We are excited to welcome over 13,500 industry professionals and more than 425 exhibiting companies mak ing this our largest BUILDEX ever. Despite the unpredictable economy, the industries involved with BUILDEX continue to join together for a few days in February to network with peers, share ideas and drive business forward. Various new elements have been added to this year’s BUILDEX. Workplace 20/20 is both the Interior Design Keynote Panel as well as a 2000 square foot feature on the tradeshow floor. Architecture Day in co-operation with AIBC is on Thursday and includes four amazing seminars plus an art installation. In partnership with BUILDEX, more than a dozen BC Wood members are exhibiting in a 2500 square foot pavilion area near the Wine Bar and Bistro. And, there is a new interactive presentation area on the tradeshow floor known as LIVE at BUILDEX. We hope you enjoy the new innovations. Returning for 2013 are special events such as the ICBA CEO Breakfast, the IDC/IIDA Leaders Breakfast, the VRCA Construction Keynote Panel, the Real Estate Market Outlook for Vancouver, the BOMA BC luncheon and educational sessions from PAMA. There are also seminar streams in co-operation with CHBA BC, NKBA, BCCA, & VRCA. There is something for everyone!

Colour seems to be touching everything — even those eternal neutrals like sand, beige, gray, grayed greens and taupe are often shaded and imbued with beautiful undertones. At the same time, vibrant colour is being artfully coordinated with neutrals. As a result, unifying context is very important. At the same time, there will be the consumer’s expectation of practicality — what colours have staying power and can be relied upon as a steadying influence in unsteady times. Skillfully balanced colour palettes that play to their practical side, while satisfying their aspirations, hopes and needs for something novel will remain key to enticing the would-be consumer or client.

Effective networking can increase your performance and help you maximize sustainable revenue and profits, but through our increasing dependency of technology one important aspect of networking is starting to become overlooked — the Face-to-Face interaction. The Age of Social Media has started a myth that the Face-to-Face interaction is no longer necessary or effective in growing your business — nothing can be farther from the truth. In this session we will discuss the fundamental difference between marketing and prospecting and explore the limitation Social Media platforms (Twitter, LinkedIn, Facebook etc.) have on growing our business.

EnerGuide ratings are a way to predict and rate the energy efficiency of a home and are becoming required in many municipalities, but are we using the program to its full potential? EnerGuide is more than a number stamped on a home and this session will look at the basic principles of the program, why it was created and how EnerGuide can create a pathway to other certification programs. You will learn how to optimize your final results, investigate missed opportunities, and unlock secrets to a great rating as well as how to use the EnerGuide program as an opportunity to shine, stand out in a crowd and provide a better product and a better name for your company. Presenter: Einar Halbig, B.A.Sc., CEA & CEO, E3 Eco Group Inc.
Leadership in Safety discusses the importance of a safety management system but also discusses what lies beyond COR, and how leadership is the key to continual improvements and more successful production and safety outcomes. This presentation looks at how transformational leadership (a component in human factors studies) drives better safety results and also better business results. If we can help companies shift their focus from transactional to transformational, studies show that we can help them dramatically improve their safety results and other critical business outputs.

Nervous about the market? Consider this: When buyers drive deals, green homes sell for more. That’s the conclusion of a survey of 1.6 million home sales in California, where, in the wake of the US market crash, certified green homes sold for an average of 9% more than comparable non-certified homes in the same communities. We will review the data on premiums paid for certified green homes and discuss the socalled “Prius Effect,” which can help identify neighbourhoods where green premiums will be highest. This market-focused seminar will survey the various the residential certification programs available to BC builders — including Built Green®, R-2000, Energy Star for New Homes, LEED Canada for Homes, Passive House and the Living Building Challenge — and will explain the requirements and estimate the costs associated with each certification program. Given the rapid depletion of natural resources and rising global appetite for energy, it is crucial to quantify and monitor the raw materials and energy that go into manufacturing the products selected and specified by designers. The building industry has focused heavily on reducing operational energy while overlooking embodied energy because it is not as visible or quantifiable. As operational energy is driven down over time, embodied energy will become a comparatively higher percentage of a building’s total energy footprint, if steps are not taken to reduce the energy intensities of manufacturing processes. This panel discussion will explore the importance of product disclosures and how they can be used to track and reduce the embodied energy in building products.
The purpose of this presentation is to provide information and insight into the benefits of building with solar in the Lower Mainland for Builders, Developers, Architects, Engineers, homeowners and others in the construction industry. Along with the City of Vancouver, which is aiming to be the greenest city in the world by 2020, many areas in the Lower Mainland have passed the Solar Ready Bylaw including the District of North Vancouver, District of Maple Ridge and Township of Langley. We will explore the necessity to implement solar into building projects — from large scale commercial to residential homes.

