delicate ELEG AN CE
By Kinsey Walsh | @kinsey_walshThis beautiful home resides on a quiet street in West University, TX and is home to Kinsey Walsh and her husband, son, and 2 rescue dogs. The couple bought their home in 2021 and spent over a year updating and renovating almost everything in the house, including the kitchen, bathrooms, cabinetry, floors, fixtures, landscaping, appliances, and interior and exterior paint. This is the family’s third home they purchased, renovated, and decorated in the last 6 years. Kinsey shares all her home décor finds and remodeling tips and tricks on her Instagram. You can follow along @kinsey_walsh to see all the details and sources for each space!
What drew Kinsey to this home are the soaring ceilings, red oak hardwoods, and beautiful moldings along the walls, ceilings, and built-ins. The home has a great floorplan with the kitchen open to a large family room and both formals – perfect for family gatherings and entertaining.
Pictured above is a house they created for their 2 rescue dogs, Tito and Lily, under their stairs – complete with custom portraits, family photos, and lots of cozy beds for relaxing. This home is full of beautiful design that is functional and family friendly.
The family completely remodeled the kitchen and took out part of the wall between the family room and kitchen. They also turned an outdated built-in desk in the kitchen into a large glass front hutch that is now the centerpiece of the room. The cabinets were extended to the ceilings and continued the beautiful 3-piece molding to create a cohesive feel in the newly renovated space. You can see all the before and afters of each space on Kinsey’s Instagram account @kinsey_walsh.
Kinsey believes that lighting is the jewelry of a room. She focused on large statement pieces that are complementary to each other and flow from room to room.
Kinsey starts every design with a neutral and soft color palette, layering in textures and color. In this room the couple removed dated green carpet and added in the same red oak hardwoods featured throughout the house. The walls were painted with soft off-white tones. For the design, Kinsey started with creamy velvet bedding paired with a linen headboard. Pops of gold add dimension and interest to the space. The dusty blue duvet and shams are the perfect color to create a relaxing and calming environment.
The primary bath was remodeled with marble tile and quartzite countertops. Gold and glass sconces frame the vanity, and a large circular chandelier adds a luxe touch. Kinsey mixed metals with the plumbing and lighting fixtures for added interest and dimension.

injections have become increasingly popular over the years, with many people looking to add volume and improve the appearance of their lips. However, with any cosmetic procedure, there are always questions and concerns that people have before getting it done. To address some of these concerns, we had the opportunity to speak with Rhonda Schaeper, an expert injector at Waco Medical Laser, to discuss the most common questions her clients have about lip injections. Additionally, we are thrilled to share the amazing results of our Winter Giveaway recipient, showcasing the positive impact lip injections can have on someone’s confidence.
Q: WHAT IS LIP FILLER AND WHAT IS IT MADE OF?
A: Lip filler is a cosmetic procedure that involves injecting a substance, usually made of hyaluronic acid, into the lips to add volume and improve their appearance. Hyaluronic acid is a natural substance found in the body that can bind with water, providing a plumping effect that is hydrating and safe for the body.
Q: HOW LONG DOES LIP FILLER LAST?
A: The duration of the lip filler depends on the type of filler and its purpose. HA fillers can last from six months to much longer, gradually being absorbed and eliminated by the body. However, individual results may vary from person to person.
Q: WHAT HAPPENS IF I DON’T LIKE THE RESULT OF LIP FILLER?
A: One of the main benefits of HA fillers is that they can be dissolved by a special solution if the person dislikes the appearance or for any other reason. This provides flexibility and reassurance to those who may be hesitant about trying the procedure.
Q: DOES GETTING LIP FILLER HURT?
A: Most HA fillers now have lidocaine, a numbing agent, to maximize comfort during treatment. A topical numbing cream can be applied to further reduce discomfort, and even a dental block can be administered upon request. Most clients report that the process of injecting fillers is not as painful as they anticipated.
Q: HOW MUCH DOES LIP FILLER COST?
A: The cost of lip filler depends on the specific needs and preferences of the client, as well as the product used. On average, the cost of lip filler at Waco Laser’s medspa ranges from $250 to $700, but a consultation is needed to determine the exact cost for each client.
Mahjong
FROM INTELLECTUAL PASTIME TO MAINSTREAM ENTERTAINMENT
MAHJONG, THE ANCIENT CHINESE GAME OF STRATEGY, SKILL, AND LUCK, is seeing a resurgence in popularity. Mahjong, believed to have originated in China over 2,500 years ago, was once a game primarily played by intellectuals and the upper class. Not only are people rediscovering the game’s intellectual and social appeal, but they are also seeking out highquality and beautifully designed tiles.
Playing with others is the best way to learn and improve your skills, and there are now many local groups and communities that meet up to play.
American Mahjong is a fun and complex tile game played with 4 people. It is a variant of Chinese Mahjong with a main difference being American Mahjong uses a National Mahjong League Card. There are 3 suits: DOTS, BAMS, CRAKS. There are also other tiles called Flowers, Winds and Jokers (everyone’s favorite tile!) Players pull and discard tiles hoping to match their 14 tiles to one of the lines on the card. The first person to do so says “Mahjong!”
Here are some tips to enhance your next game:
• Keep an eye on your opponent’s discards to gain insight on their strategy.
• Conceal your hand and be mindful of the flow of the game.
• Stay focused and avoid getting too excited.
For those who want to take their game to the next level, check out instructors such as Mahjong Molly, who offers tips and tricks to help you improve your play. And, for those looking for beautifully crafted tiles, The Mahjong Line is a great option to consider.

