BUILDING projects in the western suburbs were some of the star performers in WA’s annual awards for excellence in architecture. The Royal Australian Institute of Architects commended two homes in Subi Centro at its annual State awards at the Hyatt on Friday night. The Institute commended The Rise, by Sam Teo Architects, and Ribbon House, by Hartree & Associates, in the single residential category. Bernard Seeber Pty Ltd. Architects won the main alterations and additions award for Vera View, a house in Cottesloe. Hartree & Associates won an award in the same category for its work on Ruby, a home on Fremantle’s Belleview Terrace. Hartree claimed a

Watters takes on new challenges One of the few players to have played for both the Eagles and the Dockers, Scott Watters’ latest challenge is expanding his real estate business, reports ANDREW GREGORY ALTITUDE Real Estate director and Subiaco Football Club coach Scott Watters is excited about his company’s push into the western suburbs market. If the challenge of entering Western Australia’s most prestigious and highly competitive market isn’t enough, the former West Coast Eagles star is also overseeing Altitude’s expansion into two new lines of business – settlements and financial services. Watters described his role at Altitude as similar to that of a managing director. “Because ours is a growing company – sales, property management, a finance arm and starting a new settlement service, I have a business development role across all arms of the business,” he said. “I make sure they are working efficiently, meeting their key performance indicators and from a financial perspective, I am the one who keeps his hand on the till, for want of a better description.” There is also his not-so-trivial task of leading WAFL team Subiaco on its mission to win a third premiership in succession for the first time in the club’s 108 years in the competition. “The footy coaching is a very consuming business, as is raising a young family, as is growing a real estate company,” Watters told Residential. He said he had always been interested in the property industry, and insights gained from a nine-year AFL career across three clubs had contributed to his decision to start a new business. “If you are a professional footballer, in some ways you are already a business person. And if you spend long enough as a footballer, you are almost unemployable,” Watters said. “Being a sportsperson in any capacity, you are your own business and your livelihood depends on yourself. And through that, I felt it was a natural progression to go into business.” Watters and fellow Altitude director Paul Tonich formed a close working relationship at previous employers before deciding the time was right to create a new vehicle for their ambitions. “You have to be comfortable and confident with the expertise of the people you have around you. That relationship is there, we have a lot of confidence in each other as we take on new challenges – like our move into the western suburbs market – and we are very excited about the road ahead,” he said. Watters is one of the few players in the game’s history to have played for both West Coast and Fremantle, separated by a two-season stint with Sydney Swans in the early 1990s. “I have fond memories of both clubs, and in some ways, I battle with divided loyalties between them,” he said. “A lot of my long-term friends are people I played with at West Coast. But Fremantle is very close to my heart because I grew up around there and played at South Fremantle.” “In a perfect world they would play off in an AFL grand final. But don’t ask me who should win.” ■

Stamp of approval for cut in duties Agents hope reduction in government impost will breathe new life into subdued market WESTERN suburbs real estate agents hope this week’s cut in stamp duty will be the first step on the road to recovery for Perth’s subdued property market. While welcomed by the industry, the agents blamed an eight-week delay between announcing the cut and its introduction on July 1 for worsening market conditions. In response to the criticism, the State Government amended the State’s tax laws so homebuyers would benefit immediately from future tax cuts, instead of having to wait until the start of a new financial year. “Under these changes, Government announcements reducing taxation that are made in future Budgets will be able to be applied immediately on announcement,” Treasurer Eric Ripper said. “Taxpayers will not necessarily have to wait, as they have on this occasion, until July 1

for the changes to come into effect.” Property People principal Barry Litten said he did not think the looming stamp duty cuts would have stopped anyone from buying property in the western suburbs because the savings would not have been enough to warrant such a delay. “Certainly there are buyers out there who are sitting on the fence. There is no urgency for them and a fairly wide selection of properties on the market to choose from,” Mr Litten told Residential. “The feeling I am getting is the market may have bottomed out and, hopefully, the stamp duty reductions will be the first domino to fall on the road to

recovery,” he said. Altus Real Estate agent Melanie Fear confirmed sales had dropped since the announcement of the cuts in the State Budget on May 8. “From when the announcement was made, things went quiet in the market. There has been very little stock moving,” Mrs Fear said. “Will there be a surge? The feeling is that things will pick up,” she said. Altitude Real Estate director Scott Watters said the stamp duty cut was a step in the right direction but it would take more to change the prevailing mood among prospective homebuyers and investors. “There is no doubt it will

work as some sort of stimulus to the market. It’s always been a combination of these sorts of triggers that turns things around. It’s certainly a step in the right direction. But it won’t be that one stimulus alone that will provide a massive shift in people’s mindsets – it’s a start,” Mr Watters said. ■

