Raubex nears completion of R70-million apron rehabilitation at OR Tambo Specialist infrastructure development construction company Raubex is undertaking a R70-million apron upgrade at OR Tambo International Airport in Johannesburg, by making use of equipment supplied by Diamond Products - a specialist in the manufacture, assembly and sales of diamond tools and equipment for heavy industries. An airport apron is the area outside the terminal where aircraft are parked for loading or unloading, refuelling and passenger boarding. Raubex Construction contracts manager Theuns Botha points out that the company was commissioned in July 2011 to remove and replace large sections of the existing concrete slabs, some of which have been in place for more than 40 years. "Raubex is responsible for cutting the concrete slabs by making use of a range of Diamond Products saw blades varying between 350 mm and 910 mm in diameter. After the concrete is cut and sawed, it is demolished with hydraulic hammers before being removed from the works area, crushed and stockpiled for use elsewhere, "he explains. Botha highlights the fact that the project has been divided into twelve phases, as a certain number of stands have to be kept available at all times to minimise any potential disruption. "To date, we have cut a total of 13 000 m3 of concrete without any major setbacks, thanks to the durability of the Diamond Products range," he continues. Raubex Construction site agent Louis Myburgh notes that Raubex Construction is currently working on the final phase of the project. "The high quality and durability of the Diamond Products range of saw blades has ensured that we have remained on time and within budget, having cut a total length of 8 800 m of full depth concrete, in addition to a total of 18 175 m of concrete joints - a feat that would not be manageable in such good time with any other brand in the local market.� According to Diamond Products director Brian Clark, the company provided Raubex Construction with a range of its premium line of equipment, including; the LaserPro RC70D 102 mm core bits, which were used for sample cores in the concrete slabs. "We also supplied a range of 300 mm, 450 mm, 750 mm and 900 mm LaserPro CC38 segmented blades. The CC38 blade is designed for specialised contractors for full depth slab cutting of very hard concrete, and has proven to be ideally-suited to Raubex Construction in the application of this project.�
"Modern airport security is very strict, and it has proven to be a challenge in getting new machines on and off site. At the moment, we are using two excavators for removing the demolished concrete, before re-dowelling the existing concrete, and eventually replacing the removed concrete with new concrete. The Raubex Group was established in Bloemfontein in 1974, and is today listed on the Johannesburg Stock Exchange (JSE), employing more than 6 800 staff members. Raubex Group is divided into two main divisions, namely; roads and materials. In the mid 1990s, the Raubex Group began developing its SADC footprint and secured various projects in Malawi, Namibia, Zambia and Zimbabwe. Raubex now generates an estimated 11 per cent of its revenue outside of South Africa. The company's main line of business is road building, road rehabilitation, concrete structures, pipelines, mining services and the production of construction materials. Looking to the future, Botha remains optimistic of the outlook for Raubex Construction. "Although certain aspects of the economy remain sluggish, there is still potential for growth. We have managed to complete the rehabilitation of aprons at OR Tambo by making use of the Diamond Products range of equipment, which has been backed up by unrivalled after sales service and technical support," he concludes.

Toyota South Africa Motors, South Africa's largest manufacturer, exporter and retailer recently it reaffirmed its local and global ambitions by officially opening its new Parts Distribution Warehouse in Kempton Park. The R363 million centre was built and equipped in 15months and was designed to serve the company's Southern African Toyota, Lexus and Hino dealer network with daily deliveries. It will also over support 70 international destinations where proudly South African built Toyota vehicles are found. Toyota's R363 million investment in the distribution centre and the R70 million investment in the local assembly of the Ses'fikile taxi in Durban represent the first two steps in its new “full-scale investment programme''.

Although the minibus assembly line and the parts distribution warehouse involved relatively small investments, these investments were significant in many ways. The first phase of the plan to localise the production of Quantum and Ses'fikile minibuses resulted in the first locally assembled Quantum rolling off a dedicated line at its production plant in Prospecton. These investments followed Toyota SA's R8 billion, fiveyear investment programme that grew its plant to a capacity of 220 000 units a year, funded the construction of a new paint facility and generally upgraded its facilities. The two new investments were still significant because they signalled Toyota SA's continued support for full-scale vehicle manufacturing and export in South Africa and were “step one and step two in their new full scale investment programme that will build on the previous programme's success. The Investments lay the foundation for a mid-term strategy that will further develop the local automotive industry as