What is the winner’s curse? Whoever makes the biggest estimating mistake wins the job. First, the bad news: • Successful companies rarely “buy work” through discounting • Profitability is not the reward for hard work, good intentions, or being a “good guy” Now, the good news: • Profitability is the reward for smart work. This means having good systems in place.
The City of Vancouver is aiming for all new buildings to be carbon-neutral by 2020 – many other local governments are moving in a similar direction. This panel discussion brings together views from developers, low carbon building experts, researchers, cost consultants and the City to discuss the regulatory, technical and financial implications.
Trying to minimize costs is always a goal when tendering contracts. And too often, contractors focus solely on price, adopting strategies and pricing that can kill the rewards of winning the contract. These tactics can go so far as to threaten the company’s financial health.
Of specific reference are two research studies which propose building performance metrics for both operational and embodied energy and emissions along with a policy roadmap which establishes a mechanism which local governments can use to achieve their carbon reduction and carbon neutrality goals.
This seminar will focus first on how to be a smarter competitor in bidding situations and then on alternative strategies that will shelter you and your company from the price game, if not remove you from it all together. We will review; why estimation mistakes are made, Common bidding errors, 12 specific tips for improving the estimation process and Bidding in the context of the overall sales process.
The panel is drawn from team members of an ongoing project to develop a policy framework that translates local governments’ carbon neutral policy goals into a simple, effective and fair system for building owners consistent with the business of real estate development. Panelists will present the findings from their ongoing work and will offer insights into how building regulations can be engineered to deliver embodied and operational carbon emission reductions in a format that is simple, fair and measurable but also remains within the technical and financial reach of the construction market. AD CO
[ AIBC=1.5 Core LUs; BOMI=1.5 CPDs ]
In the traditional design-bid-build construction project, the property owner or tenant hires an architect or interior designer to design a facility or space, secures contractor bids based on the design, and the lowest bid completes the build. Many, however, now streamline the process by blending the role of designer and builder into a single package in a process known as a design-build methodology. This can save time and be easier to manage. However, it is not without its risks.

A smart phone or tablet has more capability and computing power today than most computers had several years ago, and computing power has increased well over 100 times in the last 10 years. Yet in the construction and property management industries, most companies’ user interfaces have failed to harness these increased capabilities, and are stuck in more traditional applications. With the advent of cloud computing, mobile technologies, BIM, VIM, and a number of other advancements as well as systems environments with more open architectures; the possibilities today and for the future are exciting. We will look at why you would use many of these technologies, what the tradeoffs are, how they can be practically deployed today, and what the benefits could be. Modern buildings are being designed to be energy efficient using highly intelligent, integrated systems. But do building operators have the skills necessary to run them? Talk to a building industry representative and they’ll tell you that the systems in high-performance buildings are often running at cross-purposes or worse, some buildings are running on their back-up systems because building operators lack the knowledge to operate the main systems. One large strata complex recently ripped out the operating software for its building and replaced it because the propriety software was too expensive to service and operate.

