A LETTER TO OUR MEMBERS October 28, 2020 Dear Members, In 1921 the founding members of Myers Park Country Club began the tradition of camaraderie and community that we enjoy today. It is our privilege to share the newest chapter in our century-long history as Charlotte’s premier family club. As we celebrate our Centennial Anniversary, the thoughtful improvements envisioned in this Clubhouse Master Plan will create new and expanded opportunities for current and future members to enjoy time at the Club for decades to come. The history of our Club is rich. When Myers Park Country Club was founded, it was located on the edge of a small city poised for growth. Through the decades, Club leaders made ongoing facility improvements to keep us at the forefront of area clubs and provide generations’ worth of pleasure for our members. As a result, the Club is not only located in the heart of today’s Charlotte but is also a treasured home away from home that resides at the heart of our members’ lives. This plan includes an expansion of existing Clubhouse dining spaces,both indoors and out, along with a striking renovation of the Main Level, most of which has been untouched for over twenty-five years. A phased plan with a conservative and flexible approach to financing, the Master Plan shared with you here was developed in collaboration with nationally renowned design and construction experts. It is the result of a years-long process that builds upon past improvements, including those of the 2011 Centennial Plan. Taking careful, strategic consideration of current demographics, member requests, and member usage of the Club, this is a Master Plan to carry us forward for the next twenty-five years in our dining and Clubhouse offerings. It is a plan that realistically considers the dynamics of the COVID pandemic as well as the critical importance of preserving our competitive position as the club ofchoice in the Charlotte area. Many members have given generously of their time and expertise in the development of this plan. These conceptual drawings and plan elements are endorsed by the Board of Directors for your consideration and further comment. Our Clubhouse has long been the vibrant heart of Myers Park Country Club. By expanding and enhancing our offerings in the Clubhouse, we will be ideally positioned to continue exceeding member expectations and to further our standing as Charlotte’s premier club. PLAN VISION AND TEAM Focus on the Clubhouse The Clubhouse at Myers Park Country Club is a resource our members have diligently cultivated, preserved, and improved upon over the decades. It is the heart of our Club, helping make lifelong memories that range from everyday experiences like family dinners, casual drinks with friends, and poolside fun to special celebrations and milestone occasions. Making investments in the pleasures of tomorrow through enhanced facilities will return countless dividends for current and future members. To consider a revitalization that will be impactful for the next several decades, Club leaders assembled a team of nationally recognized architecture and interior design professionals to ensure the Clubhouse will be positioned at the forefront of top clubs nationwide and increase the satisfaction and engagement of our membership.

Architecture and Interior Design

For more than 50 years, nationally recognized architecture firm Chapman Coyle Chapman has designed over 250 private club facilities across the United States. They approach every project with a studied knowledge of what a club's membership requires and desires to maintain high levels of satisfaction and engagement along with what is needed in order for management to successfully deliver. As conceived and developed by Michael A. Shue, AIA, Principal, and Michael D. Beatty, AIA, Senior Associate, the plans presented here reflect the firm’s primary goal on every club project: to direct extensive experience toward delivery of the highest level of design and service. Carefully researched, historically inspired design solutions, dedicated team building, attention to details, and comprehensive client services are hallmarks of Chapman Coyle Chapman. Helmed by Lead Designer Kelley Harris, Hint Harris Interiors has collaborated with Chapman Coyle Chapman on numerous prestigious private club design projects. They are responsible for the design of the new MPCC Ladies Locker Room and Sports Complex lounge areas, and they have created widely recognized projects for clubs such as Atlanta’s Capital City Club, Carolina Country Club in Raleigh, and Richland Country Club in Nashville.

Construction and Project Management

Professional Construction Manager Mike Grippo of Playbook Management Company will continue to bring expertise and insight to the ongoing planning and budgeting process and will be the Club’s representative for the construction portion of the renovation. In this position he will provide coordination between designers and builders, minimizing unforeseen issues and adjustments. Noted local firm Barringer Construction has been tapped for budgeting and construction planning, adding their expertise in the management of complex club renovations.

STRATEGIC PLANNING PROCESS A Plan for the Next Twenty-Five Years By early 2017 this Master Plan was in development to expand upon improvements made through the 2011 Centennial Plan and further enrich the signature Clubhouse experiences. Member focus groups, an all-member survey, and analysis of membership use of the current dining and entertainment venues were clear and consistent drivers of this Master Plan. The Board of Directors also recognized that of the $12 million invested inside the Clubhouse in 2016, $7 million was spent on critical items such as infrastructure, the HVAC system, and unscheduled, deferred maintenance items. The Board of Directors, Facilities Committee, Interiors Committee, and Club management worked diligently with the Club's professional partners to envision and implement a Master Plan that will drive satisfaction and engagement by responding to needs specifically identified by a majority of the Myers Park Country Club membership.

