Coming of Age Unless you’ve been trapped under a pile of bricks somewhere, you’ve noticed Southlake is under some serious construction. Living through the current development is giving me the sense that 58 could be the new 15. Incorporated in 1956, Southlake is, at least on paper, nearing retirement age. But the heart of the city opened for business in 1999 and is still young—and via recent construction a little restless. Perhaps the city, with its recent growth spurt, is more like a teenager than an AARP cardholder? As I write this letter, our population is estimated at just under 28,000, while future projections call for 34,000 residents upon final build out. When you factor in housing developments currently under construction like Carillon and The Garden District, it is safe to say the majority of the new home lots have been spoken for. Highlighted by Park Village, Carroll Pointe and Kimball Oaks, there are several new commercial developments that could have you saying the same for the city’s retail market. In the coming months these three will bring over 350,000 square feet of shopping and dining to the city—more than the first phase of Southlake Town Square. Geography, demographics and a little patience from our city’s forefathers, have led to many successful businesses calling Southlake home. As these large-scale developments are completed, Southlake will begin to fill out its retail core. More proof that the city’s tax base continues to build an enhanced residential infrastructure—ground has broken on The Marq, Southlake’s long-awaited Community Recreation Center. But alas, all of these recent additions come with that unmistakable and unavoidable gawky phase of development. Dirt, bricks and traffic all pile up like the hormonal indignation of teenagers coming of age. But eventually it will all disperse in the wellchoreographed dance of maturation. Yes, Southlake is growing like a weed, and we all are experiencing some growing pains, but these construction zones, like our kids, will soon reveal their true potential.

CISD SENIORS RECOGNIZED BY NATIONAL MERIT PROGRAM A record 22 Carroll Senior High School students were named National Merit Semifinalists, and 46 received the honor of being named to the Commended Students list in the 2015 National Merit Scholarship Program. In addition, 14 other students were recognized in the National Hispanic Recognition Program. These individuals were lauded for their successes by CSHS Principal Shawn Duhon. “These 82 students have done a phenomenal job putting Carroll Senior High School on the map.” Senior Anthony Munson was named a National Achievement Program for Black Americans Semifinalist in addition to being one of the 46 National Merit Program Commended Students. Also, Senior Kamal Phelps was named one of the National Achievement Program for Black Americans Outstanding Participants. Kamal scored in the top 3 percent of more than 160,000 Black Americans who took the PSAT in October 2013.

DRAGONS TAKE HOME FIRST DISTRICT 7-6A TITLE After the realignment of the brand new 7-6A district, Dragon fans looked forward to rehashing historic rivalries with Coppell, Colleyville Heritage and Euless Trinity. The 2014 regular season featured; the return of an old friend, overtime trick plays, stifling defensive stands and come-from-behind victories, which repeatedly proved Hal Wasson’s team had the will to win. With an undefeated regular season for the ages, the Dragons (10-0) took home the first ever 7-6A district title. Along the way, the team gained national rankings within the top twenty from both USA Today and MaxPreps.

DRAGON OBSERVATORY OPENS AT JOHNSON ELEMENTARY The new Dragon Observatory has opened at Johnson Elementary, made possible through a grant from the Hudson Foundation. The observatory will give astronomy students at CSHS the opportunity to use the facility for their studies and also research. Returning to his alma mater, Astronomy Teacher Sam Graff (CISD graduate 2003), now teaches his love of stars, planets and the galaxy to his high school students. The observatory will be available for other grade levels to experience as well. The observatory will not only be available to students, but to the Southlake community as well. Graff will also be leading community outreach star gazing nights. The Hudson Foundation grant also covers the purchase of a portable star lab to be used by both students and members of the Southlake community.

FIVE DURHAM STUDENTS CHOSEN AS FINALISTS IN ANNUAL POETRY CONTEST Of the ten students who ranked as Junior Division Finalists in the 25th Annual Red Steagall’s Cowboy Gathering’s poetry contest, five hail from Carroll ISD’s Durham Intermediate School; McKayla Richardson, Heloise Hoffman, Kenton Faltys, Braeden Patterson and Izzy Stiborek. The poetry contest was just one of the events that were part of the annual celebration held at Fort Worth’s historic Stockyards. To compete, students were required to wear western-themed attire and recite their poems from memory in front of an audience and judges.

CSHS CHORALE PERFORMS WITH OSU CONCERT CHORALE Oklahoma State University’s Director of Choral and Vocal Studies Dr. Z. Randall Stroope, invited the top choirs from four area high schools, which included the Carroll Senior High School Chorale, to perform with the OSU Concert Chorale. The combined choirs took part in a performance of some of their most engaging chorale works in a concert titled The American Journey. Stroope also invited two renowned composers, Morten Lauridsen and Matthew Harris, to work with and direct the choirs. Spending countless hours practicing for the performance, the CSHS Chorale, under Director Marla Ringel and Associate Director Bradley Kerley, had seven weeks to prepare for the concert.

