Retail is changing. E-commerce is here to stay. Industry, more so than ever, must think outside the box when designing the new and redefining the mature. Society is looking to the conventional shopping center for un-conventional and diversified activations and experiences.

This panel will examine retail in light of changing consumer trends and wants, exploring the complexities of designing spaces that not only service retail tenants and customers, but act as urban destinations. Taking a case study approach, panelists will discuss the design principles implemented in their projects to create a strong sense of place and enhance aesthetic intrigue. The panel will review the considerations taken into account when designing spaces that support art and entertainment, in addition to fostering social interaction. Panelists will discuss the nuances of designing spaces that suit high, mid, and low-priced stores, highlighting the importance of balance and flexibility. Noise in our buildings affects us physically, mentally and behaviorally. It can increase heart rate, respiration rate and muscle tension. It can cause aggressiveness and impatience and impede comprehension and problem solving. The impact of noise on health and wellness relates directly to productivity, effectiveness and finances. Studies show that 90% of an organization’s operating costs are related to their staff and that those people spend 62% of their time needing a quiet environment. Building occupancy surveys show that greatest dissatisfaction is with noise levels and lack of sound privacy. An increasing number of standards, design guidelines and building rating systems now have acoustics sections, and the performance criteria within them are becoming more stringent. Higher noise reduction ratings as well as higher levels of sound isolation and privacy are being required. This seminar will provide a straightforward summary of the acoustical requirements in the standards and guidelines for offices, schools and healthcare facilities. Often times, architects are not yet well connected to this resource and lack access to desirable information. In this session, the presenters will discuss examples where energy simulations, natural ventilation simulations and thermal comfort assessments have successfully been used to inform design decisions.
There is no denying it, the AEC industry needs to disrupt itself (or others will disrupt it) to be relevant in the future, a future that is being shaped by technological advances that is going to change every traditional industry on this planet. The AEC industry model cannot survive in the present, it must disrupt or another industry will disrupt it and make it irrelevant. This is especially true for AEC industry that is slow to adjust itself to the digital, globalized economy where society and technology are progressing at a faster rate than institutions and organizations. It is obvious the AEC industry must disrupt as in this disruptive, digital global economy, the AEC industry will find its environment of operation must change quickly to survive. A recent study commissioned by the Concrete Council of Canada found that there is a considerable difference in the risks and insurance rates for the construction of wood frame buildings compared to concrete buildings. The study, entitled Insurance Costs for Mid-Rise Wood Frame and Concrete Residential Buildings, was conducted by Globe Advisors. This study provides credible information on a level playing field basis about the use of various building products, whether it is concrete, steel or wood. The study concluded that builders’ risk insurance rates were 7.5 times higher for the construction of wood mid-rise buildings compared to those made of concrete. The report reasoned that this difference was due to the higher risk of fire and the greater risk and repair costs of water and moisture damage for buildings using wood frames. In this presentation Charles Kelly, Coordinator of the study on behalf of the Concrete Council of Canada, and Frank Came, the project lead for GLOBE Advisors, will discuss the implications of this research for property developers, strata managers, and condominium owners. The presentation will review results of academic research on colloidal Nano-silica (CNS) as an admixture and surface treatment for Portland cement concrete from the last five years. The review will concentrate on the gains provided over control specimens including compressive strength increases, permeability decreases, drying shrinkage decreases, abrasion resistance increases, and improvement against chemical attack. Following an overview from the literature, specific examples of UTC’s research into colloidal Nano-silica will be shared including compressive strength gains and permeability reductions that feed life cycle modeling efforts to demonstrate increased durability.

Recent evolutions in building energy codes, such as the City of Vancouver’s newly adopted rezoning policy and the upcoming BC Stretch Code, focus much more on the efficiency of building envelopes. Not only is there an emphasis on reducing heat loss from building envelope assemblies, there is also scrutiny on interface details where significant thermal bridging occurs.

