Hello Neighbor. It’s quite possible if you live in and around Orlando (or have in the last four decades), we’ve been neighbors, or at the very least, members of the same community. I’ve lived in Altamonte Springs and Casselberry, Lake Mary and Sanford, as far north as DeLand and as far south as Millenia and just about everywhere in between. Orlando Tree Trek Adventure Park

The first stop is Orlando Tree Trek Adventure Park, a playground in the sky designed for those seeking an adrenaline rush. The park boasts four adult courses with various challenges, including a 425-foot zipline. The courses increase in difficulty, so it’s an ideal spot for both beginners and seasoned adventurers. Central Florida Zoo

AUDUBON PARK

During the lifetime of Orlando’s Naval Training Center, Audubon Park was abuzz with military families who called it home. Then in 1999, the base closed. A few years later, construction began on the neighboring high-end community of Baldwin Park. But Audubon Park would not live in its shadow. It would rise up as a destination neighborhood on its own merits.

The community rebranded itself as the Audubon Park Garden District in honor of its pride and joy, Harry P. Leu Gardens. It also joined the Main Street America program, winning the Great American Main Street Award in 2016 for revitalizing its business district, creating a good-food scene, and its focus on urban farming.

“What’s really neat about that area is it’s a little bit eclectic. It’s a very warm and welcoming part of our community,” says Orlando District 3 Commissioner Robert Stuart.

The Monday night community market at Stardust Video and Coffee became a birthing center for business, giving rise to the $3 million East End Market and the Lineage Coffee chain. Park Avenue CDs relocated there, Redlight Redlight

brewery became a local hotspot, and two Michelin-recognized eateries— Kadence and Domu—helped put the area on every gourmand’s map.

The opening of the top-rated Audubon Park School in 2018 drew attention to the area’s quirky collection of retailers where shoppers can find books, beer, coffee, vintage items, baked goods, ice cream, flowers and even fishing rods.

Michael Lothrop, president of Audubon Park’s Main Street organization and host of the “Hello APGD” podcast, “about 99 percent of the shops are independently owned.”

community. “The Main Street organization really tries to build that sense of community, and it tries to promote historic preservation.” Known for its mid-century modern homes, Audubon Park has a median age of 38 and a median home price of $445,000.

The community’s signature events—such as Zombietoberfest, Bastille Day and the Grandma Party Bazaar craft fair—reflect the community’s quirky character. “For me, it really is about the community,” Lothrop says. “There’s a real dedication to making it as great as possible.”

he sun doesn’t seem to set on Thornton Park, nestled on the fringe of downtown Orlando. Sights, sounds and smells abound: colorful graffiti murals, people jogging or walking their dogs, conversations among neighbors and friends, the wafting scents of fresh coffee and food being served al fresco.

The district is abuzz, powered by a strong sense of community. And it has it all, with its mix of condos, apartments, brownstones and bungalows conveniently located within walking distance of restaurants and shops, as well as Lake Eola.

“It’s a very walkable, friendly neighborhood. We welcome everyone,” says Lisa Cuatt, director of the Thornton Park District. “We’re very LGBTQfriendly also. Our board is very proud of that.”

Board president and realtor Beatrice Miranda, who lives and works in Thornton Park, appreciates the area’s walkability. “People want to be part of a community where they live, where they like to eat, and where they like to shop,” she says.

If locals choose to dine at one of the district’s many restaurants—such as Graffiti Junktion, F&D Cantina, The Stubborn Mule, Eola Wine Co. and RusTeak, to name a few—they never have to worry about eating alone because a neighbor is always sitting nearby, Miranda says.

In fact, just about everything is nearby, including recreation. Most residents live within a block or two of Lake Eola. The park offers year-round recreation for people of all ages, entertain-

ment and a host of festivals throughout the year. In between, block parties and semi-monthly wine and art walks keep the community’s energy level high.

The community also scores for its easy access to public transportation. Sometimes Miranda rents a scooter to go show a property at Solaire on the Plaza. When she needs to leave the confines of her neighborhood, she often relies on free public transportation. The Lymmo Grapefruit Line goes directly to Exploria Stadium, home of Orlando City and Orlando Pride soccer, as well as the Amway Center.

Game nights, like most other nights in Thornton Park, are a cause for

celebration. It’s common to see “people dressed in purple at our sidewalk cafes,” Cuatt says.

The area is young, hip and in high demand. Though the area is familyfriendly, the median age of residents is 35, and the median home price is about $475,000.

As Thornton Park grows, Cuatt and Miranda hope it will remain the safe, walkable, family- and dog-friendly community many have come to love, eventually boasting even more retail options within walking distance.

“I don’t see myself living anywhere else outside this area,” Miranda says.

Winter Garden began as an agricultural town nestled on Lake Apopka. Once on life support as pollution ravaged the famed fishing lake and freezes killed the citrus industry, the community rallied to revitalize its environment, economy and history to become a role model to other towns.

Now the booming town has become a destination and an incubator for business. “It was basically a local grassroots group of people who wanted to save their downtown,” according to Jim Crescitelli, director of operations and programming for the Winter Garden Heritage Foundation.

The foundation worked hand in hand with city and county officials to save the historic

Edgewater Hotel, now a bed and breakfast with restaurants, along with two train depots. Museums opened. The Garden Theatre was restored. In 1996, the area’s commercial and residential districts earned a spot on the National Register of Historic Places. The West Orange Trail came through.

“People coming through on the trail and people living here said, ‘You know, there are a lot of empty storefronts. Let’s do something about this.’ People started opening up shops,” Crescitelli says. Downtown was reborn, and commercial and residential developers swooped in, with an eye to reflect the city’s historic architecture.

The town’s resurgence has been “incredible,” he says, with the tens of thousands of visitors each year serving as a testimony. “You can’t walk down the sidewalks some Fridays and Saturdays because it’s so busy,” he says.

“People come here from other towns to see how we did it,” he adds. “We’re on the map. We have the shops. We have the restaurants. We have a welcoming feeling.”

But the family-friendly city, with its median age of 40 and median home price of $550,000, continues to retain its small-town charm. Its Saturday morning farmer’s market is ranked among the top in the state. Festivals frequent the city’s calendar.

Centennial Plaza, with its clock tower and mosaic fountain, serves as the community’s hub and provides the setting for live music on Friday nights. Brick streets echo back to Winter Garden’s historic roots, while new construction mimics the city’s iconic architecture.

Crescitelli is encouraged to see people so determined to learn and preserve the city’s unique history. “We want people to know what was here before them and how they can help make it very special going forward,” he says.

Ever since the Tavistock Group became the proud owners of the 600-acre Lake Nona Golf & Country Club in 1996, their focus has been on enriching the community through health, education, and technology. Winter Park, in 2023, is a harmonious blend of the old and the new, a testament to its well-preserved history and its ambitious visions for the future.

Long-standing residents cherish the town’s historic charm, while an influx of young families bring fresh perspectives to its development.

Having evolved from a frontier settlement in 1858 to a winter resort and now a vibrant neighborhood, Winter Park’s evolution was well planned. Its timeless design is a tribute to real estate magnates Loring Chase and Oliver Chapman, and civil engineer Samuel Robinson, who in the late 1880s envisaged a town enriched with culture, entertainment, and community spirit.

Their blueprint began with a park and a main street for commercial real estate. A railway depot, an

emporium, and a hotel were among the first structures that shaped the town. Today, Amtrak and SunRail trains still run through the heart of Winter Park, with the depot bordering Central Park, where a bronze peacock - the city’s emblem - tops a fountain. Park Avenue, the town’s main street, is a lively hub, housing trendy restaurants, sidewalk cafes, and fashionable boutiques.

Winter Park’s beauty is enhanced by its pristine lakes—Maitland, Killarney, Osceola, and Virginia. The homes, painted in a variety of hues, were a unique feature in Florida, setting a stylistic standard that still appeals to residents like Heidi Gearhart, who cherishes the town’s diverse architectural styles.

Winter Park’s cultural focus intensified over time, with events such as the Winter Park Sidewalk Art Festival, which has been a popular attraction since its inception in 1960.