COUNTY UNDER BURN BAN UNTIL JANUARY 2015 According to the Tarrant County fire marshal, a 90-day outdoor burning ban was approved by the county’s commissioner’s court Oct. 7. “The unincorporated areas of Tarrant County have been determined to be under drought conditions by the Texas Forest Service,” said the fire marshal. These conditions have prompted the request for a ban on outdoor burning in an effort to protect lives and properties of the residents in Tarrant County. Residents of Tarrant County are urged to help. “For residents in the rural areas, we suggest that you make sure that you keep an area of approximately 30 feet mowed around your home and outbuildings to prevent a fire from reaching your structures,” the fire marshal said. LOCAL BREWERY BRINGS HOME GOLD MEDAL FOR ALE Grapevine Craft Brewery placed first in the English Brown Ale category for their Sir William’s English Brown Ale at the Great American Beer Festival in Colorado. The brewery took home a gold medal in the competition, which featured more than 5,000 entries. Industry professionals from around the world were invited to taste beers in each specified style category —without knowing the beer name. According to their website, the GABF awards gold, silver and bronze medals for excellence in 90 beer-style categories but does not necessarily award medals to the top three finishers in a particular category. When judges decide a category contains three excellent examples of the style, they award gold, silver and bronze medals for the first, second and third place beers, respectively. Grapevine Craft Brewery also had the opportunity to participate in North Texas Beer Week in November. They hosted a number of events for the week-long celebration, including the unveiling of their new brew: Night Watch Oatmeal Stout.

THE FOUR ATTRACTIVENESS FACTORS A Q&A with Dr. Michael Vennemeyer Is beauty in the eye of the beholder? “Not really!” says Southlake Plastic Surgeon Dr. Michael Vennemeyer. “There are a lot of studies revealing humans have a built-in set of criteria for what we consider attractive. It’s fascinating, because these measureable factors have been shown to transcend culture and ethnicity.” Read on to learn how you can harness the science of physical attractiveness. Q: What things make people attractive from a physical standpoint? A: There are four basic things everyone’s brain is designed to look for: youthfulness, symmetry, proportion and gender-specific traits. Symmetry means both sides of your body, most importantly the face, are mirror opposites of each other. No one is perfectly symmetrical, but more symmetrical faces are rated as more attractive. Proportions refer to comparative measurements between parts of your body. There are certain proportions like your waist to hip ratio that have a dramatic effect on attractiveness. Gender-specific traits are features that appear masculine or feminine. Men and women are judged to be more attractive when they have strong features corresponding to their gender. Q: Should this mean anything to someone considering plastic surgery? A: Absolutely! Most people seeking plastic surgery want to look like a better version of themselves, not someone completely different. When a patient discusses their goals, I use these concepts to help them understand what changes will make them look better and avoid changes that may look weird or unnatural.

For example, some nose surgery patients look much better with a small chin implant to balance their face. I discuss this with patients when it’s applicable. The end result can be so much better than rhinoplasty alone. Proportion is also very important when it comes to selecting breast implant size. I use a series of measurements and aesthetic analysis to recommend a range of implants that will look proportional for a woman. With the sizing system we have, she can “try on” implants and find the size she loves within the range of implants that would look great on her body. Q: What things can people change without surgery? A: Facial appearance can be improved a great deal for many people with non-invasive treatments alone. Youthfulness is one of the major factors that influences perceived attractiveness. Botox and filler can provide natural-appearing improvement if injected by a skilled individual guided by these principles. Plastic surgery aside, what you wear can influence the appearance of your body tremendously. Studies show men are most attracted to women with a Waist to Hip Ratio of 0.7. This means the circumference of your waist is 70% of the circumference of your hips. This creates the classic feminine curve from your waist to your hips. Your dress size is less important--the proportion is key. Finding clothes that give you this ratio can make you look more feminine and attractive. If this fails, body contouring is an option. Q: Has science reduced a plastic surgeon’s job to measurements and calculated changes? A: In my opinion, artistic insight is even more important when there are “rules” about attractiveness. I merge these concepts of attractiveness with an individual patient’s preferences to create a customized plan. It’s not about following a recipe or doing the same thing every time. This keeps me excited about what I do and helps me create natural results for my patients. It’s almost time for New Year’s resolutions! Next month Dr. Vennemeyer answers our questions about getting our core areas ready for spring.

Q: What are some examples? A: For rhinoplasty (nose jobs), I consider the ideal size of the patient’s nose based on their facial structure. I also look at other factors that may make the person a more attractive version of themselves. Women should have a feminine appearing nose and men have a masculine appearing nose (gender-specific traits). Another ingredient is making sure that overall facial balance is present at the end of the procedure (proportion). 20 • DEC 14

TRADER JOE’S SOUTHLAKE TO OPEN FEB. 20, 2015 Trader Joe’s, a unique, neighborhood grocery store with foods and beverages from the exotic to the basic, has scheduled a Feb. 20, 2015 opening day for its Southlake store. GARY FICKES SET THE TONE EARLY FOR QUALITY DEVELOPMENT IN SOUTHLAKE

W

e all know how the story ends: Forbes names Southlake the most affluent neighborhood in America, businesses and families flock to the area and its family-friendly culture – exemplary schools, well-kept parks and recreational facilities, world-class shopping, and, of course, the state champion teams bearing the Carroll Dragon name. But how did that happen? How does a city that didn’t even have basic infrastructure until the early 1990s overtake New York and San Francisco in a 2008 Forbes listing of the “Twenty Most Affluent U.S. Neighborhoods”? To find out, we stopped by Southlake Town Hall and sat down with straight-shooting Tarrant County Commissioner Gary Fickes, a native of Houston who has lived in Southlake since 1982 and served as mayor from 1989 to 1996, key growth years. Fickes became involved in local politics the way so many others have before him: There was an issue he had a personal stake

in. Right about the time he began construction on his new house in Southlake, D/FW Airport began construction on a runway that would send planes directly over his home. He banded together with a group of neighbors, the city backed them, they filed a lawsuit – and, of course, … lost. But that was just an early battle in the fight to shape Southlake as the nearby regional airport became international in scope and started to attract more and more people to the area. “From that, I was asked if I would be interested in being on the Planning and Zoning Commission,” Fickes says. His community engagement didn’t stop there; he later became chairman and then president of the Chamber of Commerce. Back then, in the mid- to late ’80s, things were somewhat simpler. “There were only about 5,000 people who lived here,” Fickes says. “It wasn’t really difficult to very quickly know who the main businesses were; the main business leaders, who were the civic people who were involved with the community, the schools. It was a lot smaller community than it is today.” Still, during that time, there was a lot of “confusion,” as Fickes so graciously puts it, amongst town administrators. “I said, ‘Hey, I’m a business guy, I can handle this.’ So I ran, and nobody ran against me,” says Fickes, with a smile.

