Blackfriars Road is a key project that illustrates the importance of how a new development must fit into it’s context. This is not only a design challenge, but a strategic negotition task of the development process.

128-150 Blackfriars Road London, United Kingdom This project is a redevelopment of a 1 ha site currently occupied by 30-40 year old commercial buildings in London’s rapidly developing Southwark district. In order to receive planning permission for a high density scheme including a 100m landmark tower, MLA+ needed to argue how the development contributes to the realisation of the districts overall aspirations for the area. It had to demonstrate how it will transform the neighbourhood St George’s Circus into an active node, forming a new destination for high quality local shopping, eating and leisure activities, create a generous neighbourhood public space, and provide a mixed of residential units from affordable to high-end market housing. The design draws on the qualities and character of Southwark, both architecturally as well as in the open spaces. Peculiar geometry and distinctive materials resonance the existing context so that the new development has a familiar personality. Through its robust, yet careful design and material choices, through characterful and distinctive detailing, and by encouraging active public use, this project can contribute and connect to the existing urban character that so strongly define this part of south London.

Tianxi Twin Towers Chengdu, China MLA+ was commissioned to re-design this exceptional project in Chengdu, the rising capital of Sichuan province in Southwest China. The Tianxi Twin Towers are the highest purely residential towers in China and the highest residential only twin towers of the world. MLA+ has a long term work relationship with Menli, and advised the client on all façade design stages. At the beginning the new façade concept was aimed at creating a new image for the project and to integrate the scheme better with its context. The biggest success of the initial design stage was that Menli was able to bring ARMANI as a partner on board. From 2013 on, all interiors are designed by ARMANI. The project is now marketed under the ARMANI CASA brand and stands out impressively from other high class residential developments in Chengdu. After joining the project, ARMANI expressed its desire for a more textile like façade appearance. In parallel we were asked to consider ways of how to build the façade most efficiently. The design development resulted in the final façade design with strong black and white pattern printed on the glass. The façade is a prefabricated panel construction system with a high degree of repetition that will speed up the construction.

People, as satisfied customers, happy inhabitants and supportive stakeholders, are the key to success, of urban planning as well as architecture projects.
The challenge of urban development increases when cities grow older and societies become more individualised.
Masterplans should give certainty about the qualities and character of the future development, especially when plans are often implemented by many partners, in several phases and over a long period of time.
Our planning projects do not start with the design of technical systems, but with the people acting in the new and regenerated pieces of city. MLA+ respects people’s needs and wishes. Today this means also finding answers for increasingly diverse societies.
MLA+ has developed design and implementation tools that can capture the richness and complexity that characterizes contemporary cities while still providing swift and pragmatic solutions. A smart urban plan gives a strong identity and provides flexibility in its implementation.
We develop masterplans accompanied by design codes. MLA+ has significant experience in developing this type of flexible planning solutions that respond to what contemporary cities need.
The long term objective of the project was to transform the Olympic site from a gated event space into fully integrated neighbourhoods. London’s typical urban character and qualities are secured through a long-term oriented framework plan and character focussed urban design codes.

Olympic Legacy Masterplan Framework, London, United Kingdom Olympic Games are often blamed to be “White Elephants� - expensive government funded projects which become a huge burden for the city in long term. For the first time in Olympic planning the London 2012 games avoided this negative outcome through making plans for the future use from the start. The Olympic Legacy Masterplan sets a clear vision for the future role of the area within London, both as a new visitor destination as well as an integrated new part of the city. As a strategic framework it sets out the overarching structure of the site, its streets and open spaces, and development quantities, supported by all necessary strategies such as transport, infrastructure energy, sustainability, and social-economic aspects. Design Codes define the essential townscape elements and give certainty how to implement the six Legacy Communities with their particular characters, during an implementation period of 30 years.
The Legacy Framework has been developed into guidelines with increasing level of detail the more one zooms in.

