that are part of the grassroots effort include The Greater Cincinnati Homeless Coalition, OTR Community Housing, Homeless Clearinghouse, Pro Seniors, Community Shares of Greater Cincinnati, Affordable Housing Advocates (AHA), ACLU Ohio and the Cincinnati Federation of Teachers.
WHAT IS NAAPAC?
If you are in housing, you are in politics. From fair housing to flood insurance, energy to the environment, the 535 members of the US Senate and House of Representatives play a huge role in shaping the policy and economic climate for the apartment housing industry.
It takes not only the collective power of the NAA, but also the work of individuals at the grassroots level to make sure we, as an
industry, are at the table and not “on the menu” when important policy decisions are made.
NAAPAC is the bi-partisan political action committee that supports Congressional candidates who represent good government and understand the needs and concerns of the apartment housing industry.
NAA is prohibited from using general account funds such as membership dues or other revenue to contribute to federal elections. That means NAAPAC, by pooling the individual contributions of NAA and affiliate members, is the only vehicle through which NAA and its members may participate in the political process. NAAPAC may only accept personal contributions from members of the NAA and its affiliates.
Any funds collected are disbursed directly to the campaign of a candidate or incumbent member of Congress. This “hard money” donation is heavily regulated and monitored by the Federal Election Commission (FEC).

Jason Sudeikis is an award-winning actor, comedian, producer, and writer who stars as the buoyant optimist Ted Lasso in the widely popular Apple TV+ series he co-created. Good to the core, its first season was honored with the prestigious Peabody Award “for offering the perfect counter to the enduring prevalence of toxic masculinity, both on-screen and off, in a moment when the nation truly needs inspiring models of kindness. The first season garnered 7 Primetime Emmy Awards after being nominated for a historic 20.
Following the second season, it once again garnered 20 nominations at the 74th Primetime Emmy Awards, winning four total, including Outstanding Comedy Series, acting awards for Sudeikis
and Brett Goldstein, and a directing award for MJ Delaney. In 2021, Sudeikis was the recipient of two Emmy Awards, “Outstanding Lead Actor in a Comedy Series” and “Outstanding Comedy Series.” In 2022, he won both of those awards for the second year in a row. He was also awarded a Golden Globe for best actor in a Television Series – Musical or Comedy, a Screen Actors Guild Award for Outstanding Performance by a Male Actor in a Comedy Series, and a Critics Choice Television Award for Best Actor in a Comedy Series. The Writers Guild of America awarded Sudeikis and the show “Best Comedy Series” and “Best New Series.
Best known for his amazing work on Saturday Night Live, Jason made an even bigger name for himself in tentpole comedy films. In 2011, he starred in the hit comedy Horrible Bosses. Quickly thereafter he found himself again alongside Jennifer Aniston and Jamie Foxx in the smash sequel Horrible Bosses 2. His hilarious performance as a small-time pot dealer David Clark in We’re the Millers in 2013 helped the film make over $270 million at the box office.
Jason’s recent work includes dramatic turns in Nacho Vigolando’s sci-fi thriller Colossal opposite Anne Hathaway, Alexander Payne’s Downsizing alongside Matt Damon, and Kodachrome opposite Ed Harris. Jason also stars in the dramatic thriller Driven where he plays conman-turned-FBI- informant Jim Hoffman as he and his handler take down the mysterious, wealthy, and drug-embroiled millionaire John DeLorean (played by Lee Pace). He also starred alongside Jessica Biel in the indie drama The Book of Love, played legendary Jesse Owens coach and mentor, Larry Snyder in Race, and won viewers over as Jake in Leslye Headland’s Sleeping with Other People. Other recent films include the 2016 heist comedy Masterminds alongside Zach Galifianakis and Kristen Wiig and playing Principal Brown in the film Booksmart.

Best Company Logo - Any owner or property management company is eligible. Judged on theme, typeface, overall graphic, design and execution of the logo in various applications (digital presence, signage, other collateral). On Thursday, June 22, 2023, Aston Oak’s 18-hole golf course will host the Association’s 37th Annual Golf Outing. There are NINE types of sponsorships available. You may select the type you want based on the level of participation you want the day of the outing. I think all of us are ready for May flowers from all the April showers! We have experienced a wild rollercoaster ride of weather in April, all of which is not surprising in Ohio. I am definitely looking forward to warmer temperatures, flowers, longer evenings and the overall rebirth that spring brings to us all!
We have so many wonderful things to celebrate, one of which was our 5k for Rent! We had more than 270 registered attendees this year and BEAUTIFUL weather! The funds raised will support those in need of rental assistance…. Remarkable event! A special THANK YOU to Jordann Morgan with Fath Properties, Susan Peck with the Apartment Association Outreach, and the entire 5k for Rent Committee for all of their hard work, planning and volunteer efforts to make this such a successful event. In addition, a special THANK YOU to our event sponsors, as we all know, the success of the event would not be possible without your support of AAO.
We have our first senior event of 2023 coming up on May 12, a luncheon at Central Parkway Place, an ERS community. What a gift it is to give back to our elderly community. We are grateful for the opportunity to spend time with these wonderful individuals and hopefully brighten their day.