“Southlake was in kind of a unique position, in that we hadn’t grown,” he says, referring to the meteoric rise of nearby cities, such as Grapevine and Colleyville, during that time. “Everything around us was growing, but we didn’t grow,” Fickes continues. “It’s something people never really think about, but until Southlake got sewer, which happened about 1990 [when Southlake joined the Trinity River Authority], we couldn’t develop.” About that same time, the city approved the first of many major subdivisions, Southridge Lakes, with around 300 homes. “That subdivision was kind of different than anything else in Southlake,” Fickes says. “It had amenities for its residents – private amenities that were maintained by the homeowner association. It was fairly high-end for the area.” That new buzzword, “amenities,” proved to be a boon to the city. Along came Timarron, the biggest subdivision in the city, with its golf course development and loads of private, resident-only offerings. “From my perspective as a mayor, that didn’t bother me because that was costs that the city didn’t have to spend. And, more importantly, it was costs the city didn’t have to spend on maintenance, forever and ever,” Fickes says. “So we have some really fine public parks, but we have some really nice amenities for all the residents within their subdivision that those residents take care of and cover the cost of.” The bar was set. “Anybody coming in —and there were a whole bunch of other subdivisions working on coming in — had to hit that bar or go over it,” Fickes says. As more people moved within the 23 square miles of Southlake, the 16-county North Central Texas Council of Governments (NCTCOG) association, which assists local governments in planning for the future, came in and determined Southlake’s target population should be at a jaw-dropping 65,000 - 70,000 people. Um, no was basically the response they got from the city. “We, as local elected officials kept saying, no, were not going to be. We’re going to be maybe half of that,” Fickes says. “When I was mayor, we put into place a zoning density of 2.18 lots per acre,” Fickes says. In other words, if you’ve got 100 acres, you can do 218 homes, which amounts to about a half-acre density. “You go look at towns like Frisco,” says Fickes, referring to the population explosion in that area during the past five years. “It’s full of multifamily and apartments and highdensity. That’s not us. Never has been us. And its not going to be us.” From the beginning, city leaders knew what they were after. Even dating back to the ’60s, there was always some kind of plan in place. (Today, the Southlake 2030 Plan defines the community’s values and acts as a blueprint for the city’s future.) But during the high-growth years, they were on a mission. “Our number one goal – number one – was let’s get the highest quality we can get. Let’s not settle,” Fickes says. “We could look around and see a lot of things that we didn’t want to be,” he says, referring to the old Northwest Highway in Grapevine and particularly what Highway 26 through Colleyville used to look like, due in large part, to fragmented zoning up and down that stretch of land. “They had some real junk,” Fickes says, before acknowledging the strides Colleyville has made in the past 10 years. A town littered with random independent structures in various

states of repair was not what Southlake was after. “We really wanted quality development,” Fickes says. “We turned down some things at certain times and set some standards. I think one of the best things we ever did was we created a corridor overlay ordinance that took in Southlake Boulevard and Highway 114.” That ordinance created very stringent masonry and landscape requirements, sign restrictions, setbacks, even parking lot guidelines —there would be no vast sea of concrete ­—for every nine or 10 parking spots you would need an island, landscaped and irrigated. They knew what they wanted, and what they didn’t. “We wanted to eliminate the big box,” Fickes says. Still, Walmart made inroads and arrived in the mid ’90s. “They came out here and built one of those big two-tone cinderblock dark blue/light blue Walmarts, and everybody hated it,” Fickes says. “The first thing we did that probably kind of upset them is that we wouldn’t let them put all their paraphernalia out in the parking lot,” he remembers. Amidst Walmart’s plans for expansion a decade or so later, they moved to Grapevine, right on the border of Southlake. In no time, the big blue box was gone. The same rules applied to other comers, including Home Depot and its landscape center that spills out into the parking lot. While they were going through the zoning process, back at the Home Depot’s headquarters in Atlanta, “Everybody was referring to the Southlake Home Depot as Chateau Depeaux,” Fickes says with a chuckle. “Instead of just building a tilt-wall building, we made them put some rock in it, change up that ugly painted mansard orange roof,” he says. “We made them do some things. They couldn’t build their box. We made them do what we call architecture articulation.” Of course, retailers aren’t big fans of articulation. It’s a hassle. It increases their costs. But, for Southlake, it wasn’t just a matter of aesthetics. “It’s gives the community longterm value,” Fickes says. “And it gives the owner long-term value. Their buildings are worth more money to them – and on the tax rolls.” And that was it. “It was just a matter of saying this is our standard, and you have to meet it if you are going to come play,” Fickes says. “After a year of that, everybody goes ‘You’re right. This is a great market. We want to be there. We’re willing to do that to be there.’ ” Fortunately, for commercial properties, the bar had been set early for campus development. In the mid ’80s, IBM partnered with high-end developers to create the Solana