CHRIS ALLEN
SUPERINTENDENT | MIDWAY ISD
CHRIS ALLEN, the new Superintendent of Midway ISD, has an impressive background in education spanning over three decades. He started his journey as a teacher and coach in Birdville ISD and then went on to hold positions in several other districts, including as Superintendent of Marble Falls ISD for eight years. When asked about his inspiration for pursuing a career in education, Chris reminisced about his seventh-grade teacher who encouraged him and instilled a sense of confidence in him. He felt called to education from that point on and has dedicated his life to being the best educator he can be.
What sets Midway ISD apart, according to Chris, is the high expectations from the community and the strong sense of character development for the students. The district places a high value on building strong academic skills and employability skills in students to prepare them for post-secondary success. The district also places a strong emphasis on recruiting and developing the best staff possible.
During his tenure as superintendent of Marble Falls ISD, Chris encountered several challenges, including a 100-year flood, the pandemic, and the death of a beloved and long-tenured school board member. Despite these challenges, Chris led the district with humility, identifying and empowering staff to collaborate with the community to provide a world-class education for all learners. He believes that having and exhibiting the best character at all levels of the District is the keystone that holds everything together.
When asked about the most pressing issues facing education today, Chris identified staying united in purpose and trust and inconsistent and unclear policy and messaging from state law and policymakers. He believes that the district must listen
well and with humility to approach issues through the lens of universal design. The challenge of accessibility must be embraced, and the district must remain flexible, fast learners who can maximize opportunities by encouraging innovation and risk among staff and key leaders. Through his work as Superintendent, Chris hopes to impart the message that education is a human endeavor, and in the midst of data discussions and focus on achievement, we must always be people who love and are willing to be loved. Midway ISD should be discussed in the same breath as the highest achieving districts in the state and nation, he says.
To balance the demands of leading a school district, Chris maintains a strong walk with the Lord, is a fully present father and husband, and engages in regular exercise that includes running. He also creates a culture of humility, so the district can have ears that hear, eyes that see, and hearts to discern the needs of those they serve.
Chris Allen’s passion for education and dedication to being the best educator he can be is evident in his career trajectory. His vision for Midway ISD is centered on a collaborative effort to provide a world-class education for all learners while maintaining a culture of humility and excellence.

