Question: Since we bought our home, we’ve had an endless stream of maintenance problems. The house is only about five years old, but everything seems to be going wrong. For example, two of the faucets started leaking.

Then one of the toilets became clogged.

After that, the front door began rubbing against the jamb, making it hard to close.

This is the first home we’ve ever owned.

We hired an inspector before buying it, but none of these problems was disclosed in the report. What can we do, now that we’re stuck with this lemon?

Answer: If the problems on your list were serious or unusual, 98 percent of the homes in America would be lemons. In fact, the symptoms you have noted would tend to make your home as normal as mine. If faucets, doors, dishwashers did not require periodic maintenance, that would be a noteworthy abnormality.

A common misconception among first-time homebuyers is the expectation that homeownership is a turnkey operation, that a well-built house in good condition will tend to remain that way without timely offerings of effort by the owners. Homeownership, in a sense, should be viewed as a part-time

hobby, one that requires ongoing participation and weekly contributions of time, money and sweat.

As newly initiated homeowners, it may be time to buy yourselves a set of handyman tools and a book on routine property maintenance. Don’t try to tackle any serious issues such as electrical problems or conditions involving gas-burning fixtures. Items of that nature should be delegated to licensed experts. However, simple repairs, such as changing the washer in a leaky faucet, are skills worth learning.

You have embarked upon the lifelong pastime of homeownership. Acquiring the basic skills of common home repairs will increase your pride of ownership, save you worthwhile sums of money, and keep you from over-responding to minor routine defects. Heart Smart RICHARD ZEKVELD Juneteenth has just become a national holiday. It commemorates the end of slavery in the U.S. On June 19, 1865, union troops landed in Galveston, Texas to proclaim the end of the Civil War and freedom for all slaves.

Sadly, slavery is nearly as old as humanity itself. Since our first parents rebelled against God, man’s sinful impulse is to remove God from the throne and put self on the throne. We crave godlike control over creation and even other people.

Enslavement of others is an ugly expression of this.

Centuries ago, African-American slaves anchored their hope and trust in the God who rescued Israel from Egyptian bondage. “When Israel was in Egypt’s land, let my people go. Oppressed so hard they could not stand, let my people go. Go down, Moses, way down to Egypt’s land. Tell old Pharaoh, ‘Let my people go!’”

The LORD said to Pharaoh, “Let my people go, that they may serve me” (Exodus 9:1, ESV). Note the reason God told Pharaoh to let his people go: “that they may serve me.” ‘Serve’ in the original Hebrew can also mean ‘work’ or ‘worship’. It describes the wholehearted, willing, fulfilling, joy-filled, purpose-driven worship and service we offer to the God who made us, owns us, and loves us. Slavery hijacks that.

Centuries later, the apostle Paul reminded the Corinthian church, “You are not your own. You were bought with a price. Therefore, honor God with your body” (1 Corinthians 6:19b-20, NIV84). Who bought them? Jesus did. What was the price? His own precious blood. He died to free us from slavery on the inside to our own destructive desires.

He died to free us from slavery on the outside as well. Why? That we might serve him.

SUBMITTED BY PATRICK ZAMKIN If you don’t have a spouse or children, you might think you don’t need to do much estate planning. But if you have any assets, any familial connections, any interest in supporting charitable groups – not to mention a desire to control your own future – you do need to establish an estate plan.

In evaluating your needs for this type of planning, let’s start with what might happen if you die intestate – that is, without a last will and testament. In this scenario, your assets will likely have to go through the probate process, which means they’ll be distributed by the court according to your state’s intestate succession laws, essentially without regard to your wishes. Even if you don’t have children yourself, you may have nephews or nieces, or even children of cousins or friends, to whom you would like to leave some of your assets, which can include not just money but also cars, collectibles, family memorabilia and so on. But if everything you own goes through probate, there’s no guarantee that these individuals will end up with what you wanted them to have.

If you want to leave something to family members or close friends, you will need to indicate this in your last will and testament or other estate planning documents. But you also may want to provide support to one or more charitable organizations. Of course, you can simply name these charities in your will, but there may be options that could provide you with more benefits.

One such possibility is a charitable remainder trust. Under this arrangement, you’d transfer appreciated assets – such as stocks, mutual funds or other securities – into an irrevocable trust. The trustee, whom you’ve named – in fact, you could serve as trustee yourself – can then sell the assets at full market value, avoiding the capital gains taxes

you’d have to pay if you sold them yourself, outside a trust. Plus, if you itemize, you may be able to claim a charitable deduction on your taxes. With the proceeds, the trust can purchase income-producing assets and provide you with an income stream for the rest of your life. Upon your death, the remaining trust assets will go the charities you’ve named.

Aside from family members and charitable groups, there’s a third entity that’s central to your estate plans: yourself. Everyone should make arrangements to protect their interests, but, in the absence of an immediate family, you need to be especially vigilant about your financial and health care decisions. And that’s why, as part of your estate planning, you may want to include these two documents: durable power of attorney and a health care proxy.

A durable power of attorney lets you name someone to manage your finances should you become incapacitated. This arrangement is especially important for anyone who doesn’t have a spouse to step in. And if you become incapacitated, your health care proxy – also known as a health care surrogate or medical power of attorney – lets you name another person to legally make health care decisions for you if you can’t do so yourself.

Estate planning moves can be complex, so you’ll need help from a legal professional and possibly your tax and financial advisors. You may not have an immediate family, but you still need to take steps to protect your legacy.