complex. “From a commercial standpoint, they kind of set the tone,” Fickes says. The project was master planned by world-renowned Mexican architect Ricardo Legorreta. He also designed the Fort Worth Science and History Museum. At around the same time, the expansion of what was then a farm to market road (now Southlake Boulevard) and 114 started to become a priority, but it would be the mid ’90s before a ribbon cutting took place. “In 1995, the guys who did Southlake Town Square showed up,” Fickes says. They were ready to transform 130 acres, once home to a chicken farm, into something more. “We all envisioned this to be the center of the town,” he says. “In the ’90s, everybody’s thinking malls. I was quoted somewhere as saying, ‘We don’t want a mall.’ And we didn’t – as a

community.” Still, that comment warranted ridicule from the local media “for wanting something a little less intense —like what we ended up with,” he says, laughing. Fickes was in office for the initial zoning and set up, but gives Rick Stacy, who succeeded him as mayor, much of the credit. Turns out businesses want to invest in cities with a stable local government that clearly defines what you can and cannot do. “You’ve got to have local government that’s predictable —what you’re told today will be true 10 years from now,” Fickes says. Much of the city’s success can be attributed to how well city leaders worked together during the early growth years. “It’s not what I did. It’s what we, as a council, did,” Fickes says. “It wasn’t me. It was a whole bunch of people —city managers, other council members —it was us as a group. I take great pride in that the years I was mayor, my councils, we all worked very, very well together. We had no major fighting. We really accomplished a lot of work together.” Over time, as property values grew, so did land value and vice versa. “It’s not uncommon at all for somebody to pay half a million dollars to a million dollars for a piece of land to build their home on,” Fickes says. “That’s fairly common.” “The schools are great,” he says. “They come here for the schools, but they love the community. They may get transferred away, but when they get a chance, they come back.” And they don’t want to leave, but Southlake is just about built out. Fickes expresses a sentiment shared by many who built large homes in the area during the sprawl of the ’80s and ’90s. Now in his mid 60s, Fickes has lived in Southlake since his kids, long since grown and gone, were babies. ‘I don’t really want to leave,” he says. “What we’re hearing from residents is, ‘I really like it here, and I really don’t want to move, but I don’t want to stay in this house.’ So it’s a challenge: Where do you go next?” In the end, the late start Southlake got turned into an advantage - they had the benefit of hindsight. “We had a blank canvas,” Fickes says. “We could have painted this city anyway we wanted to. I’m not so sure we totally knew what we wanted, but I think we all had a pretty good idea of what we didn’t want. We had the opportunity to do things a little differently.”

BEST JAW DROPPING MOMENT Grubbs Infiniti had Carroll’s license-wielding students in frenzy over its popular Drive2Excellence program. In the program students earned raffle tickets based on academic achievements. Throughout the school year 20,000 raffle tickets were earned by students competing to win their chance at an Infiniti car lease. Surprised to say the least, CISD junior Lauren Dooley drove away as the grand prize winner.

BEST GROUNDBREAKING A project years in the making, the Southlake Community Center site plan was approved by City Council on June 3. The ceremonial ground-breaking followed on Sept. 28 and set production of the city’s largest public facility in motion. Phase 1 is expected to open in late 2015 and includes; an events hall, multipurpose conference and meeting spaces, a club lounge, a catering kitchen, a senior center and an outdoor amphitheater.

BEST ODE TO HUGS: KENDALL LYMAN Nine years and we’ve yet to tire from reading essays extolling love and gratitude for today’s moms. This year’s Best Mom essay contest winner was Old Union Elementary fourth grader Kendall Lyman. She had us with the very first line when she wrote this about her mom, Kelly, “My mom’s hug lasts long after she lets go,” and it only got better from there.

BEST REASON TO HIT THE GROUND RUNNING The modern marathon runner always welcomes the opportunity for a well-organized run with cooler temperatures. Enter the Cowtown Marathon held each February for the last 36 years. The state’s biggest multi-race event has something for all levels of runners from the children’s “Calf” 5K to the 50K Ultra Marathon and everything in between! There’s plenty of time to register for the upcoming event which runs from Feb. 27-March 1. BEST SHOES TO DO IT IN With the motto “Walking In Spirit” Mascot Kickz makes a spirit shoe just for Dragon fans. Their partnership with CISD PTO for Special Programs ensures that 20 percent goes back to help Dragon students with special needs.

Bush wanted to know a little more about Dragon Nation, so he visited with a handful of Carroll ISD’s best students over lunch at Penn Station East Coast Subs in Southlake. Patel, now a freshman at the University of Pennsylvania, was one of 565 students selected from more than 4,000 candidates on the basis of superior achievements, leadership qualities, personal character, and involvement in community and school activities. BEST CAREER MOVE For Dragon and Crimson Tide Alum Greg McElroy, giving up his NFL dream came with a serious happy ending. The ever-winning quarterback came up aces once again inking a contract with ESPN as a college football analyst. No longer under center, McElroy is still calling plays, but now for the 24-hour-sports station’s SEC Network. BEST QUARRELLING COUPLE When we learned a real Power Ranger lived in Southlake we were intrigued. BEST USE OF A COCKTAIL NAPKIN Fifteen years ago this March, we celebrated the crystal anniversary of Southlake Town Square’s grand opening. In researching the article, we learned that developer Brian Stebbins originally sketched his vision for the 130-acre project on a cocktail napkin while wooing famed architect David Schwarz. The tact worked, and the two teamed up for the downtown look that would take over the once rural farmland in the heart of a small city. BEST PLACE FOR BLUEBONNETS: ENNIS BLUEBONNET TRAILS Just thirty minutes south of Dallas off of I.H. 45 sits the charming city of Ennis — the Official Bluebonnet City of Texas. Each year in late April the flowers peak, and for the past six decades the Ennis Garden Club puts on a celebration of the city’s 30-plus miles of flower-laden trails.

