35 South Capital and Lee & Associates acquired 10497 Town and Country Way in July of 2022, a 150,000-square-foot Class A office building located in Houston’s supply constrained west side between Memorial City and City Centre mixed-use districts. Ownership was attracted to 10497 because of its consistently high occupancy, central location in the best performing office submarket in Houston, the owner’s own occupancy needs and the recent $4.5 million interior and exterior renovations. The seller, Equus, was represented by JLL Capital Markets team with acquisition financing provided by Independent Bank. L&A will oversee leasing and property management.

In a remarkable transaction of land sale, the Alison Commercial Group at KW Commercial has successfully orchestrated the sale of a 191-acre tract of land in the fastest-growing Fort Bend County. A nonprofit dedicated to promoting choice, growth, and independence for people with intellectual and developmental disabilities, The Center for Pursuit‚‘s new mixed-use campus is the epitome of a live-work-play destination. It was important that the nonprofit integrate itself into the community to foster greater acceptance for its clients. Comprised of three buildings framing a public green space, the campus architecture reflects EaDo’s artistic warehouse vibe by blending reclaimed brick from the previous facility with modern art elements. Large exterior windows were used in each of the buildings to encourage natural daylighting and transparency from the inside out.

They wanted an aesthetic reflective of their evolution. Something with a real WOW! factor. They also wanted an easy transition into a new office; this drove the decision to move higher up in their existing building rather than relocate. Spencer Fane leased the entire 14th floor and completely reconfigured it into their dream office. They worked with AMB Architects to complete a space assessment, programming, planning, and interior architecture.

Whitebox Real Estate is proud to have represented American Wire Group in finding their new distribution center in Katy, TX. American Wire Group is a national cable accessory company that already had established locations on the east and west coast. Porter’s Dining and Butcher is an upscale, inviting eatery located within the George Hotel complex. Led by Executive Chef Bill Greenwood and General Manager Charles “Chuck” Criswell, the restaurant offers masterfully prepared American cuisine and excellent service. The space is inspired by the cattle industry, with charred wood walls reminiscent of grilling planks and a metal fence accent wall made from actual cattle fences. Custom elements, such as glass walls, doors, and art panels, seamlessly blend design and culinary arts. The true Texan spirit shines in this imaginative eatery.

The opening of Burger Bodega’s location on Washington Avenue comes after a year of Abbas Dhanani hosting pop-ups around Houston. The space was designed and built to mimic a real New York City bodega. The double-decker building has been been given a funky refresh, with the gritty bodega aesthetic curated by interior designer Vy Truong. Inside was completely transformed to create a space that reflects the brand names with a wall of mock grocery staples like laundry detergent, sodas and cereal boxes that were custom built.

The relocation was necessary to accommodate the new permanent Islamic Gallery. The state-of-the-art library facility features a dedicated climate-controlled room for rare books, a collections room with sliding shelves, custom-built book shelving with accent lighting, and a spacious lobby with a circular reception desk.