Traditional lighting metrics such as cutoff classification and color rendering are becoming less relevant due to technological advances in lamps. 2. Technology Trends Luminaires have evolved to become technology products capable of an array of functions, including dynamically changing light color temperature and lighting controls. Advancements in LEDs are creating new applications and opportunities only previously imagined, including lighting’s role in the organic food and healthcare industries. 3. Energy Standards Governments are implementing greater regulations towards energy efficiency, and enforcing standards on both commercial renovations and new construction. Recently, interest in understanding both performance as well as compliance of different ventilation strategies is receiving heightened attention, as Air Handling Units (AHU) now demand higher levels of design and documentation for alternate designs. This presentation will discuss numerous different AHU scenarios, including ducted and non-ducted, mechanical and natural ventilation concepts with respect to both. The presenters will expand on how to calculate and demonstrate actual performance, including advanced methods such as airflow network models and computational fluid dynamics, as well as how to achieve ASHRAE Standard 62 compliance. The presenters will also discuss these scenarios in the framework of the CaGBC’s requirements for ventilation and its representation in energy models.

Aerogel has about 2 to 3 times higher insulating capacity (i.e. R-value/inch) than traditional thermal insulations and the same for VIP is about 5 to 10 times. However, one of the formidable challenges faced by the manufacturers, researchers and building envelope designers is to recommend a design or long-term thermal performance value for these advanced thermal insulations based on expected service conditions and life of the construction. This presentation summarizes the challenges and opportunities related to the long-term performance of aerogel and VIP. Critically assessing the inherent challenges faced by the researchers to predict the long-term thermal performance of advanced thermal insulations, the presenter will outline pragmatic approaches to overcome these challenges.

Today health and wellbeing is a movement being pursued by several design firms, and the WELL certification of buildings and accreditation of professionals has gained much attention. The concepts of health and wellbeing in relation to the built environment are based on the performance levels of the body and mind. The study of how the built environment impacts health and wellbeing as they relate to the human psyche and psychobiology has been around for several decades as a central theme of Environmental Psychology. The environment serves a symbiotic role with human behaviors. Individuals are influenced by their environments, and are in turn influence the built environment. The way in which we design and construct the built environment can have an effect on people’s perception of service quality, levels of frustration and aggression, and the internal conceptualizations of place. In a world where health and wellbeing of people is considered on par with sustainability, it’s important for building consultants and designers to focus on how the environment affects people. Strategies to positively affect how people interact with their environment include increased connections with nature and establishing high levels of personal control and self-determination.

There is a growing demand for building materials that meet low-energy goals while maintaining the health, safety, and wellness of building occupants for the life the building. Many products going into high performance and Passive House buildings today are falling short: particularly spray foam. Foam has come to dominate high performance building by claiming a high insulating value, air tightness, and vapor control all in one product. When practitioners are seeking more environmentally friendly alternatives, they are often left scratching their heads about the options, the details, and the possible results.
Over the past few years, the interest, design and construction of Passive House buildings has rapidly grown across Canada and the US. Through these first cohort of projects there have been numerous lessons learned with the adoption of Passive House design concepts with North American construction practices. Various building enclosure materials, assemblies and details have been designed and built in various projects, and innovative builder practices and local preferences have begun to adapt to more efficient and cost effective systems and details. Building off of the experience of several of theses first generation Passive House projects in Canada and the US, Graham Finch and Monte Paulsen from RDH Building Science in Vancouver, BC will share their firm’s collective experience, research, and monitoring from several projects with a focus on the building enclosure.
This presentation will cover the basic building science of high performance enclosures. A wide range of material options such as wood fiberboard, sheathings, membranes, mineral wool, straw bale, cellulose and other insulations will be considered. Airtightness goals will be analyzed, looking at ground, wall, and roof conditions as well as the design, construction, and testing of the assemblies. The presentation will demonstrate that one can achieve higher performance, greater sustainability, resilience, and building health without foam. We also show how to do it with practical examples, details, and assemblies that make sense.