BEST REASONS TO GO TO CLASS At CISD there are many, but it all starts with the district’s first class educators. As the reigning teachers of the year, Jared Sutton (History, Dawson Middle School) and Melissa Bailey (Social Studies, Durham Intermediate School), give more than lessons —they inspire the next generation.

BEST WITH A KNIFE AND FORK-SIGHT Wouldn’t you know it, we met James Reid at a restaurant of all places. He loves writing. He loves food. Put the two together and we’ve got our official foodie. Each month starting in 2014 James gave his readers a look ahead into the newest dining establishments that are worth a trip outside the bubble. We’re all better —and better fed —thanks to his efforts.

BEST COACHING ACCOLADES The National Foundation of State High School Coaches Association named Carroll Dragon Coach Greg Oglesby as its Soccer Coach of the Year for the 2012-2013 season. That season the Dragons were 5A Region I semifinalists with a 21-4-4 record. BEST COACHING MILESTONE Head football coach Hal Wasson earned his 200th career victory in a 63-28 win over the Abilene Eagles on September 26 at Dragon Stadium.

Through historic tax credits and some foreign investors, the firm has a plan to revive The Baker and the economy of this small but proud town. BEST MAKEOVER: JEEP WRANGLER DRAGON EDITION Already an icon for decades, the Jeep Wrangler hit new heights of popularity this year. BEST BAKER’S DOZEN: 13 CARROLL ATHLETES SIGN NCAA D1 SCHOLARSHIPS Earlier this year, national signing day saw hundreds of family and friends celebrating 13 outstanding Dragon athletes as they signed their D1 athletic scholarships in February. This fall they stepped on campus to represent themselves and Southlake at the next level. Six football players, four cross-country runners, and three soccer players were honored. What’s more impressive —just two month’s later —10 more scholar athletes signed bringing the class of 2014 total to 23 overall. BEST DECONGESTANT It goes without saying, the more that comes to Southlake, the more who come to Southlake— since building its campus on the north side of SH 114, the growing congregation of Gateway church has caused traffic concerns at the Carroll Avenue intersection. The new Texas Turnaround bridge has already proven to reduce traffic and increase safety at this busy stretch of road.

PEAKED INTEREST IS SOUTHLAKE IN THE MIDST OF ITS FINAL GROWTH SPURT?

T

aking a Sunday afternoon drive around Southlake, you’d be hard pressed to disagree the city is growing. But rest assured what you

see on every corner and down every street is progress. There is roughly 760,000 square feet of retail and office property under development right now. We are growing in one year almost as much as we grew in five. At the end of this year, the city will be home to approximately 10 million square feet of commercial property, 9,000 homes and 1,350 businesses.

To put it all into perspective, just 15 years ago, one development —Southlake Town Square —brought 250,000 square feet of commercial, residential and municipal development, and this was huge. And in the last five years, more than one million square feet were added to the city’s portfolio of commercial property. Flash forward five more years to 2014, and it seems we’ve hit another growth spurt. Southlake is once again expanding, and we’ve got piles upon piles of dirt to prove it. The residential side is growing, too, albeit at a slower pace. There were 195 new home permits requested this year. Although the percentage may seem small (4 percent increase in home permits this year over last) consider this —there were also several new residential developments that began selling homes in 2014. What has allowed Southlake to be on the receiving end of such an influx of commercial, both retail and industrial, and residential development? Director of Economic Development and Tourism in Southlake Shannon Hamons joined the city in June 2014. According to Hamons, it boils down to location, attraction and retention. “Southlake is in such a unique position within the DFW Metroplex to be in close proximity to both airports. Simply put, the major airports on either side of the area —DFW International and Alliance Airport —have contributed to the economy by bringing both jobs and tourism dollars our way.” Location may be the main attraction for potential residents, but there are other factors keeping them hooked on Southlake. “Our city council has been extremely vigilant. Their goal is making and keeping the City of Southlake a quality place to live; they know they have a long-term investment to protect.” A formula for success, these patterns not only guide growth in and around Southlake, but remain paramount in sustaining what already is —a city thriving with residents who have myriad of retail and dining choices, not to mention an array of businesses and services to choose from.