MPCC Member Survey, Focus Groups, and Usage Overview • Demand for adult and family dining has grown almost 75% since 2016, with members facing hour or more wait times for tables on high-demand nights, service restrictions, and overflow into other areas of the Club. • The Tavern, the Club’s most popular venue, is served by the Club’s smallest kitchen. This kitchen was originally intended to serve small “bar bites” and fewer people. This weakness leads to service issues and lag time in food preparation. • Outdoor seating is not protected from the elements such as storms and other inclement weather, resulting in limited seating options. Members want more all-weather options and increased opportunities to dine and entertain al-fresco at their Club. • The overall décor of the Clubhouse needs updating and refreshing. The Main Level has not been updated in over twenty-five years and many furnishings are recognized to be in poor condition. • Usage and demand for frequent visits to the Club on a regular basis creates a need to reduce crowding by optimizing flow throughout the Lower Level. Golfers, families, and adult-only gatherings are identified as requiring more space and enhanced abilities to enjoy time in the casual areas of the Clubhouse. • The Donald Ross Lounge is among the most iconic and attractive areas of the Club, and members have made it clear they are seeking increased opportunities to enjoy this space for dining, entertaining, and Club events.

MASTER PLAN OVERVIEW A Clubhouse at the Center of Our Lives In the past two decades, campus-wide improvements have elevated member experiences, providing increased value in Fitness, the Ladies Locker Room, Golf, Pool, and the Clubhouse with improvements that began in 2011 and will now be completed through this Master Plan. This renovation brings the Clubhouse up to the standards of other campus facilities and allows it to assume a leadership position unique to the Southeast.

The Main Level

The iconic Main Level provides cherished spaces where milestone memories have been made since the Clubhouse was introduced to members in 1951. Member-facing areas will be refurbished, and the Main Level will expand indoors and out to accommodate more celebrations, Club events, and opportunities for everyday pleasures of life at MPCC.

The Lower Level

Every member will find more to love about the inviting Lower Level, with increased room for dining and entertainment experiences for members of all ages along with upgrades to the Gentlemen's Lounge and Locker Room. Improvements will encompass outdoor dining and service features like kitchen functionality to make this a more vibrant and accommodating space for all.

The Event Lawn

Improvements to the rear faรงade of the Clubhouse will further enhance the perspective from the golf course, increasing symmetry and providing a striking view. The expansive new Event Lawn will connect the three distinct outdoor dining areas through a dedicated green space ideal for member socializing and fun. MAIN

THE MAIN LEVEL A Historic Clubhouse Updated for Today Renovation of the Main Level addresses areas largely unchanged for the past 25 years. • Interior improvements will include updated décor, with new furnishings and fixtures throughout all areas, including lighting. The aesthetic will be fresh and energized while retaining its timeless, elegant, and authentic appeal.

THE MAIN LEVEL A Historic Clubhouse Updated for Today • The Donald Ross Lounge and Library will be updated while retaining their classic traditional look. New dining accommodations will add interest and opportunity to these cherished spaces. • Dedicated covered and heated verandas outside both the Byron Nelson and Donald Ross Lounge will offer direct bar access and improved accommodations. • The Donald Ross Veranda’s new soft seating, fireplace, and exterior staircase will transform this beloved area into one of the Club's most desirable gathering spots for food and drink. • The Presidents Room will be enlarged and updated with elegant new furnishings and fixtures. A longtime member-favorite, tactical upgrades such as modern lighting will accompany the aesthetic improvements to make it an even more inviting private dining room.

The Mecklenburg Room

Bringing more light, more space, and a classic yet updated look to the rear center portion of the Clubhouse, the Mecklenburg Room will expand to accommodate larger events and celebrations. While this rendering is for illustrative purposes and is subject to change, it depicts design objectives to incorporate new furnishings, finishes, and light fixtures adding to the appeal of this majestic room. Floor to ceiling windows will provide spectacular views of the golf course, and the room will open to a newly covered and expanded Veranda that will include exterior access to the Event Lawn.

THE LOWER LEVEL A Clubhouse for All Members Enhancements to the Lower Level of the Clubhouse will add appeal and opportunities for everyone in the family to enjoy more time at the Club. • New connectivity between casual dining spaces will improve the flow of traffic. Restrooms will be moved for more convenient access. • Outdoor dining will be expanded, with three distinct areas, all to be covered. Heaters, fans, and weather proofing will extend the season for outdoor dining.