Spending so much time in our current homes this past year has driven many people to reconsider what home ownership means and what they find most valuable in their living spaces. According to the 2020 annual National Movers Study, the moving company customers who cited COVID-19 as an influence on their move were mostly about concerns for personal and family health and wellbeing. Some desired to be closer to family and others moved due to changes in employment status or work arrangement (including the ability to work remotely). With a new perspective on homeownership, many people are now reconsidering where they live and deciding to make the move. Remote work became the new norm for a lot of people, and for some, it’s persisting longer than initially expected. Many in the workforce today are discovering they don’t need to live so close to the office anymore and they can get more for their money if they move a little further outside the city limits.

If you’ve tried to convert your guest room or your dining room into a home office with

minimal success, it may be time to find a larger home. The reality is, your current house many not be optimally designed for this kind of space, making remote work very challenging. Another priority people are looking for is room for fitness and activities.

Staying healthy and active is a top priority for many active adults. At-home personal equipment sales are up, as are the use of personal trainers and nutritionists. Online fitness courses, classes and subscriptions are also on the rise. Having room to maintain a healthy lifestyle at home both physically and mentally may prompt you to consider a new place to live that includes space for at-home workouts, hobbies, and activities for your household.

Electronic Monitoring Participant Charged after Weapons Recovered A 21-year-old Chicago man on electronic monitoring for a firearm offense is facing additional charges after multiple guns and hundreds of rounds of ammunition were found in the home where he was staying, Cook County Sheriff Thomas J. Dart announced today.

Following up on information we received on June 14, the Sheriff’s Office Electronic Monitoring Unit investigators conducted a home check after participant Terhan Morris requested to relocate from his current residence in the 8100 block of South Avalon in Chicago.

While conducting the check, investigators

observed an unloaded firearm magazine and rounds of 9 mm ammunition in Morris’ bedroom. A further search of the residence found two guns in a book bag with his ID. Investigators also recovered 10 other firearms, a pellet gun, brass knuckles, a total of 889 rounds of ammunition of various calibers, and approximately 27.2 grams of cannabis.

Morris, who does not have a Firearm Owner’s Identification (FOID) card, has been on electronic monitoring since October 15, 2020 after bond was posted in his aggravated unlawful use of a weapon case. Electronic Monitoring was ordered

as a condition of his bond.

Sheriff’s investigators took Morris into custody for violating the terms of his electronic monitoring. He was taken to Cook County Jail, where he is currently housed.

Morris was charged on June 15 with violating electronic monitoring conditions, which was upgraded to a class 1 felony because of the weapons allegedly in his possession. He was also charged with two misdemeanor counts of possessing a firearm without a FOID. The public is reminded that the defendant is presumed innocent until proven guilty by the government in a court of law.

Saved Macedonian Client $668 WOODROW WILCOX

On June 7, 2021, an agent in our office brought me three medical bills that a client received and asked me to help her. The client is a Macedonian-American who lives in Highland, Indiana. She speaks Macedonian better than English. She did not understand why she got the medical bills.

I reviewed the bills and checked with the client’s Medicare supplement insurance company. Her insurance company never paid the claims because Medicare never sent the claims to the insurance company. You can’t blame an insurance company for not paying a bill that Medicare never sent to it. This sort of thing happens all the time. With some editing to protect the privacy of our client, following is the letter that I sent to the medical firm that billed our client. My sending this letter will save our client $668.

Dear Representative, Our client sent to our office three bills from your firm for our review.

The three bills are as follows: $285; DOS 04/13/21; Account # XXXXXXX $148; DOS 04/19/21; Account # XXXXXXX $235; DOS 04/19/21; Account # XXXXXXX I phoned our client’s Medicare supplement insurance company to learn what it knew of these claims. It reported that MEDICARE NEVER SENT THESE CLAIMS TO THE IN-

SURANCE COMPANY. That is not the fault of our client, her insurance company, or your firm. It is Medicare’s fault.

To fix this problem as fast as possible, please send both the original billing information and the Medicare EOB information on all these claims directly to the client’s secondary insurer at the following address. Thank you.

If I had not helped our client, she would have been hounded to pay these bills. The only reason that she got the bills was because the Medicare system broke down and Medicare never sent the claims information to the Medicare supplement insurance company so that it could pay these claims.

All the help that I gave this client was FREE OF CHARGE. This insurance agency has earned a reputation for “going the extra mile” to help our clients fight mistakes and fraud in the Medicare system. If your insurance agent or agency does not give this high level of customer service, why not switch to an insurance agency that does?

Once you have demonstrated you are responsible for the use of revolving credit in order to gain access to installment credit. Most of us are familiar with revolving credit in the form of a credit card. Installment credit refers to loans for bigger ticket items such as cars, mortgages, business loans and personal loans. This starts with proving yourself through the correct use of a credit card. Once you prove on paper that you comply with your financial obligations such as keeping a job, then lenders are willing to consider you for installment loans.

The irony lies in the fact that a credit card is a revolving line of credit so it is totally different from an installment loan. Installment loans are actually safer for you as a consumer and yet you cannot have that option until you have proven your ability to use revolving credit.

The most common way for you, as a consumer, to build a credit score and prove your financial abilities to gain access to installment credit is through a credit card.

This is most successfully achieved by only charging on a credit card what you know you can actually pay for within 30 days. This might sound counterintuitive to you since it is easy to assume that the reason you would want to have a credit card is to buy things that you cannot pay for right now.

Recently there seems to be a focus on how