What’s in store With more than 177 buildings used for retail and restaurant purposes boasting more than 3.5 million existing square feet, Southlake definitely has its share of places for retail therapy. Taking a look at what’s coming to Southlake could make your head spin. Seven retail and office developments will arrive this coming year. With that being said, what grocery and health stores, clothing and sports equipment retailers, and restaurants and bakeries can you expect to see popping up within the next year? We’ve all seen the hardhats working feverishly to complete Park Village on the southwest corner of Carroll Avenue and Southlake Boulevard. You can find your favorite camping goods at REI, which opened in November, or you will be able to catch the latest fly-fishing equipment at Orvis. Those looking to take a fresh approach to grocery shopping will find the perfect ingredients at the Fresh Market. And if you are looking for the finest in Tex-Mex dining, Gloria’s is adding their marquee to the landscape. Gigi’s Cupcakes, Luna Grill, Modmarket, Potbelly and RA Sushi are a few other regional favorites coming to the development. Overall, Park Village is in the 185,000-square-feet range and despite the early entrance of REI, the majority of the complex is expected to be ready for business in March of next year. Traveling north on Carroll Avenue toward SH 114, you’ll see more construction at Carroll Pointe on the east, which sits right next to il Calabrese restaurant (formerly Patrizio’s). This 45,000-square-foot commercial property will be home to a variety of shops and restaurants. In a long line of Austin favorites to come to Southlake— Chuy’s authentic Tex-Mex cuisine and signature Elvis shrine (there’s one in every location) will soon call the development home in January. Also confirmed for Carroll Pointe; Hand & Stone Massage and Robert Morales Salon. Heading south back to the heart of Southlake along the Frontage Road of SH 114, you’ll notice that at the southwest corner of Kimball Street and Southlake Boulevard the approximately 124,000-square-foot Kimball Oaks commercial development has gone from white concrete walls to brick. The most exciting addition to this space will be BJ’s Restaurant and Brewhouse, a family-friendly restaurant that features more than 120 menu items and 50 craft beers. For golf and tennis fanatics and those who love them, the PGA Tour Superstore is the PGA Tour’s exclusive partner and will bring their passion for the game and its technology to our doorstep. Aside from the unique and exotic wares of Trader Joe’s, which recently announced plans to open in February 2015, there has been no other new retail construction of late. However, The Square has announced a number of new retailers coming soon to the development. Columbia Sportswear, a leader in global apparel, footwear, accessories and equipment, plans to open its Performance Fishing Gear concept store, and this is the first of its kind in Texas.

A place to call home The complete commercial picture has many wondering, “As goods and services are multiplying, will residents be squeezed out?” Hamons expects the current

In Southlake, office and industrial development share a large piece of the growing pie. Currently, Southlake has 205 office buildings totaling three million square feet. But as a coming attraction, look for Kimball Park on the west side of SH 114. This commercial development will be bringing approximately 120,000 square feet available for retail, restaurants and offices. The Westin Hotel will also call Kimball Park home. Once completed in 2016, the 276-room hotel will add approximately 118,000 square feet of heavenly class luxury to the 15-acre site. Rounding out the office space and future of commercial development in Southlake, are two industrial business parks near Dragon Stadium both east of Kimball St., together totaling more than 170,000 square feet.

population of 28,000 to top out at about 35,000 to 36,000 residents as the community is built out over the next 10 to 20 years. However, the numbers are manageable when you consider the several up and coming residential developments within the city. These residential areas—Shady Oaks, Savannah Estates, Highland Oaks, the Verandas, Ridgeview, Winding Creek and Gateway Lakes—offer singlefamily homes ranging in price from $500,000 to $1 million. In addition to patio homes and estates —and everything in between —there are even more options. With their sales office opened this Fall, The Garden District at Southlake Town Square now offers three- and five-bedroom brownstone townhomes ranging from 2,800 to 4,590 square feet, and two- and three-bedroom condominiums ranging from 1,525 to 3,390 square feet. There are six penthouse condominiums available, as well. Carillon, located along SH 114 and White Chapel Boulevard, will have 404 homes at completion. According to Carillon Marketing and Home Builder Manager Denise McCormick, “Just over 25 percent of our homes are occupied, with another 60 homes sold

and in the building process. Only 32 homesites are left to purchase by builders and we expect those to be contracted in the next few months.”

Ebb and flow As comforting as progress may be to those with a vested interest in the economy, a Southlake resident may have a few concerns about infrastructure. But according to Hamons, there is no need to worry. “There will be an influx in traffic, and, yes, we will be able to handle it very well and adequately. Just by driving around you can see that the city council has made sure the infrastructure remains top-notch. The office growth that occurs along SH 114 will be largely handled by existing roadways and those improved upon by the developments themselves.” The roads and utilities have been upgraded, or are being upgraded to handle current and near-future development. These upgrades include road construction to reroute traffic, such as the new SH 114 turnaround and new traffic lights in traffic dense areas. But with the future of development looming on the horizon just below the cranes and cement truck tops, the fact is, there is only so much square footage in Southlake to be had. Once it is consumed, what happens next? “We are definitely reaching our threshold with commercial development,” Hamons said. “We have almost reached our saturation point. There will not be a tremendous amount of retail or residential growth in the next 20 years. “The major commercial and industrial properties will largely be built out within the next year, with the exception of some mixed-use commercial space at Carillon along SH 114 where additional retail could be developed. Except for this area, most of the commercial growth in coming years will be in-fill developments along Southlake Blvd. and perhaps renovations of existing properties.” If we continue to grow at the rate we have over the last five years, where will that put us in the next 20 Hamons referred to? With commercial square footage around 10 million square feet, it seems impossible to imagine the same amount of growth we have experienced in Southlake repeated year after year. But looking around, it seems the commercial development in the city might be having what many could consider as its final substantial growth spurt.