THE LOWER LEVEL A Clubhouse for All Members THE TAVERN

The four-sided bar, a focal point of this vibrant new casual gathering space, will open to the outdoors, driving a more spacious and inviting Tavern experience, whether as a spot for pre-dinner drinks or a neighborhood destination for cocktails and camaraderie. The artfully configured dining area will feature roomy table accommodations. Combined with tactical soundproofing elements in the ceiling, the spacious layout is conducive to both privacy and conviviality. Depicted here in a representative rendering, the classically elegant, understated décor will embody the ideal intersection between casual and upscale. The Wine Cellar, located adjacent to the Tavern, offers a tasting room for a variety of special occasions. Floor to ceiling doors and windows open to the new covered Terrace. This roomy outdoor dining area with heating, fans, and weatherproofing elements is certain to become a member favorite.

THE GENTLEMEN'S LOUNGE

will expand to add more capacity for large groups and feature increased dining and lounge space. New décor and lighting schemes will refresh and revive this dynamic and favorite spot which will be ably served through enhanced kitchen functionality. A dedicated covered and heated exterior dining area offers excellent views and proximity to the golf course. The Gentlemen's Locker Room will be refreshed with new furnishings and lockers, while a relocated Gentlemen's Lounge entrance will have direct access to the putting green and Event Lawn, greatly enhancing the Club’s golf experience. THE LOWER LEVEL A Clubhouse for All Members FAMILY DINING

The vibrant and welcoming expanded Family Dining area will open to a covered Terrace with heating elements, fans, and optional weatherproofing. It is adjacent to an expanded Shark Shack, which will feature a cooking and serving venue dually purposed as a display kitchen to show families the chefs in action. The addition of a new “Made to Order” salad amenity will add fresh and healthy quick-casual fare and increase the appeal of this area for dropping by to enjoy lunch at the Club. The Lower Level service improvements address the increased demand for members of all ages to enjoy time at the Club. Service efficiency and production capacity will increase through the introduction of improved kitchen capabilities for meeting demand. Improved access to service stations, corridors, and storage increase efficiency and promote delivery of exceptional personalized service. Throughout the Lower Level the improved décor will bring a lighter, more vibrant feel. As seen in this representative rendering, a casually inviting design will aesthetically connect Myers Park to its heritage with a modern take on classic club style.

THE EVENT LAWN Connecting Clubhouse and Golf The Clubhouse will extend outdoors with highly functional dining and entertainment spaces connected by an impressive Event Lawn. The new outdoor dining features fully realize the original vision of the 2011 Centennial Plan for robust options to provide comfortable, inviting environments for dining al fresco. They are connected by the broad and distinctive Event Lawn that will offer unique views of the golf course and allow increased space for member enjoyment. Bordered by a low wall designed to complement the rear façade of the Clubhouse, the Event Lawn will have multiple entry points and provide a striking, distinct separation from the golf experience while promoting viewing options as golfers make their turn to the back nine. It will also provide convenient exterior access to the new family dining room and Tavern. The Pool will also be newly connected to the Clubhouse through the expanded Shark Shack offering and kitchen. The 10th tee will be repositioned to accommodate this improvement without losing yardage or strategic advantage from any tee position, while the putting green is reconfigured to add interest and challenge. This enhancement to the golf experience is being made by golf course architect Richard Mandell, noted for his 2017 improvements to the classic design and playability of our historic golf course. The new outdoor dining options connected by the Event Lawn will beautifully connect the Clubhouse with the rest of Myers Park Country Club's spectacular natural environment.

This Master Plan is a thoughtful extension of Myers Park Country Club’s tradition of leadership and innovation. As we move into our second century, the Club continues to be in excellent financial condition, and our waiting list for membership remains robust. These improvements touch all demographics of the membership and preserve our desirability for current and future members.

Funding Overview

Similar to the 2011 Centennial Plan campaign, this Clubhouse Master Plan is a smart and strategic investment that will ensure strong rates of new member admissions for years to come. The Master Plan funding assumptions are based on historical new member admission rates, with projected net initiation fee and capital dues income for 2020 through 2024 totaling $8.9 million. Only standard operational dues increases are projected for this time period. The total proposed construction cost of $26.9 million (including financing costs) will be financed through initiation fee income, capital dues, a membership assessment, and available bank funds ($12 million during construction and $10 million long term). Our borrowing capacity is based on careful consideration of our ability to maintain healthy cash reserves, projecting cash on hand in 2024 at $3.3 million with a maximum debt balance in 2024 of $15.7 million. The projected breakdown to fund the Master Plan, leaving room for routine capital maintenance projects, Club operations, and the option to initiate subsequent projects, is: Net Initiation Fee Income and Capital Dues:
