Over 100 years ago, Lincoln was established to design automobiles for those who seek an elevated driving experience. Lincoln blends the innovative technologies of tomorrow with the timeless luxury that defines the brand today. Ware Malcomb provided architectural design services for a new 16,900 SF Lincoln car dealership showroom in Barrington, IL. This project included elevated customer zones, and a car delivery room with a three-bay, pull-through service reception space. The ground-up project revitalized the Lincoln dealership after the owners elected to separate their Lincoln and Ford dealerships, allowing for an ultra-curated experience for Lincoln buyers.

The Rusu-McCartin Boys & Girls Club, the first newly-built Chicago Club in a generation, is a Club for the community, built on a shared campus that includes a first responders training academy and several minority-owned businesses. The 28,000SF Club offers transformational opportunities to build bridges and provide much-needed resources for Chicago?s young people. This project features three stories of classrooms, a teaching kitchen, an ideas lab, a multi-sport gymnasium, an outdoor play area and a spectacular roof deck and meadow.

From the thrilling water slide to relaxing lazy river, the sophisticated, underwater themed facility offers a diverse range of attractions that cater to all ages and swimming abilities, making it a true oasis of aquatic excellence.

The Will County Coroner’s facility, totaling over 11,400 square feet, is a pivotal addition to the County Public Safety complex. It’s considered to be one of the top morgues in the US. The new building includes administrative offices, cooler and freezer storage rooms, three modern autopsy suites, including one isolation autopsy room, stateof-the-art equipment, and a sophisticated dual ventilation system. The facility’s design emphasizes efficiency and worker safety. Morgues are important community buildings that not only fulfill a critical function in handling the deceased but also contribute significantly to public health, safety, justice, and the overall well-being of the community.

NORTH AUSTIN CENTER

The North Austin Center is a $40 million, first-of-its-kind, professional-level indoor and outdoor complex for sports, education, and wellness. Constructed across 10 acres and 150,000+ square feet, this project transformed a vacant parcel of land on North Laramie in Chicago’s North Austin neighborhood to ensure families have access to team sports, education, enrichment, and wraparound services that help form the foundation of a strong, healthy, and safe community. ARCO/Murray completed the project in partnership with GMA Construction Group, By The Hand Club For Kids, Grace & Peace Revive Center, Intentional Sports, Chicago Fire Foundation, and Jason and Vedrana Heyward.

The Bartlett Fire Protection District Station (BFPD) No. 1 project involved the renovation of the existing fire protection facility, encompassing various areas such as bunk rooms, locker rooms, kitchen and dining spaces, day room, board room, public and private restrooms, and administrative offices. GRANVILLE TOWER CONDOMINIUM DECONVERSION SALE

Granville Tower Condominiums was a 154-unit high-rise condominium building adjacent to the Loyola University campus in Chicago’s Edgewater neighborhood. Faced with major impending special assessments and chronically poor individual unit resale values, the association board saw no path to ongoing viability as a condominium property. The condominium association board hired Andy Friedman and Jake Parker to market the entire property for a sale pursuant to Section 15 of the Illinois Condominium Property Act in January of 2023. Kiser Group closed the sale in October of 2023 for $31.5 million.

161 N CLARK FAN SYSTEM REPLACEMENT

CBRE requested Elara to design new supply and return fans for the primary air handling systems serving 161 N. Clark, a 50-story office building located in downtown Chicago. The existing (2) AHUs were reported to be inefficient and costly to operate, require frequent repairs, and provided poor system performance. Elara’s replacement design included new energy-efficient, redundant, modular fans that fit within existing casings and maintained airflow during construction with minimal impact to building operations. The solution involved phased implementation, including an equipment RFP, pre and post measurements by the design team, and creative problem solving to achieve the project goals.