BRAD LIVINGSTONE
EDUCATOR, VANGUARD HIGH SCHOOL | WACO’S FIRST GENT
BRAD LIVINGSTONE, Waco’s First Gent and husband to Baylor University’s President Dr. Linda A. Livingstone, has made a significant impact in the education sector, both as a teacher and as a supportive partner to his wife. With a deep passion for history, Brad has dedicated his career to educating students about the history of World War II and the Vietnam War.
Brad first became interested in these historical events in 1993, when five students at Vanguard High School in Waco approached him about teaching an elective history course. He agreed and began developing a curriculum that would soon become one of the most popular classes at the school. Brad’s passion for history education only grew stronger after a local TV station interviewed a WW2 D-Day veteran, Al Essig. The impact that Al had on Brad’s students inspired him to reach out to other WW2 veterans, asking
if they were willing to share their stories with his students. Over the years, Brad has had hundreds of WW2 veterans come into his classroom, sharing their personal experiences with the next generation.
Brad approaches teaching history by first explaining its importance to his students. He emphasizes that history is about stories and that everyone has a story to tell. Brad strives to go to the primary sources, such as WW2 and Vietnam War veterans, so that his students can hear first-hand accounts of their experiences. He also videos many of his veteran guests, preserving their stories for future generations.
In his opinion, history education plays a critical role in the development of young people and the community as a whole. He believes that without history, nothing else matters. Understanding the experiences of those who came before us is important
for guiding and directing our present and future. Brad is also in the process of writing a book about 25 of his veteran guests, and the tapes he has recorded of them have been an invaluable resource for him.
As a supportive partner to his wife, Dr. Linda A. Livingstone, Brad is actively involved on the Baylor University campus. He is a strong advocate for higher education and is dedicated to helping his wife achieve her goals and vision for the university.
He is a true advocate for history education and preserving the stories of those who came before us. His passion for teaching and his commitment to his students, as well as his support for his wife and higher education, make him a valuable member of the Waco community and an inspiration to many.

MARY GRISHAM
HOMESCHOOLING MOM OF 2
MARY GRISHAM is a Waco native and a homeschooling mom who has dedicated herself to providing the best education for her children. With her husband’s encouragement, she decided to take on the role of homeschooling her three daughters and has found it to be the most rewarding job she has ever had.
One of the main reasons Mary chose to homeschool her children was to be one hundred percent responsible for their education and to keep her oldest daughter close to her during her early years. She also recognizes the importance of socialization and encourages other parents considering homeschooling to join the strong and growing homeschool community in Waco.
Mary structures her homeschooling routine to fit her family’s schedule and incorporates extracurricular activities and hobbies, such as gymnastics, piano, violin, and soccer, into her curriculum. She also makes sure her children are involved in a variety of social
activities such as co-ops, playdates, park days, and parent-led art classes.
Her dedication to homeschooling is admirable. Despite having no prior work experience in the field of education, she has successfully homeschooled her children and provides them with a well-rounded education. Mary is a dedicated mother who is passionate about education and the well-being of her children. She encourages other parents considering homeschooling to reach out to her or the homeschool community for support and guidance.
In addition to homeschooling, Mary enjoys spending time with her family, cooking, and volunteering in her community. She is a true Waco native and is passionate about the growth and change in her hometown. Her story is a testament to the benefits of homeschooling and the rewards of dedicating oneself to their children’s education.

