The office complex was completed in 1991 by ÂŤElias G. Barbalias Special Buildings ConstructionsÂť
When the asset was completed in 1991, it became point of reference for possessing a mixed use component which combined office and retail spaces. What was more, it was strategically located in the area of Maroussi which at the time was being transformed into a business destination outside the central business district. The building complex possessed unique characteristics. It was a Greek project, in a strategic location, with a rare at the time critical mass with regard to its size and architecturally pioneering.

The asset was acquired by GRIVALIA in 2000 and among other users, it also hosts the Company’s headquarters. Following GRIVALIA’s conscious commitment towards a sustainable approach of its business activity, the asset went through a total refurbishment which led to a LEED Gold certification and created an exemplary working space.
The intervention on the asset, targeted its energy efficiency upgrade and the establishment of a unified, powerful identity and character. External aluminum shading (blinds) was installed, that moves vertically and horizontally, following the intense building grid, in order to form a chessboard faรงade. The shading protects the buildings with regard to energy wastage, as their inclination adjusts to the movement of the sun, thus discouraging sunlight from penetrating the office spaces.

The redesigning of the surrounding area was based on its unified planning with regard to the main entrances of the buildings. Taking into consideration the history of the building, an extrovert surrounding area was designed, open to the public and in continuance with the public space which at the same time, guides the visitor towards the central entrances of the buildings. The creation of a plaza on the northern part, is the highlight of the surrounding area as far as the flow and pedestrian traffic is concerned.
The landscaping plan aimed at the development of an area that’s in harmony with the architectural solution provided and that offers the tenant and the visitor a pleasant working environment, while at the same time it upgrades the urban space without harming it. Green roofs were created on the terraces of all three buildings, which are accessible to the users of the complex. Besides the aesthetic upgrade of the terraces, green roofs offer benefits such as improvement of the micro climate of the asset, reduction of noise pollution and amplification of the thermal insulation of the internal spaces.

GOLD CERTIFICATION
The goal of the redevelopment was the operational and aesthetic revival of the asset and its modernization in terms of energy efficiency. With the completion of the relevant works, the asset has become a model of sustainable development and working environment in the real estate sector. Green Plaza was the first project in Greece to be certified GOLD according to the LEED version for Core & Shell, the special LEED version applied to assets intended for lease.
Green Plaza is strategically located in the heart of the business activity north of the CBD, on the junction of Kifissias Avenue & Agiou Konstantinou street, in Maroussi. The building complex is only minutes away from the Attika Ring Road, with direct access to the airport. It enjoys excellent accessibility by car and means of Public Transportation.