envisioned by the Automotive Production and Development Programme. It will also strengthen South Africa's position as a global manufacturing hub with its ability to fully support any locally manufactured vehicle, regardless of its destination. The new facility has 39 000sqm of storage space and a further 3 000sqm of office space. This area hosts the company's customer service and logistic support divisions. A further 38 000m2 of warehouse space will be added in the second phase development of the facility, which is due to be completed by 2015 and will make it the largest facility of its kind in Africa. Until the second phase has been completed, the new facility will be supported by the company's existing warehouse infrastructure on 22 000sqm located in Sandton. With a staff complement of about 400 employees, the warehouse is a key component of Toyota SA's dedication to employment in South Africa. Johannesburg based Gothic Construction was the main contractor on the project and Empowered Spaces Architects were was the company behind the design.

Upper Grayston receives five green stars South Africa’s first commercial green star-rated building has been unveiled. The cutting edge building - the E block in upper Grayston, a small multi-purpose development in the business district of Sandton – is the first small office building to receive five green stars rating from the Green Building Council of South Africa (GBCSA). We want to get the message out to other developers,” says Martin Evans of Upper Grayston’s developer Bryprop, “that South Africa can produce green buildings economically.” Green buildings are attractive to the property market, he says, and they offer a good return on investment. “Green buildings command a higher rental price and capital value, they have lower running costs, they let better, and they retain tenants better,” says the GBCSA’s executive chairman Bruce Kerswill. This green mindset is catching on in South Africa, he says. Five stars are not enough for Bryprop, though, and the firm is aiming for the coveted six-star rating with its newest building Upper Grayston F, which is under construction right next to the celebrated E Block. This will make it the only six star-rated commercial building in the country. Rental space should be available around the end of June 2013, according to Bryprop. Green buildings mitigate climate change South Africa is following a new trend noted in a report titled Rethinking Consumption: Consumers and the Future of Sustainability, which has found that people in developing nations have a keener sense of responsibility towards the earth than those in developed nations. “Two-thirds of consumers globally say they ‘feel a sense of responsibility to society’ (65%), including 81% in emerging markets and 50% in developed markets”, notes the report. “Buildings can be a big part of the solution to mitigating the effects of climate change,” says Kerswill. “Good planning can reduce their use of power and water by up to 70%, and together with waste reduction this can have a significant impact.” Office buildings especially contribute heavily to global warming and pollution, and consume large amounts of energy and water. “But buildings are the cheapest way to make savings on carbon emissions,” says Warren Gray of Solid Green Consulting. “Overseas they use around 30% of the world’s energy. In South Africa the situation is a little different because our economy has been geared towards mining and we are still constructing the buildings that other countries already have.” Savings realised in a green building will come mainly from running costs and electricity. Although the largest part of a company’s expenses goes towards salaries, says Gray,