Domashniy Neighbourhood Moscow, Russia The Domashniy Neighbourhood is located is located in the south east of Moscow at the banks of the Moskva. It is the transformation of an industrial storage area into a new affordable housing neighbourhood. The masterplan developed by MLA+ and based on a framework plan developed by speech: focuses on establishing a new place. Buildings together with the open space layout and the programming create a dense and intense urban environment for its new residents and for the existing residents of Maryino district equally. Following the masterplanning stage MLA+ has been commissioned to develop the full architectural design including floorplans and facades, and to supervise the construction documentation and site works. The sales of Phase I started in the last quarter of 2015 under the brand name “Domashniy” meaning “Home” and symbolizing the concept of a complete and convenient residential neighbourhood.

Working with stakeholders
Transformation is a complex and potentially long process. It requires a clearly defined direction of travel and quality objectives to strive for, but must also remain flexible and responsive.
Every place is different and therefore every place deserves its specific design and planning solution.
Regeneration typically concerns a large and diverse group of stakeholders. Their involvement is key to the transformation process.
At MLA+ we have long standing experience in developing strategic masterplans and regularly advise clients on suitable implementation structures and tools to achive the desired character adn quality.
MLA+ planning projects carefully respond to the place they have been developed for. This not only includes seamless integration into the existing urban tissue. We also embed each design and implementation proposal in the local cultural and socioeconomic context.
We embrace these ‘experts of a place’ when developing a regeneration plan. To do that successfully and depending on the cultural context, MLA+ has developed and successfully used site-specific formats of participation with positive results.

Sungang Qingshuihe Regenaration Shenzhen, China Because Shenzhen was the first city to develop and grow after the economic opening of China in the 1980s, it is also the first city in China that is now facing the challenge of regeneration. Until recently the focus was on providing utilitarian urban systems to deal with the enormous influx of new residents and economic growth. Today other objectives become equally important: To stay competitive, especially in an economy that moves from only production to production, research and development and services, Shenzhen is working on improving the quality of life for its residents and businesses equally. Since 2010 the MLA+ team is working on the transformation of Sungang Qingshuihe, a former logistics district in the heart of Shenzhen. We have developed a regeneration methodology that aims to manage this transition process from quantity to quality. Urban environments are never just buildings or just open space. Attractive and successful urban places can only be achieved when neighbouring developments and spaces relate to each other in a synergy. This interaction within the existing city requires a very flexible and communicative approach to planning: to listen to each other’s goals, ideas and concepts and to respond appropriately. Our regeneration methodology in Sungang Qingshuihe is therefore based on three principles: 1. A communicative process where all proposed developments are reviewed and coordinated regularly 2. Transformation initiatives for areas where transformation is not taking place so far 3. New development controlled by urban design guidelines as part of a flexible, quality and character oriented regeneration plans

Grey Belt Transformation St. Petersburg, Russia The Grey Belt is located between the historic city of St. Petersburg and Leningrad, the city extension of the Soviet times. This zone does not belong to either of the two periods; it is rather used by them like a periphery - open to new meanings. At the start of the commission, we asked ourselves what are the goals of the Grey Belt Transformation. Why and for what should this area develop? The Grey Belt should become a pilot area of the Third St. Petersburg, the city where we’ll want to live in the XXI century. • Organized around public transport • Carefully related to nature • Complex with diverse morphology and typology of buildings, providing a variety of life scenarios • Carefully related to heritage • Place to work, live and relax

Ufa Urban Vision Ufa, Russia Ufa is about to develop a new general plan for the city. In current Russian practice there is little relationship between this plan and the socio-economic development of the city. What is missing is a vision for Ufa. This visioning project involved international experts in different fields of urban development. The aim of the project was to outline the ingredients for a city vision for Ufa in a workshop series. Together and in discussion with local experts and stakeholders a number of key fields of action were defined. In subsequent steps local political establishment, businesses and residents will formulate the vision and provide input into the development brief for the new general plan. In this way an integrated result will be achieved. The results of the visioning process were presented in a number of publications and in an urban and architecture development exhibition at Moscow’s Manezh Exhibition Hall in December 2013.