Headlines about significant job layoffs are appearing almost daily as the country moves into 2023 with “recession” on many minds.
Workforce reductions have mostly been in the technology industry, but lately, they are showing up elsewhere. But not in apartment management.
Apartment management professionals say this industry is one that has proven resilient in the face of economic downturns – including significant ones.
“In the prior recession years, I did not see any site-level or corporate-level layoffs occur,” says industry veteran Julie BrawnWhitesides, CPM, Director of Asset Management, Vintage Housing.
“In this current economy, we are still facing a labor shortage in our industry, especially for maintenance positions – so it’s doubtful there will be any layoffs in this group of associates, especially.”
Fortifying this opinion, operators says that with so much apartment development on the way this year and beyond, that will equate to more jobs for the industry.
“It has been said that when the economy takes a downturn, we see more renters, and when the economy is on the upswing, more apartments are developed – which ultimately means more renters as well,” Brawn-Whitesides says.

“Well positioned organizations will be able to take advantage of their current talent pool to combat current labor shortages that will continue to exist in the near term.
“Customer expectations continue to increase relative to the service and living experience at our communities. When we can look at staffing holistically, rather than by location, it allows for economies of scale as well as greater flexibility in how our human resources can be applied to enhance our prospects and residents overall experience,” Giannoni says.
Wendy Simpson, MBA, Senior Vice President of Marketing, Edgewood Management | Vantage Management, says her onsite teams’ responsibilities continue to evolve, and that she is using technology to support the business and her teams equally.
“For us, it’s not about replacing people with technology,” says Simpson.

“It is important to note that technology cannot fully replace the human element in property management, as it can’t build relationships, resolve complex issues and provide the personal touch that many prospects and residents appreciate, especially in the active adult community,” Brewer says.
“Property management requires human skills such as problem-solving, negotiation and decision-making, which technology cannot fully replicate today. This will change with the AI tsunami that will make landfall in the multifamily industry this year.”
FACING NEGATIVE NOI, PAYROLL COSTS WILL BE EXAMINED
Paula Munger, CRE®, Vice President, Research with the National Apartment Association, says a case that property management jobs are recession-proof can “certainly” be made.
“After all, we have been deemed an essential industry during the pandemic,” Munger says.
In the final of a series of monthly surveys of NAA members from April to September 2020, Munger asked about changes to staffing: 62% had no changes to staffing during the pandemic
downturn and 14% actually hired new employees; 12% either furloughed or laid off employees.
“That’s not insignificant,” she says. “Generally speaking, our members seem cautiously optimistic about 2023, but certainly, those anticipating negative NOI –and they are few and far between – will have no choice but to look at payroll costs.
“‘Labor hoarding’ will continue, though, unless we see some sizeable cracks in the labor market – and we’re definitely not there yet.”
CAN’T FIND WORKERS, CAN FIND TECHNOLOGY
Brawn-Whitesides says there could be a shift toward hiring more part-time workers rather than full-time employees and reducing hours of operation if necessary.
Karen Kossow, Marketing Director, Paradigm Companies, says within her company, there’s no talk of any layoffs. “We’ve continued to have issues with hiring,” she says. “Our ability to fill positions is improving, but still not where we need to be.”
In response, Kossow says that for a good while her company has been using AI and video technology in its online leasing processes.

of the burdens off our leasing teams, especially those with staffing challenges,” Kossow says.
To combat a shortage of maintenance staff, Paradigm uses a program that has residents submit maintenance requests to an outsourced person through a digital tool that can reply via text to the resident, asking for more details.
“If it’s possible for the resident to fix the issue themselves –such as replacing light bulbs, resetting garbage disposals or breakers, etc. – they will ask the resident if they’d like for the representative to video chat them through how to do it themselves,” Kossow says.
“If the resident doesn’t want to, that’s fine and it goes through the normal ticket process,” she says.
Brawn-Whitesides says centralized processes are good for efficiency, but she’s not sure they are good for residents’ overall experience.
“It might make it easy to pay rent online,” she says, “but don’t close the office to residents who want to meet with a management rep or a maintenance rep. These relationships make a huge difference in retention.”
But she says there may be a segment of renters – such as ultraMillennials – who desire full automation: for a reduction in people, “but not a reduction from a consistent, every-property-should-do this perspective.”
Simpson says Edgewood Management |Vantage Management is using chatbots to assist with more than 1,500 greetings each month, which lead to tour appointments.

won’t find a property manager anywhere who wouldn’t like to have that kind of time back so they can focus on managing and supporting their teams and their customers in other impactful ways.”
However, she says she doesn’t see any of today’s technology performing the duties of any one entire position.
“Even still, I believe our industry needs to shake the dated thinking of being physically present for every touch point with a customer,” Simpson says.
“Our customers have been showing us for years now that they want to self-serve conversations, tours, payments, leasing and maintenance.”
UPSKILLING AND RESKILLING BRINGS JOB SECURITY
Nichole Oswald, Regional Manager, RPM Living, says when there’s a change in management companies, people might find themselves out of work, “but there are always companies that are hiring. For the confident and driven, a management change and/or disposition is not an issue.
“In a perfect scenario, centralized leasing may reduce onsite staff – and this approach is usually requested by ownership to reduce onsite headcount – but typically, the overall headcount does not change too much.”
Instead, Oswald says, “a leasing consultant might switch to a leasing coordinator role in a centralized model. An assistant property manager may switch to a bookkeeper role in a centralized model, etc.”
Oswald says the beauty of the apartment industry is that there are so many paths available to people, which creates a unique longterm career trajectory.
Brewer says it’s more important to ask whether property management team members are upskilled or reskilled enough to weather the oncoming impact of centralized and AI-fueled business models.
“Yes, there are scenarios where technology is performing some of the traditional workflows carried out by team members,” he says.
“Therefore, property management professionals who can adapt and work alongside technology, such as learning how to use iterative AI tools, are in a better position to maintain their employability in the multifamily space, as it will enhance their productivity and efficiency, making them more valuable to their respective companies.”