people who work in green buildings perform better, they get discharged from hospital sooner, and they give the employer more value for the salary. “A 10% increase in productivity outperforms a 5% saving on electricity.” Bringing in the tenants Bryprop says that its tenants are becoming more and more interested in green features. In the new building, lessons learned from Upper Grayston E will be applied; with some extra features that the developers are confident will earn the six green stars. All timber used in the project comes from a sustainable forest and is certified by the Forest Stewardship Council. Most of the building’s water will be reclaimed from rain and filtered and purified, and municipal water will only be used when the tanks are empty. Solar panels for both power and heating will ensure that no energy is used to heat water, and in terms of space heating, says Gray, good architectural principles and passive design means that a minimal amount of heating is needed. The building also has big glass windows which let in natural light and air, reducing the need for artificial lighting and climate control. A mixed-mode ventilation system will allow the building to use mechanical ventilation when necessary. People in the building will be able to monitor energy consumption in real time, via a screen in the entrance and a page on the web, which will supply a graph of energy consumption measured at one-minute intervals. The graph for Block E is already available online. The amount of concrete used in construction has been reduced through the addition of fly ash into the mixture. Fly ash is a residue generated during combustion, for example at coal-burning power stations. “This means that the building itself is constructed from recycled material,” Gray says. Carpets and paint used in the interior contain low levels of volatile organic compounds. Cycle parking and special cycle routes around the office park are aimed at encouraging this eco-friendly alternative means of transport. Going green and saving the planet Green buildings, according to GBCSA, are energy and resource efficient and kind to the environment because of the practices used in their design, construction and operation. They have also been proven to be healthier for residents and workers, leading to higher productivity. For green buildings, these practices will usually include the optimal circulation of fresh air and use of natural light,
resulting in a lower use of air conditioning and heating. Lighting will be energy efficient and controlled through motion detectors, and there will be greater use of renewable energy sources. The builders will make use of recycled or sustainable materials, and there will be other sources of water, such as rainwater harvesting, besides the municipal supply. Locally sourced products are essential to shrink the construction footprint, and if any existing structure is demolished to make way for the new building, as much material as possible, such as windows, doors or floors, must be re-used. When a company applies for green star certification for a building, there is a rigorous process that must be followed. Once the building has been registered – which is only the first step towards certification – the project team will prepare the necessary documentation to prove that the building complies with GBCSA standards. Assessors will not award points, says the GBCSA, unless they can see that all the requirements have been met exactly as detailed
in the technical manual. By this stage the full assessment fee must have been paid. Once the fee and the documentation have been received, a panel will evaluate the submission and make their recommendations to the GBCSA, who will then contact the project team. At this point the team gets another chance to earn their green stars by including extra supporting documentation or making alterations to their designs if necessary, and resubmitting their application. The panel will again scrutinise the application and make their final pronouncement and the project team will be notified of their score. A score of 45 to 59 earns the building four green stars and is an indication of best practice locally; a score of 60 to 75 earns five green stars and signifies South African excellence; and a score of 75 to 100 earns six green stars and is indicative of world leadership. Upper Grayston E scored 67 points, which is currently the highest five-star score in the country.
Gauteng Department of Infrastructure Development is building 12 more schools this year; this is part of a project to build 27 new schools in the province over several years. Already 12 schools have been completed; another three schools are in the planning stages. Some of which have been handled over to the Department of Education, while others are pending final touches and accounts settlement before handover to the end-user. The Department builds the school, and then hands them over to education authorities. Construction of 12 schools that will be built this year has already started. The 27 schools will cost on average of about R55million each and will accommodate nearly 28 000 pupils. About 11 000 pupils have already started at the 12 opened schools. The project costs include all costs from start to completion
of the project, including sports fields, combo-courts (basketball, tennis, and netball), laboratories, libraries, energy efficiency technologies such as solar roof panels, ground water pumps and water harvesting tanks, and school furniture. All the new schools are brick built permanent structures. Construction of Chief Albert Luthuli School in Daveyton, Ekurhuleni, started in mid-November, and the main structure was completed a month later, while the finishing touches and service connections are now under way. Furniture is soon to be installed. Currently the four schools under way are, a school in Palm Ridge near Alberton (costing R54m), a primary school in Slovoville on the West Rand (R51m), a high school in Northriding (R49m), and a high school at Noordwyk in Midrand (R46m).

The construction of the 140-room five Star Hotel, international –standard convention centre and health spa is now complete and majority of the fast food outlets are now trading in a new zone overlooking the lake. The upgraded facilities are part of a billion rand makeover investment by Emfuleni Resorts, the Eastern Cape leisure empowerment company. The development is the largest single entertainment and tourism investment in the nelson Mandela Bay Metro. Emfuleni has a BBBEE shareholding of 52.1% of the Boardwalk Casino and Entertainment World, while another Eastern Cape company holds 35%. Sun International, which operates the property, owns the remaining shares.

Emfuleni also owns the Fish River Sun, which is also managed by Sun International. The location of the Boardwalk Casino and Entertainment World is perfect for visitors as it is situated only ten minutes drive away from the Port Elizabeth International Airport and literally on the beachfront. Other updates include the construction of extra retail space to accommodate national restaurant franchises, additional shops and an attractive Multi Media Musical Fountain experience. The convention centre has already started to attract major international stars, including Jonathan Butler who performed on December 20th and 22nd.