Silver Cross Hospital and Premier Suburban Medical Group, the pavilion offers primary and multi-specialty care doctors and advanced practice providers; comprehensive lab, imaging and pharmacy services; a 20-bay cancer care and infusion center; an endoscopy suite with two procedure rooms; cardiology services; 38 exam rooms; after-hours care and more. To preserve the history of the Allstate Campus, Dermody Properties worked diligently to ensure detailed photos, drawings and documentation were recorded with the Illinois State Historic Preservation Office. In 2023, Jeppe quarterbacked a team that arranged the sale of Sears’ former headquarters – one of the largest deals completed in the Chicago area in years. After a comprehensive marketing campaign targeted towards data centers, they closed the deal with Compass at $194 million, the highest price paid for land ever recorded in the submarket.

During 2023, Northmarq’s Midwest team of Parker Stewart, Dominic Martinez and Alex Malzone closed 14 deals totaling $395 million. These deals were located throughout Missouri, Illinois and Iowa, including several which were located in tertiary markets that do not typically see much activity.

The Colliers Capital Markets team of Steve Disse, Jeff Devine and Tyler Ziebel, navigated one of the most challenging years in the industrial capital markets to successfully close five of the 10 largest industrial sales in the Chicago market in 2023. The trio represented a range of sellers in a highly uncertain environment and a notably thinner market for industrial capital than recent years. Many of these transactions recorded market leading pricing and were welcomed by an investment community starved for positive data points.

Jason St. John, Danny Spitz, Brewster Hague, and Malek Abdulsamad of Greenstone Partners delivered another strong year of commercial real estate investment sales in Illinois. Together, they completed 30 transactions across diverse product types, totaling $90M in volume spread across 518,000 SF. In December 2023, McHugh Construction completed the $30 million adaptive reuse transformation of Chicago?s historic Ramova Theatre from a long-shuttered single-screen cinema to an 1,800-person concert hall in Chicago?s Bridgeport neighborhood. As part of the 36,000-square-foot project at 3510-3520 S. Halsted St., McHugh also built out space for an independent craft brewery and taproom; an 18-seat diner; and a second-floor 200-person event venue. Ramova Theatre originally opened at the tail end of the Roaring Twenties. However, decades later ticket sales slowed, leading to Ramova?s closure in 1985. After sitting dormant for nearly 40 years, McHugh embarked on its restoration.

THE VOGT HOUSE BY BANGING GAVEL BREWS

Urban Innovations was awarded to renovate and restore the 7,835 SF historic Karl Vogt building to house Banging Gavel Brews new production brewery, taproom, restaurant, and top floor residential apartment. The building was originally constructed in 1872 as an Italianate apartment building and was added to the national register of historic places in 1988. Extensive structural and mechanical work was required to renovate the building into a mixed-use facility while restoring the original historic details including a two-story porch with balustrades, limestone lintels and keystones, ornamental brackets and molding throughout.

The Cornell Building redevelopment project represents a significant investment and revitalization within the Village of Huntley downtown district. Huntley’s Downtown Revitalization Plan included a focus on the adaptive reuse of a 120-year-old former factory that had fallen into disrepair after being unoccupied for a number of years. Acquired in 2017, the Village partnered with True North Properties in 2022 to redevelop the structure into 38 apartments. Village staff worked in combination with Christopher B. Burke Engineering, Ltd. to manage public and infrastructure improvements. This project exemplifies a successful public-private collaboration in preserving heritage while promoting downtown development.

The Elizabeth Peabody Public School, designed by architect W. August Fiedler in 1894, is a prominent example of late 19th-century Chicago public school architecture. Built during a time of rapidly growing population in Chicago, the structure embodies hallmark traits of schoolhouse design from the era, featuring intricate ornamentation using stone, brick, terracotta, and decorative metal in the Romanesque/Classical Revival style. Following the school?s closure in 2013, the building was redeveloped for residential use in 2023. The completed project masterfully blends modern upgrades with the school’s original features, preserving its vintage charm while providing attractive living spaces for contemporary residents.

The transformation of an existing two-story building into a sophisticated high-end retail store involved a comprehensive interior renovation, complete with new fixtures and finishes. Key interior features comprised a glass floor system, 10-12 distinct retail environments with varying finishes (each demanding meticulous coordination), and a two-story LED screen wall. The original exterior fa?ade was entirely replaced with a modern design, featuring a combination of curtain walls, stone panels, and metal panels. All of this was achieved amidst the vibrant activity of Oak St., one of the city’s most prominent retail corridors.