Education has been a cornerstone of Winter Park since 1885 when Rollins College, Florida’s oldest higher learning institution, was founded. Today, its Mediterraneanstyle campus is a cultural and learning hub, housing the Rollins Museum of Art and

the Annie Russell Theatre.

The cultural richness of Winter Park was further augmented in 1935 with the founding of the Bach Festival Society at Rollins College. In 1942, the Charles Hosmer Morse Museum of American Art was established on the same campus, later moving to Park Avenue in 1995.

Winter Park’s cultural focus intensified over time, with events such as the Winter Park Sidewalk Art Festival, which has been a popular attraction since its inception in 1960. The city’s eclectic vibe is a draw for both residents and visitors.

Long-term resident Sandra Powers, who’s lived here since 1992, fondly remembers Park Avenue’s local indie shops, replaced now by upscale chain stores. Yet, she still holds a special place in her heart for independent boutiques like Tuni and Writer’s Block Bookstore.

Looking to the future, residents emphasize the importance of welcoming young families into the community, as they represent the future of a city that began 162 years ago. After all, it’s the blend of the new and the old that truly makes Winter Park a great place to live.

College Park, like many areas in Central Florida, originated as citrus groves. In the late 1800s, the first person to establish a permanent residence in the region was a local grower named John Ericsson. He constructed a farmhouse on what is now Princeton Street. As the South Florida Railroad gained prominence, more settlers were attracted to the area, transforming the charming neighborhood centered around Edgewater Drive into a thriving community. Interestingly,

even renowned Beat Generation novelist Jack Kerouac once resided in College Park, and his former house now serves as a nonprofit retreat for aspiring writers.

The alluring appeal of this picturesque, Old Florida neighborhood is evident. College Park has successfully preserved its small-town allure, characterized by an abundance of green spaces, majestic oak trees, and scenic lake views. Ritsy Carpenter, a long-term resident of 57 years, emphasizes that the

community spirit takes precedence over the physical geography. She explains, “There’s a palpable sense of gratitude among everyone here. While Central Florida offers other wonderful places to live, those who choose College Park truly appreciate their decision and firmly believe it to be the best place.”

In 1966, the year of his demise, Walt Disney had concentrated on his upcoming grand project: an Experimental Prototype Community of Tomorrow. The establishment of an EPCOT was amongst the final ambitions of the greatest dreamer in America.

The Walt Disney Company devoted years to actualize his concept. In 1982, they inaugurated EPCOT theme park, which embodied many of Walt’s futuristic elements, but it wasn’t a community where people could reside and work. Therefore, in 1987, Disney declared

their intentions to construct the town of Celebration. They scouted locations across the nation, and by 1991, they had chosen a spot just south of the Magic Kingdom. One of the Imagineers assigned to design Celebration was Tim Johnson.

Johnson’s team had the privilege of flying in Walt’s plane all around the Southeast to not just focus on design, but to also determine the essence of a community. Johnson reminisces about how they took notes on what they liked and disliked. They admired the squares of Savannah, the open views of the golf course

in Coral Gables, the porches in Charleston, and the narrow streets and wide sidewalks in Seaside. Moreover, they were certain they didn’t want a gated community. After dedicating five years to the project, Johnson and his spouse Pam became the 30th family to reside in Celebration when it was inaugurated in 1996—and they continue to live in their original house to this day. Johnson admits that his initial motivation was to shorten his commute, but Celebration has since evolved into his home and the town has become his family.

Celebration boasts a plethora of pocket parks, neighborhood playgrounds, extensive green spaces, and miles of picturesque boardwalks and bike trails. While the swimming pools and a few playgrounds are exclusive for residents, the public is generally invited to enjoy the town’s amenities.

After engaging in some physical activity, visitors can dine at one of Celebration’s restaurants or sidewalk cafes, then browse through some of the Market Street shops. The downtown area is also the hub for many of the town’s activities, including the Sunday farmers market.

