Welcome

Senior Show Director Paul Maryschak Director, Conference Management & Marketing Tiffany Edwardsen

We’re excited to kick off another BUILDEX Vancouver where we welcome over 14,000 industry professionals and more than 450 exhibiting companies for Western Canada’s largest event for the Property Management, Construction, Interior Design and Architecture industries.

Director of Sales Michael Pelsoci

After 28 years, BUILDEX continues to be the prime platform in the marketplace for buyers, sellers, movers and shakers to connect and drive their business forward. This year, we have many of the same industry favourites such as the CEO Breakfast sponsored by the Independent Contractors and Businesses Association of British Columbia, the Construction Leaders Breakfast sponsored by the Vancouver Regional Construction Association, the BOMA BC Luncheon and the must-attend Industry Reception generously sponsored by Telus.

Account Manager John Connell Event Manager Nicole Etherington Marketing Manager Meryl Kaye De Leon

This year, we’ve also organized our largest education program to date, with more than 80+ accredited seminars designed to provide the everyday professional the tools they need to further enhance and thrive in their profession. These include our stellar industry keynotes on Interior Design, Architecture, and all things Green, presented by leading industry experts.

Senior Graphic Designer Dennis Chui

Our tradeshow floor is also buzzing with activity this year, with 600+ exhibits on site and pavilions from PAMA, BC Wood, Passive House Canada, and GVHBA. We’ve also brought back live demonstrations in our Roofing Zone and in the World of Concrete Pavilion, open to attendees who want to learn and have hands-on experience.

Sponsorship Manager Katharine James

Registration Manager Gillian Wright

This year’s exhibits and conference are developed to provide information and help you make connections that will enable your business to grow, whether you’re looking for architectural and design products, building components, development, financing, insurance, legal services, management services, marketing, security systems, software and more.

VANCOUVER OFFICE 1185 West Georgia, Suite 510 Tel: 604-739-2112

Finally, we would like to extend a big thank you to our exhibitors, sponsors, industry partners, speakers and all those who help to make this annual event a success. Enjoy the show.

T34: Architecture Keynote: Rethinking Retail: Designing Urban Destinations with Draw [ AIBC 1.5 Core LUs • BOMI 1.5 CPDs ]

Retail is changing. E-commerce is here to stay. Industry, more so than ever, must think outside the box when designing the new and redefining the mature. Society is looking to the conventional shopping center for un-conventional and diversified activations and experiences.

Media Partner

This panel will examine retail in light of changing consumer trends and wants, exploring the complexities of designing spaces that not only service retail tenants and customers, but act as urban destinations. Taking a case study approach, panelists will discuss the design principles implemented in their projects to create a strong sense of place and enhance aesthetic intrigue. The panel will review the considerations taken into account when designing spaces that support art and entertainment, in addition to fostering social interaction. Panelists will discuss the nuances of designing spaces that suit high, mid, and low-priced stores, highlighting the importance of balance and flexibility. W32: Interior Design Keynote: Exploring the Myths and Realities of an Intergenerational Workforce [ AIBC 1.25 Non-Core LUs • BOMI 1.0 CPD • 1 Hour IDCEC Approved ]

S u pp o r t e d b y

Now that we have 4 — and increasingly 5 — generations in the workplace, designers, consultants and the media have often generalized the characteristics of those groups, resulting in the oft repeated stereotypes like “Millennials all want open, collaborative spaces” and “Baby boomers hate technology and love private offices.” But are any of these true? Can you draw any collective conclusions about cohorts so large? Join an inter-generational panel as we go beyond stereotypes and get real about designing environments for a wide range of users. This panel features an intergenerational group of design experts who represent the various groups in the workforce who have their own ideas about what “work” really means.

Dr. Bud MacAulay Integrated project planning is a process and expertise driven approach to Lush ensuring project success. As project managers and leaders of highly quality teams, we need to understand how the many pieces of the product and project are connected and the risks involved. Through a collaborative and inclusive process, we can develop effective and welldesigned plans providing enhanced assurance of successful project completion.

Speaker: Dr. Bud MacAulay Lush, Chairman & Chief Technical Officer, Atocrates Project Sciences

• This half day course introduces the LEED v4 rating system, and discusses its flexibility and applicability to an expanded range of building types. • Participants will explore common themes in the new rating system, synergies within the system, the integrative process, and the role of performance. • The new Integrative Process credit is introduced, detailing some of the strategies for earning the credit. • The enhanced LEED v4 system goals and their on LEED point allocation are covered. • Course attendees will have the opportunity to network and work in small groups to reinforce the learning experience. Please note that this course is not a technical review course. Canadian participants will learn how LEED v4 is being adapted for use in Canada through the current development of Alternative Compliance Paths (ACPs). [ AIBC 1 Core LU • BOMI 1.0 CPD • 1 Hour HSW-S IDCEC Approved ] The LEED Dynamic Plaque, offers a new certification pathway for properties interested in the LEED rating system. Until now, obtaining a LEED certification for an existing building has been possible only through the LEED for Existing Buildings: Operations and Maintenance (LEED-EB) rating system, with the requirement to submit a new recertification application every 5 years. Dynamic Plaque could be considered an alternative to this more familiar approach. This session will introduce how the Dynamic Plaque program works, and share select real-world results. The process of “traditional” LEED-EB certification and recertification will also be reviewed, to provide a comparison. Speakers: Helen Brennek, Project Engineer, Sustainability and Energy, WSP Canada Inc. Maeri Machado, Project Manager, WSP Canada Inc.