Alo Yoga is an athletic apparel retailer and wellness company. We created a new shaft from basement to roof for distribution of all new mechanical and electrical equipment, which required a temporary road closure at Michigan Avenue and Superior Street to crane new mechanical equipment to the roof.

Jackson building, which was transformed by Leopardo in 2021 into a 16-story, dual-branded, 350-key hotel, and recipient of the 2022 Chicago Landmark Award for Preservation Excellence for Adaptive Reuse.

The project is a new 6,500-SF, two-story retail space for Cartier, a maker of luxury goods and jewelry, which recently relocated to 15 Oak Street in Chicago, IL. The retail space features several unique design elements, including a stunning white oak radius staircase with curved steel stringers and textured glass, a custom internal elevator cab, beautiful plaster and goldleaf accents, and a luxurious array of finishes that seamlessly transition to create an all-encompassing experience for customers. A unique radial fa?ade highlights Cartier?s prominent corner location. The project team includes JT Magen, Atmosphere Design Group, Henderson Engineering and Turner Townsend.

The first floor offers a gaming area, lounges, and renovated restrooms. A dramatic spiral staircase leads to an intimate lounge and meeting room. Carefully curated color palettes and subtle textures evoke a moody ambiance. The amenity?s functionality is ensured with the diverse array of spaces. The design extends to the renovated lobby, creating a cohesive environment.Altogether, this transformation enhances the tenant experience and boosts leasing appeal for prospects.

Spear Street Capital aimed to open the lobby visually to the street and create a relaxed gathering space. Wright Heerema Architects achieved this by replacing the traditional entrance with a curved glass design, promoting openness. Inspired by water’s fluidity, the design incorporated soft curves and natural motifs, illuminated by strategic lighting. A new hospitality desk fosters interaction between tenants and staff. This revitalization balances modern aesthetics with organic elements, aligning with the client’s vision for a welcoming and connected environment.

The flexible environments range from single-user nooks to conference rooms, open collaboration spaces, a 300-person auditorium, and hospitality areas?even a ?Welcome to Chicago? photo backdrop.The design concept references Chicago Parks + Boulevards. Organic architecture guides users through the space as a wayfinding tool; backlit ceiling treatments reference tree cover; unfinished materials coupled with blues, greens and stone grays refer to nature. All this envelops high-performance spaces designed for optimal user experience.

Ware Malcomb was hired by Waterton, a real estate investor and property management company, to provide interior architecture and design, furniture, branding/staging, and workplace strategy services for the 30,000 SF office. This relocation allowed Waterton to consolidate two occupied floors into one, further supporting its new hybrid workplace environment. To achieve this, the design team completed surveys and data analysis to arrive at ratios to determine Waterton?s new hybrid workplace environment needs post-pandemic.

The ground floor commercial space was turned into a nightclub called “Kashmir” featuring some high-end finishes on the inside.

The 36? clear multi-tenant building was designed to accommodate up to 52 loading docks, 4 drive in doors, 219 auto parking spaces, & 46 trailer parking stalls. Architectural design was provided by Harris Architects and civil engineering services were provided by Spaceco. Brian Kling & Reed Adler of Colliers are marketing the building. The project was 66% leased shortly after completion.

CenterPoint has simultaneously constructed two ~1 MSF spec distribution centers per year in the CenterPoint Intermodal Center ? Joliet since 2021. The second of the most recent pair of warehouses completed in 2023 is at 2903 Schweitzer Rd. The 976,954 SF stateof-the-art facility sits on 71.01 acres. As of this writing, CenterPoint is in the final stages of completing a long-term lease for the entire facility. Tenant interest in the facility has been high, as it?s adjacent to the Houbolt Road Extension CenterPoint completed in 2023, just 1.5 miles south of the newly constructed diverting diamond interchange at I-80.

This 36? clear state of the art industrial building features 277/480v power, ample parking, 47 loading docks (expandable) and 4 drive-in doors. Architectural services were provided by Ware Malcomb. Civil engineering work was completed by Kimley-Horn. CBRE is marketing the building for Prologis.