During the holidays, Celebration pulls out all the stops with nightly snowfalls downtown and elaborate light displays. The neighbors of Jeater

The town’s spirit has significantly contributed to the community’s pros-

perity, Celebrations’ strength comes from the diversity of its residents, who come from various religious backgrounds, upbringings, and continents. Despite their differences, they are all united in this community. In his words, he wouldn’t want to be anywhere else.

Sometimes You Want To Go Where Everybody Knows Your Name

SOMETIMES, YOU FIND YOURSELF with an abundance of time, in a corner of town where you have absolutely no idea where to go. Don’t fret, my friend, there are plenty of places where you can park yourself and chill out, with no pressure to move on and make space for someone else.

Downtown Orlando / Thornton Park

Traditionally, downtown Orlando has catered to two audiences: the office workers and the late-night party crowd. With recent ordinances restricting downtown nightlife and

City Hall pushing for a future where downtown is more family-friendly and “neighborhoody” that is likely to change. That being said, one of the best places to eat downtown without the fear of being rushed out is a small eatery tucked away in an office building on Orange Avenue.

Latin Square is family-owned and operated and serves up a variety of Hispanic dishes for breakfast and lunch. My favorite is the chicken pepito, which has grilled chicken, swiss cheese, onion, lettuce, tomatoes, cilantro, garlic sauce, cilantro sauce, “pink sauce,”

and potato sticks. And the added bonus of visiting Latin Square is being able to eat your food in the park on its doorstep, under beautiful shade trees, with the sound of a nearby water fountain and men in suits talking about the chicks they made out with at Mathers Social Gathering the night before.

The Grand Bohemian just completed a massive renovation of its rooftop pool deck and reopened it with a fancy event I was lucky enough to be invited to last month. Altira Rooftop Lounge is open to the public for drinks and apps, but if you want to swim

you’ll have to rent a room. It’s hosted a number of fancy scene parties since the reopening and I can confidently tell you, that this sixthfloor, rooftop venue is going to be one of the best places to see and be seen this summer. And they can make a mean cocktail to sip on while you enjoy the sunset bouncing off of the buildings around you. Squint your eyes and you can pretend you’re in New York.

On the other side of the pond in Thornton Park, you’ll find the longtime watering hole, Burton’s Bar. Touted as one of the oldest, if not the oldest, bars in Orlando, Burton’s first opened as a package store back in 1937. Nowadays it’s known for its laissez-faire charm, outdoor patio and city-sponsored parklet, and its karaoke nights hosted by Real Radio 104.1 FM personality Sabrina Ambra. The bar recently added a kitchen, which is run by Brian Minkl, a name that has been attached to the downtown drinking scene for years. Minkl serves American pub fare with a twist like a Bloody Mary steak sandwich and a poutine that would make any Canadian happy, complete with squeaky cheese curds. Saddle up at the bar and take your time. There’s a pool table too if you want to play a game and make a friend.

Audubon Park / Baldwin Park

For a hot minute, Audubon Park was known as a bit of a Baked Goods ‘Hood, with a variety of small bakeries calling it home. Since the pandemic, we’ve been sad to see a few of the more popular ones drop off, including The Gourmet Muffin, Olde Hearth Bread Company, and P is for Pie. But we are seeing a shift in the dynamic to something more elevated, including the opening of the new Foreigner chef experience under Chef Bruno Fonseca, and the upcoming kitchen at Redlight Redlight under Chef Jes Tantalo. Stardust Lounge, a hipster hangout in a former video store turned coffee shop, has been holding it down for years though, and doesn’t look to be stopping any time soon. While the service is known to be slow and sometimes even plodding, the simple menu is tasty and hits the spot and the cocktail and coffee programs are strong. The space has be-

come an incubator for outsider art and music and is host to major annual events like the Grandma Party Bazaar every December.

The Neighbors, a retail space on the second floor of East End Market, has been hosting a pop-up French-Vietnamese concept since August 2021 called Camille, led by Chef Tung Phan, that is preparing to open a new brick-and-mortar restaurant in nearby Baldwin Park. A new pop-up will be announced shortly to take over the East End Market space, and foodies around town are watching with bated breath to see what they have planned next as it has quickly established itself as an excellent spot for a happy hour cocktail.