December is truly my favorite month of the year because of the cooler weather, the holidays, time with friends and family, and the holiday dishes - as well as the memories those favorite dishes bring to mind. Here in Texas and the South, we have a fascination with pies. Nothing against cakes, but growing up in Oklahoma I don’t remember my family ever baking cakes or cupcakes (those were purchased from a bakery). However, pies were always present. Until a few holiday seasons ago, although there were places to buy a slice or even a whole pie, nowhere to be found was a shop devoted only

to making pies. That was until Megan Wilkes and Mary Sparks found a permanent home for their pie-making operation. They spent a season renting or borrowing space from various restaurants in the Dallas area, but after a thorough renovation of a former residence in the trendy Bishop Arts District, they opened their first location. Since then, they have expanded by adding another location in the Dallas suburb of McKinney, but my favorite is the original. One bit of trivia about their Bishop Arts location, the address is 314, which could be read as 3.14 or pi which dovetails nicely with their sole

product offering. As you walk up to the porch in front of their original location, it is common to see a line of people waiting for a slice or to possibly purchase a whole pie, especially on a weekend or sometimes during the evening. Be prepared to wait —though it won’t be too long —and to have several choices in mind just in case the pie you wish to try is already sold out for the day. It can happen. The menus can be found on the wall just after walking off the porch into the cozy dining area. One key distinction between the pies at Emporium and those found at various retailers, restaurants or even made in your own kitchen is that none of the pies have artificial preservatives, hydrogenated oils (i.e. trans fat), dyes or corn syrup. All the pies are handmade each day by the staff. This should make you feel better as each delicious bite passes your lips. There are a few pies available most of the year, but each quarter most of the selections are swapped out for seasonal favorites and possibly a new pie never before seen at Emporium. Of course the all-American apple pie, called The Lord of the Pies, is available most of the year, but sells out quickly; as does their version of the venerable Southern favorite, The Drunken Nut. Both are equally impressive, though I prefer The Drunken Nut being a pecan pie enthusiast myself. As you approach the counter ready to order your pie from a smiling member of the staff who is probably wearing a vintage apron, add a pour over or French Press coffee to share with your companions, as it will add to the experience. You might leave one person in line and another to stake out a claim on a table inside, or if it isn’t too cold, one of the benches just to the left of the porch area. First, with flavors of apricot and white-flower aromatics, the Chardonnay has hints of caramelized apple and cinnamon, followed by sweet vanilla and poached pear. On the other hand, the Pinot Noir fills the palate first with black cherry, raspberry and red plum and finishes off with earth notes of molasses and sweet oak.

Local Cellars Recommendations from restaurant sommeliers Lucky for you, many of the best sommeliers work in restaurants in the Southlake and surrounding areas. While it isn’t even possible to gather all the relevant information wine lovers should know in one place, we’ve at least touched on a handful of locations serving up a superb collection of wine. Truluck’s, Bob’s Steak and Chop House, and TruFire were all willing to open their cellars to showcase their finest selections.

Located in Southlake Town Square, TruFire offers a wide variety of dishes for every taste, and you can say the same about their wine selection. Wines are perfectly paired with a cheese plate or with an entrée of salmon and vegetables. A few of their favorites include the 2010 Alexander Valley Cabernet Sauvignon from Silver Oak. On the nose there are scents of cassis liqueur, blueberry coulis, tobacco, tarragon and roasting coffee. However, expect a very berry-laden flavor on the palate. Another wine recommended by TruFire is the Palermo Cabernet Sauvignon, Napa Valley, 2012. A perfume of currant, roasted espresso, spring flowers and toasty oak greet your nose, and next you are hit with intense flavors of wild berry fruit, plum, roasted fig and cacao. All of which combine to create the perfect Cabernet experience.

Truluck’s Offering almost 200 wines on their extensive list, from sparkling and Chardonnay to Zinfandels and Rieslings, Truluck’s motto is “If you like it…drink it!” There’s no hard and fast rule as to what you should drink with your meal. They have a few among their favorite Cabernets and blends, most from Napa, that stand out. The Plumpjack Cabernet Sauvignon, Napa Valley, 2010, has dense and concentrated aromas of black cherry, blackberry, spice, mocha and vanilla. The primary flavors that hit your palate are blackberry and ripe plums. Another favorite, the Cherry Pie, Stanly Ranch, Napa Valley, 2011, is a Pinot Noir with raspberry, sassafras, smoky oak and rose petal scents on the nose. New name, familiar flavor Italian dining at an old favorite If you’ve been on the lookout for a great Italian place you may have noticed a new name in Southlake. Only, passing by its location on SH 114 might be confusing. That’s because the restaurant formerly named Patrizio’s Osteria, has a new name: il Calabrese. It’s the same great location with the same upscale, yet family friendly atmosphere. What catches your eye first in terms of design is a unique chandelier in the glass-enclosed circular staircase leading to the bar upstairs that seems to float from one level to the next. The huge patio that wraps two sides of the building complete with a huge fireplace is the perfect gathering place for friends. But if you are thinking of having a small get-together over dinner and wine indoors, a private dining room is also available featuring handcrafted wooden tables and gold leather chairs. Turner Duncan, the architect from Duncan Miller Design, paid very close attention to detail designing every space within what is now il Calabrese. In addition to the name change, new ownership has put il Calabrese on the map of “new” places for fine Italian dining in the area. Oscar Renda purchased all of the interest of the former majority owner and partner, and now serves as owner. As a result, il Calabrese no longer has ties to the other Patrizio locations. One thing that hasn’t changed is the same great Italian flavors you are used to. Chef Luciano Salvadore continues to be on the mark. The restaurant offers Italian fare made with the freshest ingredients imported from Italy. Featuring traditional and modern cuisine, the menu at il Calabrese has something for everyone. Start your meal with the Cozze In Padella; Prince Edward Island mussels sautéed in garlic and olive oil served with clarified butter. Enjoy one of their many traditional with a modern take entrees, such as their Chicken Parmigiana; breaded chicken breast topped with tomato sauce and mozzarella cheese. Served with angel hair pasta and marinara sauce. And finally, don’t forget dessert. The homemade carrot cake with almond cream-cheese icing is served with a sprinkle of cinnamon and caramel sauce. il Calabese offers the familair Italian taste you are used to in the same great location. Where to go for Snow SKI RESORTS NEAR, NORTH AND ABROAD