The convention centre can accommodate around 1200 banquet style, with a stage and a dance floor, and around 1680 cinema style. With an investment of about R6.5-million a 400-seater Red

areas, as well as provide emergency messaging to assist with a staged evacuation.” During normal operation the background music system is adjusted by discrete wall controllers or from a graphical interface on selected PCs and wireless tablets in the hotel; in the event of an emergency, security staff have instant access to the entire system to play pre-recorded or live announcements logically designated evacuation zones. The VOCIA voice evacuation system is compliant to internationally recognised EN-54 standards and features comprehensive integrity monitoring and redundancy. “Being network based allowed us to locate the amplifiers where they were needed” explained Lawrence, “which saved us running cables from one side of the complex to the other.” Avitech Systems have now completed sound system installations in the Casino, the Action Bar, the Hotel and the Musical Fountains, all built on BIAMP’s AUDIAFLEX and VOCIA network based digital audio platforms. “This means that we can share audio between any of the systems at the Boardwalk without having to re-cable racks of equipment” adds Lawrence. EAST LONDON BUFFALO BRIDGE RE -OPENS Contractors encountered several challenges during the project including high winds and rain which had made working conditions extremely dangerous. State-owned Enterprise, Transnet National Ports Authority (TNPA) in joint venture with the Buffalo City Metropolitan Municipality (BCM) invested more than R21 million to repair and maintain the Buffalo Bridge which links East London to the West Bank of the port. The Refurbishment of the road and rail traffic Bridge forms part of a number infrastructure projects planned for the Port of East London. In 2010, TNPA, as custodians of the bridge, embarked on a structural inspection, investigation and assessment which revealed that the bridge walkways were in danger of collapsing.
From a job creation perspective, the project also allowed for temporary employment for approximately 30 workers from the surrounding area. These workers formed part of the TCP's structural team on site. Buffalo City Metropolitan Municipality has also installed traffic calming measures and new lighting and upgraded walkways leading to the bridge. The bridge was officially re-opened to the public on 1st March 2013.
The repairs necessitated that a number of services beneath the walkways, which include electrical, Telkom and fibre-optic cables and a 200mm diameter water main which feeds the West Bank community and industrial areas, needed to be renewed or relocated. The Refurbishment included excavation of the concrete road deck, replacement of damaged beams, new walkway and balustrades and re-asphalting of the road surface.

The 24 months contract which started in February 2012 will be concluded in March 2014. Tim Stow the General Manager for Stefanutti Stocks Botswana said: The 15 storey tower building is being constructed from precast concrete “diagrids”. The Diagrids triangular, off-shutter precast concrete elements, each weighing 6 tons. They are lifted with our tower cranes and installed “upside down” staked on top of each other and cast into the concrete slabs to form the perimeter vertical structural support. The diagrids are glazed, which will allow maximum light and views, but as it is 600mm wide, it also provides solar shading. Tim further said, “To reduce the carbon footprint of the project, 30% fly-ash has been specified in all concrete. The normal OPC is blended with fly-ash, and although a very workable concrete, it has a delayed strength growth, which had to be considered in formwork cycle times and the program as a whole”. This development has created jobs to the locals, currently we have 630 people on site daily, and we expect to peak at