[ AIBC 1 Core LU • BOMI 1.0 CPD • 1 Hour HSW IDCEC Approved ] Architectural trends, especially in sustainable buildings, are resulting in larger open spaces, fewer walls, an abundance of glass and as a result, noise problems. Noise in our buildings affects us physically, mentally and behaviorally. It can increase heart rate, respiration rate and muscle tension. It can cause aggressiveness and impatience and impede comprehension and problem solving. The impact of noise on health and wellness relates directly to productivity, effectiveness and finances. Studies show that 90% of an organization’s operating costs are related to their staff and that those people spend 62% of their time needing a quiet environment. Building occupancy surveys show that greatest dissatisfaction is with noise levels and lack of sound privacy. An increasing number of standards, design guidelines and building rating systems now have acoustics sections, and the performance criteria within them are becoming more stringent. Higher noise reduction ratings as well as higher levels of sound isolation and privacy are being required. This seminar will provide a straightforward summary of the acoustical requirements in the standards and guidelines for offices, schools and healthcare facilities. Wednesday, Feb. 15 • 1:00pm–2:30pm • $55 • ROOM 217 W37: Integrating Building Performance Analysis in Early Design [ AIBC 1.5 Core LUs • BOMI 1.5 CPDs ] In recent years the field of building performance analyses, including energy modelling and simulation, has made big leaps forward with regard to the information that can be made available to architects early in the design process, which can be used to inform schematic and conceptual design. Often times, architects are not yet well connected to this resource and lack access to desirable information. In this session, the presenters will discuss examples where energy simulations, natural ventilation simulations and thermal comfort assessments have successfully been used to inform design decisions.

There is no denying it, the AEC industry needs to disrupt itself (or others will disrupt it) to be relevant in the future, a future that is being shaped by technological advances that is going to change every traditional industry on this planet. The AEC industry model cannot survive in the present, it must disrupt or another industry will disrupt it and make it irrelevant. This is especially true for AEC industry that is slow to adjust itself to the digital, globalized economy where society and technology are progressing at a faster rate than institutions and organizations. It is obvious the AEC industry must disrupt as in this disruptive, digital global economy, the AEC industry will find its environment of operation must change quickly to survive. It must leap frog into the future leaving behind the vestiges of the industrial economy mode. The speaker will expand on thin concept, exploring he opportunities that are presented to industry. A recent study commissioned by the Concrete Council of Canada found that there is a considerable difference in the risks and insurance rates for the construction of wood frame buildings compared to concrete buildings. The study, entitled Insurance Costs for Mid-Rise Wood Frame and Concrete Residential Buildings, was conducted by Globe Advisors. This study provides credible information on a level playing field basis about the use of various building products, whether it is concrete, steel or wood. The study concluded that builders’ risk insurance rates were 7.5 times higher for the construction of wood mid-rise buildings compared to those made of concrete. The report reasoned that this difference was due to the higher risk of fire and the greater risk and repair costs of water and moisture damage for buildings using wood frames. In this presentation Charles Kelly, Coordinator of the study on behalf of the Concrete Council of Canada, and Frank Came, the project lead for GLOBE Advisors, will discuss the implications of this research for property developers, strata managers, and condominium owners. Speakers: Frank Came, Managing Director, Globe Advisors Charles Kelly, President, BC Ready Mix Concrete Association

Recently, interest in understanding both performance as well as compliance of different ventilation strategies is receiving heightened attention, as Air Handling Units (AHU) now demand higher levels of design and documentation for alternate designs. This presentation will discuss numerous different AHU scenarios, including ducted and non-ducted, mechanical and natural ventilation concepts with respect to both. The presenters will expand on how to calculate and demonstrate actual performance, including advanced methods such as airflow network models and computational fluid dynamics, as well as how to achieve ASHRAE Standard 62 compliance. The presenters will also discuss these scenarios in the framework of the CaGBC’s requirements for ventilation and its representation in energy models.

• What does the three-letter acronym actually mean? If you ask for BIM as an Owner, do you know what you are going to get? • How does an Owner ask for what they don’t know how to ask for? • How can an industry deliver when what is required is not clearly defined? Are you providing BIM or BIM? • Depending on who you ask, you will get a variety of answers and deliverables. Speaker: Geraldine Rayner, Director, Summit BIM Consulting

Thursday Sessions Thursday, Feb. 16 • 10:30am–12:00pm • $55 • ROOM 208/209 T18: Pecha Kucha: Snapshots into the World of Passive House Buildings

Presented by

Thursday, Feb. 16 • 12:00pm–1:00pm • $45 • ROOM 215 T22: Energy Efficient Buildings and Long-Term Performance of Advanced Thermal Insulations

[ AIBC 1.5 Core LUs • BOMI 1.5 CPDs • 1.5 CPD BC Housing Recognized ]

[ AIBC 1 Core LU • BOMI 1.0 CPD ]

Holistic, well-rounded, sustainable design is about common sense and simplicity. Passive House designs are ultra-efficient, affordable and healthy buildings that can transform our built environment. This session will illustrate the concepts, challenges and recent developments of high performance design through an exploration of a few Passive House projects.