Just a short plane ride from Southlake, the Vail Ski Resort in Colorado has been the delight of skiers for more than 50 years. What may be considered the old standby when it comes to U.S. resorts, with more than 5,200 acres combined of both rugged and groomed terrain, Vail has plenty of powder for the taking. The majority of the groomed terrain is at the front of Vail Mountain. There are wide, long runs including Riva Ridge, Born Free, Simba, Lodgepole and Bear Tree. At the back of the mountain, hill riders will enjoy some of the “legendary” Back Bowls. Explore the China Bowl, which offers the only groomed blue runs in the Back Bowls, and for more adventure, ski the Siberia and Outer Mongolia Bowls.

t’s no wonder North Texans find snowfall fascinating. After all, the winter precipitation in our area sets the tone for iceskating more than lift-riding. But it’s time to grab your goggles and hit the slopes! Powder may have been falling in the valleys since early November, but resorts in the United States and abroad have definitely opened their slopes now that it’s December. As a veteran skier, you’ve certainly been tracking snowfall in the Rockies and perhaps the Alps already. However, there may be a place or two not on your snow radar worth exploring this season. What this means for snow buffs and snow boarders alike is taking a quick trip to a “local” resort, wandering farther north or heading overseas to a well-kept resort secret.

Down time is easily found in one of the three bases at Vail Mountain; Lionshead, Vail Village and Golden Peak. Each of these offers world class dining and shopping, along with a lively nightlife scene. You won’t find any cars along the cobblestone streets throughout the bases, and with heated streets, who needs them? And after a long day of moguls and catching air, there’s no better place to rest your head than on a pillow at one of the many lodges. Lionshead Lodge allows you to choose from gold or platinum level condominiums. We recommend the latter. A step up from the gold level, one-, two- and three-bedroom platinum condos offer a full kitchen, dining area and balcony. Northern exposure Averaging a whopping 475" of snow per year for the last five years, the Jackson Hole Ski Resort in Wyoming is a definite destination on the avid skier’s northbound itinerary. It’s Great lunch fare in a casual dining atmosphere, but make reservations for dinner for a more intimate and upscale feel. After your daytime mountain top experiences, slow down and enjoy the other side of Jackson Hole, a city that’s filled with everything from fine dining and retail boutiques to local saloons and luxurious spas. And when you are worn out from wandering the streets of this eclectic town, find a place to rest your weary snow and sightseeing legs. Ski the rising sun Japan may not be on your peak and valley radar. However, with strong weather systems moving across the Sea of Japan from Siberia —yes, that Siberia —the snow depth at the Niseko, Japan Ski Resort is something to behold. Niseko is actually comprised of five different resorts, with some clocking an average snow depth of 45 feet! What this translates to: a different set of attire than you’re used to in U.S. resorts. Deep snow calls for warmer boots and thermals. The five resorts of Niseko are Annupuri, Higashiyama, Hirafu, Hanazono and Moiwa. One of the pluses of having a “home base” for reaching these resorts, is having a central location for resort representatives, mountain staff, transport staff, ski school and rental staff. You may have to exchange your currency, but there is no need to fret over not speaking the language —there is a whole support system of English-speaking staff members. Although the resort itself may be accommodating to Americans and other nationalities, there is something to be said about venturing out and exploring the Japanese culture. From festivals and cuisine to shopping and art events, Japan has a rich historical background. Talk about unique! From late December to early January, forget dog sledding in Japan. Try reindeer sledding, an activity offered at Niseko Resort Village. riginally launched in 2009, the first edition Ghost set itself apart as the ultimate symbol of success while delivering several historic sales records for its manufacturer Rolls Royce. The perfect merger of prosperity and performance, the Ghost has the lavish interior of a boardroom and the effortless drivability of a sports car. The subtle redesign of the second series is the perfect accompaniment for the not-so grounded, jet-set. The simplicity of the redesign starts with the powerful yet precise engine. So precise, the teams at Rolls dared to not even fine-tune the 6.6-liter 12-cylinder gem. The eclectic 8-speed gearbox however was another story. It is now equipped with Satellite Aided Transmission which utilizes GPS data to allow the car to predict the road ahead. That’s right, based on location, speed and driving style, the Ghost can actually anticipate its next move for a virtually effortless and tailored driving experience. In addition, re-designed front and rear struts allow for enhanced cornering abilities while upgraded hydraulic axle bearings provide reassuring rear stability and the ultimate in ride quality. Subtle exterior lines have also been revised with bolder, contemporary cues that have been reimagined from front to back and culminate in a wider, more dynamic stance. A new bonnet design

featuring a tapered ‘wake channel’ and further reaching, progressive ‘waft lines’ hint to the dynamic driving experience housed within. And like any bespoke experience, Rolls Royce has added new paint and wheel options to tantalize even the most discerning enthusiasts. From within, there seemed to be little left to upgrade from the original Ghost of Rolls Royce past. However, the natural grain leather front seats now include electronically adjustable supports and depth adjustment for maximum comfort, while the rear seats have been carefully adjusted in an effort to augment communication with fellow passengers. Additional options are also found in the rich paldao and walnut crossband wood veneers of the interior cockpit. After half a decade, the 2015 Rolls Royce Ghost gets a slight yet agreeable update and thus remains the epitome of premium luxury while boasting a starting price to match.