900. We estimate that approx. 300 (33%) people will be permanently employed with either ourselves or our subcontractors in the future. Various training and a skill transfer program is in place, to ensure “localization” is implemented within our company. Some of the challenges being faced are that, this is a very large project for Gaborone, and the majority of our design consultants, materials, plant and equipment are from South Africa. This requires careful planning and longer than normal lead-times for most activities, to ensure timeous completion. Said Tim. Once completed the P370milion Pula - R410milion development will have Building 1, consisting of 3 parking basements plus 4 floors (6,000sqm office and retail). Hospital Development
The new state-of-the-art Mantsopa Hospital complex in Ladybrand recently opened to the public and has created more than 900 jobs but also empowered local SMMEs. The Hospital is part of the Free State government's massive infrastructure programme that will be rolled out across the province. The 72- bed hospital has two operating theatres and has the most sophisticated equipment and IT systems. The Hospital consists of an administration block, staff housing for doctors and nurses, male and female wards, the hospital will provide sophisticated specialist services such as obstetrics, paediatrics, emergency medical services, rehabilitation and occupational therapy, a pharmaceutical service, X-ray department and a mortuary. The maternity ward would be a great relief for the community in Ladybrand who had to travel to nearby towns in during emergencies. Patients who acquired specialist care would no longer have to travel distance to Bloemfontein. “The quarters for doctors and nurses are important to ensure we draw professionals with the right skills to the hospital�. Said the MEC for public works Sisi Mabe. Mabe further said “the hospital will be one of the biggest and beautiful health centres in the district and the province. The hospital is part of government's plan to improve availability of health services in the Mantsopa Local Municipality, and to create jobs. Cape Town's iconic V&A Waterfront, one of South Africa's most visited and recognised tourist destinations attracts more than 23 million visitors annually. The V&A Waterfront has always been known as a worldclass waterfront property and as Cape Town's premier destination to live, work, eat, sleep and play. WAREHOUSE DEVELOPMENT Atterbury launches landmark R25 billion Waterfall Business Estates Atterbury Property Group launched its Waterfall Business Estate, a staggering 1, 6 million square metre mixed-use commercial development - the most ambitious of its kind being undertaken in South Africa. Atterbury Property Developments Director Coenie Bezuidenhout explains that over the past three years, Waterfall Business Estate has been meticulously planned to position commercial properties for peak functionality, access and visibility. Bezuidenhout explains that integration and access are amongst the key benefits of Waterfall Business Estate. “The approximate R800 million SANRAL upgrade of the Allandale intersections means they are now free flow. Atterbury is investing R400 million for approved road upgrades in Waterfalls. Residential developer Century Property Development has made a similar investment.” Besides road transport, it will be served by rail with a future Gautrain Station, planned next to the existing Gautrain Maintenance yard. It also enjoys superb proximity to OR Tambo International Airport, Midrand's Grand Central Airport and Lanseria International Airport. With a long list of advantages, it is little wonder Atterbury's Waterfall Business Estate is already attracting top businesses and has launched to strong demand. Its first project will break ground with over 50,000sqm of commercial space. A 30,000sqm distribution centre for Wal-Mart's Massbuild has already broken ground at Waterfall Distribution Campus. It will soon be joined by an 8,000sqm distribution warehouse for Digistics, which services fast food industry companies like KFC and McDonalds. Atterbury is also undertaking a 10,000sqm warehouse development and has completed a prime 4,500sqm office building in Woodmead North Office Park.
Construction work on the R1.3-billion, 3.5 km new dual Bridge City rail link (BCRL), north of Durban, is on schedule. The Project is largely funded by the Passenger Rail Agency of South Africa (Prasa), with some contributions by the City of EThekwini and private developers. The new passenger link would connect the mixed-land use Bridge City development, which encompasses the communities of Inanda, Ntuzuma and KwaMashu (INK), with existing rail infrastructure, through an underground station at the new development. The rail link would tie in with the existing multi-use rail line at Duffs Road station. New train turnaround facilities will also be constructed at Dalbridge, south of Durban, to ensure operational integration with the north-south rail corridor. The north-south corridor was also earmarked for infrastructure modernisation, in preparation of the anticipated new rolling stock to be deployed in the passenger rail system by 2015. The new Bridge City station would also include a bus and taxi interchange. The new rail link is the largest rail infrastructure development project in the Durban area. The design of the BCRL was completed in July 2010, with construction kicking off in July 2011. Completion is expected at the end of March next year.
The contract to design the infrastructure was awarded to a consortium led by Crowie Projects as lead project implementing agent. The consortium partners include LDM Quantity Surveyors, Focus Project Managers and Arcus Gibb Consulting Engineers. Construction and civil works were awarded to Grinaker-LTA as the lead contractor, with Tshireletso Business Engineering responsible for all electrical works, Actom for signalling and SIMS Perway for the rail infrastructure. The number of direct and indirect employment opportunities on the project will reach 2 000, using local contractors and labour. The BCRL project includes the construction of three viaducts, three aqueducts and one road crossing. One viaduct is being constructed in situ and the remaining two will be manufactured in a precast yard about 2 km off site. The entire project would require about 8 000 m3 of in situ concrete and 1 000 t of steel for railway track construction and concrete reinforcing. Earthworks included removing about 250 000 m3 of redundant soil, which includes sandstone, clay and shale, as well as importing about 300 000 m3 of the required grade of soil for filling and formation. Prasa would oversee an environmental rehabilitation process to ensure the integration of the railway infrastructure with the surroundings.