Lake Nona

Lake Nona has plenty of restaurants to choose from in its City Center like Bosphorus Turkish Cuisine and the nearby Boxi Park, but a real standout is Park Pizza and Brewery, and you can tell the locals think the same, as it’s always full. The menu features a variety of tasty wood-fired pizzas that are perfectly complemented by their in-house brews. Some of my favorite pizzas include their

truffle shuffle with smoked gouda, cremini mushrooms, ricotta, truffle oil, and arugula, or their pickled pig with house made sausage and giardiniera.

Just up the long, winding sidewalk from “downtown” Lake Nona, you’ll find the Wave Hotel, which emanates a strong Miami vibe, but in the middle of the state instead of being on the ocean. While the hotel has an award-winning restaurant at its heart, called BACÁN, for an ultra-chill spot, I think the Living Room Bar is the place to be. The space is built around a pink replica dogwood tree that goes up two stories and features a selection of handcrafted cocktails and regularly offers live music. It’s very Instagrammy and a great spot to chill out for a few drinks. Or you could put your phone down and go pick up one of the many art books showcased on the curated shelves lining the adjacent lobby.

Mount Dora

Mount Dora is known for its robust antiquing and small-town charm, but it has some pretty gutsy foodies that call it home, too. So, if you’re over that way for a Renninger’s

Extravaganza event or sticking your head into the Modernism Museum to see some of David Bowie’s old sofas, you’ll be pleasantly surprised at what they have to offer.

Off the main drag, in a more modern building, you’ll find Wave Asian Bistro, which is one of the most photographed and innovative restaurants in Central Florida. Owner, and Chef Jonathan McKinney, clearly loves sushi and is not afraid to really shake things up with his unique creations and hibachi-style plates. It’s almost like he woke up one day and thought, “I need to make sushi dishes that the average person will love and not be intimidated by.” And I think he’s succeeded. The menu features hibachi bowls and poke, as you’d expect, but the sushi burgers and sushi burritos are where it’s at. Be sure to try a sushi donut too. It’s a donut-shaped homunculus of sushi rice with a filling of tuna or salmon, avocado, masago, sesame seeds, and scallions. And it’s gorgeous.

Magical Meat Boutique, which is anchored by a decommissioned passenger train that’s available to rent for private parties. It’s a relaxed atmosphere and an ideal place to enjoy a good Bloody Mary and a plate of authentic bangers and gravy.

Winter Park

Tucked away down an alleyway off of Park Avenue, you’ll find a restaurant that feels a bit Harry Potter and a little bit winery in Ojai, California. Garp and Fuss is a relaxed dining area with a large stonework atrium that serves simple, home-style food that’s just damn good. The name of the restaurant is a nod to one of the owners’ sisters, who were nicknamed Garp and Fuss by a family member, and that familiarity is felt throughout the space.

The City Beautiful’s original artisan cocktail pioneers, The Courtesy Bar, abandoned their original home in downtown Orlando and relocated to Winter Park. They’re still serving up their trademark amazing cocktails but they’ve also shacked up with the folks from Swine and Sons and launched their own special “Bar Swine” menu of

artisan food to match the drinks. The seating area is small and intimate and lit in just a way that you don’t really notice your neighbors and it makes for an ideal hangout with a friend or a date.

Just up the road in Hannibal Square, you’ll find one of my favorite hidden gems, Vinia Wine and Kitchen. The husband-and-wife team behind this perfect date night mecca, Paula and Fabio, searched for years to find the Goldilocks zone of their dreams and right when they had given up, they found this storefront in Winter Park and opened their bar baby. The best nights to go are when Fabio has a chef’s table experience and you can just sit back and enjoy the prix fixe magic. Fabio will walk you through your wine options and tell you the story of the food you’re eating all the while looking adorable in his suspenders and flashing a big toothy grin. He’s a goat farmer too. I’m not sure why I’m telling you that, but it seems relevant.