When life becomes difficult, how do we respond?
I'm not sure if I'd be proud to truthfully answer this question.
Sunshine
Finding In the Rain
Words by Julie HaysWhen
But how appropriate that the man who taught me how to find sunshine in the rain is the most beloved weatherman Central Texas has ever had. That man is Rusty Garrett, my co-worker for 21 years and the face of the local weather for more than 30.
Rusty has been fighting for his life after a shocking diagnosis of esophageal cancer at 67 years old. With any major milestone, we've been by each other's side, but adding cancer to our shared experiences wasn't something anyone ever expected.
Within days of this discovery in the fall, he was in regular doctor's appointments. Within weeks - radiation and chemo. And within months, he was in all-day surgery.
Surgery left Rusty with a feeding tube.
When I visited him in the hospital, he was longing for a drink of water, which he hadn't had and couldn't have for weeks. His situation would make anyone want to give up, or at the very least, feel sorry for themselves. And I'm not saying that's not a justifiable feeling - but that's not Rusty. He was the same. Warm. Loving. Positive. Even cancer couldn’t take away his most notable traits. He actually told me days after surgery that he considered himself "lucky.”
I think my jaw dropped.
Rusty explained that while in the hospital, he'd watched commercials that featured kids with cancer, and that reminded him that he "didn't have it all that bad."
There's a reason Rusty is the most beloved TV personality.
It's because that warm personality on the air is also Rusty at home.
And Rusty knows how to weather a storm with a smile.
I've learned so much about living from Rusty, as he's stared death down and focused on living in the present. I’m not sure I’ve seen anyone face adversity better than a man so used to the ever-changing nature that comes with the weather. Rusty always focuses on his blessings. And thanks to Rusty, the next time it rains, I'll be prepared to seek shelter and wait, knowing that the sun will shine again and that there is freedom to dance in the rain until it does.

SPRING power SALAD
BY MATT ROBINSON OF REAL FOOD BY DADINGREDIENTS
1/4 cup mayonnaise
2 pounds boneless, skinless chicken breast
5 oz. baby spring salad mix
1 ruby red grapefruit
DIRECTIONS
2 navel oranges
2 blood oranges
1/4 pumpkin seeds
5-6 radishes thinly sliced Italian Dressing
To make marinade: Place scallions, cilantro, garlic, jalapeño, fish sauce, honey, lime juice and 2 tablespoons oil in blender, puree until smooth Toss chicken in marinade to coat completely. Set aside and heat grill.
Prepare grill: Light a chimney that has been filled to the top with charcoal. Once the charcoals are covered with gray ash, pour out and spread coals out evenly. Set cooking grate on top and place the lid on top to preheat for 5 minutes. Alternatively, set the burners on a gas grill to the medium heat and close the lid to preheat 10 minutes. Scrub grilling grate clean. Next oil the grate by tightly folding paper towel into a square and dip it in oil.
MARINADE
1 bunch of scallions
1/2 bunch of cilantro
5 garlic gloves
1 jalapeño
4 tablespoons fish sauce juice of 1 lime
Use a tongs to brush the heavily oil-soaked paper towel on the clean grates.
Remove chicken from marinade, let any excess marinade to drip off; discard marinade. Place chicken directly on the grill. Grill for a total of 12 to 14 minutes; flipping every two minutes. Chicken is ready when an instant-read thermometer inserted into thickest part of each chicken reads 165°F (74°C), about 20 minutes. Remove from grill and set aside to until cool enough to handle and slice. Assemble the salad: In a large mixing bowl combine all the remaining ingredients and half the chicken, toss with dressing to lightly coat. Divide the mixture among 4 plates Place the remaining chicken on top and serve immediately.