The new Portside development in Cape Town is currently underway, the R1.6 –billion development is perfectly positioned at the very heart of Cape Town's city centre. Ikwezi Mine's Ntendeka Colliery Located in the northern Kwa-Zulu Natal rural area, a new mine is currently being developed. Ntendeka Colliery (Newcastle Project) has been initiated by Ikwezi Mining a resource exploration and Development Company aiming to create shareholder value through the acquisition, exploration and development of coal projects in South Africa. Following the granting of its mining licence in February 2012 and the granting of an integrated Water Use License in March 2013, lkwezi hopes to complete construction of the water supply system to the Ntendeka Colliery wash plant. Water for the Ntendeka Colliery will be sourced from the defunct underground Ngagane Colliery workings approximately 8km from the operation's wash plant. Once completed the wash plant will be able to process 170 000t Run of mine/month. Ntendeka Colliery has been designed using industry –leading technology to conserve and recycle as much water as possible to minimise the impact on available water supplies in the area. The water from the old Ngagane Colliery workings will be processed through a Dissolved Air Flotation (DAF) plant to bring it to an industrial standard before use by operations. A potable water treatment plant will also be built to supply the operation with its potable water requirements. To further reduce water use, additional capital has been spent on the coal wash plant through

the inclusion of filter presses. This results in the discard from the wash plant being “dry” rather than the normal slurry dams utilised by most processing facilities. Stefanutti Stocks Mining Services (SSMS) has been contracted to undertake all opencast mining operations including providing all opencast mining equipment. Ikwezi Mining, through their contractor Stefanutti Stocks Roads and Earthworks, have so far undertaken the following contracts at the Ntendeka Colliery: ŸRehabilitation of 2 No. Major Culverts on District Road ŸConstruction of the Gravel Product Road –Phase 1 ( 9.75km in length) ŸConstruction of the Pollution Control Dams facilities No.3 and 4 ŸConstruction of the Raw and Bulk water dam facility ŸConstruction of the ROM and product stockpile areas ŸConstruction of electrical sub-stations and transformer bay ŸConstruction of diesel storage and generator platform. When operations start at the R500million Ntendeka Colliery project, the mine is expected to yield approximately 110 000 tons of export grade thermal coal per month. At full production, the mine is expected to yield approximately 220 000 tons of coal a month, most of which will be exported through Richards Bay and Durban. The Ntendeka Colliery will comprise of both open cast and underground mining and is expected to employ 350 people, with first preference given to applicants who reside in the Amajuba District. At full production, the mine will provide employment for up to 500 people.

New Electricity Department for the City of Cape Town The City of Cape Town is currently developing new offices for its Electricity Department. The new offices are located within the suburb of Bloemhof Bellville. The site has been previously developed and comprised of hard surfaced parking areas, residential buildings are tennis courts. The new office building is a five storey structure consisting mainly of offices configured around a central grazed atrium. A two hundred seat auditorium will be located on the ground floor opposite the entrance, with supporting cafeteria, bar and seating areas also flanking the atrium. Once the building has been completed outdoor eating and recreational areas will be provided on the ground floor terrace, and a roof garden will be established that will offer walking trails as well as covered recreational areas.

Samsung South Africa will soon move into a new office building in Bryanston, Johannesburg. The new development which is being developed by Zenprop is currently under construction in Bryanston's prime commercial area. Nedbank Corporate Finance has financed the first phase of the three building office park located on William Nicol Drive adjacent to the popular new Nicol Way Shopping Centre. Together these two elements make up the first phase of the two-phase development. Samsung was looking for a high profile contemporary office block that would portray the company's image as a market leader in the electronics field. The development fulfilled all their requirements. The interior will be adapted to showcase their products, for example the use of Samsung lighting and air conditioning systems, and a Samsung platform will be used as the building management system. The office park is fully secured with access control at the guard house for vehicles and pedestrians and offers a lifestyle park environment accented with attractive water features and courtyards. The development will feature an abundance of green space, with a 10 metre green strip along the west and south boundaries of the site to create a border with the neighbouring residential zone. New Waterberg FET Infrastructure Development Construction of the new Waterberg FET College Central Offices is currently underway. The Central office is situated along the major arterial road in Mokopane, the Thabo Mbeki Drive and is designed to have a very strong presence along the street. This is the second building of the total envisioned future campus on the same site and responds to the growing demand of quality office space for the Waterberg FET College administration staff. The total space designed is approximately 1600m2 and comprisescellular offices, communal spaces and related service areas. The building is designed around an enclosed landscaped courtyard. The courtyard effectively serves the dual purposes of providing a green space extension to the offices as well as facilitating natural cooling. An exciting combination of spaces both external and internally was a generated by utilising the courtyard concept. The building form is comprised of two office wings linked by two spatial circulation bridges; the first one echoes Thabo Mbeki Drive and maintains a strong visual link with the street while the second one cuts the composition diagonally to create a dynamic axis to enliven the composition and enclose the courtyard.