College Park / Packing District

College Park is in a bit of a transition phase at the moment, with the departure of Linger, Rusteak, and Graffiti Junktion, some locals

seem to have given up on the neighborhood in favor of nearby Ivanhoe Village or Winter Park, but there are some gems to be found. Breakfast-wise, College Park has three solid options with Christo’s, Shakers, and College Park Cafe serving up good coffee with a side of breakfast potatoes and sass. They’ve got some killer sandwiches at Blended Bistro, and tasty shakes at New Moon Market Juice Bar too. And Pizza Bruno’s College Park location serves some good pies and seasonal ice cream - though they just took pasta off their menu. But Duck and Drake Kitchen is arguably one of the best places to eat on the Edgewater Drive corridor, and they happen to be a food truck. You can currently find them in the parking lot of Digress Wines where they serve beef and lamb sliders that will have you sitting at home smelling your beard for hours afterward. Their food is humble, innovative, and made with heart and I can’t wait until they open their new brick-andmortar in downtown Orlando in the near future, but there’s something particularly charming about them having the audacity to serve such amazing food out of a trailer. NNews about Michelin stars and Bib Gourmand nods is nearly constant, with Orlando becoming somewhat of a food mecca for foodies and those who just love variety and quality. But there are times you just want something down-to-earth, no-nonsense, and straightforward, and that, my friends is what you’ll find at these old Central Florida Diners and Drive-Ins.

Kappy’s Subs

MAITLAND | ESTABLISHED 1967

You can’t miss the big Kappy’s sign on Orlando Avenue in Maitland. The no-frills restaurant has been a staple since 1967. “We call ourselves a

Maitland tradition,” says owner Rachel Milsom.

“There are many families whose kids grew up going to Kappy’s; some met their husbands and wives here or rode their bicycles when in middle school.” This unpretentious diner has been in the same family since its opening. It operates out of an original Valentine Diner, essentially an L-shaped box with just 12 swiveling bar stools with weathered cushions, overlooking the kitchen where a calm and collected staff sweats through order after order of burgers, strawberry milkshakes, and Philly cheesesteaks. Valentine Diners were prefab trailers designed to be run by just a few people, and while they’re not being made anymore, the utilitarian

The youngest generation of the Caplan family has recently added their own flair to the family business, including a trendy food truck and some innovative additions to the menu. Still, the real magic is simply being able to sit in the roadside dining room of this Maitland-based icon and watch the world drive by on 17-92.

Under a canopy, folks order at the window and grab a seat at a picnic table out front. Inside there’s a diner-style counter with 12 faded red vinyl stools. Kappy’s is known for its cheesesteak sandwiches—brown beef with American cheese and the traditional Philly. Everything here is handmade from scratch, including favorites like chili, and roast pork, from Kappy’s special recipe, for its Cubans. The Research Studio

Ongoing: Maitland Art Center was founded as an art colony in 1937 by visionary American artist and architect, Jules André Smith. The center’s most significant permanent collection is the facility itself. An Elegy to Rosewood

2023 Florida Prize in Contemporary Art

Through Aug. 27: This is the ninth year of OMA’s celebration of the most progressive artists in Florida. Each year the museum’s curatorial team selects 10 artists from around the state who engage in exploring significant ideas of art and culture in original and visually exciting ways.

The Outwin—American Portraiture Today

Through Oct. 8: The National Portrait Gallery’s annual Outwin Boochever Portrait Competition selects 42 works from thousands of entries to illustrate the vibrancy and relevance of modern portraiture. The works include paintings, photographs, drawings, sculptures, video, performance art and textiles.

Dogs! A Science Tail

Through Sept. 4: Visitors are encouraged to become “barkeologists” and see what it’s like to interact with the world the way our doggos do. This exhibit explores the science behind their origins as well as how dogs experience the world and what makes our bond with them so strong.

Ongoing: Housed in the 1918 Atlantic Coast Line railroad depot, the museum features local citrus labels, a citrus packing-house replica and an audio kiosk detailing the area’s citrus history as well as Native American artifacts and photographs of the area dating back to the days of pioneer settlements.

A History Research and Education Center next door holds the Winter Garden Heritage Foundation’s collection of west Orange County documents, research material and additional photographs and artifacts.