Aussie house prices leapfrog up global list HOUSE price growth in Australia more than doubled the international average in the 12 months to March 31, according to property consultancy Knight Frank. Australia recorded average price growth of 13.8 per cent, compared with an average growth rate of 6.8 per cent for houses among the 34 countries analysed by the London-based global consultancy. Australia rose to seventh place on the list, up five places from the same time last year. Singapore, Hong Kong, Russia and China also outperformed the market, while Bulgaria remained at the top of the list with a staggering 35.1 per cent average rise in house prices. Knight Frank’s national research director Matt Whitby said Australia’s rise up the rankings indicated there was continuing strong demand for residential property despite interest rates having reached a 12-year high. “The upward pressure on house prices has been caused by rising construction costs, inflated by competing demand for labour and raw materials from the mineral sector. The strength of the minerals sector has played a part in counterbalancing the increasing cost of finance,” he said. “Despite overall slowing in house prices, the strong growth in Australian property prices was consistent with growth in pockets of Europe and Asia,” Mr Whitby said. ■

How to choose art that’s right for you Gallery 360’s Miranda Smith explains what to look for to add personality to your home. By DONNA COLEMAN WHEN we think of a blank canvas in terms of art, traditionally we think of a white piece of board waiting to be adorned with colour, a clean potter’s wheel waiting for a ball of clay, or a wire waiting to be threaded through precious beads and jewels. Today many artists are using entire rooms and houses as a blank canvas in which to create their masterpieces, with art becoming increasingly used by interior designers to create a special “look”. Art is no longer just about hanging paintings on walls and placing sculptures throughout the house, it serves a purpose and plays an important role in interior design. Through the clever placement of pictures and mirrors, you can bring a room to life and change its look and feel. Art can be used to make a room looked “lived in”, it can help absorb noise, lengthen a small room and broaden a narrow room and make a low ceiling appear higher. The secret is in knowing which pieces should be used to achieve the end result you want. While many are fluent in the art world, there are those who feel somewhat daunted by galleries and would not know where to start in selecting art to enhance a home. Miranda Smith, from Subiaco’s Gallery 360, could offer some advice when we were searching for the answers. “You can have lovely furnishings, but it is what you put on to a wall that adds the personality to a room,” Ms Smith said. “I like to explain it like getting dressed to go out – you have your beautiful dress and accessories which complement it perfectly,

but it is the finishing touches, such as the make-up and lipstick, that make all the difference. “It’s also a case of knowing what you like in terms of art – the artwork has to evoke an emotional response from the owner for it to be the perfect piece for the room. “Art and decorative wall designs play an important role in living environments and combining art into interior design is becoming more popular all the time.” Ms Smith said other factors to take into consideration were the style of the home, the space and size requirements and the furnishings. “If you have big cathedral ceilings, you don’t want to hang a small artwork because it will get lost,” Ms Smith said. “In a small area, you would use lighter colours, and mirrors are fantastic for reflecting light into a room. “A big consideration is how to hang your prints and what frames to use. “We are fairly innovative in our approach and we are always looking at new techniques to use. There are so many different framing options that can change the outlook of a room in so many ways. “You can take the same print and frame it differently and you will be surprised by the outcome. “Depending on the frame, the print can look contemporary or traditional – the treatment of the framing is what makes the difference. “It is sometimes good to have several prints for the desired effect rather than just one.

“The wrong size image in the wrong spot just doesn’t work.” Ms Smith said abstracts and the contemporary look were the most popular, as were organic, earthly colours. But as with every other trend, style always moved in waves. “Our consultants have backgrounds in art and interior design and understand what is required to achieve a certain look using art work,’’ Ms Smith said. “We can help develop innovative sitespecific artwork, mirrors and design objects. “Or it may just be a matter of re-framing your existing art to fit in better with your new surroundings that will make all the difference.” ■