When a homeowner makes the decision to build a sustainable home, there are often trade-offs required to meet the principles of green home design while trying not to sacrifice our North American lifestyle. Now, what happens when you layer in a rigorous European home design approach that is not easily incorporated into an ‘off grid’ house on Gabriola Island? Well, in a word…Creativity. The purpose of this seminar will be to share a Passive House case study of an ‘off grid’ home built on Gabriola Island where the homeowner and design team collaborated through an integrated design process to meet both objectives. In short, Passive House is one of the world’s leading standards in energy-efficient construction and the concept is a rigorous home design standard that includes a very well-insulated, virtually air-tight building that is primarily heated by passive solar gain and by internal gains from people and electrical equipment. Engaging tenants and their employees is a relatively new strategy being used by Landlords to improve both building performance and tenant retention. Tenants see value in engagement because it supports their growing demands for better work environments and corporate sustainable reporting. Building owners and managers see value because it opens up opportunities for performance improvements beyond the traditional focus on retrofitting building systems and, to a lesser extent, improvements in system operation. Tenant engagement looks at the impacts of tenant decisions and occupant behaviour, which both significantly affect energy use (regardless of the type and quality of building systems). NEW / GREEN PRODUCT SHOWCASE Dura-line Painting – Booth 934 TBL Durables, the first sprayable plastics With the recent changes to Canadian Federal Legislation banning oil based traffic paints, most property managers will switch to a water based application. This will likely triple the cost. However there is great alternative...TBL Durables, the first sprayable plastics. Governments use Non-sprayable plastics on most intersections today. Plastics last 10 times longer than water based paints, leave the smallest carbon footprint, are reflective and look great. Many of the big companies back east have already made the switch...It makes sense!
Energy Envelope Engineered Solutions – Booth 1620 SYNTHEON ACCEL-E® Steel Thermal Efficient Pane The SYNTHEON ACCEL-E® Steel Thermal Efficient Panel wall system combines framing and insulation, making the construction of highly energy-efficient buildings easier and faster than ever before. ACCEL-E doesn’t force architects to change the way they design walls or limit choice in exterior cladding types. Nor does ACCELE require contractors to learn new construction methods or invest in specialized equipment. The ACCEL-E wall system exceeds the thermal code performance requirements for the building envelope in Canada.

Engineered Assemblies Inc. – Booth 513 TClip system
GE Lighting – Booth 1643 MR16 7W – Product Code/Description: 67843 LED7DMR16/840/15
The TClip system is a thermally broken subsystem for rear ventilated rain screen facade. TClip eliminates thermal bridging through the following criteria:
• The horizontal girt connects to and is thermally broken from TClip.
Using only 7 watts of energy, you can save over $118 in energy costs over the rated life of a lamp versus a standard 50-watt halogen lamp, based on $0.11 per kWh. Energy efficiency and long life mean fewer lamp replacements versus halogen MR16 light sources. It is dimmable in 100%–10%. Rated life of 25,000 hours (L70).
• A breathable membrane protects insulation.
www.gelighting.com/na
• TClip fastens while thermally broken from the structure.
• Vertical and horizontal girts connect outside the insulation to support cladding. The end result is a highly-preserved R value, lowered carbon footprint, long-term energy savings and non-combustible construction. www.engineeredassemblies.com
Lenmak Exterior Innovations – Booth 805 EnvaTherm®
Maxxon Canada – Booth 417 Acousti-Mat® II HP
EnvaTherm®. Foam Filled Performance.
A breakthrough in sound control, Acousti-Mat II HP (High Performance) takes the proven sound reduction of Acousti-Mat’s floating floor technology and adds an additional layer of isolation. Acousti-Mat II HP increases the IIC levels of the floor/ceiling assembly by up to 16 points in wood frame construction and up to 20 points in concrete construction. Considered a “green” building material, the core of Acousti-Mat II HP is GREENGUARD Select Certified and may help contribute points toward LEED project certification.
Lenmak’s EnvaTherm® insulated metal back pans deliver refinements to traditional building envelope technology that take curtain-wall engineering to a new level. The efficiency of automated production, including a patented water-blown foam delivery system, creates cost-effective panels with a competitive R-value for consistent thermal performance. A breathable foil backing protects against fire and UV damage. EnvaTherm® insulated back pans conform to Canadian fire safety standards up to twelve storeys (CAN/ULC-S134 “Standard Method of Fire Test of Exterior Curtain Wall Assemblies”).

Nitro Pipe Freeze – Booth 1921 Nitro Pipe Freeze
Nordic Engineered Wood – Booth 344 Nordic X-LAM: Massive Timber Panels
Nitro Pipe Freeze creates a temporary isolation to pipe installations (e.g. plumbing, HVAC) so that repairs and alterations can be carried out on the system, without the need for a drain down. Utilizing Liquid Nitrogen, an ice plug is formed inside the pipe, acting as a de facto shut off valve.
Nordic X-LAM cross-laminated timber is composed of cross-wise glued-laminated black spruce boards. The result is a building material high in resistance and stiffness that can easily substitute steel or concrete.
Eliminating the need to drain large quantities of water/ toxic chemicals to the municipal sewer saves time, money and helps the environment.