Building energy code updates and stringent energy efficiency requirements arising from a global movement towards heavily insulated net-zero or net-positive building construction have created a historic opportunity to integrate advanced thermal insulations, primarily aerogel and vacuum insulation panel (VIP), in building envelope construction.

Speakers: Allison Holden-Pope, OneSEED Architecture + Interiors Inc. – Khotso Passive House Scott Kennedy, Partner, Cornerstone Architecture – The Heights Kyle Moen – BC Passivhaus Lucio Picciano, DLP Architecture Inc. – 1753 West 11 Ave Passive House Janel Snell, BCIT – BCIT Performance Lab Marcel Studer, Econ Group Ltd. – Cheakamus Crossing Passive House Matthew Woodruff, Local Practice Architecture + Design Ltd. – SFU Passivhaus

Aerogel has about 2 to 3 times higher insulating capacity (i.e. R-value/inch) than traditional thermal insulations and the same for VIP is about 5 to 10 times. However, one of the formidable challenges faced by the manufacturers, researchers and building envelope designers is to recommend a design or long-term thermal performance value for these advanced thermal insulations based on expected service conditions and life of the construction. This presentation summarizes the challenges and opportunities related to the long-term performance of aerogel and VIP. Critically assessing the inherent challenges faced by the researchers to predict the long-term thermal performance of advanced thermal insulations, the presenter will outline pragmatic approaches to overcome these challenges.

Thursday, Feb. 16 • 11:30am–12:30pm • $45 • ROOM 216 T21: Environmental Psychology: A Foundation for Health and Wellbeing [ AIBC 1 Core LU • BOMI 1.0 CPD • 1 Hour HSW IDCEC Approved • 1 CPD BC Housing Recognized ] In order to remain viable, many in the building industry have found that following trends is a necessary part of doing business. Today health and wellbeing is a movement being pursued by several design firms, and the WELL certification of buildings and accreditation of professionals has gained much attention. The concepts of health and wellbeing in relation to the built environment are based on the performance levels of the body and mind. The study of how the built environment impacts health and wellbeing as they relate to the human psyche and psychobiology has been around for several decades as a central theme of Environmental Psychology. The environment serves a symbiotic role with human behaviors. Individuals are influenced by their environments, and are in turn influence the built environment. The way in which we design and construct the built environment can have an effect on people’s perception of service quality, levels of frustration and aggression, and the internal conceptualizations of place. In a world where health and wellbeing of people is considered on par with sustainability, it’s important for building consultants and designers to focus on how the environment affects people. Strategies to positively affect how people interact with their environment include increased connections with nature and establishing high levels of personal control and self-determination.

Thursday, Feb. 16 • 2:30pm–4:00pm • $55 • ROOM 218/219 T40: Passive House 2.0: Lessons Learned from the First Cohort of West Presented by Coast Passive House Buildings

[ AIBC 1.0 Core LU • BOMI 1.0 CPD • 1 CPD BC Housing Recognized ]

[ AIBC 1.5 Core LUs • BOMI 1.5 CPDs ]

There is a growing demand for building materials that meet low-energy goals while maintaining the health, safety, and wellness of building occupants for the life the building. Many products going into high performance and Passive House buildings today are falling short: particularly spray foam. Foam has come to dominate high performance building by claiming a high insulating value, air tightness, and vapor control all in one product. When practitioners are seeking more environmentally friendly alternatives, they are often left scratching their heads about the options, the details, and the possible results.

Over the past few years, the interest, design and construction of Passive House buildings has rapidly grown across Canada and the US. Through these first cohort of projects there have been numerous lessons learned with the adoption of Passive House design concepts with North American construction practices. Various building enclosure materials, assemblies and details have been designed and built in various projects, and innovative builder practices and local preferences have begun to adapt to more efficient and cost effective systems and details. Building off of the experience of several of theses first generation Passive House projects in Canada and the US, Graham Finch and Monte Paulsen from RDH Building Science in Vancouver, BC will share their firm’s collective experience, research, and monitoring from several projects with a focus on the building enclosure.

This presentation will cover the basic building science of high performance enclosures. A wide range of material options such as wood fiberboard, sheathings, membranes, mineral wool, straw bale, cellulose and other insulations will be considered. Airtightness goals will be analyzed, looking at ground, wall, and roof conditions as well as the design, construction, and testing of the assemblies. The presentation will demonstrate that one can achieve higher performance, greater sustainability, resilience, and building health without foam. We also show how to do it with practical examples, details, and assemblies that make sense.