Q+A:
BRAD SHOWALTER, SOLAR EDUCATOR PURE ENERGY
PURE Energy is a fully in-house, Texas-based solar company, headquartered in San Antonio with offices and install teams in Lubbock, Dallas, Ft. Worth, Waco, San Antonio, McAllen, Corpus Christi, and Houston. PURE Energy is accredited and highly rated by the Better Business Bureau and has installed nearly 20,000 solar systems since 2014.
We sat down with Brad Showalter, a Solar Educator with PURE Energy, to explore why Texas is the fastestgrowing state for solar, what makes it so affordable, and how homeowners and business-owners in Central Texas can learn more and install solar on their homes and businesses.
WHY SHOULD A HOMEOWNER OR BUSINESS-OWNER BE INTERESTED IN SOLAR?
Solar is an investment in the home or commercial property that can save a homeowner or business-owner tens of thousands of dollars on what would otherwise be a rising cost of electricity over the next three decades.
WHY IS THERE SO MUCH HYPE ABOUT SOLAR IN TEXAS RIGHT NOW?
Everyone knows the cost of electricity is rising in Texas, and there is an increasing demand for our aging power grid, so the federal government is giving homeowners and business owners a huge incentive to turn their homes or business into a power-producer. We are literally being paid to not rely on a power provider who is raising the rates.
HOW DO THE INCENTIVES WORK TO HELP HOMEOWNERS SAVE MONEY THROUGH SOLAR ENERGY?
As of last year, the federal government increased the renewable energy tax credit to 30% of the total cost of the solar system. At PURE Energy, we require no upfront cost for a qualified homeowner, and the first payment for the system doesn’t come until 60 days after the the system is installed, giving the system time to produce the energy needed for the home or business and significantly cut the bill from the provider. The fact is, a solar system can produce energy at a rate far cheaper than any provider in Texas will sell power after delivery fees.
WHY DOESN’T EVERYONE DO IT?
Unfortunately, solar power isn’t for every home or business. There are a number of factors that make each home or business unique, but the three easiest to identify and quantify are the home or building’s annual consumption, the size of the roof and the direction the roof faces. The only way to know if solar works for your home or business is to sit with a PURE Energy Solar Educator and evaluate all components.
HOW CAN MODERN TEXAS LIVING READERS GET A CONSULTATION WITH YOU AND PURE ENERGY?
To learn more about commercial or residential solar, readers can email me at bradshowalter@pure.solar or call/text me directly at 254-300-6192. Mention Modern Texas Living to receive the friends and family rate.

BLUEBERRY cheesecake POPSICLE
BY MATT ROBINSON OF REAL FOOD BY DADINGREDIENTS
1/2 cup canned whole blueberries in light syrup
1 8oz cream cheese
3/4 cup milk
1/3 cup sugar
2 egg yolks
1/4 cup agave or honey
DIRECTIONS
Place all ingredients in a blender and process until smooth. Pour mixture into a saucepan. Place pan over medium heat and bring to a boil, while stirring constantly. Once boiled, turn down the heat, stir and cook for a minute longer.
Remove from heat and stir in pureed blueberry. (Note: The final finish of the popsicle and how it appears, depends on how much or how little you swirl in the blueberry puree in the mold. Transfer popsicle mold to a freezer and let set, about 4 to 6 hours. Duration of time will depend on the freezer setting and how full is the freezer.
Remove mold from freezer and run hot water around it for 2 to 3 seconds, or until popsicles easily release.

CORN AND ZUCCHINI BURGER
BY MATT ROBINSON OF REAL FOOD BY DADINGREDIENTS
1½ pounds ground chuck (85 percent lean)
Kosher salt and freshly ground black pepper
1½ tablespoons canola oil
4 slices American Cheese
4 hamburger buns, split arugula
3 zucchini, sliced and grilled
3 corn on the cob, shucked
DIRECTIONS
Divide the meat into 4 equal portions. Lightly coat hands with canola oil and loosely form each portion into a ¾-inch-thick burger, using your thumb make a ½-inch depression in the center. Brush the burgers with a light layer of canola oil. Season both sides of each burger with salt and pepper.
If using a grill: Turn gas grill to high. For a charcoal grill, heat coals until ashed over. Grill the burgers for about 3 to 5 minutes or until a golden brown crust forms. Flip the burgers and cook for another 3 to 5 minutes, or until a golden brown crust forms. Add the cheese, during the last minute of cooking and top with a stainless steel mixing bowl to help melt the cheese. While the burgers are cooking on the second side, prep buns by toasting them with a thin spread of butter. Remove the buns from heat and spread with desired condiments, so that the bun is ready to receive the burger.
Place the burgers on the bottom buns, evenly top with arugula, zucchini and corn, finish by placing the second half of the bun on top. Serve immediately.
