Chadsey Condon is a community with the odds stacked against it due to historical redlining labeling the community “undesirable.” Garage Cultural is looking to change that old narrative, and we are here to help! While others may overlook Chadsey Condon, Garage Cultural saw a community with a rich history and talent that can serve as an anchor within Southwest Detroit.
Learning new skills, enjoying live performances, and admiring local creative murals and artworks are just some activities Garage Cultural offered in their past location on Livernois in Detroit. Garage Cultural has moved to Junction Avenue in Detroit, meaning more land and possibilities.

HQ GLETA
The Great Lakes Engineered Timber Association (GLETA) head office building aims to showcase the capabilities of mass timber as a structural, facade, and finish material. This building strives to maximize views of Detroit and relate to the Dequindre cut through its massing. As well, passive strategies such as stack ventilation, active strategies such as radiant heating and cooling, and renewable strategies such as PV panels allow GLETA HQ to become a net positive building. This not only allows the building to produce all of the energy it needs in a renewable way but can also produce additional energy that can be given to the Rivertown community. Looking inside the building, adaptable office space allows businesses lay out offices in a way that suits their needs, with a collaborative space that emphasizes the best views on the respective level and allows occupants to take breaks from their personal desks and enjoy the space. Further, an atrium rises through the center of the building, uniting the floors as well as allowing daylight to enter the office spaces to maximize the comfort of those working in the spaces.

Ms. Jenkins: Mm, yes, I’m Ms. Jenkins. I’ve lived in Albina my whole life, mhmm. What I love most about this place is the movement it has. There’s a good energy here, and that comes from the people. You can see it along the main strip of Vertebrae; it’s good people-watching. There’s all kinds of folks that come in people playin’ jazz for our festivals, people setting up events outside and inside, and people coming and selling good selling. I’ve even seen some young families move into the cohousing on the east border. Setting up for the future of Albina, but they bringing i n these crazy kids running up and down the strip.
Damien Starks: Uhh, I’m Damien, and uhh, I live about 12 mins of walking away from my friends who live in the weird triangle building. I’d come over after school sometimes alone or with my friends in their car, and my dad brings me on the weekends, mostly because he gets free time to himself and gets to hang out at the music restaurant. I see all kinds of people, people with instruments, people selling fruit, old people playing in the grass and plants, and all kinds of people. And, uh, ooo theres gardens and trees on the roof, I don’t know how they grow that tall but my dad does. He’s pretty cool because he takes me on the roof and we can play basketball up there and play in those plants on the roof, and I can see the other plant roofs. And my dad told me about the salad panels on the triangle roof and they power the building with the sun and that’s really cool. But I like coming here with for my friends too. When I’m here with my friends we are in my friend Derrick’s house until his mom kicks us out. But I love it when she kicks us out because we just go play in the wet grassy
sidewalk. There’s a ton of frogs there and my friends try to catch em so we can make frog legs. We chase them around and run through the grass so much that this mean old lady always yell at us to stop running through it. She’s like the president or captain of something, she lives in the tallest building here. Then we go get ice cream sometimes too on Saturdays from the funny man with the cart that comes on Saturday. And I have even more fun on the weekends with my dad. We come here and go to the community center for clubs and stuff. I’m on the baseball team with my friend Derrick and we go play at this big park nearby. I like growing up here, it’s lots of fun.
Ms. Jenkins: I live way up in the apartment building, but you can still hear them rascals playing in the swales from there. It’s alright, though. I like to move around too much anyway, it’s good for my feet to exercise. I take my morning strolls around the area, looking at the birds that come around. I also head up to our community garden, pick some cucumbers and peppers for free ‘cause this old girl loves a deal, haha! Oh that reminds me, when my kids visit, they love the jazz here. There’s a young local band that plays during the evenings, and there’s the jazz bar in the corridor that has good food. During the day they sell the best turnovers, mm mmm mm! When my girlfriends come over, that’s where we head to catch up, talk about the old days when this lil’ ol’ place was the Hill Block. This place allows us of the black community to reestablish what was lost for a while. It’s a place I hope my grandkids continue to grow in, learn more about who they are, and keep on the culture that was always meant to be right here in Albina.

HOMES GRAND
Grand Homes, a collaborative endeavor between Eduardo Sanchez and myself, represents a pioneering venture in the realm of architectural innovation. Our objective was to craft not just a house, but a sustainable and adaptable living space that seamlessly integrates with any site in the dynamic landscape of Detroit. Rooted in a deep appreciation for the historic aesthetic of the existing neighborhood, our design serves as a modern homage to the architectural legacy while propelling it into the future.
Confronted with the challenge of limited space, each of the six replicated structures within the lot asserts its individual identity while adhering to a unified vision. With a restricted footprint of 1,500 square feet and affordability in mind, we approached this project with a commitment to maximizing efficiency without compromising on the essence of a grand and welcoming home.
Our design ethos places a premium on privacy, carefully orchestrating the spatial experience from the moment one enters the house to the serenity of the balcony. Mindful of the diverse range of potential occupants, we meticulously considered the needs of various users. This thoughtful approach led to strategic decisions such as the inclusion of a first-floor bedroom and adaptable bedrooms upstairs, ensuring a harmonious living experience for residents.