The Missner Group and Realterm completed construction in September of 2023. They were met with a slew of hardships throughout this project, causing their teams to think quickly and make cost-effective decisions to move forward. Despite the challenges along the way, the project was completed on time, met the entirety of city requirements on Air Quality and Traffic, generated $17 million in construction costs for Chicago, and created 50-75 construction jobs.

The Ovation Center is a one-of-a-kind redevelopment that brings together not-for-profit, governmental and for-profit enterprises under one roof. Architects achieved this by replacing the traditional entrance with a curved glass design, promoting openness. Inspired by water’s fluidity, the design incorporated soft curves and natural motifs, illuminated by strategic lighting. A new hospitality desk fosters interaction between tenants and staff. This revitalization balances modern aesthetics with organic elements, aligning with the client’s vision for a welcoming and connected environment.

Our team helped deliver 80,000 sq. ft. of film production office space at the former 1.5M square feet 22-acre Olson Rug factory to support the adjacent production studio facility in under 14 weeks. The space features large windows, exposed brick and concrete finishes original to the 1928 building and required all new MEPFP infrastructure, similar to a first generation buildout. This project also included delivery of brand new common corridor spaces, restrooms and suite entryway upgrades.

It is the second building in Lendlease?s Southbank master plan community, which activated a 7-acre site along the Chicago River following approximately 40 years of vacancy under previous ownership.Amenities include fireplace lounge; show kitchen; flexible workspaces;15,000-square-foot outdoor deck with a pool, cabanas, sunning lawn, fire pits and outdoor kitchens; indoor-outdoor fitness center; wet lounge; virtual sports simulation room; salon; massage room; and media room.

A 30-story mixed-use development housing 299 units and ground floor retail was recently completed in Chicago?s South Loop. Located on a formerly vacant infill site, the development is flanked by an existing storage facility to the south, townhomes to the north, and the elevated CTA ?L? tracks to the west. The residential tower occupies the southern portion of the site with the entrance opening into a motor court and an urban park on the northern half of the property. The building?s textured exterior, characterized by interlocking rectangular protrusions and indentations, is a prominent addition to the evolving South Loop skyline.

Ted & Tia Lazakis launched the company in 2008 and quicky outgrew their initial space by 2016, and the company moved to a 55,000-square-foot building. As volumes continued to grow, they made the decision to invest in creating their own manufacturing facility. The firm designs, develops, and produces sophisticated support surfaces including high-tech mattresses, cushions, and pads to fit an array of medical equipment like hospital beds, operating room tables, and wheelchairs.

This 729,800 SF speculative industrial facility, located in Huntley, IL, was developed by Venture One Real Estate and constructed by Meridian Design Build. The new facility is located at 12150 Jim Dhamer Drive a half mile from the full interchange at I-90 and Route 47. This 40? clear state of the art industrial warehouse features 277/480v power, ample parking, 72 loading docks (expandable to 124) and 4 drive in doors. Architectural services were provided by Ware Malcomb. Civil engineering work was completed by Jacob & Hefner Associates. Colliers is marketing the building for Venture One.

Both boast 36? clearheight ceilings and 60? speed bays. The prime location offers excellent visibility with a 2,000 ft frontage on I-90. Completed in Q4 2023, the development welcomed Kuriyama of America with a 329,210 SF lease on the north end of the East building.

Located in Palatine, IL, the development features 363 car stalls, 70 trailer stalls, 60 docks, two drive-in doors, and 36? clear heights. Tenant improvements included a 31K SF multi-level office, 10K SF of cold storage and a guard shack.

PANASONIC OFFICES, WAREHOUSE AND CUSTOMER EXPERIENCE CENTER

This project was a renovation and consolidation of a130,350 sq. ft. Hoffman Estates headquarters for Panasonic. In addition to joining three business units under one roof, the multi-phase design-build project featured a new mechanical system for the entire building, which included office and warehouse space as well as server and IDF rooms. The project also featured the construction of a 6,000-square-foot customer experience center to showcase Panasonic’s products and technology.
